This review is for 536 W. Arlington. Pros: - Dani and Tim were both very responsive whenever I contacted them - The location is great, I loved living in Lincoln Park And now for the cons: - The unit was dirty when I was moving (I was told by Trudo Reality it would be professionally clean upon move in) - The building is NOT secure. The front and back entrance doors would always be open. I've seen a homeless lady sleeping in the entrance at least 3 three times. I asked Beal Properties to consider better safety precautions (such as locking the first door after a certain time) and nothing was done. This is the main reason I moved out early, because I did not feel safe at all. - There was hand written notice by a RESIDENT that she saw a rat run in because the door was left open. - The building is old and I saw way too many bugs in the building. Overall - I appreciate the responsiveness from the property manager and the engineer, but definitely regret not apartment hunting longer. I rather spend more money at a better building. read more

The worst management company I have ever dealt with and worst apartment I've ever lived in since I've been in the city. Hard to get in touch with during the leasing process and our apartment was a mess when we got in. They had just slapped a coat of paint over the pet hair stuck on the wall and hadn't screwed anything back in. The doorknob on my bedroom door was installed backward. Our smoke detector was broken. There is a hole in one of the bathroom walls that still has not been fixed, despite the request I put in months ago. The washers/dryers here in 917 W Dakin cost $2 and are always eating quarters or broken in some other way and never repaired. Common areas are filthy. The walls are falling apart. Do not rent from Beal Properties. You'll regret it. EDIT: Added a star because things seem to be being fixed now. I think someone saw this review. Still, it shouldn't take something like this for this company to do their job. read more

Still giving them 5 stars after living here a year and a half. Beal, we have had our differences and we both know it. With that said, I would be remiss to not acknowledge Beal's great efforts to address situations and also make improvements to my current building. Over the past few months we've had new security doors installed, cameras added to the lobby area, and they even posted signs around reminding tenants to wear masks given the pandemic. Most importantly, given the change shortage that is impacting Chicago/nationwide, our laundry machines were updated to now accept credit/debit cards - love the convenience! No management company is perfect but I'll give credit where due - keep it up Beal. read more

I have lived in my Lakeview apartment with Beal for almost two years now and I am quite happy. Sam, my maintenance guy is awesome. He has always been so quick to fix anything I may need. Not that I need him often, but when I lost my keys or when I accidentally turned off my fridge, he was there within 30 minutes to fix the problem. Christina at the office is also very nice. Overall, I have been extremely happy with my apartment and with them as a leasing office in general. This would be five stars if they would paint the lobby and stairwells, as they are in desperate need of a refresh. read more

Spent four years at 505 W Belmont. Here's the gist.. 1. Not secure - the building itself or the apartments. The locks are a joke. Solicitors get in and will knock on your door at all hours. 2. Mold - lots of it. especially in the closet. 3. Neighbors - either perfectly cool or crack heads. There is no in between. You will need to call the police at some point. 4. Packages - will get stolen. Send them elsewhere if you can. 5. Elevator - frequently out of order. If you're physically unable to take the stairs a lot, don't live here. They will literally strand you in the lobby. I saw it happen more than once to a disabled neighbor. 6. Laundry - $2.50 per load. (but the machines take credit/debit cards which i have to admit was really nice). 7. Building quality - its going to collapse and/or burn down one day. Mark my words. It is a disaster just waiting to happen. 8. Management - Gabriella was very responsive to my requests and complaints but there wasn't a whole lot she could really do. Other maintenance workers were polite and prompt, but again, couldn't do too much to fix that place. It needs to be torn down and rebuilt. Great price and location in lakeview, but if you can go almost anywhere else, please do so. It's not worth the stress. If it wasn't for covid I'd have been out of there much sooner. read more

I'm finishing up two great years of renting with Beal Properties. I was hesitant after reading some of the reviews, but the location and apartment in Lakeview East were too nice to pass up. We luckily didn't run into any major issues with the management company or the apartment itself. When we did, the maintenance engineer was on top of it. Although the maintenance team had some turn over in our first year of renting, the current maintenance engineer, Mehdin, is so great. I've definitely noticed a huge improvement since he began. Don't let the reviews scare you away. My experience was great, no major issues, and you can pay rent online which is a plus. Thanks Beal, for a great two years! read more

