Andco Management isn't the WORST property management company in the city, but they're certainly not the best. I lived in the 734 Aldine Ave apartment block for 3 years and the unit itself was nice-ish. They very clearly didn't clean the unit before I moved in (walls were very scuffed, floor was dirty, bathroom needed scrubbing). Upon reporting it, they did send someone out to half-heartedly clean the unit. The maintenance is very responsive (most requests were handled in 24 hours) and friendly. That being said, if it wasn't something they could fix very quickly, it wasn't getting done (for reference, I had a broken security system and the buzzer did not work for 3 years despite multiple requests to fix them). The maintenance team also doesn't REALLY believe anything is actually broken, no matter how many photos you provide. The office staff are 50/50, some are nice and others are incredibly rude (specifically accounting & whoever handles lease renewals). They are unwilling to work with you on any negotiated rent prices upon renewal and the units themselves are horribly overpriced. I paid $1,900 for my unit that is now listed at $2,250. Overall, I wouldn't rent from them again but it wasn't a horribly awful experience when I did live there. Move-in at your own risk. read more

My roommate and I lived at their 1337 W Addison location. 1. Our unit was not ready for move in upon arrival. When my roommate called to complain, they were short and condescending towards her. When I called, they apologized and honored our request to have this deducted from our rent. 2. During our stay, my roommate experienced racial discrimination and profiling from one of the property keepers. She felt discouraged from complaining as to not instigate any further discrimination, but we noticed a difference between the ways management and their property keeper treated us while doing the same things. 3. On our day of move out, a date they harassed us to obtain, they had a showing of our apartment without our consent or any notice whatsoever. Just showed up at my door. They did not leave despite showing them my lack of notice, with one of the prospective tenants even apologizing to me. Upon complaint, communications with management insisted they did in fact leave when requested, and that this showing had been scheduled well in advance. This did nothing to justify the illegality of this invasion of privacy, they simply lied to me and amongst each other. 4. After move out, they sent us a bill for $400. This is the exact amount deducted from our rent upon move in. While I do understand a few of their qualms were in accordance with the lease agreement, they additionally billed us for damages existing prior to move in, even damages I had photographed upon move in. 5. None of the doors in the property worked properly. The lights did not work properly. Maintenance insisted they'd return to fix the lights and never did. At least two locks on the windows were broken, which is concerning for two young women living in the city. The broken lock they did not fix, despite my maintenance request for this very issue, was an additional damage they billed us for. What woman breaks her own lock on a first-floor unit? This management company is racist, highly overstates the value of their property, and will screw you over. I do not recommend this management company as they are deceitful, manipulative, prejudice, and money hungry. read more

I lived with Andco for 3 years at an apartment on Lincoln in North Center. Over the course of the 3 years service declined dramatically. The common areas of the building were disgusting and poorly cared for, if at all. At the end of my stay, I noticed multiple cockroaches in the basement. When I contacted maintenance, their solution was to send an engineer over with a spray bottle to "treat" the hallways. After I decided to not sign my lease for a fourth year, I searched for their current listing online, only to find that they had entered my apartment without my permission and took photographs to post for the apartment listing. I moved out of this building two months ago and was just sent an invoice for $425 to clean my empty one bedroom apartment. Nothing was left in the apartment, nothing was broken and I cleaned before I left. Unfortunately, I did not take pictures, which was my mistake. I didn't know how trashy they had become. Pipe burst in 3 spots and flooded the building for an hour. Multiple units flooded - 603 ceiling bursting over tenet and bed. Floor 7-5 flooded. Lobby flooded due to elevator shaft filling with water and overflowing. Walls are showing visible damage down to the second floor due to water just traveling down walls Elevator skips floors and a smell is developing. Constant theft of packages inside building - see photos and emails. This has been going on for years. Cameras in lobby are not preventing theft. Building next door has access to 601 W Deming because they share trash cans between buildings. Security issue was never addressed by management. Dogs off leash inside Dog(s) peeing in elevator and hallways - they removed the on site building engineer and has resulted in a dirty building. Was told they will put cameras in hallway no date of when cameras will be installed Building has been under construction for the last couple of years if you work late, or overnights or from home be prepared to have issues. Washer and dryers are old and need to be replaced. Residents do not clean up after themselves. Front of building is not maintained example black ice /snow is not removed in a timely manner. read more

