The people who run this are pretty unethical. Left us a message at 8 PM on a Sunday night asking when we can move in to the rental we applied for. After giving them an answer the very next day, there was no contact until we finally got a hold of them only to find out that they rented it to someone else. Common courtesy is not in their playbook. Don't expect decency from these people. Specifically Nancy. Nancy, you have to understand you are playing with people's livelihoods and treating people like they're just another paycheck isn't the way to handle an ethical business. SAVE YOURSELF MONEY AND HEADACHE. Update: After scheduling a yearly attic check, we found out that there is huge rat infestation in the attic, with major damage to insulation, wiring, and structure. The inspector said this is a result of years of neglect, in part, by the tenants for not flagging a possible infestation and the agency for not doing regular checks. This complete disregard for doing a basic upkeep of our home is now costing us over $13K to fix. I cannot say this enough, this "company" IS A COMPLETE FRAUD! If I could give zero stars I would. This company is a complete fraud! Do not use them to manage your property because they'll just take your money and not do anything to actually protect your investment. They've been managing our home for a while and we recently decided to move back in and the house is a complete disaster. We were left with broken: water heater, water valve, bathrooms, windows, blinds, missing appliances, unapproved modifications to the electrical and structure of the house, TO NAME A FEW. The worst part is that when we brought this up we were told that these issues have been ongoing and it was up to us to pay for the damage. In what world does that make sense. Had the agent been "managing" our home, then these problems should have been flagged and fixed from the beginning. They demanded money from us for moving in before January even though they extended the lease of the tenants without getting our approval, made us pay for the damage and missing items they were being paid to overlook, and gave the previous tenants their security deposit back. Horrible doesn't begin to describe this property management company. They have awful communication skills and are rude and obnoxious once you sign a rental agreement with them. They never did a thorough check on our references and didn't keep accurate records. They did not answer rental inquiries, especially emergency ones in a timely manner. Their maintenance guy is very unprofessional- on one occasion his girl friend followed him to the property and preceded to have a fight in front of the house for all my neighbors to see- how embarrassing. After almost 5 years of dealing with AB, they treated us like degenerates and lied to us about what was happening to our home- their rental property. SCAM!! My family and I drove over an hour for a scheduled viewing. No one was there. We called, emailed, and texted, and did not hear anything for nearly 2 hours. We had waited at least 50 min before leaving. They responded that she was there, implying that we missed her. We tried to schedule a viewing for a later time. Oh how I've been waiting to write this review!! Wanted to be sure we were out of the place and got some of our security deposit back. This will be a long review! So- if you don't feel like reading through it all- just take these words of advice. DO NOT EVER RENT A HOME FROM THIS AWFUL COMPANY! They should honestly be out of business from their bad business practices and all the illegal things they do. Also- the BOSS- I won't say her name- because I still want to respect her privacy! But, stay away from her. My husband gives everyone a chance and the list of people he dislikes can be counted on one hand, but he HATES her. We honestly never met someone so rude, deceiving, and arrogant. She thinks she is so much better than anyone, and treats her residents like absolute crap. For all the money that is being spent on rent- you would think you'd get superb service and be treated like a paying "customer". Not the case! Rather than give a long story of everything from the past two years, I'll just more make a list: -Raccoon family under house upon move in- under crawl space from outside wide open. Had to do in a humane way to get rid of- so that took two weeks. After they left, I couldn't figure out why our dogs had fleas and why the bathroom kept getting fleas. Literally see them on the stained bathtub and white floor. Ends up the family left a present of fleas- again they were living under the bathtub. I, at least, was able to get AB pay for the flea guy to come out. But get this- Nancy blamed me for the fleas because I insisted on getting rid of the raccoons humanely. Negative- it's the way it's done- and has to be done. -random checks of coming by -HUGE rent increase -numerous problems upon moving in -many problems never fixed- and if they did- cheapest labor was hired and done in a cheap way -if you had to contact AB- it felt as if you were a nuisance rather than a paying renter Okay- so the move-out, that would be my biggest complaint! Know that they will most likely take all of your security deposit. Take MANY pictures when you move in- and