The first year was great living here, but after that they really stopped helping. Now, they do not tend to issues. My top lock has been broken for months and the drawer in my kitchen has been broken. I submitted a work order over 6 months ago and no one has come. As a single woman, I do not feel safe and they are not helping ease the anxiety. The laundry room is also disgusting. There is something in the washer that has not been cleaned, the machines are down. But, you get what you pay for. Hunter properties calls me and tells me that I don't qualify for one of there apartments because I'm not working, Which to me doesn't make sense I wouldn't have subsidy if I had a big income. The subsidy is used to help me start over so that I can regain stability. I have a laundry list of things wrong with this company and how they manage 910 W Lawrence, but as an example: Since the elevators were almost always broken and I had my 96 year old grandfather visiting, I emailed the property management to see if the elevator would be fixed by the time he comes. It was fixed, and they said they'd ensure no one was using the elevator between the very specific time frame I gave them. The day comes and my grandfather visits, and believe it or not they had maintenance guys using the elevator. I asked if my grandfather could use it and explained the management had told me he could, and the head maintenance man's worker (by the way, there's only ever one maintenance man on call for multiple buildings) literally yelled at me. My mother, grandmother and I then had to physically carry my grandfather up 7 flights of stairs. This is a horrible, non-caring company that I recommend avoiding at all costs. read more

With the help of Cody, everything always gets resolved. He's never not once been rude to me, even when I'm not being the greatest communicator. I'd like to thank Cody personally for taking care of all my needs; within hours things get resolved. Don't be mad if you don't get in, they are picky. However one thing I'll say is I hope they get even more picky with their clients cuz the worst part of living on any of their properties are the tenants. It took weeks of calling with no response, and typically an inability to even leave a voicemail. After not hearing back for weeks, I gave up. Finally, I got a random text "Good morning. Are you looking at apartments?" I responded, and got no response. Then I called and for the first time in literally 8 weeks, someone answered. I had a follow up question about the tour I had scheduled regarding which unit, and I never heard back. I was told to call a half hour before the appointment, I did, someone answered and confirmed someone would be there. I got there early. No one showed up until 15 minutes after my scheduled appointment and it was a young guy with an unprofessional appearance. I truly have no idea how this company rents any apartments considering you can't get ahold of them 99% of the time until you apparently get an ominous email weeks later. Good luck if you're using them - I can't imagine their service is any better after signing a lease. read more

