Not a good place to live. Lived there for 4.5 years. Noisy apartments with paper-thin walls: you can hear your next door neighbors' conversations, music, and other personal sounds. Awful. Continuous sounds of construction and renovation also resound throughout the building. For a building that is 50-60 years old I suppose that is to be expected, but it is difficult to live with the noise on an ongoing basis. Also, the bathroom plumbing was gross - the toilet in particular. Won't go into detail, but it required daily cleaning and multiple flushes. These may appear to be minor problems, but when you are faced with them every day, it is unpleasant. read more

I lived at Hawthorne House for 2.5 years and recently moved into a condo. If I hadn't found the condo, I would still live there! I have found the staff, administrative team, and building at Hawthorne House to be reasonable, reliable, timely, clean, efficient, and pleasant. If I had a problem, the team was always able to fix it quickly. I lived in an "03" 1 bed/1bath unit and did not have to live through the construction at my time there. I showed my views at dusk and at night because they were always incredible. I have terrible allergies and this building was one of the only places that allowed me to be safe and away from smoke of all kind and most allergens. Management are very strict with rules but it's all in the spirit of safety and running the building efficiently. If you follow the rules, you won't have a problem. I never had any extra fees for move out because, again, I followed the rules. I only ever had 2 small complaints but they are minor: it's a 2 pipe system so you can't control you're own heat and a/c and no in unit laundry. However, in terms of Chicago high rise living, this is to be expected and normal. In summary, if you want to live in a beautiful location that is well maintained and very CTA accessible, consider living here! read more

I lived at Hawthorne house for a year. The staff is friendly and maintenance staff is quick. Wish the common areas were kept clean and gym was better maintained. My stay there was pretty average however my worst nightmare was at move out. PLEASE don't move here for this reason. They will go out of their way to charge you for ANYTHING and EVERYTHING. What is normal cleaning that apt people supposed to do once someone moves out. They charged me cleaning for specific items like cabinets, drawers, bathroom tiles, bulbs, microwave, fridge, stove, windows. Anything they could find in an apartment. They even charged me for the carpet claiming it was dirty beyond cleaning which is BS as it only had small stain which could be easily cleaned in a regular move out cleaning. These people will charge you and report you to collection if you disagree with the bill. It's total nonsense. Please be careful about moving here. They will suck up all the money from you whenever they can. Expectation is to leave the apartment spot free like you had when you moved in. Have professionals come clean the apartment and if it's not ready to move in for the next person. They will charge you $1000. Everything has to be brand new. Plus not to mention, apartments are way over priced!! read more

When writing a review for a particular place - it is hard knowing where to start and the same goes for this review of (for) Hawthorne House Apartments. If this were a hotel, I would give it an unofficial 7-star rating. Being right on Lake Shore Dr. you are blessed with an outstanding sunrise view over Lake Michigan (facing East) and a beautiful sunset (facing West) - the unique placement allows for views in all 4 directions (depending upon your unit number - mine happens to be a Southwest sunset view). Another incredible bonus is the ease of public transportation; there is a bus stop less than 200 ft away, another one 1.5blks North, and one more 1blk West (all major streets) - there are 2 different train stations less than a 15-minute walk (Northwest and Southwest). Oh, and I forgot that this area is surrounded by incredible food, boutique shops, and a major grocery store within a 5 to 7-minute walk. When friends have asked me about the building amenities - they are truly is second-to-none. Besides the standard washer/dryers available - there is a small lounge with free wifi off of the laundry area. On the top floor is a gym, sundeck, and pool (both brand new) - another lounge (much bigger and completely new and can be rented for business or parties) - plus free wifi. An outdoor seating area with a fabulous 360-degree view (brand new as well) of the entire city and lake. Also, when you talk about service - most people ask about the building personnel. Well, the staff is another reason why I give it an unofficial 7-star rating. The office staff is world-class. They solve issues in a timely manner, always greet you by name when they see you, and best of all, they see you as family and not a tenant. The security staff is one of the most professional yet personable and the maintenance crew is always there whenever needed regardless of the time. There is more that I can go on about, but I am confident that you will see from what I have written that this location is the best in the City of Chicago. Lived here for almost 5 years, and left with mixed feelings. Positive aspects: well-maintained building, great maintenance; Many units have beautiful views of the lake, sunrise, and sunsets also. The negative aspects are considerable, however: Lakeview has become a high-crime neighborhood, which does not warrant the exorbitant prices charged in this building. The package delivery system is horrible -- you are charged a dollar for every package you receive. Problems galore with this system, and building management is unwilling or unable to assist because it is run by a private company. If I had to do it again, I would not move here. read more

