I was referred to them by BMO when looking for a notary. They offer free notary services for those who live in San Leandro! I went in and Paul was friendly and quick to take down my contact number to get me set up. A few hours later, Marie contacted me and we scheduled a time to get our documents notarized. She gave us a warm welcome and chatted about various things. It's always great to meet another person who knows a lot about San Leandro~ read more

We have had Paul and his team sell two of our houses in Hayward, one in 2014 and the other just closed earlier this week, December 3rd, 2024. Paul and his team have been absolutely considerate, full of information, and helpful. Paul had workers ready to go to handle donations, cleanup, plumbers, and general outdoor care of plants and even removal of dangerous chemicals from our parents' house. He priced the house correctly for the market and it sold within 24 hours, much more than the listed price. We were grateful a decade ago when he helped us sell our house, and he handled the selling of our parents' house with the care, concern, and sensitivity we needed. Throughout it all, he kept us informed with phone calls, and Marie in his office also let us know what was going on and what to expect. We both highly recommend Paul Litvinchuk and his team. read more

We just sold our family home via Mr Litvincuk. If I have other properties in the future I definitely will not be calling him for assistance. When the property closed escrow it would have been nice to recieve a call from the guy who profited from the sale. My wife and I broke our backs getting the place prepared for the sale and it would have been a nice gesture of gratitude to give back something to those whom he profited from. read more

We hired him to sell our house while we're looking to move to Texas, Paul got us the best price and we never even made it on the market and it was sold. He had someone meet up with us in Texas to do the closing papers. We were blessed to have chosen Paul to sell our house and you would too. I also know he does the same high quality job if you are looking to buy. Thank you Paul read more

If you are looking for a great realtor Paul is the man. Paul is a seasoned realtor who knows his business. Had a rental property I wanted to sell. Property needed some freshening up prep and repairs having been a rental for over 40 years. Paul was instrumental in getting property to show well at reasonable cost without having to go through a complete makeover. For the sale we got multiple offers above asking price; and Paul set the asking price higher than what I was expecting. Having used Paul from start to finish in this sale I find him totally trustworthy. He is easy to talk to, easy to reach with quick call returns if call is missed. Five thumbs up!!! read more

We came to Paul for the second time of selling and moving to another house back in 2021 (first time in 2012). He's very friendly, respectable, outgoing, organized, open to communication, and extremely passionate and diligent in his work to make sure his clients are happy and left with no regrets when making such a huge life decision as moving houses. He is present and accommodating through every step of the process. Paul is highly knowledgeable in market trends, demand, maximizing house value through fixups and adjustments, and other important information behind the scenes which real estate agents study related to those topics. Paul even brought up CA Proposition 15 can be used to lower our taxes in our higher value house that is saving thousands every year! He does work at a fast pace, but he's understanding of how much take it may take to make some decisions. Overall, Paul Litvinchuk is an amazing one-of-a-kind realtor that holds nothing back on getting a house sale done right, within budget, and on time. I would gladly have him as my realtor again regardless of where I may decide to move next! Solid 5 out of 5 stars! read more

Paul goes the extra mile in negotiating on your behalf in the process of a sale or purchase. His years of knowledge and his respect for individuals is refreshing in this day and age. I needed to settle my fathers estate and sell the home in the Washington manor district of San Leandro, and all the while I was living out of state. This all happened whilst we were in lock down from the corona virus. The house contained thousands of collectible items that were acquired over the 65 years my mother and father lived there. I worked with Paul and his team to clean out the house and get it on the market for sale before things got worse with the virus pandemic. Living in Oregon, good communication between Paul and myself was critical if the house needed to be sold quickly. Paul took care of everything that needed to be completed and was truly the "go to guy" for initiating and completing tasks in a timely manner. I would not hesitate for one second in recommending Paul Litvinchuk to handle any of your real estate needs. He is a true professional. Thanks Paul. read more

We had a lot going and needed to sell our house this past summer. Paul and Zee were wonderful. In additional to just being a pleasure to work with, they helped us with everything related to preparing, showing, selling and closing the sale. Some examples are * helped us find and vet contractors for some pre-sale work that we needed to do (kitchen, painting, getting garbage bin and recycling, final cleaning) * they walked us through the market value and priced at a point where we fetched a great price * made working with the title company and all of the documents a breeze * worked with our crazy schedules and got the job done. They are great example of a local, family business that totally live up to expectations. read more

STAY AWAY!!!!If I could not give any stars at all I would . THE worst company ever!!! The most unprofessional realtors in the world. I don't even know where to begin.!!! My wife and I found this beautiful property. When we met with the agent, right off the back he lied to us about the purchase price. It was listed for 1.7m. but during the two weeks of us trying to close the deal he kept changing the price of the condo. It's unheard of!!!! Come to find out the property was only 1.6. And there were some HOA fees unpaid by the sellers, which we were never told about to begin with. Apparently he wanted to try and cut a deal on the side with the sellers. We actually had to contact a lawyer, because it became a nightmare. I contacted the management asking to assign another broker, which they did. She was just as unprofessional as the other one was. We ended up dropping the deal altogether. Such a shame that property wasn't represented by a different agency . Never had we experienced such a unprofessional and sneaky treatment. read more

