I rarely write reviews, but the ongoing issues in this building make it necessary. Building management has consistently failed to maintain basic infrastructure. Elevators are frequently out of service, which becomes more than an inconvenience in a multi-floor property. There have been extended periods without hot water -- at one point lasting nearly a week -- with limited communication or clear timelines for resolution. Access control has also been unreliable. Key fobs have malfunctioned at entry points, locking residents out despite active credentials. Plumbing issues have been another recurring problem, adding to the overall sense that preventative maintenance is not a priority. What's most frustrating isn't just the issues themselves -- things break in any building -- it's the pattern. The problems feel reactive rather than proactively managed, and communication from management does little to inspire confidence. From May 2024-April 2025, I rented with PPM and would strongly advise others to look elsewhere. I moved into 441 W Barry and found roaches on my first day. After a back-and-forth with management, I was relocated to 450 W Melrose, where the same issue occurred. Roaches. Again. PPM sent pest control, but after over a month of spraying, the roaches only briefly disappeared before reappearing in full force. I soon learned that many PPM renters across Chicago deal with the same issue. That's when it hit me: this isn't a fluke--it's a pattern. And that's just the bugs. The elevators at 450 W Melrose constantly break down (sometimes with people stuck inside--shout out to Chicago's overworked firefighters). Laundry machines are totally unreliable. Dryers either scorch your clothes, leave them soaking, or break entirely. The unit I rented was described as full of natural light with Lincoln Park views. In reality? It faces a parking garage and goes dark by mid-afternoon. If you enjoy overpriced, pest-ridden, poorly maintained housing run by a company that doesn't care, PPM is for you. Practically every photo in a PPM listing is CGI. Why do they need to have such a bizarre amount of photoshopping? They do not maintain their buildings, and there is extreme water damage. You don't want to be in a PPM building during the next tornado season, I promise. I mean, if there's even a half an inch of rain in the forecast, it will also be raining in your apartment. All of the positive reviews are about alleged positive interactions with leasing agents, and not the actual experience of renting with PPM. The leasing agent that I worked with was maybe okay-ish enough at first, and it was only months into the lease that I learned that every positive aspect of apartment that she told me was a straight up lie. She just made things up on the spot. The only person at PPM that I've spoken to that was actually helpful and polite was the operator for the after-hours emergency maintenance phone line. I've lived with PPM in 3 different apartment units in the Lake View East area. Below I'll summarize the good and bad: The Good: - A lot of options in some of the most desirable and lively areas on the North side of Chicago - Agents are overall solid, I've worked with more than 1 (I believe 3 in total) and they always take feedback well and help you find apartments that fit your needs - Maintenance staff are generally okay when you can get a hold of them. I can't say they're overly proactive or are identifying needs themselves, but overall when they're reactive to what you request they get it done reasonably well - Likely one of the more affordable options for expensive neighborhoods in Lake View East, Lincoln Park, etc. - Parking options on site for all the locations I have lived at, which is nice The Bad: - Of the apartments I've seen, and I have seen a lot in my 6-7 years in the Chicago area, PPMs are generally lower quality. They rarely do proactive maintenance, they let appliances and style age, etc. If newer, classy buildings are your vibe, I'd suggest looking into some other options - Service support is generally low. This is not a knock on the individual maintenance guys, but rather the culture of PPM. I have submitted many requests (noise, break-fix, overall maintenance) to the staff, and I have heard "no" or "we can't help you" far more than "yes, we can help". You are often on your own once you sign that lease - From all 3 apartments, I can say PPM doesn't take much pride in their properties. They age, you rarely see maintenance, and overall they don't do simple cleaning that you'd expect of agencies. Hallways, stairwells, and other amenities are of low quality because there just simply isn't any investment - Noise: I cannot stress this enough. Each of the 3 apartments, noise is ALWAYS a pain (which to be fair, is likely a symptom of building age and construction). I constantly hear my neighbors, essentially all their conversations, every phone call, every laugh, every song they play. Walls are paper thin - not just one apartment, all 3 These are just a few examples, but I hope they're helpful. Generally, I suspect some of my complaints are common with multiple other management companies / buildings. PPM is affordable for the most part, but that comes with a lower quality than their peers. I'd say the biggest problem is the overall lack of pride they take in their properties. Don't just believe the photos you see on their website, make sure you tour the apartment before signing a lease. And if you do sign, just know that any problems will likely stay a problem unless you can personally fix it. I showed up for a scheduled tour. Upon arrival I was not buzzed in. I tried again and was met with a rude response. Once in the leasing office the realtor began to ask me all the preliminary questions that were asked BEFORE I scheduled the tour. We went to see the unit scheduled and she didn't have her key so we had to go back down. Then she said we couldn't see any two bedrooms as she didn't have the keys. Incredibly unprofessional and a waste of time. Woman in question is Simona Herlo Tour was scheduled for 5/23 3pm; proof is attached Follow up: She emailed me back saying I snuffed her suggestion to look at 1 beds. This is because, as we had discussed, I was looking for a 2 bed as I am living with a roommate. Simona's email is attached. Again, 1beds are NOT an option for me. If I wanted to see a video of the apartment you could have emailed it instead of asking me to take time out of my day to tour. The apartment and keys and everything else should be settled before I get there for the tour. There should be no reason to ask those same questions again on the day and time of the tour. To then not show me a single viable unit and claim you did enough is outrageous. They're clearly hiring incompetent people (both literacy wise and based on ability to complete basic tasks such as get keys for the tour). read more

