I've dealt with many staff members for many different reasons over the past few years, but the one I've been dealing with most is Ron Rodriguez. He is soooo quick to respond and also very knowledgeable, which I appreciate. New tenants always have lots of questions, and I don't always have the answers. Ron is just at your fingertips. I am one of the original home owners for Benicia Highlands since 2007. I had a horrible experience with CJM over the Christmas holiday 2021 regarding their vendors for a broken water heater through AT Mechanical. AT Mechanical ignored the request from my tenant to fix the heater, during the cold of winter none the less, for THREE WEEKS. The HOA did not assist, I hired another vendor who fixed the issue in 24 hours. The president was not helpful at all, very check the box exercise for my request to do the right thing to request a rent credit evaluation for my tenant. May 4th is when they provided that feedback and decision, what a joke! There needs to be better regulation for this HOA, we pay almost $500/month for a pool and crap support as home owners. read more

cjm is a nightmare! run like hell from cjm! if you have them, best yet, find a responsible, efficient, ethical company that hires responsible employees! a company that informs you when they shut off auto pay! i'd been requesting auto pay be stopped for over a year! i didn't expect them to do anything! their usual m.o.! they are an abusive horror of a business! the employees are reckless, or uneducated or to lazy to pick up a phone or they just don't care what they do! i've lived there 35 years. i have never missed a monthly dues payment, until i asked them to change me from auto pay to i'll pay them from my personal bill payer. i wanted the change after dealing with the office staff who manages payments. they were a rude, flippant horror. i didn't want those employees anywhere near my bank account. no response for more than a year! i'd call to speak with the billing staff and i was blocked! "she's working on it", "she can't come to the phone now". i stopped calling b/c i got sick, was busy with treatment. out of state treatment. my insurer didn't cover the best treatment, it was to new! i was gone for long periods of time, out of state. in nov. or dec. i called them again! left a message to stop their auto pay and i'd replace it w/mine. no response. until last week when i got a letter from a bill collector and a lien on my property!!! cjm did not notify me they had stopped auto pay! nothing! not a call or note! nothing!! the lien notice was the only notice i got! months after they made the change! i called billing, left messages. to date no one has called me from cjm for over 1.5 years!!! no notice of the change, no response to any calls i made. the whole thing could have been handled w/a 25 cent phone call a few minutes setting up my own bill pay!! not w/cjm! they made my life a living hell, cost hundreds of dollars and maybe screw my credit because their billing department did not notify me of the change!! obscene, negligent behavior by cjm employees! abusive, negligent, do nothing staff and company that i have been paying monthly for 35 years!! i paid an obscene amount to their bill collector a week ago. the check is cashed and in their account! all of my computer access is still shut down/blocked by cjm! i can't pay a bill w/o that information and the office staff won't give it to me!! abusive hell on earth by an abusive, nasty company! run like hell from these monsters! nb: i have paid them on time for 35 years!! never missed a payment! now, i have to hire a lawyer to deal with these horrors from hell! i've been looking for a new home. to get the hell out of this once lovely place, now looking unkempt! thought i found one, but!!! cjm manages it also! i want nothing to do with this horror of a "company" and it's hideous employees! nb: there are 2 male front desk employees. one is new and he is helpful and kind. the other male employee is also great! he has been there a few years. they a both problem solvers and do what ever they can to help members, and they do all the work. the rest of the employees blow members off as quickly as possible! their only goal is to get rid of you! they are not interested in helping anyone! the company (cjm) is dangerous and will try to squeeze as much cash out of you as possible! i live alone. i have no family. my h. is dead. he was the president of the board at quiet harbor years ago. when this place worked and was beautiful! now it is expensive hell on earth! now i have to pay a lawyer to deal w/this hideous business, cjm! run by a horror of a staff! cjm is a disgusting, untrustworthy horror from hell. ditto for the huge majority of their staff that works here! owners! be careful, be very careful. i'm getting out of this hell on earth as soon as i can! unless something drastically changes. watch your wallet! my lawyer is also charging them with financial abuse of an elder!! isn't that lovely! if you buy here, you want to make sure to die young!!! read more