I've lived at 505 W. Belmont for about four years now and I give them five stars. Anytime I have an issue regarding maintenance Gabriella is right on it. I appreciate the quick response and the effort to getting the problem fixed quickly. Great building to live in!! read more

I admit, I read reviews and was worried, but I have been living at their building on West Surf for a little over a month and everyone has been so nice! I love my apartment, it's really cute and everything was nicely painted and cleaned when I moved in. (I swear the oven was so clean I thought it was new.) Everyone from the leasing office to my building engineer has been amazing and friendly and quick to help me with all my questions. My shower head wasn't working right and I got in touch with Mehdin, my building engineer, and he came to check it out within 20 minutes of the text. Then he had it fixed so fast it was crazy, I'm so pleased. He was polite, let me know when it was finished while I was at work, and he was nice to my cat. I haven't lived here long but would definitely recommend this building to friends. read more

First off, Julia who was my building manager was absolutely amazing. She always made sure the tenants were doing well and made speedy repairs. Her communication is fantastic! I would give her a 15/10. Beal Properties however, not so much. I'd like to stress this all started with quarantine. My neighbors were extremely loud and disruptive from the beginning of the day until all hours of the night. I lived on the second floor, sandwiched between loud people. I reached out to Beal multiple times and they claimed they took of care it and reached out to the tenants but nothing changed. It caused me to move out of my unit a month before my lease was up because it was such a headache waking up and attempting to sleep with blaring music and TVs. I had been dealing with it for about 5 weeks. They didn't seem to care that their tenant was being negatively affected and only sent emails to those that were being disruptive. Interesting because not everyone reads emails so a phone call would've been appreciated especially after raising the issue so many times. It's unfortunate because I did enjoy my time at the apartment, but when issues arose, Beal did not make me feel like they had my back. Instead, they contributed to the negative quality of life I experienced for weeks. Thanks for making a stressful time even worse Beal. read more

Been here for a little under 2 years and I am giving Vasif, the building engineer 5 stars. He is responsive and provides the best customer service. The building is always clean and maintained very well. Vasif is the best! read more

DO NOT RENT FROM THESE PEOPLE. Disgusting customer service from their property managers and the way they conduct business with tenants. They didn't disclose construction when I moved into one of their properties because plans "weren't finalized" and then they started ONE MONTH after I moved in. Refused to negotiate monthly payment or any type of compensation for the severe inconvenience of moving costs and all of their interruptions with construction. No signs posted, no emails, no phone calls, no communication - ZILCH - from Beal OR from the building engineer when construction plans were approved and would begin. HORRIBLE HORRIBLE HORRIBLE!! Living at 550 W Arlington. I'm on the 8th floor and the elevator has been broken for 2+ weeks and will not be fixed until the end of the month. They say they are going to compensate but have not said an amount and refuse to discuss it until the elevator is fixed. I signed in May, construction started in July with no notice, MOVING OUT IN SEPTEMBER!!! Thank god. They are not renewing leases in this building so they can renovate the units and then charge more (!!!!!) for them. No matter how nice they might look on the inside - DON'T DO IT!! It's not worth it to have to deal with these people. read more

RAT CITY! If I could rate them lower than one star, I would. Our apartment was updated and large so we jumped on it right when we found it. BIG mistake. The apartment had been updated but the building was incredibly old that it wasn't worth it. The building manager was impossible to get a hold of if there was an issue or something we needed help with. We never received our mailbox key after reaching out to both the building manager and the offices. So our mailbox was just open for anyone for a year. Also, our key to the front door would not lock our door, leading us to have to use the back door into rat city (read below). Our biggest issue was the RAT problem. We had a rat living in our apartment for over a week in the winter. We would see it in the kitchen every morning when we woke up. The exterminators "were called" and we were told they couldn't find anything in the kitchen. After living with a rat we went looking for the entryway ourselves and find a very large, dirty hole that would be obvious to any exterminator. For the rest of our year in the apartment we then heard the rats in the walls of our apartment and found rat poop twice more IN the apartment. Not to mention the RAT CITY in the back walkway of the building. In the back walkway by the patios there are at least 20-30 rat visible rat holes. If you walk back there at night you will be greeted by no less than 5 rats scurrying around. As I mentioned before, we were forced to walk through this because they would not fix the lock on our front door. DO NOT rent through this company. Their property we lived at in Lakeview was disgusting and they did not care about their tenants or their needs. read more

