Update #3 All is fixed, tub is redone. There is however an issue with the radiator ( I'm not the only unit experiencing this) which makes all radiators make a terribly loud clunking sound every couple hours. They replaced the boiler and have done a lot to try and fix It so I appreciate that. It isn't yet fixed though.. overall management is responsive and they do what they can to address all issues. Definitely worth the wait to finally have a reasonable unit. read more

I rent at one of the properties and it is a smaller one. They only care about their high rises. We have to put in work orders just to get the hallways cleaned. They put in washers and dryers that don't work half the time but charge almost 2 dollars each. Management is constantly changing and you don't know who to reach out to. Most work orders are ignored. Zorina and their entire team here is useless. We got a great unit with a decent deal in comparison to other units in the area, but when it comes to communications or needing ANYTHING in terms of repairs, lease questions, etc. Be prepared to never get that, without a fight. The software they require you to use in order to apply doesn't function and anytime you call to ask for repairs they get mad at you for not submitting it on their site. However, whenever you go through the site, it rarely ever works without major headaches! Want help from peak or Zorina? They're useless! They get paid to jack off behind a desk and say "idk." I applied for an Apt with Peaks Property. They are a scam. They took my 455.00 Deposit. In which it was nonrefundable. They tell me everything was approved and congratulations that I have the apt. A company staffed by whiny, lazy, incompetent folks. They are slow on service, take 3-5 days to return a call, will NOT work with residents, and will squeeze you for every penny they can find. I live in a building where 1b/1b go for 2500 and 2b/2b goes for 4000. It's a "boutique, high-end" place. The gym has three machines. One has been broken for 6 months. The other has been broken for two weeks. It has two workout benches. One has been broken for 5 months. The lobby has a 50/50 chance of smelling like poop and Lysol. The water line broke in winter and, ever since then, our lobby stinks. They just keep spraying more Lysol... Unfortunately, Peak manages half of Chicago so they are hard to avoid. But insofar that you can, avoid them. read more

I NEVER write reviews on Yelp but had to let ANYONE know how horrific this company is. They have the WORST customer service and communication. My son had to move out of his apartment before his lease was over due to mental health issues and we contacted their offices by phone and their portal before their required 30 day notice with no response. We finally sent emails and it took weeks to confirm what our options were and agree to a 3 month buy out because they do not return an email or a phone call EVER!!!! . They then went on to claim we owed them another month of rent because we didn't give them the required 30 day notice WHICH WE DID! They have since sent this to a debt collector. No one answers the office phones or emails, and the agent assigned to the listing doesn't reply on Zillow or even answer his cell phone. To summarize: - Huge Mice problem - Paper thin walls, you can hear neighbors sneeze, burp, tv, and their conversations - extremely slow elevator Complained about mice problem, management hired "exterminator" to patch up walls and setup mouse traps but that doesn't do anything. I don't even sleep here anymore (staying at friends place). I have motion sensor cameras set up and I have caught 10+ mice within a month on video. Also I don't even have food or cook in the apartment. Also the landlord and Peak Properties, is not respecting Chicago RLTO and asking me to pay 2x rent to break my lease. We live in a small four unit building that Peak manages. We started submitting work orders within days of moving in because our apartment had more than a few problems. After submitting maintenance complaints through the portal, no one showed up for a week or two, and when people started showing up, they either (a) applied a cheap temporary fix or (b) didn't fix anything and said they would come back later but then never actually returned. Fast forward 1.5 years later, only about three of the 20 repairs/damages we reported actually got fixed, and some are pretty serious. Problems include fixtures falling from the ceiling, handles falling off cabinetry, a mysterious large hole in the ceiling of our maintenance closet, both of our fire alarms not working, a steam shower that hasn't worked since we moved in, lights that flicker no matter how often we change the bulbs, reoccurring water damage in our basement from our first floor shower, an HVAC/heating system that only works in half the rooms, black mold devouring our bathroom ceiling fan, and an electrical outlet that isn't flush with the wall that poses a safety risk. Now that we are moving out, Peak is finally responding to communications, which they notoriously