I cannot recommend Valley Premier Property Management and Jeremy Irvin highly enough! We lived in…read morethe same rental for four years, and throughout that entire time, we felt incredibly lucky to have Jeremy as our property manager. What sets Jeremy apart is how exceptionally responsive and dedicated he is. No matter the issue, he is always on top of it immediately. He is not just a professional; he is a truly kind and wonderful person who genuinely cares about the tenants' experience. Another perk of working with him is the fantastic team of contacts he maintains. Whether it was a quick fix from a handyman, a plumbing issue, or something requiring a general contractor, Jeremy's team was always professional, efficient, and reliable. It gave us such peace of mind knowing that any maintenance would be handled quickly by top-tier pros. After four years, we were sad to leave and will miss the seamless, stress-free environment Jeremy provided. If you have the chance to work with him--whether you are a renter or a property owner--take it! You won't find anyone better in the business.

I had to do a quick move across the country and needed a property manager for my home in Dublin…read more Ben is local, and I wanted someone that was familiar with the tri-valley area. From the beginning, Ben has been responsive to all my questions/concerns and has always been honest and upfront about what I needed to do and what I should expect from him as far as costs and services. He was able to find tenants within a few weeks and kept me updated on what was going on every week. His costs are reasonable and comparable to the other property management companies in the area. If you need an honest property manager with no BS, I would recommend Ben. I've been on the east coast for 2 months and everything has been great.

And he told us that he could manage the property for us. He told us he had a cleaning crew, wanted to do a walk through with us and then have us sign a contract. Since we were already overseas, I asked my agent to contact him and scheduled the walk-through with him. My agent drove all the way from Albany to meet him for the walk-through. He seemed nice and respectful during it. However, right after, he said he had to turn us down because he's too busy and he just signed up some new clients. If he had let us know earlier that he was too busy to take us, that would have been completely understandable. However, he did it in such unprofessional way where it just wasted my agent's time.

They were issues he created upon himself. Although the association was not always able to clear up the matters I tried to help my seller with, they were the most helpful team of people I have dealt with. Each time I called into their office they would take the information I had questions on and present. Some responses were favorable and some were not. Again not due to the association. In addition I most say they were always available to assist me. I can recall several times April missed her lunch break to help me over the phone. She did not have to but she did. I really would like to thank each of them in their Livermore office for everything they did to help me and the seller. Cassandra Chambers, Broker and Owner Like Home Realty, Fairfield, CA.

They held us hostage from the moment we gave them the notice that we were terminating the contract. Dear Lydia, We are in receipt of your message indicating that your company will not release Association records until outstanding invoices are paid in full. We must remind you that under California Civil Code §§ 5210 and 5230, all books, records, and documents belong to the Association, not the management company. Withholding records -- including financials, contracts, owner ledgers, governing documents, and access credentials -- impedes the Board's ability to fulfill its fiduciary duties and may be deemed a violation of state law. Any billing dispute should be addressed through proper invoicing and collections processes. It is not appropriate or lawful to withhold Association property as leverage for payment. We are formally requesting that all records, digital access, and physical property belonging to Livermore Northwood be transferred to xxxxx Management no later than end of business, April 2, 2025. These documents are imperative to our ability to fulfill our responsibilities to the Association and ensure continuity of service for the residents. We sincerely hope this matter can be resolved quickly and professionally so we can all move forward in the best interest of the community. We are sympathetic to your desire to be made whole, and as the new managing agent, we want to assure you that we will work with the Board and make every good-faith effort to help resolve any outstanding financial matters -- including the $680.60 in question. However, the way this situation is being handled is not only detrimental to our ability to do our job, but also involves the withholding of Association property that does not belong to your firm. By blocking access to critical records and resources, you are actively hindering our performance, which negatively impacts both xxxx and the community we are here to support. All of this -- over a balance of $680.60 -- is creating unnecessary disruption. This can often feel like a small industry, and we often cross paths as colleagues. Transitions like this should reflect professionalism and collaboration, not obstruction. We sincerely hope we can move forward in a way that honors those shared standards. Finally, we were disappointed by your statement that your firm will no longer respond. Open, professional communication is essential -- especially during periods of transition that directly impact community operations and resident well-being. We hope to resolve this matter quickly and without escalation, and we look forward to your prompt confirmation of the record release.

I highly recommend Sarah Garcia and Best Property Management on Mission Boulevard in Fremont,…read moreCalifornia. Sarah rented my home in just two weeks to highly qualified tenants at a rental amount I was very happy with. Throughout the entire process, she responded to all inquiries promptly and professionally. She also handled a neighbor's complaint regarding my tenant's barking dog with tact, courtesy, and professionalism, which I greatly appreciated. When the water heater needed replacement, Sarah arranged the installation quickly and efficiently without unnecessary delays. Another thing I value is that my rent payments are consistently conveyed to me within the first week of every month. Sarah maintains a highly polished and professional demeanor and appearance, which inspires confidence and trust. The rental agreement is lengthy, but it thoroughly covers virtually every issue that could potentially arise, which I found very reassuring as a property owner. Overall, Sarah Garcia and Best Property Management have provided outstanding service, and I would absolutely recommend them to anyone looking for reliable and professional property management in Fremont.

Sarah Garcia was super friendly and responsive at first, but her attitude and lack of responsiveness was extremely dissapointing once we were locked in to using BPM's services. Sarah suggested renting our house for lower than market rate. There was a bit of a power struggle and we ended up meeting in the middle, but in retrospect, it could have easily rented for more. For some reason Sarah made the lease term for the tenants less than 1 year. We noticed it when she did it, but didn't care because we knew we might try to sell our property again in a year and it would work out better for us to have the tenants leave a little early. She reached out to us about 6 months into the lease to see if we were going to renew it, and when we said no, things started getting a bit hostile. She began advocating on behalf of the tenants, stating that it's unfair they didn't get to stay a whole year & that they're struggling financially and we should have a heart. Really? What happened to being a dual agent?? BPM is supposed to represent both owner and renter. We felt completely bullied, and once she realized we weren't going to use BPM to sell our house, she refused to let us access the property for any reason. Things escalated to the point where I contacted the owner, Dustin Ventura. He is completely useless. He said he would reach out to discuss our concerns, and he never did. What I learned though, and if you're a homeowner - BEWARE, BPM will not let you onto your own property once you tell them you intend to sell it after the tenants move if you don't use their agents to sell it. I do not recommend Best Property Management. When the tenants underpaid the rent, I'm the one that caught it. BPM didn't even notice. This was a horrible experience, and so stressful. Sarah only responds when she wants after she gets you to sign the contract, and she's very condescending when she doesn't get her way. After she did her "thorough" move out inspection and gave back the entire deposit, we noticed a hole had been punched through one of the walls and plastered over. There were things she specified in the lease that were to be the tenants responsibility to upkeep, and when they didn't, she said there's not much that can be done to hold them accountable. Really?! What the heck is the point of having a lease and paying for management services? We ended up spending about 5k to rehab the front and back yards after the tenants destroyed them.
