I've worked with The Wilcox Company to buy both our first and 2nd homes. We were always happy with the attention to our needs and concerns during the purchase process. We were provided all necessary information to make informed decisions and given excellent referrals for things like inspections, legal advice, contractors, etc. When my wife and I decided to sell our first home and look for a larger live-in /rental property we called the Wilcox Company to handle the sale of home #1 and purchase of our 2-flat. My family has since moved out of Chicago but we have kept our 2-flat in Andersonville and left the management of our property to The Wilcox Company. Had a gas leak in 2019 that took Joe Wilcox 2 weeks to have fixed. It is evident that the issue would have been fixed very quickly had Joe sent out a qualified repairman. Based on how events transpired I can only assume that Joe Wilcox was trying to have the issue fixed as cheaply as possible. I found this to be unacceptable considering the circumstances. Joe was very dismissive of the fact that I spent the better part of a day breathing toxic gas because he refused to send out the right guys. From reading other reviews it appears that other tenants have found Joe to be disrespectful as well. read more

I found Wilcox company on Yelp. My father had just passed away and I was left with a building to manage. I have many hopes and aspirations, being a landlord is not one of them. I contacted the office and arranged to me up with Joe at the building. Immediately I knew I was in good hands, Joe added value from the second I shook his hand. He made suggestions, evaluated the rental space and provided feedback for comparable rental properties. The Wilcox Company takes care of all of the details, and for a reasonable price. I would highly recommend them to anyone with rental property they just don't have the time or experience to manage. read more

AVOID THESE LYING FRAUDS! They said one thing before we paid the $100 and another right after we paid the $100! They have yet to refund the $100 we gave them! Before we submitted an application to rent an apartment online and paid a $100 application fee, my wife and I called Joe Wilcox on the phone with speakerphone and asked two questions that were very important to us: 1) Can our lease begin on December 15th, 2015? 2) Can we include in the lease that there will be no dogs and no cats allowed in the building because I have severe allergies? Joe Wilcox answered yes to both of these questions. Joe Wilcox assured us that our lease could begin December 15th, 2015, and that the lease would include a clause stating that no dogs and no cats would be allowed in the building. As we said on the phone, we agreed to pay them the $100 fee based on their answers to these questions. If they had said "no" to either of these questions, we would not have applied for this apartment or paid the $100 application fee. After we had this phone conversation and paid $100, Joe Wilcox sent us an email on 11/12/15 indicating that 1) the start date of our lease had to begin on December 1st and 2) the no dogs and cats policy would not be included in the lease. This contradicts what we agreed to before we applied for the apartment and paid them the $100 application fee. Joe Wilcox misrepresented the offer for the apartment that led us to pay this application fee. So, we want our $100 application fee to be refunded. We asked them for a refund of the $100 fee we paid based on Joe's answers, and they STILL have not given us a full refund of the $100 application fee. On Dec 2nd, they said in an email that they would give us a partial refund of $66 and copies of our credit reports. But we have no need for copies of our credit reports, so we replied that we want a full refund of the $100. And they have yet to reply to our email reply on Dec 2nd even though we have called their office and spoken with both receptionists. We have yet to receive ANY refund of any amount. AVOID THESE LYING FRAUDS! If you have to deal with them: GET EVERYTHING IN WRITING, AT LEAST IN AN EMAIL! DO NOT TAKE JOE WILCOX AT HIS WORD! read more

