We moved into 445 Wellington Apartments earlier this month and not only have Beal properties been helpful and responsive, but the building managers, Denis and Fadila have been astounding. Immediately upon arrival, every single concern has been addressed and handled, and it really feels like a safe, clean place to live. Highly recommend 445 Wellington, simply because of them! read more

The worse management staff in the world! Backhanded idiots. Mildew everywhere, old stove, stained floors, tiniest kitchenette. The stairs are atrocious. Mismanaged! They lie too! They get upset when you don't renew a lease. They raise the rent when they remodel the hallways not the apartments. When I first moved in they didn't care about the huge disgusting scary bugs they had. I paid Orkin out of my own pocket. There are stains on the refrigerator, the refrigerator leaks constantly. There is caulking, stains and old paint all over the bathtub. The radiators are stained. I couldn't take any baths because I was traumatized of the huge bugs I found in my bathtub. The tiny kitchenette sink has stains all over the faucets. Avoid Beal at any costs! read more

AVOID BEAL PROPERTIES! My partner and I were scheduled to move in to a unit in Highland Park and was told by the CO-DIRECTOR of Leasing, Eddie, upon touring that our unit would be deep cleaned since it was old. On move-in day, my partner and I arrive at the unit and it's... FILTHY. Residue and stains and debris on the floor, in the toilet, bathroom - and on top of that, the toilet seat was broken, the thermostat was broken, the drain for the tub was missing and for the kitchen sink... we called and Beal Properties said that they don't do a deep cleaning, contrary to what Eddie on their team said. They also said the stains had "been there for years." Well, my partner began cleaning and guess what? Those "stains that had been there for years" in the tub and toilet were gone! They simply did NOT clean the unit, were lazy, and liars. We had to BEG them to immediately let us out of the lease, PRIOR to moving in, having our LIVES boxed up... they finally agreed to let us out and refund our security deposit and first month's rent. But to say this was the worst move-in experience is an understatement. Thank you, I guess, for letting us out of what would have been a DISASTER of a year? AVOID BEAL PROPERTIES LIKE THE PLAGUE. read more

Let me preface this whole post by saying I RARELY feel compelled to write a negative review... Truthfully, I really wanted to like this apartment and be able to give a good review at the end of my lease. Unfortunately, that is not the case. My apartment had a funky smell coming from underneath the kitchen sink. The building manager told me to "air it out," because it was left over from a previous repair, which I knew was BS. My biggest complaint comes from trying to reach anyone in the main office if there is an issue. I will say that there was at least one person, Ashley, who was very professional and would respond to you a timely manner. Don't ever expect to call and get to actually talk to someone. Every time I tried I was forwarded to someone (and often times a different person) and it always went straight to voicemail, even during normal business hours. read more

Gabriella the property manager at the Belmont properties is great. Quick to respond and keeps the buildings very clean.