I have lived on an ANDCO property for just about two years. The first lease I signed was an October 2020-May 2021 lease, and the second was May 2021-May 2022. When I was offered to re-sign for May 2022-May 2023, they refused to work with me when I knew I would be moving out of state in December. The rent was raised $150/month from May 2021 to May 2022 in my re-sign offer and they offered NO flexible lease options, even though I had already signed a shortened lease term with them back in 2020. Once the apartment was listed, it was listed for $250/month above what I have been paying - far more than most other studio apartments in the area. Every time you reach out to the main office via email, they will either not respond, or be incredibly rude to you. Making it seem like you asking for them to do their job is the biggest inconvenience in the whole world. In the almost two years I have lived here, the exterior of the windows have never been washed, and sometimes I can't even see out of the window - which is a massive safety issue, considering the increasing crime rate in the Lakeview area. They also are replacing all of the carpet in the stairwells as I type this review, but never sent any emails or posted notification that this work was going to be happening. I work from home, and the work crew keeps asking me to buzz them into the building to let them in. This is annoying, and my dog is now going insane... I would have loved to make other plans to work elsewhere, but had no idea it was even going to be happening. This tends to be the case most of the time, as there was major construction happening outside when I originally signed my lease (wasn't allowed to tour, due to COVID). As any renter in Chicago knows, finding quarters over the last two years has been an extreme battle. You used to be able to swap dollars for quarters at the office (which is in Lincoln Square, not SUPER easy to get to, but at least you could get a ton of quarters) and now they are charging 50 cents for every $10 of quarters you get... seriously?? This is on top of charging $1.75/wash, $1.75/dry for every load of laundry. All that being said, I wholly blame all of these issues on the management office. But with all these complaints, why three stars?? Two things: Angelo, and apartment layout. I love the space this studio apartment has, and our building manager, Angelo, has been the BEST part of renting with Andco. He responds to my maintenance requests promptly, the after-hours team is also usually quick to tend to emergencies (I had a sink leak a few weeks ago, and they replaced the whole thing in about an hour from when I called), and Angelo is just overall one of the kindest maintenance folks I've ever worked with. If you do not need SOME flexibility in your lease and don't mind dealing with some of these annoyances, I wouldn't deter you from renting from andco - but if you (like me) work from home and need some semblance of quiet for client calls, or know there's any possibility you may be moving within the lease time, this may not be the best company to rent from. I always say the most important part of the renting company is the maintenance team/building engineers, and luckily, the Aldine team is A++ - and that is Andco's saving grace in my experience. read more

This is BY FAR the WORST apartment management I have ever rented from. I have absolutely LOATHED living here. The property management is useless. I sent a maintenance request on 09/06/2022 to get my alarm fixed (I called out that this was one of the reasons i decided to move into this horrible building). I followed up with Paul Kuczmierczyk (useless manager) a month later because no progress about this and he stated "The maintenance request that you submitted for your alarm was assigned to an outside vendor. Angelo would be the best contact, as he will be able to follow up with the vendor as to why the work order has not been handled yet, and I will send him a message as well. He is gone for the weekend, but will be back in the office on Monday morning." A person came in and half ass looked at the alarm a month later. He determined that it not only didnt work, but it was not connected, was missing parts, and there was no staff available to even fix it. Absolutely ridiculous. it was falsely closed on 12/27/2022 with a note that the request was completed. This was a blatant lie because it was not fixed or even followed up on. The remediation was saying they would order a ring alarm on 06/02/2023, NINE MONTHS after the initial request. This has not been installed yet. Additionally, there is no noise insulation in this apartment. I can hear my neighbor's vibrating alarm every morning. I hear their animal running and any noises from walking to thudding (even at 2-3AM). But, this is truly not the worst part. I am livid because I received 2 noise complaints and a threat of a 10 day notice to evict from Paul Kuczmierczyk (useless manager) on the second. My family is out of state and giving up my dog is out of question. I felt bullied stressed and harassed. I received a noise complaint the week i moved into my apartment. They stated my dog was barking at all hours of the day. I was appalled and knew this was a blatant lie because i work from home and my dog does not bark when I am home. "We have received complaints about noise coming from your apartment in the form of dog barking daily at all times of the day for extended periods of time." I left him once for 1 hour to grab dinner. I stated this in an email response. This place is advertised dog friendly (but they really mean friendly to the asshole neighbors who cannot tolerate noise in an apartment from animals) I installed a camera for my own safety and documentation to mitigate harassment from the property managers. The second noise complaint came not even a month after, but Paul was sure to mention only evenings and nights this time: "We have received additional noise complaints regarding your dog disturbing other residents during evenings and at night. If we receive additional complaints, we will have to issue a 10 day notice." The neighbor also left a condescending note on my door without a name so i would feel threatened but could not confront. This caused a lot of anxiety and stress. I could not leave my apartment. I had to fly my dog out of state because i did not want to get evicted. I have not had my dog with me for 6 months. I read other reviews from other properties (this is for 2464 N Geneva Terrace) so apparently, it is a property management issue and i would caution renting from ANY Andco properties. Terrible management agency. Do Not Rent from them! I moved in after getting a new job. Had to work from home. Guess what? Their "maintenance crew" runs around the apartment complex grounds at all times. They leave exterior doors open, yell to each other, drink on the job, and enter your apartment without your permission. Their 2-week stair repair took several months. They paid some workers under the table which I watched with my own eyes as one of the "managers" paid a number of undocumented workers while they drank Tecate in my stairwell. Multiple unauthorized entrees even though I lived their less than a year. I sued the landlord to get out of the lease early. read more