I live in one of their buildings and it is infested with mice. I have called them about it. They send out an exterminator who yells at me for putting down glue traps. Which are the only thing that works. In addition they have a handy man that has stolen my door mat and refuses to come by and fix a kitchen cabinet. Everything is falling apart in this building. No matter what I do they don't fix the problems. Rent at your own risk. I pay over a thousand for a one bedroom with mice and roaches. I do not recommend this landlord. Had I known prior to signing a lease how horrible the building conditions and service would be, I would have saved myself the trouble and rented a coffin at the local cemetery In terms of living conditions, the Uptown location is so horrific it makes The Temple of Doom look like a Holiday Inn. The rats and roaches are enormous -- to the point that you'd swear they escaped some diabolical laboratory or nuclear power plant! The general area too, is rampant with gangs, drugs, and street violence, so unless you're Luke Cage or Superman, be careful when walking home late at night. In addition, you'll have to deal with more mold and mildew than a dank shower room at the YMCA... The entire hallway smells like a fat man's armpit after three hours on a treadmill. So remember to bring a spare gas mask and HASMAT suit! God forbid you bring a date back to your place... A few more points to keep in mind: the ceilings have a slight... let's call it "structural" problem. They COLLAPSE. Yes, I said it. After repeatedly asking the Super to fix leaks coming from upstairs pipes, one evening TOILET water from an upstairs pipe burst, gushing into my living room. The Super's response? Arrive 15 minutes late (despite living in the building) with a dirty mop and a sour attitude. After a week, he finally decided to "fix" the pipes by replacing the ceiling tiles and ignoring the real problem. So what happened several months later? You guessed it. A complete collapse of my bathroom ceiling. This should give you some indication of the 5-star service you'll receive. Celio (the superintendent) has all the charm and charisma of a cactus, and the work ethic of Donald Trump. What's more, the staff at Hunter Properties answer phones irregularly and respond to emails only when it suits them. Getting ahold of them means you'll have to develop a "Parole Officer mentality." Furthermore, the staff are so good at swindling money they make Bernie Madoff look like Mother Teresa. The cash deposit you put down when signing up is NOT a security deposit; rather it is labeled a "move-in fee," meaning you won't be getting that money back. They very conveniently fail to mention this upfront. They also encourage tenants to pay online, which adds a $50 fee each month for electronic payments. (Tip: if you want to save money, send them paper checks in the mail) In all seriousness... do yourself a huge favor and don't rent with Hunter Properties. We lived at the Artist in Residence building at 6161 N Winthrop Ave and had a fantastic experience. The apartment was by far the best value we could find in the Edgewater area. Nice and clean, tons of storage space and location near water and public transportation was a huge plus. Hunter Properties was easy and flexible to work with from a tenant's perspective. The highlight of our 3 year stay were the property managers Edwin and Victor. They are the kindest and hardest working people and always made sure we were taken care of. I've lived at multiple Hunter Properties apartments since I moved to Chicago. They are charming vintage building with a lot of character. These are vintage buildings. Landmarks. Chicago classics. If you don't understand that prior to renting, that's your fault. Not the property management company's. They're old buildings. But they're gorgeous. So certain things are going to be certain ways. In my experience so far, yes - things have needed to be fixed. But guess what? Every time one of those very anticipated fixes (which, by the way, weren't chronic; just what you'd expect renting at a vintage property) a work order was promptly filed and same-day service provided. If you're angry that your application wasn't accepted - maybe fix some other things about your life before getting frustrated with a company not willing to take a risk on a liability. 5 months in and VERY satisfied with my experience thus far. read more

I lived at 4717 N Winthrop Ave. There were roaches everywhere in the building. I was NOT warned about this upon viewing the building and signing my lease. When I first saw the roaches they were on the very first floor. I contacted the company every single time I saw one, and the problem never got better. I thought I would be okay on the 4th floor since I was taking precautionary measures but eventually I saw some in my unit. Come to find out, my 4th floor neighbor (who still lives in the building) had an infestation of over 200 of them. I was never told or warned about this. The worst place I've ever rented from. They don't fix anything, the lady Hilary Frey is very micro aggressive when communicating about rent, lease, or anything to do period as far as me. Brian Frey seemed to only respond to my former white roommate who broke the lease and left my place trashed. When I was left with a high balance to pay, after agreeing on a time frame to pay them back rent, these people literally started the eviction process THREE DAYS after. As I was in a process to pay them they didn't return phone calls, emails, or anything until last minute resulting in me putting application in late. When confronted they never replied to any of my emails; even when I told them this was coming off as retaliation and harassment. They tried to tell me I need to reapply when they receive the funds, give them a copy of my employment and other shit that was never asked before this WHITE roommate decided to BREAK the lease . I emphasized the race because when the rolls were literally reverse for my former roommate they didn't respond like this at all. They actually never communicated balances with me even though they had my contact info they ran everything through my former roommate. People can tell when they aren't liked and it's shown in how they communicate with me. Ot in this case don't. For this alone I wouldn't recommend anyone of color rent from these people. My partner and I recently applied for an apartment with this company. We received little to no communication from the agent we worked with, Mayra de Leon, for a week after her original email. After we called multiple times today, 4/19, I received notification that we had been denied. After receiving our reports from SafeRent solutions, we learned that I was the only individual whose credit had actually been checked. SafeRent informed us that you all had obtained information about my partner's criminal background, which was expunged from their record in 2019. I recently received a misdemeanor in 2021 yet my criminal record was not pulled at all. The credit agency informed us that Hunter had not requested a credit check on my partner.  When I called Mayra de Leon concerning this information, she told me that she had obtained a credit check on my partner, which according to SafeRent, is false. She then proceeded to be rude to me, stating that she knows better than I do and refusing to point me in the direction of the Human Resource department to file a complaint for racism. There is no reason for my partner and I to be denied; we make 4x the rent, I have a credit score of 700+, and we also offered the possibility of a co-signer. There is no reason for them to have pulled an expunged criminal record for my partner other than the fact that they have an Arab last name and my last name is distinctly European. Do not rent with this company, they are actively racist and will discriminate against whoever applies. read more

