I have had a great experience with my building engineer, Denis. Denis is always around, making sure the building and the residents are taken care of. I see him here every day running around, and I have shared with him a small issue (like a faucet being weak or the bathtub not draining well), and he immediately comes and fixes it. The building at 530 W Aldine is absolutely NOT ready for humans to live in comfortably (or even remotely comfortably). It will also NOT be ready until late 2026. Many of us were tricked into signing leases with zero prior disclosure that the building would be under major construction throughout 2026. We now are stuck in these leases and have to deal with substantial construction issues on a daily basis - loud noises, disgusting dirty hallways and common areas, random power outages, constant plumbing issues, and more. It is appalling that a company would knowingly charge the amount they are charging to live in these conditions. I have lived in many places over my almost 40 years and this has been by far the worst - it's not even close. Cannot recommend, avoid. Aloof management, ongoing theft issues, dirty finishings, overpriced. A multitude of packages (mine and others) were taken from the "secured" mailroom and reports to management were ignored for months. Even UPS marked the mailroom as faulty, I can't imagine the overall security of the building is in tune either. There's also roaches. They do clean often so maybe this is just something thats an attribute of this place, but it was shocking to do laundry next to a plethora of cockroaches. But, great neighborhood, seemingly good people, easy access to transportation and the lake. Management just needs to address internal failures and enforce basic standards. Interactions were constantly unhelpful and dismissive, and my experience with Gabriella does not align with the praise seen in other reviews. read more

Denis continues to shine as the building engineer at 445 W Wellington. On Sunday night, during the deep freeze, I arrived home to discover the door to the garage stuck in a partly open position. I couldn't get into the garage, and soon, there was a line of 2 more cars behind me. I texted Denis with the issue and he called me back immediately. Over the phone, he was able to walk me through how to trip the circuit breaker. First he had to tell me where it was. And it worked! The drivers behind me were equally grateful. Beal keeps having my review removed saying I'm not a customer. I live at 530 w aldine! Their property! How shady to try to keep potential renters in the dark about their lack of attention to matters regarding their paid tenants. Reported before about a guy with dog above and to the left of the 530 garage has a dog that barks at every dog that walks by all day in this heavily populated dog area. The guy encourages it by raising his blinds all the way so the dog can stand in the window. Very large shepherd like dog. Also the company made another Yelp page so people possibly don't see all the bad reviews. read more

I had an unfortunate experience with Beal Properties as a new costumer. They were showing a unit that was not actually available for the date advertised. I am working through a leasing agent and my agent found an apartment at 701 W Brompton for a studio available in March 2024. Agent requested that the current tenant be notified and we looked at the apartment yesterday. I liked the place so I moved forward with the application, paid the $75 application fee and the $395 move-in fee. This morning, my agent receives an email stating that the tenant agreed to renew lease today. Why would you waste a new client's time by advertising a place when the tenant has not even notified that they will not renew the lease? I know Chicago rental law usually requires a 60-day notice, and it is less than 60 days from when this was advertised as available. The apartment is still being advertised online on their site. I will update this review but I am waiting to see if I get my $395 move-in fee back as well as my $75 application fee. Total waste of time and irresponsible leasing office. If I don't receive my $395 move-in fee back, I will place a complaint with the city of Chicago. read more