Created a Yelp account so that I could put in another vote for shady and unprofessional. I can't even begin to express my disgust with the West Hawthorne building and PPM in general. If the roaches, the mold, the cracks, the leaks, the smell, or the house centipedes don't chase you out, the company itself will certainly do the trick. Backstory: I rented a studio for 10 months and had to put in 8 maintenance tickets during that time. It was the longest 10 months of my life. I had pretty consistent problems with leaks in two different areas of my ceiling, so by the third go-around I knew not to expect any kind of actual resolution. I happened to be leaving town for a bit at the time, so I put in a ticket and sent an email to the office-- ceiling is leaking again, I'm going to be out for a while, it'd be a great time to do the paint and spackle repairs as well, please have someone check that the leak hasn't started up again while I'm gone, yada yada. The office assured me they'd attend to it and tagged other people in the thread to do so. I came back 10 days later and not a soul had touched my apartment that entire time. There was brown water dripping from the ceiling and running down the walls for 10. Days. Straight. It was like walking into a sewage pipe... you would not believe the smell. So no one fixed the original leak, no one came to do the drywall repair, and no one followed up like the office said they would, so I was greeted by a sopping wet rug and moldy murder stains on the walls. By the way the ceiling was bulging, I could tell the radiator above me was about to fall through the floor. I replied to the original thread and said that if I can't break my lease without penalty, I need moved to a different room or building because the problem was left unchecked and it's not safe or healthy to stay in the apartment. My request was forwarded to three other people and I went to stay with a friend. Crickets. No response to the thread. Two days later they painted over it and shockingly a coat of paint was not enough to keep the leak from coming back. I emailed the chain AGAIN and reiterated that even if the problem is "fixed" again, I still want out of this apartment. I'm not paying $1300 a month to live like this. There were four PPM employees on this email thread and not one of them responded. I tried to call and couldn't get anyone on the line. I even walked down to the office during business hours and couldn't get in. Between the constant stress of worrying about the ceiling leaking and ruining my stuff, roaches landing on me while I was sleeping, the electric and hot water going out left and right, and knowing that PPM had no desire to help me, I just couldn't do it anymore. I moved out early with my mental health in the gutter and just ate the bill. This company failed me so many times. CHECK MULTIPLE REVIEWS BEFORE YOU RENT ANYWHERE. Lesson learned. Any place that offers a rent concession and doesn't allow subleasing is a big red flag. Please please please stay away from PPM. I hope that my suffering can save someone. read more

