I've been a tenant at a Beal Property on Arlington who formerly was Apartment Management Group for 3 years. They where never the warmest folks to call whenever you had inquiry about your lease. I noticed that I signed my lease on a date that ends differently on my termination which Beal ever so kindly set on the hardest month to rent in the city because nothing is available in this period according to other landlords I've spoken to. I live in one of the only renovated units in this building and it's gorgeous but they take advantage and raise the price absurdly compared to other units that are similar. Units do become available cheap in the fall but they spike their rents after each lease like it's some condo at a high rise by the lake. The windows are poorly insulated and you can easily spend $200+ on electric heat during Fall/Winter. They also get real hot in the summer. There are roaches but I've never seen one inside my unit. Pros: The building manager was always very helpful, kind and respectful. No one ever broke into my apartment (both locks where set) I had issues at the beginning with plumbing and the heat but they where always fixed properly and promptly by the building manager. Cons: People steal packages or the postal service delivers them to the wrong buildings. The mail is right next to a window where people can see from the street. Regardless, it's an easy in and out to take things without cameras. The elevator breaks down often(hence the expired inspection certificate on the door) Tenants don't respect your laundry. Laundry is expensive and they raised it with the excuse that "electricity has gone up in the city" They allow tenants with dogs and don't take care of the fact that tenants let them poop and piss either inside their units, in the hallways and right by the building's entrance. My floor constantly smells of rotten cabbage. All in all, you don't get what you pay for. I'm sad to leave because of my building manager always being on point, and the apartment being nice but it's a rip off and I can't stand giving the main people at Beal my money anymore. read more

I've been renting from Beal for 3 years and Sead is by far the best building engineer we've had at one of their Lakeview properties. Sead and his team here have always been respectful and helpful towards me. The bathroom above me had a leak. It took some time to repair, but I was kept up to date, and the job was done right! The building is older, but he keeps on top of repairs and maintenance. The indoor hallways have been freshly updated as well this past summer. I'm realistic about living in the city, living in an old building, and having shared spaces within a rental building property. I am appreciative of Sead's care for the property and managing a building with many tenants. Sead is doing a great job! read more

Review for 445 W Wellington Ave in Chicago. Again, a HUGE THANK YOU to DENIS and FADILA who prove to be the best people I have met since I moved to Chicago. They both are very professional and competent and they were extremely nice and helpful during my moving in, my 4 years stay and my moving out. It's a blessing because, otherwise, there are too many problems -the issue with the buiding plumbing being a recurring one. Furthermore the Beal Property Office person in charge of this buiding (B.H.) is not always the most pleasant person.... All in all, it is obvious that Beal's priority is to make money no matter what! The rent is ridiculously high and just keeps going up. That apartment where you still feel very cold in winter because of the AC units staying in place (and the heating system irregularly efficient) is absolutely NOT worth the rent. Too bad because it is a pleasant and usually quiet neighborhood close to stores. read more

Negative stars. Building at 739 w. Belmont. I could rant and rave all day (literally) about how horrible my experience has been, but instead I will quickly bullet-point the horrors. Mail is always stolen and people will move your laundry because those so called cameras around the building are FAKE. Yeah, that was a false sense of security. Thanks for the sweet message you left (and by sweet I mean condescending) telling me that those are "dummy cameras" and that its a shame my package was stolen. Secondly, cockroaches. Allllll over the basement. It is impossible to do your laundry without seeing numerous cockroaches crawling throught the place. I dealt with seeing one or two a month in my apartment because I have read about the situation and how they can come in beer cases (of which I drink a lot) and up through pipes. I was completely understanding until I woke up to find numerous cockroaches in my apartment one morning. Needless to stay, that was the main deciding factor of moving. Oh, and the bast part is that I am a college student and have gone to a lot of dingy, dirty, infested frat houses and multiple dwelling apartments, but those places seem nicer than mine. BLACK MOLD. I saved the best for last. Little did I know how horrible black mold is for your body. I noticed I was lathargic when I first moved in and constantly had head aches. I figured it was a gas leak since my oven didn't work. Later I found the black mold growing about a quarter inch thick throughout my whole closet. I called the management group numerous times and the only attention I got was the building manager bringing over Clorox bleach and spraying it dead. After every shower I have to bleach my entire bathroom so as the mold doesn't grow along a nightly basis. The good thing is the closet mold only grows back about every two weeks. Hopefully when I move out my random fainting episodes will halt. They started about two months after I moved in and have landed me with some huge hospital bills and lumps/bruses all over my body. The doctors directly linked it to black mold. I am currently moving out after living in this hell hole for a mere six months. Anyone who can last longer than I could is a saint. read more