Absolutely THE WORST management I have ever come across. I made the grave mistake of choosing to stay here. Probably the worst mistake of my life! They barge in the apartment without prior notice! Ridiculous! Do not reply to any of the so called "maintenance requests". I have been complaining about insects that are crawling in the house from nearly 2 months now and they tell that they'll send someone out, but no body does anything! They just give false promises. never believe them, no matter what. I was promised that the bike storage room will be cleared out for the new tenants to keep theirs, but not done(obviously). when asked, they just keep procrastinating it. They try to dodge your requests as much as possible. And don't even get me started on how "friendly" their staff and the manager is! They don't talk to you, they just yell at you ! extremely rude ! I thought that this was going to be a great experience, but once again disappointed with another management company in Chicago. They told me over the phone that the move in fee was because they fully clean, paint, and change the locks of the apartment before you move in. They did 2 out of 3 of those things. It took over a week for a painter to come out. I had to take everything down from the walls and wait to unpack my work - I work from home - until the painting was complete. I felt like I couldn't even fully move in until the painting was done. Next issue. They sent out an email saying that an exterminator is coming by the building. I called and asked if I needed to do anything with my pet. They lady on the phone said "Well, a lot of people have pets." ... That's not the question I asked. When I asked for more details, she said she would have to ask around or I could leave a message and someone would get back to me. No one ever responded to me. Third issue. Six weeks after moving in, I receive an email saying that they are going to be doing tuckpointing/lintel replacement which means that scaffolding will be going up and men will be conducting work on the building for a few months. I replied to the email, asking for more info since I work from home and they never responded. When I applied for this apartment, I made it known that I would still retain my job in NYC and work from home. This would have been the perfect opportunity to announce that they will be doing major work on the exterior of the building for months. I also have a side business that I conduct from home. This is a major interruption as I cannot complete a conference call due to constant sawing and can hardly focus on anything but the insane amount noise, smell from chemicals, and dust blowing into my home. THIS IS A LONG REVIEW BUT I PROMISE YOU IT IS WORTH THE READ! we moved in March of 2022 and barley made it through the year every month we got false complaints about our dog barking by the tenant below us in 1w we lived on 4653 N Malden 60640 apt 2w. we reached out to Kate several times telling her we feel harassed as this woman not only tapped a complaint note to our door but came up to our apartment to banged on our door and banged on her ceiling. Pretty pathetic I would say. Kate Fitzgerald would never investigate the situation. we kept telling Kate we had cameras in our apartment with video proof our dog was in the kennel and not barking nor running around. she didn't even try to see them. She sent us the animal addendum constantly stating that if our dog continued we would have to get rid of him in 10 days. she stated LYSA had proof of our dog barking. we asked Kate if we can see these videos, as it could be any dog in the building. Kate said to ask Lysa, our downstairs neighbor knowing, we did not want anything to do with this lady. very unprofessional. It was if she wanted us to get in an altercation. Lysa knew we did not want to have no communication with her but she continued to taunt us in our passing by saying hi and as we didn't respond she would continue with have a good day. Very childish. I searched on Andco trying to find a better person to contact as Kate didn't care. and I came to find out Kate is the Vice President and her mother the president of Andco passed away in 2017 with no updated version of who the president of the company is. If you have issues with one you have issues with all. we reached out to Paul to see if he would be of any help but he pretty much shrugged us off stating if you are speaking to Kate then it has to go through her. What a way to keep up your company. If you do rent from Andco stay away from 4653 N Malden apt 2W. because the tenant in 1W Lysa Chiarenza likes to harass people and as Kate seems to be standing up for her without fully investigating the situation your statement will go out the window. Her Pastor should be so proud of her. Which I would recommend not to rent at Andco as they only care about money and not your well being. We are definitely out of that building and in a better place we couldn't even complete our whole lease year that's how bad it was. read more

