I've been a tenant at a J&J property for five years and have had a positive experience. Here are some reasons why: - No rent increases during Covid, which I know a lot of management companies did, but is still laudable. - Maintenance requests are handled very quickly and done right - No pest problems (I have seen very, very few bugs in five years of living here) - They have upgraded the flooring and repainted the walls in the common areas during my time here - Dedicated, secure bike room - There used to be water shut-offs quite frequently, but these have been much less common of late, leading me to believe the issue has been at least partially resolved My one complaint is that package theft is a problem in the building. Packages need to be retrieved from the common area quickly, or they are at risk of being stolen. Obviously, J&J is not responsible for the thievery, but it feels like more measures could be taken to address the issue (perhaps adding an additional locked entrance to the mail area...I'm not sure how feasible that is). Overall, I have enjoyed my time in a J&J property and am happy to continue living there for the time being. read more

6930 N. Greenview has been a real nightmare. Currently I've been dealing with bed bugs on my 6th floor apartment, so there's that. This is the second time I've had them. Had them since December of 2023 and the crap company that J & J has some sort of blue light special deal with to get rid of them is completely useless. Yes, I'm talking about you, Platinum Pest "Solutions." There's honestly too much negative here to write, but I'm not going to mince words here; this company is absolutely terrible, and the building manager is an incompetent charlatan who even the internet service providers that hook up internet in the building don't want to deal with. I've witnessed the building manager chew out a RCN guy because he was in the building. Um, hello, he's in the building for a reason. Maybe focus more on getting the people out of the building that are stealing packages for the last 7 years, or the guy who sexually assaulted one of your tenants in the laundry room. Who knows if the problem was actually fixed, but almost immediately after this guy left they had a new tenant in his old apartment. I let her know that the previous tenant had a bed bug infestations and she should watch out for them, because you know for certain J & J didn't tell her anything about it. And then of course, a few months later I get bed bugs. Sure, they sent out a pest company but they are completely disinterested and some literally spend 45 seconds in my apartment and leave. It's honestly a joke. So, after dealing with Bed bugs since a few days before Christmas, one of the zombies from their "office" emails me a renewal letter congratulating me on the offer to renew my lease. WHILE I have bed bugs they raise my rent 100 dollars a month. You just can't even make this crap up. Then when I tell them no, of course I don't want to stay, they ask me when I'm moving out. Well when do you think I'm moving out, brainiac. When my lease is up. So then they tell me I can move out early. It's February, my lease goes until the end of May. So they just want me to pick up and move, with bed bugs, into a new apartment somewhere else. How dumb can be people be, honestly? The elevators break down often. Many people have yapping dogs that never shut up. When I first moved in here, no pets were allowed. Now they are everywhere, barking all the time. My first apartment was on the top floor, I was forced to move within 6 months because a pipe busted and water was streaming down the walls. My things were going to be ruined unless I moved immediately. So then I had to move to the 6th floor, right next to the loud, door banging elevator. Yes, I stayed here for a number of years, not because it's a good place, obviously, but because I was laid off during covid. Stolen packages happen literally every week. There is a homeless woman in the area who does it, her name is Linda. She pries the door open, or follows tenants into the building. She opens the packages, takes what she wants, and leaves the boxes. The cops know about it, they don't care. The management cares not at all. That's probably the one thing that that has been the most infuriating in this building. That and the turning off of water many, many days for basically the whole day. They do this crap all the time. They claim they are making plumbing improvements, so they have to shut it off all day. Have to take a dump? It's going to sit in your toilet all day. They don't care. The front door gets stuck often and doesn't lock. They don't care. Anybody and their grandma can come into this building when the lock is stuck. They said "it's because of the cold." So you have a lock on the door that gets stuck because of the cold and you can't replace it with a better lock? You're a million dollar plus company. It's just laziness and apathy. They do the bare minimum on most things. They are good about fixing broken crap in the apartment. By some Festivus miracle, many of the maintenance men are cool and actually show empathy. Prepare to hear stomping above you from humans as well as yapping dogs and the noisy elevator. Constantly. The mechanical nature of the elevator is noisy, but it's the slamming metal spring loaded doors that slam shut a hundred times a day that messes with your mind the most. On that note, if you value your mental health, do not move into this building. For what you have to deal with and the tiny kitchens and bathrooms, it's just not worth it. I have lived in a studio at the apartment building owned and/or managed by J&J Equities at Sawyer and Wrightwood in Logan Square for about 11 months now, and I just renewed my lease. I've had a good experience renting from J&J, and the super for the property, Fry Prero has always been good with communication whenever I've had to put in a maintenance request. They're really quick. I always get a response either the day of or the following day, and they're quick to fulfill the request. It's easy to pay the rent every month. You sign onto the tenant portal and it's free if you pay via bank account, but you can pay by card or check too. I'm planning on moving into a 2 or 3 flat greystone for more room at some point next spring or summer (they were flexible with the terms of the new lease), but the studio is a pretty good value for the price. This was my first apartment in Chicago since I moved here from out of state for my job. I've read horror stories on Reddit about bad rental experiences with other landlords/management, so I'm thankful I found a good place with a solid management company. read more