The WORST renting experience!! Beal properties are not just slum lords, they are SCAM lords!! Avoid renting from them if you can. I lived on Oak Avenue in Evanston and it was a very unpleasant experience. I should have known when the apartment photos on their website were very different from what I actually saw. At the time though, I had no idea what I was in for because they don't tell you up front that you have to pay for your own Nicor gas $30/month on top of everything else. My rent went up 6-8% a year - monthly rent went from $1350 (plus $40) to $1695 (plus $70) IN 3 YEARS!!! They don't include any amenities (unless you count a mouse, which I had). The $40 was for "trash and water" and they added $30 to then include astound internet - I prefer to get my own internet, but you don't really get a choice because you will still be charged the $70/month. ALSO, my electric bill was super high in the winter time - my place was maybe 650 sq ft - they have heaters, and to heat my place during winter months - and at least 6 months of my bills were $100 plus - in Jan it would be $200!!! That's more than my friends with houses pay.. BTW, my "garbage service" was me walking down 3 flights of stairs, outside through an alley to throw out my garbage. Also, they say "laundry on premises", in reality, I had to walk down 3 flights of stairs through an alley to walk into a room with 2 washers and 2 dryers and one of of the dryers was broken and never got repaired. I told the maintenance guy at the time and he told me to call the # on the machine. WHAT AM I PAYING SUCH HIGH RENT FOR!!! Did I mention that I had a mouse (came out the last year of my lease) and that was the last straw on top of so many other issues. High rent, ZERO amenities. There are so many other great places out there that offer so much more. PS my moving out experience with them was just as difficult - they are just nasty and I am so happy to have found a much nicer apartment at an affordable price with MANY amenities and heat is included! FYI, the only time you hear from Beal is when you give a bad review. When I called to complain about something, they told me to fill out online form and when I filled that out, they never responded...It is up to you as a tenant to make your decision, but take in all the reviews and decide for yourself. ALSO, if they mention your name when they respond and you do not use your name in the review - you might have a reason why you don't say your name for privacy purposes and they use your name - that is an infringement on your privacy and you should tell them to remove their response asap. read more

I lived in a Beal Properties-managed studio for 2 years, between 2023-2025. My unit was infested with cockroaches and I also dealt with black mold in my bathroom, a dripping ceiling (also in the bathroom), an oven door that just fell off one day when I opened the oven, and a fridge that broke. The super in my building, Ilmir, was always responsive and did his best to assist me when I needed it, but that usually amounted to painting over the mold and doing a cursory spray for roaches. I lived in a property on Arlington Place in Lincoln Park. Rent in this neighborhood is typically expensive, but paying $1200 (which went up to $1300 my last year) was robbery between the mold, roaches, and busted appliances. Beal Properties specializes in running the slums. Look elsewhere. read more