We have had the most horrific experience with this apartment company. We currently live at one of the Lakeview locations. We started having symptoms compatible with mold exposure weeks ago. The symptoms severely worsened about 10 days ago, when we were forced to leave our apartment in the middle of the night and go to a hotel. We have not been able to live in our apartment since this time. We have a positive at home mold test and visible mold now growing in the sink. We have been trying to contact PPM about this issue for 10 days and not a single person has ever answered any of our hundreds of calls. We have quite literally tried to contact every single person that works at PPM and not a single person has replied regarding the MOLD that made us so sick we are no longer living in our apartment. We cannot sign a new lease until this lease is broken, so every day that PPM fails to respond to our communications is yet another day that we do not have a place to live. I have never in my life seen a company handle a health hazard so terribly. We are now pursuing small claims court and potentially a full lawsuit as the employees of PPM have failed to reply to our communications for over a week. NEVER live here. read more

My last move was a big one across the country and when I moved into this apartment, I promised myself that it would be the last one for a while. But I'm moving out as soon as this lease is up. Three more months, I am counting the days. The day I moved in, my apartment was uncleaned and the tub drain was backed up with someone else's hair. I'm not sure how else to explain the repulsion I felt showering and up to my ankles was covered in water. Had to wash my feet separately in my sink. The tiles of my shower have been broken and cracked with mold growing from beneath them, so no matter what I do, there's always mold in my bathroom. I'm on the second floor. My upstairs neighbor has flooded my apartment TWICE due to gross negligence. The maintenance guy was quick to show up to help me. But after emailing management, I received no response about what they would be doing to remedy. My furniture and rugs had to be put outside to dry, I had to call out from work, and I spent hours cleaning my home and textiles. People were entering without permission or notice and I would come home to things touched and moved. I reached out to PPM with, again, no response. I could have petitioned to break my lease, but I really hate moving and I am actively trying to limit the amount of time and money I put into relocated. The amount of rent I pay to live in this apartment is something else. 1650$ for cockroaches and a laundry room that is the wettest laundry room I have ever been in. All of the machines leak, people leave their belongings in there for DAYS. The dryers do not work well, often I have to hang my clothes in my apartment for them to finish drying. I've just started taking my laundry to my boyfriend's place every week. Let's talk about the radiators. Chicago is a cold city, part of the reason I wanted to move back. But when it's -10F outside and the radiators are not working for some reason, this building gets cold. It's a pretty well insulated building, not because PPM made it so, but WWI era buildings are simply just built better. For over a day at a time, the radiators wouldn't be running. My neighbors and I would check in to make sure that it wasn't just us, but the whole building. I've had to buy space heaters so my cats and I don't freeze to death. I'm worried about this winter coming up and if I'll have to relocate myself and my cats to somewhere that is consistently warm. What really sparked this review is that I asked for grace from the billing department since I've been in and out of the hospital the last few months and money has been tight. No sympathy. None. Not that I think it's necessary for a rental company to have any sympathy, but the fact that I've been dealing with mold and flooding and trespassing, you'd think they'd have a little more self-awareness. But, fuck 'em. Don't live here. Don't deal with this company at all. I pay for the joy and convenience of living in Lakeview. But it isn't worth it. It isn't worth being this miserable in my own home. Buy a condo for 175k instead and at least you'll be able to solve your own problems. read more

