If only there is an option for zero star... I lived at 1446 W Dearborn and it was my worst leasing experience, I wish that awful experience like this would never happen to anyone. Gold Coast is a good neighborhood, but around this particular building a handful of criminal activities happened during my one-year lease, including someone being held at gun point. All resulting from bad security and building management. The parking lot is expensive and unsafe. It's the only lot that's not well lit or has a camera around the area. My car was BROKEN IN: window shattered, properties lost. Couple of times, some driver(s) hit my car and run; given that there is no video recording or information for license plate, insurance didn't cover my damage. I emailed property management proposing to set up a camera even offered to cover the cost, but all they did is dodging responsibility and avoid doing any extra work to improve the safety. There is a homeless guy living in the parking lot, sometimes even sleeps in the building hallway. The parking lot smells like sewage all the time. The management did nothing and didn't respond to any calls/emails regarding this (or any) matter. There is zero security in the lobby and mailbox area. If you have a package on the way, be prepared that someone would steal it. I lost 6 packages (total value more than 500 dollars). I reported this to the management and ask for surveillance improvement. The request was denied and the manager told me to "be there to sign the package"... Sorry it's my fault that I have a full time job and can't be at home at all time. The building sometimes shut down water completely without any notice in advance. The only elevator works half of the time. I couldn't possible list all the points why Beal Properties is the worst choice you could make. There is a reason why a business has so many 1 star reviews (with or without the "5 star" reviews they put down themselves). I could only speak from my experience that it's such a relief to get out of that building; I feel much safer and happier not living in that place. read more

So, nine days before my lease ends, my bathroom ceiling has caved in. And it still leaks. I came home yesterday after work and the entire ceiling was in the tub, on the floor and in the sink. As for why some people live there for four years.. well, I can't account for other posters but I couldn't afford to move until this year - I was a poor grad student living on $10/hr plus my student loans. I was kind of stuck. read more

DO NOT RENT FROM APARTMENTS MANAGEMENT GROUP!!!!! I REPEAT , DO NOT RENT FROM APARTMENTS MANAGEMENT GROUP!!!! I did not have a choice in renting from this company as they took over my building in the middle of my lease. As soon as they took over the building it started falling apart. They never turned the heat on all last winter. The garbage began piling up in the dumpsters attracting roaches and mice. I have had a roach and mice infestation in my apartment for over 4 months now and they do little to treat the problem yet they WILL NOT break my lease agreement. I have been living in hell because of Apartments Management Group months . Save yourself time, trouble and happiness and do not rent from this company. I promise if you do, you will regret it. read more

I am new to Chicago and I just signed a lease with Beal Properties and they made a huge accommodation to me meeting my needs. They didn't have to accommodate my request but they did. And they did so in a timely and friendly fashion. From day 1, the process has been easy and clear. The instructions I received told me how I needed to sign up for rent payment etc. Signing of the actual lease was done electronically and the lease didn't contain any abnormally adverse language in my view. The communication with Beal throughout my lease signing process has been excellent. Julie, Amanda, and Ashely here in Chicago have all been very friendly and professional. Also, kudos to Orlando Perez at Trudo Realty. He's a great guy, very responsive, and helpful. Orlando helped me find my new location in Chicago. So I say kudos to Beal. I am thankful to them for their gorgeous location, accommodation, and the professionalism received during the lease signing process. read more

