By next Friday we will be fully moved in. so this week is good because after I can't be staying home to wait for no contractors to come into my space when I have to work. Also, I got an email about paying some charges this month. We were told that the prorated charges are to be due on March 1st along with the rent. Also the prorated amount is invalid base on the date that the apartment was ready to us. The apartment was ready for us Saturday 27 of Jan. and from that date on is the prorated charges. Thursday 25th was the day we signed the lease and the date of the drama with the keys and the condition of the unit. Then on Friday your contractors came in and did whatever they did. We did not come to back to the unit until Monday 29th. So I am willing to pay for sat and Sunday even though we were not there but Thursday and Friday which is the date your contactors were fixing the unit! I am not paying. Please check on that. This review is about an incident that happened last year (June 2021). I left a Google Review when this happened but oddly it isn't there anymore. So, I wanted to warn others about this property so that they don't waste their time and money. This place discriminated against me while I was looking for housing as a Section 8 voucher holder. My voucher was for the county of LA, the unit I was interested in was located in Lakewood, CA. I specifically ask that and I was informed that the place I was looking at did accept the voucher. I made arrangement to see the place, everything went fine. I paid the application fee, they ran my credit and no red flags. A day or two goes by and then I receive this text from the Property Management. Stating, "Due to insufficient income, we are unable to approve your application for 4119 Pixie Ave. If you have any questions, please contact our office." I believe I called and explain to whoever picked up the phone that I have a Section 8 voucher and would only be responsible for my portion of the rent. They said someone would reach out to me. Then I got this message: "[My Name], For this unit is [it] has to be a city voucher of Lakewood unfortunately for this unit we wouldn't be able to continue the application processes if you would like to transfer your application to another available unit, please let us know. Thank You Borba Property Group" I am knowledgeable about the areas I look for housing and I knew for a fact that the entire city of Lakewood operates under the LACDA. The City of Lakewood doesn't have their own Housing Authority. I replied with I specifically asked them if they took the voucher. They said they did when I asked over the phone. Now there's a sudden change for whatever reason. I wasn't getting a response quickly, so I went on the City of Lakewood's website and copied and pasted what it said on the site. "Section 8 programs in Lakewood are administered by the Los Angeles County Development Authority (LACDA). The program assists eligible families to afford safe, decent, high-quality rental housing." via https://www.lakewoodcity.org/Residents/Housing-Food-Human-Services/Section-8-Housing-Assistance (The City of Lakewood site has change, so the link isn't there that one. Here is the new link to where it says that on the Lakewood website. The URL in the photo is the old URL.) The City's website says their housing programs are adminstered by LACDA, I caught her in a lie. . . I then said I hope you are misinformed and not trying to discriminate. And that is where the conservation stopped. They never replied and didn't want to rent from them anymore if they act like that towards people. I'm a small fry, I don't have many resources and time to waste trying to fight every time someone discriminates against me. I was just looking for a safe place to stay. Unfortunately this is an experience I won't forget. It doesn't feel good to be discriminated against, especially with housing. I am Black and non-binary, but they may perceived me as a Black Man or don't want LGBT people living there. I don't know, but I just want to warn others about this place. Looking at the reviews on Google and Yelp seem like I got off lucky, because I didn't have to rent to this property management. They know what they do, and they know its wrong. One more thing, I just loved how they try to redirect certain applicants to other properties, while permitting applicants to live in another (nicer) property. Stay Away. My personal experience with Borba has been nothing but the best. Through a series of life events including unexpected illness and badluck and bad planning I lost my home a couple of years ago. My ability to work was also compromised. So I was a homeowner for 20 years; set adrift in a sea of uncertainty and though I was never homeless, I was never "at home" anymore. I rented a small house in Long Beach that turned out to be a roach infested horror show. I started to think I was being punished by God, and lived each day in a "why me?" state of semi depression. Then when the lease was up I got the hell out of there and moved in with a friend. Who kindly let me stay at his place for several months. I was in limbo. Then the unexpected happened. My friend and I fell in love, and putting our efforts together decided we would make a go of it together, and we decided we would move out together and find a new place to start living again. We were gradually putting our financial life back together. We applied to one apartment complex and were turned down. We applied to another apartment complex and even had a cosigner and the requirements of the management company (in Brentwood) were so unbelievably ridiculous that we couldn't get approved even with a cosigner with a networth of several million dollars. At this point we moved out of my friends place and were living in a Motel. We lived in