keep them. Unfortunately- my phone that I used for move-in pics was stolen- and I didn't have them. Move-out: -Let's talk about overcharge! Yes, they give receipts but the receipts are "fake". Not legit businesses. -For many of the deductions, I did my research and asked at least 3 businesses what would be charged for a specific clean up. On the landscaping- it supposedly cost $1450 dollars after we moved out. Get this- three other legit businesses quoted me at $500 for the work that needed to be done- $500!!!! More than DOUBLE the prices I was quoted. I'm pretty sure the "company" they hired didn't see that full amount. -oh and get this- charged $150 for satellite removal- umm- that was there when we moved in AND I had pics showing it!!! BUT- AB insisted that I provide a bill showing that we had Comcast to prove that we didn't install the satellite dish!!!!!! A positive- they did give us the $150 on that one. I am one that always checks Yelp, and failed to on this one. HUGE mistake!!!! There is no way in heck I would have rented from this company. This review is long overdue, and I wish I had done this earlier so that others could have had a warning. My experience was several years back, before I even started utilizing Yelp.. I don't know if they are still in business or not, but I truly hope they are not, because they are absolutely the worst business of any kind that I've ever had to deal with. I won't even go into detail about their piss poor communication skills because that's a given (looking at everyone else's comments). However, I do want to highlight a specific experience showing their dishonesty and unprofessionalism. They first made numerous mistakes in my advertisement for my rental, and could never get the details correct (fine, I understand mistakes happen). However, they claimed I instructed them to advertise it that way ( all while charging for their advertising service). They then forwarded me an email I supposedly sent them with the instructions as their proof stating these details. Yes I did send them an email prior with instructions, but what I realized was that they decided to try and subtlely alter my original message when fowarding it back to me, removing key words from it, in the attempt to cover up their mistakes. Good thing there is such a thing as a sent box, and I was able to call them out on their bullshit. They never did rent out my place, was rude throughout the painful process, and charged me a grip for the horrible advertising. I fired them, and I never received an apology for their actions. (Refer back to the first complaint....it was not clean upon us moving in yet we were expected to be out and pay for them to clean it for the new tenant) Upon receiving our deposit back, they used FAKE companies and invoices to charge us for the fee's!!!!! UNRESPONSIVE MISLEADING UNPROFESSIONAL RUDE The worst experience I have ever had renting a property....I have rented for 7 years and this is by far the absolute worse. AB Property went above and beyond in helping me with the rental application process. I was a first time renter and I had so many questions. I thought it was considerate of AB to call if you are approved for the rental as well as if you are denied so you can move on. I was always called or emailed with open house times. I Was Given A Copy Of My Credit History. When I had a maintenance request, I could submit it online or call the office to have it done. I liked having the option to pay online so I didn't have to drive to the office every time. Laura was very efficient and detailed during the lease signing and answered every question I had. It ok renting under this management until we moved out and were charged for painting only to pass by and see the manager Nancy there at work with a mexican guy... not only it was a terrible paint job (I sent family members at open house) but I was charged a large sum of money... After persistently trying to get into contact with them, we were told pretty rudely that the homeowners decided to go with someone else. I have been renting from AB Property Management for nearly three years and have had nothing but good experiences with them. Right from the application process their staff was attentive and responsive. Shortly after I moved in, my refrigerator died and they quickly had it replaced with no hassles! Aside from that, I have only had to use a maintenance request for a couple of minor repairs over the years but each time the process has been smooth and efficient. The best part is almost everything can be done on line, maintenance requests, paying rent, etc. I would recommend renting from AB Properties to anyone who wants to deal with an honest and efficient group! read more

I rented from AB for about a year between 2014-2015. I am overall very happy with my time as a tenant here. We submit multiple requests for maintenance throughout our time there and all were answered promptly. Some issues took multiple visits to resolve, but the maintenance crew was always a great help and very communicative about the issues. Laura was my main point of contact within the office, she was very kind, always quick to respond, and helpful with any questions we had. She made sure that both our move in and move out went smoothly. We took extra care upon move-out to deep clean the unit ourselves as to avoid additional costs. In turn and as promised we received nearly all of our deposit back. Make sure you read you lease, know your rights, and return the unit in the same condition (within reason) as it was in when you got it and you will love your experience here. read more

