Odd that they ask for $50.00 to view property's. Why would you submit and pay for an application when you haven't even seen the property?

My mom rents with them , they have left her without a working toilet for weeks the floor is falling…read moreapart from how much it's over flowed they sent a plumber who told them it's the septic tank needs replaced or something they haven't done that in a year when are they going too? The house has the smell of a septic tank can't use any sink and flush a toilet everything over flows the shower can't even be on or the toilet over flows , the septic tank has no lid and the oven has never worked they didn't clean or paint before her move in (different management I guess before tho) so I won't judge them for that but I had to have someone snake the lines last week to get it to work when she pays rent and it's got the same issue because they are too busy basically when she called they told her "sorry it's a big job" no we have to go pee at the neighbors it's against a law and they should be held responsible for this can't shower at her rental or use the toilet the floor tiles have come off from the floor being wet so long it's now moldy and she's reported this to them I have to them and they said "sorry it's a big job" sorry that it's a law to have a working bathroom! And they are still charging her rent if they didn't charge her rent until fixed maybe it would be a different story but 1k in airport for this ?! Id suggest to go to Stanislaus property management they are professional and never leave someone without a toilet this is not ok they haven't even called my mom back since last week when she said the floor won't dry and it smells like a septic tank inside her rental thats toxic to her health my moms too nice to sue and I'm about ready to help her figure out the legal process because this is a health hazard and same to that septic tank no lid. To the owner ditch this company it's ridiculous to have them tell my mom it's a big job it's a big law suit... I'm done being nice about this issue my moms health is important Edit today 5/6/23 I only used this check in because idk what the hell else to do I hope anyone wanting to rent sees this due to this company haven't had plumbing at my mothers rental for a month it's 4am her toilet overflowed without her using it I'm fucking done this is toxic I'm so mad and I'm suing you guys not to mention no lid on a septic tank!!! I fell in a few days ago smh worst ever company told me "it's a big job" my mom just drove to arco at 4am to pee she had to go once she heard all the noise and got up toilet had brown water coming out for no reason she didn't flush just happened see you guys in court

People reading the reviews should pay attention. This company's 1.6 rating is well-deserved based on the dishonesty and unprofessional behavior I experienced. The way the owner replies to negative reviews is embarrassing for a business. Rather than taking accountability, they respond with hostility and excuses. The owner responds to criticism with false claims, including saying something took 'days' when it was literally one day. I wish I had checked the reviews before I briefly signed with this company -- it was a big mistake on my part. New homeowners and tenants, be cautious. Don't make the same mistake I did.

They won't even give plumbers access to the property to fix things. Even tho, they have a key, they won't use it to assist you in anyway. Only for themselves. Oh and they are nice. They politely don't solve your problems Oh and it's very convenient that the "business owner" can comment but you can't reply. Asking me which property I live at why?! So you can discriminate and make sure I feel the consequences about being truthful about your business. How about solve some customer complaint issue instead of being so combative in the comments.

Her low level people skills are enough to eventually destroy a business! With that said, this woman is so vulgar and rude, she loves to speak over you, lie, request fraudulent behavior to get approved and then laughs at you when you are speaking! I assume she is in her 50's, but speaks like a 15 year old teen... We applied for a home, she was not satisfied with 10 years of documents and was requesting more information. Though we were happy to get that information, her behavior made us back out! She said "I'm used to people ghosting us, we have many applicants for this house anyway"! So I said matel is a scam, they are taking multiple $45 application fees for the same home, taking peoples money and keeping it for profit with no services rendered! She became very angry and said "we only had 8 applicants do that place" so I quickly responded with 8x$45=$360, if no one can live up to your ridiculous request that's what your company pockets and that's a scam!! She started screaming and having a tantrum like a child who got their tablet taken away!! I'd do business at LPM or any other place! If you are listing your homes with Matel, please know you choose to support this awful woman's paycheck!! She's that terrible!!!

Applied for a rental with Matel Property Management and the process was a mess from start to…read morefinish. Paid four application fees, provided all documents (even had a highly qualified co-signer), yet they took over a month with no clear updates. Was told they were "waiting on me" when I'd already submitted everything, then denied with vague "inaccurate information" and no explanation. They never answer the phone number listed on Yelp or their website -- if you ever apply, the only number that got me through was 209-315-4797 (they called me from it when I first applied). But honestly, my advice is to stay away. The way they handled my application showed a complete lack of urgency, communication, and professionalism.
