Or both repairs needed to be done simultaneously.Therefore Vijay with all his knowledge,and great reverence in the community of Modesto.Began the repairs ass backwards.Ignored tenants safety,and continued to collect rent.But as fate would have it .It actually rained during the mold remidiation as the crew demolished kitchen.The crew placed a plastic sheet over open ceiling to protect rain and wet molded insulation from entering house .And left.Never to return to remove visible wet and molded insulation.See photos.I thought they're job was incomplete.I alerted Vijay.His response was his repair man would be by to complete kitchen.However the repair man began restoration of property.in total 3 room,s had visible mold or and severe moisture damage. Now I'm thinking why was the visible molded and moisture damage insulation not removed. Why? start restoration if mold is still in house attic,s insulation.I thought this guy is letting his narcissistic and bigot habits into his business. I called an attorney.They suggested to get a 3 rd party mold inspection report.That I should first ask Vijay.And if he doesn't provide it.That I should pay to have a independent 3 rd party mold report.I did so.And it stated on 01/07/26 mold was still present in rental property.A lawsuit of owners negligence began.My attorney added that our rental was uninhabitable.That landlord was resquired to offer us relocation to a comparable housing or relocation fee,s... Vijay officially did neither.As according to my law firm at the time he never of contacted them."And it must be said that the city of Modesto also said Shankar RE never received a permit from city to do any restoration repairs to follow a mold remediation. More leaks 2026.This house leaked possibly every month of this yr it rained. Including May 27-29 approx date.I reported and shared photos with attorney and Vijay each time. Now ,not just following leaks,etc of previous yr,s and band-aid repair,s.Vijay hires cal west roofing of Modesto to allegedly replace roof. But days,if not hrs after cal west roofing had a inspection of the completed so called roof replacement.It rained.And the kitchen and hallway leaked and filled pot,s in hrs.Which will only further exasperat the growth of mold in this property...What has Vijay done since nothing.! Meaning the roof will likely leak next rain.And certainly the mold reported in 2023-24 grows in attic and ultimately throughout house. RENTERS BEWARE!! OWNERS BEWARE! This management company rips hard working people off. They charge $35 for each occupant. My daughter and her husband need to move into a home. I knew they have little credit so I asked Liberty, who is owned by PMZ if I could CO-Sign for them. Since I have really good credit and I could guarantee the rent and home, whereas I have 5 years where I live and always pay my rent early and as far as credit pay everything on time. They said I could apply as a co occupant so they could qualify. Then they turned us down. I asked them if my credit was able to qualify on it's own, They said yes. But then came the big BUT!! They said they're credit was not enough to meet they're criteria score of 70%. I asked how close were we. They said 67%. I said 3 points off?? I said what were the factors. They said my daughter has a prior eviction in another county 4 YEARS AGO. I personally wrote the lawsuit against that landlord for failing to provide a habitable home in violation of California law. I told them there is no such thing and we could prove it. They had to sue the landlord for fraud. There was never any proceedings. Then they said they didn't live in they're current home for over a year. This also is not true. I told Liberty that the current landlord bought the home after they were in it for a period of time. We could prove that. After telling me reasons for not making the criteria, and after I told them they were not true and we'd be happy to provide proof they were incorrect, they still said they didn't fit the criteria. I know contradiction when I see it. This is outright discrimination. My daughter work full time and is being asked to be the manager where she works. Her husband gets $900 a month for disability. They would not consider that. It's like they don't want to rent so they can collect for the fee's they charge everyone. I bet if you were to audit them you would find out. So to sum it up, when we asked what made the criteria not be met, they told us why. After we offered to correct that and prove that those are not correct, they contradicted themselves and again state same stupid statement and default to "CRITERIA" as an excuse. I would have never cosigned or whatever they call it if I knew they only wanted their $105.00 in Application Fees. Yep that's right Think about it, If they charge multiple people people the $35 fee, which costs them about $5, then think about how much profit they make and how many people out there struggling for their hard earned money goes to this dishonest company. I hope if you own a home and are considering PMZ or Liberty Property Management for your management, ask them how they live with themselves ripping these people off. I say Dirty Rotten Scoundrels. Please AVOID this place! It's an unprofessional, dishonest, and scammer riffing off. I would give it a negative start if yelp allows me here. Almost a year that I used their property management service to manage some units in north Stockton. One of their property coordinator that I am still working with was quick in finding a tenant to fill the vacant unit at the beginning, thus, being over charged at 8% for management fee was justifiable. I asked $850/month per unit with $850 deposit but they gave tenant 1st free month rent, rent $550/month and just $150 deposit without checking me. During the entire occupancy over 6 months, tenant always with late rent and it ended up that I have to pay $50 per 3 day notice so what's the point managing here? They claimed tenant was late but when I checking with tenant, he provided bank statements that proved the rent was paid on time. This place again DISHONEST and can't be trusted here. All property coordinators never return my calls or email for new tenant moving in or not, what I got from them just billings for repairs and 3 day notice fee. Property coordinators and their establishment are unprofessional and all failed to perform what they are hired for. They are not hired just to collect rent. Tenant talked to me that they requested for maintenance issues to be fixed but never follow up. All issues that brought to my attention and paid but actually never fixed. This further illustrate how unprofessional and unreliable they are, not to mentioned they probably created the fake invoice and kept the fee. I am happy just couple more months that I am done with this place. Don't make the same mistakes and stay miles away from this place entirely! read more