Update (3/24/23): the building was just graffitied with homophobic slurs in the stairwell Don't be fooled by the online computer generated photos. This building is so utterly dirty, outdated, and unkept. It's basically a free-for-all. This PPM building needs a weekly cleaning crew. The tops of the washing machines and dryers look like they've never been cleaned, the dryers burn items regularly (even when not over-filled), the elevator vents have dust bunnies the size of my palm, and the elevator breaks once a week (and has a conditional certification). There's always dog urine in either the halls, stairs or lobby. This week there was liquid dog feces in the lobby (The lobby also flooded with water pouring from the ceilings this week). People put dog feces in the garbage in the lobby of the building and most floors smell of marijuana. Packages are stolen from residents by other residents (on camera) regularly and PPM is less than helpful with addressing this. PPM is reluctant to ban packages thieves (aka felons) even when they have their full names, and previous arrest records (which was for battery and bodily harm) from INSIDE of the complex (Note: I have filed a police report against the individual for the package theft). The individual is allowed back in the building on a regular basis to stay with their partner (Note: they aren't on a lease and don't legally live at the apartment). Vacant apartments are unlocked, and even after I raised concerns about this MULTIPLE times, the apartments stayed unlocked (and this was the week I was broken into). Squatters have been found in other vacant apartments in the complex previously. Not to mention- the MOLD EVERYWHERE. Multiple residents have had mold in their apartments. Residents have been told "molds normal", "it's probably just soda that shot up and exploded in the ceiling" and "that's just dirt and water mixed together". Quite literally gaslighting all of us. People will make noise complaints with video evidence and PPM says "they don't hear anything". People smoke cigarettes that make the first foor smell for days and they say "they don't smell anything". This is the most unorganized management team I have ever met. The individuals from PPM who deal directly with this building don't communicate whatsoever, they can't even keep track of who is banned from the building and who is not. They do not care about resident safety or concerns. They even tried to get me to take down my google review as well. Quite frankly the only person who works for PPM that's helpful is Robert (Building Engineer). For roughly $1,600 in Lakeview- this building is not worth it. It's dangerous, outdated, unkept, and something breaks every week. read more

