I moved out of Chicago and across the country a couple years ago and started renting out my place in Bucktown. The first year I tried to manage it myself, which technically worked out alright, although it was anything but convenient. The second year, I hired CPG to help find a tenant as well as manage the property, and all I can say is that I should've hired them sooner. I used to stress out about my rental all the time, but now I hardly think about it because I know it's in good hands. They got my property rented out in a matter of days, did an amazing background check on the tenants, and have been extremely helpful with all the maintenance issues that came up, from routine HVAC cleaning, all the way up to replacing a dishwasher that had stopped working. Their communication is always prompt and direct. Their landlord website is well laid out, easy to navigate, and the statements provide an accurate description of monthly fees and maintenance costs. All of which I find more than reasonable. They also have different levels of service depending on your budget, so you can pick which one is right for your situation. CPG is easily worth the cost of their services, and I can't recommend them enough to anyone looking for a property management company. read more

I am a landlord that used CPG for property management for about a year 4 years ago. It is my first experience with a property management company and the experience has been bad all around. There's no communication to me the landlord about anything that has been going on at the rental. I have to find out that they've been charging for repairs after they release the fund to me and the number doesn't match. The tenants complained about slow repairs and unannounced entry. They hated them and begged me to stop using a management company. It eventually got to the point that one of the tenants stopped paying rent for issues caused by CPG. And how did I found out? CPG didn't transfer any fund to me for 2 month and only told me when I asked where's the money!? Landlords, don't use these guys. read more

STAY AWAY!! I absolutely do NOT recommend this trashy, lying and manipulating company. Where do I begin? I tried to rent an apartment and the agent stated that the dog weight limit was 50lbs. My dog is 50lbs. Turns out the owner of the apartment wanted to abide by the rules of the condominium which is a 45 lbs weight limit. I paid for the application fee, signed the lease, paid an outrageously high deposit, and a pet fee. They said that this was their fault and they didn't know the owner would care about my dog being over the weight limit, but turns out the owner did care. I had to void the lease 4 days before moving which screwed my whole move up. They do not care about how I feel and how their LIES ended up costing me money. They did repay my deposit and first months rent but they "said" they would repay me the application fees which is 150 dollars and did I get that money? Nope! If I could give a -1, I would. This is one of the most horrible companies I have ever had to deal with. 2 years, and they have yet to clean or fix anything in the apartment. The building has had a mice infestation, as well fly infestation and horrid sewer smell. The entryway is a mess, management is ridiculous. Patched up by renovations, but internally its trash. Very rude to BIPOC, especially young black people, and don't forget the random charges being added to my rent with no explanation. Do not ever rent with these people! Communication is like a brick wall. The only response I ever get is the tenant is responsible, and we don't provide that. If i could sue i would! read more

They couldn't provide me with any invoices for the expenditures of our building which seem ridiculously high and there are also services that I have never witnessed. I'm in the bar business so I'm home all day and never has there been a cleaning service we're being charged for or a landscaper been out to the building since we don't have grass. My dogs would let me know if someone was in the hall outside the door. We were being charged $600 a year for landscaping fees and another 600 plus for cleaning services when never once have our stairs been vacuumed or floors have been mopped in the two years I have owned in this building. Very dishonest property management company. I rented a unit for close to 1.5 years. During this period, the apartment was listed for sale. The property sold. While we were set to move out at the end of February, we asked to extend our lease until April 1. Rusty checked with the new owners and said that we could only extend it until March 31, not April 1. I didn't push as I assumed that the new owners were moving in only to find out that they purchased it as an investment property. Furthermore, the new owner informed me that he told BOTH agents including Rusty that we were welcome to stay in and rent the property for as long as we would like. Rusty informed the new owner that we had already found a new place and had no interest in staying. COMPLETE LIE. Obviously he didn't have the owner's best interest in mind despite earning commission on the sale of the condo. As a landlord, I wouldn't want to work with a company that puts themselves first opposed to the person paying for their services. Liars are not acceptable in my book. I have all email correspondence from Rusty as well as the new owner that confirms this review contains accurate information. Find another company! read more

