***REVIEW FOR TENANTS*** I found Summit Properties Group when I was desperate for a place to live in a specific area of the East Bay. I did not meet the qualifications stated in the property advertising but I made it a point to explain my situation in person. After considering the totality of circumstances and consulting with the property owner I was accepted as a renter. I stayed with Summit for 5 years. I admit I went out of my way to not be a problem tenant. If something broke and I could fix it I would. There where however times when I needed help with appliances or electrical issues. Every time I made a request for service someone would arrive or call to address the issue promptly. I can not recall ever waiting long for a service call to be taken care of. Lastly, the deposit. I lived in a small place with a small child for over five years. I was careful not to destroy the place while we lived there and leave it in good condition when I left. When I left I received my full deposit in the mail about a week after I returned the keys. I think as long as you are realistic with the property you rent you will be satisfied with Summit Properties Group. Remember they are providing a service to the property owner and to the renter, not just the renter. I was satisfied and if I had a choice to move into a Summit Properties Group rental again or another property management company I do not know- I would choose Summit. read more

We had so many problems with Summit Properties Group and management. We had two house which sat empy for almost a year. No effort and we had to activitly manage. The technical expertise is Lacking Big time. No attention to detail in postings and even posting old or incorrect pictures. Summit make money off hiring suspect service companies which then may get something and they never question the charges. A couple of tenants complained to us that Summit is either unresponsive or does a unaccepable job at maintenance and addressing repairs on a timely manner. Summit is only a 2 person operation that we saw working for us and lacks any vision or effort to improve your property. Make little or No effort to push back on tenants with late payments or behind in payments. Go Elsewhere for any other Property management company which would be better than Summit. read more

My wife and I rented a property managed by this company and most things went smoothly during the course of our lease. The place we moved into was fairly clean on move-in, and we didn't have any problems with the unit while living there. The company was also flexible with us extending our lease as we knew eventually we were moving on, but not sure of the date. However, to get more than two stars I'd probably expect: Online or electronic payments for rent. Check-ins from management over time about issues with unit or clear expectations about what kind of assistance was available. Clearer expectations on cleaning charges. The last point left us with a bit of a bad taste as it's always curious how much of your deposit you'll lose and why. We expected a carpet cleaning fee because that's a given, but we were charged $175 for cleaning after leaving the unit in better condition than we we moved into the unit. I understand that the management company hires a 3rd party to do the cleaning and invoices the management company--but I find it hard to believe there was $175 worth of work left in the unit to clean hard water stains from a shower, clean an oven, and some additional 'light cleaning.' And if there was, I know my next business will be contracting with property management companies for cleaning contracts. read more

Jeannie Collins has been our realtor and an amazing one at that. She helped us throughout all of our sale and purchasing. She has assisted my family through numerous sales and purchases over the years. Most recently we sold our condo which she helped us find. At the time it was a perfect 2 story place, small quiet and quaint in a very good neighborhood. We were able to sell that place for nearly double to purchase our dream home with Jeannie's help. She walked us through the entire sale process. From putting up the home to taking care of all the little details, maximizing what we could get out of the condo. She helped in identifying our needs and what we wanted out of our new home. Even after we found what we wanted, she was able to negotiate on our behalf to make sure we got the new place at the most reasonable price. Jeannie was there every step of the way with advice and answers to all our questions. She took care of everything for us, even setting up the signing and making sure we were comfortable with everything you could possibly imagine. Jeannie followed up with all the contractors to make sure everything was prepared before we moved in and even made sure we were good after having been moved in. We could not have done any of it without her help. We are so happy and thankful for all that Jeannie has done for not only us, but for all of our family! read more

Well after all was said and done Michael Meniktas the owner retaliated against me, He took me to small claims court, to recoup the money he had to spend replacing their vandalized store front window to my salon. The same one they left exposed shards of broken glass on the inside of my business for 3 months, while I had to continue to operate my business in a professional and successful manner in that condition. Jenny Collins & Michael Meniktas both know that the oil being poured down the drains is and was the cause of their poor plumbing system within my salon and throughout the building. If they felt that I owed them they would of kept my deposit in the first place not act like they were such a generous owner/management couple. They were slum lords. read more