My wife and I used The Wilcox Company to buy our first home. Joe brought years of Chicago real estate experience and knowledge to the table. He was very professional but also made the home buying experience very fun. There was never a moment where we felt rushed or pressured to buy a house or change our budget. He added in the personal attention that you are just not going to receive if you go with a big name real estate company. Even after buying our house, he is still giving us great advice on remodeling and building equity in our house. From beginning to end, we felt comfortable and confident in the home buying process because of Joe. Joe is a true professional. He has literally threatened to give bad reviews to future landlords to people. I'm telling you, run for the hills if you see a Wilcox property! Worst real estate property manager EVER. I subleased an apartment for 6 months the last 2 months the owner and property manager rehab my apartment enter without my permission and leaving me there mess to clean up. They refused to take my phone calls or respond to text messages. Enter my. Apartment 8 times in a 6 week period of time. Two of the time I was not home and the owner came in too. Then when I moved out the kept over 800 for painting and repairs....seriously. I never hung one picture. Joe the owner pretends to be nice until there's a problem than they are no where to be found. Oh yeah they changed $150 a month additional for a parking spot but refused to shovel or plow it. Leaving our vehicles stuck for over ... 1 Week . Renters finally paid for the removal. a real piece of work they will definitely Be hearing from my attorney. Beware you will not ever get your deposit back.. do not rent from this company. read more

After being given the run around by a property owner I had been looking at for 3 months the owner gave the apartment to some one else. Now stuck with nowhere to go I got in contact with Joe on the internet I only had 3 weeks to find an apartment. I told him what I was looking for and the price I could afford he took us to about 4 different places a day for 2 weeks. I was at my wits end.I finally found a place . Not only did he check out the place he made he made sure everything in the apartment worked he even checked out the windows to make sure they worked also. He went above and beyond to help me. We've had a lot of landlords over the last ten years. None like The Wilcox Group. We hate putting in requests for maintenance, but when we do, they always respond within one business day (often times, it's within the hour) and get a repair person out ASAP. Plus, they're friendly. I've had to go in the office on occasion and every time, they're warm and welcoming without losing their professionalism. I don't know how they do it, but they've pulled off being a competent and warm company in an industry that tends to go the opposite direction. read more

Aside from having years of experience in the Chicago realty market, he has the background of an Inspector and Appraiser. Useful tools to have on your side in the buying process. I rented an apartment from the Wilcox Company in North Center Chicago, IL. They have been the best apartment managers that I have experienced for sure. If anything needed fixing they came immediately to not only take care of the problem but they fixed it better than new. I will miss living for them, but it is not by choice! The Wilcox Company is my building's property manager. I have had a very good experience thus far with their business operations. Highly recommended. Joe Wilcox, the owner, and Andrea, from their business operations and administration department, have been very responsive with maintenance requests - everything from stove repair to getting a slow drain augured to window repairs. My repair requests are acknowledged by Joe within a day. Andrea will circle back to me by telephone - on the same day Joe acknowledges work orders - to set up a time for the building super or one of their contractors to do work. Contractors come out in 1-3 days from the time that I have submitted a repair request. The super and the contractors clean up after they are done with repairs. Overall, great property management by The Wilcox Company! Additional brownie points for The Wilcox Company being a locally-owned, independent firm that has been in business for over 45 years. From what I understand, Joe is now the second-generation Wilcox running the business. The firm must be doing something right if they are able to stay in business in this same market for that long! read more

Chris Pettenon used a generic push button key box and let in my house WITH OUT A REPRESENTATIVE no realtor, he let bums in my home. They left the back doors wide open all light on some appliances running basement bathroom sink faucet on high splattering water all over the floor then the bums locked the front dead bolt and slammed the door closed with dead latch out splitting the door breaking the door knob. I and and a witness went in the next day tried to have a normal business conversations with the owner and chris and they said chris was baby sitting and they sent no realtor out to my home. IT'S ILLEGAL TO SHOW A HOME WITH OUT ANY REALTOR REPRESENTATIVE TO PROTECT MY HOME. Total unprofessional realtors and never let them use a push button key box this is the result. read more

As my wife and I are relatively new to Chicago, we felt like fish out of water trying to figure out where we'd be relocating to. We were interested in renting a house, provided all personal information and $100 in cash, non-refundable, for background checks. We also gave Joe a bank check for $250 that would go towards the rent or be refunded if we did not rent the house. We were told that the driveway (which was almost impassable) would be repaired before we signed the lease. We inspected the driveway and nothing had been done. We called Joe and asked that our $250 be refunded and he refused. I would not trust Joe or this company to follow through with anything, I am just thankful that we didn't get any more involved with this transaction than we did. BUYER BEWARE. read more
