Terrible company and they don't care. 1. They have over 3 complaints (some not replied to at all) on the BBB & seem to not give a crap about it. They are aware of how terrible they are don't care, they are still making money so no big deal for them. 2. My apartment was dirty and in complete disrepair when I moved in. 3. The building at *** W. Melrose is 100% not secure. They haven't changed the front door code in 3+ years which means everyone in Chicago basically knows it. 4. Half the time the front / back doors aren't locked or shut properly. 5. The laundry is $2 per machine, and they are super old, the dryer barely works, and its quarters only. I do laundry at my boyfriends for half the price and it takes apple pay. 6. They ignored all my emails until I threatened them with the Chicago tenant ordinance violations. 7. I had taken off work 2 separate times to let the maintenance guy in (i have a dog) and he was a no show both times. When I refused to take another day off, and they wouldn't accomodate hours outside of 9-5 they blamed me for the repairs not getting done. 8. I had packages stolen from INSIDE the building, and told them I wanted security improved and they never responded. I've brought it up several times and nothing. If you are going to rent with this company - don't. Run for the hills, there are so many other companies that people haven't had a million bad experiences with. read more

SLUM LORD! Stay away from Beal Properties. Exposed nails and staples in my kitchen after a cabinet fell out. It has been a month and still no repairs done. Sink in the bathroom is leaking. It has been a month and still no repairs. Water pressure is dismal. Absolutely no notice on a leasing agent coming to the door and showing the apartment. Luckily, my lease is over at the end of the month. read more

I contacted Hal several times to view a property, he was slow to respond but at least he did respond. I had an appt to see the place and he sent someone else without saying anything. I only know it wasn't Hal because I said to the guy "you must be Hal" and he said no Hal had asked him to come. So I looked at some places the guy was nice, one I liked so he handed me an application which I noticed later said one dog only (I have 2). So I texted Hal is this true for every apt? I know they manage several properties so I thought maybe that applies to some but not all. He tried to call me back a little later but I couldn't answer as I was using the GPS on my phone to navigate me through the city during rush hour. I called back later and left a voicemail, I have texted a few times. No reply whatsoever. I then saw a different apt online and sent an inquiry to a different person at Beal Properties, have never heard from him. I won't be pursuing any property they manage in the future if they can't even respond to a potential new client that's pretty bad. I sensed that living in their property would pose some challenges given their lack of responsiveness and based on several reviews that is true. If you rent from them good luck to you. read more

Dearborn property has expired permits to complete the elevator construction that has been going on for 5 months. They continuously lie to us furthermore even falsified their names when calling the office. They need to be put on the bad landlords list ASAP. How the city has not shut them down is a mystery. The city permits vs Beal's claim of permits makes zero sense. They have not compensated or anything of the sort. BEYOND RIDICULOUS. Beal also sued when a media outlet exposed them. read more

Beal is great at putting on a facade, leading you to believe you are fully protected by a professional, polite, and caring company. This smoke screen is what helps you convince yourself that the obscenely expensive monthly rent and supplemental utility fee (yet no utilities aside from water are included) are fair. All is great until you have an issue, whether it be related to maintenance, finances, or neighbors. Promptness is not their expertise in terms of maintenance issues, and the staff's response to your concern tends to be dismissive and judgmental. I wonder if their attitude would change if it was their/their family's home experiencing the issue. My guess is probably. The staff also has a very "hands off", "not my problem" approach, providing no guarantee of the issue being solved. In simpler terms, they don't give a shit. The customer service is poor, as the staff members I've spoken to on the phone have been extremely unprofessional, becoming defensive and argumentative in the face of conflict. In my experience, people don't keep their jobs when handling customers this way. It has been made clear that Beal Properties does NOT have its customers' backs, in fact it's quite the opposite. In my courtyard building, an ongoing theft issue, in which many tenants' mail/packages were being stolen from the gated vestibule area, has continued without intervention. My email & voicemails expressing concern about this issue (and likely many others') were left unreturned. Beal. does not. care. The top stellar review on this page is written by the dude I signed my lease with. What a joke. read more