My husband and I used Jeannie to list our house in Oakland and to purchase a new home in Danville. After a bad experience with another agent when we purchased the Oakland home, we both were ready to be very critical of the experience. Jeannie vastly exceeded our expectations with both transactions and on every exchange we had with her. She was absolutely the best to work with and if we ever need to sell/purchase property again, she's our agent! Coincidentally, Jeannie's last name is the same as ours, but there is no relation. Specifics: We started the process by trying to find a new home first. Jeannie LISTENED to all our needs, and importantly our wants. She showed us numerous homes, patiently understanding if we found even the slightest thing wrong - and we were very picky! When it didn't seem like we were going to find a home in the specific area we were looking for, she helped us select other areas to consider. She kept us informed with up to date information and responded quickly when we wanted to tour a home. We went through multiple negotiations and Jeannie helped keep us positive when our offers weren't selected. Once we found the perfect home, we had to begin negotiations. Jeannie was extremely aggressive on our behalf, but educated us if we ever had unreasonable expectations. She creatively came up with solutions to help us keep our desired purchase price, which was below the list price. We had some complex negotiations with a leaseback and tight timelines and Jeannie worked through it all with ease. Once our offer was accepted, Jeannie stayed in constant contact with us as we prepared to fund our loan. There were tons of complexities with the funding due to the size of the loan, the challenging lending market, etc, but Jeannie kept us informed at every step and made sure we met all of our deadlines. Now that we've moved into our new home - which we love! - we've had numerous realtor solicitors compliment us on what a great deal we bought our home at! Once we closed on the Danville home, we were ready to list our Oakland home. While we were anxious to get it on the market, Jeannie instructed us to wait as long as we could to capture the rapidly increasing market. We thoroughly discussed strategy and price and Jeannie kept us informed daily on recent comps and properties coming on the market. Because of this, we were able to achieve our "dream" price for the house. Jeannie immediately changed hats and negotiated on our behalf as a seller. She was equally aggressive in these negotiations and helped us to stand our ground on counter offers. Again there were some tricky points of negotiation with city requirements and Jeannie came up with creative solutions to negotiate these all to our benefit. We successfully sold that home at significantly above our asking price. Summary: Jeannie worked incredibly hard for us on both transactions. She was available day and night for any questions or concerns that we had. She always listened to us, she always aggressively negotiated on our behalf, and she kept us educated and informed at every step of the process. Jeannie was an absolute pleasure to work with through the entire process. My husband and I were absolutely shocked by the difference in service level provided by our former agent and what Jeannie provided. Jeannie by far exceeded our expectations at every step! Jeannie and her team have been managing a mixed use retail and apartment bldge and a duplex for us for over 10 years and we are VERY happy with consistently good service on our properties. Let's face it, tenants can be tough sometimes with free legal aid, generous State of California laws that sometimes are quite onerous for owners of investment real estate. Walking a fine line that is fair and just between the tenant and landlord is quite challenging on a daily basis and some tenants just don't understand. I know, because I owned and operated my own property management firm in Oakland so over 12 years before retiring from property management. Some tenants just dont like to hear the word "NO" and mistake that for lack of service, etc. I would recommend her company for owners and tenants who want to be treated fairly and honestly. read more

I used Summit properties for a rental in Dublin. I was looking to rent temporarily between home sale/purchase when I met Jeannie at an open house walkthrough. I ended up renting that house through Summit. I subsequently communicated with her a number of times during the year I was renting. She and her staff were always available, very helpful and made the renting experience go smoothly. Jeannie stopped over once in person to help with a gas fireplace startup issue. There were one or two issues in the house, with the washer and the dishwasher. I was able to coordinate repair timing easily and quickly. When the year was completed, I cleaned up, got my deposit back, and Jeannie even advocated for me when the owner wanted payment for a broken fence post top that was in bad shape to begin with. Ms Collins and her staff handled the tenant search, as well as the day to day administration very well. The record keeping and monthly updates were very thorough. For the record, regarding the comments about me and my property mger Summit Properties from Nyota K dated 1/17/2019., Nyota avoids telling the whole story. She sued Summit Properties related to my property and Nyota lost. After she lost that case, Nyota sued me as the landlord for the same reasons and she lost! I then countered sued her for costs we incurred because of her negligence as a commercial tenant in our building , she lost and I won damages!!. Because she sued Summit Prop Group ( my property manager) and myself for the same alleged reasons ( and Nyota lost), the judge ruled that she perjured herself by doing this, basically breaking the law of the Small Claims Court system. Nyota is basically a serially litigant, check the public online court records of the Martinez and Alameda County Court Houses. She has sued many landlords and retail owners of products for $10,000 in Small Claims court in rapid succession on the calendar. How can that be? All $10,000? She sued for $10k because that is the maximum one can sue in Small Claims court. So anybody looking to do business with this person i would advise, stand very clear of her!! read more

My husband and I have been renting our home in Dublin for seven years since we moved to Arizona. Originally we had a horrible management company and even worse tenants. We were so thankful to find Jeannie. Before she ever charged us a dime, she helped us get our tenants out and assisted us in getting our property back into good condition. Then, still before taking any payment, she carefully and thoughtfully screened applicants. I was very impressed by this. I was getting anxious not receiving any rent so she could have just put anyone in the house, but she didn't. Jeannie kept me calm and assured me the right tenant would come along, and did they ever.