Save yourself some headache and keep looking for another management company. PPM is just awful. For months, I have been asking for stuff to be fixed in our unit such as large cracks in the walls, plater falling from the ceiling, large gaps in the wood flooring, rusty light fixtures replaced and missing window screens that blew off during a storm. The quality of their apartments are not worth the price point and headaches. All you end up doing is arguing with the building "engineer". My husband and I finally had enough so we purchased a home with two months remaining on our lease. We have been in our current place for 5 years. As you know the market has been awful and we just weren't in a position to move yet. But we asked to be released from our lease considering it's only two months and the unit needs to heavy updating. I understand it's not customary but I figured considering our longevity here, the constant ignoring of the maintenance requests, homeless people sleeping in the lobby, laundry machines constantly broken, constant clanking of the boiler pipes in the walls that are very loud and just a slew of other things, they would kindly let us out. I was wrong. I was basically told we are SOL. That's feels like a huge slap in the face to us and shows they really don't care about their residents. I have lived at 100 west chestnut street for 16-17 years. When PPM bought the building changed overnight. Maintenance is terrible! I am now moving. I went down to empty my locker to find my belongings ruined by seepage! i showed it to the maintenance person who admitted there was a dampness problem on the se floor which we never had with previous owners. So, they know there's a problem but they do nothing! Tenants pay rental on these lockers!! They could put a dehumidifier or fan down there. They haven't informed tenants of the problem. PPM markets to first time renters, short term renters, college students and those new to Chicago. No one aspires to create a home at 100 west chestnut. No one stays long enough to notice problems. But long term tenants do know. My carpet is 7 years old. Nothing has been upgraded unless it has broken. They spend nothing! Of course PPM doesn't want to compensate my loss! This is the worst apartment. i have 2 neighbors who like smoking weed and it supposed to be a non smoking building and I have tried to report them and no one listens or cares. There is no one to contact besides the "building manager" And the leasing office that doesn't answer. So I continue to have headaches because of this and I can't get out of this lease. 3510 N Pine Grove: This review isn't for the office, but for the building and realtor I worked it. I worked with Bob Kourelis for my apartment at this location. I was moving from out of state and wouldn't have a chance to view the apartment in person, so we were able to do a virtual tour. During the tour, Bob made the apartment out to be nice, clean, brand new flooring with new bathroom "tile" (it was like plastic) going in before I moved-in. Bob showed me the downstairs hallway, thinking it was MY hallway. The first floor is the only one that is remodeled, the second is old with carpet, smells like a smoke shop and it's gross. We arrived and I wanted to cry. I tried to hard to make the best of it and say "just one year" but it never felt like home. Come to find out I saw a smaller roach in the bathroom run into the wall cabinet- which later the building manger came to caulk. A week later, I saw one the size of my hand and nearly had a panic attack. One of the other building managers came to kill it for me. They tried to tell me they were "water bugs" but when the exterminator came, he informed me that there is no such thing. That they are all the same species, just different kinds. American being the larger ones and German being the smaller ones. Problems: -dirty -roaches -brown water coming out of the bathroom shower at first -smells like a smoke shop -loud, felt like the ceiling would cave in I could hear every step Positive: -Ozzie, building engineer is super nice -Package room -cute street I ended up buying out my lease and Jenna in the main office was very kind and sweet, but I wish I had never trusted Bob to begin with, it cost me a pretty penny. TL;DR: Elevators have been noncompliant with code for as long as I've rented (in my second year) and are frequently out of service. I never leave reviews, but I'm frustrated. This is the second building I've rented in from PPM. Staff is incredibly helpful and accommodating, which is why I have stayed. But the management clearly doesn't care about the buildings themselves. In both buildings, the elevators clearly state they are out of code. Frequently, elevators are out of service for days at a time. For a 20+ floor building, this is unacceptable. This has been going on for years, just search other reviews. Yesterday morning we woke up to the attached note on the elevators saying none of the elevators are operational. To get down from the floor I live on, I have to call the front desk, and have them send an elevator to me. During rush hour in the morning, this isn't feasible, and I'm sure is incredibly frustrating for the people who work the front desk (they are great). They say it will be 2+ days before they even know how long it will take to fix. This same thing has happened in the past, and clearly wasn't resolved as it's happening again. I understand things happen, but in two separate buildings and with notices posted in the elevators clearly stating they aren't up to code, it's clear they aren't investing in their property. Makes me wonder what else isn't up to code that we use living here. For the amount of money we pay, you're better off getting a smaller unit in a newer building. read more

DO NOT RENT FROM THEM!! In all my years of renting apartments, this is without question, the worst management company and apartment unit I have ever rented. I am at 1111 N Dearborn St. For the lovely low price of a whopping $2094 a month not including electric or internet or other utilities....this is the condition of a 1 bedroom. (Oh, and they are raising it $2194, but I am leaving): In one year, over 18 events have occurred: -The ceiling is leaking in 3 different places in various amounts (smallest is 1 foot, largest is 6 x 4 feet). The leaks are expanding rapidly and the ceiling and wall are partially coming off. -The toilet leaked each time it flushed. It was attempted to be fixed a few times, and eventually replaced. The replacement toilet now clogs constantly and the newest event is backlogging with other tenant's contents. -The original dishwasher leaked and didn't work. They replaced a motor...with a broken motor. They replaced it with a new dishwasher that was obviously not new as it also broke and had a scratch on it from the beginning. The 3rd dishwasher works usually but often breaks as well including...leaking. -The fridge leaked -The kitchen sink gets clogged often. -The WINDOWS leak when it rains too hard (even if closed and locked). -The building is not in fact "central AC/heat". They either have in AC or heat mode and that is a predetermined date, regardless of the outside temperature. For instance, despite it being unseasonably warm this year in spring and that heat rises (The building is 32 floors and I am at the penultimate), they refused to turn it on...just bringing up fan after fan, several of which were broken. -The elevators break on a regular basis and it's a gamble if you will get stuck in one. -The washing machines and dryers are like playing the slots (coin-operated) at las vegas (never know if they will work or you chose a broken one that day). -The building doesn't allow any mail/delivery service to pick up even if pre-packaged labels. -Much of the staff are rude -The management company literally throws up their hands and says "well you know, it's an old building, things leak". read more

