I would not suggest anyone live at any Beal Properties location. I have had nothing but problems- the main being the water. They are not upfront about the issues and have the water shut off for hours with no update on how long it will take. The building engineers are rude and will not help. If you see the "Beal" name do not rent. Not a good way to keep good tenants. read more

The only positive here is for minor issues the onsite maintenance guy Taras, really does try and get back to you as soon as possible. The other people who work in the office are awful and useless. I really don't understand what they do bc they never respond! Especially a guy names Jack, who is suppose to be our property manager (by title) but nothing else. He ignores all your emails, no matter how urgent. When we signed our lease he never confirmed via email that he got it then we find out that they are still showing the apt and it is listed for rent bc we "never signed our lease" his mistake, We sent emails/called numerous times to make sure this is taken care of, and finally we got ahold of him and he said he'll take the listing down, but no apology or anything. Thankfully we caught the listing ourselves and didn't run into any other issues here (should of taken that as a red flag). Currently our building has had no water since Friday (3 days) so we cannot use our bathroom at all or any of our sinks, it's basically unlivable and he hasn't provided an update on the issue only wrote a generic email telling us the water is off, no other information like what is wrong, when it will be fixed. Rent elsewhere, because if something major happens you are screwed and out of a place to stay, even though you pay your rent. read more

My partner and I moved into 445 W Wellington Ave a month ago and have had a great experience thanks to the buildings managers Denis and Fadila. Denis has been very responsive and has gone out of his way to help us on multiple occasions. We love how much they both keep the hallways and entryway very clean. We are very happy to be in this building and to have such attentive building managers. read more

I walked by a building and thought it was the perfect location so I cold called the building engineer. I wasn't expecting much from a cold call but was so pleasantly surprised with the level of care and responsiveness I got from Ben. He showed me a few units to give me an idea of the buildings he managed, and while none of those units fit my criteria, he called me two days later to tell me about units that had opened up that were a closer match. I saw them pretty much immediately and applied on the spot. I really enjoyed working with the folks at the leasing office as well. Super responsive and flexible as I was going abroad and needed some buffer time with signing the lease/ paying off the initial fees. Recently I was in a bit of a pickle and Ben went above and beyond to help me manage an unexpected delivery at my building. He was super communicative and reachable (I was abroad) and I appreciate that he was so accommodating. read more

I've lived in the building at 505 W Belmont for six months. The building and location are great. Gabriella and the building engineer are very responsive. The hose in my kitchen sink broke. I reported it at 6AM on Monday morning and the hose and faucet both were replaced by noon. The engineer wore a mask and did his best to socially distance. The apartment itself could have a used a little more love prior to move-in with a fresh coat of paint and a sweep, but there aren't any major problems. Altogether, it's a good place with good people. read more

Mike and Alma are the best building managers. Our super, Mike and Alma are exceptional. They are always responsive and whenever any issue with the building comes up she fixes the problem immediately. This is for a specific person at Beal, not necessarily the company at large. I have had my fair amount of issues with Beal and previous maintenance people, but I will say the current maintenance person (Agron) at 4546 N Damen is fantastic. He does a great job being prompt, communicating what he's doing/what the plan is to resolve any issues and generally being respectful and a pleasure to coordinate with. read more

Update: Beal actually got cameras installed in the building. I will admit I was skeptical that they were going to do it, but they finally did which makes me happier. Original Review Water has been shut down 17 times during our 11 months living under Beal. Beal does not communicate long-term strategy for resolving issues. Security cameras are non functional and upon request to replace these cameras they said they could not do anything about it unless they raise the rent. I am not making that up or exaggerating. We have a camera in the parking lot with a wire that hangs off and does not connect to anything physically. When there was an intruder who had to be removed multiple times by the police, this was Beal's response: "As you are aware, there is a homeless person that has been entering the building and loitering within the building. We are fully aware of the importance of this issue and have been in communication with the authorities regarding this. We want our tenants to be safe and are working rigorously on solving this. After speaking with the authorities from District 19, they confirmed that if you see this person again, to contact the police immediately. Although this person has been escorted from the premises, we still need to continue contacting the authorities if he is seen as instructed by the authorities. In addition, we have since installed NO TRESPASSING signs in the building and confirmed that all locks are fully functional to the premises. " So their only response was to put up 'No Trespassing' signs, that you could buy at Ace Hardware. They refuse to fix the cameras. What if someone violently attacked someone in the building? There would be no video evidence of that occurring. A no trespassing sign is going to do ANYTHING? Also, they said the locks work, but the locks are terrible. I've seen tenants use a credit card on the main door and there is a nice cracked wooden door that leads to the bike room where my bike was stolen (yes it was chained). I found out cameras were non-functional when asked to see who stole my bike. The water shut offs are frequent. For the last four days, the shower upstairs has had no hot water pressure, you must turn the shower all the way to the left to get any hot water. This unit was a gut rehab too, everything is new. The elevators of the building have been shutting down almost once a week maybe once every two weeks with no long term plan on fixing. I highly suggest avoiding Beal Properties in Chicago. read more