I wish I could give Beal less than 1 star. If you're considering renting from them PLEASE READ! I read all the reviews before signing my lease and thought, "well, it can't be that bad." and please please trust me when I say, THEY ARE THAT BAD! Don't sign a lease with them, they do not care at all about their tenants, just about squeezing money out of you. If I can even deter one person from signing a lease, I'll feel a little vindicated in my experience. For the first month or so after moving into one of their properties in Lakeview, everyday was a struggle--first off when I moved in on day 1 of my lease the locks were broken, the toilet didn't flush, the fridge was broken, the screens in the windows had holes in them, no one had cleaned the place (I found hair in the medicine cabinet), and NONE of the items they promised to fix on the initial application/lease were fixed. Not only were they dismissive and unapologetic but I had to call 5 times, send 3 emails, and leave voicemails to get a hold of anyone. Worse, they just don't fix things and have 1 handyman working who acts as the plumber, the electrician, the contractor, etc. It took him 3 separate times (over the course of almost a week) to fix the toilet. As well, Beal and the handyman fought me on getting the locks changed in between tenants--something that is a more than reasonable request (and one that I've never had to fight a landlord on). On top of that, they didn't finish the repairs (most of them they were legally obligated to fix within 14 days of moving in) until a month after I moved in. I ended up taking some of the items they agreed to fix off the list since they've proven time after time they do sloppy work and make things worse when they attempt to fix things. They also failed to provide adequate heat during the winter months. Even when operating at full capacity, my electric baseboard heaters would only get the apartment up to 58 degrees. It was a a fight to even get Beal to come out to fix the problem. I ended up filing a complaint with the city of Chicago and buying a space heater. For the month of January my electric bill was over $200. They are rude, very hard to get a hold of, even for emergencies, and their properties are falling apart (they'll tell you when you ask that they are "vintage"). Every repair they've made has resulted in another 5 repairs since they can't get it right the first time. read more

Fadila and Denis were very accommodating when I needed to move in a day early due to a Uhaul reservation mishap. A day or two later, when I texted Fadila about repairs needed, they were super responsive and immediately fixed the issues. Great views and my apartment is in good condition with real wood floors and good sized rooms. Kitchen has a plenty of storage, bathroom has a nice old tub but the faucet and shower head are old. My main complaint is the number of rules, like that I can't compost here because I'm not allowed to leave the bucket outside for pick up, or that the building doesn't seem to differentiate between recycling or garbage. read more

Beal is the worst. I lived at 550 W. Arlington for less than a year when I got the notification that they weren't going to renew anyone in the buildings lease because they're renovating. The only compensation was that they wouldn't charge you to break your lease. The construction noises got louder and louder every day. I work night and I wasn't sleeping. So, everyone in the building is running out of time and rushing to get out so no one is paying rent. The Maintenence guy knocks on my door with a stack of 5 day notices that said if we didn't pay rent in 5 days they were just going to kick us out. When I went to break the lease, they needed written proof that I would leave and then sent me this early termination thing and HOUNDED me about it. Wash was $2.00 and dry was $2.00 The elevator was broken for close to a month. They're all about making money and they don't care about their tenets. Get this! I looked at another beal property (not by choice) and the realtor told me that the only utility that was included was gas... the heat, AC, AND stove was ALL electric. False advertising much? Don't rent from them! read more

If I could rate zero stars, I would. To anyone looking for an apartment, I beg you NOT to rent one from Beal Properties. They refused to fix my leaking ceiling for months, only providing me buckets, until I finally hounded them enough to let me switch to an empty apartment. This was after they refused to let me get out of a RENEWAL lease. Not my current lease, but a renewal!! They don't do anything about packages getting stolen. When a neighbor is yelling their head off at 2am, they just let it continue to happen. I asked for one extra day to move out and they refused, but after pushing, they said I could pay $200 to keep my keys for one more day. They claimed they needed the apartment vacated on the 31st so they could re-rent it on the 1st, but everyone knows an apartment can't get turned around for a new tenant in 24 hours. My current apartment that they allowed me to move into when my ceiling was leaking also has leakage stains that they simply painted over, and are now leaking through again. There have been roach infestations that they took forever to address. The property management is the absolute worst. They have zero care for their tenants and I wish I had read the yelp reviews before renting here. Don't make the same mistake as me. read more