Beal Properties took over our apartment building at 445 W. Barry about half way through our first year living at our apartment. We took over a sublease for the apartment and renewed that lease while it was owned by Cagan Management. When it came time for us to renew our lease with Beal, we did not have the money to move and decided it would be easier for us to stay then to find a new place. They tried to increase our rent almost $100 dollars and made it seem like they were open to negotiation, and even though we had been model tenants and never complained or asked for anything, they only gave us a $10 decrease in the rent value. They claimed that it was due to increased costs of operation of the building that they couldnt work with us more. This is simply not true because since Beal took over they have remodeled the hallways and entryway to a more simple look (getting rid of the marble entryway), paved in the pool and added a single ping pong table. In the last week or so, they have increased the rates for the washer and dryer units and fired the best building manager to replace him with a cheaper option. The new guy does not live in the building and no one has seen him. We were informed by a memo being slid under our doors. Beal's argument is that the building was not being cleaned property when in reality, the hallways and common areas had always been clean. They were just looking for a cheaper option and now our garbage shoots are backed up and the new guy isnt going to do anything about it till tomorrow morning. Are you kidding me Beal! read more

Beal has been great for a number of reasons. I've recently relocated to Chicago from Boston and the move has been very stressful. Beal has done everything in their power to make that move as stressless as possible. Dani, the Property Manager, and Tim, the Building Engineer, have been nothing but welcoming, understanding, and prompt with my questions and requests. The building, 550 W Arlington, is undergoing a massive facelift and is an absolutely stunning building located in a pristine part of Lincoln Park. To anyone considering, don't let the negative reviews dissuade your decision. read more

I used to live at 545 chestnut st. in Winnetka. I am surprised to see negative reviews of this management company as my experience was phenomenal. My apartment was above a coffee shop downtown so when signing a lease I didn't expect it to be quiet all of the time. I actually quite loved only having to go down a flight of stairs for a latte. I'm motivated to write this review because I am blown away today (long since I've moved) by the kindness of the property manager, Alicia. I live in Florida and this week an important package was accidentally delivered to my old address. It had something very sentimental for my upcoming wedding and I was heartbroken when I saw it had been delivered there. I reached out to Alicia and she went over to the property, retrieved my package, went straight to the post office and sent it my way, she told me not to worry about the cost too and that it was her good deed for the day (I promised to pay it forward and did an hour our so later). She went so above and beyond her call of duty for me when I'm not even a tenant anymore, so you can imagine how attentive she is to residents at Beal properties. I am so grateful and happy to see that there are still such genuinely good people in the world, and Beal properties is lucky to have her on their team. If I were ever to relocate again back to Chicago the first person I would call is Alicia to show me around the many residences Beal has to offer, and in the future if a friend or family is apartment shopping that's who I'll call too! read more

4631 N Paulina St. is just a bad Property. We had an okay building "engineer" who at least cleaned and mopped everyday. Now we have a new one who thinks he making necessary changes but he never cleans anything. He's always in and out of the building like he owns the place. I wouldn't recommend this particular property manager by Beal. Actually, from what I have read I wouldn't recommend any of their properties. read more

I had rented an apartment through FaceTime with a leasing agent, not associated with Beal, they didn't show me the correct apartment... needless to say I didn't care for it at all. But Dennis and his team helped me move into another unit in a different building. They were awesome to work with. read more

This has been a renting nightmare. I would not recommend them to anyone. I started renting from Beal Properties in July of 2017. Being right out of college, my standards of living are not too high nor demanding. In late August, I put in a maintenance request for a few things, especially my front door. When I moved in, the wood to my door frame was essentially rotting away The door knob plate only had one screw in it, so the plate would swing around when I would open the door. Often times, it would get caught when I'd try to open my door and create even more damage. Naturally, I put in a maintenance request. Two weeks went by with no answer, so I forwarded my list of requests. I reached out to my building engineer to coordinate a time to get these repairs going. A broken door frame on your front door doesn't exactly provide you with the sense of "home sweet home security". A few weeks later, I was in my apartment and had someone trying to break in. So, here we are in January of 2018. Six months in to my lease and five months after a maintenance request I'm still waiting. It's incredibly frustrating to be paying the amount I am at 819 Cornelia to not have my leasing company holding up their end of the bargain. Property maintenance is written in my lease. But so is the Chicago city code requiring leasing agencies to inform tenants before shutting off water, and I have been without water (without a head's up) several times this month. I'm really not asking much, but for Beal Properties to hold up their lease because I pay my rent each month. I'm at the point where I will terminate my contract if my requests are not answered. I've just never had such a terrible renting experience, I would never rent with them again. Even if my requests get resolved before the end of my lease (but 6 months has already passed, and here we are), I wouldn't recommend this company to anyone. read more