CJMASI was busy sitting on almost 4000$ of my funds which I paid by mistake. When I asked them to investigate, the reply was not germane to my ask. Instead "Let me know if I can help you with anything else". I let that slide by. It is 3 weeks now, since they sent me a refund. They are not providing me with status updates. Their arrogance is unbelievable. They do not check their emails on Fridays and weekends. How difficult is it to deal with urgent issues (which takes few seconds to resolve) by checking their email on their phone? The HoA BOD member was supposed to sign off on the reimbursement request. Something which should take 5 seconds. CJM can't even influence the HoA BOD member to do this simple ask. I am spending hours just following up with these indifferent folks. Such utter insouciance! Can't believe these people are in the Customer Service Business. I am glad my HoA showed them the door out. We have a new HoA company. Phew! read more

This is one of the worst associations to manage your property. I've had multiple issues since purchasing my condo 6 years ago and they don't seem to care about anything but increasing the monthly HOA. We don't have any amenities and it's still going up - started at $460 and now its $760. I do not think it is unreasonable to ask that you not train yet another new person after we went through this with 2 others. As a customer, I am upset that you chose to do this. That's my prerogative as your customer. So in MY experience with your company there has been LOTS of change in management. -1 star. You: "Perhaps you've not taken the time to sign up for the site?" In my review, I said: "...it was revealed to me that they run 2 separate portals, one for accounting and another for general issues." So when you asked about "the site"? Which one, this one: https://cjmassociationservices.opt-e-mail.com/login/ Or this one: https://portals.cjmasi.com/ Because I have two logins, one for each portal! So that when I change my email address in one portal then I have to change it in another because you can't just run ONE portal. You: "We have a fully functional website through which all communications to the HOA can be made." Which one is fully functional? You have two. So the menu and/or form where I submit an architectural application is in which site? Oh, right that paper form, not available as a web form in EITHER web portal. So I guess not "all communications" then. Cool. You: "there may be some paper forms provided, at the Board's request, for the convenience of the ownership (since some long-term owners don't even have computers)" Surely you jest. It's for "the convenience of the ownership"? Explain to me how ONLY having a paper form is convenient in 2019. This is an excuse for not having a web form, which can be created relatively easily even if you're not a web developer with something like Wordpress--to capture input from a computer, tablet or smartphone. I know it can be done even with PII restrictions because I've done it and am not a web developer. The paper form and a web form would not be mutually exclusive--why not have both? Oh it's at the "Board's request" then? Name the board member who requested it. I'll wait. -1 star for missing quality of life improvements and for making excuses. The PDFs work fine but anything with the .doc or .docx extension seemed to be partially or fully corrupted, either asking me to pick an encoding type (UTF or rich text format, etc.) then producing a largely garbled document or outright telling me the file was just corrupted and could not be opened." I thought it had been taken care, but after dealing with it for nearly 2 years I realize it still needs attention. Some documents are not there while others are just mixed up..." On Jun 2, 2018 J. Aug 17, 2017 - I've called Mr. Boone twice now and left a VM message asking about the status of our screens and also for a written description of the paint color so that I could check it out. Response time is.... let's say, I'm still waiting for one from the manager of the property ai live at going on over 6 weeks. These are covid19 times and using it as an excuse into month 4 of the pandemic gets old. I can no longer provide empathy in this situation as EVERYONE has to work with what they got during this pandemic and like my work environment, its been full throttle during these times. I have had professional experience working alongside many Property Management companies and CJM has never failed to exceed their duty. No matter who I have worked with, including Managers and Customer Service, I have yet to hung up a call nor walked away from an email feeling as if things were unaddressed or worried they would not get completed. This year I have worked regularly with many managers and customer service reps at CJM. While they were all fantastic, the majority of my experience has been with Dorel Ilovan, Ruben Mariscal, Stephanie Vargas, Jill Davies, Breanna Krumins, April Ham, Francesca Disbrow, David Boone and Jamie Okazaki. I would highly recommend each and every one of them for the own expertise and high qualifications. Property Management is a hard line of work and things can often get hectic. Francesca Disbrow Working for a management company is not an easy task. Managers, at times, oversee various communities and staying "on top" of all the requests and various needs of each community can be quite challenging. I have worked with several management companies over the past a years, and can truly say that CJM does very well staying "on top" of their request. I am the