This is a very LONG overdue review, but we've lived in this apartment complex for three years now. I've seen a lot of people come and go through the building even through my short residency here. There are, I'm sure, small things that can change to make the place a better community space, but there are way more positives about this building, which makes our decision stay year after year much easier. To name a few: 1. One of the most important things I look forward to after a very long and exhausting day of work is the front desk staff when I get home. The staff is AMAZING and they really stand out as great individuals. Smithy who knows I leave way too early (and many times come in very late ;). When she was here, Ashlena was so sweet and asked about our days no matter how mundane. Tyler would always joke and laugh with you through tough times. Tyler really made the front desk experience worth stopping by and saying hello to (kudos to him on his promotion to maintenance staff!). Justin has an AMAZING personality and brightens up anyone's day. The list goes on and on! They all go out of their way to help, give you packages, check up on things in the building, etc AND make time to get to know you! They have helped me so much throughout these years including escaping my apartment (literally) when the lock got stuck. They are a great addition of personality to have in the building. 2. DeAnn, the manager, really goes above and beyond. She will help out through many requests and follows through with maintenance needs. Many times she will post updates and follow up with emails to let residents know that something is being done to fix a current issue. She also organizes community events and opens up the lobby for bonding and meet/greets. The decorations in the lobby for holidays are a fun added touch! 3. Location! Location! Everything is in very close proximity within the city. I can travel to the south side and west side (for work) through Lake Shore Drive within 20 minutes. Lake Shore Drive is 2 streets down. The running trails are that close too. Montrose Beach is a 10 minute walk away. The Red Line is a 3 minute walk. Target, Aldi, Jewel-Osco, Ross, etc. stores are within a 7 minute walk away. The Aragon is very close as well as many food/restaurant options! If you love Ethiopian, this area has great options! Everybody's Coffee across the street is a great pick-me up coffee location for getting a lazy weekend started. Overall, great location for cultural inclusion. 4. The amenities for this low price are worth it! We have a small gym, indoor laundry room (our previous apartment had it detached from the building), elevator, parking garage with covered spaces attached, internet included, mailboxes in lobby (previously we walked to another building to get mail), and more I can't think of right now. 5. The GROCERY STORE is ATTACHED! There are MANY a times where I have gone downstairs to the market in PJs to get some snack, a soda, a missing cooking ingredient, etc. and I have not needed to walk out of the building! The assortment that this store has is amazing in it of itself. It has a variety of cultures included through its food variety. It has a grill, deli, and even baked goods. This store is an amenity all on its own! 6. Maintenance staff is always keeping things very clean. On a weekly basis, I see people cleaning and vacuuming. There have been times when washers are down or windows are replaced, but they handle it in a timely fashion. The staff I moved in with that year really helped me feel comfortable and changed most things we needed fixing when recently moved in. After that, we have very rarely called maintenance for something but when we have, it was handled in an efficient manner. We really love our apartment! We have really made it our home and have had a lot of people help out and contribute to our place of stay. Our friends know the place and see the kindness that we get everyday. read more

Unfortunately I can no longer recommend these apartments due to a change in management. Our newest property manager, Joe, seems to not care about the building whatsoever. Since his takeover of the building early last year, at least one elevator is constantly down, and both are frequently out of service at the same time. We have 12 floors in this building and a plethora of elderly tenants. Despite a "modernization project" (in which the repaired elevator broke down THE VERY NEXT DAY) of the elevators, they continue to be unreliable and frequently broken, often at the same times or when someone is moving. The biggest issue with Joe is that he seems to be allergic to communicating with tenants. He does not communicate when there are issues with the elevators to give tenants warnings (all previous PMs did this, and it was helpful to know when to use the stairs or that maintenance had already been alerted). I believe this is because he does not want to draw attention to the frequent issues with a record of how often they are down. He does not reply to most emails, and he does not seem to know how to use "reply all" when communicating with multiple tenants and corporate management, and I have had to absolutely hound him to get follow ups regarding our lease renewal and any issues with our apartment. You have to physically talk to him in person to get an answer to anything. I'm not sure if he's simply incompetent or if this lack of concern is malicious. Discussions with other tenants have revealed the same frustration.... It is difficult to write this as I've been so happy with Sheridan Plaza for the 5+ years I've lived here, and I have been hesitant to complain for fear of some sort of malicious retaliation like not responding to maintenance requests, but enough is enough and I hope corporate management addresses this absolute lack of care from our PM promptly. read more