I have lived in this apartment since April 2013 and at first, I was very excited to move in. When I first came to look at the apartment I noticed some minor things that I asked the maintenance guy if they could be fixed prior to move in, he said yes. I mentioned it to management and they said no problem. I was surprised to find when I moved in that nothing was fixed. There is black stuff all over the grout in my shower, the ceiling is cracked and the light is missing a fixture.... and that is just the bathroom. There is a whole in my living room from where the radiator pipe used to be. Additionally, I have had issues with other parts of my apartment and unfortunately nothing has been rectified. I have been calling the leasing office every month since April and nothing has been done, they do not even follow up on calls. They began renovating the main entrance of our entire complex and even after majority of it is completed, they still do not have locks on the mailboxes. They also did not notify the tenants of upcoming construction work. Nothing seems to work to get them to take notice or care. read more

FUCK. THIS. PLACE. Fun story.... The month I was moving out of out apartment at 622 W Cornelia Ave I had paid for parking for a year. The last month we were there I got towed in my OWN parking spot (that I paid on time every month - and rent for that matter). My biggest qualm about this is that I asked them if I needed ANY kind of sticker to confirm this and they all said no... Even maintenance at the building. Did they refund me my 200 bucks? Absolutely not. They told me it was my problem and to take it up with the two company. Lincoln towing (company that tows most of Chicago ) goes on one factor alone. "Do you have a sticker?" It was not their fault, they were doing their job. The management pushed me off and have never been so rude. The office is a bunch of adolescents that give terrible customer service when you come in the office at that. Don't live here. It's cheap for a reason, like a cheap prostitute. read more

I have lived in a building operated in Glencoe, Illinois by Beal Properties for almost 4 years and could not be happier with the services that have been provided and the overall operation of the building. When I had created a problem with the shade in my window, it was fixed immediately and without any cost to me. Any discussion with building management has always been polite and cordial and the issue resolved to my complete satisfaction. I recommend Beal Properties highly and without any reservation. read more

Such a shame. BEAUTIFUL newly renovated apartment on 818 W Diversey avenue. Almost rented it but after reading the reviews on here, I decided to give the management company a call. I understand that things can get exaggerated online so I thought I'd touch base with my new soon to be landlords. The result? HORRID customer service. Tried to reach someone by phone and left two messages. Not one return phone call back. Only an email a day later with two sentences in reply to my voicemail. Finally got a hold of the "property manager" on the phone 3 days later only to be rushed hurriedly off of the phone because she had a "meeting" that was more important to attend to. All I had was a few questions that any new tenant would likely ask. Such a shame. I literally had the pen on the dotted line, and I backed out. Do you guys even want my business? I guess not. Your management made an $18,000 mistake. read more