Roaches, Floods, and Rip-off's, oh my! I lived at 6165 N. Winthrop for less than six months and there was ALWAYS something legitimate to complain about. The roaches are legion. I found them in my bed and on my dishes and in my backpack and everywhere in the apartment. Multiple complaints to management led to no action for months, including their lying about having sent an exterminator. Finally, after I posted signs about the roaches, they sent one and the bugs just got worse and worse. Also, after I posted the signs asking other tenants for help in forcing the roach issue, the building manager shut off my water and electricity for several hours just out of spite. The maintenance staff would come in to my unit to use an attic access and never tell me. One time it was obvious they had been in my unit with no notice (because they left filth and debris from the attic throughout the apartment) and a piece of antique crystal was missing. One day I arrived home with my family who were visiting and there was water coming from the ceiling. A LOT OF WATER. There was at least an inch of water on the floor and the guy across the hall had been calling maintenance because the water was leaking into the hall but they didn't come until THREE tenants had called to say the building was flooding. While I was there waiting for maintenance the ceiling fell onto my bed, ruining the mattress and bedding. Hunter made no attempt to pay for the personal belongings ruined by their building. It was only luck that prevented me from losing everything in my apartment. I had to find somewhere else for me and my family to stay that night and Hunter Properties never made any move to compensate me for that. No apologies were made ever. When they finally came to try to stop the flood and clean up the water, they told me and my family to get out of their way and to stop taking pictures. After the flood, the apartment was unlivable. I had to move out (after the June rent was paid), which they did not return even though the apartment was unsafe and had been vacated within a week of the start of the month. Hunter Properties stole $1,000. This is a company of thieves and should be completely avoided if not prosecuted. read more

My boyfriend rented from Hunter in Lincoln Square and shortly thereafter I moved in with him. We ended up moving out into another place as soon as we could. The conditions were horrible. The building was not taken care of, and the staff were flippant. This place cost more than many of the other apartments in the area, yet the conditions were a lot worse, and the bureaucracy of dealing with management was eye-stabbingly awful. I now have a list of management companies I avoid, and rent with a private owner whenever possible. read more

CONS: 4855 N KIMBALL/3349 W AINSLIE BUILDING HAS ROACHES. The shoddy installation job of all the kitchen cabinetry has left large gaps for pests to scurry in and out of all day and night. There are also holes/gaps in the hallways and entryway that give pests easy access and areas to nest. We've been continuously killing roaches and cleaning up feces since we moved in, with zero offers to clean the unit or repair all the easily visible cracks/holes in the walls. The maintenance guy literally painted over dead roaches, so the issue was obviously well known. Additionally, he tried to argue that the cabinets were properly flush/sealed to the walls when that is visibly untrue, and we have seen roaches crawling in and out of the gap between the cabinet and wall. PROS: Communication with the company has been relatively quick and they're polite, which is great! Their contracted exterminator is super nice, fast, and always on time - another plus! read more

