AMG? AKA Beal Properties & Slicktalking Slumlords of the Northside. Meaning, while the ones who answer the phone and talk to you sound like your 20-something wannabe yuppie girls from the suburbs, their lack of responsiveness and care of their properties (while charging exorbitant rent) puts them on par with the slummiest of slumlords.
(If you're a prospective renter to 917 W Dakin, unit 402, I invite you to come and take a sniff at the strong mold smell in the apartment you'd be getting)
If you want to live in a MOLD-RIDDEN, LEAKING unit under a greedy, irresponsible company that doesn't fix important problems, and will raise your rent by $135 to renew, then try to price it out at almost $300 MORE than what I'm paying to new prospective renters in the hopes of finding a sucker--then this is the place for you.
Case in point:
I've lived at 917 W. Dakin St, apt. 402 since December 2006--nearly 10yrs. The previous management company wasn't perfect, but they at least tried--responded to and addressed issues big (like the roof) and small (lightbulb change) that came up, and had a maintenance engineer who actually came when you placed service calls.
They sold the building to AMG in May 2015:
- June 2015: Exterior roof damage, causing 4-5 ceiling leaks in my RM's room-- I emailed them June 19, 2015
- July, September, October, November 2015: We deal with continuing leaks, and AMG emailed me back whenever I ask, saying they were "looking at bids" from roofers.
- December 28, 2015: I come home at 8pm after work, haven't yet eaten, only to hear, then subsequently find, a POND growing on the floor of my RM's room. I spend the next hour on my hands and knees cleaning up the mess and placing 4-5 containers under the drips. I email and call, leaving a voicemail detailing what's going, and finally, FINALLY, realized these asshats have done NOTHING to fix something that by law, should've been fixed or addressed within 14 days. Since by law, I could've deducted from rent for essentially having 1/2 a unit, but didn't, due to the belief they were "working on it", and I've already paid January's rent, I start looking at new places Dec. 31, 2015 to move into for Feb. 1st, 2016. I'm 100% certain they lied just so I wouldn't deduct.
- EO Dec. 2016: STRONG MOLD SMELL WHENEVER HEAT IS TURNED ON.
- January 6, 2016: Julie and Erin of AMG assure me via email (LIED) the roof had been fixed; that, when the roofer "fixed the roof the 1st time in October, he'd somehow fixed the wrong part of the roof over unit 401" --WHA-AT? If the roofers had fixed the part of the roof that needed repairs, it would've fixed 401 AND mine, 402, SINCE WE'RE RIGHT NEXT TO EACH OTHER.
- Mid-Jan. 2016: I think I've found a great 2br2ba place for my RM and I to move into for Feb 1, ONLY to find the entire building is BEDBUG INFESTED. I start my search again.
- Feb. 2016: Julia, the bldg manager (not to be confused w/ Julie, from the office) texts me to say she'll come to my unit on Monday, MLK day, to look at the ceiling. What happens? She NEVER SHOWS UP. Btw, this the 2nd or 3rd time she's done this.
- Mid-Feb 2016: i find a 2br2ba place, but the last tenant did some damage to the place that needs fixing. The owner/LL has a FT job, but assures me things will be fixed by the time I have to move in April 1st.
- EO March 2016: I get the keys and check my new place out. Basically, the unit had been repainted and holes in the walls had been fixed, but there are still some repairs needed--window falling out, possible stove/gas issues, etc... So with my LL's consent, set about finding/hiring a contractor to address the last few fixes.
BUT, I have to stay past my EO of March lease at Dakin, so I email AMG to let them know what's going on, that it's not my intention to squat, but stay until the fixes are done to my new place--and they have no new tenant yet. I tell them I should be out sometime mid-April/before May 1, and NOW, AMG is threatening me, sending the building manager Julie/Julia, to do their dirty work. Office Julie has the nerve to tell me via email that they've been "accommodating" to me thus far--HOW? By not doing their jobs???
Look, asshats, you had 1o MONTHS to address severe leaks and MOLD--yes, MOLD--which you can now smell when you walk into the BR and apartment EVEN WHEN THE HEAT IS OFF. Yet, AMG IS TRYING TO ILLEGALLY RENT OUT THE UNIT WITHOUT DISCLOSING THE MOLD IN THE CEILING FROM 10 MONTHS OF WATER TRAPPED BETWEEN THE ROOF AND CEILING.
To actually fix the issue, you have to go into the ceiling once the roof's been fixed, GUT it (take out the moldy insulation and drywall, AIR IT OUT FOR A COUPLE WEEKS, then replace the insulation, drywall, and plaster. Otherwise, the mold will fester and spread--like it has INTO THE HEATING DUCTS. So if you're allergic, or even if you're not, I'd suggest looking elsewhere. Chances are you'll find a cheaper place that won't kill you--or cause water damage to your furniture and property. read more
