    We lived in The Streeter for the past year and overall our experience from the start of the leasing process right up to move out went very smoothly. First of all the apartment (2 bedroom with balcony) was gorgeous and paying a little extra for them to install wood floors in the bedrooms is totally worth it. The view is incredible. We faced north and east so we had both city and lake views. But honestly, the western exposure is also pretty awesome (we toured an apartment that faced west and you can also look west from the storage lockers on the top floor). The amenities floor with a gym, library, pool, hot tub and business center and a very nice outdoor "quiet area" are really well done. There's also a giant community room. And the staff here is also so friendly: from office, to door staff to maintenance: everyone was pleasant, friendly and super helpful. A shout-out to Michelle, Brenda, Gregg, Dereck and Kendall. They all made us feel right at home. Of course it's easy to be all of that when times are good. The real test is when things get a bit difficult and I'd have to add that the way they have managed the pandemic and some of the issues in the city were very good. They quickly adapted the building to the pandemic, kept residents updated (or answered questions when they were asked) and responded to community concerns about safety. That couldn't have been easy. This is a great building that is really well managed. I'm not easy to impress but they certainly impressed me.

    //// I waited awhile after moving out to post this because I wanted to make sure my feelings didn't change and/or I wasn't bombarded with some left-field charges, etc. What you read below is how I felt while still living in the building. It was spectacular but horribly inappropriate for my situation and I don't miss it at all. That might change when I move to a new building that doesn't hold a candle, haha, but as of now, I appreciate the time I had at 345 but am glad to be out. //// After months of searching, calling, touring, and more searching, I settled on The Streeter. To say I settled, though, is an understatement. This place is without a doubt one of the best downtown. POSITIVES *Floor-to-ceiling windows with spectacular views (on high floors, at least) *Excellent closet space *W/D in-unit *Location -- a block from the Lakefront Path, three blocks from Michigan Ave shopping, boatloads of restaurants... Need I say more? *Gym -- free weights, weight machines, cardio equipment, and a bball court. Clean and well-maintained. *Pool deck -- beautiful, entirely sunny after ~11am, and it opened sooner than all the buildings I see from my window. *Pet-friendly *Maintenance -- friendly and helpful. I had one come and drill extra shelving into my closet the day I moved in, and he helped build some of my furniture for extra $$ *Community room -- giant flatscreen TV, bar, mini fridge, pool table, arcade games. You can rent it for the day. *Side decks with Weber grills and additional seating. *Media room -- lots of computers, printer, copy machine, and DVD vending machine *Library -- tons of books and seating for quiet studying *Parking garage -- unassigned or assigned spots ($185/$285). Garage is huge, spaces are huge, and it feels secure. [[Some of the other buildings I saw had the most unbelievably cramped and claustrophobic garages I've ever seen. How you park more than a bicycle in them, beats me!]] *Coffee machines -- one in the lobby during office hours, another in the media room (which I didn't discover until way too late but hilariously found it with a line of people out the door at 6am one day!) *General atmosphere (lobby, hallways, elevators) is beautiful. Every friend who visited said, "Wow! This looks like a hotel!" *Basic cable, water, heat and A/C included in rent. You pay for electricity. *Tech-savvy management/leasing office. They're responsive to emails, notify us of building happenings via email, and you pay rent online. NEUTRAL *Door staff -- some are absolutely brilliant and always crack jokes with me or at least smile, others... not so much. There is a ton of turn-over, and only one has been here longer than a few months. *Leasing agents -- a couple are nice or at least civil, then there's the rest who you wonder what side of the bed they woke up on. Every. Day. *Steam room and sauna are never on, so if you want to use them, you'll have to turn them on yourself and wait....for a long time. *Lots of events, however, many had a very small capacity and were booked immediately and/or got canceled. *Relatively far from a dog park. My pup was still potty-training when I moved in, so he could never hold it beyond just outside the door -- which is all flower patches that say "NO DOGS" :( He doesn't read.. *Fooda -- In-lobby delivery from local restaurants twice a week. The actual food was always different from the menus we received beforehand, but I'm not sure whose fault that was. *Residents -- pretty hit-or-miss. There are loads of young people (lots of students), and some "uppity" wealthy/older folks who think the sun shines ....... NEGATIVES Take off your rosy glasses. An entire review of raving and glowing wouldn't be completely honest. *Sound-proofing -- you hear everything going on in the hallway, even if you're on the other end of your apartment. This includes yappy dogs and screaming children. Also, the person next to me had their alarm clock go off at 4am one day (weeknight) and must have been out of town because it went off for two hours :-(( *Sirens -- you're a block from Northwestern Medical. I hear sirens AT LEAST 20-25x per day. Get used to it. *Insurance -- This one is HUGE. The building's insurance DOES NOT COVER YOU in the event of an accident. Make sure your renter's insurance covers your actual apartment and not just your "property" (things). Some people's apartments flooded and they were stuck paying close to $10,000 in damages. *Indoor pool and hot tub were closed almost the entire time I lived here. Their location is super awkward -- they're right in front of all the cardio machines, so you would feel like a circus act if you went in. *Rent hike -- I heard other people who moved out before me complain about this and, well, they were right. My place spiked up a few hundred dollars as did all the others. I had about half my floor move out within a month of each other, but new people moved in. The building definitely stays full in spite of the prices.