I live on the 445 W Barry Ave building. I have been living there for a little more over a year, and have seen it go from a pleasant place, to a tenant-neglecting building. This is an email I sent to Ashley, the lease manager at Beal Properties for this building (ashley@bealproperties.com). Hello Ashley, I apologize for not getting back to you last week, I got caught up with work and a few deadlines. However after yesterday night, felt like I should have sent you an email months ago. The tenants (myself included) at 445 W Barry are very much upset and worked up regarding how you guys have decided to take actions without consultation of the people who actually live in that building. I have seen signs being put up constantly at hallways, elevators, and laundry rooms. This is very unpleasant to see, but the most unpleasant thing is reading those signs and identifying with them. I have been a tenant since November of 2015 and have been caught off guard by every single one of your changes in that property. I was a regular user of the pool, only to find out it was magically gone one day, but I figured how unsustainable having a heated pool in a room with an improperly insulated door actually was. I was also caught off guard when the temperature began to drop this year and the "heating" units turned out to be the most unsustainable piece of appliance in my apartment. As an architect, I deal with issues like this regularly, and I can assure you, although I believe you understand the lack of logic behind having two AC units blast hot air at 73F into a frigid apartment, that those units are causing a lot more damage than help. This isn't only a negative for all of the tenants wallets, but it is a MAJOR negative to the environment. Insulation and insulated windows account for absolutely NOTHING when you don't have a proper heating system, which is a given, since it is absolutely unsafe to leave those AC units on automatic mode all day (the hot air cools off to outside temperature after 10hrs of use, I have actually tried it) and risk for a fire. Sustainability is clearly not even a concern for you, since recycling isn't even an option anymore. Lastly, I was caught off guard with the removal of the trash shoot, which was a functioning amenity to the building, that from what I heard, worked for thirty years. The other topic I want to inquire about is the firing and removal of Petar, which caught EVERY tenant off guard, and I am sure you got a lot of calls with complaints, because I surely left a message, as did a lot of other tenants in that building. I am 100% sure that a simple questionnaire, digital survey, or ANY initiative on your side to include the voice of the tenants that live in that building will begin to stop everyone from leaving, and will fill up all of those empty apartments as well. Now, with the removal of the pool, the heating system (which used to cost you money, now it doesn't anymore), the lease of the apartment that used to be Petar's, the less expensive "oversees many buildings" engineer, and the removal of the trash shoot, why did my rent go up 90$? Since all of the perks that I used to be paying for are gone? I'd like for you to explain that to me, and tell me what you guys at Beal Properties are planning on doing to bring harmony back to that building. I hope you realize how outrageous and inconsiderate Beal Properties has been with the tenants that are living in that building. I decided to go ahead and read the reviews for Beal Properties in Yelp after I wrote this email, and I suggest you guys do something about all of this, or else you will have no current nor future tenants. Thank you for your time. I really don't understand why Beal Properties hasn't done anything to even TRY to make things better. ~~UPDATE~~ Now that there is no heating in the building, the back of house areas are just as frigid, if not MORE frigid than our bathrooms. A pipe in the Electrical Room of the building froze and burst last night, VERY hazardous. I am waiting for the pipes in the laundry room to freeze as well, just a matter of time now. Still haven't heard back from Ashley, her inbox is probably overflowing with complaint emails. read more

I left my keys in my office drawer last Thursday and found out that around 6pm when I was around the neighborhood. Since my company is too far way I texted Gabriella, our building manager, and she responded to me immediately. Though it did cost me $40 but I really appreciated her help. read more

I'm happy you took my maintenance request in a timely fashion, but it's not okay to enter my unit without any notice whatsoever to do so while I'm not there. Also, the stairs/halls smell like piss. Service in general is quite poor. Building security is a joke, given the homeless carts that are stored in our storage/laundry area. Looks like they may even sleep there. read more

DO NOT RENT WITH AMG! Well let me first start by saying my building (4614 Paulina) was originally owned by another company. That company gave us free heat via radiator. That was the only good thing that would ever happen here....Let me tell you about my experience with AMG...When AMG took control they converted my free heat into electric baseboard heaters which cost me between 200 and 300 a month this winter using them conservatively. There is also no A/C in the summer, which means I pay between 100 and 300 for electric year round. The building's water pressure is non existent and seems to need repair weekly. I often have no water to take a shower or wash my dishes. I often feel bad for the people doing laundry when the water quits, you are going to end up with some soapy clothes. I learned the hard way, I go to the laundromat down the street now... One day my toilet stopped flushing, I waited a week for someone to show up! I got tired of waiting "for the part to come in" and I just duct taped the broken part. Yes my toilet is literally held together with Duct tape. I have asked to have my windows replaced as the draft this winter was unbearable. I had to pay to professionally seal them shut out of my own pocket this winter because they told me too bad and that it was my responsibility to keep warm. Even in the spring I was asking to have them replaced because I don't have any screens in my windows. The management is rude and never responds to any complaints or calls I have ever left them. I have had 4 different building managers, I have never ever seen a single one of them. I am pretty sure they make them up since all the calls go right to voice mail. I really don't use such vulgar language but I move out in 15 days and I couldn't be more f**king excited. This company is owned by a bunch of douche bags and bitches. Give your money elsewhere, practically anywhere else would be better. I agree with the review below at some point a box out of the dumpster might be better. The box is free and won't try to take advantage of you. PS. When I signed the lease for my new place the leasing agent saw my current landlord on the lease information sheet. She said "YOU LIVE IN AN AMG!!! OMG!!" just like that.... Apparently I am not the only one, she said "AMG is the WORST landlord on the north side of Chicago". Just to let you know this woman's whole life is showing and renting apartments, so that is a bold claim. read more