There was vandalism done to my apartment door by a fellow tenant, who I had shared concerns about prior to the day when my apartment door was vandalized. I even called the police as the tenant was yelling and broke other furniture in the hallway. When informing my building manager and sharing a photo that same day, I did not receive a response that showed concern for my safety. When a tenant vandalizes another tenant's door and multiple residents have to call the police, there was no urgency or assurance from management that safety was their priority. I even told my building manager that I didn't feel safe (had to carry pepper spray in the building and stayed elsewhere to protect myself), and he literally showed no concern. Of course I requested to end my lease early, but the building manager showed a lack of professionalism in his communication and knowing that I wanted to end my lease early to protect myself. How are tenants supposed to continue business by renting with J&J Equities if building managers do not act professionally and lack concern for tenant safety? read more

As a female, closet space is my biggest concern when apartment shooting and and this place blew it out of the water. Location was also a big factor, being without a car, I love being so close to several bus lines + the red line. Also being 3-4 blocks from the beach is heaven in the summer! They disappeared 2 months after moving in with extensive cleaning My opinion: You will get cheap unit with absolutely ZERO quality service. 8 months ago I spoke with at least 6 other tenants who had similar and other extensive issues. The property manager is the ONLY point of contact, and once referred to a neighbor's partner as a 'crack head'. Contact me for more info if you're seriously thinking about moving in. The building on Beacon St. has very poor plumbing. The water in the entire building is shut off all of the time, sometimes for several days at a time. When the water is working there is no consistent temperature. Taking a 10 minute shower requires adjusting the knobs every few minutes to avoid being scalded or frozen. Also, there is no serviceable laundry room even though it is advertised as a building with a laundry room. There is a small basement room off the back of the building that is only accessible by walking around the building, down the alley, and through two gates. There are only 2 machines and they are very dirty, small, and old. Unfortunately my leasing agent did not take me on a tour of the laundry room before I rented the place because we couldn't find it. He reassured me there was one though so I signed the lease anyway which I do regret. Luckily there is a nice laundromat down the street that I can use. The studio apartments are a nice size here and maintenance requests are always handled very promptly. These positive aspects should be standard in any apartment building though. I added these points only in an effort to say something positive about the place. Overall It's not the worst place to live but the water and laundry are very inconvenient circumstances to have to deal with. read more