Great service from everyone in the team! We sold a house above list in less than 8 weeks. Paul was kind and helpful at every step. read more

The experience & sale of our house was somewhat disappointing. Paul Litvinchuk is a charming realtor with years & years of experience in the San Leandro, San Lorenzo, Castro Valley & Hayward area. We were excited to list our house with the best, however we were dismayed with the customer service & attention we received. Yes our house did sell after a lengthy listing period but there was an obvious lack of enthusiasm throughout the process by Paul & the entire Litvinchuk family group that Paul delegated various tasks to. I'll try to be succinct: Listing description & photos - this was done by the brother who left oddities such as papers on a sofa, an ugly fan tucked behind French doors, etc. in the photos of a staged home. The listing description was rushed & did not do anything to highlight our beautiful 1920's Craftsman home. After expressing our dissatisfaction we were told that he did his best & if we wanted professional photos we'd have to pay for them ourselves then he quickly recanted after stating "oh yeah, you're paying us a lot". We also rewrote the description ourselves. Open houses- these were conducted by the family group & not Paul. Although we were not in attendance we were informed by a neighbor who witnessed a potential buyer asking questions about the house. The realtor's representative knew nothing about the house & only handed a flyer to the potential buyer then went back to looking at his phone. Communication- there were long gaps with check-ins & updates. We requested website traffic statistics numerous times but were not provided this information. Offer- we received an offer & verbally accepted it with Paul. He promised to provide the documents for our signature to start the escrow contract process, however before receiving & signing the documents we had an unannounced visit by a home inspection team, the buyers realtor & the buyer. When we called Paul to express our concern that we were not officially in contract he said that the buyer wanted to get a jump on the process & "sorry" he thought we wouldn't be home. 30 Day Escrow- this process went smoothly & Paul's expertise & efficiency was evident which we appreciated. Final thoughts- if we had to do it again we would choose a different realtor. Paul's lack of participation in the process & his out of touch sales price placement was disappointing. In the end we just felt like unimportant customers. read more

Eamon O 6:29 AM (2 minutes ago) Paul Litvinchuk provides unparalleled service and execution for his clients.  His primary strength is his access to a host of skilled tradesmen (i.e., carpenters, floor installers, painters, plumbers, gardeners, etc.) with whom he has decades-long relationships.  Paul effectively served as a general contractor as we were selling our rental property of forty years, transforming it into show-worthy condition within a few weeks.  This included installing new floors throughout the entire house, installing new gutters, reconditioning the kitchen cabinetry, and painting both the interior and exterior of the house.  We simply handed Paul the key and he took care of everything.  Focused entirely on return on investment, Paul actually had us make fewer improvements than we originally thought necessary.  His invaluable insight and guidance allowed us to achieve the best possible execution on the sale of the house.  We could not be more pleased with our experience with Paul Litvinchuk. read more

OMG!!!!! Paul is great and his staff is wonderful. My father was selling his San Leandro condo. However my dad currently lives in Los Angeles Paul and his staff helped coordinate repairs/updates being that we were not local to handle those issues ourselves. I can't say enough good stuff about this group.... Our condo was put on the market and we got/accepted an offer in 4 days!!!!!!! Amazing work!!!! If I could give them 10 stars I would. I would have given 10 stars if that were an option. My Husband and I just bought our first home together with the help of Paul Litvinchuk. He and his whole team are great- we literally sat back and enjoyed the ride! Who said buying a home is stressful? Well they must not have gone through Litvinchuck! *Paul: has a great knowledge of San Leandro, and any/everything that pertains to home buying. We never felt pressured or uncomfortable telling him what we liked or didn't like, and are grateful that he understood and appreciated our needs. *Zee: really great at making things happen quickly and efficiently. You know all that paperwork that comes with a home purchase? No worries- Zee makes it fast and not at all stressful! She kept us informed of every step and made the process very smooth and painless. *Mark: great guy who also know a ton about our town and real estate. Mark took us to visit several properties, and was always pleasant and has a great sense of humor (the whole team does!) If you are considering buying property, don't hesitate to call Litvinchuk. An agency that is THIS efficient, honest and fun isn't easy to find, so if you're looking- look no further!! Stop by and say hi to Paul if you're ever in need of a Real Estate Agent who really knows what he's doing. This is a family run business where Dad is still coming into the office everyday. I look to Paul for help when my wife and I were ready relocate back to the San Lorenzo/San Leandro area to be closer to family. Paul's family had been customers of my parents' restaurant for ages; and my brother had just purchased a home from him last year. But Paul impressed me the most with his knowledge of the area; and how he can target our showings to just the homes that'll fit our needs. We bought our home with his help just three weeks after we started our hunt; and he was dead on with the offered price. As a side note, my dad's friend is also buying a home with Paul. That makes three purchases with Paul in just one year... there may also be a fourth purchase soon. read more