DO NOT RENT WITH BEAL. EVER. I'd give zero stars if it was an option. Beal is the worst management company I have ever experienced. After a large hole formed in my shower wall in January they sent multiple contractors and various staff members to look at it and confirm that it did need fixing (no duh) and that it was likely rotting behind the wall (cool). Fast forward to June and it still has not been fixed, though it has gotten larger and begun to let cockroaches into my bathroom. DISGUSTING. And yes, I've made them aware of it over and over again. I paid $1300 a month for this one bedroom. Over 60 emails have been sent back and forth with Beal to resolve this and I am consistently told that they're waiting on approvals (if they respond to email at all - I've lately taken to calling them daily). Worst rental experience of my life. Of note, this review is a reflection of the office - not the building engineer, Fatmir, who has been wonderful to work with and done everything he can to help me. Ultimately all of these decisions were in the office's hands though, which is why, despite efforts from Fatmir and the previous building engineer, Amir, nothing was ever done. read more

Whatever you do, do not live in one of their properties. I urge everyone to read the negative reviews and believe them. I've lived at 1164 N Dearborn for 2.5 years now. The only positive is that Eddy, my building engineer, will get back to me within 24 hours most of the time. The leasing office? FORGET ABOUT IT. I will list the negatives below. I've sent all of these concerns to my "property managers" numerous times, but never seem to get a reply. -The freight elevator was broken into (comforting) and has been out of service for at least the past 7 months. -The main elevator was down for 8 months last year. Now, people get stuck in it frequently causing the fire department to have to come to get them out. -Mail and packages CONSTANTLY get stolen. -The building is FILLED with Airbnbs, which is against the terms of our lease. It's really fun overpaying for rent when you feel insecure. I've emailed them about this for over a year, sent them the Airbnb ads, etc. and never get replies. Pathetic. -Washer/Dryers eat money regularly. They say they'll give you a credit on your ledger, but I have yet to see one. Honestly, I could go on and on. Just please don't rent with them. Problems like this are not normal. read more

First I wanna say this location is incredible and the building is very very nice for the price, and a hard find. My building guy Cornell and his wife take so much time and care that they even annually plant these incredible flowers by our entry way, on top of making sure to fix any issues as soon as possible. We had a broken pipe in our building and it was fixed with in 2 days... As a resident, its crucial to me that the building is taken care of and tended to, and I think that you can really see their dedication and it's especially highlighted in their attention to detail in the front. I was talking with his wife, (whose name I forgot to ask for ‍) and she was telling me how she plants the flowers by her self with her own time and money every year and just how important it is to bring cheer to everyone during these terrible times (COVID 19) -- How it's important to come home to something nice and something happy... She did a beautiful job and I could not be more grateful. read more

I would highly recommend NOT renting from this management group. I have only lived in one of their Lakeview apartments for 3 months and have had nothing but issues that the management group is avoiding dealing with. Sewage came up into my bathroom and after 5 days of having "fixed" the plumbing, maintenance still has not come back to clean my bathroom. Now I have a rat in my kitchen that I've had to wait to days to get an exterminator to come for. I've contacted their office about compensation or a pro-rated months rent and they are being evasive and unwilling acknowledge the inconvenience they've but me through. Avoid this management group!!! The apartments aren't worth the rent price and they aren't willing to fix their poor quality. read more