These people (especially Megan Hitchcock) are rude, blatantly dishonest, abrasive, aggressive, patronizing, unreasonable, condescending, and will not hesitate to lie right to your face. They will even go as far as giving you a receipt for "cleaning services" that were never performed, and then argue with you about the validity of the invoice, its absolutely ridiculous!!! Megan has to be the rudest, most aggressive, discourteous, employee I have ever had the misfortune of dealing with. I'm thinking she must b a relative of one if the owners, because no one in the right mind would hire such a rude, snobby, aggressive person, to deal with their customers!!! They will blatantly lie right to your face, with trumped up charges to clean or replace items that were never there in the first place. Threats of sending you to their legal dept , who she claims will laugh in your face, is her method of dealing with customers. I swear if I had the time to pursue it, I would take them to court in a heartbeat , laughing all the way to the bank. So if you do rent from them, make sure to document everything in writing and with photographs upon moving in, because they are not in the business of providing adequate customer service to their tenants who are moving out!!! read more

Terrible service, I'd rate even lower if possible. As tenant, part of the fees I pay go towards the staff of the property management salaries. "Heidi" forgot that part of the fees I pay go towards her salary and what I heard from her was "stop jerking around" threatened me with putting the 60-day eviction with intent to sale in my record, she even asked "do you know what a record would do to you?," and ended saying that she would personally get me out if I didn't leave by the 14th. All I asked was for 8 days extension. I have scheduled the movers for the 20th. They denied it, so looking for a solution, I reached out to the broker handling the property's sale post my departure, asking if he could contact the owner on my behalf to extend the deadline I then instructed the property management to hold onto my check until we heard from the owner. Heidi did not like that, she asked me to stop circumventing and was using a less than desirable language for a professional broker/realtor. My last day calculation was based on the date the notice was received. Despite their claims of sending emails and leaving notices, I have no such records. The only proof I have is the postmark on the envelop with the notice, which I acknowledged in good faith since it wasn't certified. Do property managers really have the authority to threaten tenants or deny an extension without consulting the owner of the property? read more