We have lived in an andco apartment for just under one year. So far the experience has been fantastic. They very quickly send service people if we have issues and they are very easy to deal with. All in all they have been very helpful, friendly, and accessible Just now moved out of our andco managed place. They continued to provide excellent service and flexibility thru the move out process. We greatly appreciated their staff's willingness and ability to help us manage things on our move out. I then wrote a review just to give my opinion and even said some nice things - not only did the owner "Paul K" deny that they cancelled on me, but he couldn't have been more unapologetic. My wife and I are finally moving out of our Andco building and we can't wait. The staff have consistently been rude when we've tried to get anything done and the building is not well maintained. Just as a partial list of items that we have told them about, but still haven't been fixed: 1) About half the windows don't open properly because the cords have broken. We have called on this at least a half dozen times. Finally we gave up and stopped asking. 2) The dryer in the basement quit working for awhile (I LOVE having wet clothes spread around the radiator). Now it works about half the time, but you have to reset the fuse or unplug and replug it each and every time. That doesn't stop it from taking quarters however. 3) The carpet in the stairwell is torn enough that it's a danger that people might trip on it. The topper? The kitchen cabinet's weren't installed properly, so one day, an entire one came crashing down. Luckily, I was standing right there and was able to hold the shelves and prevent too much breakage. After we informed them of this, they came and took down half the shelves, but didn't put anything else up for at least three months afterwards. In the meantime we had dishes sitting on counters, on a workbench, etc. Whenever we called we were just told that they were on order and would be there soon. Then after they came in, it still took two weeks before Andco had anyone install them since 'the maintenance people are busy' When I asked how much to take off the rent, they just laughed like I was joking. Andco is absolutely horrible. It is awful calling up to their office. They are extremely impolite and snotty and a call will get you nowhere. Nobody has any idea what is going on and will pass you along to somebody else who has no idea what is going on. In regards to their properties, they are usually nice and in great shape. That being said, do not count on Andco taking care of any issues specific to your residence. They will likely not take care of the issue and if they do it will not be in timely manner. Lastly, if you need to break your lease for whatever reason, ABSOLUTELY do not use the 'relet' option that Andco provides. They will steal half a months rent and will never show or attempt to rent out your apartment on you behalf. It is a scam and a bunch of BS. I would give them zero stars if possible. read more

After re-upping my lease, I've noticed some changes: emails sent to the woman in charge of anything broken, would go unanswered. For months. We were without a bathroom floor for months because no one would get back to us. They also blamed our small beagle for why no one was able to work on our apartment. It seems odd that, a company that allows pets, won't work on the apartments with actual pets. I have spent countless hours trying to get a hold of Patti (the woman in charge) to no avail. It seems like they need to get someone new to operate that side of things or add more people. Other than that, when I personally talk to the men working on our apartment, they are very nice. And, to no surprise, they were confused about our dog situation. They have met him and have worked with him and they have not once complained. They were curious who Patti was talking about because they are the only guys who work for the company. Once my lease is up, I will be finding a new place to live; far away from Andco. read more

The only reason I can'y give Andco a 1/5 is because they are not delinquent about providing heat, water, electricity etc without issue. The people at their office are insulting and seemingly do not care about tenant safety. Andco has repeatedly put issues I have raised on the back-burner and often ignored requests. Example: when we moved into the apartment, we noticed that the bedroom window had a full-length crack in it. It took andco 6 weeks to replace it, after weeks of back and forth and Andco accusing me of not telling them about this issue. I then requested that all forms of communication be in written form, so this does not happen again. Another example: A pedestrian was mugged in our alley in the winter, right outside our building. The alley leads to a locked, private gangway leading to our apartments. The gangway doors did not close properly very often, and the lighting in the gangway was poor. I told Andco about the mugging and requested better lighting and proper locking mechanisms. However, calls for updates weeks later went ignored over and over again. At best, the office manager I've dealt with is incompetent. At worst she's negligent - ignoring requests for repairs and proper safety mechanisms to be put in place. The units are fine - bare bones, but nothing outright terrible about them If you can avoid renting with them, do it. read more

