I've lived at Park View for 4+ years now, and my experience has overall been very solid. The location is fantastic and extremely convenient for me personally; there's also a small grocer attached to the building (kinda like a 7-Eleven) that I use often for small snacks or if I'm just too lazy to make a trip to the actual grocery store. Great rooftop view, and the basement even has a small "gym" room that houses useful exercise equipment so I don't even need to leave the building to get a solid workout in. The staff has also been very friendly and helpful when I've interacted with them, really zero complaints on that end. This past year, there was a pretty substantial leaking situation in my unit, and the maintenance people took care of the issue quite efficiently and were very accommodating. All in all, a great option for living in the city! read more

A location that's hard to beat with an affordable price that' very well connected with a buzzing ambience. Starting with a grocery store on the ground floor, a long set of laundry machines and a well equipped gym the apartment ticks all the right boxes related to convenience. There are multiple lifts and stairways to access the apartments, mine personally lit very well with a lot of sunlight coming in. The Sundeck as many pointed out is a sight that's not to be missed. Its a view that's worth paying for and always will remain the icing on the cake. Both Howard the leasing agent and Ryan the property manger made the entire leasing process smooth as butter getting it done in a record time. They continue to support as and when help is required. LISTEN TO THESE REVIEWS!!! I lived here for two years in 305 and let me tell you... I spent half of my time freezing to death. No heat WHAT SO EVER during the long Chicago winters. At times, I felt like a pioneer because I didn't even want to shower because it was SO COLD!!! They offered me any kind of space heater available and denied any kind of monthly discount- it was hardly even liveable. I could only keep a few things plugged in at once due to the MAJOR electric and wiring issues in this building. They showed me how to reset the fuses in the room down the hall which I spent a lot of long walks to and from every day. The LOBBY was warmer than my own apartment ALL WINTER and I couldn't even plug in more than one space heater if I wanted to!!! The only good thing was the maintenance guy who has a great attitude and loves doing what he does, I always appreciated him. Do not ever move here. Dangerous wiring. Poor heating. Over priced. I moved to the Gold Coast and have a bigger one bedroom AND a fireplace for cheaper than Parkview!!! read more

A grand old hotel marred by the passage of time and mediocre management. This building is showing its age, the plaster was constantly crumbling and the pipes were constantly leaking... seems like there was always some issue in my studio with the radiators or something. Management always seemed annoyed when something came up, the head property manager Crystal had a laughable sense of self importance and was quite condescending when I had to interact with her. I was glad when I moved out. On the plus side the lobby was very beautiful, the outdoor deck was very nice and had a nice view out over Lincoln Park (hence the name,) steps away from the zoo and lake. There is a little exercise room and a convenience store off the lobby. There's also a Farmer's Market down the street in the summer. Those positives do not outweigh the negatives though, there are other "vintage" buildings in the neighborhood that are better choices. read more

Perfect location! It made it easy for me to hop a bus to work. I also loved being able to walk across the street to the Lincoln Park Zoo and North Avenue beach. The staff is also hardworking and does a great job of acknowledging each resident by name. The neighbors also made the experience at Park View amazing. The rooftop was an extremely social atmosphere where you could meet people, play corn hole, grill, and have a good time. Would highly recommend this location. Best Value in Lincoln Park. read more

I absolutely LOVE my 450 square foot studio and I am thrilled to be a Park View resident. Management, especially Ibukun and Rick, have been fabulous since day one and I have received superior customer service from everyone that works there. I pay $885/month for a large studio on the 7th floor with a lake view. I received one month's free rent when I signed my lease and my friend who lives in the building received a $500 referral bonus fee for recruiting me to Park View. This includes heat, gas, water, and trash. I pay for my own electricity and cable/Internet. The building itself is very old because it is an old hotel. However, it has been beautifully maintained and has a "vintage charm" to it that can't be replicated. Despite being so old though, the washers/dryers are new and work great, the water pressure is perfect, and the elevators are fast. We have excellent security (a guard a few nights a week) as well as a keyed entryway in the front and back and a call box for our visitors. Since arriving I've placed 2 maintenance requests and both have been filled immediately. I also had my old stove replaced with a brand new model. The walls are thick but the doors must be made of paper mache because you can hear everything through them. Other than that, I don't have many complaints. It's a fabulous location with the 73, 22, 36, 151, and 156 buses all nearby. It's a 4 block walk to X Sport Piper's Alley, a 2 block walk to a Starbucks and B of A, and Old Town is right down the street. Can't get much better in LP. read more

