WARNING WARNING WARNING!!!!! Please be careful when. Selecting this company. I am glad i did not fall for there money grab. But it sounds like many have. I fealt I had to say something because it made me so mad. When people are looking for a home every dollar matters and these people just want to take from you. I am going to explain my experience so you hopefully avoid this company. So Me and my family are in the market for a bigger home. Mind you we do not need to move we are just shopping for something bigger a 4 or 5 bedroom. We also arnt 100% sure if we want to buy yet. So we noticed a rental available on There website on 06/19/2026 we really liked it but unfortunately it was about 4:30 in the afternoon and it was to late to contact them to try and get details. So I did email them and basically tell then we were very interested. We started the online application just to have it ready so once we viewed the property and if we liked it we could just pay and apply instantly. So on Monday 06/22/2026 I called the office first thing in the morning at 0855. I was actually surprised they answered and I asked the agent about the property we were interested in. He stated that the property has already received a qualified applicant. So that threw the first red flag. So then I asked him how can I go about seeing a different property. He stated we have to fill out and pay for the application a $50 charge to even look at anything. He tried to make it sound good by saying once we qualify then we have access to all there listinings. I told him we are only in the market for a 4 or 5 bedroom and we have no desire to go for anything less than that. And he stated that they do not have the time to show the house to every person interested. Which I understand but I stated why wouldn't you atleast offer 1 open house then atleast you gave people an option to view the home. But buy this time I have already realized this company does not care they just want the money. So basically they kept this house on the market all weekend and still today it is listed as available on 06/23. They are taking $50 a pop from people filling out applications on line. They dont even have the decency to change the status to pending. Like I said I did not fall for there crap. Please be careful people because they are making money off your Application fee ​at its truly wrong and shouldn't be legal. read more

This place is the worst!!! We rented an apartment for 12 yrs never missing a payment, we were very good tenants. There was some water damage from the upstairs apartment above us, but the damage could have been fixed with us living there. But Fivestar took it upon themselves to give us a 60 day to vacate and make us move out of our home that we had been living in for 12 yrs, just so they could gut the apartment and remodle it and raise the rent $800 more then what we were paying. Had a nice rental experience with Five Star Properties. John and Bernice were very accommodating to me for my temporary 6-month stay. The rental unit was clean. It had new flooring, appliances and cabinets. I had a bit of trouble with the HVAC system, because it is an old unit, but their repair guy, Keith, fixed it right up! This outfit is definitely "by the books".. Be sure to have rental insurance current and the paperwork available. If you want your full deposit back, then be sure to schedule a move-out inspection, have everything spotless! They are picky, and they check everything! Clean the kitchen and appliances thoroughly, which is a no-brainer, but also make sure to clean light fixtures, fan blades, window tracks, blinds, dust the tops of doors and clean the shower door track. There should literally be no dust at all, and the floors should look spotless if they were like-new when you moved in. The only thing that did not appeal to me is using the tenant portal system. You must be willing to set up a profile, and do everything online. They were kind enough to let me slide on that, and I almost forgot, the office staff is super sweet when you call. They seem to hire friendly people. I enjoyed talking with them when I dropped off my rent check, which was a courtesy to me, because they seem to prefer you use the tenant portal system. Five Star Property Management is cheap unreliable source for looking after your property. I've had dealings with them on several occasions. As a home owner renting a house, they were very lazy about fixing things for my tenants. Sprinklers, A/C unit, painting, garage door fixing. Nothing but complaints from my tenants on their unwillingness to do things or very slow to fix general items and such. At one point they told my tenant to fix the water sprinklers himself. This was my first time using this management co.,and I would never use them again nor recommend to anyone . The dealings with them have been everything but easy. This rental came with so many issues from day one, from plumbing to air-conditioning and pest infestation from ants to roaches inside & outside . It's been a horrible experience to place so many work orders . In less than a year they increased the rent . This property is Old and so not worth the money. I would give 0 stars if it was an option. We went to this company to rent a home that we found on their website. We filled out the application and we were on top of them from the beginning of the process to make sure it was done in a timely manner and correctly. 1. As soon as we filled out our application we called them and let them know it has been filled out and wanted to know the next steps. The woman that answered the phone was very RUDE and short. It did not get off to a good start. 2. We had to wait 2 days to even get an email they say that is sent to everyone with their rules and confirming our yes to run the application that we paid $40 for. 3. We called the next day to make sure they received our confirmation email and again the woman that answered was really RUDE and short. 