To start this review, I am not sure that anyone has an AMAZING experience with any property management company. I am sure that there are some that are better than others but lets be honest they are there to make money. After selling my condo to move closer to downtown, I started the search and found the apartment I am currently in. It was a sublease which wasn't ideal but allowed me to test out Beal Properties and living in Lakeview. The pros: My building has an on site engineer who is extremely responsive and will work with my schedule to come in and fix things. I was lucky enough to get an "updated" apartment, while not brand new the layout is better than the units not updated. The location cut my work commute by almost a half hour (though I can't give Beal Properties that plus). The cons: The office is virtually impossible to get a hold of. I inform the receptionist that she can leave me on hold until whoever doesn't want to deal with me is tired of seeing a flashing light (normally Bree or Dominque). The laundry room is five old machines and there is no table. If you don't time things perfectly your clean clothes will be on the floor. There is no hot water - this is a current point of contention for me on the current rent increases. They are increasing the rent due to the high water bill which wouldn't be higher if it didn't take 20 minutes to get hot water. Save your money, especially if you want to live in Lakeview. There are cheaper better options. read more

Fast , excellent and efficient service and very friendly. thanks Beal property staff

I rarely write Yelp reviews; however, I have received such exceptional service from Beal over the past two years that I want anyone who is considering renting from them to know they will not be disappointed! I have lived in two different Beal properties. Toni, my building engineer for both properties, is OUTSTANDING! He meticulously maintains all of his properties. Service requests are rarely necessary as Toni is constantly making sure all of his buildings are properly maintained. The few requests I have made were responded to immediately. Not only is Toni reliable, professional, and incredibly hard working, he is a great guy. He makes it a point to get to know his tenants and is very well-liked among all the residents. 6 out of 5 stars to Toni! Regarding the office staff, they are also wonderful! Everyone is quick to respond to emails and are friendly, understanding, and professional. Whenever I've had an administrative issue (rent, etc.), they have always been fair and willing to work with me. Thanks, guys! Overall, if you're looking for a well maintained property, an exceptional building engineer, and friendly and professional property management staff, Beal is the way to go! Jessica V. read more

I don't really love Beal, but this review is for Gabriella and the cleaning crew in Lakeview East. They have been cleaning spotlessly since COVID started. They work hard and are respectful. Gabriella is always available via text or phone. She does so much behind the scenes. She's helped me with a lockout, a new screen, and when there was some creepy guy in the building. But today she really SAVED ME. Someone had taken my suitcase and backpack with a $2,000 laptop in it. She and the cleaning crew found it near the building and they were so honest about it. They gave it to me right away. These are very genuine and honest people. Beal needs to keep these people forever. They do a great job! read more

While Beal isn't the worst property management company I have rented from, they leave a lot to be desired. I will admit though that finding a good leasing company in Chicago is no easy feat. The only real positive was that their maintenance was handling in a timely manner and always done well. Gabriella and her husband consistently responded to any of my (sometimes outlandish) requests, even on weekends and holidays. They maintained the building well and truly were interested in the lives of the people living in the properties. Overall, when considering Beal, I would check with current tenants in prospective buildings (or any rental company honestly) to see how those in charge of maintaining the building day to day are; it makes a world of difference to have kind, hardworking, and caring people working in your building! read more

Unfortunately their leasing office always seems insanely busy so it's nearly impossible to get a hold of anyone. I've had issues with my apartment since moving in, and my building engineer has been non-responsive in fixing the issues I've been asking for. I've only been here a month and I've run into more issues than I did in my last apartment the entire year. Definitely will not be renting from them again. Hopefully this review helps somebody considering renting from Beal - get out before you sign a lease, there are plenty of other companies (PPM, Watertower place, Reside, etc) with tons of apartments in the area with similar pricing. read more