So let's see here. When my roommate first moved in (a month before I did), the fridge broke within a week and the dishwasher was full of foul-smelling, black water. Did either get fixed in a timely manner? Nope. The building manager at the time told my roommate to put her food in some fridge in the building's basement. It's terrifying down there, and completely open to the public. I'm honestly surprised we haven't seen homeless folks taking shelter there. They didn't fix our fridge until I made a VERY assertive phone call detailing our rights as tenants that were currently being broken. That got us a new fridge in two days. Hmm, what else...oh, there's a washer downstairs that's been broken and just "waiting for a new part" for two whole years. That leaves two washers and three dryers (one of which also malfunctions from time to time) for somewhere around 15-20 units. Sundays in the laundry room are great fun, lemme tell ya. Oh! We can't forget the cat piss/cigarette stench in the hallway. Forget the manager having the carpets cleaned. No, he just set out some air fresheners. In the wise words of Vinnie from Jersey Shore (lord help us), the place now smells like "Shibreze: s$!t and Febreze." In our apartment we have a broken lamp in the bathroom (electrical problem), no keys to our back door, no screens in my bedroom window, a broken kitchen cabinet, and a broken disposal. It's been a month since the new building manager promised he'd come by to look at these problems, and I've heard nothing. I'm pretty sure he never actually visited. I absolutely love my apartment, and if it were run better, I'd stay here as long as possible. At this point, however, nothing can convince me to stay. read more

I have sinced moved out of this place. I was robbed. When the cop came to file the report he pointed out many city code violations. Just not a safe place to live and the company doesn't care. Got out of my lease by going to the illinois tenant union, best decision ever made. Following procedure by the tenant union, Beal continue to unlawfully harrass me. It was all they could do, scare tatics. Don't give in if you find yourself in that situation. They are well known for breaking the law. Turns out they have to let you know if there are any building code citations for the building when you sign the lease, apparetnly their where three for mine and no they didn't tell me. Also homeless people in the basement. too easy for anyone to enter. read more

horrible, horrible, horrible management company. Nothing gets fixed when you need it. We froze for days during the coldest part of the winter when heater was broken. And there was, of course, a lot more! The office staff was so rude as well. The woman in charge, Barb, was always about as helpful as beating yourself on the head is. Everyone in my building has had a run in with her at one point or another. The owner of the company left me a nasty voicemail once where he actually said the F word. How professional. I could never recommend this company to anyone! read more

Oh my god.... So I'm taking a shower, minding my own business, and the WALL COLLAPSES. Was it an earthquake? Terrorists? No. It was Beal's SHITTY work that made all the tiles come down on me while I am naked. The only thing that saved my feet from being cut up by plaster was the fact that the DRAIN was clogged and water had backed up to my ankles. Only because Beal refused to fix that as well. Oh, the irony! I also have illegal mold growing under my kitchen sink and all inside the walls. It manifests on the outside of my walls in the winter. I have to keep bleach on hand at all times. On top of rotting walls, I have bugs, broken windows, a broken stove/oven, wiring so terrible that my electricity goes out every other day, a radiator with no way to adjust temperature (not that they ever give us heat in the winter anyway), and cabinets that are falling apart. Outside the unit is not much better. We have creepy homeless people living in the laundry room. The elevator is always broken, water always off for "maintenance," and the dryers have been busted for months. The halls always smell like pee and garbage because they never clean anything. And what's with all the alley rats? It would be nice if one of those office bitches would call me back instead of always "meeting with a supervisor" or going "out to lunch." I can't wait to move. read more