I have lived in my apartment for over four years and have no complaints. The building is older so you have to deal with the usual "old apartment" challenges (inefficient baseboard heating in the winter that means you have to crank it up $$, few electrical outlets, occasional water outage issue), but I anticipated that moving in and I think the rent is very reasonable for being in a prime location. The true gem though is the building engineer Gazi. When my oven stopped working he came by the same day to take a look and replaced the entire thing less than two days later! On the rare occasion that I need to reach out to Beal for something, I have always found them to be prompt, polite, and helpful. read more

They should offer stars that go in the negatives because that's what Beal has earned as far as ratings go! I have killed roaches on a daily basis and when I brought it to their attention I was told well there's no infestation... so now I figure before my lease is up I won't kill them I'm going to catch them and bring them to the office with some cupcakes. how someone has not shut this company down I have no idea but since I have to sit and pay over $1000 in rent and have roaches. There was a rat in the basement when I last did laundry ... I think I have plenty of incentive to find at least someone way to make this slumlord pay! What's that old saying where there's a will there's a way ... and trust me they have ensured that I found the will! read more

One star too many- by far the worse management company I've dealt with in the city. I had flooding in my apartment due to the negligence of Beal. It was due to a burst pipe in the above unit. Nothing was done to help me for over 12 hours. I was able to leave my lease early after hiring an attorney. This goes back even before the flood in my apartment- the lack of respect from staff/workers, doors in common areas aren't locked (even though a double security feature is in the lease), no upkeep outside when it's icy, unable to open my front/back door- fixed but incorrectly. Things were eventually fixed in my unit, but only after many calls, emails, etc and at the leisurely pace of Beal. One good thing- the cleaning crew is SO good & so kind. If you do choose a Beal property- DOCUMENT everything, ask for work orders when, and if, someone comes in (although they will claim they don't do them). Follow through on all ends is slow. Honestly, just don't do it- save yourself the headache and the hassle. read more

We signed on a lease that began April 1, we moved in on the 5 and by the 8 we found out the entire building had bedbugs. We had specifically asked if the building had a history of bugs and if the apt had ever been treated and the reassured us there were never bugs in the apt. We had an exterminator come, he evaluated the space and our unit has had bedbugs for awhile and has been treated before. So he treated our unit only, which makes almost no difference in treating bed bugs since if one unit has it the entire 6 story building does. we had to dry, wash, dry all of the clothes we were brave enough to keep, toss the couches and the mattress. And we instantly got an attorney to break our lease and hopefully get our money back. Well a month later, and an additional month rent, we had to pay because we didn't want to give them a reason to give us a hard time about the lease. Good news is they were understanding and had no issue with us breaking our lease. read more

I've lived in 445 W. Barry Building for almost a year and at first I thought everything was fine and the building was old but more recently I've had some issues. I found mice in my apartment and it took over a week for the exterminator to come. I was left to remove not one but two mice from my apartment that week and was unable to stay there. I've had plumbing issues where my kitchen sink would back up. There is often dog droppings in the hallway or the front stairs. The laundry room is not clean and often has broken machines. I aired my grievances to multiple people and no one bothered to try an make it right. This is an over priced building for how poorly it is taken care of. I would not recommend living here unless you like mice, dog poop and filth in you building. read more

If I could leave less than 1 star I would. Do not move in to a Beal managed building. The building I moved in to was recently renovated and I was told would be completed when I was ready to move in. It has been almost a month and I still do not have internet access because the construction resulted in removal of the data box for the Wi-Fi cables to be connected. And there is no eta on when this will be fixed. You will get no action for any complaints, just a lot of "someone will be out shortly to fix the issue". The intercom system to let someone in also does not work and there was no plan to fix until I brought to their attention. Just don't bother looking in to any of their units, they look nice, but aren't complete and the company doesn't care to resolve issues to keep tenants. read more