Although this apartment building has quite a few tenants, you truly feel like each staff member have a personal connection with you. Super convenient and awesome location, right in the heart of Lincoln Park. The staff is friendly, helpful, and willing to go out of their way to help. The first day I moved in (in the dead heat of July) the maintenance staff went out of their way to install my A/C unit. In addition, they fixed an issue with my drain very quickly. Albeit these issues were small, however, the staff and maintenance were quick & eager to help. I can't thank the Parkview staff and team for making my move to Chicago as seamless and stress-free as they have made it. I have loved my short time at Parkview Apartments and look forward to many more amazing times in the future. Pros: close to Lincoln park, walking distance to transportation, good view Cons: no AC. the old building is not well mained. Maintenance people lectured me about why I don't need things fixed. Building manager denies problems when they are brought to his attention. Laundry room poorly maintained, some washers and dryers are always broken. Floor bubbled up from humidity in the summer, took 2 weeks to fix. Bottom line: I'll be very happy to move out. read more

Do not live here. My experience at Park View Apartments was terrible. I had sewage constantly coming up through the drain of my kitchen sink, which for obvious reasons is incredibly disruptive and harmful. These backups were not small; there were nights when I was forced to bail sewage water out of my kitchen sink into my bathtub using a small bucket to prevent the sewage from overflowing into the kitchen. (See attached photos.) Over the course of my lease I put in more than 5 work orders to resolve this issue, but I stopped when I realized that management was unwilling to address the underlying structural plumbing issues causing the flooding. Instead, they snaked my drain each time and declared the problem "fixed", only for the backup to resume in the following days. This problem was not limited to my unit. I know my neighbor had similar flooding, and saw work orders on other doors citing the same issue. Some sort of structural repair needs to happen, but don't count on Park View management to bite the bullet and invest in true repairs. They're more than happy to have a high resident turnover rate so long as they can continue to dupe the next guy. Don't fall for it. Take my advice and live someplace else. read more

I moved in last March. I live in the garden units that were new rehabs. When I moved in the entry wasn't complete or cleaned up from the construction. They took care of that promptly. Everything went well for the next few months...they all of sudden we recieved a 260.00 dollar electricity bill. We contacted Comed had them come out and do an evaluation. I then talked to my neighbors to find out they didn't even pay for electricity and then I went to the managers office. They were completely unhelpful, we are still pretty sure to this day we are paying for our neighbors electricity. Now i am getting ready to move out...thank god, at first I was getting an e-mail the day prior to let me know they were showing my apartment. Now I get home from work and I can tell people have been in there and I will get random knocks while i am cleaning, packing, relaxing with no notice that people are going to be in my apartment. I really do not appreciate the management company has treated my roommate and I were treated the past year. I will never rent an apartment with this management company again. Oh yeah if you are renting a garden beware the back back bedroom and bathroom do not have heat. I froze my butt of all winter. I sent 3 repair request and talked to them in person. It never got fixed. If you are looking into this apartment building ask to deal with Rachel. She was considerate. read more