While the front desk and maintenance staff are great, the property managers are truly awful. I would not recommending living here. As someone else mentioned, don't get taken in by the sales staff - I am watching them rent out units here while we are in the midst of a massive pipe replacement construction project that started early January and will not end until late summer. The construction noise is constant, Monday through Friday, 8 am to 4 pm. Constant. We've been without water and access to toilets for days. The experience is dehumanizing and no one cares. The most egregious issue during this project is the general lack of concern shown by the property managers, J.L. Woode, about how the construction project affects their paying tenants. This is proven by the immensely poor communication around the project, the revolving door of project liaisons who each care less than the last, and the lack of rent credit to provide a modicum of compensation for the massive disruption to our lives. These people do not care about you, they just want to squeeze as much money out of this place as they can. read more

This place bills themselves as "luxury" but it's more like a 1950s old folks home. The location is great and maybe worth a bit of a premium but certainly not luxury. One solitary doorman on staff at any given time (no one to help you with your bags, etc), building let the parking valets go and have some ridiculous package locker system that charges you to receive mail and other packages. read more

Horrible experiences, I would strongly recommend not living here. - The radiator ventilation pipes run parallel to the trash shoot. When they close the trash shoot at night, your apartment fills with the smell of garbage. Super unpleasant. I was on the 30th floor...this was awful. - The billing is impossible to understand. They constantly change the fee structure so you may sign a lease for $2,100 but then they change the way water, electricity, gas, and trash is billed so your monthly payment will fluctuate anywhere between $2,200-$2,450. - Moving out is horrible. Demand that they do a walk through with you! I was charged an insane amount for "damages" 20 days after moving out. You have no option, but to pay. They just try to recoup their loses on cleaning, painting, carpet installation etc. so they bill you for it and you cant dispute it. read more

I have lived at the Hawthrone House for close to 1 year. I live in a beautiful 2-bedroom apartment overlooking Belmont Harbor. It really doesn't get much better than Hawthrone House if you are looking to live in Lakeview. As a resident, I'm continuously impressed by the incredibly supportive staff and beautiful amenities. I'd highly recommend looking into being a resident at Hawthrone House as it's well worth every penny. read more

I was dismayed to read some one-star reviews and would like to add my opinion. I have lived here for 5 years and can recommend it to anyone. I love the blend of younger and older residents. It's a cool looking building and beautiful landscaping. Management and maintenance staff are first rate. They are friendly and knowledgeable Anything that needs fixing they will repair it the same or next day. Pool, large laundry room with new machines, bike room, storage room, a new package facility, refurbished garage with permit parking (no more valets!), exercise room on the 39th floor with huge windows facing north. Pre-covid days there were a couple holiday parties each year. My only complaint is that no dogs are allowed. read more

