I've lived at 4630 N Beacon for 1-3 years. Recently, they removed 1 of 2 dumpsters and did not increase the scheduled trash removal, leading to giant piles of trash piling up against the building in the alley outside of the dumpster. This has been happening for at least a month or two. Since this change was made, we have now seen a rat in the basement as of a few days ago. Packages are constantly stolen from the mailroom, reaching out to the management team is pointless as they will make no attempt to check footage or say that the cameras are not working. A few days ago, the thermostat in our apartment wasn't working. We called Bertsch Properties for assistance. Within hours, a heating technician arrived and sadly informed us that it wasn't our thermostat that was the problem. It was our furnace. The thing finally died. The next day, a new furnace was installed. Now our new furnace is keeping us toasty warm during our typical chilly Chicago winters. I rented with Bertsch from 2016-2018 and once again this past year, 2023-2024. My first building with them was great and I never had any problems. It was the building on Greenview. However five years has seemingly done a lot to this company to bring it downhill. Despite having quick turnaround times for maintenance (thank you), the building I've lived in for the last year is in some need of repair and keeps having bandaids slapped onto it. In this unit I've made SIXTEEN! maintenance requests in one year. I've had three roach sightings and after reporting them I never got an update if we had an exterminator. Considering I saw a baby roach this morning I take it they didn't handle the problem. It should've been a sign when I saw an old sticky trap behind the radiators covered with dead roaches when I moved in. One of the holes I saw a roach escape down, the maintenance guy sprayed that goo that hardens into an eye sore in the bedroom on top of the wood floors. Just sad to do that to what could be a beautiful 1900s apartment, and just another bandaid on a bigger problem. The previous tenants left our unit a complete mess, with soot caked on the fans and the previous tenant a smoker so the window panes were a light shade of brown that I had to scrub off (and this was after they sent their cleaning team). The dishwasher was covered in mold that would always regrow. Literally all of the appliances did not work and had to be replaced when we moved in. They should really, really do a thorough walk through before re-renting a unit that has been lived in for 5+ years but instead they just hope the tenants take care of everything so they can turn it around ASAP. As for price for money, this unit *was not* worth what we were paying and is increasing in price again this year. I understand inflation and taxes but with the lack of care & repair this place needs, they shouldn't be charging anything until they start to fix some things, including the horribly uneven wood floors that don't even connect to the trim anymore/is sunken by the radiator. Where is all the money you are collecting from your tenants going? Put even some of it back into the buildings I think what it comes down to is that some of their buildings are just better than some of their others, and they don't seem to care to improve the bad ones. Bertsch used to be a landlord company I would recommend to my friends. I could really see them improving again, but until I see any real effort I would no longer recommend them. We are moving into another building of theirs this spring and I am praying it doesn't have the same issues this building does. I will update my review at the end of that lease. read more

DO NOT LEASE WITH BERTSCH PROPERTIES!!! Don't let the photos fool you. There's a reason that they aren't listed on any mainstream apartment rental websites. I regret leasing with this company. They do the bare minimum to care for their properties. And when I say bare minimum, that's exactly what I mean. From the buildings, to their staff, to the upkeep of the exterior - BARE MINIMUM. Their office staff is inept... They never know anything, and their customer service is terrible. They're liars! From the leasing agent to the office staff; I've received nothing but lies. From receiving emails from their office that the office staff claims to know nothing about, to work orders not being handled properly. Their office staff is an utter mess! Their maintenance staff is never clearly identified; they don't wear uniforms; not a company t-shirt or hat, not even a badge. You'd think they were picked up from a day-labor worksite. Again, bare minimum. Fire sprinkler heads painted over, which is a fire hazard and violation. The elevator is an accident waiting to happen. It's been down 4 to 5 times this month alone. Not surprising because the elevator inspection certificate has been expired for over a year - with a temp certificate that expired 6 months ago posted proudly. Add to that the fact that they have people here in wheelchairs and others with health conditions, it's angering that they have no empathy for their frail tenants. That is a federal ADA violation, which I'm sure HUD and the Dept. of Justice Civil Rights Division (ADA) will find enlightening. read more

