Jennifer and Joe are great to rent from! We rented a house in Hayward that was perfect for our family at the time. We made a couple minor repair requests in the beginning and they responded within a day or two. There was also a point where we potentially needed to break our lease early. We read through the paperwork but still had a couple questions. Jennifer was usually the one to reply and to our emails, clarifying the info. ** We did not end up having to break lease, btw. Even after we had left and moved out, one of the maintenance guys found some stuff we left behind. Jennifer was kind enough to take the stuff and email me to coordinate me picking it up. In regards to your response Joe. No, I am sorry...you all know what you did was wrong. We were completely upfront with you about our credit. We told you BOTH that it was no where even close to what you wanted, and you both asked us to apply, more than 3x each. Put yourself in our shoes please. We told you all of our negatives, you tell us to apply at a minimum of SIX TIMES....that's not "encouraging" us to apply. Most likely, the owners were bugging you for an application. Because, like you said, it had been on the market a while, no apps were in, and you had just lowered the rent and minimum credit score (to 650, not 680) because no one was applying. We rented an All Bay home in Castro Valley for 2 years and truly enjoyed our experience with Jennifer and Joe. I found their entire process to be professional, with everything for tenants well-documented and clear. Over the two years we had a handful of small repairs needed, and they were always responsive and had the issues looked at right away at times convenient for us. I think the biggest things you can hope for in a property management company are to work with people who are reasonable, available, and friendly, and All Bay hit the mark on everything. I went from a 2 bedroom on Santa Maria to a little house on Proctor then a large 3 bedroom home that I was in for three years near Lake Chabot. He was quick to respond to issues in each property. We hired ABPM to rent out our house in Hayward. Unfortunately, we found them to be somewhat unprofessional. I had to ask them to please keep me updated on the status of the house as it pertained to finding renters as we were initially kept in the dark. We also wanted to be informed ahead of time whenever an open house was scheduled or when people, including the property manager, was at our house. We kept being told "nice" applicants were found but a credit score had not been run yet. Since a credit score can make or break a person's application, I was surprised that emphasis and acceptability was placed on this characteristic. After not finding suitable tenants (to our standards) after over a month, we decided to cancel services with ABPM. While they did indeed provide the services we hired them for (hosting open houses, running applications, etc), it didn't pan out for us nor go the way we expected or needed. After I told the property manager we were ceasing service with them, I was told she would pick up the lock box that same day and return the keys. She didn't do this until 4 days after. My husband just happened to be by the house that same day and saw her car in our driveway. We were not expecting anyone to be there, least of all the property manager as she stated she would do this well before this date. Throughout this whole process, they knew we were sensitive to this issue and yet it continued. Previously, in the early stages of this rental process, I went to do some cleaning in the garage of this house. My son was in the driveway riding his bike when all of a sudden a vehicle backs into our driveway. People I had never seen before stepped out and introduced themselves as owners of this property management company. Her parents had come to host an open house and I was not told ahead of time that a) this would take place nor 2) that they were substituting for her because she was under the weather. Again, wanted to know this beforehand and found it unprofessional. We sent them a check for their services and it was cashed immediately. I don't think I've ever had a check cashed that fast! This family unit is a nice group of people but they lack in professionalism. I would search elsewhere for a property management company should you be in need of one. read more

If I could give 10 Stars I would. Joe and the All Bay Property Management team are really some of the best "landlords" I have had the pleasure of renting from. My family and I lived in one of their rentals for 3 years. The house was older but maintained very well. We rarely had any problems with the house and on the odd occasion I had to call, Joe called back within hours and the matter was taken care of immediately. We were even put up in a very nice hotel one weekend after we found out our little cottage had termites and we had to vacate for three days! What could have been a very stressful time turned out to be a mini vacation for my family and me. Thank you Joe and John! This last year our neighbor's house went on the market and we decided to put in a bid, and as luck would have it we got the house. Joe was gracious enough to work with us in breaking our lease so we could move into our new home right away. If I could, I'd give this company 10 stars! Joe and his team are professional AND kind human beings! I am a renter and I was scared to find out that after almost 6 years with Allan Ray company overseeing the home we were renting and staying in, that our property was being managed by a new company. Sometimes landlords can be power thirsty mean people! But All Bay is NOT. They didn't micromanage us since we're proven responsible renters. They didn't increase our rent when we had a broken appliance that we had to ask for help to fix. Also, his team's response time to get a repair technician out (we LOVED Glenn's home repair service) was quick! Joe never ever made us feel badly for asking for a repair or blamed us that we broke it but always treated us with respect and worked with us as a team to keep his property functioning well and looking good. We were not penalized for calling in our occasional repair requests with rent increases as other managers do. Also the rent increases were reasonable when they did occur. Finally, Joe was very flexible on my 2 week move out walk through, and my final walk through, and was supportive in helping me be able to leave the house we'd rented for 10 years, in a condition worthy to receive our deposit back. Nasty experience at their open house! The handwritten ghetto sign should have been an indication of how unprofessional the open house would be. There was a woman there holding the open house. First thing she complained about was where I parked, uhhm there weren't any signs that said "NO PARKING."