I purchased a parking ticket to a Wrigley Field event at the Sheridan Plaza Apartments Garage, which was billed as convenient parking for Wrigley Field. What it didn't tell me was that it was 1.5 miles from Wrigley Field. I'm not really sure that is convenient, especially since my event companion walks with a walker due to a series of strokes. Being over a mile away isn't convenient. Additionally, the parking garage did not have an elevator. Upon arrival, I noticed the parking signs that indicated I needed to park in my assigned spot - the ticket didn't include a parking spot number! Upon arrival, when I scanned the QR Code, the system said I would have to pay an additional $4 upon exit - but I already paid $46 for parking, Whisky - Tango - Foxtrott! After the game, I couldn't get into the garage to get my car. Once I got into the garage, I couldn't get out without paying the extra $4. Sheridan Plaza doesn't seem to know its place in the market. It's billed ($) like a building with more amenities than it has, the couple blocks around it are revolting and dangerous, and the new property manager can't seem to keep up with building and tenant needs. First up, the cost/location. Sheridan Plaza is at a notoriously bad intersection. Someone was stabbed in broad daylight last summer, which led our previous PM to leave the state. There are homeless, mentally ill, and seedy individuals (Sheridan/Wilson is at the intersection of two gang territories) around the building at all times. That means it's not safe to walk alone at night, even as a guy. It also means that the area in front of and around the entrances smells like pee most of the time. I've been spat at, chased inside by homeless and mentally ill individuals (day and night), and had someone threaten to murder me while walking my dog at 9pm. This is not a safe part of town, and I can't in good conscience recommend it to anybody, especially under the "algorithmic" pricing structure Horizon uses. Beyond the location which the building can't really change, Horizon went through several PM changes in recent years, from Shannon, to Kayla, to Joe. As stated, Joe came on after Kayla left due to safety concerns, as well as not being supported by Horizon management. When Kayla came on, she struck up a conversation her first day. Joe went 9 months without saying a single word to me. He's also not a good communicator, preferring sparse emails with a single sentence and meaningless gestures, leaving much up to interpretation. To make matters worse, Joe refuses to take accountability for miscommunications. As others have mentioned, the elevator is out repeatedly, and Joe refuses to notify people of loss of service. Joe once said a rapidly blinking red light on the ALARM PANEL of the elevator was "a power light on the circuit board", and that it was nothing to be concerned about (yikes). Joe will send out a notice that we're losing water access, but fail to mention that means we lose heat as well. My unit in particular took TWO YEARS to get reasonable heating performance, with a lot of gaslighting before that from both Kayla and Joe. Oh, and they threatened rent hikes if the Bring Chicago Home bill passed. Hard pass. read more

The property manager is outstanding and responds to tenant requests promptly. Front desk staff could be improved, as most of the time they are too preoccupied on their cellphones to notice when a tenant needs help to access the mailroom. As Sheridan Plaza is over 100 years old, there are issues from time to time. Overall the building is well taken care of, and the apartments are a great size for the price! Our two bedroom apartment is affordable for the area and has a great view. There is an attached parking garage for an additional charge per month which is super convenient in the winter, especially since there isn't much in the way of street parking nearby. This is still a great place and that's why we moved in. Management is receptive to improvements and works hard to meet it's resident's needs. The building will get a 5 star but there are few areas of improvement: 1. The old tiles of the elevator were supposed to be replaced but it is not done yet. 2. The "media room" is still unconstructed on the Executive Floor. 3. The garage to the apartment complex door had a keypad entry and was very useful when carrying heavy groceries etc. Some areas that deserve acknowledgment: 1. Events that DeAnn organized in the building make it a more fun place to live in, more should be organized. 2. The newspaper service to door has been consistent. 3. Where do I begin? This place was respectable when I moved in 2 years ago and it has been a steep downward slope ever since: - When I was 7.5 months pregnant a maintenance guy came into my unit unannounced with no warning at 1 AM due to a small leak to the unit below. I was pregnant, and alone at home taking a bath. I jumped out of my bath when I heard noise in my unit, and realized it wasn't my husband. I proceeded to jump out of the tub (thank God I didn't fall) lock the door, and grabbed the sharpest object I could find, a pair of nail clippers. While trembling, I first called my building and then the management company - neither had information about maintenance needing to enter my unit, so I called 911 and then my husband. My husband rushed home from a work event to find five (5) Chicago Police Department officers outside our door with guns drawn because they had no idea what was happening, and I was too scared to open the front door because I didn't know if someone was still in my unit or not. Later that evening (now around 3 AM) the doorman tried to cover up the story, and create excuses for what could have happened (perhaps it was an old resident with a key he told us, or perhaps someone was drunk and entered by mistake... like WTF!!!) We had to go days without knowing why someone entered our unit in the middle of the night. We filed a police report the next day. The building never gave a full statement. What irritates me the most is that it wasn't for 12 full days until someone came back to look at the leak that had supposedly caused them to have to come in at 1 AM to investigate. - Our windows were installed months late, they were suppose to be installed before our baby was due. Instead they came when our baby was 8 weeks old with one days notice and displaced us for the rest of the week. Noone mentioned that all our furniture would be moved, creating an unlivable space, especially with the smell of silicone (and an infant). Not to mention, we were not allowed to open windows to air it out or move our furniture back for 3 days. I had no idea how intense window installation would be, nor was there any warning about the follow up time. I had left my apartment all day with my baby, thinking that it would be finished by the evening. When I returned, the smell in the unit was so bad that I wound up breastfeeding in the lobby. My husband I packed up and left for most of the week until the follow up work could be completed. - AC and heat have gone out numerous times - The smell of weed, entered our unit numerous times, their way of solving it was by putting a piece of cardboard with painters tape over the vent - There is no handicap accessibility. Also, there was no fire detector in unit when I moved in. - If something needs to be replaced or repaired you may be waiting months or in our case six months with the material sitting in the loading dock until they had someone to install them. - someone also put dog poop into the washers causing us not to wash our clothes here. This is just the beginning... I have so so much more I could say about the professionalism in this building and the complete disrespect for residents. My fiancé and I moved into Sheridan Plaza about two months ago, and we have nothing but good things to say about it. The building is a small community. The staff are friendly and so helpful! I truly feel like we are a small neighborhood. When you are friendly and courteous you receive the same back. The building itself is beautiful and well kept. They have cleaners and maintenance on duty everyday all day long. The property manager has her hands full but she will always work as hard as possible to get things done. Obviously being a building of its size things are done by priorities! This place has character and is definitely filled with people of great character!! read more