This review consists of ONLY objective facts. I have lived here just over 3 months. date at time of this review 4-10-25 1. There is no parking provided for my entire building. 1a. Even if you pay Metra for the parking lot across the street, there is no guarantee of having a parking space. 1b.I had to be compensated for the misrepresentation of parking, after, I moved in. 2.It cost $250.00(average) a month to heat the apartment (January, February, March).Apartment size Roughly 700Sq ft. 3.From day one, there was a clog affecting my kitchen sink, which affected my dishwasher, clothing washer/dryer, and my sink. 3a.Only after the clog was fixed(total of approx. 3 week ordeal) I discovered I was washing my cloths in dirty water, and my dishes in dirty water). 3c. I was unable to cook or wash cloths (due to being unable to use anything attached to the clogged sink) 3 sidenote: I do not own a car (only a motor scooter, so a laundromat was not an option for me). 3d. I received no compensation for any of category 3 issues. 4. I have giant holes behind both the kitchen and bathroom sinks (see pics). 4a. this allows cold outside air to vent into the apartment, causing more energy expenditure. 4b. I'm told that this is normal, and that those holes "have to be there" for "access to the plumbing". 5. When I signed my lease, the building had a rooftop deck, which was part of the "pitch" and was something i was looking forward to utilizing. 5a. approx. 1 month after moving in, the rooftop deck was no longer an available amenity. 5b. They have since built a back porch which runs directly next to my bedroom window, rendering privacy( especially at night) impossible. It is also noisy since that is where people now congregate(and smoke). 6.My refrigerator stopped working and I lost conservatively $100 in groceries. Admittedly they replaced it within 3 days.(no other compensation) 7.My dishwasher stopped working(see line 3, that was the cause), that took closer to a week to get replaced. 8. these apartments are equipped with LG washer/dryer combo units. 8a. these units are highly inefficient and take approx.3-4 hours to finish a load consisting of 3 pairs of pants and 3 shirts, and accompanying undergarments. 9. The maintenance engineer is a great guy and the only good thing I have experienced. I have made such a long review because I would hate for someone who perhaps does not have my resources or physical or mental capabilities to go through what I am going through. My 15 month tenancy at 635 W Barry was extremely challenging and my unit was not worth the price or physical pain I endured while living at that address. I'm speaking of Apartment 408 which has black mold but I wasn't quite sure why I was always fatigued and physically ill till my friend was hospitalized at ER the day after he moved me. 15 months ago I took over the previous tenant's apartment and he left everything for me so I removed what I didn't need and lived in that tiny 1 bedroom that was never thoroughly scoured by the leasing office. The apartment is the size of a studio but they added drywall and a door and label it as a 1 bedroom to charge more. My neighbors were mostly very sweet but our packages were constantly being stolen or left outside our building. There were huge gaps & holes near my windows allowing hot air to escape and cold air to blow in during the winter months. It's run by electric heat only and there is no central cooling or heating at this property making the building a breeding ground for mold and mildew. I'm extremely allergic to mold and I would typically wake up with my jaws clenched, my stomach nauseated and I'd often run to my bathroom to vomit. My cat vomited at least 3 × a week and sometimes my dog too. My heating bill was $200/month because Art never repaired & plastered the drywall. Even though I asked multiple times. I was so physically ill and fatigued and clinically depressed that I chalked it up to seasonal affect disorder not realizing my pets and I were exposed to toxic black mold during my tenancy which is a health hazard and city building violation. 635 W Barry also had floods in the laundry room and sewage and waste was backed up on the floor exposing all the tenants to toxic waste and fumes. In March they tore up the ground level exposing all the tenants even as high as my floor on the 4th level to toxic chemicals and fumes which lead to breathing issues and more headaches. They want to collect additional money from me now because of a mattress and bedframe that was left for me by the previous tenant. However there's no elevator and the fire escape in back is very dangerous and unsafe to climb up and down on. There are pieces of railing missing and my friend who helped me move out almost fell! All they care about here is the money how much money they can pump out of your piggie bank yet there are no improvements made to your apartment. I had a moldy bathroom with moldy tile mold growing in the walls and floorboards of my apartment and a light switch in the next room thar never worked which is another major building code violation. Also I had to walk up and down six flights of stairs 10× daily because their elevator was shut down permanently years ago and they never built a running elevator system which is illegal in the city of Chicago When a sublet is available it's the building manager's responsibility to clean out the unit of furniture not the new tenant that takes over the sublet. Each time I used my kitchen sink or bathroom shower water dribbled and leaked down from my unit 408 to the person directly below me. The maintenance engineer I'm sure realized this was a breeding issue for mold but said and did nothing. His name is Art and he was well aware of these issues. When I unpacked my luggage a week ago I noticed $2,000 worth of my jewelry was missing which meant someone was using the key to my unit and stealing things from me when I was hiking with my dog around the neighborhood. Other tenants who rent with Beal properties also mention missing items from their apartment, mold, roaches, rat infestations and tiny cramped living quarters with rent hikes every year they renew. Spread a word of caution to anyone considering a lease with Beal properties! There was even a rat infestation issue in our backyard because of overflowing garbage and once I found a live rat in the garbage can at night while I was throwing away my garbage. They definitely don't maintain the upkeep of this particular property. Multiple incidents of flooding and sewage waste in the laundry room throughout the year leafs to black mold and health concerns for the Tenants. Not to mention they used to have an elevator and they shut it down permanently years ago..another building code violation. read more

