I can sincerely say that working with Daisy has been one of the most horrific experiences I have ever had as a landlord. She is charming when she wants to land you as a client, but once she starts managing, it is a whole different tone. She is rude, condescending, and dishonest. There are too many instances where she lied to us or misrepresented the facts just so she didn't have to put more effort in. Daisy found tenants for our rental in Pleasanton. All was fine until she disclosed to them we would be selling the house. We indeed had thoughts to sell at some point in the future, but never gave any notice. We might have decided to keep the house as a rental, or for the family. This was by no means information Daisy had rights to share with the tenants, and they were understandably very stressed and found another place to rent. In representing us as our property manager, it was absolutely not in Daisy's purview to share a conversation we had about future possibilities, though she disagreed saying, "they're just upset because they have to move." Daisy and her company were contracted to act as property management for the house next to me after the owners moved back east. There were very clear instructions given by the owners regarding conduct of the tenants, bothering the neighbors with noise or other issues, number of animals allowed on property, number of tenants allowed to live in the unit and number of cars to be parked on the premises. Ms. Borba did not enforce any of these conditions and instead left late evening disparaging phone messages regarding my complaints of loud noisy parties with music broadcast over speakers until all hours of the morning, illegal activity on the property, 7-8 cars parked daily when only 3 were allowed, extended family moving in with 7-8 residents rather than the 5 allowed/mandated due to the home being on a private septic system, and number of animals issues. The tenants were allowed to have 1 dog, 1 horse and some poultry per the lease. Instead they weekly increased the animal population to finally include 4 dogs, which were vicious and attacked 2 neighbors and bit one neighbor, over 14 goats along with a breeding operation and an uncertified raw diary product business advertising their products on line, 2 bulls and a cow, ducks, chickens, roosters and an illegally parked travel trailer that someone was living in. The prior tenant had installed an illegal marijuana growing operation with a couple hundred plants and grow houses with lights and fans so this was not a one time bad tenant problem but rather a lack of management problem. Daisy did not inspect the property, regulate activity on the property nor enforce the terms of the lease agreement. When notified of the activities on the property in violation of the lease agreement she called the reporting party with a long tirade of insults and name calling and angry demands that the reporting party quit documenting the violations and quit making the owners of said property aware of same. She insisted, erroneously, that there was a current moratorium on evictions and there was nothing she could do when in fact the moratorium only existed for tenants who could not pay their rent due to hardships related to Covid and not due to lease violations. Pleasanton Property Management and Daisy Borba seem to be only interested in receiving the commissions on the rental fees and unwilling to actively manage the property. She does not do her homework and uses poor judgement. She is rude, unprofessional and dishonest in her dealings with the neighbors. I will never use her to represent me in any way. read more

One star is even too many! When I rented a home through Pleasanton Property Management, I was constantly stressed out. First off; the house was not delivered ready to go since it was still dirty with lots of repairs needed. They ignore calls and emails, don't follow through, when they do reply, they're rude as ever. 5+ stars ALL THE WAY. Daisy has been simply amazing to work with. I called her in November of 2018 as my husband and I had been looking for rental property to purchase and I wanted to see if she could recommend any good areas given she ran a solid Property Management business. Daisy spent over an hour on the phone with me going through what to expect, good/bad rental areas, what to look for in a property/tenant, etc. She was a wealth of useful information and shared it without any strings attached. After an amazing conversation (which I have to say, I was stunned that she openly shared as much as she did without asking or expecting ANYTHING in return). After talking with my husband and telling him how amazing she was, I called her back and asked her if she could be our Buyer's Agent. I think she was genuinely surprised. Fortunately, for us, she agreed. During our search, Daisy provided expert guidance when it came to locations, properties, upgrade requirements along with rough numbers as to what she would expect the upgrades repairs to cost, and offers/counters. When I would ask about a property, she would give me the good, bad, and ugly - and made sure to tell me whether it would "pencil out" based on the guidelines we gave her. She was always available and was always quick to respond. Her sense of humor was priceless and certainly helped lighten things up when we ran into