I tried reaching out to this property management company for a week--calls, voicemails, no response. So I stopped by in person, hoping to get info on a three-bedroom rental. Instead of being helpful, the staff member I spoke with was condescending and dismissive. I asked to view available properties before applying--she told me to be 'more specific' even though I clearly stated I wanted a three-bedroom. No list, no effort. If this is how they treat potential tenants, I can't imagine what it's like if you have issues down the line. I decided not to do business with them. Applied for a rental with Matel Property Management and the process was a mess from start to finish. Paid four application fees, provided all documents (even had a highly qualified co-signer), yet they took over a month with no clear updates. Was told they were "waiting on me" when I'd already submitted everything, then denied with vague "inaccurate information" and no explanation. They never answer the phone number listed on Yelp or their website -- if you ever apply, the only number that got me through was 209-315-4797 (they called me from it when I first applied). But honestly, my advice is to stay away. The way they handled my application showed a complete lack of urgency, communication, and professionalism. read more

Chris Gross should never be allowed to speak to people! She is a condescending, ignorant, rude, passive aggressive, immature person with no ethical compass!! Her low level people skills are enough to eventually destroy a business! With that said, this woman is so vulgar and rude, she loves to speak over you, lie, request fraudulent behavior to get approved and then laughs at you when you are speaking! I assume she is in her 50's, but speaks like a 15 year old teen... We applied for a home, she was not satisfied with 10 years of documents and was requesting more information. Though we were happy to get that information, her behavior made us back out! She said "I'm used to people ghosting us, we have many applicants for this house anyway"! So I said matel is a scam, they are taking multiple $45 application fees for the same home, taking peoples money and keeping it for profit with no services rendered! She became very angry and said "we only had 8 applicants do that place" so I quickly responded with 8x$45=$360, if no one can live up to your ridiculous request that's what your company pockets and that's a scam!! She started screaming and having a tantrum like a child who got their tablet taken away!! I'd do business at LPM or any other place! If you are listing your homes with Matel, please know you choose to support this awful woman's paycheck!! She's that terrible!!! read more

Please save yourself a headache and don't work with this company. I'm assuming all they do at work is eat lunch because there's no sense of urgency and professionalism. Yes, all the negative comments are true. I'm not sure why they're in this business if they hate their job. Everytime we called the lady ,Chris Gross, she had an attitude and was rude. And anytime I have ever had an issue, it has always been addressed and taken care of right away. I can't relate to all these negative reviews. I rented a condo in Cedar Brook from Matel for almost 2 years. The staff was always friendly, calls that weren't answered were returned in a timely manner. The condo had a few things that needed repair during my time there. Each maintenance request was handled in a professional manner, and quickly. You can pay your rent online which is great. Yes, they require renters insurance (LOTS of property places do), but as a renter don't you want to protect your stuff and cover your behind if something bad happens? I had ZERO issues with Matel, I would rent from them again if needed, and I will recommend them to friends. read more

I am so shocked to read some of the bad reviews of this property management. They are so far off my experience!I have been renting from them for over 1 year and never have any issues. The ladies in the office are very polite and friendly. When we applied to rent it was for a different property. We didn't submit everything in time for that property but Rebecca and Chris found us a different place that was more suitable for us and our dog! They come and trim trees in our yard for us and we handle everything else. I couldn't be happier with my property management and I continue to refer them. read more

This wasn't my first time renting from a property management company, but it was my first positive experience with one. They always returned phone calls accordingly. The two repairs that I needed on separate occasions were done immediately. DO NOT USE!!! Rented a house for about a year. First they wouldn't let us see the house before love in but they wanted the deposit to "hold the house." When house was given to us the cleaning was mediocre. It even smelled musty. The front and backyard were a mess because the previous tenants had dogs. We clean it and all. Couple months pass by and its summer. The yard was destroyed and were trying to revive it and what happens? We get a notice saying that we need to clean it and maintain. Uh hello? Grass need to recover. Fine. Then there is a break in and all they say is its not our problem. Some homeless end up living in the back garage. Not their problem either. They don't care about their tenants. Come to move out time and theres all these "fees" which take away from our deposit. "Lawn cleanup" wtf!!! We were trying to revive it. I just started growing and they come up with this bull shit. ONE blond is broke. And they charge 150$!! The. Theres other bullshit charges. I know me. We are boujee af! We didnt settle for anything but clean. We left that fucking house in better shape and cleaner than what it was. Fucking rip off just to keep your deposit. I can't even believe how awful the service is at this property management. First of all I turned in an application and called a couple times to check on it and each time I called they seemed very very very annoyed. They were rude and wouldn't even let me finish my sentence half the time. I finally went into the office to check on it in which the lady with the red hair decided that it was not necessary for me to come down. We were supposed to hear about the house on a Thursday and we didn't hear anythingand so I waited a week and called back only to find out that she still hadn't finished with the application submission. If I could I would give this property management company a negative... I had an electrical problem with the duplex I was renting and their on call electrician told ME to go to Orchard supply and get the fuses myself. I burned my finger unscrewing it to get a look at it. I called property management that Monday and they said the same thing, that I should of went to the store to get it myself. They charged me a removal fee for a mattress that wasn't even mine. I rented a home from Matel's property management office and would never recommend anyone renting from there. The house was awesome, and the price was unbeatable.. however you get what you pay for. And that was definitely the case here. We were very low-maintenance renters. Never asked for anything. And when I had to urgently move because of an emergency after living there for over a year, they completely screwed us over. We paid in full the deposit as well as the first month's rent up front. When we left we had everything professionally cleaned, including the carpets, to make sure we get our deposit back. It looked as good as new, and when their "inspector" came to judge how much damage was done to the house (there was none), they not only kept our deposit, but charged us an additional $960 for things like "gas leaks on the driveway," "paint chips" and "broken blinds." All of which were untrue. At the time I was unable to afford this expense out of pocket. So I went down to the office and explained to them the situation, hoping to come to some kind of compromise so it didn't ruin my credit forever, they were not understanding in any way, and completely unreasonable about the situation. Matel property helped my fiance and I get into our first place even though we didn't have established credit and dogs. It was very difficult to find a place that would allow our dogs so i appreciate Matel for giving us a chance. The ladies that work there are sweet and try their hardest to solve the issues that arise quickly. read more

Wow, I am shocked at the lack of professionalism that this business has. From the first time I walked into this place I should have realized then that they are one of the worst businesses that I have ever been to. I visited the office and asked about a property.The property was listed as unrented and I was curious whether anyone had already applied an application to rent the place. My intention was not to waste time looking at a place that might already be unavailable. They retorted back with a stern attitude that they don't have that information and not to ask about any other properties applications! Now having found a very nice house , I dread dealing with any of their employess. The manager, and every other person in that office never greats anyone with a hello, or how can I help you. If you walk into the office, you'll wait a few minutes before anyone even acknowledges that you are there. When they do, they act as if you are bugging them, and that they have better things to do. I don't know what it is about working at that office, but everyone in there has a rude attitude and does not know the meaning of customer service. Correct me if I'm wrong, but if I'm bringing you money for rent, that ends up paying your salary, doesn't that make me a valuable customer? Don't expect that if you ask to speak with someone , that you'll recieve any better experience with the manager. She is the most unprofessional of the bunch. There is a young asian girl that works there that has in the past been sort of sweet, but I've noticed over the past year she too has adopted the "what do you want? You're bugging me!" attitude that all of the other girls in there have. I hate that I really enjoy the house I'm in, and dread dealing with the office workers. I highly recommend that if you are interested in finding a rental , that you do not deal with this company. You will end up regretting the decision. read more