Before living in one of their apartments, go look through a dumpster, find yourself a great box, and call it a day. You'll thank me for it later. Boxes don't have aggressive, overly defensive, property managers that don't understand how to do their job. Boxes don't have a landlord that will throw all of your possessions away on the last day of the month before you've finished moving out. Boxes have more going for them. I beg you readers. Do not rent from this group. They will be so nice to you in the beginning and as soon as sign the lease everyone is a bitch they own you for that year and they know it. The rental office is filled with very unfriendly people that are obviously trash. The building they own at Belmont in lake view has the biggest cockroaches I've ever seen. The price might be right but the disgusting people who run these places outweigh it in my opinion. The month right now is November at night so far the temperature is about 30 degrees. NO HEAT NO HEAT NO HEAT. The pipes are old, the water smells funny and the building is a violation at every turn. Look at my other reviews I'm very fair and I don't make very many bad one... This place is the very worse I've ever experienced in the city of Chicago. They also go by the name of Apartments Management read more

I feel like I get shafted on every building I live in. If you have an awesome company, maybe share with me, because moving every year is really tiresome. Out of all the apartments I viewed when I was looking, this ended up being the nicest, so I applied. Somehow I got approved for moving in without them taking any of the money I paid them (First/Last months rent). About a month after I moved in I started to have problems with money. Not my problems, but them. They tried to deposit my checks, for some reason they did not go through. Now, had they called to tell me there was a problem at the first time it would have been rectified. But what did they do? They kept trying to redeposit the check that didnt clear the first time. My bank charged me $32 every time they did this. They did it 4 times. 4 times for EACH CHECK THEY HAD. So I lost almost $300 of that money, just from that. After that was dealt with (which means I had to cover all costs) things were fine for a while. I am in the building on Byron and Jansen, and honestly, its maintained pretty well, and I do live in a nice, but small place. The walls were painted and a few things were fixed up, so I cant complain about that. I will say though that there was the most obnoxious group of people whos living room was right above our bedroom. Not awesome since they liked to play DDR at 3am during the week. The people in the offices are horrible, and don't care about you once you sign a lease. All they want is your money, and then to never hear from you again. Our maintenance guy is pretty good though, so I have to give Art props. He is always out plowing snow when it does, even late at night. If you cause the office ladies enough grief you might even get a nice call from the owner of the company who will not hesitate to scream and swear at you. I can not wait to move. read more

0 Stars. Please run, don't walk, from these slumlords. I'm wrapping up a one-year lease with this dump. If you like safety issues (our building's front and back doors have been broken for the majority of my lease), cockroaches the size of mice in your bathtub, janitors that don't give a F*#% and neighbors that have the cops called on them weekly then feel free to give Beal a shot. I hope this building is condemned. By far the WORST renting experience I've ever had in my 8 years in Chicago. They have several lawsuits against them. Don't be fooled by their name disguises on various buildings around Lakeview/Lincoln Park. I know a shitty Beal property when I see one! UPDATE 9-20-12 I was perusing Yelp and it looks like Beal properties aka "Wolfram LLC" or whatever code name they call their properties is still making their tenants lives a living hell. I still have nightmares about this apartment, not shitting you...renters please beware! I hope you don't make the mistake of living in one of their locations. read more

No. Please look somewhere else. We rented our apartment at 445 W Barry while Cagan owned it. They were lovely. Then they sold it to Beal, or whatever one of their 5 names were at the time ( check the BBB, it's shocking how crooked they are). They bought it and upgraded the foyer and filled in our pool with cement. Gave us new windows and changed our lease without our knowledge- btw, we signed one with Cagan, not them. You want to get out of your lease early, good luck. You have to have the carpet cleaned and paint the walls, fix the damaged and dangerous and infested apartment with your own money and time, they will not fix a thing. They will steal your money. Is the location good, yes, but they will screw you over. I promise. DO NOT RENT FROM THESE CRIMINALS. The property manager Peter was awesome but in Beal's office, Ashley, oh Ashley.. I pray you get what's coming to you. read more

I moved in last November and with the help of Property Manager Gabriella, I've been able to turn my unit totally around. It had several issues when I first moved in. I went to go turn my heater on the other day, as it is starting to get colder, and found that it was not working. After calling the building engineer, Vasif, he told me he would come look at it that day and have the issue resolved. Very quick and efficient service. read more