I have been assisting residents with maintaining their apartment rentals at Beal Properties for the last five years on Belmont Avenue. Gabby has been a great property manager and go to contact for completing requests in a timely and efficient manner. Horrible company. Called about an apartment listed in Craigslist. Stated in the ad that photos may be of a different but similar unit. Called the person showing it, Kemal, and specifically asked if the apartment available was the one in the photos because I wanted a dining room, 2beds, and fireplace. He assured me it was the same unit from the pictures. I took off work early to see this place and come to find out it is, in fact, NOT the unit I had asked about and wasn't even close to being similar in that it had no dining room, no fireplace, and only 1bedroom. When I showed him the listing we had discussed he had no idea what I was talking about and said it wasn't available. The next day I called the office to express my displeasure at the situation and her response literally was "ok..soooo...im not sure what you want me to do about it"...No apology even. So, I ended up just telling her I wanted her to be aware that the companies representatives are actively not showing listed units and that is comes off as deceiving and she kind of just ended the conversation with "sorry, ill have them check things over". So, pretty unprofessional all around in my opinion and will not be searching for any future apartments through them. read more

EDITED: I have had mostly positive experiences with Beal since moving in. If there's an issue, they are generally responsive. I appreciated that and I don't think a lot of the reviews are accurate in saying your concerns go ignored. However, I had some issues: -They upped my rent $40 in the first renewal - I agreed -then they upped it $30 in my latest offer. I turned it down. The rent prices are way above market and the units don't include heat. $1150 for a studio this far north? No thank you. Also, these electric baseboards for heating are expensive! It increases my electric bill by $100 or more during winter months. Be forewarned. Also, they listed my unit on craigslist for the price I am currently paying (no increase!). How nice of them to offer the apartment to new people for less than they would have charged me (the tenant who's paid rent on-time for two years). -They need to spend the money on proper recycling bins. We have one household-sized bin for our 40-unit building. Obviously, that doesn't work. It's filled up in a day. Not okay- they need to invest in their property (and the environment!) -They need a proper buzzer system. It is hard to get packages when we don't have a working buzzer system. They could probably easily fix it by putting our names in and connecting the system to our phone for entry. Yeah, it would cost money to set up. But it'd also provide safety for residents. The buzzer code has been the same for years. Anybody who knows it can access the building. -The main reason I am leaving beyond rent increases: loud tenant. I had a neighbor move in back in July. I met him briefly and he mentioned he's unemployed. He is home literally all day with the TV, music, etc blasted. I hear it all. At night, he's got people in and out most of the night as late as 3-6 a.m. My hallway smells like pot 24/7 and Jagermeister at nighttime. Pretty sure he's a drug dealer because I can think of no other occupation that affords a lifestyle as such. How did this face tattoo guy with no job get approved for an apartment?! For reference, this is the third floor at the 4737 N Hermitage property in case you're viewing that building. I've done my research and found a 2-bedroom apartment in Logan Square for $125 more a month than I am paying for a studio in this building. Now, I know I listed a lot of issues here, but the plus with Beal is that they actually seem like a responsive leasing company who works to do better. I hope they read my review and consider taking steps to remedy some of the issues with the 4737 N Hermitage building. The apartments are great, updated (albeit, overpriced) and a few minor improvements can make it a whole lot better. 1/2/18: I don't like to leave negative reviews but I am legitimately upset at the moment. My last 36 hours in the apartment, we had no water due to pipes bursting. No one bothered to call, leave a note, knock on doors, email, etc. when turning off water. Fine, whatever. I moved out and left the apartment in decent condition except I left a few items left by the former tenant (it was a sublet). They didn't belong to me. The engineer texted this morning to inform me I left my passport and I didn't leave the place clean enough. I didn't have access to water. There is STILL no hot water in that building (I came to get my passport). When I entered the building, I saw the engineer (Amer) who gave me my passport and proceeded to show me a unit that was left "clean" by his standards. Then he showed me my former unit with stains in the tub and fridge. WHY IS THERE A $300 MOVE-IN FEE AND $500 DOG FEE IF I'M REQUIRED TO DO A "DEEP CLEAN" OF THE UNIT? ISN'T THAT WHAT MOVE-IN "FEES" ARE FOR?!?!?! He said I would be charged. I said I won't pay a charge - how could I even deep clean when I had NO WATER? He was practically shouting at this point and said that Beal will just send me to collections if I don't pay up. He also said he never should have contacted me to give me my passport and he should have just left me to spend $130 to get a new one. Ummm, isn't stealing a passport a crime? I told him to fuck off at this point - you can't yell at tenants like that. I called Beal. The manager was super nice and said I won't be charged and that she'd speak to Amer about his behavior. The reality is, this guy shouldn't have his job anymore. This whole moving out experience left me with a bad taste in my mouth. I am fuming about the attitude I was given when Amer lacked the kindness to a.) respond to all my texts about a blaring fire alarm last week (he later said he only works till 5 p.m.) and about me handing him my keys back, and b.) notifying tenants about broken pipes and when the water was being shut off or turned on. HOWEVER: Thank you, mgmt, for responding appropriately to this move out situation when I called. Dani is ALWAYS kind and Brittney was very helpful today. read more

