My mom rents with them , they have left her without a working toilet for weeks the floor is falling apart from how much it's over flowed they sent a plumber who told them it's the septic tank needs replaced or something they haven't done that in a year when are they going too? The house has the smell of a septic tank can't use any sink and flush a toilet everything over flows the shower can't even be on or the toilet over flows , the septic tank has no lid and the oven has never worked they didn't clean or paint before her move in (different management I guess before tho) so I won't judge them for that but I had to have someone snake the lines last week to get it to work when she pays rent and it's got the same issue because they are too busy basically when she called they told her "sorry it's a big job" no we have to go pee at the neighbors it's against a law and they should be held responsible for this can't shower at her rental or use the toilet the floor tiles have come off from the floor being wet so long it's now moldy and she's reported this to them I have to them and they said "sorry it's a big job" sorry that it's a law to have a working bathroom! And they are still charging her rent if they didn't charge her rent until fixed maybe it would be a different story but 1k in airport for this ?! Id suggest to go to Stanislaus property management they are professional and never leave someone without a toilet this is not ok they haven't even called my mom back since last week when she said the floor won't dry and it smells like a septic tank inside her rental thats toxic to her health my moms too nice to sue and I'm about ready to help her figure out the legal process because this is a health hazard and same to that septic tank no lid. There's a rental listed on Zillow in Stockton (Big Oak Cir.) for almost 30 days now. I've called the number listed on Zillow for Real Property Management Central Valley twice to set up an appointment to view the property and it sounds like it goes to a call center out of the country. I was told an agent would get back with me. It's been a week and no one has reached out. I even selected tour dates on Zillow and again nothing! Yet they have over 200 contacts. At this point, I'm thinking this is a scam to charge as many people as possible for a $40 application fee for each adult. Something is super shady about this company. I'm gonna go with my instincts here, especially after reading the dozens of 1 star reviews and pass on anything related to this company. read more

AWFUL. HIGHLY DON'T RECOMMEND! I applied for a home to rent and my girlfriend and I each paid a $40 application fee. We waited and didn't hear anything back. I called and I was told that someone else was chosen for the house. We never got a email saying we were excepted or denied. Then a day later we received an email saying "We received your application, and need more information". I emailed back saying that we were told someone else got the house. The lady lied and said they still process applications until people bring in the deposit and they brought it in "late the night before". I knew they were lying and trying to cover their track because our application was never given a fair shot. They took our application money and ran. DON'T waste your time or money. read more

Abraham was fast, efficient, and followed up with me daily until everything was taken care of. More importantly, he was actively listening to all my concerns and showed empathy and care in every interaction we had. Anyone who has ever dealt with renting and trying to get repairs done can easily appreciate the above sentiment. It doesn't take much to advocate on your customer's behalf and he knows that. I don't care how nice the house is--don't rent from from this company. Half the time, they don't respond to maintenance requests, and when they do, they're slow to respond. On move out, they charge (and overcharge, at that) for non-issues so that they won't have to refund any amount of your deposit. Overall, they are simply infuriating to deal with. read more

He will promise you that you will be getting the utmost services before signing the contract with RPM, but once you lock into their yearly contract, he will ignore you completely. When you inquire for Frank, 99% of time his assistance will tell you that he is out on the field and he will not be reachable. Your option is to leave him a message and hope he would return your call, but he never will. You will have to call or email him a few times before getting a short yes or no answer from him. Update : I have not seen any improvement for this property management. DO NOT RENT FROM THEM. RENTERS BEWARE ! I paid my rent on March 1st and a few days later they sent me a 3 day pay rent or quit! When I had already paid! So I called them to tell them I had already paid where did my $800 go? They told me the computer messed up and said we didn't pay rent. Fine whatever I just left it at that 2 weeks later I received an email from the owner of the property management saying we didnt pay rent and to contact him immediately. I was so mad at this point. They obviously have poor communication skills in that office and didn't communicate amongst each other that I had paid the rent. When I called to get everything figured nobody even answered the phone. Fast track to April I knew that I was not going to pay rent on time so I called the office told them the day I would pay it they said that's fine and there is going to be a late fee which I said ok to. They sent a 3 day pay rent or quit notice to my house on the day I said I was going to pay rent . That wasn't a problem the notice said to also pay a $65 late fee. That was also fine . So I go down there to pay the rent + the late fee and they tell me I have to pay an additional $127 for them delivering the 3 day pay rent or quit notice. Are you kidding me?!? They are robbing people of their hard earned money! And they didn't even need to send the notice! That's why I called them and communicated with them so shit like this wouldn't happen. $127 to deliver a piece of fucking paper?! And I looked at the lease and it says nowhere in the lease that there is a $127 charge for delivering the notice the lease says its $65 NOT $127 . DO NOT RENT FROM RPM !!! read more