Don't be deceived by the friendly leasing agents and maintenance staff, upper management is nothing but disrespectful and greedy. For over 3 months my unit has been under construction, and at the end of it, I've been left with a removed garbage disposal and half the size of the bathroom vanity we used to have. For months, I've been required to keep my door unlocked from 8am-5pm to allow contractors to come in and out without warning. My bathroom had been under construction for almost two months, some days they'd work on it and other days no progress was made. In the meantime, residents still experienced daily water shut offs, ongoing plumbing issues, and LOUD construction noise. Half of my bathroom items/decorations have had to sit in my bedroom, and we eventually just started leaving our toothbrushes on the kitchen counter since we had no bathroom sink for almost two months. Despite having to use a makeshift shower every day, no bathroom vanity/sink/mirror, and restricted access to water and plumbing, I am still paying full price for the unit each month. They even scheduled some of the loudest possible construction in my unit to begin at 8 am, on a holiday. I had the day off of work (because it was a holiday) so I simply asked if they could not do construction in my unit for that day and to speak with someone from management. They didn't have anyone available to address the issue so early in the morning, but they did respond by sending me an email informing me that I would be fined $13,000-15,000 if I didn't allow the contractors to work in my unit that day (after I had already let them in). They never once issued an apology for scheduling construction in my unit on a holiday. My research tells me that it's extremely reasonable and common for tenants to request a rent reduction when they have reduced access to the property. However, Hawthorne House management has completely shut down my requests and the only explanation they have to offer is why they are legally not required to. I understand that construction is inevitable no matter where you live, but just know that management here will exploit you for every last dollar no matter the circumstance. read more

If you're looking for an authentic Chicago-style living, look elsewhere. Please don't let the location or it's amenities overshadow the lack of humanity. I've rented from many properties spanning Chicago, Minneapolis, Philadelphia and other major cities. This property manager is ill-prepared to handle city living. First, they sweat out the upper floors in the spring time. I was paying $2,000/month and dealing with near 90 degree heat for nearly a month. Their concern was how cold residents get on the lower floors. I overheard others complain to the staff and their response was less than empathetic. It's much easier to throw on a sweatshirt or a blanket than it is to block out the sun. The windows and apartments are not designed well to create good air flow. And, secondly, the residents are unfriendly and not very welcoming. The building is simply too large and prevents any neighborly feel. If meeting people, making friends and socializing is important to you, you will be better off skipping the amenities that look good for a walk up in the neighborhood. Yet, the mailroom staff was awesome. That was the best amenity. read more

UPDATED: The front desk staff has been replaced with an outside contractor. While there is some ongoing kerfuffle about that, the new people at the front desk are alert, verbal, professional, and friendly! Score! Great location. Very well taken care of. I think it's the first respectable on-the-level landlord I've ever had. They're always fixing this, cleaning that, or repainting some other thing. The office staff is helpful, the maintenance staff is great--all service requests are done quickly and well. The garage staff is great--a total hoot. Great apartments, beautiful views of the city and the lake. Great amenities. The rooftop pool is beyond. Nice fitness room. Modern clean laundry room. Quiet, professional. Great location for express bus downtown and friendly staff. Pool view is spectacular (and should be for the rent prices!) Never takes more than 24 hours for repair requests. Currently being bled by $275 month-to-month premium. Outrageous. And newly instituted (fall 2017) extra fees of $90 for common area gas, electricity, trash and utility service fee. That's $344 extra I pay each month above base rent. Beware of 24/7 loud piano music in 30th floor, but front desk is quick to stop it after hours. Usually. Update: I forgot to mention the building's antiquated heating/cooling system that takes up to four days to transition. So today, May 3, there is no AC as the heating is still on. So it's open window ventilation to beat the in-unit heat on this warm sunny day. read more

