    From May 2024-April 2025, I rented with PPM and would strongly advise others to look elsewhere. I moved into 441 W Barry and found roaches on my first day. After a back-and-forth with management, I was relocated to 450 W Melrose, where the same issue occurred. Roaches. Again. PPM sent pest control, but after over a month of spraying, the roaches only briefly disappeared before reappearing in full force. I soon learned that many PPM renters across Chicago deal with the same issue. That's when it hit me: this isn't a fluke--it's a pattern. And that's just the bugs. The elevators at 450 W Melrose constantly break down (sometimes with people stuck inside--shout out to Chicago's overworked firefighters). Laundry machines are totally unreliable. Dryers either scorch your clothes, leave them soaking, or break entirely. The unit I rented was described as full of natural light with Lincoln Park views. In reality? It faces a parking garage and goes dark by mid-afternoon. If you enjoy overpriced, pest-ridden, poorly maintained housing run by a company that doesn't care, PPM is for you. Otherwise, spare yourself the year of stress.

    The roof has leaked 9 times in this spot. After the 3rd or 4th time, it was "repaired" with some spray paint.

    Practically every photo in a PPM listing is CGI. Why do they need to have such a bizarre amount of photoshopping? They do not maintain their buildings, and there is extreme water damage. You don't want to be in a PPM building during the next tornado season, I promise. I mean, if there's even a half an inch of rain in the forecast, it will also be raining in your apartment. All of the positive reviews are about alleged positive interactions with leasing agents, and not the actual experience of renting with PPM. The leasing agent that I worked with was maybe okay-ish enough at first, and it was only months into the lease that I learned that every positive aspect of apartment that she told me was a straight up lie. She just made things up on the spot. The only person at PPM that I've spoken to that was actually helpful and polite was the operator for the after-hours emergency maintenance phone line. Wish I hadn't needed to call them so often!

    Proof of tour confirmation

    I showed up for a scheduled tour. Upon arrival I was not buzzed in. I tried again and was met with a rude response. Once in the leasing office the realtor began to ask me all the preliminary questions that were asked BEFORE I scheduled the tour. We went to see the unit scheduled and she didn't have her key so we had to go back down. Then she said we couldn't see any two bedrooms as she didn't have the keys. Incredibly unprofessional and a waste of time. Woman in question is Simona Herlo Tour was scheduled for 5/23 3pm; proof is attached Follow up: She emailed me back saying I snuffed her suggestion to look at 1 beds. This is because, as we had discussed, I was looking for a 2 bed as I am living with a roommate. Simona's email is attached. Again, 1beds are NOT an option for me. If I wanted to see a video of the apartment you could have emailed it instead of asking me to take time out of my day to tour. The apartment and keys and everything else should be settled before I get there for the tour. There should be no reason to ask those same questions again on the day and time of the tour. To then not show me a single viable unit and claim you did enough is outrageous. They're clearly hiring incompetent people (both literacy wise and based on ability to complete basic tasks such as get keys for the tour).

    Cockroach (or "water bug" as the office will assure you) coming in through the overflow drain