On my first day moving in one of Beal's studio apartments(garden), I was very very excited because I just graduated college and had my very own studio, everything was perfect! Beal put in new hardwood floors and the kitchen appliances were also "newer". It was actually a very clean unit, unlike some of these reviews. I felt like Suzy Homemaker. Day two: While making some Folgers and enjoying my new place, out of the corner of my eye ran a HUGE cockroach. In the upcoming months, many many more followed.... It was so discus ting that when I was hammering to put up photos on my wall you could actually hear the cockroaches scurry in the wall! SERIOUSLY. I actually became so paranoid, I thought one crawled in my ear one night. GROSS. In the one year I lived here, they sent the exterminator out about 8 times. Nothing ever helped. I really wish I was lying. Also, the heat broke at one point in December and I called Beal and also 311. It was below zero that night and I literally felt like I wouldn't make it through the night...even with a space heater. It took them 2 more days to fix it while I slept on a couch at my friends. Outside of my entrance door, was the door to the basement/boiler room. The door was completely off the hinges and at night I could hear someone going in here to sleep. Completely NOT SAFE for anyone. Now, I have lived in a building going on two years and love the management, love the maintenance and will never go back to renting with Beal. And sadly...after two years of living in my current apartment, it's still weird to me to have never seen a cockroach! BEWARE! read more

Yikes. My roof has been leaking for 16 days and still no repairs have been scheduled. Beal just says "we understand the issue, we'll keep you posted on updates". Spoke to someone with a very poor attitude and got interrupted 5 different times when on the phone with their office. Water is seeping through the drywall and windows and I can't keep up with the mess. Mold is probably on it's way next. What a poor company. read more

This isn't a review but a question- anyone who lives in the building @ 2900 N Mildred? What are the conditions like there? I'm extremely nervous because I literally just signed a lease- didn't know who the management company was until I signed it- and now that I've researched I am terrified. When I looked at the apartment it seemed to be in good condition.... Please help? read more

I lived in an AMG building for 3 years, it was a great location which is why I stayed so long, but they take forever to fix anything. I had a broken dishwasher for 6 months at one point. I also asked for keys to my backdoor multiple times and never received them. In the summer I'd see a roach either in my unit or in the courtyard every other week and their solution was to exterminate the basement and just sprinkle poison in the 6 units that made complaints.......obviously didn't help the problem. Most of the people who work in the office are nice and pretty helpful when you have an issue outside of getting something fixed though. read more

As everyone would have experienced, moving is very stressful and there are always some inconveniences around. I submitted some work order requests within a couple of weeks since I moved in the current apartment. Gabriella, who is in charge of the property management, always responds in a timely manner even though it is after 5 PM. One of impressive experiences of mine: I had a bad luck of water pipe and I was panicked at the moment, then I asked for their help. It was late at night, like 8 or 9 PM, but she answered my phone and we had a FaceTime. I often hear, in general, some property management companies don't take actions soon after they get work order requests from their residents. Of course, it may take a bit time to fix the issues after we report, but it is very important if we can get back from the management company soon or not. Beal Properties is a reachable management company. I appreciate, especially Gabriella. read more

DO NOT RENT FROM THIS COMPANY. You'd be better off on the streets. One star is far too much for a company like this. If you plan on being in Chicago for cold weather (which is about half of the year), you will not want to rent with Beal Properties. They don't believe in heating their units. You can call 311 and complain, but that hasn't really gotten anywhere. I called about my unit and they said Beal is being taken to Heat Court. (Yes, that's what they call it.) However, the residents have not benefited from the court case and who knows when that will be over. The customer service over at Beal is just awful. Just talking to the receptionist will let you know that the company doesn't care at all about their residents. I've been put on hold and then ignored because they knew what I was calling about (the heat). Why would you lease from a company that doesn't care about its residents? No idea. Unfortunately for me, my building was bought out by Beal so I had no say in the situation. Bottom Line: whatever you do, DO NOT LEASE FROM BEAL! read more