Update. I see they are now using fake reviewers. Dont be tricked they were the worst people I've ever dealt with. Use PPM Properties. My new apartment is amazing compared to that crap hole at 816 W Waveland. If something breaks they actually fix it.. Make sure you watch my video on you tube. It rained in my apartment for months.. I had black mold, water coming out of the walls, strange colored things growing out of the walls(pics below), crystalized substances forming on the wood. They refused to fix it because they told me the weather was bad. After I got the city out to inspect everything, they got nailed with multiple violations. They had the leak fixed in 3 days after that. They fixed it in the rain. So they were just lying the whole time. In fact the city kept coming back and finding more and more violations. I found out they weren't using the right electrical outlets and hadnt applied for a permit since 2008. So they aren't using real contractors to do any work. The city advised me to break my lease and get a lawyer. Its been raining in my apartment at 816 w waveland for over a month now. The still havent fixed it. Heees the link to the disgusting crap they have me living in. https://youtu.be/ROHMdnTDwR8 read more

If I could go back and NEVER rent my unit at 4851 N Damen, I would. When I moved in my apartment was filthy. I had to clean fecal matter on the toilet seats and they barely painted over stains I still don't know what they are. The apartment was also horribly infested with ROACHES!! Had no idea until the first night when they were everywhere. I mean EVERYWHERE. Follow that with black mold in the shower that grew rapidly from barely noticeable at the time of me signing the lease to my move in date, as well as black mold in my dishwasher. My new problem, not even 2 months in my lease? MICE in my apartment!!! I have had multiple packages stolen, as well as nearly every time I come into the building, there is another note from someone requesting whoever stole their mail to bring it back. The property management gave me a weak reply of putting in cameras when they see fit, aka essentially they will do nothing about it. PLEASE RECONSIDER IF YOU ARE THINKING OF MOVING INTO THIS PROPERTY OR ANY OTHER OWNED BY BEAL PROPERTIES!!! read more

Getting out of a lease with Beal properties was challenging and other tenants have attempted to do so. Beal agreed for an early termination with me but provided me with a contract that they would allow early termination but I was to not write any bad reviews about them. See photos attached. Update: nowhere did I claim Beal removed my review. Why would they suggest I did? And they do have multiple Yelp accounts even though they claim they don't. Anyone can create a Yelp account including them. And a month later and this dog is still hanging out in the window barking with blinds pulled up so this very large very loud dog can be stimulated to bark excessively. Coincidentally I've now witnessed another one of their properties (3904 Jansen garden) that has a large loud barking dog allowed to sit and bark in the window with blinds pulled all the way up as to not inconvenience the dog yet inconvenience neighbors. When I found outu dog was barking when I was gone I closed the blinds. Rearranged my furniture so the dog couldn't see out the window and left the TV on to muffle the outside sounds so my dog was not stimulated by outside sources . At this point it seems property owner just doesn't care about anything but collecting rent. read more