I lived at 1000 N LaSalle St last year as a tenant. On the last day of my lease, before my lease was over, I had suitcases packed up in my empty apartment before moving out. Two PPM employees of this building entered my apartment without warning, while I was not there, and went through my packed suitcases. I came home to my things scattered everywhere with one employee still in my room. He claimed he thought I moved out due to my roommates keys in the office, but not mine. Another employee handed me a bag of my electronics that they took, including my laptop, AirPods, camera, and chargers. As I packed everything back up, I realized cash was stolen. I spoke with Simona T., the building manager, who gave me the cash back as to not escalate things further. A few days later, when I moved out and unpacked everything, I realized more was missing. Stay away from PPM. The photos they post online of their units are incredibly misleading, and in reality, the units are not nearly as modern, sleek, or clean as they appear online. Their agents also mislead renters. I was told the combined utilities (which exclude electric) would be between $60-$80 per month. I have actually paid closer to $120-$140, and not just during colder winter months. Even in milder months, I am paying over $80, and the overall yearly average is a far cry from $60-$80. PPM also refuses to make durable repairs. My ceiling has had water damage due to a leaky roof for two winters in a row now. Their solution last winter was to paint over the water damage rather than addressing the underlying issue. I think my biggest complaint is how poor the sound insulation in the building is. While some level of noise is to be expected, I can hear when my downstairs neighbor drops the toilet seat. When I tried reaching out to PPM to address the fact that the downstairs neighbor was playing music/TV at a level that's well beyond what's reasonable, their response was a breezy "We don't hear anything," despite the fact that others had repeatedly commented that they could hear my downstairs neighbor on Zoom calls I took from my unit. Plainly speaking, PPM just doesn't care. They know they'll always be able to find tenants for their units given that their properties are in desirable neighborhoods, so they put virtually no effort into tenant satisfaction or the actual quality of their units. Between the regular theft of packages, the cockroaches, the mold, and the general lack of professionalism from management, I don't even know where to begin here. The elevator breaks down once a week and PPM has the nerve to send out an email asking what types of amenities we would like added for an increase in our already overpriced rent. Perhaps consider hiring a pest control company, or replacing the elevator that was installed in the 1940s. I have never lived in a worse apartment, I can honestly say that living here has had a negative affect on my mental health and at this point I'm just at a loss. I signed a 22 month lease to avoid getting a rent increase after the first year and it was truly the biggest mistake of my life. I've been a resident for about about 5 months and have had a great experience with them so far. Almost immediately after seeing the apartment I ended up applying. Bogdan, the leasing agent I worked with, was so nice and very knowledgeable about the area and the building. He made the entire process so easy and always kept me updated on the status of my application and next steps. My sister had signed a lease with a different property management company a couple days before me but when I showed her photos of my building and told her about my experience working with Bogdan she asked if there were any other openings in the building. We asked Bogdan if he was would be able to help us and he was more than happy to work with her as well. Within a day or two she backed out of the lease with the other apartment and signed a lease with PPM. Now as a resident, I am still experiencing the same great service. I've had a few maintenance issues come up in my time here and Marin, the building manager, has been so helpful. He's always quick to respond and help in anyway he can. Due to some of the issues I have experienced with the unit I have rated this 4 stars instead of 5. Also, one concern I have is with the elevators. Though they seem to be working fine, I have noticed that the certificate is no longer valid as of December 2021. I am hoping that this will be updated soon. Overall, I'm happy with my decision to rent with PPM so far. read more