I have never been more impressed with a management company as I have with Horizon af Sheridan Plaza. I've been a resident here for 1.5 years and have zero Intension on leaving anytime soon. DeAnn has been and continues to be the most involved person, she's active in the building, always smiling, and has jokes here and there. I have to admit my fiancé and I were hesitant about this apartment. We've lived in uptown for 3 years and decided we wanted to stay in the neighborhood but this particular cross street isn't always the best. We decided to take our chances and go with it anyway and we couldn't be happier. We get compliments from our friends every time they come over ABOUT how beautiful the lobby is and how nice everyone that works here is. The staff at Sheridan plaza couldn't have made this transition any easier. They have been able to accommodate any question or concern we've had. DeAnn really cares that the people in the building are happy and has gone out of her way, multiple times, to make sure we were satisfied. We couldn't be any more happier than the place we chose. The in building grocery store is one of the most amazing perks as is the new dry cleaning service that will pick up and deliver to your door. If you're thinking about moving here and are even the slightest bit doubtful, don't be! It's a great place to live and I couldn't be happier. read more

Sheridan Plaza is amazing! My fiancé moved here when we first got to Chicago this past January. From the day moved in we felt like we found a home. DeAnn has been such an amazing manager who is attentive to the residents needs and ensures the living experience is the best! There is free basic internet(which is really awesome, and way better than the internet I have PAID for in the past.) There is a gym that is clean and kept up pretty well! The apartment is just a 3 minute walk from the Wilson red line stop and about a 10 minute walk to montrose beach! This is an amazing place to live at a reasonable price! ALSO - there is a 24 hour convenience store downstairs - which is what originally caught us in the beginning. The convenient store has saved us from running out of paper towels and toilet paper plenty of times! lol I would definitely recommend these apartments to a friend or family member! read more