To be very clear -- Rachel was the one who called me, continuously implied that I was somehow unsafe because I'm self employed -- was absolutely insinuating that being self employed (in 2022 after the pandemic no less lol) was somehow sketchy for their buildings. Which now, reading the reviews, is almost comical. And yes this company did write me and tell me they were refunding my $150 in application fees (exorbitant pricing to begin with) which is great! But I want to make it clear -- I offered a year of bank statements and they declined then called later and asked for them. I offered an employment letter and they declined - then called later and asked for them. They pressed me into getting a co signer when I have a 720 credit score. Then they denied my co signer as well. My issue here is with their inconsistency, the making me feel poorly for being self employed, and finally -- Rachel was just rude. She also asked me the relationship to my co signer which honestly? Isn't really her business. I had a middle school teacher who owns a home and has a 740 credit score -- and still Rachel insisted I was somehow not safe (she said the word safe no less than 10x on the phone) So, well I do appreciate the refund on my high application fees -- I stand by this property management company being unable to communicate in a kind or honest way. And the other reviews echo my sentiments so apparently I dodged a bullet. Save yourself the money or the refund and the back and forth and avoid this company. read more

I am writing this review out of sheer frustration with Beal Properties' apparent disregard for the safety and well-being of its tenants. Since the weather got colder, Beal Properties' solution to prevent pipes from freezing is both reckless and concerning. They decided that it's acceptable to leave an unattended space heater running 24/7 in the laundry room, which violates fire code regulations. Despite expressing my concerns to our building admin (who has been a saint through all of this), it seems that upper management remains indifferent to the potential dangers this poses to residents. The explanation given by management, citing the prevention of frozen pipes, is not a valid excuse for compromising the safety of residents. There are definitely safer alternatives to prevent the pipes from freezing that don't involve leaving an unattended heater running. It's baffling that a property management company would prioritize such a questionable approach over the safety of its residents. Moreover, consider the prevalence of apartment fires caused by unattended space heaters, one would expect Beal Properties to exercise more caution. The news is filled with incidents resulting from similar negligence. Chicago has some of the strictest fire codes, and I don't understand why Beal Properties is failing to comply. I implore Beal Properties to reconsider its approach to safety and take immediate action to rectify this situation. The well-being of residents should always be the top priority, and I sincerely hope that necessary steps are taken to address the issue promptly. Also just an FYI, replacing an older space heater with a new space heater is NOT a proper solution. read more

1435 N Dearborn * Even though the units are refurbished, it's really one of those fake nice things. I could tell they used some pretty cheap labor. The dishwasher is not installed flush with the countertop, the faucet handle is permanently cocked, the paint is cheap, the "hardwood floors" are really just that thin wood strip veneer stuff that sticks to the floor underneath. The outlet placement leaves me scratching my head. The wiring is... questionable, like, there's a switch in the bedroom that just SHUTS OFF all the outlets in the room. There is no ceiling light in the bedroom. The countertops are really nice, I will give them that. The guts of the building are old old old. * If you don't have a front or back unit, you'll basically live in a hovel. There's like 3 windows. If you live in a middle unit, like me, you won't have a front or back view, just a side view of a building that barely lets any light in. Since the buildings are so close together, you feel really isolated and trapped. This was definitely a psychological thing that affected my mood throughout my year lease. * There's like 4 parking spaces. So don't come in expecting you'll have a spot, if you or your family owns a vehicle. You might have to pay for street or structure parking which could be quite a distance away. * Creaky ass floors. I am trying to be like Frogger here and not be an annoyance to my downstairs neighbors. I have basically identified the mega squeak spots and had to partition things around it. Plus the sound drives me batty as well. I basically follow a set path in my unit that creates as least noise as possible... which is extremely limiting and mentally draining. So if this sort of thing annoys you, you'll probably be better off not here. * Stompers. Lower units, beware. I am sure it's fine if you secure a top floor unit. Being that this is an old place, you'll hear the reverberations of footsteps above you, and you might also get a lead-footed stomper who likes to run throughout the place. Be cautious of disrespectful neighbors. The idiot above me SUCKED. Zero respect. Stomped until midnight, wore shoes all the time, and was constant back and forth back and forth, running in his unit, all day. * Paper thin walls. I've talked about upper and lower, but side by side, I can literally hear conversations people are having in the next damn unit. I can hear my neighbors actually *pissing* in the toilet. PISSING. I can hear it. Through. The. Walls. It's basically like you never have any privacy from your neighbors, essentially it feels like roommates and you're renting out a room. The sound proofing is, of course, non existent. * Maintenance. The building engineer is hit or miss in his responsiveness sometime but other than that, haven't really had much of a complaint here. * Trash collection. Again, this is an old building. I can't stress it enough. Be sure to lug that shit downstairs and vie for 2 landfill trash cans. That's it! Two. Those are always over full and you have to put the trash on the ground NY style. * Security. Trust is a big thing when there's no doorman or real security. I mean, there's some surveillance and a locked entry to the mailroom, but still, the tenants here are liable to steal your packages. Happened to me already. * Temperature control is done via a Heating & Cooling unit cut into the wall. No thermostat here. Plus whoever cut it in, did terrible work. Didn't even cut the padding to fit right... and the tape job there was atrocious and an eyesore * Plumbing. Sometimes I'll turn on faucet to the bathtub and see brown water spurt out. And there will be times where I take a piss in the toilet, yes - only a piss, and it doesn't even flush. How tf is it backed up? Actual mystery. Pluming in this building is probably ancient and out of date. I'll try again in 15 minutes and somehow it's not backed up? * Layout. The layout is terrible. Imagine having someone over and letting them sleep in the living room. If you decide to close your door, you're also cutting off their ability to use the restroom in the middle of the night. The bathroom placement is pretty stupid. It's connected to the main bedroom with no other point of entry. This is a budget place in a semi quiet neighborhood. There are a couple schools, cafes, shopping options, easy access to downtown offices but also easy access to the parkway and lakefront. I stress BUDGET place. Gold Coast traditionally has some of the highest median rental prices in the city, but for a place like this, anything over 1500 should be downright criminal. read more