DO NOT RENT from Beal Properties. I have been living here since 2021 and I have run into the following issues 1. Hole in my bedroom floor: Have had a floor in my bedroom for over a year... I told the building engineer about the issue and it wasn't fixed for over 6 months until my lease was ready to be signed again. At that point they wanted to raise my rent and I informed them that this was crazy considering this issue and the others listed below. They assured me they would fix the issue and that the rent increase was justified. So I resigned. They filled it in with a tile compound that lasted maybe a couple weeks. The hole has been back ever since and has yet to be fixed. Now when it was time to resign my lease again, they raised my rent againnnnn and told me that they would fix it eventually but I needed to sign my lease so now here I am writing a stupid yelp review. 2. Leak in the bathroom: there has been a leak above my bathroom ceiling on and off since I have lived here. It would leak above the shower, all along the walls, and come out from the light above (pictures provided). The building manager would just paint over the huge moldy water spot and say something ridiculous like "oh the person above just doesn't use a bath mat so the water is leaking under the tub and into the ceiling". Now the leak has gotten so bad that I have a massive hole in my ceiling and no timeline of when a plumber is coming. This water damage has also warped the entire mirror vanity and they have refused to fix that as well. 3. Holes in the oven: now this one is on me. When I toured this place there were holes in the oven. The place is huge and has great natural light so I thought "what are a couple of tiny holes" but what I didn't realize is that it would just be full on leaking gas 24/7 into my kitchen. I told the building manager and he said "ha good luck getting them to replace that" 4. Dishwasher: I had a broken dishwasher for monthssss when I lived here and it was never fixed. It wasn't until I resigned and was appalled that they wanted to raise my rent when they weren't even providing me the amenities on the lease, that they fixed the dishwasher. But get this... they "misplaced the dishwasher" so it wasn't put in for 2 months after they said they were going to come one day and install it I could go on but I think you get the jest. These people do not care about you and will raise your rent even if they are providing less than the bare minimum. This place could be genuinely a great place to live. It has amazing natural light and huge rooms. I wouldn't care about paying another 100 bucks in my rent if they were actually living up to what I am paying for. Also! If they reply and say "oh there was a switch in building managers so the requests got lost in the transfer" people.. it's 2023 get a apartment software that tracks and monitors issues like every other big rental agency in the city. It is not my fault you refuse to even fix your business. Small update: my new building manager is very nice and is trying his best but with everything that has happened I still don't think this deserves a rent increase. read more

I've lived at 511 W Melrose for 3.5 years. We had security issues where building engineers were bringing in people that none of the residents knew or were made aware they would have access to our apartments. Residents have video proof of these people entering apartments without prior knowledge when people weren't home, walking in, seeing that residents set up cameras inside their apartments, and quickly leaving. We have had residents get locked out and bust the windows at the front of the building trying to get back in. I've had a dog since move in that I told the building engineer about on several different occasions and documented on multiple requests and 3.5 years after move in they requested a $500 pet deposit. The ceiling in my apartment is cracking and plaster is falling down but they haven't told me a plan to fix it. I came home to a note 2 weeks ago from a neighbor talking about a cockroach infestation in her apartment. I have the video of the person entering the apartment and leaving without resident consent - I will attempt to blur his face to protect privacy before I update this post with the video attached. read more

Lived at 505 W Belmont - would not advise anyone to live there. There is poor ventilation which leads to mold issues, the building safety is not great, and the smell is terrible. Also every time I turned the heat on in my unit, it would leave soot and dirt marks on the wall (they are not burn marks). The dirt from the heater would get EVERYWHERE (even stick to clothing). I will say Gabriella is very responsive helpful, and does the best she can with the circumstances. Would give Gabriella 10/10, but the building 0/10 I've provided pictures of just a few things wrong with the building. read more

Here we are again. I am yet to have a decent, wait that might be too high, I will shoot for an average customer service experience with this company. Let me say I am in the customer service industry, I oversee the Midwest territory for a retail brand. Mistakes and issues happen - totally understandable, however, what counts is what action steps you take to provide the best service you can to the customer. This office is an absolute miss on both the service and the customer parts, with no idea how to communicate effectively, and follow up. I reported this AM the fact my APT doesn't have hot water, never got an update until 5:09 PM letting me know we couldn't do anything for the issue and to try to leave the water run and see if it gets warm. I couldn't shower in the morning and now it seems I can't shower in the evening. The building engineer advises sending an email property manager, who has an out-of-office reply and says please contact your engineer. So no one can answer, long story short! Never received a call to follow up or even apologize for the inconvenience and explain to the paying customer ( ME) why you don't and won't have hot water until we fix the issue. Unacceptable! Attaching the definition of customer-centric in the case we need a refresher: Customer centricity is a strategy and mindset that focuses on its buyers/consumers. Customer-centric (or client-centric) means caring not only about making customers happy but also about meeting their needs and building trust. "Customer centricity is literally putting the customer at the center of everything you do." read more

