    Hole under bathroom sink that lets in outside air, causing cold air to enter apartment and raises energy bill

    This review consists of ONLY objective facts. I have lived here just over 3 months. date at time of this review 4-10-25 1. There is no parking provided for my entire building. 1a. Even if you pay Metra for the parking lot across the street, there is no guarantee of having a parking space. 1b.I had to be compensated for the misrepresentation of parking, after, I moved in. 2.It cost $250.00(average) a month to heat the apartment (January, February, March).Apartment size Roughly 700Sq ft. 3.From day one, there was a clog affecting my kitchen sink, which affected my dishwasher, clothing washer/dryer, and my sink. 3a.Only after the clog was fixed(total of approx. 3 week ordeal) I discovered I was washing my cloths in dirty water, and my dishes in dirty water). 3c. I was unable to cook or wash cloths (due to being unable to use anything attached to the clogged sink) 3 sidenote: I do not own a car (only a motor scooter, so a laundromat was not an option for me). 3d. I received no compensation for any of category 3 issues. 4. I have giant holes behind both the kitchen and bathroom sinks (see pics). 4a. this allows cold outside air to vent into the apartment, causing more energy expenditure. 4b. I'm told that this is normal, and that those holes "have to be there" for "access to the plumbing". 5. When I signed my lease, the building had a rooftop deck, which was part of the "pitch" and was something i was looking forward to utilizing. 5a. approx. 1 month after moving in, the rooftop deck was no longer an available amenity. 5b. They have since built a back porch which runs directly next to my bedroom window, rendering privacy( especially at night) impossible. It is also noisy since that is where people now congregate(and smoke). 6.My refrigerator stopped working and I lost conservatively $100 in groceries. Admittedly they replaced it within 3 days.(no other compensation) 7.My dishwasher stopped working(see line 3, that was the cause), that took closer to a week to get replaced. 8. these apartments are equipped with LG washer/dryer combo units. 8a. these units are highly inefficient and take approx.3-4 hours to finish a load consisting of 3 pairs of pants and 3 shirts, and accompanying undergarments. 9. The maintenance engineer is a great guy and the only good thing I have experienced. I have made such a long review because I would hate for someone who perhaps does not have my resources or physical or mental capabilities to go through what I am going through. Keep in mind, I have been here only 3 months and have only bad experience after bad experience, and BEAL PROPERTIES, will not work with me to let me out of a challenging experience.

    I had an unfortunate experience with Beal Properties as a new costumer. They were showing a unit that was not actually available for the date advertised. I am working through a leasing agent and my agent found an apartment at 701 W Brompton for a studio available in March 2024. Agent requested that the current tenant be notified and we looked at the apartment yesterday. I liked the place so I moved forward with the application, paid the $75 application fee and the $395 move-in fee. This morning, my agent receives an email stating that the tenant agreed to renew lease today. Why would you waste a new client's time by advertising a place when the tenant has not even notified that they will not renew the lease? I know Chicago rental law usually requires a 60-day notice, and it is less than 60 days from when this was advertised as available. The apartment is still being advertised online on their site. I will update this review but I am waiting to see if I get my $395 move-in fee back as well as my $75 application fee. Total waste of time and irresponsible leasing office. If I don't receive my $395 move-in fee back, I will place a complaint with the city of Chicago.

