    I just bought a unit in July, and I am really in love with this building. The real draw is that you get all of the amenities of the gold coast, while paying half the price. For starters, you get a 24 hour doorman service, who are for the most part are all very nice and courteous. I don't own a parking spot, but the building does offer spots with 24 hour valet service, and the garage attendants are extremely nice too.The garage attendants will let you park in the loading and unloading area for free for half an hour, without any issue. This was crucial for me when I was just moving in! There is a 24/hour gym, which is never too crowded and has a good selection of machines (treadmills ellipticals, and several stairmasters!!) with a nice size free weight area. On top of that, there is an olympic size swimming pool which is amazing, and also a jacuzzi area. There is a basketball court, which I've never used, and is currently closed because of construction, but I'm sure my boyfriend will make use of it at some point. For all the lazy daisies such as my self - there is a convenience shop that has just about everything you might need on hand. It's expensive, but usually has pretty good deals on wine. It's a pretty good place to hit up when you don't feel like changing out of your pajamas to get something to eat/drink. In the laundry room, there is a dry cleaner's and a wash-fold drop-off service offered. I like to do my own laundry, but I know people who love having a drop-off service so close by. Other stuff they have but I've never used - a yoga studio, a hair salon, a nail salon, and several doctor's and other commercial offices. Of course, the best of all is the proximity to the lake and the VIEWS!! My view is what really sold it for me, Check it out!

    This is the best pool in the city. It's huge, has new chairs & floor, and is glorious. I spend most of the summer here. Lots of people watching, lots of partying and grilling, and good memories. You have to be a guest of a resident, so I suggest making friends here asap. One of the doormen is always present, as well as a life-guard and pool workers. There are 6 giant grills, a basketball court, and a covered deck for eating.

    I did read the other reviews-and I couldn't agree more with ALL of them. First thing I must say is, there are more dogs in this building than people. And the worst is you have to share 1 of 2 elevators coming up from the laundry room with all the dogs in your building. All with a smelly, wet, sloppy sniffing dog or dogs and your clean laundry in an ill-ventilated elevator. Nice. What makes this building is the views, amenities-such as the pool (amazing!), gym, convenience store, and the employees (aside from the management office). I feel the management office employees are all immature and goof off as much as they can. You never get the same answer twice. They should find a new package room system-it's quite awful and unorganized. The smells in the hallways and chute room are incredibly horrible. The doormen are wonderful and so friendly and helpful. The residents are pretty friendly and I did always feel safe here. It's a very young crowd. A majority of the building is 25-45 yrs. old. The location is great! It was good for the time I was here, (about 2 years) but I'm happy I'm out.

Elevators are frequently out of service, which becomes more than an inconvenience in a multi-floor property. There have been extended periods without hot water -- at one point lasting nearly a week -- with limited communication or clear timelines for resolution. Access control has also been unreliable. Key fobs have malfunctioned at entry points, locking residents out despite active credentials. Plumbing issues have been another recurring problem, adding to the overall sense that preventative maintenance is not a priority. What's most frustrating isn't just the issues themselves -- things break in any building -- it's the pattern. The problems feel reactive rather than proactively managed, and communication from management does little to inspire confidence. Residents deserve consistent access, functioning utilities, and transparent updates when things go wrong. Unfortunately, that has not been the experience here.