Counting the days until i move out of this hell-hole. 635 w barry SUCKS!! I knew something was up the moment I moved in. There was a strange smell in the air. Seriously. There was. I have a studio (a SMALL studio) and even if I put three or four Fabreeze things in my outlets (which I have) I still smell it!! Not sure what it is....it smelled like paint when I moved in. I tried letting it air out but I couldn't open the window becuase the window was painted shut. After struggling to open it (for days!!), we got it open but the smell keeps coming back. Every day i fight to keep my home bug free but I don't think I can. I'm afraid one day I'll wake up with nasty centipedes crawling on my bed!! Or be covered with flies, or spiders...once I got something I didn't even know what the hell it was!! it wa dead, so that's all I care about. The floors are not even. You can put a ball in the middle of the floor and I swear, it will start rolling away from you! You can also feel it when you walk in the hallway. The tiles on my bathroom floor are popping up. Oh my god, and the front door!! That damn door...you have to punch in the code but IT NEVER OPENS. I think it knows that your hand is red and raw from pulling and trying for five minutes and THEN it opens. Dogs have peed in the hallway and the nasty owners don't clean it up. The elevator is broken and they don't know when they'll fix it. I think it's been down for months. The outside area in the back is disgusting. There are mice back there. And I could swear I saw something laying dead on the ground...I didn't want to get too close in case it was a dead animal but something was laying awfully still...ew. Plus side: the rent is ridiculously cheap and you do get what you paid for, so there you go. Also, the washers/dryers: they are in a nice room in the back. They have always worked for me so I don't have a problem with them. But they are $1.75 each, which I think is expensive. read more

This is not a very good company to rent with. Although most of the apartments are older, they're primarily in very popular and trendy areas with a slightly lower price than others. Unfortunately, the slightly lower price point isn't worth it and you'd be better off paying more for service that's far better than what's offered here. The service is inadequate for several reasons. First, it's next to impossible to reach the management office by phone or email. They don't answer their phone or they'll take forever to get back to you if at all. Second, each building is run by a manager. The managers generally keep the buildings clean but they are just like the management office, they're unresponsive, so if you need a repair done you're going to have to call them numerous times. Usually you'll have to fix the problem yourself which makes me wonder why I pay even close to what I paid when I lived with them. It was very aggravating and I'm generally easy to please. In the end, I was happy to move out once the time came. I was able to find an apartment with a company that provides far superior service and features a more modern and unique array of options. I give Beal 2 stars simply because the building I lived in was kept up for the most part and the apartments weren't horrible, but the service was too far below par for me to recommend them. read more

I lived at 1220 North LaSalle for 7 months. Beautiful, affordable apartment in a great area. The on-site management is great and kept the place nicely clean and painted. If you ever had an issue all you had to do was text the on-site person and you typically got a quick response. Any time I ever called the office on Damen, I was sent to a woman's voicemail who NEVER picked up her phone. Any time I ever dealt with anyone in the office, they lacked in basic customer service. No smile, no please and thank you. read more

I'll start with the fact that the heat in my building wasn't turned on until NOVEMBER 7TH, and by law the heat needs to be on by SEPTEMBER 15TH. Apartments Management Group will blame ComEd for not supplying the necessary electric to the building to power our new baseboard heaters, but it's obvious that whoever managed this project didn't do a good job. Not sure if ComEd wouldn't move forward because of a code violation at the building or what, but these heaters were installed in June/July, and I know ComEd takes a long time, but not that long. Someone did not plan ahead. Seems like AMG depends on their tenants being completely ignorant of the CRTLO, and when they violate it, they don't care. As a property manager myself, I can discern that this company owns a lot of property and it's cheaper for them to recklessly manage and pay out whatever settlements they need to, instead of doing things the legal way. Today they entered my unit with MUCH less than 48 hours notice, and I even posted a sign on my door saying they weren't allowed to enter. This wasn't an "unexpected" repair that effected multiple units, this wasn't an "emergency" (see section 5-12-050 of the CRLTO), so YEAH I need 48 hours notice. I've also lived in a handful of "vintage" properties over the last 7 years and I've never seen as many cockroaches as I do here. Maybe the rent is so low because they pay rent too? Well it's not going to be so low anymore so I'm moving out. Raising my rent $75 AND making me pay for my own heat in one fell swoop? YEAH RIGHT. read more

