Subject: Discrimination and Unprofessional Conduct in Denial of Housing Application - ACL Properties I am writing to express my deep disappointment and concern regarding the treatment my disabled father received during his recent housing application with ACL Properties. On August 5th, I assisted my sickly and disabled father in applying for a three-bedroom home listed at $3,695. His housing voucher covers $3,495, and my brother and I--both full-time working professionals--had planned to cover the remaining balance without issue. We were told we would receive a response within 3 to 10 business days. However, after the stated time passed and we heard nothing, I followed up with several calls. Unfortunately, not a single call was returned. Eventually, I was able to get through after researching a different contact number. To my dismay, I was told--without much explanation--that the application had been denied simply because I had contacted the office directly for an update. This reasoning is not only unacceptable but also raises serious concerns about the fairness and transparency of your process. Also the representee told that I will usually hear back 3-10 business day on recording after send messages for return call backs or updates. HERE IS THEIR RESPONSES As someone who has worked in property management myself, including as an Assistant Manager and later a Property Manager, I can confidently say this handling was unprofessional and potentially discriminatory. My father's need for a three-bedroom home is tied directly to his health condition and care plan. He lives alone and requires daily support from providers and me, who serves as his live-in aide. Denying his application under these circumstances, without proper communication or consideration of reasonable accommodations, may violate Fair Housing and ADA guidelines. This experience has left us feeling dismissed and discriminated against. It's disappointing to see such disregard for applicants with disabilities, especially from a company involved in housing--a basic human necessity. I hope ACL Properties reviews this case and takes steps to improve how applicants, especially vulnerable ones, are treated in the future. By the way it still on the market. I applied for a home on 10/20 after completing a tour. While applying I read the process would take 2 weeks! That's ridiculous to be honest. While I did wait, I checked online and the property is no longer available. I called and asked why wasn't I notified. The person I spoke with was kind and assured me I should have received an email. While he was gracious, and I appreciated his compassion this has been the only management company that makes you wait 2 weeks. I also read some of the reviews after I applied and realized I shouldn't have wasted my money with this company. I called the office to inquire why I was told the property isn't available and why it's listed again????? The person I spoke with was very understanding and said she'd pass my info to a property manager, who I'm sure will not call. This feels like a scam ya'll...... just saying!!!! read more

With Charles, I never had to worry about a single thing. All issues from tenants were taken care of promptly including finding the right kind of tenants in a rapid manner. What sets Charles apart is that he doesn't just do what is bare minimum for the job. He goes above and beyond - like finding the most affordable but reliable handy men, vetting the renters properly and thoroughly, suggesting when making certain repairs could lead to asymmetric rent increases (this was big for me!), coordinating and taking care of everything between repairs and complaints with just the right amount of communication with me without overwhelming me, upkeep between tenants, etc. I will be engaging Charles again next year if I end up buying another property. 1st I do not even think it's legal for them to even be commenting on my personal information like credit and if anything it is highly unethical. His employee John is the one that told me that they don't do regular credit checks and they do their own kind of search. In response to that I sent a screenshot of a report another property management company pulled just two days before and sent me (as required by law) to show them that's the score they pulled. Hardly fraud like this clown wants to say. 2nd as stated in my review I reached out to Charles to see if he could help but it's is obvious that he ignored a prospect in need of help from his abusive employee. I asked several time for a managers contact info from John and he flat out refused. As one professional does I reached out to him on LinkedIn to see if he could help. Through that search I was able to find his WORK email not his personal one as he lied and stated. It is clear this is not a company you want to be working with. If anyone is committing fraud and lying it's these people. Reviews are so consumers can post about their experiences without being retaliated against by the company. Lying about what happened and commenting about my personal information is wrong and maybe even illegal. I've taken screenshots in case they try to take it down and I will be reporting that as well. I called twice lol TWICE and as previously stated it was not for status. They just expect to take your money and leave you hanging for 2 weeks while they take many others money too then select whoever they feel like they want. I have no problem putting the email I wrote this idiot here. In no way did I tell him why I should get the unit. I asked for his help because his employee was clearly going to go out of his way to pass us over and discriminate. Funny thing is we actually ended up finding a way nicer place with a more established professional company and we qualified with flying colors. A deposit that was 3600 less than the one they were charging at that. You can take this review and a clear retaliation how ever you want but if you decide to hire this company or rent one of their properties you will have to deal with these two. To call me a poor quality applicant is just a comment on how this company is a scam. Me and my partner make over 4 1/2 times the listed unit , we have EXCELLENT rental history, can more than afford the listed unit. As for credit we fell short but we have zero debt and can more than prove our abilities to afford and care for this unit. Johns words was they cared about credit last and income matters. This has to be the most unprofessional property management group I've encountered. I submitted an application for a property, in which they say takes 1-3 business days for an approval. Then once the 3 business days is up, they tell you it takes up to 7 business days. I called to follow up, and spoke to 3 different customer service representatives that were all extremely RUDE.! Rhey, whom I spoke with first told me I needed to keep waiting and to stop calling in to follow up. Maui, whom I spoke with two days later, refused to give me a managers point of contact and hung up in my face... after calling back, I spoke with Jennifer who also refused to give me a point of contact and had me on hold for 20 minutes just to ask for my number and tell me she would have someone call me. Terrible customer service, and as a property management group I would expect a higher level of professionalism. read more

Terrible! I called to hire ACL to rent my property in Hayward. The gentleman (I believe name is Charles) promised to email me some docs to go over before they start. Nothing happened. After a week I called and spoke to a lady who told me she will relay the message and have him call me or email me. Nothing happened. I called again and after I stated my frustration, I realized it was an answering service so I told them forget it. I think he disregarded me when I asked if they can rent the place and charge whatever they wan but leave the monthly management to me. He said they do that, but apparently it was not too appealing for them to work on it. This is unprofessional and not the type of people I want to work with, let along trust my property to. Now, I am working on hiring another company which I ended up agreeing on giving them the monthly management fees after they showed me their professionalism an explained my benefits in doing do. I just with I did not waste my time with all the calls but hey better than getting involved with them. Just notice how many times you get transferred between calls as if they want to monitor who is calling to decide if they want to answer or not. This by itself is a red flag to me. read more