I WOULD NOT RECOMMEND TO MY ENEMY TO LIVE HERE. If there was negative 100 star I'd give it without hesitation. 1) my car got vandalized in their paid parking($200 a month) they don't have cameras there and not responsible for ANYTHING. Since my car insurance didn't cover vandalism I had to pay out of my pocket $900 and asked management if at least they could give me 1 month free parking. Of course answer is no, they love their money and being not responsible for anything and not even installing a single camera in parking lot. 2) couple times on my assigned parking spot someone illegally parked and they don't let you call towing company to tow it away, only office can do it on weekdays 9am-5pm. And guess what, when you arrive at 2 am in your house you can't sleep in your bed. You'll have to sleep in the car since you don't want your car towed away. So get some pillows and blankets in the car. 3) right now 2 months left till my lease ends and they bothering me and my family showing my apartment to possible new tenants TWICE A WEEK. This is the worst experience in my life, would never recommend anyone to live here. read more

I've been at a Beal Property in Lakeview about a year After 2 weeks with no running water and dangerous staircases they began to dialogue with me in regards to paying me off - a relocation fee in exchange for forfeiting the property. I decided to do so. On july 10th 2020 I signed an agreement stating our arrangement and turned over the keys. Barb or someone at Beal cancelled the check and will not even have the curtousey to return my calls. No one at Beal has even attempted to honor the agreement. I am disgusted by the standards such a large company has. If I do not receive payment PER OUR AGREEMENT. To start with a few positives, location was super ideal in Logan Square, and everyone I spoke to/interacted with were very friendly and helpful the few times I contacted them. Vasif was great, and honestly bless him for getting a giant wasp out of my apartment. I had signed without reading reviews and regretted it about 2 months into my lease. The building really needs better up-keep. My apartment looked great at first glance, but it was extremely dirty (no way it was cleaned prior to my move in). I sucked it up and cleaned it to the best of my abilities, excusing it as being old and well-lived in. However, my experience got worse. I ended up paying $200+ monthly on heat alone in the winter and my studio apartment was still freezing. The panel heating system was soooo horrible, you have to have it on high or it wouldn't even turn on. The window sills seemed to be rotting as I was constantly dealing with silverfish. Also tons of carpet beetles which was more of an annoyance but they were everywhere. One of the walls sounded like it was falling apart from the inside: it would periodically make noise on its own and when I would tap it; like plaster falling. It looked like there may have been water damage in the hallway (same spot to my problem wall). This started happening towards the end of my lease so I just dealt with it since it didn't affect my day-to-day life and was over this place. There was definitely something funky in there tho because I was constantly sick from allergies. My cat (who has asthma and allergies) got really sick towards the end of the lease as well, so a warning if you have pet especially those sensitive to their surroundings. It got so bad I dropped over a grand in vet bills at that time. It was crazy to see how much better he got once we were out of there. read more

Have recently not had the best experience with Beal. After a frustrating situation due to lack of communication from our broker, I've called Beal numerous times for direct answers regarding our application status. They directed back to my broker after I expressed several times that they have not contacted me in days. I realize the complexity of the situation with issues regarding commission purposes, so I reached out to Amanda at Beal for assistance. I paid the deposit of first month's rent to then have 2 apartments listed and taken off the market. I still have not gotten a follow up from anyone at Beal and feel as though no one wants to help me. The only one who has been a help at this time is Mehdin, the building engineer on Oakdale. I am hopeful that someone can help me and make me experience a better one, because it's a beautiful building with immaculate units. read more

This place can go fuck itself. When I addressed the mold growing in the plastered drywall cracks, I was told to raise the temperature and 3 weeks later was directed to order a dehumidifier with the promise of reimbursement. It took 3 weeks of back and forth texting for them to tell me to do it myself. The new door was installed with the now useless cable cords coming from the walls inside of the door frame. The door does not close properly. The building manager asked me with no shame to leave a 5 star review after my health and property have been jeopardized. I left halfway through my lease after just threatening a suit and asking nicely. They acted like it was a kind favor to let me out of my lease early and tried to blame me for the problems in my unit. If you live here, I'd highly suggest finding a different renting group to trust. read more