Mary K (Rental Associate) and Denis (Building Engineer) did an amazing job with my application. I was able to go from applying to getting the keys within a matter of days. I've had easily over 1400$ of packages for work and off Amazon stolen from 429 belden avenue. This is a courtyard apartment and as a courtyard apartment you'd think they would have installed cameras but no. This has been going on for 2 years where people off the street come into the property openly and just rip open packages and take what they like. Mind you Beal properties raises my rent by 100$ every year and still refuses to install cameras cause it's not in there budget.... They made millions of dollars a year in profit and can't even put up cameras to insure the safety of their own tenants. Just the cameras just give people the allusion that they are on camera and will defer from stealing or breaking into properties. The only thing stopping people from coming into the property is a 7 foot fence that you can easily climb over, the doors to the apartments don't even have locks.. so so frustrating read more

This was my first experience with Beal Properties. I had a pretty quick turnaround. I saw the apartment on Sunday and moved in on Thursday. The application process was very simple. Danielle was great at communicating and addressing any questions and requirements. I would highly recommend. The building itself it great. Everything is always kept neat and clean. This is the SHADIEST, WORST company I have ever had the DISPLEASURE of working with. You read about their terrible reviews and think "oh it can't be that bad", but I promise you IT 100% IS. Don't trust me or Yelp? Do a quick google search on them. They have a C rating on BBB (https://www.bbb.org/chicago/business-reviews/property-management/beal-properties-in-chicago-il-28002641). Curbed Chicago also wrote about them all the way back in 2010 (https://chicago.curbed.com/2010/11/16/10495034/beal-properties-chicagos-worst-landlord). Their staff is rude, unresponsive and their properties are falling apart. IF they've remodeled any of their units, they do it at the expense of their current tenants by trying to push them out of their apartments or force their surrounding tenants to deal with the bugs, dust, and loud construction. I have lived in my current unit for LESS than half a year and they're trying to force me out so they can remodel and mark my unit up for an additional $650 per month. They're remodeling 3 other units around me and have not told ANYONE else in the building about this. I had to go around to spread the word so they were aware. 2 poor girls across from one of the units that's being remodeled literally moved in about a week ago and they were never told there would be construction going on inside the building. Our current unit has MOLD, leaky windows, a broken toilet, broken lights, missing shelves in the fridge, and our door doesn't latch half the time. Our dishwasher wasn't installed properly and at one point it completely tipped over after I opened it. There's plenty more issues, but these are JUST the major ones. When you can get someone on the phone, they never want to respond in writing, so you can't hold it against them. They won't let you talk to anyone above the manager level and refuse to give last names so you can't call them out/hold them accountable. The few times they DO email, it's always less than an hour before their office closes so you have to wait until the next day to hear back. I've worked with Dennis, Barb, and Dani - all of them should be avoided at all costs. Beal is a living nightmare and you should avoid them at ALL costs. read more

I understand that no one necessarily LOVES their property management company, but after living with five different management companies in the past five years or so, I feel that I can comfortably talk about how bad this one is. For the past 12 months, I've had the misfortune of living at one of the dilapidated properties owned by Beal. As others mentioned, it probably all depends on the state of your property and your building engineer. However, if you're looking at 709 W Brompton Ave, it's about as bad as it gets. I had a consistent leak in my apartment that took 10 months to fix, with constant reminders to the building engineer and property management office that were met with apathetic responses and little sense of urgency. I really encourage you to think twice before signing a lease with Beal Properties. The realty companies will likely try to show you these units quickly so that you don't ask too many questions or look too closely at the slowly, but surely deteriorating details! read more

No AC in the summer because the AC units they have are literally put together with duct tape & cardboard boxes, hot water is a hit or miss but definitely a miss on days it's below freezing, and the in unit washer/dryers they advertise do not work. Rent is expensive & if these basic needs were met I would not mind it, but we have never felt that it was worth the price. Please rent elsewhere. read more