I doubt Beal will care at all about this review but after giving the company about a hundred chances to not suck, they have continued to suck. I live in a spacious one bedroom at 625 W Wrightwood. Amazing location close to all that is going on nearby on Clark, Broadway, Halsted, and Diversey. I love the storage in my apartment and the sprawling back deck with available grills. But none of that matters if I literally do not have a safe roof over my head. Before moving in back in June 2018, we politely gave Beal a short list of things to repair for us - a missing AC unit, a broken closet door, and a large spot of water damage on the ceiling. We didn't get the AC unit until July, after we spent several nights roasting in our LITERAL 100 degree apartment. Last month they fixed our closet door. Today, over one year after the issue was reported, I am unhappy to report that our ceiling is leaking in six (6!!) places because the issue reported last June was never addressed. Water has streamed down into our front closet and damaged our property. We can't use our dining room and have had our furniture pushed aside and piled up for months. It's not a way to live. We first reported an active leak on March 10 to Jack the property manager. While he has at least been quick to respond, he has not been quick to act (obviously since it is now June). Roofers have come 3 times but always "could not find the problem". My partner and I have been EXTREMELY patient, always saying we understood and that we trusted them to fix the issue. In hindsight, we should have stopped paying rent 3 months ago, since that's how long the apartment has been truly unlivable. On top of that, Jack and the company are refusing to even acknowledge our request to be compensated for the last 3-6 months of issues - they actually did the opposite and raised our rent! Any mentions of financial compensation in our emails has been completely disregarded and met with a repetitive and weak "sorry this is happening" message. On top of all of this, please see the other issues we have had with the building: - Packages getting stolen out of the mailroom, including my driver's license that was stolen OUT OF MY LOCKED MAILBOX, and a refusal by Beal to do anything about it. - Beal closed down the trash chutes in the building for no reason but did not add any trash dumpsters outside - so we have to drag smelly trash in the elevators and mix it in with recycling. Poor environment! - They redid all the carpet in the hallways which was nice but also inexplicably store everyone's doormats and doorhangings in the process? - Maintenance crew turns over every couple months, which means any long term problems will definitely never be completed - Can't control the heat of the building which results in the entire building being no less than 80 degrees year round (yes, even during the -50 degree polar vortex this winter). The only nice part of living here recently has been Laura and Adrian - the new maintenance crew who seriously care about the issues in our apartment. I have no doubt that they would resolve all of these issues immediately if Beal would let them. Unfortunately all of the company's other reviews express similar problems. I don't expect a yelp review to be the move that finally rights the past year of wrongs, but if even one person sees this and decides against renting a Beal property, I will feel that I've accomplished something. read more

