DO NOT LIVE HERE! I live at the 719 buildings. They are awful. My fridge and windows have been broken since I moved in 2 years ago. Zahid comes in, says innaporprste things to me and tells the office it's fixed. They recently had the electrics meters set up wrong or something so I now owe com Ed 900$ because appparently I paid for the wrong unit?! I can't wait to move out of this horrible horrible building. Also this house has only a few outlets. No outlet in the bathroom. If you want to use a hair dryer you need an extension cord from the kitchen. It's so annoying. No outlet by kitchen counter had to use the blender and waffle maker on the floor! 995$ rent for a studio read more

My toilet went out over the weekend and suddenly stopped flushing. I contacted my maintenance person, Gabriela, and she immediately responded. The next day she and her husband came to fix the toilet, and even sent me pictures of them wearing the proper equipment to limit the spread of CoViD 19. Thanks, Gabriela! read more

If I could give zero stars, I would. As someone who always gives the benefit of the doubt, I can honestly say this company does not deserve it. I lived at 505 W Belmont for one year and it was easily the most torturous year of my life. A list of the issues I had: -Flooding the unit below me due to faulty plumbing, simply by using my bathtub in a normal fashion, patched but never fully resolved -Getting bed bugs within one month of living in the unit -Regularly seeing cockroaches in the laundry room -Always having undried clothes due to horrible dryers that also put holes in my clothing -A sink that leaked, finally fixed after weeks -Mold issue that ran on my entire exposed wall, unaddressed by management after several inquires and even a certified letter sent to their office -A barley functioning elevator, constantly not working -A front door that would randomly be left unlocked -Packages being stolen from the mail room -A front door buzzer that never worked -Getting bed bugs a SECOND time, unaddressed by management -A building manager who would NEVER return phone calls, only responded by text Do yourself a favor and stay away. read more

Do not live at 4407-4419 Wolcott. I lived at 4411 Wolcott under this management group. The unit itself was okay. The management was downright atrocious. I paid a move-in fee and then rent was always paid on-time. They swallow up your money and don't pour it back into the place. My fan didn't work upon moving in and when I asked the company's maintenance person to fix it, he said that it couldn't be done. The cabinets are disgusting and everything is just old and beat up. Cornell was really unhelpful any time I needed something fixed or needed help. The big breaking point was when I went to move out. I moved out all of my belongings no problem. Because there was no security deposit, I didn't bother to clean the fridge, tub, etc. I was under the impression the move in fee served the purpose of covering cleaning. Cornell sent me a nasty text message threatening to affect my credit score, should I refuse to clean the apartment. I WASNT EVEN AWARE I WAS RESPONSIBLE FOR CLEANING IT. I was livid. I informed the management group that I had received a text of this nature and they didn't apologize. I later found out the management group failed to send me a "move out letter." Nice going. The main problems: negligence, Cornell, and lack of concern or care. read more

Beal Properties - This was my interaction with Cornell, who represents Apartments Management Group on Damen Ave. - Property Management Near Me - Chicago, Illinois

I lived at 3935 N Janssen for two years and loved it. The property was always meticulously maintained, clean and beautiful. Most all of the neighbors were super friendly. I also loved that the building engineer, Enko, lived onsite. He was always there to fix anything I needed and it made me feel super safe living alone knowing that he was there. His family was also so wonderful. The location was perfect, walking distance to a ton of places. Southport one block over, awesome yoga studio right there behind the building, and only a 20 minute or so walk to the beach, Wrigley, etc. Wouldn't have moved, but I left the state for a new job. I recommend this place for sure! read more

This company- Apartments Management Group is Beal, and they are notorious. I had to move out of the cute building on Wolfram because random people colonized the stairways and hallways of the building, and would camp out and smoke. I once asked one of these people to leave (he did, right away) and the building super scolded me for 'confronting' that person. My ceiling caved in during a rainstorm in winter (top floor unit) and it took weeks to get builders in to fix it. The super (different super from above story) did put plastic over the giant, gaping hole. Mail was stolen on the daily. And there were roaches, roaches, roaches, everywhere, having their little roach parties. Yes, the rent is a little cheaper, but the daily aggravation isn't worth it. read more