RUN!!! Do not, I repeat, DO NOT rent from Beal Properties / Apartments Management Group (or whatever they are called now) ! If I could give any business 0 stars, this would be it. Ohh, where to begin.... The very first week at our apartment on Barry (we rented from '08-'09) we had a natural gas leak from the kitchen stove. It only got better from there. Our alley was totally rat-infested. The courtyard was always full of dog waste (not my dog's!). Our hallway looked like there had been a bar fight in it (think body-sized hole in the wall), and while we were assured that "it will be fixed," it never was. Half the time our heat didn't work, particularly in the bathroom. Our huge kitchen cupboard nearly fell off of the wall, and we were told to take all of our glasses and plates out. It was fixed about a week later with a cabinet that no one even bothered to stain. The lack of security in our building was the final straw. The front gate of our courtyard was never locked. One of the back alley gates was broken for quite some time (which the property co knew of), and our building was continually targeted by break-ins via the broken back gate and the fire escapes. One of our neighbors was home when her door was kicked in. Another neighbor's apartment was broken into, robbed, and their darling dog was killed. At that point, I didn't even feel safe living there (mind you this is in East Lakeview!), and we moved out shortly thereafter. After the violent break-in, our alderman and the police being involved, and a news channel interviewing tenants in our building, the back gate was finally fixed. Don't bother calling the office. They don't like to return phone calls. Or fix anything. Ever. It is unbelievable that a company like this is still in business, but I suppose there are enough poor, unsuspecting people out there (my former self included) that just don't know any better. The especially disgusting thing is that they change their name on different buildings to hide their horrible reputation and their barrage of lawsuits. I could seriously go on forever (as you can see). I can't even remember all of the terrible things about this place. I think I may have subconsciously blocked it from my memory. read more

Do not rent from this management company... they just simply DO NOT CARE!!! and do the very minimum to get by. I've been living here for 7 months and have had problems from the very beginning. I've had RATS... yes RATS getting into my apartment since the winter. First hey just put some rat poison which was easily accessible to my dog, even though I told them I had a dog in the unit! weeks later they did Rat traps which did nothing. I am still having the same issue and it is beyond disguising. You can hear them in the walls and I have never lived in conditions like this. I cannot wait for my lease to be up! My apartment was broken into 16 days ago while I was asleep. Not only did it take 36 hours for them to put plywood over the window but we still don't have the window fixed! I've sent a letter to them and I have called but they are ignoring me. I was new to the Chicago area and they took advantage of my roommate and I. This is the second home invasion and the first one wasn't even reported to them by their own building engineer. Someone please help! No idea what to do but these people are Monsters who don't care about their tenants. Zero stars if I could. read more

One last thing: Has anyone seen their website? It's a complete joke. COMPLETE JOKE! "Beautiful condo-quality apartments"?! Where were those when I went into the building? Where they down in the basement with the dead rats and discarded toilets? Or if you scratched off enough black mold in your apartment, could you maybe see one? I think "false advertising" is an understatement here. They are just lying. read more