    Created a Yelp account so that I could put in another vote for shady and unprofessional. I can't even begin to express my disgust with the West Hawthorne building and PPM in general. If the roaches, the mold, the cracks, the leaks, the smell, or the house centipedes don't chase you out, the company itself will certainly do the trick. Backstory: I rented a studio for 10 months and had to put in 8 maintenance tickets during that time. It was the longest 10 months of my life. I had pretty consistent problems with leaks in two different areas of my ceiling, so by the third go-around I knew not to expect any kind of actual resolution. I happened to be leaving town for a bit at the time, so I put in a ticket and sent an email to the office-- ceiling is leaking again, I'm going to be out for a while, it'd be a great time to do the paint and spackle repairs as well, please have someone check that the leak hasn't started up again while I'm gone, yada yada. The office assured me they'd attend to it and tagged other people in the thread to do so. I came back 10 days later and not a soul had touched my apartment that entire time. There was brown water dripping from the ceiling and running down the walls for 10. Days. Straight. It was like walking into a sewage pipe... you would not believe the smell. So no one fixed the original leak, no one came to do the drywall repair, and no one followed up like the office said they would, so I was greeted by a sopping wet rug and moldy murder stains on the walls. By the way the ceiling was bulging, I could tell the radiator above me was about to fall through the floor. I replied to the original thread and said that if I can't break my lease without penalty, I need moved to a different room or building because the problem was left unchecked and it's not safe or healthy to stay in the apartment. My request was forwarded to three other people and I went to stay with a friend. Crickets. No response to the thread. Two days later they painted over it and shockingly a coat of paint was not enough to keep the leak from coming back. I emailed the chain AGAIN and reiterated that even if the problem is "fixed" again, I still want out of this apartment. I'm not paying $1300 a month to live like this. There were four PPM employees on this email thread and not one of them responded. I tried to call and couldn't get anyone on the line. I even walked down to the office during business hours and couldn't get in. Between the constant stress of worrying about the ceiling leaking and ruining my stuff, roaches landing on me while I was sleeping, the electric and hot water going out left and right, and knowing that PPM had no desire to help me, I just couldn't do it anymore. I moved out early with my mental health in the gutter and just ate the bill. This company failed me so many times. CHECK MULTIPLE REVIEWS BEFORE YOU RENT ANYWHERE. Lesson learned. Any place that offers a rent concession and doesn't allow subleasing is a big red flag. Please please please stay away from PPM. I hope that my suffering can save someone.

    Cracked plaster

    Save yourself some headache and keep looking for another management company. PPM is just awful. For months, I have been asking for stuff to be fixed in our unit such as large cracks in the walls, plater falling from the ceiling, large gaps in the wood flooring, rusty light fixtures replaced and missing window screens that blew off during a storm. The quality of their apartments are not worth the price point and headaches. All you end up doing is arguing with the building "engineer". My husband and I finally had enough so we purchased a home with two months remaining on our lease. We have been in our current place for 5 years. As you know the market has been awful and we just weren't in a position to move yet. But we asked to be released from our lease considering it's only two months and the unit needs to heavy updating. I understand it's not customary but I figured considering our longevity here, the constant ignoring of the maintenance requests, homeless people sleeping in the lobby, laundry machines constantly broken, constant clanking of the boiler pipes in the walls that are very loud and just a slew of other things, they would kindly let us out. I was wrong. I was basically told we are SOL. That's feels like a huge slap in the face to us and shows they really don't care about their residents. So again, save yourself some headaches and keep on looking because it's not worth it.

    We have had the most horrific experience with this apartment company. We currently live at one of the Lakeview locations. We started having symptoms compatible with mold exposure weeks ago. The symptoms severely worsened about 10 days ago, when we were forced to leave our apartment in the middle of the night and go to a hotel. We have not been able to live in our apartment since this time. We have a positive at home mold test and visible mold now growing in the sink. We have been trying to contact PPM about this issue for 10 days and not a single person has ever answered any of our hundreds of calls. We have quite literally tried to contact every single person that works at PPM and not a single person has replied regarding the MOLD that made us so sick we are no longer living in our apartment. We cannot sign a new lease until this lease is broken, so every day that PPM fails to respond to our communications is yet another day that we do not have a place to live. I have never in my life seen a company handle a health hazard so terribly. We are now pursuing small claims court and potentially a full lawsuit as the employees of PPM have failed to reply to our communications for over a week. NEVER live here.