STAY AWAY I lived here May '15 - Ma '17, during which I experienced many maintenance issues and was forced out of my unit a 30 days early due to more building issues and building mgr incompetence. What made this building so unpleasant is the female building mgr who isn't made for interacting with human beings MAINTENANCE ISSUES During my 23 months here I experienced more problems with the building than I've experienced in my 10+ yrs as a renter. I believe there are electrical problems, which caused my electricity to go out regularly. This happened while I wasn't there causing the contents of my fridge to spoil twice. I believe electrical issues caused the failure of 4 appliances in the first 18 mos. I had to have my dishwasher, stove, and 2 fridges replaced. The back of both fridges put off a burning fish smell. Research online linked this to the fans overheating. The laundry machines also had problems. Regularly one or more washers and dryers were out of order. But there wasn't a sign, so I'd always find out the hard way. Also, when Comcast went out (too often) the CC machines stopped working so I'd have to buy a $5 laundry card and go to the bank for the odd exact denominations it required to add cash. Another issue is that neither ATT nor Comcast worked in this building. I thought it was the service, until I switched providers and realized the slow internet with consistent service failure are likely an issue with the building. Too many more issues to list here. FORCED TO LEAVE EARLY The building needed to fix the plumbing on the unit below me. The building mgr didn't know how long it would take, but provided me 3 options to live during the invasive fix: 1) they'd pay to move my stuff to & from another unit, 2) same as #1 except I could stay in the new unit at my current rate for 3 mos and then resume the higher rent thereafter, and 3) I could stay in my unit, but they'd arrange for me to use a nearby bed & breakfast for showering. She needed my decision asap. A couple days later I emailed asking for clarity on dates on the initial options and to provide 2 more alternatives: 1) they could cover hotel costs for the days of maintenance (she made it seem like maybe 5 days) or 2) they could cover airfare for me to fly to cali to stay with my BF and I'd working remotely. None of the 5 options were convenient but I tried to accommodate. Her response was that the original 3 options were no longer on the table; my new options were: 1) I could be out of the building in 6 days (ending my lease 60 days early), or 2) I could stay with friends/family. Instead of just fixing the unit they decided to also remodel it (to save money); the timeline would now be 30+ days. This is very inconvenient as my friends live nowhere near my work and my family is out-of-state and it would stink to have to find a last minute place and movers (at a premium). I ended up involving a more senior building mgr to reason with because the building mgr was not equipped to handle it. She worked with me, but initially wouldn't commit to paying for the transfer movers for a move I didn't want to do. I had to schedule my own movers and they'd only pay a certain amount. And they would not pay for movers to move me back to my old unit. So I had no choice but to scramble to hire movers, my boyfriend flew in from Cali to help move most of my stuff to keep the mover cost low, and I didn't want to pay movers to move me back, so I had to find another building so I could avoid paying 3 sets of movers. I had to rush to find another place. The whole ordeal was one of the worst experiences of my life. All of this happened while I was working 10-12 hrs days. TREATMENT BY THE BUILDING MRG What made the constant maintenance issues and sudden removal from my home even worse was the building mgr's handling of each interaction. Problems were never her fault - the disturbing smell from the fridge, the incessant clicking sound from the stove, the recurring power outages, etc. we're "non-existent" or my fault. She made no apology about the position I was in, instead required me to sign a full 21 page lease just to transfer units. I was also asked to sign a transfer form excluding the building from paying the full promised mover fees. I was asked to sign another lease for one day (April 1) because my movers would be moving me out after midnight on 3/31 and my new lease in another building didn't start until 4/1. I was also threatened with collections over $6 in ComEd fees left from a prior tenant. I paid for electric on both units during the days I was a resident in each. It's clear all she cares about is collecting rent and lots of paperwork to protect her. Finally, the unit I transferred to was filthy, there was about as much water pressure as you'd get in a camper, and the bathroom sink didn't drain. Once again, her response to my request to have the place cleaned was nasty and defensive. Oh and there's a fee for paying your rent online. read more

Park View Apartments are truly the best and most unique apartments I have ever lived in. not only are they centrally located in the heart of Lincoln Park, they have an antique vibe (not old) that creates a homey feeling. I have views of the lake, and can go to the roof top on 8 whenever I want for a massive view of lincoln park, the lake, and west of chicago. The amenities include a shop downstairs to purchase anything you like, laundry, BBQ, rooftop, gym! The list goes on. They maintenance is always on top of making sure they can help you with anything you want, and my apartment is always warm and cozy. Above all, what makes 1936 so unique is the community and people. The staff and management here is beyond gracious, they are family and go beyond to make sure you feel at home, are taken care of, and find original and fun ways to always bring everyone together. I used to love living here. The new staff has been horrible to work with this year, I have been ousted from my apartment several times because of water and heat problems with no apology or resolve. The roof deck has been out of service this entire summer despite a major rent increase. I would not recommend living here until there is a new property manager on staff, the one currently employed is simply not cut out to be in her position. Many residents have been complaining, the corporate office is of no help and I am strongly considering putting my rent in escrow until they fix my apartment. I am very disappointed and my lease renewal was a huge mistake. read more