I had a horrible experience with them. I applied a month ago. I provided a proof of income the 1st time. Then they sent me an email saying they need better proof of income, like an "employment letter ". Then, they never replied to my calls and e-mails. I reached out to them 4 times via email, messaged the person who showed me the apartment, and she never replied. I called more then 20 times during the month. No one called me back or answered the phone. And now when it's the end of the month I'm finding out I was not approved because they didn't like the employment letter that my manager wrote, like they suggested. They finally picked up the phone, to tell me that I wasn't approved. Stay away from them, they will not do the work, you will be doing their work for them by following up for months. My problems with this apartment : 1. Rats come to live with you. 2. I used to hear this couple have loud sex EVERY.FREAKING.NIGHT. I complained multiple times but the management did nothing. Sometimes they would have sex at 1am and you know wake me up. I tolerated it so hard. lol I sincerely hope that these couple would be get pregnant with 11 babies and I hope they would give birth. I was sure daily that I would have a roach problem, but I never once saw a bug. Let me start with the problems.... 1.) Standing water in my bathtub! I tried several times to call hunter properties office, and never once recieved a call back. My bathroom light was broken, and the toilet was running slowly. One evening, I come home, try to unlock my door, and for some reason, it would not unlock. I felt like someone was in my apartment, and when i called the office of hunter to find out what the hell was going on, the lady was quite rude and told me it could take up to 4 hours for someone to come help me. It turns out some maintenance man had been in my apartment and locked a lock that i didnt even have a key to! They had given me no notice that someone would be working in my apartment. I went to check out the bathroom, and i still had standing water, my toilet still was not fixed, and my light was still hanging off the wall. I abandoned my apartment shortly after because of the water. I was afraid that I or my cats would get sick from it. Hunter did call me a month after my abandonment several times to try to collect rent. Dont rent from them. They are not helpful. read more

I would give this negative stars if I could. My husband and I need a three month sublet. We are moving out of a three-bedroom apartment in Wicker Park with a lease that ends in June, and into a commercial live/work space in the same area that won't be available until the fall. We were looking for an inexpensive place to live in the interim. We applied for an apartment though Hunter Properties, a one bedroom that is less than half the size and about half the rent of our current apartment (where we've lived for five years and never been late once on our rent). First, our online application went to the girl's spam folder. I called a day later to follow up (they gladly took my application fee, but no one thought it was odd that there was no application with it). She condescendingly said, "Did you click the submit button at the end?" When I assured her that yes, I knew the basics of filling out an online applications, she told me I would just have to re-submit it because obviously I had done something wrong. While I was wasting my time doing that, she emailed to say she had found the application in her spam folder. Then, three days later than they told us they would get back to us, she contacted me to tell us we had been denied. Between the two of us we make right at six figures, and the rent for this tiny sublet is about half what we currently pay. We could pay the entire three months of sublet rent out of one month's paycheck, but they denied us. She would give us absolutely no reason for the denial. We had no problem getting approved for the place we're moving into in the fall, whose rent is THREE times the rent of this cheap sublet. But still she would give me no reason for the denial, and was extremely rude about the whole thing as well. Waste of $80 application fee. read more

I have lived in a Hunter Properties Building for about 3 years now and it has been a great experience. My apartment is in great shape and they updated the windows, appliances, etc. I don't have laundry or a dishwasher but this is a very small gripe and the place keeps warm in the winter and cool in the summer. Very supportive staff there, Russ is good about returning calls or will have a maintenance person out there quickly. Very good renting experience. read more

Hunter Properties, I hate you. I have lived at 4500 N. Winchester for 7 weeks, and already my air conditioner has broken (it's August people!), the shower handle has broken off, the DOOR doesn't FIT THE DOOR JAMB and I can't close the bedroom door without throwing my entire body weight against it ("do the doors close?" was not something I thought to ask when looking at the property). My electronic key has stopped working to get into the building and my name is grossly misspelled on the directory so no one can find me. Now, the super is the nicest guy ever and I see him doing stuff all hours of the day, so I don't think it's his fault. He's probably understaffed, underpaid, and given a shitty-ass building to single-handedly try and keep from falling apart. Did I mention it took a week to get the air conditioning fixed? In the summer? If you want a good management company that fixes things within 24 HOURS (OMG, the luxury . . . why did I ever leave?!?! Blinded by the allure of Lincoln Square, I guess) try Dimensions. 808 W Junior is where I lived and it was fabulous. I only hope some day they take me back. I'm surprised at some of the reviews as well. I lived in a property on the cusp of Uptown and Ravenswood for about a year. I lived in a studio and had a fairly good experience. Rent was well-priced, didn't have to pay for gas/heat, which is always great. As for the management company, the only low point was the lady who showed me my apartment in the first place, Draga. She was rude and couldn't be bothered to return emails. However, everyone I talked to on the phone or met in person otherwise was genuinely nice and always got back to me in a timely manner, especially with repairs and questions on rent. I was even able to renew my lease on a month-to-month basis as I had gotten a better paying job and the property had no free one bedrooms. I didn't even have to give a security deposit, so leaving my apartment was also hassle-free. read more