never did! The Senior Property Manager we got in contact with provided no explanation to why our maintenance reports went unfixed for so long... even though they have a record of our complaints in their system! Not only was communication sparse and patronizing by the Senior Property Manager, but she also showed no interest in rectifying the poor handling of the maintenance. Her solution was to now solve the handful of problems that we have been dealing with (and reporting!) for over a year, even though we are moving out and these issues are no longer our problem. Just a really poor way to treat good tenants. Mold, water damage, defective fire alarms, sketchy electrical wiring, and unreliable HVAC/heating are serious problems that can have serious consequences if left unchecked. The lack of action and accountability is unacceptable. Please do better and promote higher standards in your business. read more

Peak needs serious changes. They continuously provide bandaid fixes to serious building issues & tenants have to take on yearly / bi annual maintenance issues (our ceiling has needed to be replaced four times in the past 3 years due to roof leaking.) I've seen a lot of very poor reviews for Peak Properties and it definitely gave me pause. Nevertheless, I loved the unit and the neighborhood and figured I'd take a chance. I was moving from Los Angeles and couldn't take a lot of time to see a lot of places and mull my options. Moreover, I left my dream city because I got priced out. Every month I waited was another month that cut into my moving budget. There are quite a few places here that were the same price or more for less space, no parking and no amenities. So, I gambled. I've never been happier. I love my apartment more than I thought I would. My property manager, David Maeir is responsive and professional, even answering over holidays. The maintenance request I put in was handled quickly and efficiently. My unit is beautiful, clean and affordable. The outside gate is the only lock, aside from my unit, which I don't love--but the neighborhood feels safe and residential and parking, once you get the pass, is a breeze. This unit and the move-in experience is the best thing about the city so far. I really think Peak Properties is undergoing a transformation and it makes the units perhaps more affordable than others in the area. I suggest, if you're interested in anything they have available and it fits your budget, now is the time to get in. read more

This company does not return phone calls; it's impossible to get a live person on the line...even when leaving a request via email for a live phone call, they do not comply. The entire application process was a nightmare...even for someone with exceptional credit. They were not prepared to even answer basic questions. When emails were sent either an auto-reply was received or a response was sent that had nothing to do with the inquiry...After being promised that the lease would be modified to include specific details, not only was the lease not modified, but the person who was supposed to follow through with the changes, was suddenly out of the office for the next five days!!!! Probably one of the least helpful and uncaring companies I've ever had the displeasure of interacting with. Our property manager Zach seems to actively ignore any sort of legitimate complaint we have about the property. Not only that but he CC's multiple people on our emails as well and they NEVER chime in. He even asked one of his associates he CC'd for input and she didn't say a word. We were also severely misled about the noise level in the unit we moved into, and when we said it was unacceptable and asked if we could move, within their rental network mind you, we were told "you knew what you were getting into". Like really? that's your company's response to that? They've actively ignored our numerous attempts at contacting them, because why would they respond when they're getting money for their un-rentable unit from us? I find it extremely ironic and almost insulting that on the main page of their site they write, and I quote: "Our goal is to provide you, the client, with the most comprehensive, hands on services possible while maintaining the highest quality of tenant satisfaction." What a complete lie. What it should say is "Once we have your money we don't care at all about you and will be sure to actively ignore you. We strive to make sure you feel unheard and uncared for. Your complete dissatisfaction as a tenant is our goal!" ABSOLUTE NIGHTMARE Renters: We dealt with rat and roach infestations, illegal utility allocation, unlawful entry as well as verbal attacks from our PM, flooding and terrible management Owners: The building in which we lived was poorly maintained and your investment will not be monitored or protected, your tenants will be mistreated and leave once their lease expires or sublet it at a high cost to themselves Not too long after I moved into my unit in Logan on N Talman I started getting $250 gas bills for a 1000 sq ft