Lived here for two years and I LOVE it! Only moving because I've been relocated to the west coast. On top of the amazing rooftop views and spacious closets, I love the thick walls so I rarely hear my neighbors. Staff and management are very friendly and helpful. Laundry facility is clean, convenient, and safe. Surveillance cameras and part-time concierge are a huge comfort for a single girl living in the city. The park, North Ave beach, and farmer's market are right across the street. Only cons that I've experienced are the yearly $100 fee to install an AC unit (not including AC unit rental) and the lack of grocery stores within walking distance. The majority of tenants are in their early to late 20's and the roof top gets a little rowdy during summer nights. So that's something future tenants might want to keep in mind. We stayed in Parkview Apartments from 2013 to 2015. The only reason why we are moving out is because we now have our own place. We really enjoyed staying here. Here are the main advantages: -- Clean and welcoming: as soon as you enter the lobby, you feel a sense of calmness -- Heritage building: the building has a personality of its own. It is not just another concrete box. -- Socialize: every evening the rooftop patio becomes meeting & relaxing place for friends. Also special events like DJ + food during Air and Water Show. -- Excellent building management: if you have a problem someone will be there the same business day. Special kudos to Crystal and her team for really maintaining the quality of experience. The addition of Ned (at front desk) is also a great step forward. He is friendly and very helpful. -- Free bicycle storage area. Basic Gym (treadmill, cycle, stepper etc. and weights) included in the rent. Decent laundry room in lower level. -- Water, Gas, Heat included in rent. -- CTA Friendly: 22, 36, 37, 73, 151, 156 merely steps away -- Picnic/Jog in Lincoln park, go to the zoo or play beach volleyball at north avenue beach; all at walking distance -- Grocery options: treasure island, big apple 4 blocks away. I lived at Parkview for 4 years and loved it. One of the best reasons this place is so great is that it is an awesome location. The park is right across the street, so biking, walking, playing sports or law games was so accessible. It is also located by tons of restaurants and bars. Also, it's right on 5 bus lines and is close enough to the L to get places but far enough away to avoid some of the danger or weirdness associated with some of the Chicago's lovely L riders. One of my other favorite parts about living at Parkview was the roof deck. It has views of the lake, downtown, and western and northern neighborhoods. There's almost always a table or chairs available and the residents that we shared the space with were cool. Additionally, I enjoyed having a bike room to store by bike, and laundry was almost always open downstairs. My actual unit was not huge but my husband and I lived comfortably in it for 4 years. We had granite countertops in our little kitchen and really nice wood floors throughout. We had amazing views that made us love where we lived every day. We only moved because my husband's job took us out West. People in management here were friendly and adequately responsive. The maintenance guys here were really friendly and worked hard, and most of my requests were addressed the day I requested it or the day after. I didn't have any of the problems some of the other reviewers form a few years ago mentioned. The building is old and has a ton of charm. The reason I wouldn't give the place a 5/5 is because with charm comes some annoyances of an older building: layered paint, older-style faucets in the shower, and radiator heat. The staff did a good enough job of addressing the issues we had. Overall Parkview was an awesome place to live. I'm sad I had to move. read more

