They help with the City programs around low-income assistance for tenants and are proactive about repairs. I work with two other property management companies and Appleby is by far the best. For tenants entering negative reviews, remember that this is a property management company, often it is your HOA Board Members or the landlords are making the decision to accept/fix your maintenance request, not the management company. The property managers are not the final decision maker on your requests or complaints, but they have to deliver the bad news. read more

If you're looking for a property management company that treats homeowners like adversaries instead of clients, you've found it. I've owned/managed my unit for years, and nearly every interaction with Appleby Property Management has turned into an unnecessary battle. Instead of helping owners, they seem far more interested in creating obstacles, sending warning letters, and making simple issues far more complicated than they need to be. Need to perform improvements? Expect pushback. Trying to rent your property? Expect more pushback. Need a straightforward answer? Prepare for vague responses and finger-pointing. One incident was particularly absurd: a noise complaint was lodged against my unit when my tenants weren't even home. They weren't in the building. Despite that, the situation escalated to the point where legal counsel became involved. That's not competent management--that's poor judgment. Most recently, someone parked in my assigned garage space without authorization. Rather than offering any meaningful assistance or even attempting to help identify the responsible party, the response was essentially, "Not our problem. Call a tow truck." Yet this same management company seems to have no shortage of time when it comes to policing owners over far less significant issues. Consistency matters. If the Association is going to take a hands-off approach when owners need assistance, then it should stop inserting itself into every other aspect of owners' lives. Homeowners pay HOA dues with the expectation of professional, fair, and consistent management. Unfortunately, my experience has been the opposite. Communication has often felt dismissive, accountability is lacking, and the overall approach has been unnecessarily adversarial. I sincerely hope the Board takes a hard look at how owners are being treated because this level of service does not reflect what homeowners should expect from a professional management company. read more

Our condo complex did a major roof renovations and our HOA fees went $476 to $767 a month. This was done for 3 years to cover cost. Old roof was removed and newly replaced. During this process, we continued to be in communication with Cindy regarding our roof in our attic. Our ceilings were damaged, holes all over and nails sticking out. We were told twice originally, it would be take care of. After we were told it was not their responsibility. They don't care at the fact they caused the damaged and we paid our rising HOA fees and yet it's not their responsibility to fixed the damaged they caused! read more

My husband and I had a terrible experience with Matthew at Appleby Property Management that led to us losing $60, wasting our time, and not renting one of their rental properties. After submitting all of the required paystubs, rental application, cashier's check confirmation, bank statements and other information, we were told by Matthew that we were 1 of 2 top candidates being considered. We were moving to the area but not currently living in Long Beach, so we sent a cashier's check for the $60 application fee, as Matthew requested. Matthew then called a few days later to say that he was missing our paperwork, when we had already confirmed with him he received it. I was extremely confused by him changing his mind but told him I'd resend the email with our application and other paperwork. He then called me back a few minutes later to say that they ended up choosing another applicant, and he would send our cashier's check back to us. Wait, what? Are you kidding? We were moving across the state in a week and a half and now we were back to square one. How could the story completely change in a matter of minutes? Why did we never receive our cashier's check? Thankfully we found a much better rental. I think we dodged a bullet. read more

If I could give this business less than one, I would. I went to view a property on Thursday May 11th after speaking with landlord. Applied for apartment same day. Was told the unit was still available and would hear something 2-3 days so I paid the $70 fee. Checked in on status of app on Tuesday 5/16 and received text my application was in process. Thursday 5/18 received a text the unit had no availability. Thought this strange since I had not heard back about the status on my app for this unit. When I called business about my app status, no one knew anything and they could not answer questions and kept saying they would call back the next day that my app was still in process. Tinny told me 1000s of apps had been received for the unit. If you knew that, why take another application unless the intent was to steal my money and that of 100s of countless others. It turns out that Wednesday 5/10, before I turned my application for this unit in on Thursday 5/11, it had already been rented to someone!! Did The landlord not know this when he met me Thursday???? Knowing the unit had already been rented on Wednesday 5/10, they proceed to run my credit on 5/12!!!!!! What's the point if the unit is already rented???? They also did not provide my a copy of my credit report 3 days after running it, according to the agreement I signed. Instead, they want to issue the report on 5/19, a whole week later!!! This place is scamming for the application fees and intentionally hurting and stealing from people who really need a place to live! Steer clear of this business and if you have no other choice, be sure to triple check that the unit you're applying for has not already been rented to someone else. Another entity contributing to the already chaotic environment human beings have to survive in! read more

If you can help it, do not rent from this company. The headaches and lack of professionalism I've experienced at the hands of these idiots is astounding, to say the least. They advertised my current apartment with certain utilities paid, and with two parking spots. After I signed the lease, they now demanded that no utilities were paid, and that there was no parking. They also did not provide me with a mail key or the pet policy. After a few phone calls, they conceded that there was one parking spot, but they've vacillated on the policy for the parking spot so many times, that I don't trust parking there, in case I get towed. In the last two days, my wife and I asked the company to verify with the local shelter that we can have a dog, and the rental manager, Soko, took such a bitchy, unreasonable, unprofessional tone with my wife, that it made me want to post this review. The only shame is that they manage some good apartments around Long Beach. If you absolutely must deal with them, make sure you have the details of the rental agreement hammered out and certain before they can start changing their minds about things. read more