Really love the location and view is absolutely amazing, lake and city. Was living there for one year and enjoy every day. The staff so nice and friendly. If need to fix something it was done immediately. I sign the lease with Kevin who is very nice and professional guy always give good advice. Front desk Mike was ALWAYS friendly and helpful. Heather, property manager, was great. I can't remember all names to mentioned but not even one person was rude or not professional. I highly recommend this building. I highly advise anyone thinking of moving here to look elsewhere. The building has nice views, I will give them that, but that's about it. The management is one of the worst managements I've dealt with in 20+ years of living in high rises. It's their way or the high way. With the absurd amount of rules and regulations this place feels nothing like a home but rather a college dorm, maybe even worse. If you enjoy paying to receive your own packages that get delivered here then this is the place for you... that's right, i'm not kidding. They recently implemented a locker system that requires the tenants to pay to receive their own packages, now I've had this same system in the last couple of places I've lived in but I've never had to pay a dime. Management simply nickle and dimes you for absolutely everything. Now, I never write reviews like this but feel as if this is necessary given the terrible experience I've had while living here. Hawthorne House is most definitely not the best value for the enormous amount of money that is spent monthly on rent. The apartments lack any sort of character and are rather sterile looking inside. While the view is definitely an asset, only the front facing units have them. The kitchens and bathrooms desperately need to be updated as they look incredibly dated. In the year that I spent living at the dreaded Hawthorne House, there was never a time when all of the elevators worked at one time. It took me up to 10 minutes some mornings to wait for elevators to come down. The laundry room is also disgusting, there was black mold growing in each washing machine and a huge amount of them never even worked which you would come to find after paying $1.50. The staff there is incredibly disrespectul and unhelpful.The doormen with the exception of one look at you with such disdain every time you walked through the door. Despite having lived there for a year, they would still sometimes not even recognize me and refused to let me in if I had forgotten my electronic key fob. The staff in the leasing office are beyond rude and unaccomodating. Every time you come to them with even a simple request they will act as if it's completely bothersome to them. They have some of the worst customer service I've ever experienced, worse than even Comcast which is saying a lot. I have yet to figure out how they retain anybody in their units as they are so pretentious and unhelpful. They will charge you for absolutely everything that they can too, down to having to pay $25 to replace their stupid rubber wristbands for the pool. We were charged nearly a thousand dollars for a few tiny stains on our carpet upon moving out. They insisted that they had to rip up the carpet and install new carpeting when a good steam clean would have sufficed. Even the people that live in Hawthrone House are very aloof and unfriendly. I can count on both hands, the number of times anybody ever even said something that was remotely friendly to me. Hawthorne House is a very cold and unwelcoming place. From the staff to the tenants, nobody is friendly or considerate and I definitely regret wasting a year much less the thousands of dollars in rent living there. Hawthorne House is one of the absolute worst apartment buildings I've ever lived in and as a tenant I was not treated with consideration or respect. I would suggest that anybody think twice before moving in here. There are hundreds of better buildings that have a lot better value and are run a lot more efficiently. 3450 N. Lake Shore Drive is a great place to live. Have lived in this neighborhood for 21 years, which is one of the best in Chicago - convenient to grocery stores, restaurants, cleaners, etc. You can catch the express buses in front of the building and be downtown in a matter of minutes. And the views of Lake Michigan and Belmont Harbor are breath taking. We have found all of the staff here very friendly and accommodating, from front desk staff, the people in the management and rental office, the receiving room and the maintenance staff. Without going through a laundry list of all of their names, it is safe to say that we have not found any member of the staff that did not rise to that high standard. We have found it is the best managed building we have ever lived in. Having the indoor parking garage is a real bonus, especially in the Chicago winter. You can drive from here to the nearby grocery stories that also have inside parking in the rain and snow. Highly recommend the building. read more

Hawethorne House on 3450 N Lake Shore Drive is an amazing place to live. From the Management Staff Tracy to Kevin, Heather, Melanie and everyone who runs the building this is by far an amazing place to live at. We have been living here for almost two years and it's so well taken care off. Exceptionally clean and immaculate. The building has a beautiful pool and a gym, excellent laundry facilities etc. The Parking is an awesome addition well taken care off clean and superb. The building has amazing amenities with an entrance concierge namely MIke and other exceptional staff. The place is so well taken care off beautiful front foyer with breathtaking entrance gardens etc. There are so many positive things to say about the building let alone the amazing view of the lake which will wow you. The apartment is huge with large closet space beyond your wildest dreams and humongous windows with lots of light, so bright and airy. So trust me if you ever want to live like Royalty come talk to Tracy. She is a sweetheart, amazing, kind and caring along with Kevin a wonderful beautiful person. Hawethorne House is an exceptional place. Words cannot express the wonder of living at these residences. read more