president of my HOA, and we have been using CJM as our property management company for a couple of years now. Despite their friendliness, they have made a few costly mistakes, for example: - last year, we had a mainline sewer backup that damaged 3 units. The property manager told us this was covered by our HOA insurance, and she had their vendor remedy the issue and renovate the units (she did not bother with a bidding process either for the renovation). However, she was wrong, and this was not covered by our insurance. We ended up paying $87,000 out of pocket. CJM never apologized, and never offered to use their errors and omissions insurance to reimburse us. - earlier this year, their accounting department submitted the same bills twice for reimbursement. Had I not caught that mistake, my HOA would have lost another $14,000 or so. - recently, there has been an instance where water damage in a resident's kitchen was considered as the HOA's responsibility by the property manager, but when we talked to the plumber who fixed the issue it was clear that this was the resident's responsibility. And there go another thousand bucks or so. Overall, CJM does not seem very good at managing their customer's money. Note that considering that their managers handle 10 or 11 HOAs, it's not surprising. Each HOA probably gets only a couple of hours of attention per week. The result is that emails or phone calls often remain unanswered for some time and you need to constantly remind them. As a result, some of our residents got impatient and became quite rude with the property manager. Because of this, allegedly, CJM decided to just terminate their contract with us. Jason Marquez, the president of CJM, keeps bragging that he has been in the business for 30 years. Apparently, in 30 years he has not learned how to deal with difficult residents without quitting. CJM terminating their contract puts the entire residence in a difficult situation. Overall, I found their behavior unprofessional. On top of that, they charge more than most management companies, because, and I quote, "you get what you pay for"... read more

I have worked with CJM as our property manager for a number of years and found all the associates of this company to be responsive, knowledgeable and caring about our association property. Charlene and Joe Marquez (CJM) helped to educate our board about some of the challenges faced by HOA boards in CA. The one thing I will say is that the management company is powerless without the commitment and support of the HOA Board who are ultimately responsible for hiring the management company and measuring and monitoring their progress. CJM has been our management company for a few years now and they go above and beyond the call of duty to work with the homeowners and the board of directors. I am an owner and a board member, but also a retired real estate broker. That is how I found them, as a realtor we find most HOA's very hard to work with. But every transaction I had where CJM was involved went smooth and closed quickly. I also worked with them with one of my husbands rentals and I was so happy with the responses, they always returned our calls and took care of problems in a timely professional manner. I've worked with a few of the managers and staff at CJM Association Services for a couple of years, and I can say without a doubt that they are amongst the most professional in the business. My most extensive experiences have been with Tawni Hughes and Robert Gonzalez, both of whom I would rate as immensely capable and adept at their craft. In working with many other management companies, it does seem at times like managers can 'go through the motions' and not put the extra time and dedication into their position. Both Tawni and Robert care, which is evident in the consistently high quality of their work. Managing community associations can be challenging to say the least, but CJM seems to have a great team of managers and staff in place that sets the bar high in the industry. I take my hat off to CJM and its owners for putting together such a superb team of professionals. I have been holding off on writing this for quite some time now. But now is the time to express and give my opinion on cjm management. Run as far as you can.  As a owner of one of the properties that they oversee, it has been nothing but a nightmare with cjm management. If you're looking for a robotic company to oversee your property and have no compassion or no understanding or not being there for the customer then you have come to the right place. I have lived at my current property for 4 years now, I have watched the board and cjm management act in very biased situations. I have watched Jamie Okazaki CJM, and Carol HOA President who approves for projects, and has no understanding of what's going on , and ask the management company explain that to me, and ignore other board members and not be inviting, CJM Management gives those members the support. This is something that I want no part of, so therefore I am selling and moving. I will be sure that my next residence will not be overseen by cjn management. I'm sure I'm just adding to one of the many complaints that you have received take care and goodbye.  This is another review listed below. He is so right had to share as well.