DO YOURSELF A FAVOR AND STAY AS FAR AWAY FROM BEAL PROPERTIES AS POSSIBLE! Horrible, I wish I could leave negative stars. I do not even know where to begin with Beal properties. This "management" company is possibly the biggest joke of a company I have ever encountered and dealt with. The unprofessionalism and discourtesy is extremely disturbing and honestly worrisome. I didn't know that management like this existed. These people have made my husband and I's experience a literal living hell. We live at the 445 W. Barry location--if you are considering signing a lease here, PLEASE DO NOT. We have had a series of problems with these people and it is it never ending. We have lived here for 5 years and loved the building when it was under different management. But ever since Beal took over, it has been absolutely dreadful. For starters, when they took over they shut off the central heat and replaced it with "heating units" in all units, which are virtually useless. The heat used to be free (included in your rent) - and now of course that has been put to an end. There is not enough heat in the building at all. The living conditions during the winter are callous. Our pipes freeze every winter, the water doesn't work, the heat doesn't work, we are VERY clean and we even had problems with bugs?!?!?! EW! We had to call an exterminator to come look at our apartment. Our apartment has flooded MULTIPLE TIMES and they were so cheap they didn't want to replace the floor--they just wanted to call a "carpet cleaning service" to clean the floors. The smell got so unbearable and gross that they ended up having to completely replace our entire flooring. Due to flooding issues, and water dripping WITHIN OUR KITCHEN CABINETS--our kitchen cabinets are starting to fall apart. We had to throw out all of our plates and silverware in our cabinets because they had gotten so dirty and disgusting from the dirty water that was plaguing our kitchen. Please see pictures below. Our packages have been stolen multiple times because the doors are constantly unlocked. Our latest series of unfortunate events consisted of having absolutely no water or heat for three weeks, one of which was during the polar vortex. It was so cold we couldn't stay in our apartment--we had to stay at a hotel for the duration of those weeks. It was so cold that our windows froze from the INSIDE. Their audacity to let their tenants go through this every winter is seriously alarming. I would love to see one of them live in these conditions--they treat us like peasants! The management team for our building is everything but helpful. We have been emailing them back and forth about the series of issues we have been experiencing and all they responded was that they would credit our account with "$397". What are we supposed to do with $397? That doesn't even cover three nights of having to stay at a hotel because of maintenance issues that are not our fault. We held off on submitting full rent because I had emailed the management in our building in hopes of working out some type of compromise and compensating us for our troubles, and instead of being understanding, they threatened to have us evicted if we didn't send payment. I am at a loss of words in regards to their disrespect; it is quite appalling to say the least. They are too cheap to pay for heat and willingly allow their tenants to live in disgusting conditions, without a care in the world. The only good thing about this building is Mike and Alma, our maintenance team, who are always working above and beyond to fix issues and keep their tenants happy. Thank you Mike and Alma, you are both amazing! Avoid this place, and avoid Beal at all costs. They are literally appalling awful people with absolutely no respect for the comfort or well-being of their tenants, and instead seek to cut costs with cheap fixtures, facades, and empty promises. read more

Although the apartments are older, for the rent amount they suit my needs. Gabriella is very attentive and responds to my maintenance needs promptly. Just had windows replaced with custom windows. Look great. Great location and convenient. If I had any complaints I would have to say the price for laundry is quite high compared to friends laundry in their bldgs, especially since many of the machines spent most of the year broken. I believe they are contracted so that should be fixed accordingly given the price per load. 12/20/18 Gabriella continues to support the tenants by watching out for UPS and Fedex and USPS to safeguard packages. She keeps on top of tracking to prevent theft, internal and external. Great job! read more

Lived here for a few months and we've had a couple minor issues, nothing serious. Each time we've reached out to Brian, our building maintenance supervisor, and he's been extremely attentive. Everything we've asked has been repaired. He shows up on time, gets the job done efficiently, and is always friendly and courteous. Couldn't be happier with our living situation. read more