Paul Litvinchuk was the very best choice in a Realtor. He was born & raised in San Leandro & he followed his fathers footsteps. His staff and Brother are wonderful. He got our home of 25+ years sold and this guy went way beyond the Call of Duty with us. My husband and I were so impressed from the very beginning, of how he gets things done. If it meant going down to the city records in person to obtain proper info, he will do it. There just are not enough stars here. He deserves 100. Selling or buying a home is a big endeavor, but if you hire Paul Litvinchuk, you can't go wrong. He is honest, dedicated, loyal, and if he says he's going to do something... He does it!! We got more for our house.... then our asking price. And it never made it to an Open House! read more

Paul Litvinchuk has been a dream realtor. I look at the other reviews and only wish I could give him a rating of "20"!! He told me once that "my father taught me to be honest with people and do what's right." He helped me understand that he doesn't just say that, he actually lives it because that's who he is. He handled everything for me from start to finish and I honestly don't know what I would have done without him. This was my first time meeting him, and I honestly don't think I've come across someone as genuine and ethical as him in a long time. He amazed me with his true helpful attitude every step of the way. He took care of everything he said he would. I will speak to everyone about him and tell them if you want that good old fashioned honesty back in business dealings, you will get it with Paul. I can only say "thank you" Paul, but to me, that's not nearly enough........ Karen read more

This is the best real estate agent team in San Leandro. This is a family run business for decades in the Manor district of San Leandro. Paul sold me my home in San Leandro 13 years ago. He did a fantastic job without a single hitch, So naturally this year when I put my condo on the market I looked him up. First of all I called him 6 months before I sold to see if the business was still open and to my happiness they were. Paul is very very knowledgeable about real estate. He gave me advice about how to legally serve my tenants a 60 day notice. He told me to renovate so the place would be more desirable. So I followed all his directions. He had his brother shoot beautiful pictures and posted them all over the internet. He held open houses and made beautiful flyers as well. I got an offer 12 days later. The paper work required a lot signing but I couldn't take time off work because I had to keep working a lot to keep up the payments on the property current until it sold so Paul sent his charming wife to my office which was very helpful. Then I was passed on to his through assistant Zee. Zee is an assest to Litvinchuk Reality. She communicated with me on several more documents that needed to be signed and she did a fantastic job explaining what each step was. The office has a large signing room which is a huge plus so I did not feel cramped up when I was signing major documents. The entire process did take several months. This is a very stressful time in a persons life and these people made it as simple as possible. They explained capital gains to me, they contacted the home owners association for me they and they worked well with the title company. Paul and his team only serve San Leandro, San Lorenzo and Castro Valley. He is a bit more pricey than other agents but I feel he and his team are definitely worth it. You get what u pay for and they really know real estate read more

I cannot recommend a realtor more highly than Paul. I've dealt with many realtors in life and have had little regard for them overall. Paul, on the other hand, turned my opinion on end. He is highly ethical, professional, knowledgeable, hard working, diligent, honest and dependable. Woo hoo! As good as it gets, is correct! I agree, Paul Litvinchuk needs about 20 stars! Litvinchuk Real Estate has been a staple in my neighborhood for as long as I can remember. When My 87 year old, blind mother first decided to move to a senior apartment, she was going to rent her home out. I called Paul Litvinchuk only to ask a question about improvements to make or not make for both rental and eventual sale of the property. He was extremely generous with his time, and his information, I was highly impressed with his helpful approach and at no point tried to influence us to sell instead of rent. As time went on, it seemed like selling was a better idea, and I again contacted Paul. He truly treated my mom the same way he would his own parents, and helped her make the right choices on improvements to maximize the value of her home without over improving it. He didn't just tell her what to get done, he had qualified and reasonably priced contacts that he hooked us up with that took so much stress out of the process. I can not say enough about how helpful and attentive Paul and his staff was. If I called Paul, I'm not kidding, sometimes he was at the house in 5 minutes. He and his staff not only communicated with me, but also my mom and my sister. Oh yeah, the house was sold the first week it was on the market and the deal closed without a hitch. Paul is the professional you want in your corner when the time comes to sell your or your parents' home. Definitely the best real estate experience I have ever had! read more

Paul Litvinchuk is an exceptional broker who, along with his team of professionals, went above and beyond in assisting us with the recent sale of a family property in San Leandro. I was able to coordinate everything with Team Litvinchuk remotely from the Pacific Northwest while they handled every last detail there in the Bay Area. As a professional who works in the industry, I appreciated their attention to detail, excellent communication, and extensive network of referrals (subcontractors, movers, etc). The team made what could have been a huge hassle and headache, a pleasant experience. Our home sold in less than two weeks! Prior to hiring Team Litvinchuk, I'd interviewed several other veteran brokers that came highly regarded, but wasn't completely SOLD. However, upon another recommendation who'd commented on seeing many Litvinchuk signs in the area, I gave Paul a call. I immediately knew he was just what we needed. I am so glad we did. Thank you again Paul, Zee, and the entire team! read more