I have been using CPG Management to manage and lease my condo and lease my husband's condo for the past year. We just signed another 1-year lease for my condo (my husband was lucky that they found him a renter that wanted a 2 year lease!). Unfortunately, my husband and I both owned condos in the same neighborhood before we met, so when we decided to purchase a home together the market wouldn't allow us to sell our units without a huge loss. We thought renting them out would be the best decision but the idea worried us because it seemed like such a huge responsibility. So we decided to look in to management companies. My association is a bit more difficult to deal with so we had CPG lease and manage my unit. We just had them lease my husbands unit and we are self-managing it. I have to say they are fantastic in both areas. The customer service is EXCELLENT. We have worked with 2 leasing agents and they both have been stellar. Our units were rented 2 months and thus far we've had great tenants. In terms of managing my unit, it has been a stress saver. If there is an issue they find someone to fix it and if the quote is expensive they find ANOTHER quote for a better price. I feel like they have my properties best interest at heart. I am 100% comfortable with them managing and leasing my unit. I have to stress again that their customer service is EXCELLENT. I highly highly recommend CPG Management. read more

I hired CPG to manage a building my father in-law owns in Chicago. My wife and I live out of state and the building has a lot of differed maintenance and some tenant issues. Initially we hired another management company because they were more established, TriView. After a few terrible years with them we wised up looked for a hands on management firm. Since the change our monthly Owners Statements are accurate, no fake invoices for services and maintenance is completed by competent contractors. If any of this hits home give Rusty a call. If your looking to hire a management company I highly recommend you read their reviews. In our case they were correct and we ignored them. Whilst Brandon is much more appropriate, helpful and friendly ( not sure what keeps him working with someone so different from him in demeanor and work ethic), this startup needs to be throughly revised. We have used CPG to manage the lease of our condo for the past 4 years. We didn't want to be landlords, but they made the process so much easier and virtually painless. Broken appliance? It's handled. Furnace repair? Done. Renewing the lease? They're out ahead of it. Worth noting that our tenants have been highly complimentary too. And happy tenants are tenants who stay, which means we haven't had to incur marketing fees, or have it sit empty while we look for new renters. They are totally worth their fees! read more

I've enjoyed CPG Management's service for the past year I've lived in this apartment. Their online portal is easy to use and makes contacting them, and being contacted by them, a breeze. Not to mention how easy it is to pay my rent. I will say, I sometimes had maintenance requests sit around for a while and the building I'm in isn't in the best shape I've ever seen but it's certainly not the worst. They've been steadily improving it, renovating rooms and putting in new mailboxes. Overall, I'd say they're really responsive and professional. I may have settled on four stars if it wasn't for their compassion, though. This has been a hard year for my roommate and me on personal and financial levels. We always managed to pay our rent but if it was going to be a little late, we let CPG know and they were patient and understanding. If we weren't in need of another bedroom because we're bringing in another roommate, we would have renewed the lease in a heartbeat. Thanks, CPG! It's been real! read more

If you are a small landlord - especially out of state - having a trustworthy, honest, smart and responsive professional property manager is a bliss! I was relocating to California, and needed a way to rent and manage two small condos I owned in Chicago. Imagine the potential nightmare and hassle of doing this remotely! I thought it was my only option as big management companies would never take such a small client. I felt quite lost but fortunately a great real estate broker (I don't recall the name but it was a another 5-star gem on Yelp) referred me to Rusty Schluchter at CPG. Rusty is my hero! I initially dreaded the experience - not having had particularly positive experience with previous management companies in general - but the experience with CPG was excellent from start to finish. I felt that Rusty did all the heavy lifting for me! When I handed over the condos for management, I had a deadbeat tenant in one of them - Rusty went the extra mile helping move the deadbeat out, and get the condo cleaned, repaired and ready for another rental during the same month. I was amazing how efficient the whole process was, especially compared to my previous self-management dealings with hiring handymen, and finding tenants, through craigslist. The fee for the management and rental service - which just comes off the rent collected - is totally worth the time saved and the peace of month, not to mention the reliable cash flow (Rusty keeps my properties rented to carefully screened tenants with no lapse in rental.) Also did I mention Rusty was able to rent both condos at a much higher rate than I used to charge previously? Rusty and his team even deal with various condo association matters - which would otherwise be a huge nuisance for me out of state. Seriously, this is a dream compared to my previous self-management experience - which involved frequent learning mistakes on my part, constant issues and headaches.