For an apartment on N Lake Shore Dr., Hawthorne House is one of the best of its kind. The parking garage staff is incredible (shoutout to GQ, who always has my car ready at the time I need it) and the staff is overall attentive and maintains a clean, happy environment. The location is very close to a bus stop (Hawthorne and Lake Shore), which is great for N/S travel in Chicago. It is always safe, even when taking the CTA bus at night. Also, having the front desk person hail a cab is very simple and automated with a light that turns on. It is smooth and I have never had difficulties with cabs or lyfts or ubers, who all know where Hawthorne House is. The VIEW is incredible. If you want a lot of natural light, this is your place. The windows are wonderful in all the living rooms I have seen in the building. It is a serene view. (My number 1 favorite thing about HH). Tenants are all different ages as well as have a broad range of cultural demographics. Those tenants with young children are courteous of loudness, at least from my experience on the 21st floor. The package center is, in my opinion, very well organized and open at good times. On 3 days of the week, it is open until 5PM, and for the other 2 nights, it is open until 9PM for tenants who work late or have evening commitments. I give it 4/5 stars as opposed to 5/5 stars for the following reasons: - There is a lot of construction going on, although that is the case for a majority of high rises in Chicago (we have 2 seasons: Winter and Construction). - I wish the parking payment system was online like the rent. It is oldschool and tricky to remember to write a check each month for parking. - It is a little far from the Red Line, but that is completely a choice. Many tenants likely do not use the CTA at all. I lived here for 3 FULL YEARS and I just turned in my keys a few days ago. The only reason I moved was because I bought a place- if you are going to rent, rent here. I was a demon tenant at times and the building management, staff and maintenance crew are just the best. They're super patient and genuinely want the tenants to be happy. Some things are annoying (like the heat to AC transition) but they're following the Chicago law, it really is not their fault so please don't yell at them via email the way I did. They'll let you borrow a fan- just ask. You can't beat the location- walking distance to the lake, Wrigley Field, a TON of shops/restaurants and with an express bus that comes basically to the door, who needs the el? It's still less than a mile from either the Belmont or Addison stop but the bus is just too convenient. They have a rooftop deck, pool and workout room I regret not using enough but it really is nice to have access to. I have so many memories in HH it truly was emotional leaving. From Rod at the front desk, to Dennis in the receiving room, to Kevin ("Hello, Kevin.") & Melanie in the leasing office, I just cannot say thank you enough to this team that made me feel at home the last three years. I moved here a year and a half ago and have absolutely loved living here. I started in a one bedroom, and after a year I switched to a studio. I have had bad experiences and good experiences with apartments before, but this place has been the best experience I have had. Not only is the building very nice and affordable (for Chicago standards) they have been great at the day to day details, friendly doorman (Mike is my favorite), packaging room, maintenance men (they go above and beyond and are always on top of it), and it is nice and quiet (there's a lot of elders in the building). The only annoyance is when it gets warm in the summer before they can switch the building over to AC, but unfortunately it isn't up to them, it is a city code annoyance. My favorite feature of the apartment is the garbage disposal. Rare to find in Chicago! read more

Great building, units, amenities, and location. However all the downside and difficulty of renting from a management company. After asking when the walk through after our move out would take place, we were told we don't need to be there and that it would take place some time on the following day. Only to receive an invoice 7 weeks later for several things that needed to be fixed/cleaned and could have been addressed during walk through. Additionally they were unable to provide pictures of proof that some of the items needed to be fixed or cleaned. Management's only response was "we stand by these charges" and they have yet to provide proof for some of these items. Management was also less than accommodating when we were looking for some flexibility in our lease. We enjoyed our time while living there but when moving in make sure to be overly cautious with check list and don't let them tell you that you don't need to be at walk through upon move out. read more

DONT RENT HERE! This place is garbage! All good reviews are written by their property managers, bunch of lonely, rude and angry ladies, which has nothing to do in their lives, but just gossip and ruin your mood. Buyer beware! They are doing section 8 in these apartaments! Yes, they do! So you will pay around 2k and some ------ living here for free and smoking weed in elevators! Apartaments are very outdated, no washer/dryer in units, spiders and roaches, cloaked tub and toilet, small bathroom, very old and disgusting. But the main problem it's a management! They rerented my apartaments, while I was living there and we agreed to extend the lease! And the most annoying part, that they have more then 30 aparts avail for rent! Wtf they rerented mine? Illegal, you will say- yes it's, but be ready to get treated like $-t for big bucks! Read it again and don't rent here! read more