God where do I begin? I've lived in many different places but I have never experienced anything like this. When my roommate and I were first shown the apartment off of Ashland, it looked like a well-kept place. The apartment inside didn't look horrible and we were in a great location. When winter it, I've never experienced anything so cold in my entire life. The floors were extremely cold and the place does not hold heat whatsoever. Then the pipes froze, we had no water for days. Then on top of that, the refrigerator stopped working! Everything in our fridge and freezer went bad. We were told we would be compensated for missing and spoiled food (which was everything) and that never happened. And then the water went out again after it was fixed for a few days. After arguing and arguing, we got a new fridge. Some idiot who was hired as the new maintenance guy came in and installed the fridge. During that process, he left the door wide open and my cat ran out and was lost for hours. And on top of it, the idiot dragged the old fridge out and scratched up all of our floors through the kitchen and living room. Everyone who works here is incompetent. I, as well as others had our bikes chained up to the front gate because we have nowhere to store them. Once the new maintenance guy, Sead took over, that was not allowed!! So I moved it to the patio which is MY shared space with my neighbor (whom may I remind you, never cared and was such a nice guy). Oh guess what! That isn't allowed either! So I left my bike in the common area, due to the fact that I have such a hard time hauling a bike up and down stairs. My roommate comes downstairs and guess what? The bike is gone. Sead explains to me that he removed it. As a maintenance guy, he has no right touching and removing my things. It has not been a bother to anyone, ever. I found my bike in a storage basement and took it back. I then messaged Jack, and for the first time during my entire lease, I like the guy. He told me that Sead needs to give me a key to access the basement and I am allowed to store my bike there. I would never ever rent here again. My lease is up in October and I'm already starting to pack up my things. EDIT: Jack has taken initiative to make things more smooth for the rest of my lease. He has reached out to me via phone call & he really is being proactive to make sure Sead is doing his job the right way as a maintenance guy. He made sure to apologize for the mistakes on behalf of Beal Properties which was nice. read more

I just moved out of my apartment at 1311 Oak in Evanston. I'd like to thank Apartments Management Group for helping me appreciate the little things in life... In my new place, I don't have roaches. I also don't have pieces of the moldy ceiling falling in the stairwell. I don't have any mold in my bathroom. I don't have a gross landlord who hits on my fiance. I don't have giant gaps between the floor and the walls for bugs and mice to get in. I don't have a promised storage unit that was never fulfilled leading to stolen belongings. If I wouldn't have had such an unpleasant experience with Apartments Management's property, I might not be so happy at my new place! Thanks! read more

Run away from this place as fast as you can!!! In January 2011, I found this place with the help of a friend when I was in a bind and making a quick move from out of state. I only saw pictures and figured it would do as I was making my transition to the city. I was wrong. When my rent was a day late, I received threatening phone calls stating that I was being evicted, and I was rudely informed that whatever circumstances I was going through, they didn't care and it "wasn't their problem". My neighbors have always been loud and obnoxious, but I attempted to ignore that. However, we quickly found that packages could no longer be delivered to.our address because there was a their in the building. It took them almost an entire year and several tenants' mail being stolen before they addressed that issue. In September of 2011, the already rickety elevator broke. Someone actually got stuck and had to be rescued by the fire dept!! There was a note posted 2 weeks later that the management was "working on getting the problem fixed and it would be working again soon." That was 6 months ago, and I've recently been informed that not fixing it is illegal in the city of Chicago. In December of 2011, our maintenance man was fired and a new one came in. Shortly after, someone broke into the building and stole the master set of let's to each unit and began letting themselves in, thus ransacking apartments and leaving everyone frightened. When I asked when my.lock would be changed, I was told to do it myself because it was unclear when they would "get around to it." And finally, last month I was out of town for a week. When I came back, I walked by the laundry room on the first floor and it was burned to a crisp. The smell was unbearable and needless to say, I no longer had a facility to do my laundry. The maintenance man's wife was kind enough to give me a key for the building across the street so I could do laundry there, however there were no questions asked when she handed that key over. Seemed strange. And to this day, no one has been officially notified as to what happened, cause of fire (it was speculated electrical/faulty building wiring), etc. This building is at 635 W. Barry. The ONLY good thing about this property is the maintenance man's wife, a sweet young mother of two who does just about anything to help us out. She's the only reason this place gets a star at all. Otherwise, I'm glad to be getting out of this slumlord-run hell hole. read more