My 1 BR unit was charming and vintage with squeaky hardwood floors and oddly plastered walls, but I knew I was signing for an older unit. Unit was pretty clean upon move in, with the only issue being the windows. Old, rotting wooden frames and a window pane of plastic deserved a call to maintenance. After an inspection, replacement was scheduled. Even though I only called with severe issues at one window, they replaced them in the entire unit with new double pane windows. While I lived there, the building buzz-in/security system was upgraded with an iPhone app, they repainted the vestibules, replaced old wooden doors with glass and metal ones, and began a (noisy) masonry project outside. For all the reviews with complaints about slow maintenance, I certainly didn't experience that. My plumbing and heating issues were answered quickly by professionals (wearing masks during covid). Though a few requests were answered without ever receiving confirmation/scheduling emails, so I just came home to evidence someone had been in my unit. A little unsettling. As I'm discovering at my new management company, not everyone is as good about maintenance, common area cleanliness, and upkeep. ICM was great and I absolutely would have stayed with them if there were a new unit that met my needs. Only complaints: super slow to salt or shovel sidewalks in the winter. My building was right next to a grocery store so the sidewalk in front of the building turned to packed down ice so quickly. Laundry room in the basement never seemed to stay clean and there were almost always machines out of service/not working properly. On the plus side: laundry was free for a great deal of the pandemic to help everyone save some money. I left the apartment a month ago and miss it already. I didn't experience any issues with move-out or additional fees. I'll definitely look at ICM for my next move.

On July 1, I moved into their recently renovated units in Lincoln Park. My experience has been terrible. My experience with their office has been terrible. Most of these people at their office are rude. 1. Mail carriers access to the building For weeks, mail carriers have been unable to access the unit. I have not received any of my mails. I reached out numerous and was met with gaslighting and rudeness. They have refused to provide a timeline regarding when mail carriers will be able to access the unit. For weeks, the gate was locked with no ability to allow nonresident access which is dangerous in cases of emergencies. 2. Dishwasher: My dishwasher was not operating when I moved in. I had no timeline as to when they were going to fix it. 3. AC Water was leaking from the AC which damages my belongings. The repair man came into my apartment and went inside my closet without permission. The leak was in the living room. They left me place a mess. I reached out to Ali multiple times to no avail. Don't be fooled by the responses. I've lived in old town and Lincoln park for 8 years. There are better management and buildings. Do not rent with ICM

John Materna and his hardworking staff have been at the ready whenever a new tenant moved in or repairs were needed. Although some tenants were difficult, CL3 kept me informed via email regarding expenses. For example, they found bargain prices when a refrigerator no longer worked and a washer/dryer unit broke down, one after the other. Thomas Clohisy shopped around and we were able to replace each with a new appliance. Thank you Thomas! Especially helpful was CL3's regular documentation of both minor and major expenses as they came up. From a light bulb (really!) to a large window that had to be replaced, I had the receipts for all repairs and improvements over a 9-year period. That came in handy when my insurance company covered all costs for the huge window replacement--$2500! John and Brett Huelat's employees always handled difficult problems expeditiously and quickly, and stayed in contact with me whenever "disasters" such as accidentally flushing a gold necklace down the toilet occurred. Thankfully, it was recovered quickly. I stayed in touch with the company mainly through email, and when tax time came around I had the spreadsheets necessary to support expenses. My CPA was grateful for such detailed information. Now that I am selling the condo, I am grateful for CL3's care and concern over the years, which has kept the unit in good condition. Through teamwork, cooperation with tenants as well as the landlord (me!), and expert support, I am able to recommend the company and its employees without any reservations.

