As an out-of-state owner of a rental condo in Vetro in the South Loop, I have trusted CL3 management from faraway Texas for the last 9 years. John Materna and his hardworking staff have been at the ready whenever a new tenant moved in or repairs were needed. Although some tenants were difficult, CL3 kept me informed via email regarding expenses. For example, they found bargain prices when a refrigerator no longer worked and a washer/dryer unit broke down, one after the other. Thomas Clohisy shopped around and we were able to replace each with a new appliance. Thank you Thomas! Especially helpful was CL3's regular documentation of both minor and major expenses as they came up. From a light bulb (really!) to a large window that had to be replaced, I had the receipts for all repairs and improvements over a 9-year period. That came in handy when my insurance company covered all costs for the huge window replacement--$2500! John and Brett Huelat's employees always handled difficult problems expeditiously and quickly, and stayed in contact with me whenever "disasters" such as accidentally flushing a gold necklace down the toilet occurred. Thankfully, it was recovered quickly. I stayed in touch with the company mainly through email, and when tax time came around I had the spreadsheets necessary to support expenses. My CPA was grateful for such detailed information. Now that I am selling the condo, I am grateful for CL3's care and concern over the years, which has kept the unit in good condition. CL3 managed my condo for 3 years while I lived out of town. Unfortunately, my experience with them was disappointing and I have to give them 1 out of 5 stars. Their communication regarding issues with the property was inconsistent, depending on the person handling the matter. This was especially the case when tenants were changing over. They failed in the most basic and vital of tasks when new tenants move in, i.e., assessing any damage to the property or other issues caused by the prior tenants and reporting it to me, the owner. Instead, after both sets of my tenants moved out, I was left to figure out by myself how to handle issues caused by the outgoing tenants. On one occasion, there was a puzzling incident where one of the repair vendors they contracted with may have serviced my neighbor's unit instead of my own. Instead of confirming this with the vendor, CL3 asked me to contact my neighbor to see what occurred! I did so only to find out that the vendor had serviced the correct unit (mine) after all! In all, CL3 seemed more interested in collecting the monthly commissions by doing as little as possible than in helping manage the unit. If I could give 0 star I would. Landlords, if you care about your tenants please give your business to some other places. Tenants, if you rent with them, prepare to do everything yourself. First, it was just the minor inconveniences. The buzz code does not work, un-updated mailbox name (important mails bounced back several times due to this), broken closet door, etc. Reaching out to them is literal hell. Tenant portal on their website and the maintenance request is useless. None of this was addressed or fixed still. There was a major flood accident happened in the unit due to the water pipe and the washer being too old. This was early September. October, I am still sitting here without a working washer/dryer and my walls are on the floor. Reached out to several people, sent endless emails, texts, calls. I'd get a text/email saying someone is coming down to check, or a contractor will contact you tomorrow. I guess they live up to the quote "time is relative" because I never heard back. They take weeks to address one minor thing. Trying to reach to these people is like trying to reach out to an absent father. read more

The thing that speaks especially highly of them is that they were awesome to our tenant. He had no issues--which is good for everyone. No hassles. They quickly fixed the one thing that needed repair on a weekend. I dread having to deal with CL3. My husband and I are currently renting a condo managed by CL3 and every time we have an issue it is like pulling teeth with these people. When we moved in we had a whole list of items we wanted addressed. It took them months to address the majority of them--and there's still stuff from our original list that isn't closed out. We've had two weekend instances where there has been water coming into our bedroom and we've been met with "it's easier if you solve this". Honestly, if I tried doing this in my job I would be fired. I'm sitting in my apartment right now without hot water and when I called the property management office I was told they'd put in an order for this. Okay...but what does that mean? When will anything get fixed? Do I have to heat up a pot of water to take a shower in the place I have to pay rent for? Stay away from any property managed by CL3. read more

We have been living at the apartment located in Lincoln Park and we have had continual issues with rodents over the two years with our lease. We have been told time and time again that this will be handled, yet the issue still persists. We have been notified that the issue will be rectified. we opened this issue up nearly 2 years ago, while we do admit that CL3 has attempted to resolve this rodent issue, they have been unsuccessful. They keep coming back and setting more traps and catching more rodents which doesn't seem to be the correct resolution. Please feel free to reach out about any further information. Very delayed response times and poor communication. There is never a clear person to address any issues with the units. They take weeks, sometimes months to fix any building or unit issues. Our brand new building has been broken in multiple times with many packages stolen from tenants constantly. They're replies are along the lines of "that's what you have renters insurance for." We were drawn to the brand new construction but it is not worth the headache or money. read more