    Rusted, decaying, covered in black mold faucet

    Update (3/24/23): the building was just graffitied with homophobic slurs in the stairwell Don't be fooled by the online computer generated photos. This building is so utterly dirty, outdated, and unkept. It's basically a free-for-all. This PPM building needs a weekly cleaning crew. The tops of the washing machines and dryers look like they've never been cleaned, the dryers burn items regularly (even when not over-filled), the elevator vents have dust bunnies the size of my palm, and the elevator breaks once a week (and has a conditional certification). There's always dog urine in either the halls, stairs or lobby. This week there was liquid dog feces in the lobby (The lobby also flooded with water pouring from the ceilings this week). People put dog feces in the garbage in the lobby of the building and most floors smell of marijuana. Packages are stolen from residents by other residents (on camera) regularly and PPM is less than helpful with addressing this. PPM is reluctant to ban packages thieves (aka felons) even when they have their full names, and previous arrest records (which was for battery and bodily harm) from INSIDE of the complex (Note: I have filed a police report against the individual for the package theft). The individual is allowed back in the building on a regular basis to stay with their partner (Note: they aren't on a lease and don't legally live at the apartment). Vacant apartments are unlocked, and even after I raised concerns about this MULTIPLE times, the apartments stayed unlocked (and this was the week I was broken into). Squatters have been found in other vacant apartments in the complex previously. Not to mention- the MOLD EVERYWHERE. Multiple residents have had mold in their apartments. Residents have been told "molds normal", "it's probably just soda that shot up and exploded in the ceiling" and "that's just dirt and water mixed together". Quite literally gaslighting all of us. People will make noise complaints with video evidence and PPM says "they don't hear anything". People smoke cigarettes that make the first foor smell for days and they say "they don't smell anything". This is the most unorganized management team I have ever met. The individuals from PPM who deal directly with this building don't communicate whatsoever, they can't even keep track of who is banned from the building and who is not. They do not care about resident safety or concerns. They even tried to get me to take down my google review as well. Quite frankly the only person who works for PPM that's helpful is Robert (Building Engineer). For roughly $1,600 in Lakeview- this building is not worth it. It's dangerous, outdated, unkept, and something breaks every week.

    This building was exactly what I was looking for in Chicago. The leasing agent with PPM, Bogdan, was incredibly helpful! He went above and beyond to help me find the perfect apartment. The windows are all south facing, many transit options on the same block, restaurants galore on Broadway, right off the lake, can't ask for more.

    Water damage

    I have lived at 100 west chestnut street for 16-17 years. When PPM bought the building changed overnight. Maintenance is terrible! I am now moving. I went down to empty my locker to find my belongings ruined by seepage! i showed it to the maintenance person who admitted there was a dampness problem on the se floor which we never had with previous owners. So, they know there's a problem but they do nothing! Tenants pay rental on these lockers!! They could put a dehumidifier or fan down there. They haven't informed tenants of the problem. PPM markets to first time renters, short term renters, college students and those new to Chicago. No one aspires to create a home at 100 west chestnut. No one stays long enough to notice problems. But long term tenants do know. My carpet is 7 years old. Nothing has been upgraded unless it has broken. They spend nothing! Of course PPM doesn't want to compensate my loss! They deny responsibility. I will have to sue them!

    3510 N Pine Grove: This review isn't for the office, but for the building and realtor I worked it. I worked with Bob Kourelis for my apartment at this location. I was moving from out of state and wouldn't have a chance to view the apartment in person, so we were able to do a virtual tour. During the tour, Bob made the apartment out to be nice, clean, brand new flooring with new bathroom "tile" (it was like plastic) going in before I moved-in. Bob showed me the downstairs hallway, thinking it was MY hallway. The first floor is the only one that is remodeled, the second is old with carpet, smells like a smoke shop and it's gross. We arrived and I wanted to cry. I tried to hard to make the best of it and say "just one year" but it never felt like home. Come to find out I saw a smaller roach in the bathroom run into the wall cabinet- which later the building manger came to caulk. A week later, I saw one the size of my hand and nearly had a panic attack. One of the other building managers came to kill it for me. They tried to tell me they were "water bugs" but when the exterminator came, he informed me that there is no such thing. That they are all the same species, just different kinds. American being the larger ones and German being the smaller ones. Problems: -dirty -roaches -brown water coming out of the bathroom shower at first -smells like a smoke shop -loud, felt like the ceiling would cave in I could hear every step Positive: -Ozzie, building engineer is super nice -Package room -cute street I ended up buying out my lease and Jenna in the main office was very kind and sweet, but I wish I had never trusted Bob to begin with, it cost me a pretty penny. And when I first reached out regarding the problems, Bob was no where to be found- yet he was so responsive when he wanted my lease and deposit. Go elsewhere.     I lived at 1000 N LaSalle St last year as a tenant. On the last day of my lease, before my lease was over, I had suitcases packed up in my empty apartment before moving out. Two PPM employees of this building entered my apartment without warning, while I was not there, and went through my packed suitcases. I came home to my things scattered everywhere with one employee still in my room. He claimed he thought I moved out due to my roommates keys in the office, but not mine. Another employee handed me a bag of my electronics that they took, including my laptop, AirPods, camera, and chargers. As I packed everything back up, I realized cash was stolen. I spoke with Simona T., the building manager, who gave me the cash back as to not escalate things further. A few days later, when I moved out and unpacked everything, I realized more was missing. The building refused to compensate the rest of my stolen belongings.

