Wilson Management/Hinds Feet does not want to manage properties. They avoid tenants and owners. They only respond after multiple calls and emails and do not return phone calls. I am never able to get someone on the phone unless it's an "assistant". The CEO sends emails in ALL caps which is extremely unprofessional. They avoid assisting with maintenance requests. read more

So I been a tenant of Wilson Lane for a year and a half now. Just recently my bathroom wall started peeling really bad. I expected a quick repaint. But the maintenance supervisor Miguel,and his lady partner exceeded my expectations. They put up all new plaster,repainted the whole bathroom. You'll first contact will be with their friendly and professional voicemail, which apparently is too busy to ever get your message across to some humans. If humans ever do answer, then you can expect the same level of professionalism to get the information you need back to you. They guarantee zero replies! I'm really disappointed. I have been a tenant for 2 years with Wilson Property Management and they are great. Very responsive with maintenance requests or any phone calls or emails I send. I have always had a great experience with the office staff and Cassie, the office manager goes above and beyond her duties to keep their tenants happy. Worst company ever!!!!!! They don't fix anything. Their communication is crap! And they try to keep every nickel and dime from your security deposit. Charged me $600 for tac holes ( that we patched up) and when we did the walk through at the end they didn't even mention it. The people that work there are nice enough but they are not proactive or strategic about anything. Maybe this is them? Maybe it's the property management industry? Either way, I have not had a good experience and will not recommend them to anyone. Example 1: Pricing my home, they rushed through this process and recommended I price my rent about 10% below what the market would support and what we did end up renting the home for (which I stood my ground on and it didn't impact timeline at all either). Example 2: Maintenance issues. The tenants had issues with an appliance, they let me know and I replaced the appliance. What NO ONE let me know was that the issues with said appliance flooded my entire kitchen, warping the floor and destroying half of the cabinets. This was never mentioned or documented anywhere until I took possession of the home. It's an insurance issue now, but why is a situation of this magnitude something that I discover on my own after their maintenance team has been through the home multiple times? (Which they're trying to charge me for) Example 3: Trying to roll off from them - I've had to contact them multiple times to return any remaining deposit owed to me and have given up on having the one outlying maintenance issue handled that they were supposed to coordinate. They then "casually mention" an additional expense that occurred a month and a half ago for the first time after I finally get a response from them. Regardless of whether it is legal or not, it isn't how good businesses run. At this point, just return my money and please for the love of God let us all go our separate ways. read more

STAY AWAY FROM THEM!!! I'M WARNING YOU NOW! If you see any property managed by this company run away! It's not worth your time and they definitely don't deserve your money. The staff they hire are typically not trained well and are incompetent to basic housing laws or anything really. No one is ever helpful. Properties are poorly managed because they don't know how to manage anything in the first place. Some better than others but any complaint or issue you have will not get resolved or will have a lengthy time frame for it to be properly addressed. You will not get responses to your emails. Seems as if they receive and delete emails or never check. If you try calling them, good luck because no one answers the phone. You'll be directed to their voicemail and you'll be waiting for any response, if any, that day about your situation. What's the point of the emergency line if they don't want to pick up. The properties aren't that nice either. They also don't know how to process an application quick. They need to fix their technology because it seems like their written notes are always getting lost. Also their website is so outdated. When you try to pay online, why does it always have your deposit included in every months rent. Once again don't waste your time, unless you just want to rent from greedy white woman who don't know anything about customer service and managing properties. read more