I wrote my original review for this company back on 10/31/2016. When I search for it on Yelp, it is now mysteriously missing. Isn't that funny? So, just to make sure people are aware of Beal's deplorable customer service, I'm re-posting my review in hopes many people see this so they don't get screwed over. Everything from my initial review is still accurate, save for a few updates: Water pressure has FINALLY been restored to the unit, but only after a year and a half of requests to Beal. The building manager, Dan, doesn't deserve to work for this company. Dan is a sexist and has ZERO professionalism when it comes to speaking with customers. While explaining our problems to Dan for the millionth time, he dismissed our concerns AGAIN. And to our utter shock, Dan turned his back on us and walked off when we asked what he was going to do to fix the apartment problems. What a complete joke. If you've read this far, you can read my original review below: This company holds no regard for their paying tenants, and has deplorable customer service! I have had to contact Beal on a tenant's behalf, because she was not receiving any follow-up from her property manager. Even after numerous calls and emails, the tenant's concerns have not been addressed, and she was only given a "we'll look into it" response by the company. The tenant was promised that her apartment would be ready and completed by her October 1st move-in date, but obviously she was given false promises just so Beal could get her money, as the apartment was nowhere near finished when she moved in. Issues that were not completed prior to her moving in were hastily "finished" so she could move in. Here are some of the issues that this tenant is STILL CURRENTLY DEALING WITH: Contractors leaving the building open and unsecure, leading to strangers coming in multiple times and harassing the tenant. This has been such an issue of safety for her that she has had to call the police TWICE ON TWO SEPARATE OCCASIONS. When this was addressed with Beal, the property manager Julie simply followed up with an email stating that they would look into the concerns. The plumbing in the tenant's unit is absolutely absurd. The water pressure is practically non-existent. Furthermore, anytime the kitchen or bathroom sink is running, the sinks immediately back up. You would think it could be a simple problem that the sink trap is backed up, but no, it's a much larger plumbing problem than that. If the tenant flushes the toilet or runs her dishwasher, sewage and water come back up both drains in her unit. Furthermore, there must be no water heater connected to her water supply, because even after running water in her shower for minutes on end, the water is still ice cold. The tenant's buzzer system unlocks the front door, but it does not allow the tenant to hear who is buzzing her, nor does it allow her to speak to the visitor. Again, another safety issue. It took 2 weeks after she had moved in before her mailbox lock worked. Before that, her mail was just being left out in the open. Of course, this was the only thing that Beal has been able to follow through on - something anybody could fix if they had 2 minutes of free time. Not being on this tenant's lease, I understand why Julie (the property manager) wouldn't address my concerns. However, at least have the decency to hear out someone's concerns. I started addressing these very serious issues on behalf of the tenant to Julie, and Julie's response was to abruptly hang up on me without saying anything. it's absolutely embarrassing that the tenant needs other people to call in to complain for her to receive any sort of follow up from Beal. What kind of care for a paying client is that? What kind of customer service is that? Ridiculous. BOTTOM LINE: THIS PROPERTY MANAGEMENT COMPANY IS AWFUL!. They should really feel ashamed for how they treat their paying clients. Furthermore, everyone could use some major improvement with their customer service skills. I doubt this negative review will make any difference, but it would behoove Beal Properties to address this review in a prompt and effective manner. read more

Would give 5 stars to Gabriella, my building manager because although this building is not perfect, she has been responsive to issues that have been addressed and is always able to help. However, for the company itself, I have had some issues. 1. The unit was newly renovated, which was great; however, it was not ready for about a week and a half after they had assured me it would be ready. This put me in a bit of a tricky situation as my prior living situation was ending. The company did make up for it by putting me in a different building and not charging rent, but it was not a positive experience to begin my lease. 2. My sink has flooded three different times. Again, Gabriella has been responsive each time in sending a plumber to fix each time it happened. But I alerted management about a long-term solution and have not heard anything. 3. My living room floor had to be replaced due to water damage from freezing pipes. Gabriella was responsive for making sure this was replaced. Overall, I think Beal does an okay job after you reach out to them numerous times about potential issues, but it is primarily Gabriella that has been the one to make sure these issues are resolved. read more