I've lived at my apartment for 6 months now and feel I can write a review. I'm honestly not too disappointed. I think the rent is a steal for my area. My apartment is bright and sunny. No pests. No mold anywhere in the apartment. The office is kind and quick to respond whenever I've called them, with the exception of Sita, the building manager. I truly mean that "meh, I've experienced better" for a few reasons. First, there's some ugly pink paint peeping through the white paint on the walls in a couple places. Lazy painters. They installed electrical heat in my place, which is nice because my electric bill was only $60 in bitter cold January, but isn't nice because there are some jagged holes around the ugly metal piping. And the electric heaters tick sometimes. And I'm kind of worried about a fire since the metal gets sizzling hot, but I keep everything away from them. Cheap heat! Woo! The gate to my building's courtyard is broken, so they've propped it open with cardboard and plastic tape to prevent the magnetic lock from engaging. That's a bit sketchy. And it popped off, stranding me and some other tenants outside for a bit before we got another tenant to let us in. No help from Sita the building manager on that one. But there are still two locks between the outside and the inside of my apartment, so I'm happy. Plus I have a dagger! So...this place isn't the best, most gorgeous place to live...but I don't have any roaches or mice, my heat has been on consistently whenever I want it, my place overlooks my neighbor's beautiful garden, and I'm paying a hundred less for a one bedroom than people pay for studios in this area. This might be a slum for cheap yuppies/students, and Beal/Brompton Buildings LLC is the slumlord, but I'll put up with it for now. I'll write another review if something worse happens. read more

Terrible. Do not rent from these people. I truly have wanted to run up to people taking a look at vacant apartments in my building and tell them to RUN AWAY! Washers in the laundry room have had stagnant water sitting in them for more than six months, breeding new species of bacteria. Dogs poop and pee all over the courtyard. Litter and cigarette butts in the common area are never picked up. Unfriendly, b-tchy employees, if you ever have to go deal with them at the office. Terrible paint job in my apartment, absolutely no maintenance of the interior. The list goes on, and previous reviewers have experienced worse than I have. Unfortunately, Beal appears to have taken several steps to disguise itself, which is ridiculously scumbag-like. Beal does not identify as Beal Properties when answering calls to its office, and it does not include its name on signage on their properties. It's a clever attempt to hide its identity from prospective tenants. read more

The worst management group I have ever dealt with. DO NOT RENT FROM HERE. Our apartment is very beautiful cosmetically but our heat didn't reach above 57 degrees all winter. Have called the new maintenance guy twice to fix a massive leak (ceiling falling into the tub), not only do they never come, he won't even return our calls. When I do get the chance to talk to someone, the girl cut me off mid sentence and sent me to a voicemail. What a waste of thousands of dollars on a company that can't even treat their tenants with respect. I genuinely feel sorry for the people that rent my place next! Just an update, after finally being able to speak with Jessica Napp, I feel like she understood my frustrations and was empathetic. She is the only person I've dealt with that makes me feel somewhat okay. I still would not suggest living here unless you want to pay a massive gas bill and not receive any heat in the winter. read more

I have been traveling to Chicago for business for the last two years and decided to make it easier on myself by moving there. I am looking for a sublet so that I get to know the city more and get more comfortable with the areas before choosing a permanent apartment. My apartments in the past, in NYC and Miami, are usually of luxury grade, costing much more than the $800 studio I applied for with Apartments Management Group. I agree with PC's review. It is a complete ripoff. In addition to the people in the office (at least the 2 I spoke to) being rude and unhelpful, I have fair credit, not excellent not bad, all my bills are paid on time and I have paid rents in the $1500 range without any issue for years, yet these people denied me based on my score. Brittney, "the supervisor", admitted that "they don't look through the report, they only check the score", which I provided them with when I submitted my application. I spoke to my employer and previous landlord and neither had been contacted. So what was the $45 application fee for?? It seems to me that these women are collecting fees and not doing their jobs. To not approve someone of my income grade and credit worthiness for an $800 apartment is madness. Although I no longer want the apartment, as I would hate to deal with a management company that can't get 5 people on Yelp to give them more than 3 stars; I am taking this further. The 5-star review from CJ M. is obviously a staged review, set up by a company employee. They have shotty attitudes, poor work ethic, and should not be in the business of renting apartments. If you see Apartments Management Group on a listing, DO NOT apply!!!! (PS. Thank you Michael N. apparently this company is also known or formerly known as Beal Properties and have 54 reviews amounting to one star on Yelp.) read more