a damn motel for two months, while we looked and could never find a place that remotely resembled a home. Borba was the right place at the right time. When we applied to Borba, Michael was able to see beyond the fact that our application was borderline and he could easily have found reason to reject our application, but he decided to approve us after meeting us. He probably does not realize what a wonderful thing he did for us when he approved our application. We live in a great place that has character and I haven't felt this good about a place since I was a homeowner. We have a home and appreciate every day here. Thank you Michael.... After living here for almost a year now, we decided to let our property manager know that a few of the things at our place needed attention. That's when we met Leo Tamayo. He came in person to see the things that needed attention. And within a week he had workers here fixing a few things, a window blind here, a ceiling fan there, a new garbage disposal, a light fixture here. New wiring in one of the rooms. Don't fall for it ! This management company is the Devil himself. You'd think that they have your best interests in mind, well at least your interest in mind. Well they don't , the only interest in mind they have are their own or that of the property owners. Since my occupancy , 40 months +, I have been witnessing my neighbors being evicted and the overall bundle of services in complete decline. Obviously they have promised their property owning clientele a baseline % return on the investment and its not coming out of Borbas' bottom line.... IT"S Coming out of the menu of discretionary amenities that were once selling points to future tenants. Landscaping and maintenance have been all but cut. Any sort of decorative DECOR has been either removed or flat out stolen by the representatives of the Management ...under the guise of a 'common area violation' ....there is no longer any sense of house or home or community in the property, let alone any pride in the property. There is no tenant loyalty any longer because it is painfully obvious that their only goal is to occupy as many old world Long Beach homes and chop them up into unusable multi room 'hostels' ....the rooms are too small, the electrical is out dated and will not work with todays modern cadets , the plumbing is totally insufficient and leaks and back ups happen all the time. If you are late , God forbid , a three day notice is guaranteed ; but should you wish to have a maintenance concern addressed ....dont hold your breath because YOU WILL TURN BLUE !! This company BORBA has turned into the very definition of what a HYPOCRITICAL relationship is. I will try to be polite but this is the most disgusting, flat out unethical business I have EVER crossed paths with. I mistakenly signed a lease without looking first at the unit. "I think this is their tactic, telling you people rent sight unseen to get you to hold the unit" I moved into Estancia Apartments in Escondido CA on 12/22/2023. They gave me the keys after delaying on me twice and the unit still wasn't ready. Within an hour of being there I noticed COCKROACHES. None of the light fixtures were installed, there were leaks in the walls, a tub that didn't work to name a few. This would be pages of issues if I kept going. Clearly distraught, I immediately asked to be let out of the lease. They of course did not want to do the right thing and now I am a prisoner/ in my own "Home". In the 2 months I have been here I still have cockroaches, the tub leaks into the kitchen cabinets so much that the cabinets are now mush, they don't even have rain gutters so when it rains it floods my home, my guest bathroom was not usable for 75% of the time because there was a giant hole in the wall from a separate leak that flooded my downstairs, and I now discovered that there are mice. Oh did I mention I'm still seeing cockroaches??? They haven't offered to give me reparations for this nightmare except for not charging me for December. The unit was so far from ready that was expected. If I'm being honest this unit needs a few months of help before letting a family with children move into it. But they don't care. I'm counting the days to be out of here. I wish this on nobody. Borba Properties is truly awful from my experience and seemingly for a lot others. Would offer 0 stars if I could this place is a fucking joke. I had to move states and didn't have time to see apartments in person but I thought I did enough research looking at pictures and asking all the right questions. They said "oh it's such a safe nice neighborhood and very quiet" when in reality it's a fucking dump and I've had several guns pulled on me here, meanwhile every time I'm in the apartment I have to listen to my ghetto neighbors arguing and bitching till all hours of the night and smoking weed. People trash the streets graffiti everything and let their dogs poop everywhere. Not to mention I was promised a garage but upon arrival realized that by garage they mean a tiny remote hole in the wall the doesn't even fit my tiny Mazda 3...so now I have to struggle every night to find street parking. We also realized upon arrival that these apartments have a roach problem and they didn't even bother to clean before we arrived!! Also now that it's rained literally all our windows have flooded our apartment and ruined electronics, but we can't move yet because they made us sign into a 12 month lease with a whopping 2,200 security deposit!!! Which should be unheard of since this apartment is such a piece of shit. But what did I expect since after we signed the papers or real estate agent told us she had never even seen the property...she just rents it apparently. Okay I read the past reviews and was aware of what may happen. However