I saw an ad online for a 1 bedroom in Rogers Park and called and spoke to a man named Samir who identified himself as the building manager. I asked if the unit that's online is available and was told they had two other units available each in the same building on different floors. I scheduled an appointment to come see the units which could only be at a time that he was free. He wasn't willing to meet later than a specific time on a saturday so I met Samir at the building, and he was not friendly at all, btw. He showed me the apartment and seemed annoyed at my questions. Afterwards I asked if I could apply for one of the apartments and if it was indeed available and he said "yes". I applied for the unit that I was interested in and paid $54 just to fricking apply only for Hunter Properties to email me two days later and tell me that someone already has the unit and that I can apply for a different one. I asked them to tell me directly which units were still available and they told me to contact Samir again! Like WTF, I am asking you because obviously you would know being that you are at the actual office but you're referring me back to the man who had me waste $54 with your company because he obviously didn't know which apartments were actually available??? I really believe this company is scamming and indirectly stealing folks application money. There is no way that your office should be keeping ads up for apartments that aren't available. That's why its called "false advertising". If someone's application is already pending then take the ad down and DONT show the apartment. Otherwise it looks like your stealing peoples money! read more

If you like basic services, such as heat and hot water, do not rent from these people. My building smells as though there is a decomp'ing dead hooker in someone's apartment due to water damage that they refuse to fix. The smell is overwhelming and sticks with you when you leave. They never turn the heat on as required by the Chicago Municipal code, this year (since it began to get colder out) the average temperature in my unit is about 55 degrees. And the hot water? My shower turns itself off because no water comes out. Repeated complaints for over a year yield no results - I still have to complain every few months, to no avail - the shower is still turning itself off (what I mean here is I have the water turned on but no water is coming out -at all- and the little thingy you pull up to get the shower to turn on just falls down). This lasts about 10 minutes until freezing cold water will start coming out, and for the first 2 minutes it is brown, freezing cold water. Want clean clothes? The water problem exists in the laundry room, too. So take your clothes to the laundromat cuz they won't be getting cleaned from the WAY overpriced washer/dryers supplied by Hunder. Just an FYI if you find yourself applying for an apartment with these folks, save yourself a ton of drama and phone calls later in life - just say no!! read more

Well, I'm pretty surprised at some of the reviews on here, but I guess it really just depends on which building you live in, and who your building's super is. The experience I've had at my place (in Uptown) has been fantastic, as has been my experiences dealing with the actual managing office. First off, I love my place. I am totally getting a steal on a big one-bedroom. The super lowered the rent for me since it was just going to be me living there and paying rent. It's got great windows/lighting, ridiculous closet space, nice dark wood floors, awesome heating in the winter, and the courtyard itself is very well maintained and landscaped. Even in the winter, the 2 big planters were filled with a wintery/holiday themed mix. Pretty cool, I appreciate the effort. Also, I've never seen a roach in my apartment, though I have seen them in the basement, but I guess that's kind of hard to avoid living in an apartment building in the city. Second, dealing with the office couldn't be easier. And trust me, the last place I lived in was with the rental company from hell. The people at Hunter Properties are so laid back it amazes me. When I signed the lease, one of the guys there told me that there was really no official late fee/time range, and to just try to pay on time each month. Um, OK! And I had been paying on time every month, until one month I literally was a hundred dollars short of rent, and they let me pay it 2 weeks later, no problem. I thought that was really cool, and the lady, Margie, who I talked to didn't make me feel judged or anything. That was awesome. Also, they fix things right away when I've called, which has only been about twice I think. So, like I said, I'm sure it depends on where you live, but I think anyone is going to have at least a good experience with the management office itself.
