My wife and I just withdrew our application to rent a property being managed by Aapex Management. While the staff (esp. Raquel) was extremely responsive and quick to review our application and provide answers to our questions, and while we loved the property and our application was approved, it was ultimately the leasing agreement (and management resistance to making concessions) that caused us to withdraw our application. The main thing that gave us pause was that, at least for this property, Aapex was exempt from rent increase controls. This means there is no limit to how much or how frequently they can raise the rent. Along with that, the lease lays out that for the renter to terminate the lease early, the renter will have to pay the equivalent of 4 months rent, plus another $300+ for various fees (re-keying, paperwork processing, etc.). Ultimately, this means that if Aapex decided to raise the rent beyond what the renter feels is reasonable, the only recourse for the renter is to pay 4+ months of rent, or continue renting at the increased rate for the rest of the lease. Everything was going great. Up until I never got a screen door like all the other units, when I decided to move out after 1 year. My deposit of 1.5 x's the rent was completely kept and they also are trying to charge me an extra 2k. How do you break a stove? They are making me completely replace the floor? I've been renting from Aapex for only a week or so but so far, everything has gone very smoothly. My application was quick to process and move in with key pick up was simple. Filling out the proper agreements, forms, etc. was incredibly simple as well. The property manager Raquel is incredibly helpful, communicative and responsive and all of our questions have been answered or needs met right away. BEWARE- NO CUSTOMER SERVICE AT ALL. other than taking your money and signing contract to protect themselves, they do not care about their tenants. I lived at a property for 2 years- our lease was for 1 year and after that turned into month to month, but at anytime the landlord had the right to kick us out if they wanted to sell etc. The carpet was given to us supposedy steamed cleaned, however they were grey marks along the edges of the carpet and along the walls. Even the light switch had dirty marks, that they did not bother to clean! After 1 year and 6 months, the owner of the house decided to sell, but told us not to worry about moving out However they wanted to show the house unattended and no one would be liable if our stuff went missing. Therefore we decided to move out, finding out that we were demanded to professionally clean a good condition carpet. We have just carpet cleaned 4 months prior. And the carpet cleaner we had to use had to be their preferred vendor. I could not find any line in our leasing contract about carpet cleaning. The representative was 45 minutes late to our pre-move inspection and admitted she forgot! While there, she was really vague on what to fix but just said that as long as there are no major damages, it should be okay. I would never rent from them again. read more

If I could give ZERO stars, I would. Mr. Carlson responded with a nasty-gram to my last post, so here is my response: So, I decided to take Mr. Carlson up on his offer to move. I wonder if the owners know that he is running off long-term tenants? Thanks Mr. Carlson for the encouragement!!! I'M MOVING!!!! And I can't be happier. As a matter of fact, you were my inspiration to purchase. Now I'll no longer have to deal with property management offices like AAPEX ever again. Just read your response to another Yelper who gave your office a negative review, stating "We are now doing pre-moveout inspections of all of our properties so that we can make all tenants aware of anticipated expenses based on the condition of the property." LIES!!! Just wanted to make other Yelpers reading this review aware that I had a pre-moveout inspection today by Tekia, and guess what? There was no anticipated expenses quoted to me. In fact, she told me she wasn't sure what the office would be charging back for anything. For instance, I specifically asked if the carpet would be replaced that has been on the floor the entire 8 years I've been here. Should be replaced for any new tenant coming after me after 8 years. She's the pre-moveout inspector, but she didn't know if I would be charged back to clean the carpet or if they planned to replace it. I'm sure it'll be replaced, but I know they will try to send me a cleaning bill for the carpet. After 8 years, this is normal wear and tear and should not be a charge-back. So, again I'm dealing with an incompetent staff. There was no anticipated expenses quoted or a pre-moveout form left for me to review or sign off on. She said very little to me during the inspection walking around taking pictures and making note on the templated pre-moveout form on her tablet. So I'm sure they're working up a long list