This management team is disorganized and careless. It took them 3 tries to get the lease right yet still failed to attach the correct link for tenants to sign. Later on, they sent a confirmation email with incorrect move-in date, incorrect keys pick-up date, and incorrect contact information to reserve a move-in spot with the condo association. And that's not the end of it. They neglected to disclose additional transition fee required by the condo association AND neglected to inform new tenants about move-in rule changes. My husband and I moved to chicago July 2011 and stayed in the same location for 5 years. CL3 (under another name at the start) was our property management company the entire time. They were extremely friendly/welcoming when we moved to the city. They were also very responsive to emails and inquiries leading up to our move. The addition of the online tenant portal was a great business move for them. This allowed for us to pay online and set up a scheduled payment so that we never missed our courtesy window for rent payments. Because let's be honest, who wants to mail a check in. The tenant portal also was awesome for submitting maintenance requests. CL3 had an emergency line but we always submitted our requests online and most of the time heard back within 12 hours with next course of action or additional information. We moved into an apartment managed by CL3 in June. There were a few bumps in the road, but I anticipated an out-of-state move would not be perfect. Ronnie was and has been our point of contact. He spent most of a Sunday in the office waiting for us to arrive so that we could get keys. I didn't know it until we arrived, but that was an exception to their normal routine. Had I known it sooner I would have worked a lot harder to be on time. There were a couple minor issues with storage and mailbox keys that Ronnie was quick to take action on to ultimately serve us better. I enjoy the option to pay rent online, but not at an extra fee. They also accept our personal checks that we pay with. I look forward to the continuation of my lease with CL3. Their customer service is exceptional for the industry. read more

I would give this company zero stars if possible. They are the most neglectful, insincere company I have worked with. There are multiple things with our unit (including a window that has been broken for years) and they still raised our rent by $100. We have asked multiple times for them to fix the window and each time someone comes in and jiggles it a bit, says "its fine" and leaves. The maintenance portal is extremely slow and they barely respond. Our fridge had to literally stop working and give us food poisoning in order to get it replaced. Also, two years ago, icicles fell from the roof and shattered my roommate's car window. Someone would have been killed had they been outside. It could have been avoided if they even tried to knock icicles down as they form. Also, I really wish I read the part of the lease that mentions you need to hire a cleaning company prior to move out. They literally are the most cheap, corrupt company and I would strongly avoid renting with them. I have no idea how they found a tenant to replace our unit, she seemed to be a friend of the company and never toured the place. Prior to cl3 taking over, the building was run by a great management company. Cl3 is the reason I left an apartment in my dream neighborhood. Shame on them. read more

CL3 has been managed the condo that I rented the last 5 years in the south loop and I can't say enough great things about them! From move in to move out they were great to work with. Anytime I needed anything in the condo repaired or looked at I got an immediate response from John or his team. Making monthly rent payments was super easy with the tenant online portal. They even give an option to just schedule monthly payments. There were a few times when I locked myself out and they were there within 30 minutes to get me back into the condo. If I hadn't purchased a new home in the suburbs I would have renewed my lease and continued to work with CL3. read more

I would highly highly recommend using CL3 Property Management! I can only speak as a renter, but would wager to assume they provide the same level of fantastic service to any landlord as well. I rented from CL3 for four years (I have been with them prior to them being CL3). They consistently exceeded expectations in all situations I had during these four years. This included simple maintenance requests, direct debit for rent payment, contract adjustments and renewals and even handling frozen/exploded pipes last winter!! Our pipes burst in the building in the middle of the night (in the middle of the polar vortex week) and they had plumbers out the next morning working to get the WHOLE building up and running. We would have been without running water for days had CL3 not had a great relationship with their contractors. They always have someone out within 24 hours of a request in a manner that works well for you; they will schedule around work or John, the property manager, will come over with them. The CL3 team is very flexible and will handle each situation as an individual, I never felt like I was not important to them. Upon deciding to purchase property, they worked with me to arrange a lease that would accommodate that situation (60-day notice to landlord). They kept checking in along the way to ensure that I was never at risk of being out on the street in case an offer went south. This group's professionalism and years of experience WELL exceeds that of other cookie-cutter companies. I've never met John, Brett or the rest of the team face to face - all of our correspondence has been via e-mail or occasionally over the phone. They are total professionals. I was made aware of maintenance issues immediately, their network of tradespeople was comprehensive and charged competitive rates, I never had a late rent payment or a bad tenant and the condo wasn't empty for a single month in 15 years. They provided solid advice on local market conditions as well as recommended long term maintenance work, which I always gladly took. They also handled most of the liaising with the association which, believe me, was very much appreciated. When it came time to sell, they got it all done with minimal effort from me and got a good price in a tightening market. Having said that, I would not recommend CL3 Property Management. Based on my experience, they are slow to respond to issues (if at all). Emails have been ignored several times, and issues have also taken several times to resolve. They have very little regard for tenants and their convenience. We have been working with John at CL3 (previously Post Oak) for the last few years. Ours is not a building managed by them but a condo unit. Our landlord hired them 3-4 years ago to streamline issues since they reside out of state. Working with John has been easy thus far. He responds quickly to any issues I have had (sometimes I receive an email within minutes) and usually someone can be out to check out the situation same day. We have had good experiences with a general contractor they use for a lot of their issues as well as an appliance guy that has been out a few times. I felt like I had my own private company that handled any maintenance request that I had. Not only did I receive a very prompt response to my requests, the people that actually did the work were courteous and professional.