apartment. This was super unusual so when I complained to an engineer friend of mine we went into the basement to check it out and discovered that there were only 2 gas meters and mine was serving the shared common space which included a washer and dryer. Yep, I was paying for the building to do their laundry. This is super illegal and peak knowingly rented the unit this way. In total I spent around $1200 for 8 months of gas service. When I confronted Peak about this, my already nightmare to work with PM Sharron Healy, was rude and dismissive about it. We had already been complaining about a rat and roach infestation that Peak did nothing to mitigate. At a lawyers suggestion I had People's Gas come out to confirm this for me in writing which they did. While the tech was there Sharron showed up unannounced (also illegal) and when she walked in as a complete stranger to me off the street she scared the hell out of me. I nervously asked if I could help her since I had no idea who she was. She screamed at me, she screamed at the tech, especially after he pointed out and wrote a violation for the dryer vent that she of course argued with him about. To this day my lawyer has received zero response to the many emails he has sent to Peak so now we are moving to litigation. Save yourself and believe the reviews about how difficult, unresponsive and problematic this company is and RUN. The owner will leave comments on bad reviews about how sorry he is but yet does absolutely nothing behind the scenes to help in these situations. Tldr; look elsewhere - the management company Peak Properties has a number of really terrible reviews as well and I STRONGLY encourage you to listen to their warning. My lease started in the middle of Feb of this year and my apartment has been plagued with issues that management has virtually been non responsive to. I was told the unit I was moving into was a new construction/renovation of an older building. So far we have had this list of issues: - my roommate didn't have hot water - my shower constantly was leaking - I then didn't have hot water - we have broken windows in our apartment that came with move in - my entire closet rod collapsed - outlets in the bathrooms didn't work correctly - water pressure in the bathroom and kitchen changing periodically - our external closet door does not close or stay on the frame - we have had one of our bathrooms out of commission for almost 30 days with the demolition noise and dust throughout the entirety of May The demolition of the bathroom has largely been the biggest inconvenience as management refuses to offer us concessions, an accurate timeline of repairs, no information if the timeline changes - and little to even an apology for the lack of consideration to our living space or the dust and debris getting all over personal items due to lack of precautions. The building itself also usually has a massive pile of garbage in the back lot that's smell will emanate into the units on lower floors, as well as one working elevator with the other having been broken since the start of my lease. A number of my packages have also been stolen throughout the course of living here as well. Overall my roommate and I have resulted to seeking legal remedies as management is not helpful if you are struggling. read more

Overall, our two year lease with Peak Properties was not bad. BUT the move-in and move-out process were pretty brutal. We were approved for an apartment and signed the lease immediately. I went to pay the first month's rent through their online portal, but it wouldn't let me so I had to get a cashier's check (that's fine). They gave us a window of 48 hours to pay this, but then pressured us to pay immediately, so I left work early to get the check and drive to Peak's office. I dropped off the check and the woman at the front desk asked if I wanted to pick up the keys while I was there. Yes I would. She came back and said they were still cleaning the place so I had to come back tomorrow. I went back the next day to get the keys and I mentioned that I was told I couldn't grab them the previous day because they were cleaning the place. The response was that the unit had been vacant for a while, making it seem like they lied to me and made an excuse that I couldn't get the keys when I was there earlier. First of the month we drive with 2 van loads of my stuff to move-in, and none of the keys work on the exterior doors. I call and text for help. Peak's response was "have you tried wiggling the keys? It's an old lock. Please submit a maintenance request." Unreal response. No I'm not submitting a maintenance request in the portal when I am sitting outside trying to move in. Fast forward 21 months. We are in the second year of our lease and they send us the proposal for renewing for a third year. The proposed rent is an increase of $600 dollars/month (20 some % increase) and the lease is only for 8 months. We ask for clarification on both of these things, never get an explanation on why it is only 8 months and the raised rent is due