of charge backs after the move for the post-moveout inspection tenants aren't allowed to be there for. She also pointed at the wall where I had a picture previously hung that had an outline on the wall due to fading paint from the sun around the photo asking if I were going to wipe it down? Why would I wipe it down if you're going to put a fresh coat of paint on the walls throughout the space? Other than that, not much was said at all. So, already I see that AAPEX is working up to trying to hold onto as much of my security deposit as possible. I will be ready with video and pictures and if I have to take them to court to get my security deposit, I'll be ready. I just hope they are. I've already dealt with my previous property management company and won. I'm ready to post pictures and video to Yelp for all existing and potential tenants to see how this company works. I've read all the other reviews about AAPEX trying to keep security deposits. Really getting tired of property management companies taking advantage of tenants. We've used AApex for over 20 years to manage our properties. Excellent service! Yearly property inspection is helpful and thorough. Employees are friendly. We have maintained good relations with our renters because of swift actions and advice when problems arise. This is from the perspective of a renter. Before we even moved in, they hit you with $40 per person application fee. (FYI, they really like fees! They have fees for all sorts of things like paying rent at the office instead of mailing it to the bank.) Then they increased the deposit because we only had 3.5 years of (spotless) rental history instead of 4 years. When we finally moved in, the apartment was NOT clean so we had to clean everything before we could even unpack! Moving was stressful enough, but having to wipe down sticky cabinets, vacuum dirty drawers and cobwebs, and find trash that the previous tenants left behind was not the welcome we wanted in our new home! There were a few things that needed fixing and we submitted a maintenance request that took over two weeks to even get a response! None of the windows had curtains or blinds and we were told that they would be installed before we moved in. They ended up being installed over a month AFTER we moved in and it took so many phone calls for it to get done. One positive is one of their maintenance guys, Pepe is really great! But I think it's just the luck of the draw who you get. Once we got another guy who came to fix our closet door. He came late, didn't finish the job, left his tools and materials strewn about saying he'd come back the next day to finish the job, but NEVER CAME BACK. So we had this guy's stuff just all over the closet and a closet door that still didn't work. What the eff!?!? His brother came later to finish the job and pick up his brother's tools. So. Unprofessional. Other renters have also stated that they are really friendly and helpful at first, but as soon as you sign a lease and move-in, they pretty much forget about you and are unresponsive phone calls and emails. It's really frustrating! Finally, when you move out they try to charge you for everything! We had only lived there for about 10 months and they charged us for repainting all the walls and took it out of our security deposit! They claimed we had damaged and marked up the walls until I showed them the pictures I had taken when we first moved in to show all the marks and damage was already there because the apartment was never cleaned or repainted when we first moved in! With the indisputable evidence they refunded the painting charges, but I BET YOU THEY DIDN'T EVEN GET THE APARTMENT PAINTED!!! They just tried to charge us for it and then they're going to try to pin that cost on the next unlucky tenant who moves in! They just try to make up things to take as much of your security deposit as possible! PEOPLE PLEASE DO YOURSELF A FAVOR, DO NOT EVER RENT FROM AAPEX IF YOU EXPECT PROFESSIONALISM OR RESPONSIBILITY. Here is a copy of a complaint writtent to Mike Carlson, the owner of Aapex. What I am unsatisfied with is how he barely finished his responsibilities when he showed up today. First, he was not scheduled with enough time to come to make repairs around here. He was not on-time when arriving to my house for 10 AM. After he was here and basically completed 1 job, he left for approximately 30 minutes and then he returned in a rush. He then proceeded to finish a second job and decided that there was no more time for him to complete everything else. My concern is this, when I have taken the time to accommodate AApex to send this person to make repairs, he should have been scheduled enough time to do his work, because he had several weeks in advance of knowing what needed to be done. In the week prior, I had even spoke to the receptionist in the office to find out exactly what he was supposed to fix. I was informed on about 5 repairs, so Megan should have been