Do NOT do business with this company. I own a fourplex which this company managed for me. I specifically told them that I only accept lease term with 6 months or more. But this company never sent out leasing agreement to any of my tenants on their anniversary. The lease would just go month-to-month. When I questioned why they did not follow my instructions. They told me that they have full authorization to manage the property, including making this decision to me. Well, I specifically gave them direction of what I want and don't want! For over 6 months, I asked them to send me invoices on any repairs that I paid for. Nope, never received those invoice automatically. I had to ask them EVERY SINGLE MONTH. What a hassle. I got slow to no respond from this management company most of them time. It got so bad that I had to report my problems to BBB. Then they started to communicate with me so they could close the case at BBB. I decided to fire them due to poor performance. And they have the courage to ask me for a $1500 early termination. Their management contract is NOT to the favor of landlords. Make sure you get legal counsel before you sign contracts with them. There are so many one stars here, so I don't need to make another point for you to know that this is an awful company. I am just so glad I don't have to deal with this company. read more

My husband and I needed a rental. We paid Liberty Property Mgmnt to check our credit since they had a property we were interested in. However, we wanted to make sure the backyard would be done, not just dirt. Two weeks passed and no one even called us. We went with another company. Three months later I decided that I wanted my money back so I asked for it in an e-mail where I let Paula Zagaris know her staff was unprofessional. She promptly called me back & told me that I need proof that no one called me back & yelled at me like my mother did when I misbehaved as a small child. I was dumb founded. Needless to say I got a call back from someone else there who issued the refund. Paula Zagaris is the owner. She is the most unprofessional person I have ever dealt with in my life. Its unfortunate that people like her have to use her family name to get anywhere, but that is the only reason she's successful. Ironically I posted a complaint on Craigslist & got about 20 responses in one day, ONE DAY, stating similar unprofessionalism from Paula Zagaris. Unfortunately, Craigslist does not allow complaints using people's names so they removed it. I would not wish Paula Zagaris on even on people I don't like. read more

Before I moved out from one of their homes in Manteca. They sent me a link very nicely asking my experience with them. My experience at that moment, wasn't that bad So I wrote a really good review. Before that event I had a big problem with one of the garage door. I have several emails asking them to fixed it, which it never happened. Anyway I was thinking of moving out I didn't really care anymore. But ones I was moving out, I called and requested one more day to fish up. I called and talked to a lady name Jacky, she said ok. But the day we were going to finish we arrived and there were a guy name. Todd. Who was talking pictures and had steals, not sure what else, but for sure that I saw on the cámaras was two cases of modelo beers. Which I didn't know until I saw the videos on my phone. Since camamaras was the last thing we removed from the house.later I will attached fotos and videos if I can And they used the pictures that this drunk guy took to keep my security deposit Really upset I will never recomend you this company. Terrible customer service. A groups of us college students have been contacting Lisandra Rivera in order to obtain a house for our upcoming school year. She has essentially ghosted us. She has no problem taking our money for the application but can't take our phone calls. Not only would she hardly take our calls OR our previous landlords so they can verify with her but when she would finally pick up she had an attitude. The house we applied for was also not available and she failed to let us know when we questioned her about why it wasn't posted anymore. We aren't the only college students she has scrammed and I'm honestly disgusted in her unprofessionalism and her attitude. If I can give her a negative stars trust me I would. UPDATE: After I posted my review Paula called one of the other students in my group applying for this house and essentially threatening and yelled at her. She was completely out of line and ordered her to demand Michaels and I's reviews be taken down because they're "false". Our personal experience with this place and these people gets worst and worst. Listen haters, cry me a river. I had the BEST experience with LPM. My wife, my daughter and I are relocating from Georgia and I am only able to dedicate the weekends I am in California to finding a place. I've noticed that a large majority of PM companies do not allow sight unseen applicants, which is totally understandable, but inconvenient in my situation. I spoke with HOLLY, who is a freaking rock*star, and she was able to get me the information to look at a property through Rently.com. It was the perfect house, in the perfect location. I communicated my situation with her and she totally expedited the process for me. My wife and I were notified within a couple days that we had been approved and we are ecstatic about it. SAMANTHA was involved on the approval end, she's rock*star #2, and my experience with her was wonderful! We are homeowners in Georgia, and would definitely use LPM to manage our property if they were available! Overall a very pleasant experience with LPM - incredibly responsive, flexible when they can be, and has taken our concerns/issues/constraints seriously. My girlfriend and I were in a time-crunch to find a property and were forced to do a sight-unseen rental. We ran into application issues from afar due to current landlords that refused to give confirmation of tenancy, etc etc and LPM worked very hard to help us get what we needed to get our application approved. Upon finally moving in (the property is beautiful!) we had a few small issues regarding locks and outlets but we put in a maintenance request and had a response within 24 hours regarding who was going to contact us and when. Great experience so far - I'm hoping this is a new face to LPM because I would hate to run into the sort of customer service the earlier reviewers received... And when I say LPM was great, I'm referring to Hilary Leffler, the most available, attentive, and amicable Property Manager ever! note: they do accept credit cards but there is a small fee for doing so (I think it's 3%) read more