I wish I could give this management company 0 stars. This is a review for the 815 w Waveland location in Lakeview. I'm writing this review in hopes that it will be helpful to others. I had a very negative experience living at this property. Management of the facility was very poor and I had bug issues for the entirety of my stay. Staff often did not address maintenance issues unless tenants were persistent (calling multiple times, even a week or two after notifying the company). Also, when tenants put in maintenance requests, the property manager often yelled/blamed tenants for issues in the building. I relocated to Chicago in July 2017. From the day I moved in, there were bug problems. On the week I moved in, I went downstairs to do laundry. There were over 50 large flies dying in the laundry room. They were landing on clothes when people were moving their clothes from the washer to dryer. It was horrible and unsanitary. I later found a few flies in my clothes after I took them out of the dryer because some flies had been at the bottom of the washer and dryer. This fly issue continued while I was living at this property. The unit didn't have AC, which was fine if you installed a window unit. However, all the windows in the unit also had broken/ripped window screens. When I called to request one, they ignored my request for many weeks. I kept calling about it and it took over 9 weeks to receive one. When I called to check about the status of the window screen, the woman on the phone yelled at me. I also found that the intercom/buzzer system was broken for the entire building complex. When UPS/FedEx were trying to deliver packages that needed a signature, they weren't able to contact anyone and packages ended up being sent back. The worst part of living here was the constant bug infestation. In September, centipedes began to emerge. One night, I saw over 10 centipedes (in the bathtub, on the walls, on the floor). I contacted the building manager right away and she told me to just "pour bleach down the drain" instead of contacting an exterminator. She also told me that I was the only one having this issue in the building. After being persistent about the bug problem, she finally contacted an exterminator. However, when the exterminator finally came, he informed me that he was previously at the unit across from mine just 2 days before, which indicated that it was a property-wide issue, and that the property manager was not being honest with me. The centipede problem continued for the entire time I was living here. In my time there, I saw at least 5 live centipedes a day and some were found on my bed (see photos). It made for a very uncomfortable, unsanitary living experience. I was constantly afraid of being bitten by them. I also saw centipedes in the basement when I did laundry in addition to cockroaches in the basement. The photos attached were all taken after spraying Raid Bug Spray on the centipedes. During my last month living there, in addition to the centipede problem, the toilet stopped working properly. I called and put in a work order about this right away. Instead of addressing it, management angrily called and asked me if I was planning to stay in the unit for another year and renew my lease or if I was planning to move. I informed them that I was moving at the end of the month and they then chose to not fix the toilet. This was unacceptable. If you are considering living in this area, I'd highly recommend you rent with another company. It was a nightmare living here and I wouldn't want anyone else to suffer from this experience. read more

Firing a sweet, well liked, hard working, attentive, building engineer with kids right before the holidays... yep. That's Beal. Beal properties bought 445 W. Barry last year, and in my opinion, they are the worst management company I have every experienced. When I had questions regarding a change they had made, their staff made me feel as if they couldn't care less about my happiness. Most recently, they fired Petar, our beloved building engineer who has worked and lived at this building for years with his children RIGHT BEFORE THE HOLIDAYS. If I had to guess based on their ridiculous price hikes on a number of things, they probably did this to minimize their costs. Petar was literally the ONLY reason I resigned a lease this year because he made the building 1000x better. If this is how little they care about treasured staff members who constantly go above and beyond the call of duty, imagine how they treat their tenants. I can tell you from experience, it isn't great. There is a reason this company has such poor ratings, and I imagine they would struggle to reach 1/2 a star if a 1 star rating wasn't the minimum. Disclaimer: this post is based entirely from opinion. read more

Apartment Management Group are a disaster. Sadly they manage so many buildings that it is difficult for people to avoid them. They show no consideration for tenants, their maintenance staff is either completely over extended or they are incompetent, and when they do repair something the quality is pathetic. In addition their buildings are not clean in the common areas, their entry areas are not secure, they are expensive, and they are rude. I would never recommend their buildings to anyone. They have changed the name of their company because the previous brand had a bad reputation. read more

If you ever decide to move out of one of their buildings- Expect at a minimum 10 realty and apartment finder companies hounding you on a weekly or daily basis through text calls or coming to your door unannounced. Because apparently they hired everyone to do their work. No one wants to follow the laws of giving enough notice and are generally rude when you ask for it. Even after that it's still worth it to move out- this apartment at 4614 Paulina has been nothing but problems- cockroaches (a first for me in Chicago), worst plumbing and water pressure I've ever had to deal with- brown water, not hot water in the middle of winter for a week and constantly running and moving Toilet, broken everything, and nothing ever gets fixed. Had to complain after three attempts asking maintenance to first fix my non working shower and oven. Our laundry room has been vandalized several times and never gets fixed. Got this apt cause I had a week to move last year for a job and was desperate. They've showed this apartment so many times this month and no one wants if! They're asking like $200 more on Craigslist than we paid and what we paid was too much. They have been okay to speak to when and if you actually reach them. I'll never rent from them again and probably any big rental companies. Bunch of slumlords. read more

