Kris and Shelly have been so helpful over the past few months. From my experience, they have been honest and professional of how the whole process works when renting a place. We called and called them after having our application for almost 2 weeks but said she will contact us with the same week. No response. But when we call her on it she uses some bullshit. My thing is why wait until we were looking at another property ( didn't know they were managing it too ) to finally tell us it's a no go. It's called COMMUNICATION!!!! Kris Marin is the worst. Took our application money and didn't even bother to call to let us know our application was denied. She ignored our phone calls for 2 weeks and the only reason we were able to get ahold of her is because we called another property that she just so happened to be working with which she then told us about our application being denied. dont rent from them!!! khis is a terrible landlord. she doe not answer her phones when needed. she will charge every single little thing! example i paid move out clean hired cleaners and carpet cleaners house was spotless she took 400 from my deposit for her own move out cleaners. she will purposely try to sabatage your next move to new landlord she lied saying i had a violation with city i had to prove i never got violation. the house in riverbank the neighbors are a spy they use to live in that house and they will run to kris for everything. she treated us awful and never fixed anything. she will act kind and nice but will take all your deposit and rent. she is very forgetting make sure you video and screenshot she will blame you. kris will make you misrable. read more

UPDATE: I get a response from someone only because I left a bad review on yelp and a few other places. How convenient to reply when the world is being told how terrible your business is run yet when i replied to an email on June 8th requesting pictures of things that were "cleaned", since I had taken a video before leaving so I know how it all looked, I got NO REPLY whatsoever. And regardless if the post move in worksheet wasn't completed I didn't complain about the cost of the burnt toilet bowl mark. I hardly opened the blinds so I didn't catch 2 blinds not turning, when I opened and closed them, they worked perfectly fine. And deep cleaning before new tenants move in? That's a laugh since when I moved in there were many areas not clean and I ended up cleaning them anyways. I have pictures to show all the areas that were left unclean. In looking for places to leave reviews for your business I have seen other reviews remark about the same thing happening to them where they were charged for things after the walkthrough. And actually the walkthrough IS where you dictate everything needed to be done so tenants can get their deposits back. I have never had issues with someone taking my deposit after I did everything I was told that needed to be cleaned or fixed at the walkthrough. Every person I have asked about this has said the same thing. Let this be a lesson learned to anyone considering business with them. So initially I did like the ladies and renting from them was okay. They left me alone for the most part and things got fixed the one time I put in a request. What I did not like however was how my move out process was handled. I did a walkthrough before handing in my keys so I would know what to fix where everything was good except for some blinds I had to replace, One hole to patch and paint and a few other paint spots, and carpet cleaning through the company since the person they used was reasonable in price. My best friend and I cleaned that place thoroughly and nothing was said about cleaning at the walkthrough. We even patched up all these holes in the walls that weren't mine. When I get my deposit check they deducted $100 for cleaning cause they said there was areas like the patio not clean which is bullshit since we swept that area and used a blower to get any leaves or trash out of there. And that blinds were not clean which again was a lie since I cleaned the blinds. Then charged $140 dollars because when turning the blinds 2 were not turning and they had to replace clips. I hardly ever opened up those blinds so it is complete BS to be charged for something had I still been living there and complained they would've fixed for free. The point is all of this should have been told told to me AT the walkthrough!! But instead I got cleared saying the whole place was really clean and nice except for the minor things mentioned. I would give no stars if I could. Worst experience ever renting. Would not recommend to anyone. We rented a house for almost two and a half years. We never paid rent late or had issues paying rent even during the covid pandemic. This rental company allows the home owners to be wanna be slum lords. We were forced to pay for a gardners that we had no say of who they were. These gardners we tweekers, seen smoking dope on the property. I have kids they don't need to be around people smoke dope. The gardners cussed out the lady next door when she offered to let them use the yard waste can. Property Management did nothing about it. The pool guy was lazy and rude if he even showed up. We had to wait for four weeks to have dish washer repaired or replaced. Anytime we needed anything done the property management would have to check with owner before anything could be done.