GARBAGE--AVOID BEAL AT ALL COSTS: I live at their 445 W Barry property and have for 2 years now. Not only do I have large cracks in my walls, water/mold spots on my ceilings, tons of centipedes in my room during summer, and bad water pressure, but this too. There have always been issues with the laundry but the last 2 months of my lease have been AWFUL. I did one load of laundry and 8 pairs of underwear mysteriously melted together into a big ball--I was given a few dollars off of my rent that month to 'compensate for the quarters wasted'. A few weeks later, the same dryer that melted my underwear caused the building to fill with smoke, the fire department to be called, and our building to be evacuated. These 2 events alone seem to be enough of a reason to replace the machine or give it some actual attention from a repairman. But here I am weeks later, doing laundry again and an entire load of my laundry was ruined. The room smelled burnt when I went to collect my clothes. There were burnt shorts and shirts and melted underwear, sports bras, and socks. 3 issues in less than 2 months and Beal still can't get it together!!!! I did my due diligence and reported the issues to the building engineer (Mike is the only good thing about this place) and the property manager (Christina apparently "couldn't help me" with this issue). The cheap rent is NOT worth all of this. Trust me. Beal Properties is garbage and all they care about is your $$$. read more

Studio apartment. 400 square feet. 250 dollar a month for electricity. Never got above 64 degrees in my apartment. I have multiple friends who have the exact same problem. Be CAREFUL which building you rent from. Some are EXTREMELY old. My apartments 'character' has cost me so much money that I could have spent the same for a way nicer apartment. They will not help you. They will say there is "nothing" they can do. It will take months to get anything fixed. I had a tub growing an intense amount of mold due to a dripping faucet that took 2 months of constant emails and pictures to finally get fixed.. and now i'm left with an un-patched wall they never came to fix. Never again. read more

Absolutely atrocious. Entire building at 505 is infested with roaches. No one at Beal would do ANYTHING at ALL. I had to BEG them to come and spray, which did absolutely nothing because they ONLY sprayed my unit! The roaches were in the hallways, lobby area, and even literally falling off of the ceiling and out of the cabinets. They knocked a 4 foot hole in the wall in the living room, and NEVER even attempted to fix it. The heat went out way before winter was over with no help again from Beal. I had to throw away nearly everything I owned because of this disgusting and terrible property management. My PS4, 70" tv, all of it, except clothes, which I was even nervous about keeping. 0/10. I would NEVER recommend this company to anyone! Not even to someone that I hated. Literally some of the most unprofessionalism I have ever seen. Barb is a terrible person, and a liar. She doesn't keep records at all, and I have many times had to screenshot previous emails that she sent to me, because she then says something else days later. Any leasing agent that texted me asking about viewing the unit, received at least 20 of the 300 pictures of roaches that I've taken over the past 10 to 11 months. I could not morally let someone move in here knowing that they could potentially lose everything they own because of poor property management. Gabriella is a doll. That's about it. The rest is shit. UPDATE: Pictures or a link to a folder of the pictures will soon be posted. read more

Not so sure where exactly all the bad reviews are coming from but my experience with Beal Properties--specifically my building on Surf--has been nothing more but a pleasant one. Majority of this has to do with my building manager Ibro. Ibro is always a phone call or text away and he always ensures that all is running smoothly on property. I guess that's why we never really had to reach out to anyone in the actual offices. Ibro is extremely diligent, personable and professional. The Surf property is impeccably kept and is so pleasant to come home to every day. Thank you Ibro! I just renewed my lease and am looking forward to another fantastic year. read more

They had two apartments I wanted listed and I emailed and emailed then I called and no response. Needless to say I missed out on the two apartments which they rented out to someone else. The apartments are in Lakeview which leads me to believe that I was overlooked because I don't have a caucasian name. I assume that because everyone that lives in the building I was trying to rent out is caucasian. Let me find more proof so I can go to a government office. read more

Update - we had an issue with Beal for a ComEd bill that we did not incur. We explained to management what happened, but we kept getting charged with the bill. Finally, Jack contacted me after leaving a review about my experience, and he resolved the issue within one day. We are grateful for his help and for other staff members like Crystal and Dominique for their help in the past. ***** Dominique at Beal was very helpful in getting us approved for a lease on short notice. I will say the building maintenance is not the most responsive and respectful of people's time, but he does do a good job in the actual work he performs. But that is the one complaint I have. Everything works in our building and the laundry room is clean. I am really impressed by how hard Dominique worked to make sure we could move into an apartment on short notice. Thanks! read more
