Once we made the decision, Jeanine took care of things even before we asked, following up and running interference, and making everything just happen. For us, with our busy work lives, all the little things Jeanine handled, even after our home purchase, showed us what a full service shop she runs. I was a renter of Deadrich Real Estate from 2012 up until the summer of 2018 when I used them to help us purchase our home in the same neighborhood. When we moved into the rental house I was thankful for a rental rate that was fair. When we paid early and on time, we received a $100 discount which I believe is standard practice with them. Shortly after we became tenants my husband was laid off from his job. I called the office and let them know we might be late with rent but I was certain my husband would find a job promptly as he already was interviewing. They were kind and professional and appreciated us keeping them informed. Several events happened at the property that needed their attention. After a crazy windstorm the fence fell down completely. The following day they had let me know that someone would be out to take a look at it. The fence was replaced and the people hired to do the job were really efficient about their work. About a year or so into living in the property the water heater rusted out from the bottom and flooded the laundry area. Water heaters don't last forever. They had the plumber out, he took measurements, and a new water heater was installed. The city had to come out and inspect the upgrades. We weren't without hot water for more than a day and a half. I remember my mom bought a townhouse and while she was away on vacation her water heater exploded. Trying to get someone to come out and replace it was a complete nightmare. She was without hot water for four or five days. So when ours rusted out, I fully expected to be without hot water for a week. Nope. It was fixed so quick. The home we rented from Deadrich was an older home. Every so often the drain would clog, one time the pipe under the sink needed to be replaced, a windstorm disconnected some gutters. I would call the office and they would have someone out promptly to fix the issue. I never felt like I was imposing or "costing the money." They had a really nice handyman who we still use and have passed on his number to all the people in our lives who need one. The plumber is also someone we have taken with us into home ownership. Yearly maintenance happened on the property as well. We would get written notice via mail that a gutter cleaning company would come out to the house to clean the gutters. One year they switched out the smoke detectors for the long lasting one. I swear they must have a system for all their properties. Our rent increased almost yearly. I say almost because I know there were a couple years that it didn't. When it did increase, it was less than 3% which was completely reasonable and way less than was happening in the rental market. My husband and I were so glad to not have to be looking for a new home on the regular. When we were buying a house I made sure to read my contract and we gave them the 30-day notice required in writing. In the rental contract our responsibilities as renters were clearly listed. For us, that meant we were in charge of the garden. When we turned over the house I knew the garden was a mess. We hadn't had a chance to clean it up because of our purchase. Deadrich hired someone to clean it up for a reasonable rate and deducted it from our security deposit, returned the remainder to us, along with an invoice statement. It was all written out. And that's the thing with Deadrich, everything was always in writing. We were good tenants and we really appreciated having Deadrich as our property management company. Being their tenants helped us position ourselves to become buyers and when we needed a real estate office to represent us in the purchase, we asked them to help us. Deadrich was instrumental in helping us find a home in our same neighborhood in a really tough market. They represented us during multiple offers. We even got a $3,000 closing cost credit and that is directly due to their office assistant Debi who was looking out for us. Buying a home is intense and they were amazing. We have now been in our own home that we purchased for over a year. Anytime I need a new vendor, I know I can call them and they are always willing to pass on the name of a good vendor. I really appreciate all they did for us.

    In the beginning this property management and their office employees were super great! Until time…read morewent by and then all of a sudden not so great and then eventually they became flat out ridiculous. I was a tenant in one of their properties and was actually getting a great deal compared to the comps in the neighborhood. But then I soon realized I was really getting what I was paying for. As soon as I moved in the water heater busted & the heating unit broke. They paid and fixed it but it took an arm, a leg and a few huffs and puffs from their office staff to get it fixed. Time went on and my rent slowly but surely started to increase. Which I get, it's the bay area. But then! Again more issues with the appliances in the unit. And again the same teeth jerking process to get it fixed. However this time damage was done to one of the interior walls because of something their handyman did when installing a new heating unit. I reached out to their office staff and nothing was done to fix it. After weeks and then months of them disregarding my request which came with concerns, still nothing. I recently vacated the unit and the entire process of their non- standard, not clear in writing, 30 day notice was a shit show. They lied to me in my face when I went in to give my notice. They told me that I had to pay for the next month in full even though I was vacating the unit before my current month was up. I spoke to their office staff again after getting legal advice and they acted as if I misheard them. And they said "we wouldn't make you pay the full month, just the dates within your 30 day notice" haha. Liars I'm not incompetent, but they clearly thought I was. Then, my last visit to the office. Their office staff had the ordasity to ask me if I cut off the pge. Yes! Of course! Then she told me that I was responsible for paying those additional days leading up to my 30 days. What the fuck! A tenant is not required to have pge! it is fucking optional. Why the fuck would I pay for pge for a property that I'm not occupying? I know why! Because they were trying to get over on me and have me pay for the electricity in the unit while they made their renovations/cleaned the unit. To some up this long and dragged out saga, Deadrich Real Estate is highly untrustworthy and a terrible place to do business.

As first time buyers, we came in with a LOT of questions and were pretty overwhelmed by all of the interest in our target area. He gently took the lead to help us navigate a competitive market, using his decades of local insight and experiences to inform our search and negotiate all of the financial details from our offer amount down to seller credits. After seeing him work with the seller and our HOA, we were extremely glad to have him on our side as he was able to advocate for multiple minor issues that, by no coincidence, ended up in our favor. He was exactly what we needed to help us pull the trigger at the right times while never being pushy, was ready to run the distance when we were ready to go, and was very encouraging despite us feeling outpaced by the market. He always made us feel comfortable and like we were in the driver's seat, showing us property after property until we found the right one, only offering his opinions when we asked for them and letting us steer as much as we felt comfortable. He prayed with us through the most nail-biting moments of our journey, sat next to us when we needed guidance and support, laughed with us when we needed a lighter perspective, and celebrated with us when we finally made it home. We recently reached out to him again to help us buy our second home and sell our first. Again, we couldn't say enough things about his fun, non judgmental style and how he has been the perfect combination of friendly neighborhood guide, tough business negotiator, and helpful advocate. Knowing that he was taking care of all of our business matters gave us so much relief and peace of mind since we trust him 100% to stay on top of the details and act in our best interests. We wish there were an "Uncle James" to help climb every mountain of life, and couldn't be more grateful for him and all of his hard work, patience, guidance, and care for our family.

I've had the pleasure of renting a property via AC Goldt Realty for several years, and I'm so grateful for having had an excellent agency to work with. Over the years, Amanda and her team has always gone above and beyond to help me. Whether it was a maintenance issue, new request, or general question, they would jump on it and resolve immediately. I knew that I could always count on them and trust that I would always receive top notch service. When I recently moved, it was very bittersweet because while I was excited about my new place, I was sad to know that I would not be working with Amanda at my new home. For me to say this is very significant as I never felt connected or important to any other agency or rental mgmt company. It's like they make you feel like you're a part of their family, and will always be taken care of.