No. Just no. Don't do it. And please, DO your homework - read the reviews, the ones with fewer star ratings are TRUE. Those with higher ratings are paid for & all lies. By the way, take a look at the Yelp page for Beale Properties, as well - IT'S THE SAME COMPANY! They change their name regularly, due to poor ratings. 818 W Diversey Bldg is a disaster. Literally. The management is the worst - all they care about is TAKING your money. The epitome of slum lords. They definitely do not deserve even one star - too bad you can't give negative star ratings, because there would be a lot of them. Consider yourself fairly warned. read more

Alma & Mike (building engineers) at the Barry St apartments are always doing whatever they can when we need them. We recently had an issue with our toilet. It made me really happy to have gotten such a quick response from them, especially in such short notice. read more

No surprise that this place has a low rating. These fools took over my building last summer when I lived in 3523 N Racine...the apartment on Racine and Eddy. It seemed like a great location with plenty of space and a decent price for the neighborhood. Problem is that if anything went wrong you were pretty much on your own. The building itself was very old, and thus required lots of maintenance. And it was obvious that instead of replacing thing that were old and busted with new items, their plan was to "super glue" and duct tape their way out of liability. Everything in this crib broke from lock and keyhole on our back door, the shelves in the closet, the racks in the refirdgerator, the door hinges on cabinets, and the faucets in the bathroom. All were "fixed" but none were truly replaced with new equipment and continued to either break to the point that my wife and I just let it go. Also, we had a serious problem with our windows. They were so old and hadnt been replaced in decades....which was obvious when a strong gust of wind outside resulted in a breeze going throughout our living room as if we were driving with a window open. You could imagine the affect this had on our living situation in the winter. This was actually messing up our heating bill as well bc we had the heat on and the hot air was going right out the window. Naturally we called about this and they told us there was nothing they could do bc the windows weren't "due" to be replaced until the following year. So because they refused to budget for new windows bc two of their tenants were freezing to death...it was just tough luck for us. I kept complaining and finally, they came out to the apartment while i wasnt home and LITERALLY...glued the windows shut. I'm not kidding. Instead of replacing the windows with open and shut human style ones....they used a super adhesive wood glue to plug up the loose areas between the window and the frame. The end result...it was less drafty in the apt now...but we were trapped like animals. The only way to get natural ventilation in our living room was to open our back door and leave it wide open. It was ridiculous...I would of complained again but I endured just using AC and didn't resign my lease and was happy to leave. There was only 4 washers and 4 dryers for a giant apt complex and at any given time 75% of them were broken. Oh and they charged $1.75 per load/dry in quarters bc you know...everybody walks around with 7 quarters in their pocket all the time. The back door to the apt complex had a gate that tenants keys could open. But that broke...and it took them 2 months to fix it. During that time, I walked up the stairs to my apt and routinely had to side step past bums who snuck in the stairwell for shelter and to steal booze from peoples coolers. Look, I get it, it's Chicago, and whenever you're renting you are at the mercy of the realtor.....but these people know that they already have your money and there's little you can do about it. They are spread entirely too thin...and u can feel it. My only hope for you if you have no choice but to be under a lease from this company is that its not for too much longer. read more