speed bumps. Thanks to Daisy, we just closed on a condo at an amazing price (below market value) in a great location. Daisy provided guidance with regards to repairs and upgrades we were planning on having done and provided us with stellar contacts for contractors to do upgrades, plumbing and general handyman work. She had her plumber on standby ready to start the day we closed and the contact she gave us for our upgrades is ready to start work once the plumber is done. To top it off - we officially closed yesterday and she already has at least one strong candidate that has applied and is eager to sign! Daisy and her assistant Jackie were extremely unprofessional and one of the worse "Realtors" I have dealt with in this area. The first time I called regarding a property I got no response and a text message before 7am the very next day stating she was at a Warrior game the night before. That day she gave me the lockbox code to view a property, when I called to get into the property and had questions she said "I have an international call coming in on the other line," and immediately hung up on me. I loved the location of the rental and was willing to put up with temporary rudeness. Fast forward to later that evening after I viewed the property I stated that I was very interested and I receive another text message that states, "Apply tonight now," The text were short, rude and answered with emojis. Now TODAY I receive a call from Jackie, telling me that my roommate and I got accepted for the property and congratulations, THEN Jackie stated, oh wait, not you they went with someone else. Ok, have a great day. Once I get off the line with Jackie my roommate calls me to tell me Jackie called her and told her we got the property as well and then said, Oh, no, not you a different tenant. When I wrote Daisy to inform her of how unprofessional all of this was the text was so generic and vague, " Sorry she must have confused u with other applicants." Not even proper grammar. On April 6th, 2019 I texted a Tracy at Pleasanton Property Management. to see a home in Seven Hills, Castro Valley. She had a showing planned for that day which I attended. Tracy was not there, but two other young women were hosting the showing. They advised that only one other person had viewed the house and that I should apply right away if interested. I did think for a few days about whether or not to apply and before applying I texted Tracy to ask if they had already rented the property. I was told that the property was not yet rented and to go ahead and apply, which I did. The application fee is $40, so I paid $120 for my fiance, my mother and myself to apply, all of which was completed by 4/15. I actually texted Tracy that date and did not receive a response. I had called her several times throughout this process and she never answered and her voicemail was always full. On April 16, I figured I should reach out directly to Pleasanton Property Management as I wanted to confirm all my info was in for the application process. I sent an email to Daisy, no reply. Fast forward to today, April 22, 2019 and I received a text from Tracy saying that the owner of the home had selected another applicant. (I actually just signed a lease elsewhere). I asked Tracy if my credit had been ran and she said that the paperwork that came back to her did not have a credit report attached. Weird since I paid $120 to apply for a place that I THOUGHT would be giving me a fair shot at the application process. Since no one ran our credit I am very interested to know the criteria that was used to select an applicant for this home. When I requested my money back and explained that I felt this was a fraudulent practice, Tracy called me twice and then text that she was "looking into this". I don't personally feel like we have anything to talk about here. Professionalism and integrity go a long way as far as I am concerned and Tracy and Pleasanton Property Management have not demonstrated either one of those qualities in the experience I have had with this company. Daisy and her company had been hired by the people that own the house across the street from our home in Pleasanton to rent out their property again. I called her at 7:20 this morning as what I believed to be the new tenants had started moving in at 5:30 am on a Saturday morning. She explained those were not the tenants but the cleaning crew she had hired. When I asked her why she would have a cleaning crew show up so early, I thought 8:00 am was the minimum for beginning any work, she let into me that she has every right to have a cleaning crew come at any time of the day that she chooses and that this was all the previous tenants faults for moving out a day late (they took their last load at midnight). Daisy then continued that we should call the police if the cleaners are making too much noise, that she herself wakes up at 6:30 every day (???), and that she is only in charge of leasing out the property and nothing else. Basically she was rude, unprofessional, and didn't seem to care about any inconvenience caused to anyone other than herself. So I figured it is what it is and hopefully she had found us some good neighbors and went on with my day. Then at 1:00 this afternoon Daisy sends me a sarcastic text? Wouldn't you think she'd leave not well enough alone?