    Love living here. Exceptional staff, in the front office and maintenance department. Lots of amenities, incl. pool, fitness center, business center (with Macs and PCs), indoor basketball court. Pet friendly.

    We chose this building in part because of the advertised amenities, but our experience with them…read morehas been consistently disappointing, as has the level of responsiveness from the management office. * Sauna: To our knowledge, the sauna has been out of service since we moved in. It was working when we toured, but we have not seen it operational at any point since becoming residents. * Hot tub cleanliness: On February 28, 2026, when we turned on the hot tub jets, a grimy black film resembling dirt began accumulating in the water. I took photos that night (see attached). This raised serious concerns about maintenance and cleanliness. * Swimming lessons representation and lack of response: During our tour in November 2025, a leasing staff member told us that free swimming lessons were offered to renters, and we confirmed this multiple times because it mattered to us. After moving in, an onsite swimming instructor told us that, to his understanding, there are no free lessons. When we mentioned we had been told the lessons were free and asked whether he had heard similar questions from other residents, he told us yes. We emailed management on February 19, 2026 asking how to enroll or to clarify whether free lessons are offered, and as of March 1, 2026, we have not received any response. In other replies to reviews that complained about amenities, the rental office has said the hotel manages the amenities. But these amenities are still advertised as part of the residential experience, and from a resident perspective the distinction doesn't change the outcome--we relied on what was represented when deciding where to live. If these issues are resolved or clarified, I will update this review. For now, prospective residents should independently verify the current status and availability of any amenities that are important to them.

And it's in the best possible location. My overall experience touring here was a 10/10 thank you Kacy for explaining everything to me and being transparent about fees etc you were amazing so many good laughs and it was genuinely fun touring with you. I definitely recommend moving in here I'm praying that I'll be able to move-in because it's such a great community and location so fingers crossed I get this job and can move into that 1 bedroom you showed me!

She ensures the safety and comfortability of all of the residents and takes the time to make sure all individuals are taken care of. She is the heart of the gallery on wells and everyone else in the building agrees! We all know that there is an open door policy with her and feel comfortable enough to bring anything to her. She is always smiling, remembers everyone's name and is VERY professional.

My fiance and I have had issues since day 1. To name a few: -The Resident lounge is actually an employee lounge throughout the day as that is the only space the employees have to go to. -The grills have been broken since day 1. You have to bring down your own lighter, pick up the metal grates with your hands, and then light it to actually get it to work. -Once snow started in Chicago, the management team would not have the snow removed from common spaces making the grills, etc. inaccessible. -The key FOBs don't actually give you access to anything. I don't even know why they give them to all the residents when they don't work to get you into any of the common spaces. -They will randomly do renovations on a floor without providing any of the surrounding apartments a notice. This is very frustrating especially during a GLOBAL PANDEMIC when everyone is working from home. When you speak to the management team about these issues, they make you feel like you are the only one with problems and that everything is great about the building. That is not true as I have spoken to several residents who are frustrated with all the same issues. This experience has made me think twice about paying to live in a managed high rise building.