I've been renting from Andco for almost two years now (location and cheap rent were the ONLY things keeping me in my building!) and could not be more excited for my lease to expire this Spring. Andco's inability to address even minor problems in my apartment has left me extremely frustrated. Simple things like re-hanging a towel rack or re-installing a few shelves in our pantry (which were taken out during a different construction project and never replaced!) prove too difficult for Andco to correct. After, literally four months of asking for the problems to be addressed, I have given up. Similarly, for the past two months I have had serious drainage issues in our shower (as in about 4" of standing water after a 7 minute shower, disgusting I know) which have STILL not been corrected (after sending 13 emails and placing 2 phone calls with maintenance staff). Poor upkeep of the exterior and interior of the building (love our beautiful dirt/rock landscaping and stained carpet interior) has only contributed towards my hate-hate relationship with Andco. I know that cheap rent can be very enticing... but be warned, living with Andco's inability to take care of their renters is not worth it! read more

It's rare to rent from an apartment company that actually pays attention (too many landlords just let their places go), and Andco is definitely one of the best I've rented from in the 10+ years I've lived in Chicago. I really don't understand the 1 & 2 star reviews, because Andco actually takes care of their apartments. That shouldn't be rare, but it is. Everything is kept well-maintained, the appliances in our home were almost all new, and whenever we need something fixed, the email exchange is like this: Us: "Our dishwasher isn't working - can you send someone to take a look?" Andco: "Yes, they'll be there in an hour." Andco, 2 hours later: "They looked & said it's not worth repairing, so you'll have a new one installed tomorrow at 10am. Thanks." ...that's it. No excuses, no runaround, just a new appliance right away. It's been the same for every other issue, too. We just re-signed our lease, so you can't have our place - but it's definitely worth taking a look at their buildings. read more

ANDCO took over the management of my building earlier this year, and I have to say, they've done a really nice job, so far. Previously, the very elderly owner took care of everything, but it was like pulling teeth to get anything done. Every time I've called to request work, it's been taken care of in a jiffy--and done well, too. It's never particularly helpful when you call about a clogged drain and all they do is pour drain-o down it--gee, thanks. But ANDCO actually took care of it. They also took care of my noisy neighbors, and I didn't have to resort to flipping their fuses. Their staff seems to be on top of things, too. I'm moving out, and the girl in charge of setting up viewings called me for each and every one at least 24 hours in advance. All in all, they seem to do what they do pretty well. read more

This place was horrible just for the simple fact that the person who lives on the 1st floor Lysa wouldn't stop harassing me and my family. I brought it to the attention of Kate who worked the offices and apparently they might also be the owner of the building. Kate did absolutely NOTHING to stop the harassment. Clearly there was an agenda, given that me and my girlfriend are Latinos and Lysa is white. Lysa continously lied about our dog making noise and Kate constantly insinuated our dog would have to be removed. When I asked Kate if there was any evidence to back these claims up she claimed that there was and when I asked for the evidence so I could see. She suggested we speak to Lysa who we had already agreed that if there was any issues with, Kate would be the middle person since we did not want to speak to that lady. Lysa not only banged on our door to say we were being too loud once but also banged on her ceiling (our floor) while my girlfriend and I had dinner. Needless to say Lysa needs a life and Kate should really consider handing off complaints to some else who actually cares about their tenants. Don't believe us ? Like Sean C., I had to pipe up here. I've been with Andco for three years (in August) and I pretty much have no complaints about them. While I'm not sure many could live up to the standards of my former management company (shockingly, University of Chicago graduate student housing management was amazing), I have been extremely happy with Andco. They respond to every maintenance request I have had within a few days, and my apartment building is clean and well-maintained. When I discovered my oven didn't work, they responded within 24 hours and ordered me a whole new oven (which took about a week to get). I'm considering moving, but only because I don't like my neighborhood (Uptown), but would definitely use them again. The laundry is a little pricier than most ($1.50 wash, $1.50 dry). My only real complaint is that I still have to pay rent by check. It would be much more convenient if I could pay my rent online with the rest of my bills. They do have a few dogs in their office, but I've never had a problem with them. Oh, they also haven't raised my rent in 3 years and will reduce your February rent by the amount of interest your deposit has accrued during the year. I would stay with them until I'm ready to buy if it weren't for the neighborhood I live in. read more