i was on a time crunch and needed a place. I had applied with a few other property managements and this one. I was passed on this one place that I applied with Borba because there was a stronger applicant. This news was given to me by Cristina, however she said my application was good for thirty days. I kept looking and applyng elsewhere in Long Beach. I narrowed down to two places and Cristina was so helpful. I decided to go with Borba for two reasons, the help I received from Cristina and how well kept and maintained the apartment was. It is located in Wrigley yet it is such a nice place and I feel safe with my son and I. Cristina is always on top of things and the communication was on point. There were issues of course but she took care of it immediately and even did a courtesy check up on how things were after the move in. Honestly I thought things were going to be bad but I am impressed thus far. Thank you so much Cristina. I do not know how many times I have thanked her! Just try and work with this company. Borba Investment Realty is an excellent professional management company that does a great job managing Buckingham Investment's client's properties as well as the investment properties the real estate agents on our team own; they manage our buildings, as well as our client's buildings, as if they were their own. Michael Borba and his team are extremely knowledgeable and proficient. Although his entire team is always a pleasure to work with, I have had a particularly good experience with Property Supervisor Leo Tamayo. Leo will be managing the investment property I recently acquired and is doing a great job coordinating and managing the upgrades and getting it rent ready. He keeps me informed along the way and looks out for my best interest. As a personal favor, Leo has also leveraged his internal network with his vendors to get work done on my brother's investment property and get it ready to sell (which is not currently managed by Borba Investment Realty). I also know that an online forum represents a small portion of real total of happy 5 star customers, hundreds of whom are the everyday tenants living on properties throughout the Southland. I know the home search is lots of work as it should; you're finding your next home and that ranks in the top 5 of life events maybe #1 depending on how well you like your job, your car, or salary and even your better half. Getting your place is rewarding-to the one who gets it and not so for the others who didn't. And then living your lifestyle in harmony with fellow tenants, neighbors and the street sweeper patrol. I was an tenant with Borba Management Company; I can definitely say I was more than satisfied with the professionalism and customer service they provided to me and my family. I would recommend this company to anyone. Julie, Kawaii, and Veronica are absolutely astounding. Unfortunately issues arise in life financially. Management was always kind in those times. We just want to say thank you. Borba Management company helps with all types of issues, call them up they have a long list of apartments,houses and storage units to choose from. Maintenance was always respectful and on time. It was an absolute stress relief to know I had a maintenance team that I could trust and depend on who completed the their task at hand. If maintenance had to return due to an error they were prompt to return the same day and would not leave until the issue was restored to our satisfaction. When my lease agreement was completed inspection was a breeze, management was honest with their assessment and returned our deposit to us within 21 days or less. I recently had a very unpleasant experience with Borba Property Group. They seem to be utterly uninterested in addressing any issues or concerns their tenants might have. I have been dealing with a broken washing machine in my apartment complex for weeks. Despite multiple attempts to contact maintenance and the property manager, I am still waiting to receive updates or even a simple acknowledgment of the issue. To make matters worse, maintenance no longer picks up the phone, making it impossible to get any assistance. Overall, I am incredibly disappointed with Borba Property Group's lack of concern for their tenants' well-being. I would not recommend them to people looking for a reliable and responsive property management company. Borba Property also increases rent by the full 10% each year despite their lack of actual property management. It seems like they prioritize profits over the satisfaction and comfort of their tenants, which is not a good sign for a property management company. -For future tenants - read all the 1-star reviews, they're all pretty accurate. Although Michael will say that's not how they do business, it's exactly how they do business in my opinion. They do the bare minimum for their multifamily syndicated landlords. Before renting a unit, check the local code enforcement website for code violations so you can see if you're moving into a property with bed bugs, roaches, etc that Borba didn't disclose. You can also simply talk to other tenants in the building about their experiance. - For current tenants - you will get nowhere fast with the carousel of property managers they have. It's as if they think that ignoring your complaints will make them go away. READ YOUR LEASE! and report them to the local Health Department and CODE ENFORCEMENT ASAP as others have said. Talk to other tenants about your current situation and document everything in writing and take pictures/videos. If they still ignore you, I suggest you seek legal counsel. - For Investors/Landlords - Read the 1 star reviews, some of them are pretty serious, and they seem to expose the landlords to substantial liability for habitability issues. read more