to building upkeep (our unit had 0 changes/improvements in our 2 years there). They say we can propose a different number and they will take it to management. So that's what we do. A couple weeks go by and we don't hear from them, but every single day we receive an automated email that says we didn't re-sign our lease and they are going to start showing the unit. So we try to get an answer and eventually they say they approve the number we sent. At this point we have already been looking at other options and have gotten fed up with them so we decline. Approaching move out we ask if we can stay an extra night because our new place doesn't know yet when we can move in and they haven't gotten anyone to replace us yet so I don't think it would be an issue. One employee eventually calls me and says that yes this is probably possible. Later that week, our other contact says no they can not make an exception. Employee 1 who told me it could probably work calls me and blames me for throwing him under the bus. Says he was trying to help me, he "bent his leg for me" and "his leg broke" because employee 2 found out. He was going around the other guys back? They email me that someone is moving in on the 2nd of the month, so they need us out to do some maintenance and have it ready. We comply and move out on time. A week goes by and my coworker tells me she saw my old apartment listed online. So I go on Peak's website and it is marked as still available. I send a text to Coldwell Banker (who was showing the unit the last few weeks we lived there, and communicated directly with me every time they had a showing) and ask if they ever got someone to move in. He says not yet, they are still showing the unit. Turns out Peak blatantly lied to us above a move in and was not accommodating at all. Unfortunately, I am not surprised. A terrible start and a terrible ending. Bad customer service. "You are a valued resident and we are dedicated to meeting your needs and helping you make life simple" was the farthest thing from the truth. read more

I have lived in properties managed by Peak Properties going on 7 years now. In general, my experience has been good with them. However, this most current year, I have had continuous, incredibly frustrating communication with multiple parties in Peak regarding the renewal of my lease. I have always been the primary lease holder with every roommate because I have been around the area the longest and am familiar with the application portal. However, there was a new system this year in which I was forced to pay a $75 application fee and $500 move-in fee (both non-refundable), even though I am a long returning tenant. The only way to bypass that, apparently, is if I made my new roommate the primary lease holder, in which she pays both fees and I still have to pay the $75 application fee and get reimbursed. Absolutely ridiculous. I had to have the $75 fee applied to my future account and have my roommate personally pay me the $500 so I could remain the primary applicant. I also had to complete a step in the lease application in which I verify myself with a picture of my face and ID. I had to take both pictures in whatever verification software they were using, and it never worked. I tried it probably 10 times and got locked out every few tries, even though I was following the directions. They should've waived that in the first place because of my tenant status, but instead I spent hours and many calls and emails trying to get it to work. My most current issue is that Peak has now charged me twice for an insurance liability waiver, at two completely different costs. I provided and verified my own third party insurance, so I should not have been charged this at all. It's seriously like pulling teeth bringing up all these issues to any management within Peak, and I have never had such a frustrating year. The only redeeming quality of the company is my on-site maintenance contact, who has been very responsive, fast working, and kind. It helps that he lives below me, but I have had great experiences with any apartment maintenance requests I've had. I was denied for an apartment in old town at 245 W North Ave and it's been over 3 weeks and I still have not been refunded my move in fee for a place I never even moved in to. No one in the office besides the receptionist answers the phone, claims people are in office and again no one ever answers. The person in charge of the refunds "Raul" never answers the phone and he's quite rude. Based off many reviews it seems like this company has a bad habit of getting their hands on money and not worrying how they get it. I'm taking steps to contact my bank about the move in fee transaction and looking in to legal. It should take weeks and weeks to return money that isn't yours. I personally would NOT recommend doing business with this company or giving any of their employees your money. They'll take it and then act like they're too busy to respond to you and keep pushing off to someone else. Again I've never rented with these people and