750 N Rush claims to be luxury but the top amenity, the heated pool, has been under repair for the whole season. Weekly bait and switch emails promising an open date that never happens and date continues to get pushed back. The pool deck is hard to enjoy with a huge open cement hole. Office staff are nice but PPM management doesn't care. Charging luxury prices and give no reduction for the loss of advertised amenities. Unacceptable! read more

My lease on my apartment was up June 1, but my fiance wasn't ready to move out of his apartment yet because he was a busy bee studying for the Illinois bar (fun fun). My brother needed to get out of lease since he was moving to NY and so I took over his apartment at 1111 N Dearborn for a few months. My brother thought his small studio in this building was fit for a King, but then again he moved here from a college dorm room so let's just say his expectations were lower than much. I, on the other, hand just wasn't such a fan of this building. It has this musty smell to it that makes me cringe everytime I entered the building, the elevators are soooo sssslllloooooowwww, and don't even get me started on the laundry room (machines ALWAYS broken). But just cause I'm a fan doesn't mean it's not the perfect building for someone else. The rent is cheap (perfect for youngins right out of college), I encountered some of the best doormen here (big shout out to Tim), and the pool area happens to be a blast in the summertime. And best of all...can't beat the location! So I won't be living here in the near future, but I do thank 1111 N Dearborn for housing me these past few months! read more

I had a wonderful experience with PPM. I have been with them for over 2.5 years now. I've never had any issues. They are very responsive, the building is clean and the building engineer in my unit (Asim) is always available to help with anything. Everyone is very nice. I am looking to move into a one bedroom apartment next month and Bogdan was so helpful! He showed me some one bedroom units. He is very knowledgeable of the neighborhood and the units. He is very easy to talk to and you can tell he genuinely wants to help find you your next home. I'd recommend him and PPM to anyone looking to find their next home. read more

Updated review: Avoid PPM at all costs. I had no heat all winter to the point where you could see your own breath in my apartment (and they still charged me $100 a month for heat). After putting in multiple requests, they decided to give me a space heater. Now they're renovating apartments and starting at 7 AM every day. If you try and get in touch with "corporate" about something, they'll tell you to talk to the property manager. If you try to talk to the "property manager" they'll tell you to call corporate. They don't care about their tenants. You can find a significantly better apartment with working utilities and a dishwasher for less money. I've lived in NYC, DC, and Chicago, and PPM is by far the most apathetic management company I've encountered. read more

I was originally very pleased with what seemed like organized management. Unfortunately, issues at buildings are not a priority for them. We've had an elevator out for over four weeks. When you live on the upper floors this can be incredibly inconvenient. Using a freight elevator is not a permanent solution and that is usually occupied for movers. I don't think I'll be recommending any building managed by PPM. The elevator even when it is functioning is not even up to code as it's stated clearly on the elevator itself... Once the elevator is fixed for a couple of hours before it breaks, I can post a picture. Just very disappointed and I hope this gets the attention of management as this is incredibly sloppy and unsafe. I will say that my building engineer, Robert has been helpful, and available for us but can only help so much. read more

PPM is not worth your time or hassle to try and look at available apartments. Made a appointment for the next day as requested by PPM to give tenants 24 notice. Agent arrived 20 mins late And never contacted tenants to get permission. Showed me video of unit on his phone. Advertised units available with dishwashers were in fact not available, were studios not 1 bedrooms or as advertised in price range indicated. If PPM makes process of viewing an apartment so difficult and communicates this poorly, I can only imagine the poor service tenants receive at their properties. Avoid PPM! Update to business response: Unit described on Barry that was emailed at 10 PM the night before my morning appointment was for a studio apartment. As indicated in two emails sent And verbally over the phone I was looking for a 1 bedroom. I originally requested to have an appointment to view properties on Monday but never received a response from my two emails. Called and spoke with appointment booker who stated that they would be unable to show units on Monday because they need to give tenants 24 hrs notice. She booked and sent confirmation email for Tuesday to get tenants' 24 permission. Broker arrives late to appointment and states he has not received tenant permission to show units. Yes, I did decline to view the Barry unit as I am looking for a 1 bedroom not a studio. I appreciate how your response to not view a studio apartment seems to indicate I was culpable in the poor service provided. read more