The staff here is awesome and amazing!!! It's funny how people will live here in the apartments for two years plus and then have such horrible things to say right when they are moving out. DeAnn and staff are super knowledgeable and proactive. Any issues have been taken care of in a timely manner. To think that a building of the size will never have issue is unrealistic... the response to the issues is what's important and that they get corrected. The staff is super friendly and knows the names of all the residents and their furry pets. They are engaging, beyond helpful and offers solutions. I have seen DeAnn personally put together a care package for a new resident that was relocating from another state, because they had road challenges on the way to Chicago. I am a current tenant, and I think it is grossly offensive to read some of these reviews... to attack someone's character is uncalled for and down right mean. Start with the good things, the building is within walking distance of the Redline Wilson and Sheridan stations. Target is about 4 blocks away, the beach is right behind you 3 blocks or so. Good food Uptown pizza right across the street yummy. Very diverse people all around; McD's right across the street and a nice corner store downstairs that is open to tenants 24hr a day! The building is beautiful they did a geeat job refurbishing the lobby is fantastic, laundry kinda high 2.00 wash and dry per load but whatever. Elevators they work out a good schedule when people are moving. Clean, Clean clean. Workout room, business center and a 2nd floor lobby for a small group of guest. The doormen I love them all they are so nice and they really protect you. Tommy one doorman knows everyone by name and even pays attention to our babysitter which makes me feel good. Marcella the manager is the BEST super nice and understanding. Horizon is a very good realty company no issues at ALL! They process checks online so its easy to pay rent and if you are late which I was they will work things out with you. I would stay with Horizon but I got an awsome deal in South loop and they are mainly up north. Maintence is EXCELLENT!! they come right away. Once my light bulb went out in the bathroon and the maintence guy followed me up when I saw him in the hallway coming home from work, changed it right away. Parking was good to me I liked to park at the top and get the exercise on the way down. The apartments are big for the price and new appliances, hardwood floors and dishwashers. They are the best deal and the best look for the area. I really looked around before I moved here and this was one of the best deals you can get in Uptown. I am moving to get more space and becasue I want a quieter neighborhood for my small kids. Now the bad, I have been here since 11/2011 and its been at least 5 shootings within 4 blocks of the bulding. Someone stole my hubby's computer from the business center (they fixed the door so that won't happen again) but it sucked anyway. Chicago police are around most of the time which is great . There are a number of section 8 bldgs around and a mental facility next door. The neighborhood needs help and I think the alderman and city government are going to fix it in the next few years. I do believe that a lot of this will get better with the revamp of the train station nearby in 2013. So if you plan to move here and can deal with that this is a GREAT place to live. I've lived in this building for a little over a year now and love it! I discovered the building from a friend that ived here and  fell in love with beautiful lobby as soon as I walked in. I knew wanted to live here. DeAnn and her team are amazing. The front desk staff are always very friendly and welcoming. The maintenance staff is always very quick to address any problem I've ever had within a few hours. The apartments themselves have great hard wood floors and granite countertops. And best of all, the walls are very thick so you don't hear your neighbors at all! read more

We lived here for about two years and we would have lived here longer if circumstances allowed! Really love the management here, and DeAnn has always been super friendly and good to us. And the people working in the lobby have always been so friendly and welcoming, especially Justin. Not to mention the lobby is beautiful and the unit we were in had great natural lighting and was really spacious and well built, and I was always so proud to have people visit because it was such a nice complex. There's a small 24hr convenience store in the lobby as well that's easy to access and came in handy SO many times when you needed a few groceries but didn't feel like going too far to get them. There's also a gym that had a lot of equipment to use (which we should have used more!) You can also walk to the Montrose beach from here easily, as well as a huge park. Andersonville and Wrigleyville are also close, and it's easy to get to the CTA from here. There's also a nice Target and Aldi really close for grocery shopping. I am a new tenant that just moved into this apartment not even 3 months ago and just moved back to Chicago. When I was looking for a place I needed one ASAP and the leasing people helped me so much and still help me to this day. DeAnn and Miguel are so kind and always on top of their job! I lived here back in august of 2013 and I had a recent dispute (this year) with a cable company about my account when I was a tennant there. I had to contact the apartment complex repeatedly over nearly a month long process to resolve the dispute. DeAnn Madsen, the property manager there, was fantastic and helped me resolve the dispute. There was no way I could have done it without her help. She is definitely one of the most, if not the most competent property manager I've interacted with in my 10+ years of being a tenant with at least 10 different apartments. No manager I've interacted with would have put any effort into helping a previous tenant at all, let alone repeatedly over a month. read more

This building is beautiful! I've been living here for a year now and I love it! The apartments are beautiful with hardwood floors throughout to granite counter tops and up to date appliances. DeAnn is simply the best! She is always very helpful with any questions or issues that I have. The door staff are all super friendly. This is the only building I have been sad to leave in Chicago. DeAnn and staff are great, very hands-on, the building is comfortable AND beautiful, and great access to buses and the Wilson Redline. The only thing I was not a fan of was beyond their control: neighbors. This small chunk of Uptown sometimes has some distinct characters walking around. It wasn't great getting hit up for cash as soon as you walk out the front door. But the staff was very good at keeping them out of the entryway and building. I'm already missing Justin's jovial greetings in the morning and Ashleigh's happy waves. read more