I lived at the Hawthorne House for four years, during which time my husband and I added two children to our family. We lived in a beautiful 2-bedroom apartment overlooking Belmont Harbor. Even in the cold winter months, we had beautiful natural light pouring in from all the huge windows. We loved living in this building, and it was a wonderful place to live with babies. The building is equipped with parking, elevators, and automatic doors, so getting strollers, carseats, luggage, scooters, and other child-related items out the door was relatively easy. I appreciated this in the winter months! In addition, if you seek community, you will find it here -- we had friends who watched our children for us, and we loved visiting with other neighbors in the hallways, lobby, sundeck, pool, and at parties. We even had playdates with other children in the building and impromptu walks to coffeeshops, libraries, parks, and museums with friends we encountered in the elevators. We never had maintenance problems -- any issues were always fixed promptly. If you want, the maintenance staff will even change your light bulbs for you, which this tired mama appreciated occasionally. Neighbors were respectful and quiet. Doing laundry for a family for four in a communal laundry room is inconvenient, but we learned to make it as efficient and quick as possible -- that is city living! The staff were always friendly to us and our children. They celebrated birthdays with us and always flashed a smile or gave warm hugs to our children when we passed by. The location is really lovely. I usually walked to the Belmont El stop for some daily exercise, but the buses to downtown from this location are quite efficient. The lakefront is across the street, and several playgrounds are within walking distance. If you're looking for schools and daycares, there are several great ones nearby. We moved out recently only because we needed another bedroom so our family could sleep through the night again. My only disappointment was the recent building fees associated with building utility use. This added quite an expense every month. I suspect it's associated with rising property taxes in Chicago, so you will feel similar rising costs anywhere. If you are considering the Hawthorne House, I highly recommend it! For us, it will always be the special place where we brought our babies home. read more

My rock, my anchor, my home. Hawthorne house is a wonderful place to live. It has become a true oasis for me. I moved here under duress-I was such a mess that by mistake I indicated that I was a 'felon' on the rental application. I'm not. Merely, I had to move suddenly and not by choice. I cried so much as I viewed the apartment and filled out the form that they must have thought I was nuts. Lucky for me they let me in. Sounds odd to say but this place has truly helped me heal from what I was going through. The entire staff that work here are so helpful and kind and truly take pride in keeping this place clean, working efficiently. Its a really pleasant place to live. They take pride in everything, and therefore I take pride in my small but beautiful home. Some things I love about Hawthorne House: Everything works and if it doesn't, they fix it promptly and accurately. Once a week when you come home the whole building smells lemony-fresh. The pool. It looks awesome and I can't wait to use it this summer. It's on the 40th floor-you can imagine the views. BBQ's too. At Christmas they have those straw-like reindeer that look like they are feeding on the grounds. Sounds cheesy but its not-I love it. They always have new plants and flowers on the grounds. The light and view of the lake from my place is beautiful. The energy vibrant. The location-especially if you work downtown, cannot be beat. The 145 or 146 Express bus picks me up right outside and has me down at work in like 12 minutes-I am spoiled by this! Packages delivered to your door even if you are not home. If you like running by the lake you are right there. Huge closets-plenty of storage (unless you are a hoarder I guess) Great staff all around. My guy Arturo is there if I need help hanging a painting or whatever. They are all helpful and kind and thorough. The laundry room has US magazine and tons of cheesy novels for your perusal. People who live here are so nice. p.s. As far as decorating style, to me this is an ideal place for someone who likes a pretty modern, minimalistic style. I used to be kind of cluttery but I'm not at all anymore since living here. While my place is not huge, it feels great for me living here on my own. I am proud to have people over here. read more