Peggy Nielson at AB property management has to be the most neglectful and worst communicator I have ever been in contact with. The neighbor's tree was hanging over my fence dropping yellow pollen that made my throat swell, thus I walked around with and slept with an Epi-pen. When requested by my HOA manager to remove the poisonous tree on the landlords property, because it deprived me of quiet enjoyment of my own yard, as well as a health hazard, she did not respond to the HOA manager, nor the tenants. Only after several weeks, I gave her a deadline and promise of a lawsuit if did she get someone out quickly to remove the tree. Of course she did not inform the tenants, nor my HOA manager. I was the only one that had the ETA. Then she had the audacity to expect the arborist to give her a discount from his original estimate, even though he did her a favor and came out before originally scheduled. Despicable! read more

AB Property Management is the worst! I did a tour of the place I planned to rent and it was dirty, bugs in the lights, etc. and I was promised that it would be cleaned and move in ready once I moved in. It was not. I moved in and asked someone from the office why the place wasn't cleaned. She told me that I had to do a move-in checklist and they would address the issues in the first month. Ridiculous. Additionally, they inspected my place without my permission, if you call them to address maintenance issues they are inspecting and reporting to big brother. I had my girlfriend over when the pest control guy was servicing the place (silver fish everywhere), and after he left within an hour I received a call from the office asking me if a girl had moved in. DO not rent from them....all the other negative reviews are 100% accurate. Everything negative thing I had heard about the East Bay was exemplified by AB Property Management.....Oh and they nickel and dimed me out of part of my security deposit for not cleaning the top of a cabinet and charged me $150 for it even though the place was disgusting when I moved in and I had to have it professionally cleaned. BEWARE.. This place is a SCAM. I wish I would have read the YELP reviews before wasting my time or money. First we applied for a home listed on Trulia. We like the pictures of the home and we called and asked for more pictures. We found out AFTER they took our $80 for a "application fee" it was not even the same home as in the photos. Then they were dishonest, they were not upfront and very misleading about their process for rentals. Apparently they take as many "applications" as they can then choose who they like the best. Last, they probably won't call you back (at least they didnt for us, we had to call after a week to ask if they got our application because they surly took our $80 and they never called to tell us we did'nt get the house). When we finally did get someone on the phone about the property they told us there were 12 applicants, think about how much cash they pocketed. The impression I got.... the house we "applied" for could never for rent, they list houses that are probably never going to be rented. Just to finish off we ended up getting a house in the exact same neighborhood with a not so scummy management. They absolutly did not play any games with us, so NO not all property managers takes as much cash as they can before "choosing" and applicant. read more

Rented a condo from AB property management in 2014. Always pd the rent on time and were good remnants. When we went to move out they tried to charge us for pre existing problems with the condo. Luckily we took pictures when we moved in. Spoke with Laura and Nancy several times to resolve issues and they insisted that we were wrong and caused the problems that they tried to charge us for. It was approved and when Laura sent me the email of the breakdown of the move in cost I responded questioning her calculations so I can get a better understanding of the move in cost. This is the response I get the very next day... Thank you for the attempt of doing my job. The owners have decline your offer and have chosen another applicant. So I responded by saying this.... Thats fine. No wonder your company had HORRIBLE reviews on YELP and I will make sure to write another one today. Your service and response is very UNPROFESSIONAL! and obviously you do not know how to do your job so I had to make an attemp to do it. I consider this a blessing that the owners have chosen another applicant. And she response by saying this after I told her I would write a review.. Wow, just reading these reviews it's amazing they are still in business, we rented from them for 3 years, they came and inspected the house every year and right before we moved, kept telling us how great we are and how the hate losing us also how amazing we have kept the property, when we were moving we told them there was a spot on the carpet that