Property manager Mohammed Nadeem walked my father and I through an incredibly stressful time in our lives. My parents had to move from their rental home of 16 years with a deadline. They are elderly and my mom has dementia, so this move was one of the hardest things we had to do. My first communication with Mohammed was by phone when I called to inquire if a rental house was still available. He told me that the property had just been taken. I was disappointed because the ones we liked kept getting snatched up just before we could get to them. He explained to me the laws of rental applications in CA and how you had to get yours in first. He took the time on the phone that day and taught me the name of the game. The property that I was interested in for my parents ended up having issues with their application, where it was looking like it might fall through and that we may have a chance on renting it after all, so Mohammed reached out to me. With the knowledge that I had from what Mohammed taught me before, I was able to get my parents's application in first for this house, even though we had competition, and we ended up renting it! That sounds simple, but really it was about a month long of ups and downs of will the other application really fall through and we have a chance or not? It was an incredibly stressful month! What I really appreciated was that through this time, Mohammed was always updating me on the situation. He was very timely in his responses, never making me wait long. He basically held my father's and my hand through this very stressful time. I also appreciate that Mohammed is an educated communicator. He speaks and writes English well, which is nice because I see less and less of that these days. "WORST PROPERTY MANAGEMENT" should be the name of this company. We used their service for 3 years to manage our property in Livermore and regret it. I'm writing this review from an owner's perspective and prospective owners, please review this carefully before hiring this company. TLDR: Hiring this team adds 2x work and additional costs than managing the property without them. 1. Lack of Professionalism: We wanted to sell our property mid way through a lease and negotiated a deal with the tenants to move out early. Robert approached us with interest in being our listing agent, however he lacked the experience for such transaction. We shared sensitive information with Robert regarding the property sale and he used that to threaten us should we not hire him as listing agent. We went with another agent who was professional and Robert talked to our tenants to sabotage the negotiation process and made sure the tenants stayed toward the end of the lease, which delayed the sale of our property. We were forced to fire Robert's services at this point and manage the property ourselves until the end of the lease to manage the property sale without complications. 2. No management with repairs: All the contractors / companies they recommend for repairs come at 20-50% higher price when compared to the quotes we received on repairs for landscaping work, fence repair etc. For that reason, we had to manage the property repairs by commuting a few hours to the property, every time there was an issue. In addition to this, they failed to co-ordinate timeslots with the tenants even when we agreed to inspect and repair. This required multiple follow ups with their company. 3. Rent price mis-aligned with market: The rent price they recommended was too low. Initially we didn't bother about this, but they recommended keeping the rent flat over time. The implication is that owners lose money over time and tenants will not be ready to move out should you decide to move in / sell the property. The rent price tenants quoted when they moved out for similar property was 8% higher than the rent price in contract. Add to this, you are paying additional costs to the property management company too! I still had a few months left of my lease and let him know I'd probably miss this opportunity. A month later the property was still listed so I contacted Mohammad again to tour the property a second time. I requested to be the only prospective renter so I could thoroughly inspect and view. Mohammad did grant this request and kept me appraised of any others who might be showing interest. After speaking more with Mohammad, I let him know I was extremely interested but still had two months on my lease. We were able to negotiate pricing from the owner in order for me to fill the rental in 30 days. Fast forward and I just got my keys to my new home! I'll be fully moved into the property in a week and there have been a couple issues with last minute repairs upon move-in but Mohammad has been in constant communication to keep me updated. Property managers can sometimes be non-responsive and that can be so frustrating but Mohammad has been on top of communication. This has made the transition so much easier and given me peace of mind!