Instead of offering help or clarity, they seemed more concerned about the fact that we didn't go through our agent (despite it being a straightforward inquiry). We were spoken to in a condescending tone and made to feel like we'd done something wrong just by calling. It felt unnecessarily hostile and unwelcoming -- especially when we were potential renters just trying to understand the process. No one deserves to be treated like an inconvenience for asking basic questions. Communication and respect should be the baseline for any leasing office. Unfortunately, that wasn't our experience here. Maybe don't include your number and to reach out with questions in your email responses if you actually don't want people calling you or can't take the time to respect a potential buyer.

Then, days later, we were pestered about submitting additional documents that were never listed or prompted by the application system. We later found out that ICM was "extremely irritated" we hadn't submitted those extra documents--even though they were never requested in the first place. Some of these were sensitive files (like pay stubs with full SSNs), and we were understandably not comfortable emailing them. I called the phone number listed in the confirmation email--which explicitly said to reach out with questions--hoping to ask about a more secure way to submit our documents. The woman who answered was shockingly rude and acted like I was bothering her just by calling. When I asked for any alternatives, she gave a flat "No." The only option she offered was to physically mail the documents--which is just as insecure as emailing them. Even worse, these documents weren't even being sent to ICM directly, but to The Apartment Guys, adding another layer of concern about security and privacy. Despite the email saying to contact them with questions, the woman told me I couldn't even speak to ICM until we were approved. Completely unprofessional. Disorganized. Rude. The customer service is nonexistent, and the process makes no sense. Stay far away.

When we decided to open a business, Mikus helped us find the idea location- he even helped us track down the owner of a building that wasn't for rent yet, which allowed us to lock in the perfect spot. Be Realty will make you feel like part of their family and I can't recommend them enough.

The Realtor even mentioned him as an asset as we considered other properties. No one can deny the spectacular city and lake views, the fresh flowers in the large comfortable lobby. I learned that every, single, aspect of a property contributes to it's grace from living here. We have been through a number of management teams, all with different styles and assets. It is so very nice to have our current team. Shaun is the pleasant face and attitude who promptly attends to all building concerns. She makes you feel like your concern is the most important concern of the day. She immediately addresses your issues and then follows up to make sure the work was completed efficaciously. Always Now just as an example of what we can do, ultimately take a look at what my cousin did on, my mother's side of the family. They'll brag about their amenities but they're all either horrible and/or extremely overpriced and we've found cockroaches. On top of that, the board still has the gall to increase HOA prices to $1300+. Please don't buy here