was old and was never changed, they told us not to worry about it, that we shouldn't have it cleaned, and now they want to keep half our deposit for the carpet and few blinds that had fallen off, they are rude when you call them, they are always being sued as I will sue them for the rest of my deposit, it's a shame how they try to scam people out of their deposits. A company with an average 2 star rating says it all so I would recommend to anybody not to rent from AB Property Management. Too bad I didn't yelp them before hand so now I'm stuck with them for a year lease. The first day we arrived at our new home we found 20-30 cockroaches laying dead on the garage floor, and some dead in the pantry. You would think the property just got fumigated and now the bugs are dying off. But why wouldn't they send someone to each house a day before people's move-in date to clean up the dead bugs? I called and found out the property had not been fumigated anyhow so maybe all the roaches died off from the previous tenants moving and the house now being empty. Another thing is Communication is a HUGE problem with this company. It can take several weeks to resolve such little issues. And when I would call I would get the vibe from them that I'm just a bother. Even speaking with the president of the company didn't go well. We never got 1 apology. Their properties are NOT move in ready, we had our own checklist of issues that needed repair. I would think the entire staff and president of the company wouldn't look at their YELP reviews and realize the customers are not just going out of their way to write bad reviews. Worst Management ! Please don't get cheated. The owner lies. She lies about everything. They are not professional. We gave our home for property management, she works for the tenants and not owners. Our bad luck the tenant was her friend, so they had secret agreement and God save us ! The tenant decided to move, breaking the lease and as per the contract she will lose the deposit , but AB property and tenant decided to threaten us that they will sue us if we keep the deposit. So we let go losing the deposit and AB property charged us all the additional months 8% commission. We lost at least 5000 dollars . Very bad and unethical company ! I have to admit that I was concerned after reading the Yelp reviews of AB Property Management once we'd already signed a lease and were preparing to move into the home we rented. However, I have no complaints about my personal experience with them. When we arrived, the property was extremely clean. Laura at AB was welcoming and helpful in completing the paperwork. When repairs were needed, she and Connie were quick and thorough in addressing issues. After we decided to purchase a home and leave after 1 year, Nancy wished us well and returned our entire deposit when we left the property in great shape. Laura is fantastic! We're in the process of moving from CT to CA--I came into town with one week to see rental properties and make a decision, finding very few real estate people even willing to talk to me. She was the ONLY rental agency rep in the entire area to a) return my call and once she understand my stressful situation, b) go out of her way on a Friday night to get me into a property she'd already shown a few hours earlier. She also took me through the town we're looking at so I could get a better feel for the area and gave me terrific information about local schools. They are very rude, they don't keep up the property, and if they do, they try to charge you for something that should have came with a free estimate. Also they will charge you a late fee if you don't pay your rent on Saturday the 2nd by 1 or 2 pm even if the rent is due by 5pm on the 3rd. I have rented from AB Property Management for over three years. On Tuesday I contacted them to let them know the refrigerator & dishwasher where no longer working. I received a call from one of there Property Managers requesting some details and measurements of both units. On tuesday night there maintenance man called to set an appointment to deliver the new appliances on Wednesday morning. On Wednesday both appliances arrived (the refrigerator was an upgraded model) and installed. This is what I would call outstanding customer service. This property management is rude, unorganized, inconsiderate, and over all incredibly mean. I moved out of my rental a few months ago. I lived in my rental for one year and that was the worst year of renting in my life. When I first found the rental I called the property management to have someone show it to me. The woman on the phone told me that the keys are in the mailbox and to walk right in. I should have known from that point how they handle business. I moved in easily, signed papers easily etc... The person helping me then was Liz. Note: always deal with Liz. The first thing that went wrong was my toilet and my shower starting backing up. The water in the shower was not going down. I inspected the drain and it was clogged with about a foot of blonde hair. I have darker hair. It continued to back up so I called the property management and left a message. They sent someone out and they tried to clear the lines from the toilet and from the roof. I had done a