Oh man. Where do I begin with Beal properties? This joke of a "management" company and our so called property "manager" Dani have truly outdone themselves in terms of making my/ my roommates (and from the looks of these other yelp reviews, other tenants) experience quite literally a living hell. Seriously, if you're considering signing a lease here-DON'T. I have had my fair share of terrible and landlords, so I thought I'd be prepared for anything-but, as I mentioned before, Beal Properties takes the cake (there's even a Chicago Tribune article -check it out.) Anyways, I signed for my apartment on Waveland despite the company's terrible reputation because I was easily swayed by the good location and decently priced rent. Little did I know that the MENTAL cost of dealing with this company strongly outweighed what it lacked in rent. My first horrible experience with the company was that there was/ is no emergency phone number for when things go wrong-and of course, something went wrong within the first two weeks of renting. Our doorknob to our apartment FELL OFF (yes, you read that right-these apartments are old and almost everything crumbles at the touch) at the ripe hour of 2 AM, leaving my roommates and I locked out and unable to call any management until Monday, as the office is only open M-F; mind you, it was a weekend, and two days later when Beal neglected to return our frantic 2AM voicemail, we called with our frustrations and weren't given so much as a half assed apology. We demanded an emergency number and were not given one, rather only the personal cell phone of the building engineer, who understandably does not pick up on weekends. SO we were out of an apartment for 2+ days. On more than one occasion, Beal has turned our water to extremely low pressures without prior notice, leaving me/my roommates unable to shower, do dishes, or you know, HAVE RUNNING WATER. On top of the numerous other issues, I'd say the worst one is the bug infestation that comes with the apartment. Beal was unsurprised to hear that we shared our apartment with a cohort of centipedes and the occasional cockroach; so if you enjoy walking into a bedroom full of centipedes, (why do you think I'm writing this review at 1AM,) then sure, rent from Beal. The absolute worst part about all of our issues is that the staff almost never returned our calls, and if they were returned, it was weeks after the initial problem. That is, if the company even took responsibility for its numerous property issues - Dani, our supposed manager, had a knack for blaming the residents for issues and/or denying that the issues even existed. I truly hope this review prevents you from signing with what is definitely the worst rental company in Chicago. Save yourself the headache and shell out the extra $300 for something bearable. EDIT: I see here that Beal has replied to my review - my roommates and I were unaware until this comment that Julia in fact lives in our building, which would make emergency situations a lot easier to deal with - it would have been nice to have been informed about this before now. Also, our doorknob was never fixed - I am, in fact, aware about the back entrance but of course the lock of the back gate was broken (which thankfully was dealt with the following week.) With the water pressure situation, I was not insinuating the Beal turned off our water with bad intentions - RATHER that we were not informed that this would be happening, and for the extent that this dragged on - it would be nice to know beforehand if we would be having next to no water pressure for an extended period of time. I stand by my comments about the bug problem, as even after multiple exterminator treatments, next to nothing has changed. Thank you for your reply. read more

Beal Properties - Our lovely new roommate, a fat cockroach - Property Management Near Me - Chicago, Illinois

If I could rate them 0 stars, I definitely would. Cockroach infestation, unreturned phone calls, HUGE amounts of mold (see link below), rude management, broken elevators, etc. etc. etc. DO NOT RENT FROM THIS COMPANY. DO NOT. Check out the mold on one of my walls: http://i54.tinypic.com/2u6jvb4.jpg And that's just one small corner of my apartment. The entire bathroom is covered as well. The "building manager" came and sprayed some 409 on it. That's it. It came back worse than before. read more

I lived in the Belmont apartments for one year and the property manager, Gabriella, was quick to respond to my needs and very understanding and polite! She helped me numerous times, whether it was answering my questions, or getting someone to fix something, it was always fast. read more

In addition, Amanda in the Leasing Department, was most helpful when I tranferred to another department. She was more than willing to fairly negotiate the terms of the transfer. On the whole, my experience with Beal has been positive.positives . read more

I locked myself out of my place. It was 9pm, just got out of class, and its raining in the middle of October. Of course I leave my keys with the GF and she is passed out(a couple drinks and a cups game later! lol) Elvis answered my call and was able to open my place within the hour. There are issues here and there with the property but Beal properties and their team are usually on top of it. read more

I stayed in a "newly-renovated" unit near Ashland and Irving Park. What an experience. I'll try to be succinct in my review, but needless to say, I do not recommend units owned by this company. For starters, the unit was newly renovated. Which is true, I guess. The quality of the construction is laughable, though. On the surface, it looks quality, but after living here for a time, it feels more like a thin veneer of quality over something that is ultimately very cheap. The management was typically pretty responsive, though, and I was lucky in that the maintenance guy lived onsite and so issues were dealt with fairly quickly. I was the first resident in the building, and it seems like they moved me in before everything was ready. It wasn't ready for cable. For the first two months, I had windows that either wouldn't stay open or wouldn't stay closed, so it was great that during the hottest months of the year I couldn't even use my air conditioner. When they finally did replace the windows, the construction crew moved all of my furniture out of the way, and made no attempts to clean up their mess or reposition my things when they finished. I had consistent issues with hot water, either not having any at all or having lukewarm water at best. The icing on the cake was when I was asked to renew. I was already being charged $100 more per month than others in units of the same layout, then the renewal came and included a $95 bump in rent. I don't even know if they understand how laughable that is, which is perhaps the saddest part of this experience. Needless to say, I won't be renewing. read more