917 W Dakin Street If Beal is saying their standards are higher, then I have a bridge to sell them in the middle of nowhere. Our lease process was a nightmare. Constant ignored communications with us and our real estate agent, along with not receiving our lease until 4 pm of the day we were supposed to be moving in! When we first moved in, we were greeted to an apartment with broken windows, it was unclean, and multiple broken appliances. This "never happened before" they would say. "This is unusual" they said. Two months into our lease, Beal decided they no longer wanted to maintain the rooftop deck that was part of the building and silently closed it. No remuneration. Multiple requests to adjust rent for it were ignored. Email after email we received no response. Soon after, a former tenant known to Beal regularly entered the building, accessing our mailbox. Had keys to our unit. Great! It took months to address this problem former tenant, who apparently moved out 3 years prior to us. We then get the cops out when she came in one time, for Beal to then release them "feeling bad for them" after we were being harassed via text message, phone, and in-person. Throughout our lease they have come in to replace windows and appliances. Meanwhile our walls continue to grow cracks, bubbles, tears. Ceiling as well. Doors are coming off hinges inside and outside the unit. The bottom floor of the building gets extremely cold because they aren't maintaining the exterior doors. Our building was cited for 16 violations by the City 3 years prior to us moving in. They were inspected this year. So that's 5 years later, and guess what? Same 16 violations at minimum. The city wants to inspect the units but surprise, Beal makes no effort to tell its tenants. Our carbon monoxide detector was burned out. Literally burned. I don't trust them on life safety anymore. Could you blame me? With outstanding violations about fire resistant doors, stair configuration, emergency exit sign issues, and more, this building is a disaster waiting to happen. There are plenty of other issues in my unit but I'm so tired of trying with them. So let's talk about the common area's... Our elevator is operating without a certificate of inspection. In fact, it failed inspection when the city came to check it after someone filed complaints. The emergency phone doesn't work so if you get stuck, good luck. The laundry room is trash. It has exposed telephone wiring in it, the water heater is openly exposed, and the machines fail so often that it's a miracle if you can go a week without losing $2 (Yes, $2 per machine for use), or more, or have to spend 5+ hours on a single load of laundry because apparently replacing worn machines is too difficult for them to task. Another (I assume) former tenant was so ticked off at them for this, they cut the power cable to one of the machine, for it to take beal no less than 3 months to replace said machine. Beal's response now that the machines are failing more? "We offer laundry as a convenience, we make no guarantee". Really? Because Chicago law says landlord provided equipment must be maintained in sound order and that such waiver is not legal. Plus, you advertise that we have a laundry room. So it's either false advertising or a breach of the municipal code. What do you want? Regardless... I've lost my patience with this company, and the three or four now property managers since our almost 2 year tenure. The failing machines, the steady code violations, and the seeming lack to care about improving their buildings suggests they don't belong in the business. All they will do is lie to you about their efforts until a check has to be written, then they try to walk around it. So is this an isolated issue? My neighbors say no. They've also experienced dirty apartments on move-in, retaliation for reporting issues, failure for them to take menial steps to properly repair and failing to pull permits for work that requires it. Everything I said can be further confirmed by other complaints here on yelp, and in City of Chicago Department of Buildings records that are accessible online. Meanwhile, I still have a broken mailbox, laundry is a 50/50 bet if you can even do it, the bottom floor is cold AF during the winter (probably against municipal code as well), and the structure in our apartment continues to degrade, oh, and we replaced our carbon monoxide detector because if you are not absolutely ready when they are, they basically forget about the request, and ask for a blanket allowance to enter whenever. How about no. Avoid Beal Properties if you can. There are better landlords in Chicago that actually care about their buildings and put their money where their mouth is. These people don't. read more

So far my experience with this company is positive overall. All concerns are attended to with a response from the building manager and most issues taken care of promptly. The one star I couldn't give is because of the long time it takes to get my leaky water faucet repaired since there's a large process to go through. Also the unit is a wee bit dated design wise but still very functional. My large closet is my favourite part of the space. Love the location here in Boystown so overall, nice place to live. read more