There is a pool with wind guards on the roof, as well as an open deck with two grills. The lobby is decorated with beautiful marble. There is a small gym with cardio machines, free weights, and a Pilates space on the 40th floor with spectacular north-facing views through floor to ceiling windows. There is an attached garage with valet parking for $210/month and cheery service from GQ and the guys (although you must write a check each month, since no online payment option is available). Twice a year, the building hosted a summer cookout and Christmas party in an effort to build community. The negatives: pricey rent raised year after year, lots of employee turnover and union issues, and chronic construction. Sometimes the doormen let a lot of delivery people into the building without calling beforehand, which can be alarming when there is a sudden knock on your apartment door when you're not expecting it. The mail room is organized and secure, but has different hours every day. The maintenance staff is friendly and chatty and generally responds to issues in a timely manner but don't always fix the problem completely; for instance, I had a clogged shower drain and after my 4th repair request, they finally brought in a snake to properly rectify the issue. In my one-bedroom apartment, I had the following issues in a 6 month time spam: clogged drains, no water pressure in the shower, a broken sink drain and flooded dishwasher, heat malfunction, multiple light bulb burnouts in entryway and outside my door, and cracks appearing in the walls. For paying $1720/month I would expect to have fewer issues. Upon move out, the apartment had better be spotless, or you'll be nickel and dimed additional cleaning fees. The apartment location is convenient for getting downtown on the 146 express bus or easily accessing Lake Shore Drive, although it is quite a trek from the closest red line station on Belmont. There are great running routes along the water and harbor. The neighborhood has many restaurants and shops. The building is clean and quiet and no dogs are allowed. The laundry room was renovated with all new machines. Many good things but the largest downside is the high cost of rent for an outdated unit. read more

While you can't beat the views, anyone who works late will be frustrated when trying to get their packages. Residents must either pick them up before 8 or 9pm on Tuesday or wait until Saturday. Residents can't access their deliveries on Sundays or after business hours during the week. While this might seem like a small price to pay for the view and location, for someone who works long hours, it feels like deliveries are held in package prison. read more

I lived in Hawthorne House for 2 years and the only reason I moved is because of a new job across country. I loved living at Hawthorne House. As a female who lived alone safety was a major priority and I'm glad I chose to make Hawthorne House my home. The door staff at the front door were always nice and greeted me by name every time I saw them. The office staff was awesome and would help me out whenever I needed it. My studio apartment faced North but I had a slight view of Lake Michigan. Most importantly the apartments are clean and quiet as they have cement floors and fire walls. Laundry is on the second floor which is nice. They have a garage space for rent, free package receiving and just recently started an online community where everyone in the building can post information or list things for sale that is emailed to you should you opt in. I think it was super helpful. Roof top pool with a great view of the Lake and they even do events 2 times a year with free food. The #135, #146 and #151 bus stop is right at the corner and that made it a breeze to commute downtown. Grocery stores and restaurants are one block over on Broadway (yay Treasure Island, Jewel and Walmart!) which was great especially when it was cold outside and I didn't want to travel far for food. Some complain about the price of rent but you get what you pay for. I'm no millionaire (yet!) but I'd rather pay for quality I definitely recommend Hawthorne House. Hope my review helps :) read more

This is the kind of landlord 3450 has. I have lived in the building for 7 years and always paid my rent on time, with the exception of 2 or 3 times I was traveling or just forgot. You would think I would get a call saying please send you rent we didn't receive it this month or maybe a note to that effect. Nope. They send the maintenance people around with legal notices to terminate your tenancy, even if you are a day or 2 late. This happened to me yesterday and I sent the rent online in full and still got another notice today. Be warned. read more

I love living here - the doormen and service staff are always friendly & helpful and if you make an effort to get to know them they treat you even better. I've always felt extremely safe, and any service/repair issues I had they addressed right away. It's definitely an aging building - the apartments atheistically are a little dated but they take good care of the units, and of you, so it's a trade off. The gym is decent and laundry is pretty standard as well. The units are a pretty good price for the views and the location. The only irritation about living here is your lease renewal options - they ding you on increasing the utility fee from year to year even if you choose to renew for the full year. If you choose to do month to month they raise your rates to an amount that it just makes better sense to leave. It'd also be nice to be able to pay your rent online without a huge service fee, otherwise you're stuck writing paper checks. read more

