AVOID NICHE 905! I have lived in multiple high-rises over the last 7 years and this building doesn't even come close to the amazing places I've lived in yet paying by FAR the most here for half of the great things about the other buildings. This is the only building on the planet with no freight/move-in elevators so they take the other elevator completely out of commission giving ONE elevator to 18 busy floors of 20ish units. I've waited 10+ minutes just to get in the elevator and have been late for work on multiple occasions because they give the elevator to people moving in during PEAK hours. To add insult to injury, the cold/unkind and totally apathetic leasing office takes the elevator ONE FLOOR UP AND DOWN instead of using the stairs. All the residents constantly look at each other in disbelief every time it happens. They never say hi to anyone and inconvenience residents on a daily basis. Resident Events are nonexistent and when they do, they're either BYOB (seriously?) cold cheap pizza or 1 seltzer. Gee, thanks! I really feel the appreciation and value of my $2908/mo for one small bedroom. Last but not least, between the drunk people fighting leaving LIQR Box next door and the addiction clinics lining the street - this is a pocket of River North that is totally unsafe. There are ALWAYS issues out front and was even accosted by someone mentally aill walking to my car out front one day. I called Neha in the leasing office (also the biggest culprit of riding the elevator one floor up and down) to help me get the garage open to run in. It was laughable how little she cared, zero sense of urgency and didn't even ask if I was okay or follow up with me. Why hire people who clearly don't give a flying f about residents or their jobs? What's the point? Skip the overpriced bedrooms, unfriendly leasing office, lack of any resident appreciation and concern for you as a human being and go literally anywhere else. There are a ton of beautiful and amazing buildings I wish I lived in instead of Niche. Their only saving grace is the amazing front desk staff (Sherrice and Durandt) and maintenance team which has kept me here. I wish I never lived here, the office team here is TERRIBLE and the only apartment I've ever regretted signing a lease with. RUN! When I moved to Niche 905 in 2022 - it was a great place to live. Awesome location, friendly / helpful management, great location, and well maintained. However (as you'll see in many other recent reviews) - new management has ruined what used to be an amazing building. They are rude, send messages of the same things breaking over and over again on a weekly basis, and don't take the time to interact with residents even in passing. When you visit neighboring buildings - the contrast in management is almost immediately evident. The door and maintenance staff are AMAZING however, it's a shame to leave those people at the expense of the management that has taken over - I am writing this review in hopes perspective tenants don't have to risk experiencing what I and others have in a city with so many great residential options. read more

I have been a resident for 3.5 years. The first two years were fantastic. Great management, great guests, great building. We loved it. It was home. Then it all changed. New people were put within the management team. The front desk staff were replaced with temp workers who do not care about you, your food, your packages, or their job. They lowered rent and their standards for residents. One resident throws parties on the rooftop every weekend with him and 20-50 of their friends. One occasion they were lighting fireworks on the rooftop at 1am. Management did nothing. I've had another resident twice try to sell me drugs. A few days ago my wife and her friend went to the pool at 3pm on a Wednesday. Within 30 minutes she gets the police department called on her as she is within violation of the COVID guest policy. This is clearly a very aggressive way to tell a resident that they are within violation. This is the only time in 3 years that we have caused trouble. We never missed a payment, almost never had guests prior to COVID and our dog literally is a mute. I am beyond shocked at the level of disrespect I have gotten from the "manager" Kendall. He quite literally asks tenants to help patrol the building instead of his staff. How is it possible to pay the price needed to live in a luxury apartment yet be told by management that they can not keep the building safe without your help? We are moving out as fast as we can. Please do not move into this building, unfortunately you will regret it. It's such a shame because the building itself is great. The people running it are the worst. read more