One star is generous. This is undoubtedly the worst landlord I've had of five total. Apartment we moved into was unfinished when we signed the lease, and remained unfinished 6 weeks later when we moved in. They had promised work would be done. It then remained unfinished (exposed studs, wiring, insulation) for another 6 weeks until we threatened to pay reduced rent based on the reduced square footage available. Never returned phone calls, occasionally returned emails. Generally only when they stood to benefit, never when they stood to improve. Rather than request a late charge on a late rent check, they referred my account to their lawyer 6 months after I'd moved out, almost 12 months after the charge had been put to my account. So while I'd paid the charge, I had unknowingly not paid the return fee. There is no possible upside to living in one of their properties. You will not get what you pay far, no matter how much you pay. Other people I'd suggest renting from instead: a) group of strange men carrying knives b) trained monkeys c) untrained monkeys read more

I don't know how this company is even operating. I lived at 1220 N. Lasalle location for a year, and only a year. Within the first week of moving in, several cars in the paid enclosed garage were broken into. Prices for a parking spot varied from 220-270 in an unleveled, "secured" and attached garage. A few weeks later our air conditioner unit was leaking. It took several attempts for us to successfully communicate this to the management company before they "fixed" it. They stopped the leaking, but there was damage done to the ceiling and the walls. And not to mention the covered up-mold that possibly unfolded. That was never taken care of. Every now and then the front door would be dissembled from passerbys trying to steal packages in the lobby. That was never permanently rectified. The maintenance man would just reconfigure it back. Packages always went missing and although there is a camera installed to a corner, I doubt the thing ever worked. Because there would always be signs from other tenants announcing their missing and stolen packages. On a few occasions there were random pedestrians who would roam the halls and stairways. I complained to the management group to at least put up awareness signs. That was never done, and thankfully I was never there long enough to witness anything horrific. The "rooftop" floor has a lot of unsafe conditions with wiring exposed and reconfigured in pathways. Rats were routinely found in the annex from the apartment to the garage, and a few times that door was left open. The garage is also coming undone with parts of the ceiling caving in and leaking. During winter, there were a few Icicles to where the leaks and exposed pipes are present. Occasionally, there were times when our unit water pressure was low and there wasn't any hot water. Locks would also get jammed and I must have collected at least 5 different keys to the same lock. Right before my roommate and I were to leave, we began to receive random texts and calls from various leasing agents. We were never notified that our contact information was given to the public. And that in itself became a thing when I declined a showing for a health reason and found the agent and her clients in my living room. The management company was responsive to that ordeal as it was a potential for something to go terribly wrong. Either way, it should have never happened had the company involved themselves on behalf of their tenants and their safety. On the day we moved out of the apartment, we were scammed out monetarily with "having to pay a cleaning crew." It costed us $240. But, if it meant I was out of this place for good. Then so be it. I have lived in various places in the city and have never experienced inattentive, uncaring, illegal practices than those used by this company. Never again. The sad part is how these owners exploit those that want to live in the area. The owners know they can charge an excessive amount because of the location. God forbid something happens because of their illegal practices used that it doesn't cost someone's safety or their health. The company is said to own various properties and as responsible owners they're obligated to make sure they're up to city codes and are receptive to tenants. Check out their violations on the City website. You may be able to do some due diligence before you sign the lease. Lastly, after reading some reviews and hearing some hear-say, it is repeated that this location uses and changes their name. Whether the owners are the same owners as the last name change, that's unknown. Either way - do your due diligence on the management com okay and the address. You can really save yourself physically, mentally and monetarily. It's my moral obligation to warn renters of the headache and risk my roommates and I put ourselves through. It's not worth it. And it's unfair. It would be negligent and unethical of me not to warn potential renters of what I had gone through. Good riddance. read more

So here's just another bad one for Beal. I find one of their apartments for rent on sublease. I visit and agree with the current tenant to take over the lease. I follow the link she sent, fill out their application online and send it. I few moments later I receive a confirmation email. A few days later I receive another email from my credit monitoring service that an inquiry has been made on one of the credit reporting agencies. Days pass by and after a week I have still heard nothing. Nada. Squat. I email and and am told they have no record of my application! I forward a copy of the confirmation. Some hours later there's another email telling me my application was CANCELED! The apartment is no longer available! WTF?!? Thanks for the runaround and wasting my time. Thanks for canceling and not telling me. And wasting my opportunity to find a place. Playing games of some kind I suspect. Given all the other negative reviews here, maybe it's all for the better anyway. Update September 6, 2018: Beal Properties is in trouble. They made the Channel 2 CBS Chicago News. They are kicking tenants out of their apartments at 2900-14 N. Mildred Ave. in Lakeview, some of whom just moved in and have lived there less than a month! 30 of them! How do they get away with this, you ask? Seems those unfortunate souls have a provision in their lease that allows either the landlord or tenant to terminate the lease with a 30-day notice. The tenant pays $200, the landlord nothing. So what's the point of a one-year lease then?!? IDNK. Seems they want to "renovate" the apartments and then, of course, jack up the rents. Also, beware that they appear to be replacing the building-supplied radiator heat with electric baseboard heaters which are VERY expensive to operate, especially in Chicago winters. The tenant gets stuck with the electric bill. Been there, paid those. Your lease terms may vary, so READ CAREFULLY - regardless of where you rent. Ask for a copy to take home and read before you sign. NEVER just assume landlord good will and common sense. That doesn't exist. Just another incidence of landlord Hell they create for tenants. read more