yet they owe me money. Beware. Horrible management company!!! They took over my current building on the first of this year and immediately the entire building went downhill. They've turned the building heat off in the common areas while the outside temp is below zero. The common areas are near 50 degrees, completely negligent. They fired the doormen so there is absolutely nobody to receive our packages causing them to be stolen or undelivered. The lease I signed and the price I pay in rent each month would promise a luxury building but nothing about Peak management has lived up to the standard set by our previous management. A terrible company with a terrible attitude to customers! I will tell you the history of our work. Firstly, Mason accompanied our search new apartments, he was very polite and patient when he showed us the apartment and we filled out an application but then he became SO RUDE. We submitted the application on Thursday evening, on Friday we were informed that we needed to add documents, we added them in the afternoon and waited for a response. Our agent (Mason) said that the latest time is Monday when we will receive a response. Monday comes and no one writes to us. I'm starting to worry because there are 12 days left before the move and the company is in no hurry to issue our documents. I call the agent at the end of the working day on Monday and get an answer "Be patient!! This is because you uploaded the documents incorrectly!" On Tuesday we get an answer, on Wednesday I get a link to pay for the first month, I pay. Also on Wednesday evening, a realtor calls and urgently asks me to pay the move in fee in the application, I explain to him that there was also a charge for one month, which I have already paid. He says "don't worry, just pay!" As a result, I paid twice for it!!! I call the realtor and he again blames me for everything! And he tells me to call the management company myself and ask for a refund. No one picks up the phone anywhere and does not answer emails! Now I have to waste time and call the bank and cancel transactions! Horror! Just awful!! I do not recommend this company to my friends, to my subscribers in Instagram and anyone! We paid 80$ each for application, 375$ each per move in fee and as I know they take 1 month rent! So they earn so much!! And don't do nothing!!! read more

We've had multiple packages stolen by someone in our building and they show zero concern about a resident who has been opening and leaving empty boxes throughout the complex. When we contacted the property manager, she essentially dismissed our concerns, claiming it's not her problem, despite the fact that someone in their building is stealing. I was asked by Peak Properties to take it down in exchange for certain provisions related to my issues on their performance as a landlord (Namely issues with maintenance/repair, water shut down for lack of them paying the city water bills, etc). I have since moved from a rental property at 2027 W. Division to a building I now own (Move in June 2017). Having never received any form of contact from Mike Zuker and his team at Peak - I was in awe to receive a collections notice at the height of the pandemic for undue rent from 3.5 years ago despite no other communication in that 3.5 year span. Despite the response below that things are improved - they must be hurting financially in 2020 with a poor outlook. . . so be cautious about long term viability for those placing assets in their care. Allow me to warn any tenant or owner looking to associate with Peak Properties: Tenants: I had mice. I had maintenance issues. I had my water shut off on multiple occasions (check out the notice). Peak is non-responsive and ineffective - and we lived in one of the 'nicer' units at Damen and Division. Owners: Peak will not maintain and protect your investment. I have tried over and over again to get someone to come and fix the problem and issue I had in my apartment. Work order after work order " Oh we are going to send someone" no one ever showed up. I have to fight with mice, bedbugs, roaches, mold and mildew, ceiling fell in in 4 different places, paint peeling , water leaking from the apartment upstairs. And they wanted to raise the rent. The mold and mildew got so bad I have to move because it's effecting my health. Thank you to all the reviewers who came before. I am in the process of applying at a Peak Property on Berwyn in the Northcenter area. I am attempting to withdraw my application and get my money back. My credit is approved, everything is approved pending my criminal background check, which spoiler, will be clear. I'm not bragging, I just need to emphasize how closely I crept to a bad twelve months. I have been saved by these Yelp reviews. I have an anxiety disorder, diagnosed three years ago by my primary care physician and upon her suggestion, I adopted an Emotional Support Animal. I continued care with my therapist. I turned in my therapist's ESA letter in with my application, per the fair housing act. First Erica Goldner, property