We were with Wilson for just over 3 years. We started out thinking these guys were great. They got us moved in quickly, they were attentive to our needs, they were easy to get on the phone... Then, it all began. Our landscaping got overgrown. That was on us, we got busy, etc. Anyway, they sent a landscaper to come out and take care of it. They said they trusted him and used him all the time. So sure, why not, right? The guy showed up at 6 PM for four days, working until 8. He always reeked of marijuana. He also (when we weren't home) would bother our neighbors about using their bathroom or for a glass of water. He also COMPLETELY destroyed our flowerbeds, potted plants, and herb garden. To top it all off, he quoted us $250 and billed us $450. Later, when we gave notice, they downright got hostile on us. At first, they said they'd work with us on showing the place to perspective tenants. Which we were fine with, we get it, they have to show it. But whenever it didn't work for us, they turned into expert attorneys. Informing us that "they didn't need our permission" and "they only had to give us 24 hours." Finally, when it came time to get the security deposit back, what a pain THAT became! If you think you'll get it back before the "mandated 21 days." Forget it. Every time we called to check the status, they went into a scripted response of "We legally have 21 days to send it." Fine, ok, that's true, but would it be so hard to let us know how inspections are going? Cleanings? Speaking of which, our move out inspector quoted us $255 to clean the place which ended up being $350, another $350 for carpet cleaning after they told us the owners were likely replacing most of the flooring and not to worry about it, and they charged us $150 for sprinkler repairs which, my guess is, that stoned landscaper they sent destroyed during his rampage. In the end, I can't more strongly discourage anyone from doing business with this place. If you MUST, speak with Mike or Sherry, they were the only two that ever did us any good there. But I would just avoid them if you want to save the heartache. read more

This company sucks. They are good at ripping people off, and doing the bare minimum. I feel bad for the people who work there under the management. I look forward to the day they are not ripping me off for my hard earned money. They are not responsive. They billed me for coming to unclog the toilet $300, and then never said anything. No notice, nothing. Went to pay rent, and see the $300 charge was a week overdue. They might be great for the people who want to use them for property management. But the way they treat tenants is horrible. They raised our rent $100 a few months ago, and already gave us notice they are raising rent again another $75. This is the worst property management company ever. When I moved in my house it was filthy dirty and there was stuff all over the house and in the backyard. I was told to take notes but they did not fix anything. During the duration of my stay here I have submitted many maintenance tickets that have either not been responded to at all or I was told that the owner needed to approve any maintenance. WRM has written me rude emails and letters regarding my move out. WPM had sent me a renewal of my lease and after the owner, WPM, and I signed it they sent me a notice of cancellation. This is not only illegal but completely immoral. They have no code of conduct and should be stopped. Kandy the owner and Cassie one of the agents are horrible and rude. PATHETIC. That's all you need to know when attempting to deal with these loony tunes. They're located in the hub of silicon valley yet their website is designed for MS-DOS. If you try to call them you WILL get a machine. That machine will never give the message you leave to a human; which means you will NEVER get a call back. Disappointed. We rented a house for almost 10 years. We paid on time. We keep the house in excellent shape. We put in our notice, only to find out, as we pay rent for an entire month, they plan to come in, make repairs and walk tenants through while we still have belongings there. We feel pressured to move out asap. All I have to say is if you opt to rent from them read your contract fully! My boss is a property manager, and she said she would never think of doing that to a tenant. It makes moving all the more stressful. read more

I cannot recommend Wilson Property Management in good faith. My relationship with this company has been a six year battle to get things done in a timely manner. Simple tasks such as returning phone calls pose extraordinary challenges for them. Their response rates are very slow (if at all) and when I have received return calls (or when calls were actually answered), I was greeted with hostility from a staff that is unwilling to listen but quick to make assumptions. Most recently, our units have been challenged to resolve a garage door opener issue for the past six weeks. Wilson has not been attentive to our needs whatsoever. When they finally sent a contractor out to fix the problem, the vendor they selected made a wiring error and shorted all four garage door opening units. When the homeowners involved in this matter called Wilson to seek their assistance in getting the contractor who is responsible for the error to be accountable for his mistake--we have not received any communication about a status update...and we still can't use our garage doors. A quick phone call or email would serve as a suitable means to let us know what is happening, but we have not been given this courtesy. As it stands, this six week saga is an example of the type of experiences that have become common place with Wilson: poor service, terrible communication, and inability to resolve matters in a timely manner. Our association is so upset with the lack of attention to our needs, the unwillingness to listen, a staunch opposition to partner with homeowners to find common ground, and (what we are starting to believe is) mismanagement of our accounts that we are about to hold a private meeting to begin a search for a new company who will be attentive to partners and trustworthy allies to manage our association. read more