Bertsch Properties has a star amidst an already exceptional staff. Her name is Panya. Recently hours have been getting decreased at my tech based job, and I experienced some hardship with some payments across my personal portfolio. During this time I felt really vulnerable and embarrassed and ESPECIALLY being a recent veteran of the navy who served honorably my pride often got the best of me. I didn't want my relationship with a potential renewal decimated, but I also wanted to communicate any potential delays with payment. I called Bertsch and spoke with Panya and she had told me first that bertsch does not judge in situations that have been communicated, but that adherence to the notices and steps in the lease would be the main factors with not much wiggle room. She then told me about services that help other veterans in post transitional crises that would assist with rental payments and more. Now, all but the last month of my lease is paid, I am about to start saving money, communicated with my job about hours increasing and feel myself (less than a year since leaving military) finally acclimating to the civilian side of things, and having the comfort in my beautiful space to find peace outside of war. Panya is truly a ruby among the diamondiferous staff at Bertsch properties, all yielding wonder while rubies help to enhance leadership, vitality and overall success to those blessed enough to share their proximity. THIS REVIEW IS ABOUT MY EXPERIENCES LIVING AT THIS PROPERTY. (Reguardless of how long ago it was, I remember everything that went on while I was a tenant here). As far as the electric bill, yes, my fault. But it's sad that you can't hold your tenants "accountable" while living in YOUR apartments that YOU collect RENT ON since you know EXACTLY when they moved in. The Elevator would consistently get stuck and have issues and the "Certificate of Inspection" was expired by many years. Isn't that a violation of city & fire code? As far as the "security doors", you must be talking about the 2 front ones that also had lock issues for several months where our keys wouldn't even work in the locks. And I find it rather amusing about the fire escape signs. Because I called a few times and reported the issue & they consistently still used the fire escape with no repercussions. Terrible property managers. Basically non-responsive. Never clean or repair their properties. Broken glass, rat infested dumpster area, had to call 3 times for lights outside to get bulbs. Carpet smells moldy and stained. Hasn't been cleaned since the 70s. Basement looks like a scary movie set. So dirty and dingy. Expensive rent but no reinvestment. I recently moved back to Chicago after 20+ years in the SF Bay Area. On July 1, I moved into my new apartment and three weeks later, the building was sold and is now managed by Bertsch Properties. I am so relieved (the previous "management" was......less than stellar) and thrilled because everything I'd seen and heard is true: Bertsch is head-and-shoulders above the others. My Apt, on post Thanksgiving Sunday, had a waterfall flood into my Apt in my kitchen and dining room; a major unwelcome emergency. Every employee I reached out to,both through the portal and maintenance text message, responded fast with professionalism and concern. The whole experience from discovery to the end of the water took just over an hour. Amazing considering the holiday weekend and nature of issue. Bryan from Bertsch has been nothing but wonderful!! He helped us so much when we underwent a mouse issue and a longer issue with roaches. My roommate and I (both 25yo) were terrified but Bryan was amazing. He was extremely knowable, kept us updated, and walked us though steps and how these specific pests work. He had a plan for everything, again, walked us though each step,. This kept us sane, on top of everything he was very organized and had very clear communication. If you get Bryan, you are lucky. PLEASE keep in mind, somethings take time, apartments are old, some pests are hard to get rid of, make sure your listening to and taking Bryans advice... because as of now we are finally mouse and roach free!! read more

This rental company is a nightmare. There is no real way to get anything fixed, everytime I've called maintenance or the office I'm expected to know more about the building than they do. The woman behind the office phone is deplorable and gaslights and has a terribly smart mouth. The most consistent issue in my building has been the company refusing to fix the laundry room machines (NONE OF THEM WORK) and refusing to communicate to residents when/if they'll ever be fixed. Keys barely work the first time because door knobs are faulty (doors to individ. apartments and the outside doors), some of the spaces smell of mold, faulty bathroom piping (mine has flooded twice and was not met with urgency, whatsoever), the list goes on. I will be avoiding this company like the plague and you should too. read more

This review is lengthy so please read and look at all of the facts implicated in the text; which include detailed photo documentation of conversations. Do not attempt to apply for a unit with Bertsch Properties. They are trying to defraud me out of a $350 move in fee for a unit I did not sign a lease for. In fact, I reached out to both Gene who processing the leasing applications, as well as, Diane Haglund who showed me the apartment at 4702 N Sacramento Ave. I met with her via Lyft from my current apartment. My boyfriend and I were considering moving into a one or two bedroom unit in Chicago. While I did see the unit, Diane informed me that it needs to be cleaned properly as the current tenant have lived there for approximately 5 yrs. The unit was lovely, and I did record video that I later showed my partner. He insisted that he needed to see the unit for himself first! However his schedule is tight as an AGM of a restaurant, and the current tenant has asked for viewings only while he is away at work. Needless to say, my boyfriend grew hesitant. I told him that I'd apply and seriously think about. He did. He stared, the unit is not available until September 1st. On top of not being ready for occupancy, a thorough walk through to check for pests, holes, leaks, cracks, water pressure, mold etc cannot be done! While I had a co-signer, I decided to no longer pursue the apartment, given that it would be unfortunately a bit tight for me to maintain it by myself. A reasonable and responsible action; especially considering how expensive everything else is. Needless to say, Trisha responded to my text message that I thought was going straight to Gene with a snarky reply including that I wasn't getting me move in fee back! Mind you, Diane already told me via text that the application fee and 350 move in fee are due at the same time. She also stated that the move in fee is refundable. This is a shame and pathetic that a property management such as this would attempt to withhold my move in fee. We never agreed to a lease! Gene mentioned via text that my income alone was a little low. I have ALL of the text messages for this. At this point the matter hasn't been resolved, and Bertsch Properties and myself know what the next step is in the event that it is not. As can see via the messages, I was considering them a management of a interest in the future, but going forward I'll pass. This review will be taken to the Better Business Bureau pending the outcome. read more