I had scheduled an apartment showing for Tuesday, Aug 15 three weeks ahead of time. I was really looking forward to it as I had been searching for a new apartment for quite some time. On the day, I was running a bit late due to traffic but I called to let them know. To my shock, I found out that the agent I was supposed to work with was on vacation! I asked what we could do and was told there was no solution. They couldn't reschedule the appointment or send another agent to show me the apartment. I was really disappointed, especially after spending almost an hour getting there. All I kept hearing was "I'm sorry" which didn't really help at all. ATTENTION TO EVERYONE WHO WANT RENT APT FROM THIS LANDLORDS 1. It's so much fun to read all those great reviews left by bots that don't even live in this building. 2. I've been living in the building, owned by this company, for 1.5 year and it was explicitly THE WORST experience in my entire life. 3. I moved into their building only because I didn't have time to look for other options. 4. Is it summer? Because if it is - you will be enjoying 90-100 degrees inside your apartment. You will be waking up at nights, drowning in sweat, because no units in the building have Air Conditioning. 5. I moved in during the summer, so I didn't really pay attention to the fact that water in my apartment was semi-cold. Closer to Fall t started getting colder and colder. I called management and told them that there is no hot water in my unit. They said that they will send someone over. Their guy came in 3 days just to open the faucet, say that yes, there is no water indeed and they will call a plumber. Plumbers came in 2 days, opened the faucet, said that yes, there is no water indeed-indeed, and they would need to replace the pipes. Management told me that it would take around 2 weeks and gave me the keys from another apartment. It took them around 2 months... And this whole time I was living in the apartment with literally just a mattress on the floor and a TV, because the management told me not to move into the new apartment, since the repairs would only take a couple weeks. After 2 months, they called me, saying that everything was ready, so I went down there to check the water. Now guess what...There was still no hot water. What did the management do? They just shrugged and said that I should move in to the apartment where I was temporarily staying, while waiting for them to fix water issues in my actual apartment. 6. I lost my keys once, so I had to call their 24/7 emergency number. I spent the whole night calling, but no one ever picked up the phone. I had to sleep on the L, riding the red line from 12am to 6am. All that I heard from the management in the morning was "we are sorry". 7. In a couple of months they did the same thing to me, but this time the entrance buzzer was broken. I've been calling the emergency number and trying to get into the building for around 3 hours, until some guy looked out of the window, saw me, and opened the door for me. Once again I heard "we are sorry" from the management, and they gave me a gift card for a free coffee in the coffee shop that supports terrorist organizations and advocates for dismantling Chicago Police Department. 8. Management absolutely doesn't care about your privacy or your time. They will be coming into your apartment whenever they please. Sometimes they can break into your apartment without your permission or even without letting you know. 9. The elevator in the building is almost always broken. So are all of the washers and dryers. You are lucky if one out of seven washers is working. 10. I asked them to extend my lease agreement for a couple of months, because it was impossible to find a apartment during COVID pandemic. They asked for a co-signer just to extend my lease for 3 months, regardless of me already living in that apartment for a year and never being a day late on my rent payments. I asked them why they needed a co-signer, but they never came up with anything comprehensible. They only asked If I found another job. I was a rideshare driver at that time, and I was making pretty good money. I had all the bank deposits to confirm that, so what they did to me looked quite discriminatory. 11. Constant emergency water cut-offs (if you even have water, as I already mentioned in #4) 12. When I first posted a negative review about the problems with water, management called me right away, asking to delete the post. Don't even try to contact me now, because I'm not going to delete this one. People deserve to know the truth, and the companies like yours mustn't even exist on the real estate market. read more

Lived in a J&J Equities building at 6930 N Greenview in Rogers Park for a full year. My lease started off shaky, as I got my keys around 10am in the morning the day my lease started but my unit wasn't finished being renovated when I brought my first load of stuff. Thankfully the maintanence team worked fast so that it was finished by the end of the day. Overall, I didn't have many problems with my apartment or J&J. The building itself is quite old and some problems are to be expected. The water had to be shut off for the day about 6-7 times during my year tho due to maintanence and I also had an issue with the drainage of my sink. J&J handled all my maintenance requests in a timely fashion. A lot of the building is being renovated, there was construction work being done throughout the building basically the whole year I was there. Thankfully I worked a 9-5 so it didn't effect me much. The kitchen in my unit was large, but there was barely any counter space provided so I bought a little pantry cart and that gave me the space I needed in the kitchen. The bathroom was also quite small but not bad. Big bedroom and living room. There is a coffee shop on the first floor of the building but sadly the door to access the coffee shop from the apartment lobby is locked. It would be an awesome perk if they could have given residents a key to get into the coffee shop from the lobby so that you don't have to walk outside. I did have one package stolen from the building, but being it's Chicago and especially Rogers Park I guess that's not too bad. There was also a lot of cops hanging out on Morse which is nice considering there's a lot of gang activity in the area. Overall, a good year at this J&J property. read more

At first, I hated living at J&J equities. Our ceiling was always falling and there was a lot of building going on. Working from home was hard due to all of the construction work going on in the building. Our old property manager was very shrill and rude and didn't go "by the book". Luckily, Devon came on board and everything has seemed to go smoother. Our apartment is amazing and updated and Devon always follows up and answers our questions to the best of his knowledge. When we complained about the noise of construction they altered our monthly payment because we weren't receiving the comfort and quaintness we thought we would in the area. For me, it was always within 24 hours. Minor issue with a dripping pipe - fixed right away! Issue with setting up my buzzer to my phone - resolved the same day. They also take excellent care of the courtyard and common spaces in the building. They are in the habit of upgrading and the building as needed and the maintenance and property managers are friendly. From my experience and talking to tenants in their other buildings in uptown, they all have rats inside the building and black mold. They renovated the exterior of our building and clearly had no interest in doing anything about the problems inside. The black mold gave my partner a rash all over her body. The move in process was very smooth and they are very conscientious about sending out emails several days prior to having to enter the unit for any reason.
