Jason reached out directly to settle any confusion we had with the move out inspection and he was very professional about the whole thing. I misunderstood the situation and how the final move out inspection works. The things charged for are unrelated to that inspection and are completely valid. Jason has always been upfront and it was kind of a shock when we saw the final inspection which is not done by him. We never had any problems with maintenance or them sending out people to promptly help. Thanks again Jason for clearing up these details on what we were reading and very sorry for misunderstanding the situation you guys are great. read more

This is by far the best property management I have ever dealt with . The property management is so professional and when something needs fixing they get it taken care of asap. Jason the property manager is so professional and polite. Since day one he has helped me with anything we needed. I definitely recommend this company when looking to rent! They do not disappoint! read more

We rented out our property through Countryside property management, it was wonderful experience! They were super quick to rent it out even when one of the tenants broke the lease, they found another in time. We didn't had to worry about anything. We were living out of state and had no complaints whatsoever. Phone calls were answered and emails were replied on time. I would definitely recommend countryside property management. read more

Another Update: We love the pettiness and how you seemingly tagged me in an email you seemed to have forgotten to send. All while constantly updating his Yelp review to try and protect himself when it's making you look more and more like a joke. Keep them coming though. Also, charges are still awful and trying to charge for glass windows we never broke and....light bulbs...seriously? Are you guys struggling that bad lol. Update: Robert, you did not email me actually why are you lying to the public lol Updating my review: I originally left them a great review...until they decided to fuck us over even though we paid our rent on time, never caused them any issues, and were nice to them even during our Move Out. They're trying to charge us over the amount that we should be charged even though we spent thousands cleaning the place. This place is a rip off and I pray to GOD no one has to go through with them and if you absolutely have to, give them the worst time because they deserve that and more. Awful people that ultimately are just about the money and business at the end of the day. Liberty Property Management is your better bet here if you need a place. read more

Update: THEY CHARGE YOU "LABOR" TO INSTALL LIGHT BULBS LOL!!!! DO NOT RENT FROM THESE PEOPLE. Feel like these 5* reviews don't seem to be from actual tenants? Looks like you have to be in a "certain class" and own some property to gain their respect...LOL. This review is in regard to the tenant renting experience: awful. My family and I rented from this property management for a couple years and for the first few, it was fine. I wish at the end of our tenancy, it would've stayed this way. Over the course of the last couple years, they decided to "do a couple repairs" and skyrocket the rent (most likely to kick us out) even though we were great tenants who always paid the rent on time and never gave them nor anyone around us any issues. These "repairs" included brand new vinyl flooring!.....for one room....and then they just left the rest to look like crap for MONTHS. It felt like any requests we ever put in, we were looked at as "less than" because we were a Filipino household that were of the few renting the houses there instead of owning so granted, weren't in the richest neighborhood, but we always gave them respect through and through. Really unfortunate how things panned out - we even ordered a bulky item pickup that the property management is trying to charge us for, even though the City was already taking care of it (which if you don't know, is a FREE pick up). Even took "pictures". HAHA. Just another case of a money hungry property management in a California city. If you're looking for a property management to work with that cares, look elsewhere. read more

I have been working with Jason for ~16 years: first as a property manager, and more recently as listing agent for my single-family rental property. My first experience with him was when he was with PMZ. His diligence and his clear and honest communication caused me to follow him when he moved to Countryside PMS. Through the years he has been quietly but thoroughly supportive, always there with good advice when requested and providing knowledgeable and pro-active "triage" for the minor emergencies and anticipated maintenance---support that a landlord always hopes for but doesn't always get from his PM. When it came time to sell, Jason was my immediate choice based on our history. The result was a quick sale at the asking price and a smooth escrow with no surprises. I can recommend both him and the whole Countryside team wholeheartedly to meet any and all real property managment needs. read more

I have been renting from countryside property management for nearly 4 years. They are super responsive and caring to their tenants. I really had a great experience with the company as a whole and the staff! I couldn't recommend them more! The staff was very professional and were just great people. I appreciate the quality and work ethic they bring in every area. It is literally the best. One of the best agency's and outstanding service! And the manager, Jason Alves, one of the best managers I've ever met in my entire life. I've went to 3 companies and because my husband doesn't speak English. They couldn't accept his application or didn't understand him, but when we came across countryside, Jason helped us even though he barely understood him he processed our application and he put us through, I am so grateful I found Jason when he help when no one did thank you so much Jason !!!!!! I have found Jason Alves to be honest and professional in all concerns that I have had. He has been responsive to every need and has made me feel like a valued tenant. I would highly recommend Jason and Countryside to anyone. I am looking forward to another year with this company. Thanks, Jason. read more