That's the one word to describe my experience at 519 W Melrose Street…read more My now wife and I signed our lease in July 2020 as some of the first tenants from when SRE converted this building from condos into rental units. We originally did our tour and it checked all our boxes: a private balcony, central heat/AC (which is all electric), modern appliances, in-unit washer/dryer, a private parking garage for our car, and close to all the action and the CTA. We loved the apartment, so we went through the leasing process. The signing was straightforward and easy using Docusign. From there, we got the keys and started moving in. Immediately after move-in, the SRE Management team did some fantastic upgrades to ensure 519 W Melrose is a place to call home. Originally, we got Xfinity internet, but received an email saying we will now have Google Fiber internet included in rent! So we used this new internet for the remainder of our time here. The internet worked great and was fast (500 mbps up/down), with minor hiccups during heavy rain and storms. Soon after that, the management team upgraded the call box and building keys to be fobs, which allowed easier entry into the complex. Additionally, they redid the entire carpeting of the hallways, which made the complex look much nicer. These upgrades showed that management truly cares about the building and their tenants. In our five years of living there, we only had about three or four maintenance requests for minor items. For each request, the maintenance team responded immediately and they were always out the next morning to fix the issues. The maintenance team was always super friendly and I enjoyed seeing them - huge shoutout to Amanda for running the requests, and Christian, Neil, and the rest of the amazing maintenance team for being great to work with and talk to. For the five years living there, SRE never raised rent an unreasonable amount - each year it did increase nominally, but moved according to the market rate. We were blessed to find an affordable apartment that checked all of our boxes. Our neighbors were okay - some seem to care about others, some seem to just be annoyed with everything or don't take care of things. Typical for a big city complex. We didn't make much of an effort to meet anyone in our building; however, with the encounters in the public spaces, everyone seemed friendly. Given that the building does not have concrete separating units, occasionally, you could hear your neighbors through the walls/floors. It was never an issue though, even when some of the neighbors are louder at times. Again, just something you get used to living in a large city, and nothing against the complex overall. I've lived in many different apartments and houses over the years, and this apartment was the only place I have had the feeling of "home" since living with my parents as a kid. It is incredibly bittersweet to leave our home at 519 W Melrose, but we started to outgrow our little apartment, as our small family is now growing. If you are reading this review to see if you should sign here, do not hesitate. 519 W Melrose has been the best place I've lived, and SRE has been the best management and maintenance team I have ever rented from. Thank you, SRE and your incredible team, for making my wife and I truly feel like we are at home.

We have kept a great relationship with Jim through the years, and my husband has worked with him on buying and selling some of our investment property. So when it came time to sell our city home in Logan Square as we made the move to the suburbs, we knew Jim Flanders was the one to help us do this. We were building a new construction home in the burbs, so we had a lot of lead time in knowing that we needed to list the property. This was a tricky balance since we didn't want to list the home too quickly (and risk selling it and being homeless for many months until our new house was ready), but we didn't want to miss the peak market season during the summer months and wait until the fall or winter to list it. We also have 2 toddlers at home, so the idea of having to keep the house "showing ready" for an extended period of time was daunting. In a perfect world, we would be able to get under contract quickly with a buyer, but negotiate a later close date and get the best of both worlds. Jim helped us do a walkthrough of the house and pointed out the things he recommended we do to get the house in showing form (painting the walls, caulking some areas, clearing out toy congested areas) but only focused on what he felt would actually make a difference rather than asking us to invest a bunch of money in things that ultimately do not help sell quicker or at a higher price. Jim helped guide us in our timing, thanks to his knowledge and understanding of the market. We listed on a Wednesday in July, and decided to have an open house that very weekend. Jim came and managed the open house for us and the first couple to see the home made an offer that same day. They did not have a real estate agent, and Jim led all the conversations directly with the buyer and negotiated the terms and conditions for the contract. He was able to negotiate a 90 day closing, which gave us plenty of time to stay in our home and enjoy it before needing to vacate. The best quality about Jim Flanders is his easy going personality and honest approach. He always has your back and wants the best for you. But he is not pushy. He will not talk you into doing yourself a disservice just to get a quicker commission. He truly wants to advise you and guide you to get the best results possible and his patience is incredible. He will be there as many times as you need him for as long as you need him, to make sure everything goes smoothly. It was one thing for us to have the utmost trust in Jim, but the most impressive thing was how much the buyers also trusted Jim. They opted not to get their own real estate agent and were fine working directly through Jim (even though he was representing us, the sellers) because they also could feel that Jim had everybody's best interests at heart. This is where Jim Flanders really sets himself apart from other realtors I've worked with. He forms relationships, not just with his clients, but with the opposite clients as well. He took time to have many phone conversations with the buyers to put them at ease, talk through the inspection findings, and negotiate our terms. They trusted him so much that when it came time to close, they didn't even ask for a final walk through of the house before closing. We couldn't have asked for a smoother and less stressful process of selling our home. We got the price we wanted, the closing date we wanted, and all the negotiations and conversations were easy and friendly.