They exploited the COVID-19 pandemic's shelter in place to exclude us from the move out inspection. They then without any proof and without being willing to show any proof took 10% of our security deposit when we cleaned the house to better than when we moved in. They work as hard as they can to take care of their properties they manage or as the owner will let them. It is hard to keep a property in tip top shape on a shoe string budget. Worst property Management. They managed one of our properties in the East Bay. They never did inspection. Because of their negligence the house had a fire and we had to foot the bill. We were out of town and so we depended on their input. Once we visited our property we were shocked to see OUR HOME. it was stinking, mold every where, windows were broken, oven wasnt cleaned for ever. Worst Property Management EVER! Very difficult to deal with. We had quarterly housing inspections. They were never compliant when asking to deal with household issues they were responsible for. Withheld $1100 of our $2700 deposit after we left the place cleaner than when we moved in. Never have I not recieved a full deposit back from any other rental. We had reciepts for professional carpet cleaning and they still charged us for carpet cleaning. Off to court I suppose. read more

I was very disappointed with this company. We looked at a home for rent and were very excited about the property. However... We scheduled what we thought was a private viewing of the home (since we requested a specific time and there was no open house, etc) and were surprised to find other people viewing the home and filling out the application as well, which I felt was very unprofessional. What was also unprofessional was the fact that the agent showing the home spent the entire time talking to a couple who weren't ready to move yet about future rentals... um, okay, what about the people waiting around to talk to you about the property we are currently standing in? We waited around until the other people left so we could finally talk to the agent privately. He was very hurried and couldn't do much in the way of answering questions about the home etc. If you want a good real estate experience, go elsewhere. Fast forward a few days. We submitted an $80 application fee and were "first in line" to rent the home and we were assured so-so credit and other "issues" would not be a problem. So we waited. And waited. And waited. A week and a half later they told us we didn't qualify because of their strict credit and financial history policies. We missed the chance to apply for a couple other rentals because these people lead us to believe we would get the house and made a mistake with their policies. In hindsight, I am glad it didn't work out because I believe this would have been a horrible place to rent from. However, I am angry I wasted valuable time and money on a house managed by this mediocre company. Renting from Wilson Property Management was awful from the day we moved in until after we moved out!! This is NOT a professional management company. Our house was not move in ready, and the backyard was overgrown with leaves and weeds. There was laundry left in the washer, trash in the garage, and a freezer that had an ice maker which stunk like fish and had to be cleaned for weeks before it was useable! It took several maintenance requests to get the initial work orders completed. The owner of the house lived overseas, so he was very hard to reach when we needed things replaced. We went two weeks without a microwave because he couldn't be nailed down to approve the repairs!! When we moved out, we were nickled and dimed and charged for things that we were not told needed to be resolved (removal of our satellite for example, or trash we were told to leave in the garage because our trash bin was full). We took better care of this house than the owner, yet, WPM did nothing to accommodate us for the issues we had while renting from them. We paid an exorbitant security deposit and did not receive as much money back as we should have. I guess it should not have surprised us though. Do not rent from this company; it will only lead to frustration and end up costing you lots of money!! read more