Do NOT sign a lease with Beal Properties. I included photos of my windows. The one is what it looked like in January - please note the actual snow that is inside of my apartment. The other shows black mold that was in my bathroom. After sending the photos to my building manager, Dani, she told me that it was just "soap scum" and could be cleaned with a scrubbie. That is very clearly black mold, which can be incredibly dangerous to breathe in. Thankfully, my incredible building engineer understood that it was black mold and ordered special cleaner to remove it. But clearly my building manager did not seem to agree that safety was more important than admitting that her building had black mold in the apartments. An exterminator has also been to my apartment three times this winter - twice because I found cockroaches in my kitchen. After the third time, Dani informed me that "there was no evidence of cockroaches," again disregarding the health and safety of her tenants. While I was on the phone with Chris, the exterminator, to schedule the third appointment, he informed me that he already had to be at my building that day, which means that other tenants were experiencing similar issues, despite Dani's comment disregarding what I'd told her. I've also had packages stolen from the lobby. Rather than try to make security better, Dani told me to walk several blocks away and use an amazon locker every time want to get a package delivered. And for two months there were only two dryers for the entire building (its $2 per wash/dry too). I regret everything about signing this lease other than Gabriella, my amazing building engineer. This company doesn't even deserve the one star yelp forces me to give. If you live at 739 and have been having similar issues, please message me. read more

Alright let's talk for a minute. I was treated inhumanly, worst case happened, and this isn't just Beal but apartment housing as a hole that's a problem. But I can tell you this is what happened to me and it happened with Beal. So, quick backstory. I have bad credit. I went back to school to and it was hard. I'm a first generation student and I did it alone. So my credit took the hit. Forward to beginning of September. I find a sublet with Beal. The couple broke up and wanted to find a sublet really fast. Bam here is me and my partner. I'm told credit isn't that big of a deal. (Clearly lied to). So I apply. I'm rejected, told I need a co-signer. Remember I didn't have anyone to help when I went to school but somehow I find one. I'm rejected twice told I need two co-signers. One is not enough. I somehow find a second one. (The person I'm emailing will not take a single call from me so the emails take almost a whole week). I said very clearly to her my second co-signer is leading with you now. She said that was fine. Rejected a third time and am told that management just isn't comfortable leasing to me. (I make enough to pay the rent and I have great renters history). I tell the couple, they call management. I won't say names but she told them that they can rent to me off the record and it's fine. Keep it discreet. The same people who rejected me and won't let me sign a sublet told the occupants they can lease to me illegally. I move in and the couple surprise surprise change their mind because it's not really that legal and that gave me a week to find a new place. Needless to say. I'm homeless now. I might lose my job I worked most of my life to get. Housing shouldn't be dependent on co-signers and credit. There are many factors. There should be laws and protections. But for now this is my story with Beal. Avoid them. Disgrace them. Vote on better laws to protect people from becoming homeless like I did. read more

Without a doubt, Beal Properties is the worst property management company that I've ever had to deal with, and I would not recommend one of their buildings to anyone. Since moving into the building at 625 W. Wrightwood, my girlfriend and I have experienced a myriad of issues, ranging from broken closet doors, a broken sink fixture, a missing AC unit, and water damage and an active leak in the entryway and dining area of our unit. Upon moving into the unit more than one year ago in June 2018, we reported water damage to Beal, as there was a hole in the ceiling in our entryway, but no one came to fix or even acknowledge the issue for months. When the leak started actively dripping in March 2019, we finally received a response from Beal, but unfortunately the leak continues to persist over 5 montsh later. With an active leak from the roof and ceiling for over 5 months, and water damage and prior leaks for at least a year and a few months (if not longer), we are now at the point of worrying about our health and safety. We are worried about mold growing, and are concerned that the structural integrity of the roof and ceiling above us is compromised given the years of water damage. We do not believe Jack, the building manager, is capable of resolving the issue. Jack has been incredibly challenging to deal with and is usually not responsive to emails. He has also refused to offer or discuss any form of compensation for these issues in our unit. Instead, he consistently tells us that "the issue is fixed" and offers empty apologies. Unfortunately, those mean nothing when you have not been able to fix the issue and the leak persists in our unit. The lone bright spots in our experience with Beal Properties have been the new maintenance team at our building - Laura and Adrian. They have been incredibly helpful and responsive, checking in with us on an almost daily basis over the last few months. Until Laura and Adrian came along, no one came in to check on the issue with the roof and ceiling. They have been able to help with some temporary fixes (about six times in the last four months), but clearly Beal has not been able to solve the root cause of issue, as it is still leaking in our apartment. Overall, I am shocked that Jack and Beal Properties feels comfortable treating their tenants in such a way, and would take so long to address an issue that could put the health and safety of their tenants at risk. We are hopeful that the leaking roof and ceiling is fixed soon, but we are not optimistic based on our experience so far. read more