    My 15 month tenancy at 635 W Barry was extremely challenging and my unit was not worth the price or physical pain I endured while living at that address. I'm speaking of Apartment 408 which has black mold but I wasn't quite sure why I was always fatigued and physically ill till my friend was hospitalized at ER the day after he moved me. 15 months ago I took over the previous tenant's apartment and he left everything for me so I removed what I didn't need and lived in that tiny 1 bedroom that was never thoroughly scoured by the leasing office. The apartment is the size of a studio but they added drywall and a door and label it as a 1 bedroom to charge more. My neighbors were mostly very sweet but our packages were constantly being stolen or left outside our building. There were huge gaps & holes near my windows allowing hot air to escape and cold air to blow in during the winter months. It's run by electric heat only and there is no central cooling or heating at this property making the building a breeding ground for mold and mildew. I'm extremely allergic to mold and I would typically wake up with my jaws clenched, my stomach nauseated and I'd often run to my bathroom to vomit. My cat vomited at least 3 × a week and sometimes my dog too. My heating bill was $200/month because Art never repaired & plastered the drywall. Even though I asked multiple times. I was so physically ill and fatigued and clinically depressed that I chalked it up to seasonal affect disorder not realizing my pets and I were exposed to toxic black mold during my tenancy which is a health hazard and city building violation. 635 W Barry also had floods in the laundry room and sewage and waste was backed up on the floor exposing all the tenants to toxic waste and fumes. In March they tore up the ground level exposing all the tenants even as high as my floor on the 4th level to toxic chemicals and fumes which lead to breathing issues and more headaches. They want to collect additional money from me now because of a mattress and bedframe that was left for me by the previous tenant. However there's no elevator and the fire escape in back is very dangerous and unsafe to climb up and down on. There are pieces of railing missing and my friend who helped me move out almost fell! All they care about here is the money how much money they can pump out of your piggie bank yet there are no improvements made to your apartment. I had a moldy bathroom with moldy tile mold growing in the walls and floorboards of my apartment and a light switch in the next room thar never worked which is another major building code violation. Also I had to walk up and down six flights of stairs 10× daily because their elevator was shut down permanently years ago and they never built a running elevator system which is illegal in the city of Chicago When a sublet is available it's the building manager's responsibility to clean out the unit of furniture not the new tenant that takes over the sublet. Each time I used my kitchen sink or bathroom shower water dribbled and leaked down from my unit 408 to the person directly below me. The maintenance engineer I'm sure realized this was a breeding issue for mold but said and did nothing. His name is Art and he was well aware of these issues. When I unpacked my luggage a week ago I noticed $2,000 worth of my jewelry was missing which meant someone was using the key to my unit and stealing things from me when I was hiking with my dog around the neighborhood. Other tenants who rent with Beal properties also mention missing items from their apartment, mold, roaches, rat infestations and tiny cramped living quarters with rent hikes every year they renew. Spread a word of caution to anyone considering a lease with Beal properties! There was even a rat infestation issue in our backyard because of overflowing garbage and once I found a live rat in the garbage can at night while I was throwing away my garbage. They definitely don't maintain the upkeep of this particular property. Multiple incidents of flooding and sewage waste in the laundry room throughout the year leafs to black mold and health concerns for the Tenants. Not to mention they used to have an elevator and they shut it down permanently years ago..another building code violation.

    Came back to a new space heater after complaining

    I am writing this review out of sheer frustration with Beal Properties' apparent disregard for the safety and well-being of its tenants. Since the weather got colder, Beal Properties' solution to prevent pipes from freezing is both reckless and concerning. They decided that it's acceptable to leave an unattended space heater running 24/7 in the laundry room, which violates fire code regulations. Despite expressing my concerns to our building admin (who has been a saint through all of this), it seems that upper management remains indifferent to the potential dangers this poses to residents. The explanation given by management, citing the prevention of frozen pipes, is not a valid excuse for compromising the safety of residents. There are definitely safer alternatives to prevent the pipes from freezing that don't involve leaving an unattended heater running. It's baffling that a property management company would prioritize such a questionable approach over the safety of its residents. Moreover, consider the prevalence of apartment fires caused by unattended space heaters, one would expect Beal Properties to exercise more caution. The news is filled with incidents resulting from similar negligence. Chicago has some of the strictest fire codes, and I don't understand why Beal Properties is failing to comply. I implore Beal Properties to reconsider its approach to safety and take immediate action to rectify this situation. The well-being of residents should always be the top priority, and I sincerely hope that necessary steps are taken to address the issue promptly. Also just an FYI, replacing an older space heater with a new space heater is NOT a proper solution.

    The leak we reported to Beal in June 2018 before moving in - wasn't addressed for over a year and turned into a leak in six places!