aware of the estimated amount of time he needed. He has been here several times, checking on things and taking record of what needed to be fixed, so WHY WAS HE NOT SCHEDULED WITH ENOUGH TIME TO COMPLETE MY WORK HERE????? This is very unprofessional and an inconsiderable invasion of my privacy. I also received a letter from Aapex weeks prior to today's scheduled maintenance explaining what needed to be done. Also, this is a four bedroom house and there in only 1 smoke detector here, and it is located at the back of the entire house, hardly appropriate in the event of a fire breaks out in the front kitchen. I assumed that he should at least make sure this was installed today, but he did not. He rushed off instead to another appointment, as if the work needing to be done here was unimportant. My issue is this: I am suggesting that whomever scheduled the maintenance person should make sure that he has enough time to fix any and most issues before leaving to another appointment because I personally do not appreciate the running in and out of the house I am living in. I believe it is unprofessional and an invasion of my family's privacy to have to deal with this type of activity. The maintenance person was also sarcastic and rude when leaving my home because I asked him to wait and let me contact the office. I'd ask you not to send this maintenance person to my home again in the future. I pay full rent, here, cash money each month, and am not subsidized by Housing, but at times I wish I were because It appears that your staff would do a better job. The maintenance person did virtually little to no work here today, and is expected to return sometime in the future, which I am protesting. There should be enough qualified personnel to handle the scheduled maintenance jobs, because this will only benefit all parties involved to hire more help. After waiting weeks for him to do repairs, why would he not have enough time?? This baffles my mind. I have kept quiet for some time, but still am not satisfied with the practices of your Hayward office, nor the egregious tactics to collect money from tenants at all cost by the same. I thought that I would be happy renting from Aapex but later find that it is more of a burden than a help to deal with personel in your office at times. I would NEVER recommend Aapex to anyone, not even my worst enemy! Within hours of moving in, my eyes began itching and burning and I was having trouble breathing. I couldn't figure out why, the house was filthy, that's why! Evey single heater vent was disgustingly dirty. One even had cat/dog hair in it. I'm allergic to cats and when I showed Aapex the pictures they denied ever having a tenant with pets in the home. I asked that they have the vents cleaned, they sent over some maid, with a little hand vac to clean them....ummmm I mean have the entire venting system cleaned. We then had the sewer back up on us TWICE in one week!!! The company that came out to clear the drain mention to us that there was a large crack in the drain outside and that it needed to be replaced. We moved out within the month! I cannot jeopardize my health because this company is all about making money! They had the nerve to charge us $27.00 to change a light bulb that was out! Good riddance! read more

Very happy today with Aapex. We woke up to a problem with our toilet. It was fine last night and then this morning no luck. I sent in a request around 8am and had someone by 10am from a plumbing company at our house. 2 hours to get someone here makes me very happy. We have small children and the toilet is always in use! I have been renting a property managed by Aapex Property Management for almost 5 years now. Through the years I have worked directly with Megan, Deanna, Jodi and Norberto. It's the little things they do that make all the difference in the world. Megan, the Maintenance Coordinator is an absolute gem. I appreciate her dedication and commitment to providing great customer service as well as her timely follow up and follow through on my maintenance requests. I appreciate Deanna's ability to negotiate changes to the lease terms with the owner creating a win-win situation for everyone. She is a savvy business woman and definitely your go to person if you ever need someone to help you with the terms of your lease. She even called me to let me know that she was going to be in the area and I didn't have to drive to Hayward to return the keys! Jodi is also a no-nonsense; give it to you straight, business woman. The newly added ability to make your rent payments online is a plus! Thanks Jodi! Norberto is always on time for the annual inspections, always finishes the inspection by asking me if I have any questions or concerns and returns promptly to finish any work that needs to be done. All of these are excellent traits but what sets him apart from the rest is his genuine concern for his clients. I still remember when Norberto was scheduled to come by