Literally HATE this property management company! I have lived in two different units in their property on Lake Shore, a one bedroom $1899 a month then a studio $1477. The manager for the building is extremely rude and so are the maintenance folks. My next door neighbor was forced to break her lease due to bug infestation. Instead of assisting my neighbor, she was accused of drug use, after having provided months of photos to management of the bugs in her unit. There's been an ongoing bug issue for at least 6 months now. An exterminator has been to my apartment 3+ times as of yet. If I had somewhere else to move to I would and I cannot wait until my lease ends. It horrific to spend so much money on a place to live and have such terrible management. My one bedroom apartment was immaculate and completely up to date. I only had issues with my closet doors falling off the hinges consistently. In my studio unit, non of the appliances are up to date, multiple maintenance issues and bug infestation. Maybe my experience with management changed because I'm not paying as much money for a larger unit. Maybe my experience is different because I'm a young Black woman. Who knows, but DO NOT lease with this company. Maintenance came to fix my shower head which wasn't attached properly and had water shooting out the side. When the maintenance man left, the shower head was on straight, but the hot water wouldn't turn on like literally no water coming out when you twist the knob. The elevators break on a regular basis. I lived at 1000 N. LaSalle for 2+ years. This review is specifically for Brittney Dejong, who took over as the building manager shortly after I moved in. She was incredibly helpful when I wanted to move apartments within the building and was always quick to respond when I had a maintenance request. She was also flexible with me when I needed to extend my lease by a few months as I was interviewing for jobs out of state. She works hard to make it a nice place for all residents to live. Highly recommend speaking with her if you're looking for an apartment in the Gold Coast area. read more

Updating my review. I have previously reviewed this company three times. They varied in stars and comments. I have chosen to delete previous comments and this is why: I have now lived on Addison for almost three times. Truth - it wasn't the easiest experience getting settled in here. When it comes to the finding your apartment and getting through the move in part it's pretty hectic. But I've been here since August and I love it. The staff who work with current residents are helpful and friendly. Max is always introducing himself to new residents in the building and he's super nice and for the most part , neighbors here are pretty friendly as well. When you have questions and call the office as a current resident they're helpful - especially Ionetta. And you can't beat the dog friendly perks in the building. So the morale of the story is , just find the right person at PPM who cares and wants to help and make you feel welcome. Ionetta and Max are two of them. Once you're here I guarantee you will love it here ! read more

(1000 N La Salle ) Apartment overall is fine - management however would rather save money than fix or provide applicable services for the tenants. Elevators have issues daily for months ongoing, no fix has been made. The management company would not turn on the air conditioning during 80 plus degrees in May due to "needing to provide heat until one" - it is not listed they would withhold it. Not understanding of the services tenants expect for signing a lease. Location is great, just know they're in it for the money, not the tenants when keeping the building comfortable and up to code. read more

Shady shady SHADY. Offers cheap apartments in good areas like north chicago - and then they RIP YOU OFF FOR EVERY F--ING PENNY with literally DOZENS of hidden fees and clauses. I signed a lease for about $1600 under the promise of getting a sub-lease eventually, and now these scumbags expect me to pay $2000+ a month after sticking on hidden utility fees, "administrative" (extortion) fees, and every other possible method they can find to nickel and dime you. Not to mention they provide the absolute bare minimum of service and support - my apartment LITERALLY did not have lights outside of the kitchen. If I had been allowed in to see it beforehand, which they didn't allow (again, EXTREME barebones service) I would never have rented this pigsty. read more