I rented with Beal for a year and they were ok. I didn't really have any problems with their office but with their maintenance people. When I moved in the apartment was filthy (ok, fine I can deal with that). However, what really got me was the mold all over one of the kitchen walls. The day I moved in the maintenance man promised he would take care of the situation the next day. Umm....yeah, right. It took him a month. My biggest issue though was when I moved out. I did not live in my unit for the last month of my lease but more or less used it as a storage facility. When I went to go clean it out two weeks before my lease was out I had discovered that people had been in and out cleaning it (without notifying me at all). They also took it upon themselves to throw away all my cleaning supplies and to take most of my stuff and throw it in a garbage back along with regular garbage. Not cool. I'm glad I'm not with t hem anymore. read more

The property is not in the best condition. Much of the kitchen and bath cabinetry is broken and or showing lots of wear that hasn't been repaired in years. I truly appreciate my building engineer Zenel's responsiveness to my maintenance issues throughout the past two years. He responds quickly and takes the time to make sure I feel valued as a tenant. If he can't get to something immediately, he makes sure to set reasonable expectations for when he can get to it and he follows through. Super unprofessional - Property manager has not answered calls or emails in the past 48 hours when my move in date is tomorrow. Apartment is currently uncleaned with previous tenant's paint on the walls. Beal refuses to clean or paint the apartment even though my boyfriend and I signed a new lease and paid $300 for administrative and processing fees, which typically goes towards cleaning and painting. My boyfriend works in property management so we know what are are talking about and know that this is unethical. However, the most upsetting thing is the property manager who manages 510 W Briar hasn't had the decency to email or call us back to explain the situation. Extremely unprofessional and after reading these reviews I am very upset that I did not do my research before signing a lease with them. read more

I am only giving this place one star because there is not an option to give it 0 stars. My husband and I have lived in a Beal apartment since July of 2016. Our first year with Beal was low key and decent. We didn't have any issues and so when we were asked to renew our lease we did so without any concerns...That's when all the problems began. Not only was our rent increased by $100, but a new utility fee was implemented. We were annoyed by that, but we believed that meant that our quality of living was about to improve. We've never been more wrong. Around October we noticed that cockroaches were living in our unit. After we spoke to a property manager, we assumed that the issue would be addressed promptly...again we were wrong. It took until the middle of November when we wrote an email to address the issue again that the company said "Oh yeah, we were aware of the issue and we called the exterminator and left a voicemail, but they only answer when you write them emails." We were furious! They sent out an exterminator, however the exterminator only set down traps which did nothing to remove the cockroaches. We contacted Jack, the owner, who was appallingly rude. He sent my husband an email saying "Jeff, I'm sorry about the cockroach issue" -my husband's name is not Jeff. Jack couldn't even take the time to get the name right of a tenant who was complaining about cockroaches! You would think that he would be a little bit more considerate, but instead, he was careless and again rude. He tried to claim he did not hear about our first complaint in October because it wasn't in writing, but I called him out about it and he eventually admitted that he was new. I challenged him about facts, and he flip flopped his story on numerous occasions. He was condescending and dismissive, and practically degraded me as a woman because I was emotional about getting rid of the cockroaches. Alongside the cockroaches, our building 1050 W. George street has a thief and a vandal who is still yet to be reprimanded. We asked Jack to install security cameras, or do anything at all to ensure our safety and the safety of our packages. He responded by saying it was too expensive and said we should no longer get our packages delivered to OUR apartment. Jack is lazy, ill-mannered, and impossible to work with. If you rent from Beal you're in for nothing but disappointment. Especially single women, stay away from Beal. read more

Honestly I wish I could give this place 0 stars. Worse apartment I have ever lived in and worse company as well. On my lease it said free heat and then two months in they put in electric heat, making us pay. My entire summer consisted of them doing construction for the heat, leaving doors and windows open almost letting my cats escape or jump to their death. Come winter the heat didn't work! Multiple times they would shut off the water without notifying us , so yes I would be mid shower full of soap and bam the water doesn't work. Completely unprofessional. They called me and told me I had to pay the previous remnant 600 dollars for her security deposit cause THEY (the apartment company) filled out my paper work wrong and they couldn't give her her check back. ARE YOU JOKING?! No I will not pay someone I don't know 600 dollars cause you filled out their paperwork wrong. Now the past two months since I will not renew my lease they have been showing the apartment. In the lease it says to contact us 48 hrs prior. Contact?! HA! Nope they just barge in unannounced stating we are just tenants we don't own the place they can come in when they please. This morning I woke up to two men in my room. I jumped out of my bad, just wearing boxers and told them to get out. I really hope they enjoyed the show. This company is so unprofessional they hang up on you when you call and complain. This company shouldn't exist. Please for your sanity do not rent from them. read more