and complete some work on the unit. I was at work when he arrived. Norberto didn't know that my boyfriend was going to stop by the house and pick up my dryer. I can only imagine how surprised Norberto was to pull up to the house and see some guy carrying my dryer out of my garage! He called me right away. He wanted to let me know that someone was taking my dryer. He said the guy said he was my boyfriend. Yes Norberto! He is my boyfriend! It's okay! LOL! How wonderful that you cared enough to call me to make sure everything was okay. In summary, it's the people that make the company and I hope that when it's time to move again, I get to work with Megan, Deanna, Jodi and Norberto. Thank you for everything you have done. I had been looking for a home to rent for several months which means I encountered in my journey many many property managers. Aapex was the quickest to respond and process my application. They answered all of my meticulous questions via phone or email. Once I found a home, they quickly sent over instructions on next steps. I stopped by the office to pick up the keys and was greeted by one of the lovely staff members who reassured me that someone in the office would always be available to help me. My income are 4500$ per Month Verifiable + 1000$ non verifiable my Credit score 730. It looks like That is not sufficient for Aapex Company well I add my wife to apply in conjunction and that way meet all the requirements. After we submit all documents to proof our income I receive the fantastic email of (DENIED APPLICATION) why? why? why? why? My Income 5500$ month plus my wife 2000$ month and 690 of credit score. What a joke. They make it as difficult as possible to rent with them. So many excuses, so many lies. Because I'm independent, educated, successful and young they charged us 2 months rent for the deposit. Then stated we had to pay the full amount to the first months rent and wouldn't receive a prorated rate regardless of the fact that we moved in on the tenth. The house was gross, dirty carpets, moldy blinds, no fan in bathroom, no locks on any doors. All the closet shelving was glued on, and the hanger rack had no support and the entire thing collapsed. Only about half of the electrical outlets work. I'm extremely disappointed. For the amount we paid we could have put a down payment on a house in Livermore. * not recommended * read more

Well, this is certainly something I didn't expect I'd be doing, however, I felt I had to do this to protect all of you out there who may be considering either using this company to manage your property or renting a place from them. First of all, I want to tell you that we did not rent the house we wanted to rent, as much as we loved it, because of the total lack of integrity, honesty, and the shadiness this company illustrated to us in our dealings with them. There was also the 17 page "sample" lease agreement they "let us review" before we were going to pay them the $2,000 security deposit. They didn't give us the one we were going to sign, just a "sample" of it. Sample or not, our attorney, who owns many rental properties, read it and said, "17 pages, seriously? Hell no!" It took us four days to get in touch with anyone. They brag on their website how they will present your property to prospective tenants, and all they do is put one of those WiFi lock boxes on the doorknob and don't show anything. They agreement says "they painted, cleaned, and inspected the property." Well, there were dirty floors, dirty walls, dirty doors, and even a dead critter on the shelf of the entryway closet! We tried to call to ask about it, but no one answered the calls or the voicemail. I finally went on Facebook to ask if they were still in business, when someone finally responded and told me to send them my number. I guess they don't listen to their voicemail. We were willing to discuss the cleanliness of the place and clean it ourselves, but they never responded to our voicemail detailing everything that was wrong. When they finally contacted my fiancé, we applied for the rental, but they still hadn't answered any questions. It coat each of us $45 per person, or $90 for both of us as an " application fee.". I'm a private investigator who knows credit checks don't cost anywhere near that much, so I guess they were conditioning us for what was next. We had some questions, too, before we signed anything. We were contacted and told we qualified and were approved to rent the place. I called and asked if we could move our DirecTV there, and Lourdes told me, "I don't have that information , why is that a deal breaker?" And she said it in a rude and obnoxious manner. I explained that it was just one of the things we wanted to know. I asked for a rental agreement, and that's when she went sideways with "policy statements." It was their policy to have the deposit paid within 24 hours of being notified of approval, or lose the house. I was against their policy