I have had problems with this apartment company since I moved in. The walls have constantly had water damage. They attempted to 'fix' it in a cheap quick way but the mold keeps coming back. Now, during COVID-19, we are trying to break our lease and they won't let us. We cannot live in an apartment filled with mold ( I am extremely allergic and COVID affects your respiratory system). Nor can we let a bunch of people in the house to try and 'fix' it again during this pandemic. They said the only way we can leave is if someone else rents it, BUT NO ONE WILL RENT IN THIS CONDITION OBVIOUSLY. It is not healthy. This unit needs to be condemned! Ava is our property manager and has yet to be helpful in any way. They don't care about you or your health. Especially during a pandemic when it's most needed. I've never felt so helpless and disappointed. Please, do not rent with this company. Also, if the management comments on this post and denies it. I will post all the dated emails from the beginning of the mold problems until our current situation. They were well aware of this situation. read more

There's a reason over half of the units in my building are empty.... These guys been doing renovations (WITH no warning, disclosure, notice, etc.) for 2+ weeks now every single day except weekends. The building engineers & maintenance helpers are awesome - don't blame them. The dog on my floor is bugged by it too - feel bad for him. The rent is crazy expensive but you can find cheaper/better units right next door it's just tougher to find them but work hard & you'll get a better deal......it took me living here to realize. Recently someone exposed Beal Properties in an FB group I'm in because they continue to have all different kinds of issues. There were multiple things in my apartment the old tenant never asked to have fixed because the sheer amount of stuff he needed to have fixed was just too much of a hassle. They definitely aren't reliable - when I moved in no one checked the unit & there was scuffed/holes in wall, paint chipped away, scratches, etc. I dont personally care but i'm sure they'll suddenly ~ realize ~ when I move out so they can line their pockets $$$ Hint: stop lining your pocket$ & start actually fixing things. Lose out on a month of rent instead of renting a bad quality apartment. Going to an independent landlord next time- too much of a hassle to deal with these big impresonal coprorations. read more

Beal Properties has, by far, been the biggest stressor for me since moving into our apartments on Pine Grove. I could sit here and list all of the issues we have had, but I have to focus on one thing that is particularly concerning. When we moved in, we immediately noticed that the drain in the bathroom did not fully drain out ever. Our first building engineer found a temporary fix for this issue. This issue happened two more times, and we were able to work it out with the 2nd building engineer. We are now on our third building engineer in less than a year, and I have yet to meet this person. A few weeks ago, before this person took over, we had to have a plumber come and fix the drain. Our shower broke AGAIN on Saturday (4th time since living here). It is now Wednesday and all that has happened was that we were told by the office that they are "working on getting a plumber". I have been showering at parents/friends/the gym for 5 days now and counting. This is completely unacceptable and disgusting. My basic right to cleanliness has been taken away by Beal Properties. On top of all of this, we have had mold, our walls are literally burned from the heaters since there is no insulation or other protection, there have been towel racks falling off the walls since the day we moved in that is STILL not fixed (we moved in about 10 months ago). I am sorely disappointed by this rental property and have already begun the process of acquiring an attorney since I am sure the bathtub will never be fixed properly. read more