I have been renting from Andco since 2010. They have been absolutely lovely and I will miss living here. Their service people are so friendly and respond pretty quickly to maintenance requests. I have read some of the negative reviews and haven't experienced the same problems. I have never had someone barge in. They have always given an advance notice when maintenance would be coming. Also, now that I am moving out, they have kindly respected that I cannot show the apartment at certain times. When I have had issues, the office have really been helpful and patient. Also, their online renter portal made paying rent and requesting maintenance really easy and convenient. All in all, I love my Andco apartment and I will miss living here. I cannot put into words how lovely of an apartment experience I had with this company. read more

Andco discriminates against people base on income We can easily afford one of their apartments for 795 a month yet because we do not make 40,000 a year we do not qualify Currently we are paying 750 a month we pay for cooking gas and electric We have been doing this for 3 years, we have never missed a month rent yet Andco feels that we are not financially qualified. I have no idea where the 1 and 2 star reviewers are coming from. I've lived in Andco buildings since 2006 and have found their management to be great. They do provide the moving survival kit to new lessees, which was a big relief to me when I moved into my first Andco apartment (coming off of crazy on-site landlords who tried to intimidate me into staying- great strategy, y'all). Toilet paper, light bulb, trash bag, and coupons. Great! If anything ever needs to be addressed, I just shoot an e-mail to Patti and it's fixed within 2-3 days. Outdoor light burned out? Fixed. Drippy faucet? Fixed. No "oh, we'll get to it...someday." Usually "someone will be there tomorrow." Occasionally "so sorry, but we can't get to it until two days from now." You're apologizing for getting something done in 48 hours? Wow. For other scheduled visits (air conditioning/heating check, plumber), Andco leaves flyers in our entry way two days ahead of time telling us someone will be coming by the apartment between the hours of X and Y. This is a legal requirement, but I've heard stories of other landlords that just show up unannounced. And in the winter, our walkways are shoveled within a day of snowfall. Even minor snow, and not just Snowpocalypse. I only have two minor quibbles- 1) our building's curb appeal is not great. The planters out front are just dirt (and in the summer, trash), while the rental building to our west has beautiful landscaping. Last summer I asked for some volcanic rocks or something so it doesn't look so incredibly gross. I may ask again. 2) When we signed our lease, it was supposedly a no dog building, but there was a probably 100 pound or so Rottweiler living in the basement when we moved in. I think I was told he was grandfathered in. Now there's a boxer who lives upstairs that is probably more in line with the 50 pound limit there is now. I love dogs, I just don't love a week's worth of poop in the backyard. read more

So I look up my rental property owner to see what kind of reviews they've received on Yelp. Yikes - 2.5 stars overall? I had to up it a little bit. I've been with Andco for over 2 years now and really have had very little to complain about. When I first signed up with these guys, I was jumping on a sublet for an apartment from someone I found via Craigslist. The only pain in the ass with Andco is that they are really tough on the credit check. I had some not-so-stellar credit back in the day, and they call you out for it. I wanted the place so bad I went out of my way to prove that I wasn't a deadbeat. Once I got past that hurdle, I'm glad I fought for the place. The heat/gas being included in my rent for a very large studio has been a big plus, and I have to say - maintenance is pretty good. Whenever it snows or we have nasty weather, I hear people outside first thing in the morning clearing the way. Same goes for landscaping in the summer. (almost to annoyance if i want to sleep in, but oh well) I've been able to contact the maintenance manager via email plenty of times with quick turnaround for fixes. Not so crazy about the one laundry room for my large building, and the high prices for the washer/dryer, but eh, I could think of worse things to be dealing with. They haven't had any formal way of paying them that I know of - just get your money into the office before the 5th of the month, no questions asked, which is interesting cause with Peak Properties I'd get a monthly statement. Funny considering how much of a pain they were when trying to get the place. Lucky for me they are close to my local Jewel, and I just pop in and drop my check off with ease. If you're in Lincoln Square/Ravenswood/North Center you should really check these guys out. But all that said, I am very happy with Andco after 2 years with them. I wouldn't hesitate to look at their other properties. I know every property is different, but they've done well here in Ravenswood for me. read more