They are professional, quick, and respond to each and every apartment need you could desire. Garbage disposal broken? They're on it. No hot water? They immediately bring a mechanic over. Bugs? Positives: Very happy with the speed in which things around my complex are getting addressed. There was an attempted break-in in the neighborhood, so Bertsch is increasing security for our building. We needed more dumpsters, and they got them for us. The basements were cluttered and full of forgotten clutter, and they hired people to come in the day after it was brought to their attention to clean out the basement so current residents can have more storage. Negative: Every single interaction with the person who answers the office phone is frustrating and problematic. She is overly defensive, quick to interrupt, and rude. I can say with confidence she is one of the worst customer service representatives I have ever encountered. I've never met such a confrontational person whose entire responsibility is supposed to be helping the people whose rent basically pay her bills. Thank god the Bertsches have hired so many other wonderful and helpful employees to balance out all of the negativity from this one woman. read more

Have lived here for a year, just re-signed my lease. They really are proactive in managing our building, it is cleaned weekly, there are landscapers that make the outdoor areas beautiful and if something breaks they are there masked up the next day to fix it! We have all had nightmare experiences in Chicago dealing with management companies in this city, you won't have one here! The bad news - there was a small roof leak over my bathroom. The good news - I sent an email to Bertsch and just a few hours later I received a call from the roofer scheduling a time to check things out. It was taken care of immediately but my bathroom ceiling looked terrible. I asked if it could be repaired and two guys were sent out to fix it. I ran an errand while the guys were chipping away at about three square feet of my ceiling and after I came home, I was surprised to not only see the ceiling repaired but the guys patched up other spots of the bathroom and gave the entire room a fresh coat of paint!! I had no idea how dirty my walls were until the brightened everything up with fresh paint. THANK YOU BERTSCH! My bathroom looks and feels GREAT! I've been a tenant for close to 10 years now and lately see lots of building improvements. Bertsch takes pride in their buildings. Great experience working with David and the Bertsch Properties team. They are prompt, kind and easy to work with. If we ever had an issue, the Bertsch team was quick to help and resolve matters. For example, we had a few apartments moving out during the summer and they overfilled the garbage and recycling, our schedule pick up was for for 3 more days and they hired a group of guys to take our trash away early to not cause an issue in our parking lot. They care about the properties they manage and about their tenants well-being. They have an expansive portfolio of properties and the prices can't be beat! The first two pictures are of my apartment in Buena Park (4072 N Sheridan), the bathroom and kitchen have been fully renovated and are the finishes are top-of-the-line, the third picture is of the roof deck, which was a great place to hang out and a bonus- you could even hear whatever was going on at Wrigley. read more

Bertsch uses an online portal which helps a lot with paying rent and handling leases. However this year I had a hiccup with getting the lease renewal sent to me. Panya and Vicky were the only people who were able to help me resolve a lease renewal. The 3 stars is for Bertsch overall, but Panya and Vicky themselves deserve both raises and more support staff to help them. read more

Don't expect things to get fixed, don't expect safe stairs when it's icy, and expect them to ask you to do their jobs for them if your life changes and you have to leave during your lease. For a company who found enough money to own so many buildings, they sure act like paupers when a tenant needs something fixed for safety or security or even to fulfill the terms of the lease they will gouge you to get out of. Well, I made it out. I'm out of that apartment and LOVING my new place. Funny story: Kay, the leasing agent lady, actually sent me a message here on Yelp trying to defend the actions of herself and the rest of the Bertsch company. Which I wouldnt have cared too much about, but she was trying to blame me for being so unsatisfied with my former apartment. Whatever, Kay. She also messaged another yelper girl who wrote a one-star review (that they seemingly deserved) and she felt pressured to delete the review since she was still living in the Bertsch-owned property. Clearly, this company doesnt really think things through. My advice is to attend some customer service seminars or something. Seriously. Get some help. read more

The next day I reached out to Panya in their office and requested the lightbulbs be changed. She was incredibly understanding, responsive, and helpful. Between her and her technician Romy, the lightbulbs were fixed immediately. Even though I am not a tenant, I received exemplary customer service and responsiveness from both Panya and Romy.