little investigating of the property (talking to locals that have been in the area for a few years) come to find out that the trees in the area tend to grow underground and crack the sewage pipes. A few days later it was about 9pm and my toilet started overflowing. I turned everything off except for the water coming from the street which I couldn't have because it's connected to two other homes. And I didn't know exactly how to because no one ever came by to show me anything about the property. I called the property management and got a service they hire to take calls at night. It's only someone to leave a message with. I was freaking out because I kept having to scoop water from the toilet into the tub every 15 minutes. I called plumbers but it was going to cost me money. I ended up calling the city and they sent someone out to turn it off. To top it off the property management called me the next day yelling at me that I called the after hours service so many times and it costs them money. And asking me if I ever rented before. Umm you have my references lady. And then she yelled in the background, "get this girls information" and asking me, "how old are you?" Needless to say I said a few thing back. Ridiculous! But it only gets better from here. Soooo a few days later my toilet has overflowed again but this time into my hallway. I was gone for about an hour; think if I was gone all day. I called the property management at 10:30. They didn't send someone out until 5. And not until I called them several times more and after I went down to Castlewood Properties, who managed the property before and told them what happened. The woman there, Roz told me to wipe it up with my bath towels. P.S my unit does not have a washer and dryer so I would have had to transport the sewage water in my car or throw them away and buy new ones. Ummm No! Finally at 3pm a woman from the property management comes out to inspect the property. It just so happen to be the same time my niece and nephew came over, both under the age of 3. She comes over unannounced, no phone call or anything. As she inspects the place she begins to accuse my niece and nephew of putting something down the toilet. They had just arrived and barely come over. Again ridiculous! But she did give me the option of moving, losing my deposit and paying rent until they found renters. So nice of them. After that I learned that if I wanted to ever see my deposit again I needed to not depend on them and fix things myself. They did have someone come out and dig up the concrete in front of the property all the way to the street and fix the plumbing because a tree had broken the line. Hmm wonder where they got an idea like that? I had contacted ECHO the day before. I wonder if that had anything to do with it. A few months down the line, everything working beautifully. I was all settled in and actually enjoying living there. When I get a notice in my mailbox that I have 30 days to move out or tell them who I have living there because a "strange man" has been staying at my property. I had to call them and explain to them that it is my boyfriend who is not living there. Which honestly he wasn't. But now I have big brother watching me. What the? Now I have to watch my every move at my own home? A few more months down the road I get new neighbors. Nicest couple ever! We get a little bug problem and the new neighbors after harassing the property management get them to come out and exterminate. No more bugs! And then I get a mouse in my house. I called the property management and left a message. I never did get a phone call about that. When it came time to either move or re-lease. I was actually considering it when I get a notice that I have to be out by a certain day. They didn't even give me time to think about it. I am probably leaving out little things like getting a bill in the mail for fifty dollars that when I asked what it was for they couldn't come up with anything. The place was not cleaned, the tenants left items behind, and they obviously had pets as there were pet stains all over (and leashes were left). The were not suppose to have pets. We notified AB, who call the tenants. Then AB calls us back and says the tenants did clean the carpets and all the personal stuff left behind was from my mother (not true). AB also gave them back their security deposit. Apparently AB did not inspect the property. This went on for a few weeks. Finally, someone came to clean the carpets, which looked better. However, now the toilets were plugged up from the carpet cleaners. We reported that, another few emails back and forth. They finally did most of the repairs, and cleaning, but the condo has sat empty for 4 months. We changed to a new management company. As a homeowner, we hire management companies to take care of these things for us. read more

Laura is the one show me the property. I call her and she answer the phone right away and could show me the property next day. That's why I give her 1 more stars. When I was in the property, she seems no clue for all my questions, like is the yard has sprinkle, will the owner take care the tree, who pay for garbage...she seems know nothing. I am so sorry for the owner to hire such management company. read more