Eh. I lived in an Andco property from 2004-2005, when I was a sophomore in college. My two roommates and I found a wonderful, huge apartment through Apartment Guys, and it happened to be right across the street from DePaul's campus - perfect location. This was my first apartment, and my very nervous mother agreed to be a co-signer on the lease. When we went into the office to review and sign the lease with my roommates, there were dogs everywhere. My mom is NOT a dog person. At all. It was quite annoying to have dogs jumping on us as we were reviewing my first lease. I understand that they're just dogs and completely harmless, but Andco may want to rethink that approach...especially since some people are allergic! Before we moved in, the staff at Andco were rather rude to us. We had made an appointment to view the apartment for a second time before our move in, so we could take measurements. We were delayed about ten minutes coming in from the suburbs, because of traffic, and Andco refused to show us the unit because we were late. My roommate politely asked them to reconsider, since we had come in from the suburbs just for that reason, and they said no. I truly believe that they saw the three of us as a few kids, and didn't need to treat us with the respect they would usually give their tenants. On a positive note, the maintenance staff was friendly and responsive. When we moved in, we noticed that the tiles on the kitchen floor were extremely dirty (no amount of cleaning could fix that), and many of them were broken. We were given a new kitchen floor - very nice! Overall, my experience with Andco was ok. I wouldn't rule them out as a management company, but I've definitely had better experiences with other companies. read more

Absolute angels. I've rented with Andco since 2013 and the service is top notch. Any service requests are filled within 2 business days tops and they'll gladly work with your schedule and cater to you! When I needed my locks changed, I mentioned to the receptionist that it might be very difficult for me to take time off of work and wait for the locksmith. Remembering what I said, Noey (the repairman) left the keys I needed in my apartment and told me to go on to work and not worry about coming back while the locksmith switched things out! Even better? When I first viewed my apartment with Paul, I mentioned that the apartment would be beautiful with additional ceiling fans, a new toilet cover, cream walls and white trimmings. Guess what I got? Additional ceiling fans, a new toilet cover, cream walls and white trimmings! While the prices can be steep, you get what you pay for: fantastic service. Andco is the best property management company that we're used in Chicago (and we've used many!) Everyone who works there is so nice. Digital lease signing and online rent pay is great. They gave us an adorable "moving in" bucket with treats and essentials that was so sweet. They are so responsive to all requests and have replaced numerous appliances/items in our apartment quickly and easily. Andco is definitely a superior management company to rent! We still consider our apartment to be a very lucky find in the neighborhood we wanted, in the price we wanted, and with all the features we wanted. We had one incident where we had a minor flood underneath our carpet - we called Andco at 1130pm and they were at our apartment within 30 minutes to help clean up the mess (it would have been sooner but it was a really heavy rain storm that day). Both summers, they have planted flowers in our garden, pressure washed our deck for us, quickly responsive and accommodating to our requests! The 1-and-2 star reviewers must be writing about a different management company. When I first moved to Chicago, I had a different management company, which was awful. They were unresponsive and unprofessional. I then moved into an Andco property and have stayed with them for 4 years and running. A truly trustworthy landlord can be hard to find. And Andco is one of them. They're friendly and actually responsive. They actually fix things within a reasonable amount of time. You can trust them to be reasonable. They care. I would have to try pretty hard to think of the negatives (maybe high laundry costs). Bottom line: nice-enough properties in good locations with really good management services. read more

I am a current resident at a building managed by Andco. I started my lease through a sublease this past month. Though a sublease, I was charged as well as treated like a new lease... There was no communication (verbally or stated in my lease) of the fee's that were being applied to my account. They expected the tenant who's lease I took over to explain what fees and additional costs ($250 move in fee and $700 pet fees) like it was her job. Greatly after 2 weeks, they waived the surprise $700 in pet fees that I saw on my account when I went to pay first months rent. However, still being charged a $250 move in fee for myself when applying, I'd expect the unit to be very well kept and touched up prior to my move in. I have put in 4 maintenance requests in the last 2 weeks for broken cabinets, the dishwasher not working, as well as the sinks water pressure being obscenely too high. The wood floors haven't been properly managed in what would look to be at least 3-5 years. And there are chips in the wall paint- not filled in from the last tenant using sticky hooks to hang decor. I had to hire a cleaning lady to come to a deep cleaning that's how bad it was. My biggest complaint is that they use spot hero to rent out their parking spaces in the back alley off of the building. Now I have asked multiple times for the owner/management comp to open 1 of the 3 unused spots to reserve monthly. There are two other spots that are have that option as long term tenants, which is fair. But for me, I was told by them that it was not an option and even though the spots are always available... wellllll except for the two times I actually paid for hourly parking from 8P-8A and when I arrived, all spots were occupied. I contacted spot hero and Lincoln towing All of which did not help. I had to find somewhere else to put my car, change my reservation and after all of that, i ended up towed at $215 from where my car was parked. Great right? As a resident of their building, All i asked for was a convenient, safe spot to park my car during the day/night. A spot that I was more than willing to pay for through spot hero. All they had to do was get on the phone with spot hero to open up the option. Instead of feeling heard, I've felt that my upset and concern as well as my needs were brushed off at I was shut down. read more