I've rented a property for 8 months in Winnetka and I am breaking my lease and getting out. Non-stop construction noise, smoking neighbors who smoke so much, my place now smells like smoke, ants and roaches, disgusting laundry room, damp and dark basement that leaks from the ceiling and flooded which ruined a bunch of my things (I was told there are no plans to investigate or repair anything in the basement), neighbors doing drugs and terrible sound insulation on the wood floors. I know old vintage buildings have noisy floors, but these units are rehabbed and it sounds like Godzilla walking across the floor above. Hot water that takes at least 5 minutes to get hot. No intercom system, therefore you can't let anyone into the building without walking downstairs and letting them in yourself(I was told there would be one installed, but now am told they have no idea about it). The remodel was done cheaply and sub-par in areas, poor quality materials, unfortunately. I was told when I moved in that the laundry room would be moved up to ground level, out of the basement. It hasn't happened...you get the idea, I can't recommend renting from Beale properties. read more

BEWARE!! If you are looking at available units in 947 - 957 W Cornelia, LOOK ELSEWHERE! The units are fixed up in haste, the building is crap but most of all, THE MANAGEMENT COMPANY IS THE WORST. Construction workers hired by this company caused significant problems to my unit due to several errors they made in the unit below. After bringing these concerns to the management company EVERY DAY FOR A WEEK, the building manager responded by screaming at me (cool for a grown man to do right?) and telling me that my concerns "were not his problem". He tried to insist that I get an external company to resolve the issues that their own workers caused. When I tried to escalate the problem I was simply told that the owner "doesn't make time for tenants" and they refused to provide me with their name or information. I was promised that I would be reimbursed for the significant inconveniences that they caused me, and to VERY little surprise they never followed through. If you are a young renter/professional they will treat you with absolutely no respect. It is really against my nature to go online to complain, but I am hoping to forewarn future renters of the headaches living here will cause. read more

THESE STARS ARE NOT FOR Beal Properties!!!! They don't deserve even one star but the only way to rate the engineer who is connected to Beal was through their website. WORST RENTAL COMPANY EVER DO NOT RENT FROM BEAL I had one previous run in with this company a few years back and they recently bought the bldg I currently reside in. They most def. are SLUMLORDS and are a waste of your time and money. Like most other reviews, HEAT is something that is a huge problem here (as it was at my last apartment with them). Previously: Went through 2 winters without heat with this company. Got the run around the whole time and eventually was told that our boiler could not handle our bldg and had broken (blatant lie). Took over a MONTH in December for them to install the inefficient electric baseboard heaters, like some have mentioned previously. It's their M-O for the boiler to 'break' and for them to install the elect. heat systems, telling residents they now must pay for heat. PLEASE LOOK AT YOUR LEASE for usually it states that the landlord must pay for heat, and just b/c they change the way you get heat, it does not mean that they are absolved of their legal obligation to pay heat per your lease agreement. Even the electric heat broke during NEGATIVE temps in the winter and it took them over a wk to come fix it (again illegal, in this case they only have 24hrs to respond)...in the mean time I could see my breath, my pipes froze, my cat almost died, and I contracted pneumonia. Good. Times. Currently: Beal bought my bldg recently. We have NOT HAD HEAT at the levels required by law for over 3 WEEKS. Beal is well aware of the situation and Barb (everyone's fave!) will swear at you, hang up on you, or put you on hold for 45 mins when they know your complaint pertains to heat. The tenants have spoken with the prev bldg mgr from our awesome landlords that sold our bldg to Beal to find out how the boiler actually works. We figured out they have our boiler on a timer- ILLEGAL. We get 1/2 hr at 7am and 1/2 hr at 5pm, which by no means actually heats an apartment. Many tenants have started sending certified letters of 72hr compliance, which Beal is currently REFUSING to sign, which means they skirt the law. I implore anyone in this situation to get a lawyer or contact Legal Aid @ 312.341.1070 to have them served via the Courts where they will be unable to refuse these documents. Also please call the Lawyer Cmte for Better Housing 312.347.7600. Also if you do not have heat at legal levels b/c of this company (btwn 9/15 & 6/1) 63 at night 68 during the day I implore you to call 311 every single night. Also, keep a record 3x's/day of the temps in your apt. You can deduct rent for days you are without heat, b/c it is an UNLIVEABLE CONDITION. As Aime mentioned, they are being taken to Heat Court, but the more complaints- the stiffer the fine and the more likely the City of Chgo will investigate if their bldg inspectors have to continue to come out here- they will further their judgements against them. Save your time, $ and health and DO. NOT. RENT. FROM. BEAL. read more