to give out their agreement until they had a "verbal acceptance" and a money order or cashier's check for $1,995.00 within 24 hours of today. What? We're going to agree and accept the terms without seeing them first? I wonder if Lordes is Nancy Pelosi's daughter? You know, you're going to have to sign it to know what's in it. She then informed me the deposit of $1,995 was due by the morning, then our move in date was August 19th, when another full month's rent of $1,995 was due, and then the $852.64 prorated rent for August was due on September 1st. What? The prorated rent should be due on the move-in date, right? Right! But she said it "was their policy" to do it the way they wanted it. So, to move in, we had to pay them $4,842.65 by September 1st, after only moving in there for 11 days. Isn't that I ke $452.00 per day? What if they decided our prorated and first month's rent was security deposit? Well, they could because it says so in their lease agreement. I told her my fiancé was working and was not reachable by telephone until after 5pm. She said she would leave at 5:15, so she had time to call her before they gave it to the other couple who was approved. I love nothing more than a veiled threat. So, I hung up the phone and pulled up AAPEX on Yelp. OMG! I wasn't alone! They do this a lot, I'll bet. So, needless to say, their rental agreement is just as everyone said it is, you basically are paying rent to sleep there, as long as you don't snore and wake the neighbors, because that's grounds for eviction and cash prizes for them... I mean penalties against you! So, you can't do anything there, period. Sleep is optional. Inspections can be done at random times without notice, as long as they leave a message first. They can wait up to 30 days before responding to a request for repair. I guess it's cold showers for a month if the water heater blows up! Or of someone breaks in, you get to stay there for a month without a window or locked door, right? Oh wait, you can pay to fix it, but if you didn't get pre-approved by them, then they don't have to reimburse you. Oh yeah, its a great rental agreement, all 17 pages of it! RUN, DON'T WALK AWAY!!! The good reviews must be friends of theirs, because this reviews don't even come close to the truth! Especially that girl from Los Angeles... She's renting from them in Hayward with an L.A. address! Don't deal with this company. They do not have very good customer service. Everything has to be done online. We have over 15 years of paying rent timely, not a single time paying late. We have good credit score, over 700. Our combined gross income is $89K and they specifically asked for $90K. We turned in our taxes along with our application and $45 so they knew we "didn't qualify", yet they still asked for my wife's application and another $45. Why did they still ask for my wife's application if already knew I wasn't going to qualify, did they just want to make easy money off the applications? I still needed to turn in my apartment in Pleasanton, so I could've been homeless if I still waited on them. If we were have been a bigger family and still had to pay $45 per application,they would have pocketed over $200. read more

They make up every excuse possible to keep your deposit! We left the home in Fremont the way we received it and even better.. And out of our $3500.00 deposit they returned $250.00!!! We contacted apex to dispute charges and they said they would get back to us with receipts and we have not heard from them or received any receipts! They are already renting out the property! What is with all the negative reviews on customer service? Must be upset people with an axe to grind. Sure, moving is a very stressful thing to do, But no need to hold grudges. I have lived in an AAPEX run property for over 2 years in Castro Valley. I paid my rent on time, and when I put in my 30 days notice, I moved out a day early. During that time I was renting from AAPEX, I never had one issue. Customer Service was excellent, and all of my questions and issues where taken care of immediately. Compared to other rental companies, AAPEX is definitely one of the better ones, and the reason I say that, Excellent customer service. read more

