We scheduled a showing for a property and arrived to find another couple also viewing the home. We spoke directly with the agent, asked questions, and explained our situation. The agent repeatedly encouraged us to apply as soon as possible, stating that other parties were interested and that she would apply immediately if she were in our position. We were completely transparent about our circumstances, including our credit situation and the fact that we have a small, two-year-old dog. The agent assured us that pets were accepted. She also told us that if our credit wasn't perfect, we could use a cosigner. In fact, she mentioned that if the first property didn't work out, they had another house in Manteca that accepted pets. We took the agent at her word. We paid $120 in application fees -- $60 per adult -- and proceeded with the application. Because we were told a cosigner was an option, we also had our cosigner complete the necessary paperwork and submit an application, paying an additional $60. That is $180 in application fees, all based on the information and assurances provided by their own agent. Then came the denials. Not only were we denied, but our cosigner was denied as well. Suddenly, we were told that pets were not accepted at the original property. This was despite the agent explicitly telling us otherwise and the property being advertised as pet-friendly across multiple rental websites. To make matters even more frustrating, the alternative home in Manteca that the agent had specifically recommended because it accepted pets was suddenly no longer available. Yet that property continues to appear on multiple rental websites, with listings indicating that pets are accepted. So which is it? Are these properties available and pet-friendly, as the agent and online listings indicated, or are they not? Why encourage a family to apply, disclose their circumstances upfront, pay application fees, and even arrange for a cosigner, only to have the information change after the money has been collected? We were upfront about everything from the beginning. There were no surprises on our end. We disclosed our dog, explained our credit situation, and followed the agent's instructions. Had we been given accurate information from the start, we would never have spent $180 applying. To make matters worse, we were not offered a refund. We are now out $180 for applications submitted in reliance on information provided by the company's own representative. The lack of accountability and transparency is unacceptable. The entire experience left us feeling misled, taken advantage of, and questioning whether we were treated fairly. We also left feeling racially profiled. While we cannot speak to the company's intentions, the way this situation unfolded raised serious concerns for us. As a family looking for a place to call home, we deserved honesty, transparency, and basic professionalism. Instead, we were encouraged to spend our money, given assurances that were later contradicted, denied along with our cosigner, and left without a clear explanation or refund. I strongly encourage other prospective renters to get every representation in writing and verify all pet policies and application requirements directly before paying any fees. Based on our personal experience, I cannot recommend J Johnson Property Management. Please be cautious before doing business with this company. Our experience was frustrating, costly, and completely avoidable had we simply been given accurate information from the beginning.

To start with, she was able to get us a pocket listing (a house that hasn't been listed yet). If you have checked the Tracy market lately, you know it is a miracle to get a house at a reasonable price; the vertical pressure is just ruthless. She has contacts with various other agents in the area and is usually able to get appointments in a matter of hours. Furthermore, she is very knowledgeable during visits and points out things that normal folks (like me) are likely to miss. She was very involved in guiding us to make the right offer. Once we got into contract, we ended up with a couple unexpected issues and let me tell you, she was followed up multiple times every day with various people until we found a reasonable resolution. I am not sure our deal would have survived if it wasn't for her dedication, hard work and persistence. All I can say is that this won't be my last time working with her and this brokerage. Thank you Chrissy for finding us our new home.

We are absolutely satisfied with the standard of service we have received from HBR, particularly from Yolanda and Eva who have kept us informed and updated every step of the way through emails, texting, and phone calls. Their response time and communication is first class. The procedure and efficiency is flawless, and we really appreciate the thorough explanation of each step of the process (A true heart of a teacher). Yolanda knew exactly what type of property we were looking for and found it on the first walk through (We had sorted through several homes virtually which HBR is great about).