I have nothing but great things to say about Beal properties! I referred many of my friends to their locations and they are just as happy! Maintenance has always been top notch and any time I've had any serious issues they are right there to remedy the situation. The customer service and friendliness of the staff is very important to me and they are super to deal with I highly recommend Beal properties if you're looking for a place to rent! read more

This is the worst management company I have ever had to deal with. I moved in last year to the building on Wellington and Racine, and I should have known better. When I went to look at the unit, the tenant was there and I asked him to be brutally honest about the apartment and the management company. He said that when he first started living there, his rent was around $800 (this had been about 2 years prior). He let me know that the oven did not heat well, one of the burners didn't ignite and all of the faucets were leaky. I informed the management company that this needed to be fixed before I moved in and they assured me it would. Low and behold, I move in and nothing was ever fixed. I called maintenance plenty of times, and the first guy told me that there was nothing he could do about the faucets, and that the other three stove burners worked fine so I should just use those. Then, they got rid of that maintenance man and hired a new one. Although he was prompt in responding to my service requests (i.e., leak under sink and clogged sink), the stove burner and oven were never fixed, and the faucets never stopped leaking. The building is extremely old and in need of repairs, the unit felt like it was sinking in, the floorboards were old and rotting, and the management company did/does not care about their tenants. The only upside to this property is the location, and that's why it rented out at almost $1300/month! I would never recommend anyone living at any building managed by Apartments Management Group! read more

I've had nothing but positive and professional interactions with the office staff at Beal Properties. I've been renting my awesome, cozy, vintage apartment in Glencoe for almost three years and the only reason I'm leaving is due to family circumstances. All of my emails, questions, phone calls, etc, were always responded to quickly and I have truly loved living in my apartment. If you are looking for a great space in the heart of the North Shore, come to 343 Park Ave.! Close to the train, blocks from the lake, and literally steps away from Starbucks. I have always felt safe here and everything you need is in this great little village. My neighbors are quiet and kind, and I will be very sad to leave next month! read more

DO NOT RENT FROM THEM FOR ANY OF THE W CORNELIA OR BROADWAY BUILDINGS. It may be hard to avoid them but seriously, don't! Here are some tips to deal with them if you must: 1. Make sure you check out other apartments in the building. This will give you an idea if you're being overcharged. If a newly renovated apartment is even close to the rent of you apartment, negotiate down. 2. NEVER move into an apartment that isn't move-in ready. If you put a deposit down on 'conditions' that the apartment has maintenance done, they won't do it. Think about it, you check the apartment right before move-in. You have 0 leverage during that time. 3. They don't want to do maintenance, EVER. It'll cost them money and they won't pro-rate rent for any of the leasehold improvements you've done. 4. They fought tooth and nail to not fix things such as floorboards, broken tiles, broken sinks, broken cabinets. Lights kept blowing out left and right because electrically the place was screwed up. 5. They'll try to do a roundabout of e-mails. Just go straight to their superior. 6. If the names Julie, Adnan, or George are mentioned for any of your contacts, I suggest you look elsewhere. Maybe other managers are better, but from the reviews I doubt it. read more

Its beal properties... dont be fooled. Barb is insufferable to communicate with and she poses as a horrible and miserable excuse for a human being. I feel sorry for her existence in this world as she appears to have little education and even less world experience. her voice is so abrasive and has been said as to have caused migraines. read more

Whenever I had a problem with simple fixes (usual plumbing / electrical problems that happen everywhere) Beal Properties was very responsive and helpful - even for minor issues the response time was very quick. In addition to this, the help for payment and online / phone support is superb. This is especially true since this is a Chicago based apartment place - I've lived in several neighborhoods and this was the best service I received in Chicago. read more