DO NOT i repeat DO NOT LEASE W BEAL They have been THE ABSOLUTE WORST RENTAL COMPANY I HAVE EVER DEALT WITH ~ EVER EVER EVER ~ & I've lived in multiple cities worldwide, overseas & in the US. If I could give ZERO stars I would. I pay via digital portal & it's the only way I am able to make payments.. they repeatedly restricted my ability to pay online, then threatened legal action ~ even though **They Disabled the online Portal to begin with**. They were equally manipulative with the cost of rent itself: offering to extend my lease, then being manipulative with the terms, & then attempting to rescind their offer after I reported necessary building repairs. There were elements of the new lease I didn't feel comfortable with, & wanted to receive legal council, as is my right. I politely voiced concerns over several months & rather than remediate, they proceeded to go ahead & attempt to charge increased rent towards a lease I never signed. When I raised concerns they tried to evict me & again threatened legal action. By Law, my old lease should have carried over as a month to mo in this instance. When I highlighted the discrepancy & asked for remediation, Beal threatened Legal action or no action. I tried for Months to resolve issues amicably via email & phone calls, and am continually stonewalled, but they will send people to your door to knock aggressively at all hours, weekend included. Their behavior borders on harassment & has caused Significant mental, emotional, & physical health problems throughout my time dealing them. + the building is a POS They are beyond resistant to updates that matter. The electric in the building isn't stable (400, 310, + others) there is mold in the hallways, laundry room, & individual apartments. I know multiple people that moved out as soon as they moved in rather than deal with Beal & their resistance to real repairs. Fridges in several apartments have broken down & it takes weeks+ to replace them, if at all. A coat of paint is not a solution when the real problems exist in the pipes, walls, & wiring. The pipes in the building need to be replaced so I hope you're ok with standing water in yr tub and crappy water pressure every time you shower. I hope you like mold, dripping sinks, leaky pipes, & lip service. Move in if you want to overpay for laundry with machines that don't work. They increased the cost of machines by over 150% but refuse to replace machines that Regularly Break Down, Don't Drain Properly, & don't actually Dry The Clothes. $3.00/load but 2/4 machine are regularly broken. One machine caught on FIRE !!! How fun! Bringing attention to the lack of properly working machines in the laundry room should not be a revolutionary request but that was the true beginning my friction with Beal. In addition to harassment from Beal, I've dealt with harassment from 2 neighbors to the point of taking legal action & Beal did nothing when concerns were raised. The building & leasing mngr both offered personal information to my neighbor about me, without my consent or permission - AFTER I already brought attention to the on going harassment from that very neighbor. Also the building is Very Haunted so yay for ghosts & things moving on their own . I've lived with Ghosts before but there's Dark Energy here & iykyk Literally one of the worst experiences of my Life !!!! I've been looking for a new apt, but that's not an immediate process & not everyone is capable of moving to get out of an issue. *Everyone has a right to habitable living conditions & buildings with pipes & lights that work ~ not MACHINES THAT LIGHT ON FIRE* They attempted to enter my unit illegally in the past, and more recently, when they did send notice , they still attempted to enter knowing I have ESA support animals (this acknowledgement is on camera). Per Illinois LAW owners need to be present with a building mngr & the animals for any entry - making even a notified entry illegal without consent in this case. They do not care about respecting their tenants or the Law : they just want to take your money & exert little to no effort towards respecting their tenants as human beings with basic decency. AVOID AT ALL COSTS read more

Great management company if you want to live in a rat and mosquito infested apartment while being subjected to the sound of constant construction done by a contractor that employs children under 14. Not one good thing to say about the management company or the absolutely vile building manager they hired who refused to get repairs done even when she knew she'd be breaking IL law. read more

BEWARE!! Beal Properties is the WORST!!! I moved into one of the units about 3 months ago and it has not been pleasant. From the start, the stove didn't work and the bathtub didn't drain. It took them over 3 weeks to address the issue with the stove, the bathtub still doesn't drain and now the toilet is leaking every time it's flushed. This management company is a mess and I would not suggest this place to anyone, stir clear! The maintenance team (Hal & Britt) and office manager (Kate) do not respond to emails, text messages, or phone calls, there is no sense of urgency on anyone's part. read more