Maintenance issues were never fixed and they would give you a phone number and you better hope that the repair person returns your calls. As an owner, I've worked with several different property management companies in the South Bay and Orange County areas over the years. These guys have proven again and again they are the best. It turns out most of their business is word-of-mouth. I only found out about them through my rotary club. I started them with one unit and within a year they had all 10 of my units. As a doctor, I don't have a lot of free time to devote to my income properties. The Residential Property Manager is so easy to work with. She makes it her business so I don't have to make it my own. My monthly statements are timely and clear each month, and what they charge is very reasonable. Since bringing them in about six years ago, I've had some really great tenants, quick turnaround, and immediate responses. Suffice it to say, I don't stay up at night worrying about my units anymore! When I started, I spent so many hours trying to find an honest property management company. Even after signing on with other companies, I never really knew if they were any good. After several horrible experiences, catching my last company in a lie and having simple maintenance work bumbled by unskilled staff, I learned my lesson. I wish it didn't take $4,000 for me to realize it. I only wish I started with Appleby years ago. In terms of property management, these guys are really the best kept secret in Long Beach. read more

This place is full of cow manure. They just collect credit check fees to fund their business. With a credit score of 730 w/ all credit bureaus, nothing in collections, a fico score of 790, & w/ more than 3x the rent in income they tried to say I didn't qualify. They didn't even call or send a letter to let me know why I didn't get approved. I emailed & called for days & they hung up on me & didn't reply to left vm or emails. Then they don't want to refund your credit check fee!!! I'm reporting them to the BBB. The same property is still being shown. I had multiple friends call to view. read more

Never ever in my life have I seen recklnessness and unprofessionalism like this before. I am still in utter shock at how I was being handled. An apartment was put on lease online I instantly called 5 minutes later after its posting but to no avail. I went by the apartment and they let me know that I couldn't see it unless I scheduled a showing with Marissa. I reached her the first time on Thursday and she had let me know that I could see it on a Monday at 5 pm. Monday comes, Marissa doesn't answer or show to our appointment. I call back again over the course of the next 10 days she was never in her office, I left her voicemails and she never replied back or picked up the phone. She was literally making me feel so uncomfortable and annoying to just have to keep calling on and on and on. 2 weeks later she picks up and says she's busy showing another apartment but will schedule me a showing in a couple of days, I literally desperately tell her "okay please don't forget about me" and....again no answer. I check and the listing is gone, she leased it to someone else when I was the first caller :) and she didn't even bother to let me know while I was still waiting for my "showing". It's UNBELIEVABLE. I'm obviously going to judge the entire appleby property management because how can you possibly hire someone this careless at a position that's this important and vital! Moving and finding apartments is life altering, and to think I lost the chance of moving in to a good apartment in a safe neighborhood because of one agent who just didn't care enough enfuriates me. First off, I'm surprised by all the negative reviews. I personally worked with Soko to get our house rented and she was amazing! She helped me write and post ads and had her employee help with the open house. She was easy to reach and very professional. She also helped us draft up the renters agreement and ran the applicants' background checks. I broke my lease and moved out due to an UNRESOLVED roach infestation of the entire building, had cold water for a week because no one answer the phone and come out to fix it, when I finally got my stove a week and a half after calling, the people spoke no English, took literally 2 hours to install the stove, and to top it off I had to light the burners with a match because it was broken. Waste of time and money. I've already reported them and the building to the city of Long Beach for hazardous living conditions. read more

i recently moved to California (or tried to at least) and found a really cute studio that i quickly fell in love with. i was directed to Appleby for questions and application. I paid my "no refundable credit check fee" and turned in my application the next day. i'm only 18 and don't have 6 months of credit to show so they told me i needed a co-signer. my grandmother, who raised me, filled out an application and i paid for it. her credit is phenomenal. i was denied the next day. i asked to see what i could do to possibly change the owner's mind. days later i brought in a letter of employment. it has since been a week. a week of poor communication. a week of calling them nearly everyday to ask if there'd been an answer yet. a week of them saying that they'd look into in that day and call me back but never did. a week of me wondering what else i could possibly do because this had ruined all of my plans. a week of trying to figure out how i'd fit all of the stuff i brought to fill an apartment in one bedroom in someone else's house without being annoying. they couldn't even call me back just to tell me that the owner can't give a decision right now so we're just going to give you a no. now i just feel like they took my $60 and ran with it because they could. i read all the reviews on this company and how poorly it has treated people yet i had so much hope that this would be different. it wasn't. don't read these reviews and expect to be different. At least Soko was sweet. It's been about 3 weeks since I replied and still no answer.