Also. Please do not leave a bad Yelp review or you will be harassed with annoying Yelp messages at 3:30Am on a Saturday morning. I almost said Friday night but I might get threatened over that too. I was threatened with a lawsuit because "Country Side Management" cannot take a bad Yelp review. This is sick. I would definitely not do business with company AGAIN! read more

Jason Alves is awesome. He rented our home within 1 week of approaching him. And, the whole company is amazing. Fully recommend them They took care of all the upfront work to get the house listed. They got blinds installed and also got the backyard done. They are great at responding to emails and I like that a lot. read more

My family have several properties managed by Robert and his team at Countryside PM. They have been excellent at screening tenants, being transparent about costs, and are responsive to emails and calls. They also treat tenants very fair which I think is really important to keeping tenants happy. We use to self-manage our properties in Central Valley before we met Robert and it was very difficult and challenging... trying to collect rent, managing repair process, or evicting non-paying tenants who had also trashed our place. Very fortunate to find Robert on YELP three years ago and have been very happy ever since. Also, if you need a great real estate agent, whether you're a first-time home buyer or investor, Robert is your man! He'll give you very sound and honest advice on where to purchase and why. read more

Very poor communication and lack of respect. they didn't even tell us that SMUD was part of the lease , which is not in my lease, but it says "or other needs". Mind you they was able to put pg&e and city of Sacramento on my lease but not SMUD. Then with held the bill from us for 3 months until it got to $400 and then said oh by the way you have to pay this. What is so disrespectful is they sent us a ledger showing that they knew about the SMUD bill and didn't tell us about it. In the end good tenants always lose. God help us. read more

Jason at Countryside took care of my rental house in Modesto for about a year and a half, and did an excellent job the entire time. He always kept me in the loop about issues going on with the property, and helped me work through some difficult situations. He connected me with some great contractors who performed quality work, when needed. He was always available by phone or email, and was extremely responsive. I received monthly rental statements by email and monthly ACH deposits to my bank account by the middle of the month, so everything was easy to track and I never had to wonder when my money would arrive. I liked doing business with him so much, that he was my first choice of realtor when the time came to sell the house this month, which was also a great experience! I'd highly recommend Jason and Countryside to anyone looking for a property manager in the area. read more

During the initial rental listing, Chris provided thoughtful suggestions and is very responsive to the questions all along the process. Because of all the positive experiences, I have recommended the company and Chris to my other friends. read more

Well the home was beautiful but Jason the owner , primary contact has very poor rapport and lacks people skills. Rarely fixed and followed up on repairs , very forgetful when it came to promises of repair . Moved into a home with property still in it from last tenants and had some poor carpeting that actually cut me and my 7 year old. Lots of Leaks that caused bill to shoot up but he did little to remedy much. After move out failed to give complete ledger of charges and very poor business person in general . read more

After several years of trying to manage my properties from 120 miles away, I decided to hire a property manager. After interviewing half a dozen or so, I was very impressed with Jason Alves. He was professional, courteous and above all willing to help with anything needed to maintain my properties. It seemed that when 1 renter moved out, he always had another ready and waiting. He took the hassle and worry out of advertising for and screening new tenants. I was most impressed the first time he listed one of my properties and I found it listed on just about every rental website available. Thank you to Jason and his team for excellent customer service. Jason Alves of Countryside Property Management has been my property manager for more than a year now and he has gone above and beyond my expectations. I live in Hawaii, and seeing that I live thousands of miles away from the property that he manages on my behalf, Jason has always come through and is very dependable. He takes leadership from advertising, hiring a handyman when repairs is needed, transferring ownership of the utilities, collecting rent and so much more. In addition, he provides monthly reports of income and expenses of my account on time which is very important to me. Jason always makes sure that I'm always in the "loop" of any action he takes concerning my property. He is also very prompt and very professional with his communication.