Beware of this fraudulent organization. I was quoted a price for an apartment and the day that I was supposed to sign the lease and move in (on the same day) I was told I had to pay $300 more. Literally 3 hours before I was supposed to start moving in. They did not honor the quote they gave me, which was also posted online, after they cost me $250 for the application fee. When I moved into Parkview, the managers extended my lease and said when it expired that they would work with me and do month-to-month so that I wouldn't have to move before I graduated from graduate school. When my lease ended one of the managers was less than helpful. This manager screamed at me on the phone and several times he hung up on me and the attorney I eventually had to hire. When I finally got him on the phone he screamed at me, "I cannot wait until you move out so that I can be done with you". There were several instances where I would go home for a weekend or go on a weekend trip and come home and I would KNOW that someone had been in my apartment while I was gone (i.e. someone had used my toilet and not flushed, someone had come inside and dropped off paperwork on my dining table). When I asked management about it they of course said they had no idea what I was talking about. Then when it was time for me to move out, I gave my 60 days notice and the management company thought that they did not have to give any notice to show my unit to potential renters. They would show up any time between 8a and 8p and just knock twice and come inside to show it (sometimes up to 5 times a day several days in a row). There is a Chicago municipal code that states landlords must give 48 hours notice before entering a unit for a non-emergency. When I notified them of this they promised to follow it, but would call me every single day and ask to show my apartment within the next 15 minutes. Then I went out with a friend one day to a Notre Dame game and they had scheduled a few showings for the day. I didn't care because I wasn't going to be home (it is super awkward to be sitting at home while they show your apartment). I came home at 10pm to find that my door was UNLOCKED and cracked open. They didn't lock or close my door after showing my unit earlier in the day. They said that only managers were allowed to show apartments to potential renters, but they had maintenance come and show my apartment without notice several times. Just beware and observant. If you are a single girl living alone be prepared for a fight if anything goes wrong. read more

I recently moved out of Park view Apartments after living there for a few years. I have one word of advice, DO NOT waste your money and rent here! The building is very old, other than the deck which is beautiful; the apartments are incredibly small, over priced and have a tremendous amount of wear and tear (especially the bathrooms). Every year when you renew your lease, plan on your rent increasing on average $60 a month. The water in the building is horrible, every morning when I went to take a shower I had to let the water run for a GOOD 15 seconds before the water stops turning yellow. Let's not even talk about the water from the sinks. As far as the Leasing office, the property manager has horrible management skills. Not only is she rude, she talks down to you which I find incredibly disrespectful (many of the residents in the building feel the same way). Please do not waste your time or money, there are several other buildings in the area ( even closer to downtown) which offer better amenities and nicer apartments. read more

Great place, perfect location. PERFECT. It is a vintage building so learn that means old to all the negative Nancy posts. Also a building this fair priced is not going to have a 24 hour door man. 24hr door service requires going through the door "union" in Chicago and having a rotation of door people. For this to take place rent would increase dramatically. - It has a roof deck, private roof decks, bike room, decent gym, and laundry room. Negative Nancy posters also think that a building with 240+ units will not have a broken washer/dryer every now and then. The whiners on here are idiots who probably had mommy and daddy pay their rent while they went to DePaul. AND THE ROOF DECK PRETTY MUCH NEVER CLOSES. keep crying read more

I would advise anyone looking for an apartment in Chicago NOT to live at a property managed by B&A Associates. I live at Park View, which is a nice building and I truly do like my apartment, but the management company is horrible. First of all, they offer an online rent payment method, which sounds great until you find out that there is an additional fee (which depends on your rent.) My fee is $41, which you have to be truly insane to pay every month. Therefore, I choose to mail my rent check to B&A directly each month. Their office is in Schaumburg, so I am unable to drop it off in person. This month, I mailed the check on the 2nd, and today is the 18th. According to them, they have not received it and are now charging me a $75 late fee, which I have to pay online (in addition to the rent), so of course there will be an additional $40 late fee. I am not an unreasonable person, and I understand that they have to have measures in place when people are late on paying rent. However, I believe Park View can find a less expensive online payment option, allow for checks to be dropped off in person at the apartment building, and do a better job of monitoring their mail. As I mentioned, I truly like the building and my apartment, but will plan to rent directly from a condo owner in the future, rather than dealing with an apartment building/management company bureaucracy. I also want to clarify that Crystal in the office onsite, as well as the maintenance staff are all very helpful; my complaints lie more with the B&A Management as a whole and their operations. read more