Good customer service. Responsive. Pricey applications. I came to Aapex to pick up keys to check out a few rentals. The process was relatively painless, just filled out a form and left a $20 deposit. The women working in the office are very friendly and everything went smoothly. I ended up really liking one of the places I viewed, and after a day of thinking about it, decided to put in an application. The application fee I definitely wasn't happy about. It was $40, nonrefundable etc. Just to apply! Depending on credit history and other various things, there could be increases in deposit amounts, and I was a little worried about this because I had a foreclosure a couple years ago. I wasn't sure if I'd just be throwing $40 away on something I may have had no chance of getting, especially since I was told there were three other applicants that were interested in the same place. I also didn't like that a paid application was only good for 30 days if you end up not getting the property you wanted. However, I liked the place enough that I bit the bullet and submitted the app. Then I went home and read the Yelp reviews on Aapex and got even more worried-- the reviews are generally bad, and some claim that the application fee is a scam and how they make their real money, etc (let tons of people apply at $40 a piece, even though only one will get it). I crossed my fingers and waited. A couple days later, I got a call from Aapex saying my application was approved! We set up a move in date, and I was asked to bring a deposit check in. On the move in day, I came back to fill out paperwork and get the keys. That process also went pretty smoothly, with the contracts on some kind of ipad/television setup. A week after moving in, I contacted Aapex regarding a couple maintenance issues I found at the new place. The two racks in the refrigerator door were broken, and a light switch powered both an outside patio light and an indoor receptacle. They responded quickly via email, and I was informed when the owner of the property had ordered new racks and when service with an electrician was set up. The electrician called me the next day, and set up an appointment a few days from then. The electrician came and fixed the problem within minutes. Very smooth transaction and super speedy turn around time. I don't know if I have somehow just gotten extremely lucky with Aapex, or if things were different with other reviewers for some reason. I would definitely recommend them to other people looking for a new place to live. read more

We rented a home in the East Bay and upon moving out, we were given sooo much less of our deposit back. When we had casually asked at the Aapex office, how much of the deposit we'd be likely to receive if home is in same condition as first entered by us--they'd said most of it. This is obviously a way for them to make money. We had cleaned the home and left it in better condition than when we received it. When we asked if we should take advantage of their pre-moving out inspection--they said it's not used by tenants much so we thought we would bypass that since furniture etc. was all still in the home. Now, we know why they said that, to prevent us from getting an estimate of costs beforehand. read more

About three months ago my family and I moved in to an apartment under Aapex management. We viewed and liked the apartment, but we were worried after reading the reviews posted on Yelp. We moved ahead hoping the reviews were wrong and I am glad we did. From the day we viewed the apartment to present we have been happy with the service provided. Signing the lease was made easy for us, as my wife and I could not both be there at the same time do to scheduling and were accommodated. Since moving in we have had a couple of issues with the apartment. The issues we experienced are normal things that occur in an apartment but the response is what I liked. Each time there has been an issue (Such as a clogged drain from the previous tenant or the water heater no working properly) the maintenance manager, Megan, has responded quickly and with fast solutions. Perhaps Aapex deserved the poor reviews the received in the past and maybe someone was really in a bad space and let loose on Yelp. Who knows? What I do know is the service we have received has been excellent. From start to present our experiences with them have been really positive. read more

Soooooo my family and I found ourselves in quite a bind and came across a great property managed by Aapex. It had everything we needed so we put in an application, and let them know of our time constraints. Michael Carlson went above and beyond to keep us informed and process our application quickly. After 2 Days..... a process which normally takes 5 we were approved.....but it was Friday and we needed to move in that same day....Michael Carlson made it happen. We were able to sign the lease that same day. Lourdes and Ailssa were FANTASTIC!! they were so warm and welcoming and knowledgeable. I look forward to visiting them in the office. DARCI was amazing,she did what she said she would do,made good on her promises, and all in all an easy rental experience . I used Aapex Property Management for property management and cannot say enough nice things about Deanna, one of the owners of the company. I lived far away in another state and every time I needed anything or had a question, all I had to do was pick up the phone and call Aapex and my questions were answered right away and if they didn't have the answer for me, they got back to me right away. I would definitely use their services again and would recommend their services to my Friends as a property management. read more