By far, this is the worst management company I have ever been with. Beware that they have changed their name to Rentals Management and, currently, they are known as Apartments Management. http://www.apartmentsmanagementgroup.com/ Issues with them include: Entering apartment without notice, janitor/on-site person Julia smoking in back stairwell of non-smoking building, phone threats to cut our locks on our bikes which were locked in courtyard (no written rule against it), exterminator showing up without notice, repeatedly calling company and Julia for broken door knobs (I was locked in the bathroom for an hour until my roommate came home), mice, electric issues, with no response for weeks. She had also promised someone would come (so I would make arrangements with work) and NO ONE WOULD SHOW. I just found out that our 2BR with dining room at 813 W. Waveland is going for $1575 and we paid $1185 30 days ago. They might turn it into a 3BR by eliminating the dining room. No renovations to justify the price hike. THE LAUNDRY ROOM IS DISGUSTING. It smells of sewage (I actually called 311 three times). It isn't a finished basement - just a cement floor with six terrible washer/dryers at $1.75 per load and a WOMAN WAS SEXUALLY ASSAULTED in the back part of the apartment building by the laundry area. ALL apartments have the same front door key - super unsafe and weird. Please do not live here.. even if it is cheaper, it will cost you so much more in the end. Terrible, terrible building management. read more

I lived in the Kedzie building for about 15 months. The onsight engineer, Vasif was great, but the building itself was pretty meh. There was an ongoing roach problem, particularly on the ground floor, that never seemed to be addressed. Packages were constantly stolen and building security was minimal. The door code was never changed in the 15 months I live there despite the assurance from Beal that it was changed at least once a year. There were no cameras which made the security concerns and package theft even more of a problem. Despite a rehab, the insulation is typical of an old building. It got really cold in the winter to the point that my windows would ice over on the inside. To Beal's credit, they were very easy to work with when I needed to extend my lease month to month. read more

I used to hate Beal, but in the last 2 years I've been in this property (2102 W Ainslie Street), they have made significant changes to the property engineers and managers to make it better. My new property engineer Ben has done an amazing job of answering my calls and texts and fixing issues in my apartment with one visit, and always with a smile on his face. It's nice that it feels like living in an apartment managed by a property management company but with staff who make it feel like renting from a single landlord. Just a lot of kindness and genuine interactions all around. Especially Ben - always feel safe trusting him to come in and make fixes, especially since he's been so sweet with my dog. Really love that I feel like I can trust the Beal Properties staff now. I think it's only gonna get better. read more

I've lived in an Apartments Management Group property since basically September 2012 and have had nothing but great experiences. My boyfriend originally sublet the last month of the prior tenant's lease. I moved in in January 2013 and was added to the lease. With the subletting and with being added onto the lease, there was no hassle with any of the requests. They were responded to in a timely fashion with no complaints. The building is older so we have had one or two services calls, but each time they have been addressed immediately. The building maintenance tech does a fantastic job and is a great guy. The landscaping was recently upgraded out front and the building is kept clean. And although it's an older building, this was by far the largest one bedroom we found and lots of light and windows. They have a suggestion email box on their website and I recently submitted a request for a bike rack at the property thinking there would be little response. My suggestion was acknowledged within a week and within 2 more the bike rack was installed. Bottom line, I would recommend this company. I've had a great experience so far. read more