I lived at a Beal property for 10 months, and I was counting down the days, hours, and minutes until I'm was able to leave. I read all of the negative reviews. I found the website that tells the tales of caution (avoid beal properties dot com). And still, I stupidly signed a lease here because it's so freaking difficult to find a halfway decent apartment in Chicago. DO NOT SIGN A LEASE. DO NOT EVEN CONSIDER A BEAL PROPERTY!!! THEY ARE A PREDATORY, DANGEROUS COMPANY THAT DOES NOT DESERVE TO BE PROVIDING LIVING ACCOMMODATIONS FOR AN ANT, LET ALONE HUMANS! UNLESS... you are okay with having a building engineer that doesn't help you, never responds, and when you reach out to the property management office, even the most simple of tasks (like changing the batteries in a smoke detector) takes weeks to do. We have had blockage in the shower drain for months. It started to smell like gas in the bathroom every now and then, and still I couldn't get a response or acknowledgement from the property (we had submitted maintenance requests through the portal) or the building engineer. While the issue was eventually resolved weeks later, things like this should be inspected and fixed immediately. The included appliances (oven, stove, dishwasher) barely work; the fridge is half the size of a "standard" fridge in every other apartment I have ever lived in; and most of the light switches are located in such odd and awkward places. Oh, and the hallway always smells like some really horrible weed or like something has died in the walls. I wouldn't be surprised if it's a mixture of both. This has been the worst apartment management experience I've ever had - and I once had a rat run through my kitchen when I lived on the southwest side of the city. While I've had a poor experience with Beal Properties, my building engineer, Gazi, has been one of the most kind and helpful people I've ever met. I am writing this review only to give due credit to Gazi. Gazi is always eager to ensure that everything is running smoothly and goes out of his way to make me feel comfortable and at home. I have nothing but good things to say about Gazi and he is what has made this a 3 star review instead of a no star review. I'd give Gazi 10 stars if I could. Gazi is the only redeeming quality about Beal Properties, which is otherwise a very poorly run business. It really just comes down to lack of customer attention and cutting corners on renovating a very old building. My biggest gripe is the creaky floorboards. You'll see other people complain about this as well, but the floorboards are INSANELY creaky. I have lost countless hours of sleep due to the person in the unit above me walking in the middle of the night. The building needs very serious renovations before the units should be advertised to anyone. Management was not receptive to my feedback. I would recommend that they put themselves in the shoes of their tenants before their entire business goes under or starts attracting the wrong tenants. They are shooting themselves in the foot. read more

I appreciate and look up to Beal properties for the fact that no matter how much hate, lawsuits, immoral acts they commit they always have an Ashley to back them up in the yelp review comments tab. How much money do you make Ashley?? Like that's a real question. How about you reply with nothing but how much money your shoving in your pockets. And then comment on this next year and compare how much you make to this last year when Beal properties didn't shove a an extra 30$ a month internet cost down our throats with an additional 100$ of extra rent we must pay for no reason. Beal doesn't deserve ANY stars. The building manager Fatmir isn't fond of doing his job. There is ONE small recycling trash can for a building with 177 apartments. Recycling comes twice a week and it is ALWAYS full. There is a larger recycling crate but it is being used for trash when it clearly says "recycling" on it. If I had the means to leave Beal, I would in a heartbeat. Unfortunately, that isn't how life works. The lock on the front door of 530 W. Aldine Ave is broken but according to Fatmir VERBALLY, when it breaks it breaks and we'll fix it. Absolute disregard for resident safety. read more

