Saj was in touch with us frequently through the application process, but once our applications were submitted, communication was less consistent. That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.

Let me just say this: If you're even thinking about signing a lease with NorCal, you might want to schedule a wellness check on yourself first. I wouldn't wish this experience on my worst enemy -- and I've had literal rats in my walls, so the bar is subterranean. I moved in July 2023 as a medical reasonable accommodation, and it's been a masterclass in mismanagement, mold, and mayhem ever since. Let's talk about rats. Real ones. Not the gossipy neighbor kind -- I'm talking roof rats inside the walls. One ended up dead in an elderly neighbor's bed. Flies? Everywhere. I came back from a trip to find my place looking like a CSI crime scene. Vector Control had to educate the property manager, who had the audacity to blame it on one fly having babies. Ma'am, are you ok? The mold? Still here. Despite being medically allergic (like surgical intervention allergic), I was told to "wipe it with soap and water." I'm not joking. I have videos, inspection reports, medical letters, and enough documentation to put this place on Dateline. One email referenced that it may be DIRT. Still, I was gaslit like it's 1843 and I'm a Victorian wife seeing ghosts. The balconies? My personal inspector told me not to step foot on my patio as the balcony above -- it could collapse. What did NorCal do? Tossed some wood beams under it and called it a day. Wood. Like I'm starring in a DIY horror show. My neighbor? Threatened me, tampered with my property, cussed me out on camera -- repeatedly. Management's response? "Could you maybe talk it out with him?" YEAH. Let me just pull up a folding chair and a trauma therapist while I'm at it. The communication? Inappropriate texts about rent. Notices improperly "served" by being stuffed in my door like junk mail. One of which was literally read by my harassing neighbor. I told them to email me. They said "we prefer vibes and chaos." (Not literally, but it felt like it.) They failed to act on disability accommodations until I cc'd their attorney. The pool's been shut down by the health department. There are four vacant units right now. You think it's a coincidence? Spoiler alert: It's not. If you like mold, migraines, and management that treats legal violations like Pinterest crafts -- this is the place for you. Otherwise? Save yourself the respiratory trauma and pack some sage to clear out the energy just from reading this review. I fear no one but God. And right now? Even He's disgusted by NorCal's negligence.

    I had an overall good experience with Jennifer. We got off to a rocky start due to my service…read moreanimal, as she felt I had hidden it from her that I have a service dog and did not want to rent to me because the apartment was no-dogs-allowed. However, after meeting him and discussing it further, it was not an issue at all and we never had any further disagreements. Jennifer never entered my apartment without significant notice (she always gave more notice than legally required and was flexible about what time she came so it worked with my schedule) and only came by when absolutely necessary. She was never overbearing and trusted me after it became clear that I wasn't trashing the place. I was required to have the carpet professionally cleaned on move out and elected to hire a professional house cleaner as well at her recommendation. The final move out inspection went really smoothly and I received my deposit back within a few weeks. She was always very responsive to text and call and never unpleasant to deal with. When the owners of my apartment planned to sell and not renew my lease, Jennifer offered to help me find a new place and to put me in contact with similar rentals. The only con of working with Jennifer is her handyman is genuinely the worst handyman I've ever had. He is very polite, no doubt about that, and a very kind man. However, every single fix that he did to the apartment was purely abysmal. Some things he just never fixed, like when I asked him to fix the doorbell he just took it and never brought it back. I asked him to fix the screen door because it didn't close all the way and he "fixed" it, causing the door to have a several inch gap between the door and the frame when closed. Sometimes he would claim things were just not fixable when they clearly were and I had to do those things myself, like screwing in the dishwasher bracket so it didn't jump out from its nook every time I ran it or increasing the water flow to the toilet so it didn't take three minutes of holding down the handle to flush. All that being said, I was Jennifer's tenant for two years and she was really quite lovely to work with. As a woman it's nice to have a woman as your property manager and she was a good advocate on my behalf when the HOA came for me after mistaking me for another tenant who had broken HOA rules.

We made a couple minor repair requests in the beginning and they responded within a day or two. There was also a point where we potentially needed to break our lease early. We read through the paperwork but still had a couple questions. Jennifer was usually the one to reply and to our emails, clarifying the info. ** We did not end up having to break lease, btw. Even after we had left and moved out, one of the maintenance guys found some stuff we left behind. Jennifer was kind enough to take the stuff and email me to coordinate me picking it up. We would definitely rent through All Bay property management in the future.

Raquel) was extremely responsive and quick to review our application and provide answers to our questions, and while we loved the property and our application was approved, it was ultimately the leasing agreement (and management resistance to making concessions) that caused us to withdraw our application. The main thing that gave us pause was that, at least for this property, Aapex was exempt from rent increase controls. This means there is no limit to how much or how frequently they can raise the rent. Along with that, the lease lays out that for the renter to terminate the lease early, the renter will have to pay the equivalent of 4 months rent, plus another $300+ for various fees (re-keying, paperwork processing, etc.). Ultimately, this means that if Aapex decided to raise the rent beyond what the renter feels is reasonable, the only recourse for the renter is to pay 4+ months of rent, or continue renting at the increased rate for the rest of the lease. All of our interactions with Raquel and the manager (Deanna) were professional, straightforward, and prompt, but unfortunately they were not willing to make any co

I contacted 3 property management companies, and was instantly impressed with Sarah Garcia. She was quick to respond to the initial inquiry, and when I met her in person, she was incredibly professional. She came prepared, had insights about the current market and was able to answer all of my questions. My husband is pretty quiet, and even he commented that, "wow, she really knows her stuff". We both knew after meeting with her that she would likely be who we chose to work with. However, we still met with the other 2 companies; which only reinforced how great Sarah is. Neither of the other companies left a lasting impression, and one seemed particularly shady. After feeling pretty down about our house not selling, we are extremely pleased with how fast Sarah was able to find qualified renters. Things turned out great for us!