Updated review as of 3/26/19: The apartment is great, location is great, price is great, yadayadayada, BUT, this complex (612 W. Patterson Ave.) has an EXTREME issue with a mail thief/thieves and Beal absolutely refuses to do anything about it. I've contacted USPS about the stolen packages, but as I'm sure you can imagine, government customer service is about as helpful as a fork with soup. I reached out to Ashley, expressed my concern, told her it 100% has to be happening with other tenants as well (I can't be the only one in a complex of ~100 people to have packages constantly stolen), and she told me that they're not going to do anything about it and that I need to get a PO box or send my 20 pound packages to work and walk in 30 degree weather with them to get them home. I know that it is essentially not their problem, that they're not liable for stolen mail, etc. However, as a property management company, if you want to keep tenants happy, you would think making sure that the damn mail is secure on their property would be somewhat of a concern. I moved in December 1st, 2018, and as of 3/26/19, I have had 5 of my packages stolen, all totaling over $250 worth of stuff. My request? Have a million dollar company spend $200 on their property to set up a camera with a DVR in the mail room and a warning sign for mail thieves (there's currently no surveillance for the mail, and the entire building's packages sit right by the front door of the building). Their response? Take a hike and go get a PO box, we're not doing anything. Here are some of the fun things I find when I come home to this great secure complex: Came home at 8 PM one night and the ENTIRE mail panel was open, and what do you know? My $80 package was gone. Every single tenant's "secure" mail was exposed and people are constantly going in and out of this building with an easy access code to get in, but no, there's no problem here, right Beal? Image link below: https://imgur.com/FwLJQaF I had to get that $80 package replaced, and about a week or two later, I come home and my package is damaged. I open it, and someone had opened it, stole my product, filled it with chocolates, and then put it back. Image link below: https://imgur.com/8jiYjc4 So those two incidences happened late February/early March. Before that, I had 2 packages stolen. I ordered shot glasses the other day. Stolen. So yeah, the stuff I said below is true and the apartment is great. But when you want to have anything delivered to you at this place, just know that there's a greater than 50% chance you'll never see it and that Beal could do something to help the situation but they refuse to. ---------------------------------------------------------------------- **Original review** Just moved into one of Beal Properties buildings in Lakeview. The apartment is fully renovated and the move in process was straight forward and pretty much painless. I love the apartment, location and price so I'm happy. Josh (realtor who showed me the apartment) was great and Tony (building maintenance) has been amazing with fast responses and getting work done. I would've given this review 5 stars however my only complaints were that the website listing advertised my place as having a dishwasher and being 575 square feet (neither of which are true). I understand the disclaimers at the end stating that "pictures may be of a similar unit" but it just seems disingenuous to do that. Also Danielle at the leasing department takes about 45 days (exaggeration obviously) to respond to emails so that can be kind of a pain when I'm trying to work with an ISP to get internet in my place but need approval from Beal first to have them do very minor work in the walls of my apartment. All in all though if I were to start this apartment hunting process over again I wouldn't hesitate to go with Beal Properties again. I think it's very rare to absolutely love a leasing company so much that you would rate them 5 stars. From my experience giving a leasing company 4 stars is saying a lot so kudos to Beal. read more

I have lived at the Belmont location for 6 months now and have been extremely impressed with the building manager, Gabriella. When my toilet was leaking and I also needed the door locked replaced she responded immediately and the maintenance guy was here the next day. He fixed everything within 2 hours. And a few months ago I ran into another resident who had locked himself out of his apartment while doing laundry; I contacted Gabriella for him and someone was here within 20 minutes to let him back in. Another time I let her know that one of the washing machines was flooding the laundry room and when I went back down to get my clothes an hour later the leak was stopped and the floor was completely cleaned up. All in all a very good experience at this building thanks to Gabriella's responsiveness. read more