Very unprofessional! I inquired about a property and almost got an immediate response from Christy! She seemed great at first. After being completely honest with her about my credit, income and what I was looking for she convinced me to apply for an apartment with a guarantor. Lucky me I was still denied after paying $150 in application fees with a guarantor who has a 700+ credit score and makes more than 6X the monthly rent. I reached out after the application was denied and I am now being ignored. I even reached out to the Director(s) to tell them my experience and no one will even return my email. Very bad for business and not the way you treat people. I stated from the beginning i did not want to spend another $150 in fees just to be denied. Christy said she would help me get this apartment and then ignored my calls and e-mails. Good luck to anyone that has to deal with this company. I can only imagine how the manage their properties and tenants if this is how they treat applicants! read more

The building is not kept up as far as the physical structure (faucets, doors, outlets, etc.). The laundry room smells like mildew and floods constantly. All of the washers run with extremely hot water no matter what setting and laundry is $4 load. The police have had to be called several times on the neighbors across the hall for ridiculously loud domestic disputes at all hours. The elevator is constantly broken, often has swastikas scrawled inside. ALL packages get stolen. There is a note everyday from a sad tenant asking to please return their package. The windows in the bathroom are permanently dirty and there's water damage everywhere in the apartment. People wander in and have even gone to sleep in the lobby because the door is broken periodically. Yes it is inexpensive for the area, but at $860 for a very small studio it shouldn't be this bad. read more

Beal Properties - A testament to the package stealing issue that management could care less about. - Property Management Near Me - Chicago, Illinois

When we initially started renting, we were very happy with Beal's services because we had a very reliable building engineer named Tony who made move in and regular maintenance painless. After a few months, we got a new building engineer...then another...and another and everyone they have hired since Tony has been awful. We no longer feel comfortable allowing maintenance in our unit as they often leave problems worse than they found them, do not reply to maintenance requests for months, and fail to fix the simplest issues. Both interior and exterior components of the building are falling apart and no one makes any attempt to make repairs. read more

I had hesitations signing a lease with this company because of the Yelp reviews but did it anyway because the apartment I found with them was in the perfect location on Oakdale in Lakeview. As the year went on, I kept waiting for something bad to happen so I could say "There it is! That's why people don't like this company!" but that day never came. Fast forward two years later and I'm about to resign my lease for a third year. When it comes to the building manager Amir, I've never even heard of a more reliable guy. If you ever need him, he is just one text away from fixing your problem, usually the same day! However, the building is in great shape and in the two years I've lived there, I've only really had to reach out to him a couple times for things that I'm sure every building deals with at one time or another. The water pressure slowed way down after the super cold spell this winter and Amir was on it in no time! One of the dryers in the basement broke and Amir had it fixed in just a couple days. I've lived in buildings where one or more dryers were broken the entire time I lived there. The company also has affordable rent which is becoming more and more rare these days, especially in Lakeview. The only down side is the noisy neighbors that occasionally throw ridiculous parties until 5am but I guess that's to be expected in this neighborhood and it has nothing to do with the management company. Also, keep in mind that most people don't think to write positive Yelp reviews about management companies when they are content with their apartments. Most people only think to write Yelp reviews about management companies when they have something to complain about. These guys are great and if you decide against them because of a few angry reviews on here, you're really missing out on a good situation. read more

Beal Properties should be named "We don't care about you Properties". Beal bought our building 2 months ago. We renegotiated our lease 2 weeks before the building was sold. We had no idea it was being sold. They said that they had no signed lease from us so they are now trying to raise our rent by $150 per month and raise the security deposit. They quickly installed INSUFFICIENT, electric, ugly, baseboard heating which we have to pay for instead of the cozy radiator heat that used to be included in our rent. And the radiators are still here. There is ugly conduit running around the space and they installed a baseboard heater in the bathroom but it's not wired! They have stated that they will replace the windows in our unit. Fine, but the windows here are beautiful historic curved glass windows. And they said the new windows would be installed 4 weeks ago and they're still not here. They won't talk on the phone about anything, everything must be in writing. The responses are poorly written and illogical but quick when they want more money. So here I sit, it's 13 degrees outside and about 55 inside. The heaters are on high and have been since they we installed. They are completely inadequate and I'm paying for this. read more

Really I am surprised to see all these reviews. I loved the place I lived in, it was cheap and close to school (I went to DePaul). I don't know who actually likes their landlord, but they did come over when my sink was leaking and fixed it in 2 days. Beal is good if you are looking for a cheap apartment in Chicago and I don't understand why these people rent from them for 4 years and then give them a negative review? I only lived there one year, but you can move after your lease is up, now that I just graduated I upgraded to a nicer building in Lincoln Park. They answered the phone when I called, the building was decently maintained- it wasn't the taj mahal but it was great for entertaining college friends for pre-gaming so close to campus and never had any problems with any of the other tenants. read more

