This, despite us having a strong credit history and stable, reliable jobs. It's absurd--they deliberately use a less common version of credit scoring, completely different from what's shown on platforms like Credit Karma or even used by most major credit card companies. I rented a property in San Ramon, managed by American Property Management and had a great experience working with Walt Welti. He was very quick to respond to the maintenance issues that I reported. I remember reporting a plumbing issue on a weekend and when Walt could not find a plumber, he actually came himself to help take care of the issue. There was another time, when our microwave stopped working and needed to be replaced . When we ran into delivery/installation issues, Walt himself drove over a 100 miles (on a Friday evening) to pick up a microwave from a far away Best Buy (that had the microwave in stock), so that we could have our microwave installed the next day. Overall, he went above and beyond, many times...to make sure that I was taken care of. I am really disappointed about this place. If you want to rent from them think twice before sending an application out and pay them to run background check. They could be a stellar property management company. But for leasing part, they make money like scammers. They first ask you to pay 45 dollar for background check per adult in a family, and let you wait for 4-5 days, then tell you that the other candidate had above 800 credit score and higher income so owner selected them. Before screening a tenant. You can get basic information like credit score and income and talk to the owner which tenant to select for background check, so bunch of people don't have to waste 45 per adult in a family, only to find out there is someone with higher credit score got the house. In the meantime, American Property management make the quick buck in between. They don't have any inventory, 1 house per month, maybe, no other rental options to select from. So basically, if you are a family of 2,3,4 adults, you pay hundreds of dollars for background check only to find out they scammed you. Beware of this and know that you apply have high chance of not getting anything. This part of their business is a SCAM. read more

I am an owner and recently attempted to have this company look at our property in San Ramon. When the agent showed, he took about 3 minutes to review the property and deemed it not worthy of American's "quality standards". This was fairly amusing to me as I own 3 other rentals and am pretty knowledgeable about what constitutes good condition and what does not. The previous owner had card for the house very well, the plumbing & electricals are upgraded. Not the highest end decor, but clean and functional. Long story short, he turned around, muttered a few excuses about the company being picky, asked no questions, and left. It felt like I was the one who set up a bait & switch. The thing that he focused on was the backyard - which had been let go by the prior owner, but which clearly could have been rectified rather easily - in fact in general it is the easiest thing to rectify in rentals since it doesn't affect habitability and is mostly about curb appeal. It was baffling because the thing that I still fail to understand is it would have been easy to say that the backyard clean-up / condition was a precondition to servicing the property. It's pretty clear that there is either a inherent bias towards high-end or immaculate properties (either that or possibly some other personal appearance bias) - in which case it's the absolute minimum of work for them for maximum gain. It seems awfully doubtful that this company will do more than the minimum and try to avoid extra work atall costs. Caveat emptor. read more