Elevators are frequently out of service, which becomes more than an inconvenience in a multi-floor property. There have been extended periods without hot water -- at one point lasting nearly a week -- with limited communication or clear timelines for resolution. Access control has also been unreliable. Key fobs have malfunctioned at entry points, locking residents out despite active credentials. Plumbing issues have been another recurring problem, adding to the overall sense that preventative maintenance is not a priority. What's most frustrating isn't just the issues themselves -- things break in any building -- it's the pattern. The problems feel reactive rather than proactively managed, and communication from management does little to inspire confidence. Residents deserve consistent access, functioning utilities, and transparent updates when things go wrong. Unfortunately, that has not been the experience here.

Would avoid renting from them until they get their act together again - if that's even possible. Honestly, would have given a glowing review up until winter of last year and called them a "family-feeling" management company; not sure what happened to turn them into yet another landlord/property management company trying to squeeze every last dollar out of their tenants and their tenancy. Broken washer/dryer that had notice put in the second week of January did not get replaced until the last week of April. After repeated communication, we were ghosted about the issue only to find out that our property manager had left and we had a new person. Think that would be something the tenants should be aware of! I could write a whole novel on how abysmal their service was with the washer/dryer situation; everything from poor communication to the installers arriving at our apartment at 7am on a weekday with no notice from the management company to both tenants to the installers having to do the whole thing again (7:30am the next day, still with no warning, but, hey, extra half an hour!) because Root ordered the wrong washer/dryer. Currently, the new appliances don't even fit the space and the accordion door had to be removed to "fit" it. Unsurprisingly, the doors are still sitting in our apartment since Root has not removed them. The company did the absolute bare minimum to "make it up to us" for all of the inconvenience. On top of this, after giving our Notice to Vacate we continued to receive messages that bordered on harassment via email and text about renewing our lease and how a new lease would be sent over when it was abundantly clear we were not reupping. Icing on the cake is being told that our place is too "cluttered" for showings when all we're trying to do is move, clear out every nook and cranny of our stuff, and get as far away from Root as possible. I genuinely am astounded at their reaction to what a living space in the middle of a move looked like. Though the leasing agent (who showed up after his agreed upon time and with no advance warning of being late) continued to insist it was "all transactional" and "just business," I'm deeply offended at how he continued to mention cleaning the place to look presentable for Root and their needs while his tone cast aspersions and disparagement for what is a situational living arrangement. None of this is touching, either, on the back stairwell that took months to fix and was a legitimate safety hazard. Every interaction with them this past year has been heavily about what is best for Root and the Root property. Utterly astounding that the property manager, when speaking to us about the washer/dryer situation, mentioned how great the washer/dryer was and that it's one that will be good for a long time. That might have been helpful had we not had it installed a few weeks before preparing to leave the place. We offered to break the lease and/or leave early due to moving into a new property, but Root would rather get their money and continue to bombard us with asinine emails and requests. I cannot fathom any other reason than them just wanting to get their rent money that they would not take us up on leaving early. Considering it would have been a whole month where they could take their staging photos - which the property manager, when asked, mentioned they did not have any previous on file simply because he didn't know why - and fix their broken washer/dryer while doing any other updates to the space they might have felt were necessary (the kitchen appliances are outdated as well, so good luck to whomever has to wait four+ months to get them fixed when they inevitably die), it seems like a no-brainer. We would not have gone through any of this hassle, not be leaving with an extremely sour taste in our mouths about Root, and this review would have gone differently. I'm just amazed at how a company that I had such positive and tenant-first interactions with when I moved in two years ago (and heard the same from my boyfriend about his four years before that) has become a standard leasing company interested in what is best for their property, which itself is debatable. I cannot stress how happy I will be to be done with them. One positive from all of this is the urgency with which it's inspired us to move out.

However, Raul from Root deserves an exceptional shoutout. Raul has saved my roommates and I on several occasions for any maintenance related request and has shown us kindness as well as quick communication. He's made our experience even better than it already is.