445 W. Wellington Ave Terrible Management, Poorly Kept Units, but Great Building Engineers- DO NOT LIVE HERE I rented from June 2018 through April 2019. Below are my complaints about the unit since my time there: 1. After move-in, my bathroom started to smell really off even after excessive cleaning. Maintenance attempted to fix it a few times to no avail. It was unbearable in there for the duration of my rental period. 2. My initial parking spot in the garage was so small that I could barely avoid hitting other cars or the mass of concrete that stuck out of the spot itself. Building Engineers refused to switch my spot until I emailed Beal Properties and threatened to sue in the event that my car was damaged by the space. 3. In the winter, the AC units in the windows let in an immense amount of cold air. Especially when the temps reached the negatives I was constantly freezing. Even when wrapping my own insulation around the windows it was not enough. Toughed it out until winter ended. 4. Constantly throughout my time there, I received emails about unexpectedly turning the water off for "emergency pump repairs". Very little notice given ahead of time so I could shower, wash dishes, etc. 5. Management raised the price of my unit by $75 each month if I were to re-rent, with little explanation and an unwillingness to decrease this by much. So I am moving out and into a building run by a much more competent management company. 6. I received emails with 2 different move out dates (4/30 and 5/31) which had conflicting information. This carried over to their online payment portal. Currently speaking with them again to fix it after bringing up these issues several weeks ago. Overall, units are overpriced for what they are worth, property management company staff is poor, and not worth the hassle. read more

As a former tenet for almost two years, I can only say the best things about Beal Properties. Whenever I need anything at 2203 W. Eastwood Ave it was done quickly and efficiently. They worked with my when I had to move back to the west coast unexpectedly due to job relocation and make everything smooth as possible. The only feedback that I would have is that it took awhile for them to get a stable building manager but I recommend to everyone that you want to be in a building that is manager by Yonatan! His buildings are kept clean and he is very committed to his role to maintain the building. It truly has been a great experience and I hope you are just as satisfied as I was with you new home. Thanks again, Beal Properties and Yonatan! read more

Do not rent through this organization. I lived at 725 St Johns in Highland Park and have woken up on more than 3 occasions without running water. I was never notified. The first 2 times were for "an emergency" but the 3rd time was because the building engineer "accidentally shut it off without realizing it". How? The property manager (Jessica) makes excuses for Zimy's (the building engineer) laziness. Zimy fixes things just enough for it to seem like they're truly fixed, but they never are. A total scam of a company. They don't care about their tenants whatsoever and exercise no respect for the rights of their tenants. Would give this company 0 stars if I could. read more

Beal is DISGUSTING. I have mice in my apartment right now - saw them yesterday. When I moved in, my apartment was filthy. I scrubbed and scrubbed myself even though they told me that it would be cleaned upon my move-in. Various things have been broken in my apartment - since I moved in. My bathroom heat does not work. My interior door has a hole in it. The building manager is always unavailable and is a complete meth head. If there are so many people out there without jobs in this terrible economy, I would think that Beal could hire some decent employees who would do a great job managing their buildings. I plan on screwing up the apartment before I leave (even more) since I didn't pay a security deposit. read more

This place is the worst! Been living in my apt for 8 years and already renewed for a 9th year next year. Got a notice today saying they decided to renovate the building and instead I have to be out in 30 days. No notice, no apology, just get the F out. Avoid this company!!!! read more

Just signed a lease over at 711 W. Belmont and though the entire process from Spaces Realty to signing the lease was very easy and everyone was very accommodating. Just the way it should be with impeccable customer support. Only reason it didn't get a 5 star rating was because we went there a second time to take some measurements on the apartment and that time the elevator didn't work and it reeked from the carpet in the hallways. I do hope that is a one time thing, in which case the 4 stars will be adjusted to 5. If not it'll be lowered. I know more after August 1st. Soooo... kinda had to adjust the rating somewhat. Having had maintenance requests idle for over 3 months and and and average indoor temperature of 64 in November. read more