Being an out-of-town property owner, I am leaving my biggest investment in someone else's hands to manage. The first company I contacted took several weeks to return my calls and then did not even follow-up once I received their materials. Noelle from Liberty, promptly returned my call, and even agreed to meet me on a SATURDAY! to complete the paperwork. Reasonable fees, and I have complete trust that Liberty Property Management will manage my property better than I could. 24-hour tenant emergency service, and being HQ'd downtown Modesto sealed the deal for me. read more

This is the worst property management company I have ever dealt with. I am a tenant who pays my rent on time every month, and all I ask is that I have a decent well managed home to live in. First of all when I moved in the agent Mary never went to see the house but gave us a move in checklist wich we had to sign prior to moving in, and told us to make our notes and bring it back. Every thing is the house was filthy and broken. The person moving out before us must have gotten foreclosed on and tried to destroy the place when moving out. I have tried for several months to get the place fixed and livable, but these people are the most unprofessional bunch of lazy people I have ever seen. Dan the maintenance "supervisor" is worthless and rude! I would not rent from nor allow them to manage my place ever again! If you want to have a good renting experience don't rent a property they are managing. Landlords, you would do much better just renting it yourselves than to deal with these idiots.. read more

Liberty Property Management is a GREAT team to work with. I was a home owner for four years, then fell on hard times due to the mortgage crash. I had lost all the equity I had put in my home and was forced to sell in a short sale. I entered the office and was greeted by Tammy Matthews. I wasn't even sure if I would qualify to rent, since my credit history was tarnished from my mortgage situation. I told Tammy I had fallen into the percentage of the middle class people who have lost their homes, and she was VERY sympathetic to our predicament. Ms. Matthews went over and beyond to help us, even working after hours to help us get the approval to rent a beautiful home we were interested in, that they had listed. LPM has been great to work with! Steve and Christina was really quick on answering our phone calls and was upfront and honest with all of our questions. We went through other property management such as Tri Tal/Kris and Valley Oak/Grace for properties and was taken to the cleaners for our fees. To be told they already had renters for the properties your interested in renting, Then to see them Verified employment and cash your checks and running your credit is wrong. We were mislead by the other property management for a few bucks. I can go on and on but will stop because of our AWESOME experience LPM. LPM was upfront and straight forward from the beginning to the start. Steve also helped us with our process and assure us of a better experience through LPM. I will refer my friends and family to use LPM. Selling your home and moving during the holidays can bring a lot of stressful experience. My experience with LPM has been Great thus far! We have rented with Liberty Property Management for just about 8 years now. They have always been prompt to address any issues that arise, like when the water heater exploded and flooded the basement, we had someone out immediately to pump out & dry the basement and a new heater was installed. Recently we had our bathroom remodeled and that was a smooth experience- the contractors they work with were friendly, efficient and got the job done quickly. Everyone we have had interactions with have been courteous and professional and eager to help however they can. I see a lot of bad reviews, and everyone has a story. My experience has been great. Sure there have been some ongoing issues- the fences have needed to be replaced but my guess is the homeowners are reluctant. They have mended them as best they can and when it blew over in a storm someone was out to fix it quickly. As far as a rental agency goes, Liberty has been really great to work with. read more