manager, requested a second verification, which I did begin to complete. I was advised, however, to let them know that the request goes against The Illinois Housing Assistance Animal Integrity Act (310 ILCS 120/). I also let them know there are other means of verification where they don't violate my rights, and they can look my therapist up by her license number on Illinois government sites, but they insisted on reaching out to her directly. Erica let me know "she's never gotten pushback" and the request and second verification request/compliance violation was from their attorney. Their attorney is Marvin Husby, and Peak Properties will use his "authority" to bully prospective tenants, and I imagine tenants. A simple use of google negated what he was asserting, so if it comes to their unreliable representation, do not let Peak Properties strong arm you. Most of us are simply trying to find a safe place to live, and it seems that Peak Properties and those working for them, including Cross Street Realty, think that's not for everyone. To anyone who is struggling to get their admin fee, application, AND processing fee back, report Peak Properties Chicago, and Cross Street Realty to the Better Business Bureau. And if your rights are being violated, file a complaint with HUD. A housing provider may ask a person to make the request on a standardized form, but cannot deny the request because the person did not use the form to submit documentation that meets the requirements of subsection (b). (b) Any documentation that a person has a disability and requires the use of an assistance animal as a reasonable accommodation in housing under the federal Fair Housing Act or the Illinois Human Rights Act shall: (1) be in writing; (2) be made by a person with whom the individual requesting an accommodation has a therapeutic relationship; and (3) describe the individual's disability-related need for the assistance animal. read more

Do not rent from the their property with the address of 1710 W Warren Blvd. Building management is slow to accomplish anything, 20+ days for any sort of maintenance to occur. A/C does not function and nobody seems to care during a heat wave to ensure the tenants have a functioning A/C. On move in day, the apartment was filthy and required additional cleaning. Additionally, the United Center and pink line are a few blocks away and there is constant noise in the area. Theft in the area is high and I had neighbors let me know that if you park on the streets, people will steal your license plate and catalytic converter. read more

They have since replied and have slightly improved their communication. Maintenance is still responsive and the apartment is running as smoothly as it was previously albeit maybe a little dirtier in the common spaces. read more

Absolutely terrible experience renting a 2-bed, 2-bath unit at 1459 N. Milwaukee in Wicker Park from Peak Properties. When I toured it, the tiles in the bathroom were broken and most of the lights were broken in 2 rooms. I was assured these things would be fixed prior to my move-in date, and we even wrote it into the lease. I moved in and NOTHING had been fixed (which means I didn't have lighting in multiple rooms) and NOTHING had been cleaned. There were literally dirty Q-tips on the floor in the bathroom. It always took days or weeks for maintenance to show up and do anything. It took a solid 3 weeks for them to finally fix my floor, lights, and toilet (1 of the 2 toilets was barely functional). Not to mention that hot water only lasts in the showers for about 8 minutes, which I asked to be fixed, and maintenance came and acted like they fixed it, but there was never an increase in hot water. I just got used to taking quick showers and counting down the days until the end of my lease. One Saturday, my kitchen sink backed up water from the laundry and caused a waterfall and open river through my apartment, causing about $100 worth of damage to my belongings that I was never reimbursed. Oh, and when I frantically called the off-hours maintenance line, it was just a third party that could do absolutely nothing but send messages to the janitorial team, who came about 3 hours later. And after I called the second time, the third party stopped reaching out to the janitorial team because they'd "already left 2 messages." Peak is also incredibly unprofessional and seemingly run via text message. Instead of emailing me to ask things like whether I'd be renewing my lease or if I could send videos of my apartment to share during quarantine, all I got were texts from random numbers riddled with typos. So unprofessional. Save your time, money, and blood pressure and rent somewhere else. Pictures are of the kitchen leak and random things that were broken when I moved in. I wish I still had pictures of the Q-tips and other disgusting things still littering the floor of the bathroom when I moved in. I will say that they did credit me $150 for having not cleaned the unit prior to move-in after I complained about it, though. read more