The staff at Niche is wonderful. The tenured staff, anyway. The building manager, Kendall, is the best building manager I've ever dealt with in an apartment building. Maintenance is equally wonderful and helpful. The building itself is in pretty good shape, has a unique look and a boutique-y feel. The units themselves are nice, ours in particular (1br+den) had one of the most unique floorplans I've seen in a modern Chicago high rise. Space-conscious with tons of storage space, built-in closet organizers, oversized bathroom, laundry closet, and tons of cabinet space throughout. Appliances/cabinetry are standard, could maybe use an upgrade to a fridge with a water filtration system. Otherwise a cozy and welcoming atmosphere, with good amenities. Including partnerships with dog groomers who will pick your dog up from your unit and groom them in the available dog spa on the first floor. Fantastic perk. West-facing views get quite a lot of sunlight in the afternoon, which can be a thing to consider. The upside of this is that on days like the Fourth of July, you get one of the best fireworks shows you will ever see that spans the entire western horizon of Chicago and the western suburbs. Lots of community events, moderately snappy package-handling system, year-round rooftop hot tub is awesome. Will always have a special place in our hearts, as it was my girlfriend and I's first home together. The bad: The building only has two elevators and no dedicated freight. When there is a move happening, expect delays of up to 10 minutes to get an elevator to go up or down. The garage is partially covered, so during the winter expect to still have to clean snow off of your car before being on your way. In the summer or during nearby construction, expect filth to cover your car in a splotchy pattern that matches the circular openings in the sheet-metal "enclosure" in the garage. The area is pretty polarizing. On one hand, it's a genuinely good location. Close to Old Town, Gold Coast, and obviously River North. Awesome access to the highway/Clybourn/Elston/LSD by car. On the other, it can get pretty intense at night. There is a club across the street that provides a source of occasionally violent and/or deadly incidents. One of the lobby windows of Niche was recently shattered by a stray bullet. As a result, the night shift door duty becomes an undesirable role to fill, understandably, leading to a high turnaround of door staff and general safety/noise concerns. Also that particular stretch of Orleans serves as the meeting grounds for 3AM Dodge Charger engine-revving contests on a weekly basis. The area is obviously not something Niche has control over, and they've never done anything to indicate that they don't also see these things as a concern, but it does reduce the overall rating of this building in opinion. If you picked this building up and moved it a few blocks away, it'd be 5-stars. read more

Renters beware! First- every review that you see praising the concierge and door staff is a FAKE that was written by the new manager of the building, who is quote tech savvy. All I have been hearing from residents over the past year is complaints about the awful treatment by staff! As a resident of this building, I must warn anyone coming in, as many are opting out of resigning their lease due to poor management. We have loved living here until management (and ownership) changed hands a few months ago. Ever since, many residents have been wronged in so many ways. Upper management has received many many emails from dissatisfied residents, but they seem to not care. Once they sign you they have you, and they refuse to work with you to make you satisfied in your home. This includes being lied to by building management, I have had the building manager gossip to me about other residents in the past, and even upper management acting very very slowly to mitigate certain issues. We used to love this place, as the apartment and views are fantastic. But the way a place is managed has a massive effect on your quality of life. Fairly confident that the management of this building previously worked as RA's at a dorm. Be prepared to pay $3k a month in order for management to scold you for every little thing. Not to mention the leasing office gossips about everyone's personal business & even shares said information with their tenant friends. So much for private luxury living. After a year we are out. Oh, and to the person below who responded that all the tenant complaints are unfounded etc etc; you clearly validated my review about how management gossips to tenant friends lol. Niche is an unexpected gem. Located near the CTA Brown line and a short walk to the redline. That is if you are not a Uber/Lyft fan. Also, Niche is near the great nightlife of river north. Awesome restaurants, movie theaters, and my favorite place "Headquarters Beercade." On the inside, the lobby and front desk area are like checking into an elegant hotel. A feel which they've kept going throughout the halls leading to each apartment. I've had the chance to view the convertible, One, and two bedroom apartments. All of which are perfect! I love to cook, and the kitchen space was what I was most excited to see.(See Photos) I was not let down. The kitchens were great. The layouts of each apartment lent itself to entertaining guest without the host ever missing a beat. The bathrooms are very spacious, and I think I saw a washer and dryer in all 3 units. Floor to ceiling windows in each apartment which allows lots of natural light in during the day. There's also a fitness center and roof deck with swimming pool and hot tube( Sorry no time machine, but I did put in a request. they are working on it) They also have grills on the deck. On top of all this, building management is always looking for ways to improve and stay on the cutting edge of community offerings. I moved to Chicago in August 2019 and blindly determined to lease at Niche 905 after careful assessment of surrounding apartments. I chose Niche 905 because of the view, hands down. If I was moving to CHI, I wanted a good view. From there, I was also looking for a place with a rooftop pool, well-equipped fitness center, a dog run, a garage and a concierge. Niche has all of these things. While I don't love my apartment floor plan, I was willing to give that up for all the other things I love. Since this pandemic tensions are high and with that comes new wants and needs that people tell themselves they must have even if that goes against policy and cdc guide lines .. Niche 905 is a beautiful state of the art building located in River West. The facilities are immaculately maintained, and the glass encased party room next to the rooftop pool is the crown jewel of the building! I've had a safe and positive experience with all the building staff- door staff, front office, etc. Another bonus is many units have balconies, which is not the norm in this area at these unit price points. This place has fallen apart of the two years that i've lived here. The property managers are incompetent. Yes, they have decent personalities but their abilities truly shine when you go to them with an issue or even just a simple task smh. This place has been overly restrictive with Covid precautions. They close things on whim with little to no explanation. Every single community event is either ridiculously crappy or 'postponed' (aka canceled). Most other buildings have come up with workarounds to still give their residents fun activities (after all, we are paying for them). They now have a video (propaganda) in the lobby showing all the fun event........that took place 2-3yrs ago lol what a joke. Move somewhere else! read more