Wilson Property Management has been a wonderful company to work with. I am a local real estate agent and work with a lot of relocations. Over the years I have placed many people into Wilson Property Management homes. When I follow up with the relocations down the road all so far have been very happy and had only good things to say about the property management. Having experience myself in property management I can tell you that there is always someone upset with you. It is a very emotional business and at least when I was in the business the people who would complain were the same people who were late paying rent. What's funny is that the only reviews that are positive are from owners. That's because once you have become a tenant, Wilson completely ignores you and is only concerned with collecting the rent. I lived in one of their properties and it was not completely clean when I moved in. While occupying the property, there was major damage due to another tenant. I had to vacate the property for the work that needed to be done, acted as the project manager on behalf of the owner, because Wilson was worthless and was the one to complete the construction clean-up. Did not have a walk thru upon move back and was the one who completed the punchlist for items that were not completed or completely correctly. If I were an owner, I would never use Wilson, as they did not manage this major construction project in the interest of the owners, nor did they represent me as a tenant in the property. We tried to start afresh, but alas, we're only 2 months into lease and now entangled in a he-said/she-said debacle about the plumbers they sent, Valley Plumbing (also 1 star), to fix a stoppage from years of neglect in kitchen sink. Wilson property management ruined a year of my life. They are unprofessional. They failed to comply with our lease contract. Did not return calls, every other month we received a notice to pay or quit, which was always resolved with a reciept of our check and being processed through my bank account. They claimed our check bounced and that we owed them an additional $500.00 because we did not pay in full. We paid with a cashiers check... They don't bounce. And come to find out they were missing a payment from a neighboring tenant and were trying to get us to pay for their missing $500.00. They charged us fees for being late on rent on the 2-4th of the month, when by California state law you get 5 days grace period. Our windows were painted shut. Our doors did not close, only the front door locked with force. Our bathroom leaked into the unit below us and they refused to fix anything. They do not do credit checks or background checks. A man in a downstairs unit was selling drugs, and had a warrant out for his arrest. Quite a surprise when I came home and then house is swarming with cops all in black with guns out. They take people like myself who was desperate, young and had no credit established/bad credit. All they want is your money. Cassie was my agent and she was rude, unhelpful and lied. There were termites, and when reported they did nothing. Our staircase leading to our front door was broken and since we were on the second story you just pray it'll hold out. In hind sight I wish I had reported them to the authorities for their malpractice and health hazards. no one deserves to go through any of this and much more. Life is difficult enough as it is, they made it a living hell. DO NOT USE THIS COMPANY. There is always a better option. Sincerely, Frustrated. read more

Don't bother with them, I rented my beautiful house out and specifically said no pets in my contract, and not only did Wilson property 's handyman know they had a dog , pg& e had it on file they had a dog, I had to replace 10,000 dollars worth of pee soaked wood floors, only 2 months old when these people moved in, and the smell in my garage is horrible and I can't get rid of it , they also let all my lawns die. Believe it or not even when you have yearly clean inspections this company just doesn't care long as they get your money from you, oh and a couple hundred dollars cleaning deposit doesn't cover my floor, or the time I have spent washing dog dander off all my walls and paying professionals to try unsuccessfully to get the stink out of my garage.....I'm hurt and sick to my stomach that someone could be so disrespectful to my home! read more

I have rented through Wilson Property Management for about a year and a half. Things were fine, a little slow with responsiveness, but nothing too major. Then one night, our entire place flooded. We called the emergency line and surprisingly no one answered. We were told from the fire department that we were not able to stay there, so had to find alternate living arrangements. Through the entire process, they took days to respond to emails and would never return a voicemail. We told them that we wanted to terminate the lease, and in the lease we were able to if displaced. They could not guarantee that, even though it states it in the lease. Five days of craziness, getting displaced, having to find a new place, move out of our old place, and switch everything over, we were finally released of the lease. Per the lease, we were to get our security deposit, rent reimbursement for the reminder of the month, and rent reimbursement for the days that we were displaced. We received the security deposit 21 days after we handed in the keys (which was the length stated in the lease). Conveniently, they do not state a date for the other reimbursements to be paid by. I received the rent reimbursement for the remainder of the month a month and a half after terminating the lease. When I received it, I saw that it did not include the days that we were displaced (5 days of rent). I went back in and they said "We'll talk to the owner to send more money", it has now been 2 weeks since then and still nothing. Called today, and finally got someone to answer, and they said that all I can do it wait, and if the owner decides not to pay then I can take them to small claims but they will not pay us, even though it is in THEIR lease. This property manger is not responsive, I have emailed and called at least 10 times with no response. They do not know their leases, and are shocked when you point it out to them. I will never rent thru them again and I recommend that no one does unless you want an on going headache. read more