4. Noticed all a sudden the property was not available on their website. We called and asked what is the status, and the woman told me that our application is still being looked over and they will get back to us. 5. We waited OVER 10 days and our credit was NOT run or references checked. They never even started the process. You would think this is a property management company so they understand the process that it takes a family to move! 6. Contacted them 11 days later and they did not even call back, they sent an email saying we did not get the property they chose someone else. How would they know who to choose if they never even ran our information? This company is a fraud. Also, I believe we were racially profiled because one is African American and the other is Turkish. Terrible business ethic and they need to have someone run this business that actually knows how terrible their employees treat GOOD people that would like to rent. This review is based on the customer service received from one of the employees. Sadly, Marina Valencia was no help. We scheduled a viewing of a property and not even two hours later, it was cancelled. She cancelled the viewing after we sent her pictures of our pets. Her exact words were "our pet restrictions will not be able to approve your pet". When we asked her to please clarify the restrictions, she stated "yes the restriction is that the pet goes against our policy." That didn't clarify anything. We simply asked for some clarification and got a runaround answer. That is not customer service. I hope this comment helps give feedback to the team. I called to get information regarding a property in Manteca that I was interested in. I explained I reside in the Bay Area & asked if I was able to view the inside just to make sure my furniture would fit before even applying. She said I would only be able to view the inside upon approval, in which I would have to apply and pay $40. I then asked is there measurements of the dining & living room area. She goes on to say no there is not. I asked if there was anyone else that I could speak to, as it didn't make any sense for me to pay $40 just to take a look at it. She said she would be the one to make that decision and the answer was no... so basically you pay $40 just to look inside whether you want it or not .. if this isn't a red flag! Not friendly at all.. We are currently tenants in a home that they manage and I cannot tell you what a pleasure it is to rent from them. There online app that allows us to make our rent payments, request maintenance or service is fantastic. Everyone that we have been in contact with at five star is polite, knowledgeable and also very helpful. Any maintenance requests we have had, have been taken care of right away and the first time. My company has moved us several times over the past few years and we have chosen to rent each time. Five Star is by far the most professional company with which we have had the pleasure of dealing. They were always responsive to our needs and dealt professionally with us. We just recently moved out and were concerned about receiving a majority of our deposit, due to previous poor experiences with other companies. However, we were pleasantly surprised when we received most of our deposit back. Any additional fees subtracted from our deposit were spelled out clearly with receipts. i would want to give this place a zero. I am so upset with this place my parents are hard working people and lived in one of their rentals in modesto for about 6 year and recently moved out . My parents own their own cleaning business and had around six people helping to clean out the home after moving out. We made sure every corner was clean this place was left immaculate , in which the inspection guy also told my mother that the place was immaculte. We used industrial machines to clean the floors and cleaned out the fire place everything was cleaned and we have pictures to prove it. While living there my mother went with out a working oven for over a month during thanksgiving at that and recently during the rains there was a leak in the ceiling which than turned the ceiling black with mold in the hallway and still after they moved out it remained the same they didnt come to fix it and my parents had to love with that mold daily for almost a month before moving out. They were never late making any payments and kept that place in great condition . Parents were expecting to get their full deposit back in which they didnt they got only 600 something back from a 1600 deposit. They stated that they took the money to clean the place which is crap that place couldnt have been any cleaner than it was. charged my mom for holes from a ring camera 80 dollar , since when does it take 80 dollars to fill in some little holes ? Dont rent from this place they are ridiculous and unfair, they are out for money that doesnt belong to them. Like i said my parents are hard workers and work hard for what they have and it suck that people like this tend to take advantage of people when they know that place was cleaned well beyond what it should have been , they never gave my mom a list of things they look for but trust me we cleaned that place from top to bottom to be sure my parents would get all of their deposit back so it sucked when she only got less than half of it back. bottom line is this place sucks and all they are out for is money , they will not fix things in a timely manner and will find any reason to take money from hard working people while they sit on their asses in their air conditioning office. There is alot more that I truly want to say cause I am pissed but what else can be done they will keep doing it until someone takes them to court. Working with John and his staff as Five Star has been amazing. I travel a lot, so am not around to manage my properties or even talk on the phone. I communicate with them mostly by email, and they're on the ball. The staff shoots me a short email when something happens, and lets me know how they plan to fix it. Then then take care of it. I get my statement each month, on time, with everything itemized. Worth every penny! I should have left this review a while okay, but no time like the present. I rented from them back in 2015 for less then a year. I had to break my lease due to life circumstances and they were completely understanding. The worked with me and was able to get someone to take over the remainder of my lease. They were also prompt with maintenance request and most important of all they were incredibly fair with the deposit. I got a fair amount of my deposit back which I wasn't expecting because my previous experience with renting for property management companies is they rip you off. Five Star doesn't do that.