That's the one word to describe my experience at 519 W Melrose Street…read more My now wife and I signed our lease in July 2020 as some of the first tenants from when SRE converted this building from condos into rental units. We originally did our tour and it checked all our boxes: a private balcony, central heat/AC (which is all electric), modern appliances, in-unit washer/dryer, a private parking garage for our car, and close to all the action and the CTA. We loved the apartment, so we went through the leasing process. The signing was straightforward and easy using Docusign. From there, we got the keys and started moving in. Immediately after move-in, the SRE Management team did some fantastic upgrades to ensure 519 W Melrose is a place to call home. Originally, we got Xfinity internet, but received an email saying we will now have Google Fiber internet included in rent! So we used this new internet for the remainder of our time here. The internet worked great and was fast (500 mbps up/down), with minor hiccups during heavy rain and storms. Soon after that, the management team upgraded the call box and building keys to be fobs, which allowed easier entry into the complex. Additionally, they redid the entire carpeting of the hallways, which made the complex look much nicer. These upgrades showed that management truly cares about the building and their tenants. In our five years of living there, we only had about three or four maintenance requests for minor items. For each request, the maintenance team responded immediately and they were always out the next morning to fix the issues. The maintenance team was always super friendly and I enjoyed seeing them - huge shoutout to Amanda for running the requests, and Christian, Neil, and the rest of the amazing maintenance team for being great to work with and talk to. For the five years living there, SRE never raised rent an unreasonable amount - each year it did increase nominally, but moved according to the market rate. We were blessed to find an affordable apartment that checked all of our boxes. Our neighbors were okay - some seem to care about others, some seem to just be annoyed with everything or don't take care of things. Typical for a big city complex. We didn't make much of an effort to meet anyone in our building; however, with the encounters in the public spaces, everyone seemed friendly. Given that the building does not have concrete separating units, occasionally, you could hear your neighbors through the walls/floors. It was never an issue though, even when some of the neighbors are louder at times. Again, just something you get used to living in a large city, and nothing against the complex overall. I've lived in many different apartments and houses over the years, and this apartment was the only place I have had the feeling of "home" since living with my parents as a kid. It is incredibly bittersweet to leave our home at 519 W Melrose, but we started to outgrow our little apartment, as our small family is now growing. If you are reading this review to see if you should sign here, do not hesitate. 519 W Melrose has been the best place I've lived, and SRE has been the best management and maintenance team I have ever rented from. We have kept a great relationship with Jim through the years, and my husband has worked with him on buying and selling some of our investment property. So when it came time to sell our city home in Logan Square as we made the move to the suburbs, we knew Jim Flanders was the one to help us do this. We were building a new construction home in the burbs, so we had a lot of lead time in knowing that we needed to list the property. This was a tricky balance since we didn't want to list the home too quickly (and risk selling it and being homeless for many months until our new house was ready), but we didn't want to miss the peak market season during the summer months and wait until the fall or winter to list it. We also have 2 toddlers at home, so the idea of having to keep the house "showing ready" for an extended period of time was daunting. In a perfect world, we would be able to get under contract quickly with a buyer, but negotiate a later close date and get the best of both worlds. Jim helped us do a walkthrough of the house and pointed out the things he recommended we do to get the house in showing form (painting the walls, caulking some areas, clearing out toy congested areas) but only focused on what he felt would actually make a difference rather than asking us to invest a bunch of money in things that ultimately do not help sell quicker or at a higher price. Jim helped guide us in our timing, thanks to his knowledge and understanding of the market. We listed on a Wednesday in July, and decided to have an open house that very weekend. Jim came and managed the open house for us and the first couple to see the home made an offer that same day. They did not have a real estate agent, and Jim led all the conversations directly with the buyer and negotiated the terms and conditions for the contract. He was able to negotiate a 90 day closing, which gave us plenty of time to stay in our home and enjoy it before needing to vacate. The best quality about Jim Flanders is his easy going personality and honest approach. He always has your back and wants the best for you. But he is not pushy. He will not talk you into doing yourself a disservice just to get a quicker commission. He truly wants to advise you and guide you to get the best results possible and his patience is incredible. He will be there as many times as you need him for as long as you need him, to make sure everything goes smoothly. It was one thing for us to have the utmost trust in Jim, but the most impressive thing was how much the buyers also trusted Jim. They opted not to get their own real estate agent and were fine working directly through Jim (even though he was representing us, the sellers) because they also could feel that Jim had everybody's best interests at heart. This is where Jim Flanders really sets himself apart from other realtors I've worked with. He forms relationships, not just with his clients, but with the opposite clients as well. He took time to have many phone conversations with the buyers to put them at ease, talk through the inspection findings, and negotiate our terms. They trusted him so much that when it came time to close, they didn't even ask for a final walk through of the house before closing. We couldn't have asked for a smoother and less stressful process of selling our home. We got the price we wanted, the closing date we wanted, and all the negotiations and conversations were easy and friendly.