I've been living in an Andco building for 10 months now, and I'm as happy as the day I moved in. Before moving in, I asked if they could install a ceiling fan in my bedroom, and they did without hesitation. The apartment was freshly painted and clean as a whistle. My building is quite old, so I've had a few maintenance issues along the way. For each and every one, Andco fixed them promptly without issue. They came in once to fix a small leak in my sink, and without me even bringing it up, they replaced my entire (reeeeally old) vanity with a brand new one. Awesome! Everyone that I've dealt with has been pleasant and diligent. My only complaints: the lobby and stairwell could desperately use a fresh coat of paint and a carpet cleaning, and the laundry room...well. Let's just say that I don't use it. Yikes. Aside from that, I'll keep taking notes...but for now, I am completely happy with Andco and will continue to rent from them in the future. read more

I'm surprised at the very positive reviews on this page because my experience with Andco over the last year has been less than positive. I found a unit of theirs for a very low price on Craigslist, applied and got it within days. Move in went very well and they even gave me a little goodie bag when I picked up the keys - made me pretty comfortable that I got some good landlords. Unfortunately it went a little downhill from here. Within a couple days of moving in I notified them of some problems with the unit, including large gaps around the front door, a weak bathroom fan, large gaps in the wall throughout the interior of the unit, a few other minor things, but most noticeably a pretty bad bug infestation. Granted this was a garden unit, but for the first few days the place was crawling with HUGE spiders, centipedes and other insects. I called/emailed them numerous times about all of these things and they just gave sort of non-committal answers about fixing them. None of these things ever were fixed and I was left to deal with it on my own. The bugs got better as winter came along, but the gaps in the door were perhaps the biggest problem besides that. Ended up paying ~$150 per month to heat a small studio apartment. So much for cheap rent... Things got a little better as the year went on. Ando has gotten better at communicating but still can't seem to give me adequate notice when they enter my apartment to do repairs. One night I came home to find two large holes drilled in my wall - I was not notified of anyone entering my apartment on this day. I called them asking to explain and they were similarly dumbfounded and said they would "look into it." Well I returned home the next night to find wires and things installed through these holes, and they were not patched up properly so of course I saw some bugs crawl through it. This kind of thing happened at least one other time, when a guy woke me up at 8am (on my day off no less) to paint the inside of my door. Again I was never notified of this. Absolutely ridiculous that they can't coordinate these things, not to mention it's a violation of my lease. At the end of the day, this was a lesson in "you get what you pay for." While the rent was cheap, the subpar management and lack of communication was pretty annoying. This is made even more disappointing because I went into this expecting a good experience, especially given all the great Yelp reviews. Maybe you will get a better experience than I did. read more

If you're reading this, chances are you've seen an apartment that looks nice and is in a great area. But trust that the walls are only held up by layers of white paint, and there will be issues below the surface. The company itself is very poorly managed, however on the surface, many of their apartments are reasonably priced, look nice, and are in very convenient areas. My respect has continued to drop for a number of reasons, most of which are maintenance related. I sent a request to their portal regarding some water damage through a wall from a rainstorm. A few weeks later, the most they did was send out a painter to cover the water stains from it dripping down my wall. I've had issues with them not giving reasonable notice (or any notice at all) when contractors are scheduled to arrive at my apartment. We mentioned a littering of used dog bags around the courtyard to the late owner, to which her response was "I've sent an email, there's not much more I can do." It appears that the apathetic attitude has continued without her, since I've had a maintenance request in to fix a gaping hole in the frame of the bedroom window and 8 months later, at the end of winter, Paul the VP has still not responded to my email reminding him of this request. I would avoid them, as they seem to be constantly in over their heads. read more
