    March 1, 2013 The Office of Wilmot Properties 1801 N Humboldt Blvd Chicago, Il 60647 Re: Lease Signing To Whom It May Concern: When we moved in, the apartment was not cleaned, the walls were not painted and light bulbs were not replaced. Our sliding door to the balcony took 6 months to get fixed (which caused our energy bills to be more than twice as expected), and even longer to fix a loose shower door/lining, among multiple requests to fix other things that were not taken care of in a timely manner. All of these things were reported to your office at the time we moved in. The lock on the outside door to our balcony remains unfixed to this day, after multiple requests. In addition, we were without a stove for about 2 weeks because it had broken and your office took that long to replace it. We have also made a recent report saying that our heater was making odd noises and we didn't think that it was working properly. Your office informed us that unless it wasn't working at all, that it wouldn't even be looked at. Now, you are raising our rent, not only to the Chicago standard yearly amount of 5-6%, but to an unprecedented rate of 16%, an extra $300/month, for an apartment of which the walls have still not been painted and maintenance requests still go unanswered. According to the Lawyers' Committee for Better Housing, an oral agreement is legally binding, and will hold up in a court of law. We were told when we moved in that our rent would not be raised for as long as we lived in the unit. The former tenants, as well as others in the building, were all told this by your office staff and the agents selling the space for rent. When someone is selling for you, they represent you, and this was our 'oral agreement'. You also show a precedence of you not raising your rent in the last 5 years. After only living here one year, being asked to pay $300 extra a month in order to make up for the 5 years you missed out on raising the rent, we would be taking the burden of those who lived here before us, paying their increases. The timing of this situation is unfortunate and we know that legally we have to tell you 30 days before our lease expires whether or not we are planning to re-sign. We are planning to re-sign the lease, since it would take longer to take this to court, and moving out is a greater burden on our lives at the moment. However, if we receive more disrespect and more mistreatment as tenants as mentioned in the first two paragraphs, we will not hesitate to take action and bring this to the attention of the court. Furthermore, we do intend to bring our situation to the attention of online reviews of lessors in the city and express the truth about your company. We will also provide any relevant media sources with the letter, which we have written here, unless you are willing to reconsider the significant rent increase. As someone who works in business, advertising something and doing the opposite is not the way to run a successful, respected business. If you aren't going to stick to something you say, don't say it. Your actions will lose you a lot of respect in the industry and other potential customers.

Elevators are frequently out of service, which becomes more than an inconvenience in a multi-floor property. There have been extended periods without hot water -- at one point lasting nearly a week -- with limited communication or clear timelines for resolution. Access control has also been unreliable. Key fobs have malfunctioned at entry points, locking residents out despite active credentials. Plumbing issues have been another recurring problem, adding to the overall sense that preventative maintenance is not a priority. What's most frustrating isn't just the issues themselves -- things break in any building -- it's the pattern. The problems feel reactive rather than proactively managed, and communication from management does little to inspire confidence. Residents deserve consistent access, functioning utilities, and transparent updates when things go wrong. Unfortunately, that has not been the experience here.

Would avoid renting from them until they get their act together again - if that's even possible. Honestly, would have given a glowing review up until winter of last year and called them a "family-feeling" management company; not sure what happened to turn them into yet another landlord/property management company trying to squeeze every last dollar out of their tenants and their tenancy. Broken washer/dryer that had notice put in the second week of January did not get replaced until the last week of April. After repeated communication, we were ghosted about the issue only to find out that our property manager had left and we had a new person. Think that would be something the tenants should be aware of! I could write a whole novel on how abysmal their service was with the washer/dryer situation; everything from poor communication to the installers arriving at our apartment at 7am on a weekday with no notice from the management company to both tenants to the installers having to do the whole thing again (7:30am the next day, still with no warning, but, hey, extra half an hour!) because Root ordered the wrong washer/dryer. Currently, the new appliances don't even fit the space and the accordion door had to be removed to "fit" it. Unsurprisingly, the doors are still sitting in our apartment since Root has not removed them. The company did the absolute bare minimum to "make it up to us" for all of the inconvenience. On top of this, after giving our Notice to Vacate we continued to receive messages that bordered on harassment via email and text about renewing our lease and how a new lease would be sent over when it was abundantly clear we were not reupping. Icing on the cake is being told that our place is too "cluttered" for showings when all we're trying to do is move, clear out every nook and cranny of our stuff, and get as far away from Root as possible. I genuinely am astounded at their reaction to what a living space in the middle of a move looked like. Though the leasing agent (who showed up after his agreed upon time and with no advance warning of being late) continued to insist it was "all transactional" and "just business," I'm deeply offended at how he continued to mention cleaning the place to look presentable for Root and their needs while his tone cast aspersions and disparagement for what is a situational living arrangement. None of this is touching, either, on the back stairwell that took months to fix and was a legitimate safety hazard. Every interaction with them this past year has been heavily about what is best for Root and the Root property. Utterly astounding that the property manager, when speaking to us about the washer/dryer situation, mentioned how great the washer/dryer was and that it's one that will be good for a long time. That might have been helpful had we not had it installed a few weeks before preparing to leave the place. We offered to break the lease and/or leave early due to moving into a new property, but Root would rather get their money and continue to bombard us with asinine emails and requests. I cannot fathom any other reason than them just wanting to get their rent money that they would not take us up on leaving early. Considering it would have been a whole month where they could take their staging photos - which the property manager, when asked, mentioned they did not have any previous on file simply because he didn't know why - and fix their broken washer/dryer while doing any other updates to the space they might have felt were necessary (the kitchen appliances are outdated as well, so good luck to whomever has to wait four+ months to get them fixed when they inevitably die), it seems like a no-brainer. We would not have gone through any of this hassle, not be leaving with an extremely sour taste in our mouths about Root, and this review would have gone differently. I'm just amazed at how a company that I had such positive and tenant-first interactions with when I moved in two years ago (and heard the same from my boyfriend about his four years before that) has become a standard leasing company interested in what is best for their property, which itself is debatable. I cannot stress how happy I will be to be done with them. One positive from all of this is the urgency with which it's inspired us to move out.

However, Raul from Root deserves an exceptional shoutout. Raul has saved my roommates and I on several occasions for any maintenance related request and has shown us kindness as well as quick communication. He's made our experience even better than it already is.