I lived in a 3 bedroom 2 bath duplex that I loved for almost 3 years. The whole time the staff and management was always very professional and personable. They always treated me with respect and understanding when it came to my needs and my requests. I never had any problems with my unit but I'm sure if I did they would quickly fix them for me. RPM is a horrible Property management company. EXTREMELY un-proffessional. Especially Frank.... Let me start off by saying I am a Certified (HQS) Housing Quality Standards Inspector. Usually when I tell a prespective owner or property manager this they tend to get right. RPM DID NOT!! It seemed once they found out they got worse. I went to see a house three times...each time I was told I was meeting Frank and each time he sent someone else.....1 time he sent someone who didnt even work for the company that had absolutlley no answers.... During the viewings and after several phone calls with Frank, my family and I agreed to move into the home, pending a bit maintenance and general upkeep of the property. ie spot paint scuffs off walls, fix crack in the seal of the sliding glass window, there was so much moisture in the window that it was white...I couldn' see out of it. The was evidence of a leak in dining room, the ceiling vent in dining room was detached and on the floor, We asked them to replace the broken laundry room door, The AC felt like you had a fan on and it made a LOUD noise, holes in the walls about an inch in diameter from where Art was hung up from the last tennant, the fan over the stove was broken, the electrical plugs were not grounded correctly(fire Hazzard)....the carpets needed cleaning in some areas...trim the trees and bushery ect ect.. On the day we were supposed to do a walk through and sign the lease...5 days before we were to move in NOTHING was done...AGAIN Frank did not show up. IN FACT Frank hadn't even spoken with the owners about the maintenace list....And once he did the owners REFUSED to fix ANYTHING! They stated that they had been burned before and once we move in,stay a few months to PROVE we were trustworthy THEN they would do repairs....WTF? Needless to say I didnt NOT sign that lease. I am now waiting on my deposit refund and my family and I have to scramble to find another home in 4 days because our notice at our current place is up on Sunday!...... DO NOT RENT THROUGH RPM CENTRAL VALLEY!!!... TERRIBLE TERRIBLE Customer services and a serious lack of proffessionalism. We all got an email saying to be there at 9 sharp everyone shows up except the realtor david. If your going to advertise a house for rent at least show up to let people see it!!! I've lived in several rental units over the years and had experiences with many property management outfits. Without any hesitation, RPM is one of the best in Central Valley. For nearly 2 years, RPM has always been SUPER responsive to any problems. They have their own handyman team who handle most issues with ease. If you need a tradesman, RPM arranges everything and follows through with me to make sure I am satisfied. Worst property management you can ever have. They are supposed to be "managing" the property, but instead they just ignore any phone calls or emails you send. We had the most horrible time with this property management over the past 3 years. We had several maintenance issues, but the most recent was mold all over the master bathroom floor. We requested for MONTHS for them to come fix it and all they did was send someone out to take pictures. Anytime we tried to follow up with them I either got a voicemail or an email saying they were all tied up. We have 3 small children in our home, and we all don't need to be breathing in mold infested air. When we finally got a hold of the homeowner we were able to work everything out, and he was unaware of how bad the situation was. Which just shows you the lack of communication on their end. The homeowner actually ended up going with another property management and we are currently transitioning to them. Anytime I would try to go in this office or talk to someone they were always "on the phone" or "in a meeting". Frank always hides from his responsibilities. We also had issues with our A/C unit during the summers and when they sent someone out to look at it they said they didn't even have the correct air filtration system and the unit was too small for the amount of square footage the house was; leaving us with huge energy bills. They didn't care. As long as they get their money, they could care less the condition that the house is in. If you are thinking of renting from them, DON'T!!! I wish I would have looked up reviews before I went with this property management, it would've saved us a lot of trouble! read more

Frank is the worst so-called professional I have ever dealt with. He is unresponsive to emails and phone calls, appearing to hope that if he ignores the problems long enough, you will get tired and go away. If something needs repair, their maintenance people ignore your calls and messages and then claim you never return THEIR calls. When they finally come out they do it wrong (i.e. A patio latch was installed backwards and never redone). Frank returned a tenants deposit in full even though they caused damage which I'm now stuck paying for. Also, watch your owner statements carefully because they continually try to sneak in charges that are phony. Time and space don't permit me to list all the issues. They used to be a good place to rent from but in the last couple years they have really deteriorated... No communication between departments and broken promises regarding repairs... Our fence fell in the February storms and STILL hasn't been repaired.. We renewed our lease recently (only because rent has sky rocketed) only to find out that they now charge a "releasing fee" of $75, that they didn't mention this in any phone calls, but was added to the lease agreement. In March their drop box was broken into and ours and many other renters checks were stolen. I had called on Monday to make sure our rent was posted and was told that it hadn't been yet "they new at that time that my check was stolen but neglected to let me know that". We received a letter stating that our rent had not been paid, I called only to find out what had happened. Apparently they do not know how to handle any situation that's not the norm. we cancelled our check and issued them a new one, the bank charged us $20.00 to cancel, I called RPM to let them know that I would deduct this from the rent, they said that was ok. well.... The $20.00 ended up on our monthly statement from them, they haven't removed it and now there is the $75.00 fee on there also that I DO NOT plan to pay.... I no longer recommend them... What an awful experience! We were relocating to the area, from 900 miles away and only in town for a short time. Once we found a place through RPM we viewed the property and signed the lease. Upon key pick up and move in, the house was absolutely filthy:still beard shavings left in sinks, carpets NOT cleaned, dust, dirt, pet hair everywhere. The agent was embarrassed at the state of the house, but offered nothing to rectify the situation. I spent at least 10 hours cleaning the home. Overall the employees I have interacted with at RPM have been difficult, assume I'm trying to screw them over, and have treated me like I'm a nuance. Will never work these people again. read more