I feel I really need to post this review about Beal Properties and my building engineers Yasmin and his wife Magda. Just last week I texted Yasmin and asked if he could take a look at some paint that was peeling on the wall beneath my window and he texted back and said he would and asked if he had permission to enter my unit. I said no problem. He came by to take a look at the paint and said he could paint it no problem but noticed that my windows were really old and asked me if I would like to get new ones. I of course said yes and he asked if I could just take some pictures when I got home from work and text them to him and he would present them to the managers for approval. I got home about 4:30 in the afternoon after work. Took the pictures and sent them to him and by 6:30 it was approved so not am I only getting the wall painted but brand new windows and even one in the bathroom. All of this in a 24 hour period. I was just informed that the bid from the window company was accepted and the new windows are on their way. This is really going the extra mile. I would like to also say that Yasmin and his wife despite taking care of another building always make sure that our property is neat and clean. On Sundays even I hear them out in the hallways vacuuming. The management company itself has invested in upgrading this building. New carpet in the hallways. Remodeled the hallways and foyer. They have even managed to fix an elevator that was badly in need of fixing well before they even bought the property. Whenever I have had a question about anything the office people have always been courteous and responsive. read more

Big Edit!!!: This is a review for Beal Properties in Chicago. I don't know what's going on with Las Vegas. Check it! I subleted a Beal apt a couple years ago at Halstead and Diversey and it was a hilarious experience. I moved into my friend's apartment which was pretty filthy to begin with and my own tenancy didn't help matters much, so I don't know whether to blame the ant infestation on the building's rotted out woodwork or my own unsanitary lifestyle, but they came in great number and nothing I did (including cleaning the place down) helped at all. The hallways in the building were dark and gloomy with an electric socket hanging out of the wall for the entire eight months I lived there. The back stairs, technically the fire escape, were home to the gas-powered washer and dryer which is so illegal it's enough to choke a building inspector. The funniest thing that happened to me regarding the building was one night while I was sitting on the couch, burning one and watching cartoons, the plaster from the ceiling literally fell on my head! I'm a pretty laid back guy, so I just cleaned up the fallen plaster and didn't call the office or anything so I can't speak for the maintenance response, but judging by the rest of the building and the rest of the reviews on here, I'm guessing it would be either exceedingly slow or nonexistent. All in all, Beal is a joke. A hilarious parody of a management company. If you are interested in living in a nice apartment in a well maintained building, rent someplace else. But if you're able to find comedy in hardship, then Beal's the place for you! read more

My apartment building was purchased by Apartments Management Group and as soon as they took over everything started changing. Our rent switched to online payment, carpeting throughout the buildings was changed along with the tiles, laundry machines were fixed, heating was changed, all within the first month of having taken over. Can't emphasize how happy I am with this new management company that actually responds to phone calls and emails unlike many others. read more

Ok let me try to write a review about this place without cursing.. This has been THEE worst place I have ever rented from. Let's begin from day one. The only thing I asked was for the window to be fixed that was cracked and had jagged glass edges, along with the walls to be painted because someones child must of put handprints in paint on the walls, and it to be cleaned (like most places, they are supposed to clean before you move in) well it took them a month to clean and paint, still the window not fixed. After them coming in 8 different times to measure for the window EIGHT months into my lease (today actually) with THREE months left they findally fixed the window. The other day my pilot in my stove went out so the maintenance man came to fix it in clothes he had stolen from my boyfriend! So we decided to call management and let them know that he had stolen thing from us and we weren't rude at all, the b**** in the office hangs up on us! We try to call back and no answer, so we left a nice little message :). Next problem, I've had nasty cockroaches since I moved in! I kill about 5 a day and have tried contacting management numerous times and they have failed to do ANYTHING. And of course they won't give u the landlords number. Still have cockroaches and keep my apartment EMACULATE. Onto my next problem, there are homeless people living on the stairs, how they get in I have no idea. The maintenance people will leave you a 2 days notice letter outside your door if they are entering and if you're not home well looks like you have to deal with them coming in without your approval, and like I posted before he STEALS from apts so hide your valuables, as well as they always forget to lock my damn door! I'm going to post one more problem (there are many I haven't listed) the doors for the front sometimes will lock from inside and out and even your key won't work! So basically your locked out until mister maintenance theif decides to let you in OR out, and don't plan on getting a key to the back door. I am so upset with this overpriced small space that they can't even maintain, I would suggest against BEAL properties or belmont tower apartments (they keep changing their names) this place is sketchy, has tons of robberies, and is a place I would not call home. I'm working on posting pictures of the cockroaches and nasty findings in the building. They have MANY law suits and somehow they are not getting shut down. I googled the landlords name and it turns out he's a lawyer. Renters beware!!!! read more