There is nothing nice to say for this company. Grossly overpriced apartment, horrible maintenence, rude employees. I. Cannot. Wait. To. Move. read more

I have nothing but good things to say about Beal Properties so far. My girlfriend and I rent a place in Lakeview that is affordable for the space and allows us to keep our beloved dog with us. A few weeks ago we had a minor leak in our apartment on a Sunday morning. We contacted Hal directly and he had the building engineer come help us right away. Hal came out on monday to look and helped get everything sorted out as fast as possible. The leak was fixed quickly and the wall patched later in the week, very professional. They even had some items laundered for us because they got wet. These guys are great! read more

I wish I had read these reviews before I rented. I lived at a Beal Property for 1 year, finished my lease and got the hell out. I've waited a while to write this review. This is due in part because I wanted to experience and compare other renting situations in the city, but mostly because I needed to calm down. This is by no means a professional company. Professionalism is important because there will always be problems when you rent a place, but what is important is that problems are addressed promptly and resolved fairly. Three problems experienced with Beal: 1) Broken appliances & Inexcusably rude employees. When I moved in, I quickly noticed the refrigerator was broken. I notified the building manager and I called the company several times about this problem. Over a month passed there was no sign they were going to replace or repair my fridge. I was not able to cook at home or save food, resulting in the unnecessary expense of restaurant meals. I called the management company and let them know that the expenses were getting out of hand and that they had left me with little choice but to withhold rent money. The Beal representative I spoke with YELLED at me on the phone. I have never been treated like that by someone I was paying for a service. Eventually, a new fridge showed up. They did reimburse me $100, which hardly made a dent in the expenses I accumulated during this fridgless time. 2) Slow repairs. The hot water went out for days (2-4) at a time in the winter. No compensation for this inconvenience. 3)Safety. My dog escaped the apartment while I was at work because the back door was unlocked and left unlatched after someone from Beal Properties entered my apartment. Luckily he was rescued by a neighbor in the stairwell before he got into the street. read more

I've lived with Beal Properties for almost 2 years and I've had no complaints. Whenever I have any issues, which are minor, the building engineer, Tony, takes care of it no time. The office, Barb and Ashley in particular, have been very cordial and responsive and have gone above and beyond in a certain situation. My apartment is affordable and in an amazing location. I like my neighbors, it's dog friendly, and I plan on staying as long as I can. They invest in their properties to make it more appealing for us, the tenants. My courtyard was done a few weeks ago and I get compliments from friends visiting all the time. Live with Beal in full confidence, it is a nice place to call home. read more

Ha! It's funny that someone claimed to live at 626 barry, because wouldn't you know, I live in that complex too - and the yard wasn't anywhere near done at the time of your posting! They took out our nice grass courtyard and replaced it with rocks. Yup. Just tons of rocks. Word is they did it to deter the people with dogs from letting them play? Why rent a dog friendly building then? Yes, Beal is the worst in the world. Anyone want to sublet my place? read more

Criminals. Plain and simple. Went to see a place at 951 W. Cornelia. Was a bit pricey, even for the location. Don (the building janitor/engineer) seemed like a pretty nice and knowledgeable guy, but was also fairly high pressure when it came to trying to get me to sign up right away. Stupidly, I did, because I was desperate for a place and sick of looking. On the spot I signed an application and paid the $300 application fee. When I decided I didn't want to live here (for many reasons, but partially after seeing all of these horrid reviews on Yelp) I called them and told them I wanted to withdraw my application and asked for my money back. The girl on the phone was friendly and said they'd get back to me. HAH! 4 weeks later and every time I call I get transferred to a voice mail. No money yet. I call almost every day. They stole my $300. For what? A credit check? I'm sure some other unsuspecting person has already paid that $300 fee again for the same unit and then moved into the place and is paying rent. Safe to say I'm never going to get my money back. The whole operation is sketchy. Even Don (who gave me his cell phone number) won't answer or reply to my calls. read more