Crazy snowstorm over the weekend - my pipes ended up freezing and busting. Called Vasif early in the am when I noticed leak and he was quick to respond. Was at my place within 30 minutes to assess the situation. Notified overnight plumber and pipes were fixed before lunch time. Very happy with the quick response/availability even during such horrible weather. read more

I lived in the Evanston Beal Property at Dempster and would not recommend it. This location had a rat infestation and a roach infestation. The apartment had black mold, and when I reported it, they just painted over the ceiling. It took me renegotiating this when the lease was up for them to address the issue. As if mice and roaches weren't enough to deal with, they have electric baseboard heating. This not only doesn't heat the apartment well, but it's extremely expensive and you'll pay over $200 a month in winter months just to be lukewarm. I can go on forever on the number of issues. They lost a good tenant with me as I always paid timely and tried to take care of as much as I could myself while I lived there. Moving out was the best thing for my overall health. Do yourself a favor and pay a little more for a quality apartment with ethical management. read more

I live at 949 W Cornelia. If I could give no starts I would. I moved from Seattle so they got lucky I didn't get to see my apartment because I'm right next to the train line and construction has gone on all year. I loose power during the summer multiple times a day. Kemal, the "electrical engineer", is completely useless during the week or after hours. I mean he's real garabage at his job, he won't pick up the phone, won't answer texts and never shows up when he says he is. If he is one of your maintenance team you know what I'm talking about! Avoid any building he so called works at. I've lost power several times in the heat waves where I have to go down into the basement to reset the breaker. Just today, I've down it five times. Kemal now sends me directly to voicemail, he's useless. For Beal I've left 3 voicemails. Outside of all that, they had the audacity to raise my rent 10%. I found a way nicer building and cheaper. I can't wait to move out in July and put this horror show behind me. I will never go to a Beal property again. Even when I was looking at places, if I found out it was owned by Beal, then I wouldn't look at it. As for Kemal, I wish I had his job where I could sit around, smoke and do nothing all day. Beal doesn't care about you, they just want your money. I am writing this because they wanted me to, I need a new stove the person I am in contact with said if I leave a review they can get me that stove "faster." Leading up to the correspondence they emailed me and I replied 20 minutes later, it took them two weeks to respond. And now they are adding so many fees that rent has increased by $200 a month. One of those fees is mandatory internet through them, which will make me pay double if I get the same speed from my current provider. Also is it just me or is a Maintenance fee not a real thing? read more

I've had a great experience renting with this group in Chicago! My unit has had several maintenance issues and every time I need assistance they respond right away. My sink flooded and within 15 minutes Vasif was here to help. Very responsive and helpful - would highly recommend. read more

Posting this for all the women living alone. Had a very scary experience with a maintenance man entering women's apartments without warning. They caught him multiple times on dog cams. Nothing was ever done to address this by Beal Properties. read more

This property management company is -- to use a technical term -- absolute dogshit. I've lived in a Beal apartment for 2 years now. In that span, I've had at least 2 different property managers and 3 different building engineers. There is no knowledge management within the company, so all of the issues you raise in the past? Completely forgotten in the present. I just completed a move out walkthrough with the current building engineer, Ernes, and he absolutely did not care about the state of the apartment at the time of my move in. He did not care that the walls were painted two different colors back then. He did not care that there were holes in the walls from previous tenants. He did not care that the smoke detectors were not functioning. And he did not care that I paid out of pocket to make many things right when he and his predecessors didn't do anything to make the apartment acceptable. I should also note that one of Beal's previous building engineers didn't even show up to move me in. Instead, this building engineer was exploiting the labor of someone with an intellectual disability, who was sitting at the front door, waiting in the hot sun, to just hand me my keys and leave. No tour. No walkthrough. No assessment of the damage. That building engineer NEVER met me to do that walkthrough and left the company just a week later. Prospective renters out there: under no circumstances should you move into a Beal property. I am a landlord for a property out of state and would never treat my tenants in the way I've been treated. Also, as a landlord, TAKE PICTURES AND DOCUMENT EVERYTHING. Fortunately, I have. And I will be suing if this gets out of hand. read more