I…read morehave lived in multiple high-rises over the last 7 years and this building doesn't even come close to the amazing places I've lived in yet paying by FAR the most here for half of the great things about the other buildings. This is the only building on the planet with no freight/move-in elevators so they take the other elevator completely out of commission giving ONE elevator to 18 busy floors of 20ish units. I've waited 10+ minutes just to get in the elevator and have been late for work on multiple occasions because they give the elevator to people moving in during PEAK hours. To add insult to injury, the cold/unkind and totally apathetic leasing office takes the elevator ONE FLOOR UP AND DOWN instead of using the stairs. All the residents constantly look at each other in disbelief every time it happens. They never say hi to anyone and inconvenience residents on a daily basis. Resident Events are nonexistent and when they do, they're either BYOB (seriously?) cold cheap pizza or 1 seltzer. Gee, thanks! I really feel the appreciation and value of my $2908/mo for one small bedroom. Last but not least, between the drunk people fighting leaving LIQR Box next door and the addiction clinics lining the street - this is a pocket of River North that is totally unsafe. There are ALWAYS issues out front and was even accosted by someone mentally aill walking to my car out front one day. I called Neha in the leasing office (also the biggest culprit of riding the elevator one floor up and down) to help me get the garage open to run in. It was laughable how little she cared, zero sense of urgency and didn't even ask if I was okay or follow up with me. Why hire people who clearly don't give a flying f about residents or their jobs? What's the point? Skip the overpriced bedrooms, unfriendly leasing office, lack of any resident appreciation and concern for you as a human being and go literally anywhere else. There are a ton of beautiful and amazing buildings I wish I lived in instead of Niche. Their only saving grace is the amazing front desk staff (Sherrice and Durandt) and maintenance team which has kept me here. I wish I never lived here, the office team here is TERRIBLE and the only apartment I've ever regretted signing a lease with. RUN! A seamless combination…read moreof 2 different buildings brought together as one, one side is the "timber" side with timber beams and ceilings and the other side is the "concrete" side with mushroom columns and, in many concrete units the original "lunch box" floors. Most people balk at the assessment fee until you begin the laundry list of amenities and services that are included not the least of which is an on-site staff including the building manager, maintenance team and 24-hour doorman. Talk about security! Other amenities include gas (cooking and fireplace), water, cable TV, parking (indoor, lot and street), outdoor landscaping, snow removal, garbage removal, and on-site dry cleaner. Pets are allowed at Haberdasher and the new dog park nearby has been a real boon to residents. The east lobby is beautifully appointed and well-maintained and is where the cleverly disguised common mail box area is. The west lobby is just as beautifully appointed and leads to the on-site dry cleaner (!) The elevator in the west lobby is where you can gain the easiest access to the top floor where there is a hospitality room you can rent, a mens and a womens restroom, the free on-site gym and half basketball court. Here too is where you can access the roof top deck with it's sweeping views of the south, east and west side, or the grill area, a concrete area with 4 gas grills for residents to share. Committees made up of residents put out a newsletter and coordinate activities mainly built around the holidays where residents can gather and celebrate with catered food and drink. Haberdasher Square is situated at Jackson at Des Plaines, 1/2 block east of Halsted which allows extremely close access to Halsted St and the circle interchange of expressways. Halsted between Washington and Van Buren is where Greektown is and just a few blocks away are the restaurant rows of West Randolph and Jefferson Street. The Taste of Randolph occurs each summer and is within walking distance of the lofts Union Station is a couple of blocks east making it easy to get out on the trains, or welcome your family and friends when they come to town. The main grocery store is Dominick's at 1 North Halsted while Presidential Towers is looking for a new owner of their expanded grocery store, opening soon no doubt. When I moved downtown in 1999 there wasn't much going on in the neighborhood. The area has gentrified beautifully without risking the history, spirit and character. Haberdasher Square Lofts was the development that lead the way and continues to be the type of building with the first class amenities for which others strive.

They are so attentive and go above and beyond in making sure the owners and tenants have their questions answered and issues addressed. We owned our unit for 10 years and had an amazing experience while we were there. We recently sold our unit and the property manager was critical in helping us coordinate our sale. We couldn't have done it without them. Can't say enough enough about this building!