Don't move here if you are a single occupant and don't want to pay high utility fees that the property tacks on to your rent in addition to having to pay comedision. Water and electricity are not metered per unit therefore if other residents keep their heat or air conditioning on full blast and you don't...you will pay for it anyway. If you are reasonable with your water consumption and others are not, you will pay for it anyway. When I moved in I was disappointed in all the paint cracks seen throughout the apartment especially when I paying $2k a month. The closet rod in my bedroom was hanging off the wall. It took the property almost a month to "fix" it and they did a half-ass job by only securing the end of the closet rod to the wall while leaving the middle of the closet rod still hanging off the support beam unsecured. I gave up. The appliances are not up to par for a $2k a month unit. The hallway on our floor has ceiling damage that they've made no effort to repair yet. The lobby has had a sewage smell on and off for the last several weeks which is nauseating. I should have moved to the building next door that was hundreds cheaper for a similar size unit and had parking and didn't charge exorbitant pet fees for cats. I have lived here for 20+ years and have nothing but positive things to say. The office staff is fabulous, the maintenance staff is above reproach, and the garage guys are the best. I have not one complaint! This is my home and will be until I leave in the pine box or go to the assisted living facility. BEWARE!! I would give 0 stars if there was an option. Do not get fooled by the polite first meeting, they are looters. These guys are leeches and they extract money from each and every resident once they decide to leave the apartment. The building staff and management is good TILL THE TIME YOU LIVE HERE. I have talked to a couple of residents who left the apartment and all (including me) were charged for the same reason THE CARPET. And they charge freaking $700 for their carpet. DO THEY HAVE TO CHANGE CARPET FOR ALL APARTMENTS???? They are just ridiculous people especially MELANIE.. And what a show does she put up when she comes to inspect the apartment "OH THIS CARPET LOOKS BAD, YOU MIGHT HAVE TO PAY FOR IT"... I cleaned a small patch in the living room to show them that it can be cleaned easily. So now they change the story and say that the bedroom carpet is bad. They were all foot traffic dust marks.... These are cheaters....Like does everyone living in the building spoil the damn carpet??? I would sue them had there been a consumer court... And again, they make you pay around $400 at the time of moving in as well. So, they take money from the person moving in as well as moving out (for cleaning the apartment)... read more

I've lived in 3 high rises since moving into the city with this being the most recent. And while that's not a large sample size i would easily rank this one last. 1. Quite poor in-building parking. Don't get me wrong everyone that works in the garage is nice but resident parkers get treated like second class compared to higher margin transient parking (Cubs/concerts, Spothero, ect). There will be long waits for your car especially on the weekends, game days, or during concerts. 2. Amenities are not maintained. The roof is poorly kept and covered in spiderwebs. Grills never have gas and ignitors do not work. How about a ceiling 5 inches above a pull up bar? Or how about that gym overcrowded with equipment? Like touching your sweaty neighbor, check? 3. AC/Heating is a relic from the past. The heat is left on until at least memorial day. Sure you can turn the fan off but heat will just radiate off anyways warming your apartment unnecessarily. It was 80+ degrees this past April but it was warmer inside. Forget to turn the AC on before a hot day and it may take hours/overnight to cool the place down. 4. Management is shifty and you will feel like a number by the time you leave. Despite the above you better live up to your part of the lease. Write a wrong number on a rent check and expect a formal letter from mgmt. Or how about cutting RCN's cables mid lease? Yea I'm sure residents didn't have contracts or anything that were difficult to get out of. Are you moving out? Don't worry, they have a fee that too they can't explain. 5. Never ending construction. The pros are good views and access to express buses and inner lake shore/lake shore. Other than that, if you like the area I'd recommend checking out some of the neighboring buildings before committing. read more