Love this place! My boyfriend and I have lived here 4 months now and are super happy. Management has always responded to us in a timely manor. Maintenance has fixed things in a timely manor. The cost of laundry in the building is a downside at $2 to wash and $2 to dry. Overall, great place and if this building was a few blocks further south it would be double the price. I have lived at Sheridan Plaza for about a year now and renewed my lease for another year. I enjoy living here and have never had any major issues happen. I've submitted maintenance requests and everything gets completed withing 24 -48 hours. The staff on site knows everyone by name and they are all willing to help me out when I need something. Lived here for 1 year and absolutely loved it. DeAnn is a great manager- always courteous and eager to help in what ever way she can. The staff is phenomenal and always professional. The building has the most beautiful lobby downstairs and is always kept clean and secure. Staff is onsite and is always there to attend to your every need. The laundry is a bit expensive (my opinion), however the access to the gym, 24/7 convenience store and distance from the 81, 36, 151, 78 and Wilson red line is SUPER convenient. My fiance and I have lived here for about a year now and we have signed on for a second one! We like the neighborhood and the building's proximity to Lake Shore Drive and CTA. We have had a few unfortunate incidents with the dryers in the building so no longer do our laundry here. Love this building! The amenities are fantastic: 24-hour convenience store located in the building, free basic internet, always-present doorman, great gym and reasonably priced parking, just to name a few. I moved into this building in August 2016 and have been extremely satisfied with the quality of service from the management team, especially the property manager DeAnn. She has responded to every question or concern I've had promptly and efficiently and follows up when necessary - all you have to do is just drop by. Many problems here.... For the bargain price of $1,600 per month, we get management who can never seem to get the rent invoice correct, a facility that claims to be non-smoking, yet thanks to our neighbors our apartment, clothing and furniture reeks of the smoke coming in under our door, and through the vents. We also are paying this much for neighbors who have people coming and going loudly slamming doors, yelling, running through the halls and banging into our door due to intoxication at all hours of the night. The added "perk" is an advertised fitness center with only one working treadmill and very very limited equipment. In addition, the building advertises a door man, yet most often it is impossible to locate this "safety feature" or even get a proper phone number for their desk. Lastly, thanks to the shoddy plumbing rush job, we had several of our wedding presents ruined only to he told to file a claim with our renters insurance, incurring a higher monthly payment for what was their problem. Cannot wait to move out when our lease I up!!!! Save your money and do not let the gilded appearance blind you- you can put lipstick on a pig, but at the end of the day it is still a pig. read more

I have been living in Sheridan Plaza for almost half a year now and I am extremely satisfied with my overall experience here. The building is beautiful but the staff are the icing on the cake. DeAnn, the property manager, is incredibly responsive and works tirelessly to meet all the tenants' demands. The front desk staff are incredibly friendly and always a nice face to see at the start of an early morning or at the end of a long day. Shoutout to Tyler, Justin, Ashleynna, and Smitty for fostering a very warm, welcome, and personable atmosphere 24/7. The two maintenance workers, Marcos and Simon, are also very responsive and ensure that they do a thorough job with our maintenance needs. The location itself is so conveniently placed near the Wilson Red Line stop, Target, a variety of decent takeout places, and a pretty bomb sushi rotary restaurant (Wabi Sabi) that's only a five minute walk away. Because the building is relatively small, it's easy to get to know the other tenants in the building, making for a very familial environment at Sheridan Plaza overall. They are also pet-friendly (and have treats behind the front desk for all the Sheridan Plaza puppies!). Overall incredibly satisfied and grateful to have found such a wonderful place to call home in Chicago. read more

I have lived here for years and would happily live here for many more. The maintenance staff are great; quick, knowledgeable and unenvasive. The service calls generally arrive within the hour, or if after hours first thing the next morning. The door staff are super nice, they really make you feel like you belong, they are really good about remembering names and faces of tenants, always let you know if you have a package waiting or if there is an update on a work order or administration issue. And if there is an issue they are quick to handle it. DeAnn and Miguel in the on site management office are the best. They take swift decisive action to handle issues rather than letting things play out and wait for the dust to settle like most building managers I have had the displeasure of dealing with. DeAnn is really nice but very protective her building and tenants. Miguel is really good with people and just makes you feel like you have a friend working in the office. Do not rent at 4607 N.Sheridan Rd, Sheridan Plaza apartments. Property manager Marcela Guzman will call tenents ANYWHERE. It doesen't matter if you're on vacation in Hawaii or California. If she is having a bad day, she will call & scream and holler at the tenents.She is extremely rude and verbally abusive. Arab contractor calls the tenents "animals" when they are paying $800 to 900 a month rent. DO NOT SUPPORT THESE PEOPLE! read more