As I sit on this 30 degree day, with no heat in my apartment, I am left with my thoughts to carry me through this night. As a renter, I have often come to quite extravagant expectations... such as basic indoor plumbing, good customer service, and heat that works. Boy, was I in the wrong! It's so much more fun to rent from an incompetent company such as Beal! Although I'm not hired by Beal, I have taken on the job as plumber and building manager... since no one else seems to be doing those jobs. With countless numbers of emails, calls, and texts, I have learned to fix every problem that comes with these gross buildings. If you love animals, like I do, make sure you rent from their vintage units! Your new apartment building will be accompanied by rats and lots of other fun critters! Love the smell of old vintage units? Pine floors? The scent of time? Well, Beal has the NEXT best thing! The building I live in smells like sewage and dead rats! Which is just as charming as vanilla or pine. I would love to get this bottled. Do you like taking hot baths/showers? I do! And I'm so glad that Beal has accommodated my needs by never fixing a leaky bathtub faucet that I've had since December. I didn't ask for it. In fact, I have wrote dozen of emails and texts. But, I've gotten used to the boiling drips that create an ambiance in this apartment. It's really nice to have a tropical rainforest every morning when I get ready for work. Who needs vacation when you have Beal Properties? Overall, if you love broken doors, crusty fixtures, and apartments that haven't been maintained since the 80's... BEAL is your choice! read more

I lived in Chicago for 10 years and living at a Beal owned apartment drove me out of the city. The absolute worst place to live. I got held at gunpoint outside of their complex. Begged and begged them to fix the cameras and get adequate lighting. They didn't care. It took another woman with power who moved in to make it finally happen months later. They also screw you over in rent prices and don't fix anything when promised. They removed all of our beautiful trees and landscaping when they bought our complex as well. Cheap, horrible...don't risk it. Look elsewhere. Let me add since someone at Beal who I never dealt with tried responding. This happened directly in front of the dark apartment complex. The armed robbers obtained my license (with the exact address) and the main gate key to the complex. Due to this, I wrote to Beal the night I got robbed to notify the other residents. These men could come back and get in our building! Beal ignored me and didn't notify my neighbors. I had to post the incident on flyers. Disgusting. The police also never said such a thing. I worked closely with the detectives on my case and they were appalled you had broken cameras that you refused to fix (cheap). I also love how Joshua below wants to tell me that I lived on a safe, well lit street --when I was the one with two guns to my head on said street in the dark. Beal could have a chance if they took ownership for their mistakes (based on financial decisions). Instead, they act like children and respond this. read more

I was a tenant in this building 612 W. Patterson unit 102 for just over a year. Worst management/ maintenance/ "Engineering repair ever! I moved into the apartment with a kitchen and a exposed partial brick wall. Was told there was a leak that has been repaired. Please be patient the drywall will be replaced. 5 months later the job was half assed but completed. Moving forward 6 months. Major water damage, mold, crumbling masonry buckling kitchen floors, a loft wall separating from the water damaged wall AND myself becoming Sick from mold. NOTHING was done. Months after I reported the second round of Major damage. I packed my things and was forced to move out because my well being was not their concern. Lost 4 packages in the last 2 month. One got opened and lose value immediately. This review is for 510 W Briar. Specifically, the security score of this building is under 0. The building engineer Jasmin is a nice and responsive person though. Funny thing is all of the lost packages are valuable shoes, other packages like plastic spray bottle are totally safe, big packages like have alcohol in it were left in the hall way after delivered in 7 days. It easily makes people think that the theft is most likely living in this building, or at least very familiar with this building. Otherwise who would only target on my packages and only took the valuable stuff? I don't think i'm the only victim from this kinda of situation. After called and emailed the manager, Majda, who told me to file a police report, or don't deliver packages to the building. Honestly, her advices made sense. However, the police don't give a crap of things like this, and you know how much trouble it gonna cause to pick up your packages every time from a far away UPS/Fedex office. If Bealproperty really cares about the residents, they should at least send a warning email to all the people living in the building, all i know is i never got a email about it. If Bealproperty really cares about the residents, they should at least put a sign in the hall way to warn the theft. If Bealproperty really cares about the residents, here is a suggestion. I know that there is a storage room at the first floor, add a digital locker to the door and only the resident knows the passcode. That doesn't really cost much but could be an effective way to prevent further theft issues. If you like to get your valuable packages lost, come live here. read more

A lot of property management companies in Chicago get terrible reviews based on renters experiences, especially if they've had an incident happen to them. I live at 739 W Belmont for almost a year now, and let me just say I cannot wait to move out. I also called management to fix a broken light fixture, toilet not working, and bugs coming up from the basement; and I also got NO RESPONSE. There were not only problems wrong with the units but also in the lobby area. First the elevator works 5% of the time, packages are always stolen, and the front door lock does not work correctly, and takes time to get it unlocked.