Heed the warnings; do not rent from AMG (Beal Properties)! I saw the terrible reviews, but I ignored them and regretted it daily. I've lived in plenty of old, vintage buildings, but I've never encountered anything as disgusting and unsafe as these apartments. From speaking with a few neighbors, building-wide problems are: rampant black mold, insect infestations, no smoke detectors or fire extinguishers, black dust coating units due to electric heaters, bursting pipes, and a consistently broken laundry room gate- leaving it accessible to anyone in the alley. Not to mention disastrous repairs, if they were even done at all. Good luck dealing with the office management staff, who are as unhelpful as humanly possible. It is a frequent occurrence for them to send you to voicemail and ignored you. My biggest fiasco with them occurred when my apartment flooded from a broken pipe on a Saturday morning, and no one contacted me at all until Monday, TWO DAYS LATER. You're basically on your own with AMG. Toward the end of my lease while different people were viewing my apartment at all hours (regardless of if I gave them permission to or not) I felt very sorry for any possible future-tenants. There ARE nice, affordable apartments in Lincoln Park, I am living in one now. Do yourself a favor and avoid AMG at all costs! read more

Okay, I'll keep this simple: The leasing office leaves a lot to be desired. And I mean A LOT. They're unresponsive and do very little in the way of problem solving. Stolen packages, dangerous neighbors and a ton of other problems that were just never resolved. BUT, what Beal Properties lacks in their leasing office, the make up for with their building engineers. I have had the pleasure to work closely with three of them, Fatmir (530 W Aldine), Majda (510 W Briar) and Mehdin (540 W Surf). I lived at 530 W Aldine for a year and Fatmir was a dream. Helpful, fast, resourceful and always kind. The gentleman who helped with the maintenance, Javier, was also very helpful. I rarely ever had an issue with that wasn't dealt with immediately. Even with the issue of stolen packages, they helped by putting packages at our doors to prevent theft. They truly went above and beyond and while, ultimately, I was unhappy with the building, I wish I could've stayed solely because of the work of these two men. I recently moved to 510 w Briar and, though my experience has been limited to a few encounters, Majda has been responsive and, until now, very very helpful. After moving in, I made of list of things in the apartment that needed fixing. The building engineer showed up the following day and took care of everything in a quick and timely manner. Though I have not lived in one of Mehdin's properties, I have met with him on multiple occasions. Mehdin is accommodating, responsive and incredibly helpful. He makes himself available whenever possible and is VERY patient. Not to mention, all the units that he has remodeled are absolutely stunning. If I were to move, I would absolutely love to move to a property that is managed by him. read more

Buyer beware. I lived at 511 W Melrose and cannot advise against it enough. Beal pandemic price gouged me as the same unit is now leasing for $200 less per month. The unit showed to me was different than the one they had me signed for and was 3 feet from a brick wall with no way to even see the sky, I asked to move and was rebuffed and told the only way was to break my leaser early. There were no smoke detectors in the unit nor fire extinguishers (reported to the city). Maintenance/building managers just don't show up on weekends either. read more

Building is in a great location near the lake and lots to do on Broadway. Manager is very active and responsive. Laundry in the building. Unit is new, only thing it doesn't have is a microwave and one of the closets is not useful, the clothing bar was setup too close to the front so you cannot use it and shut the door. Beal Properties. Unfortunately they don't get a good rating from me. The week we moved in our kitchen sink, bathroom sink, and bathtub wouldn't drain completely. It was backed up. We obviously knew it wasn't us who made the drains that way since we've only lived there for seven days. We used drain-o, but it hardly worked. We sent in requests to have them come fix it, but was ignored. Then, not long after, our kitchen sink and dishwasher backed up with with gross grey water because they never fixed our drains. The people upstairs kept running their water which backed up OUR sink with more mucky grey water. It flooded our entire kitchen and it went down the walls into the first floor apartment and flooded their hallway. (Which is now probably ALL mold.) We asked for someone to come fix it. It sat for 3 days and flooded again before someone came. Our apartment smelled of old dirty dish water for a month. After that, both of our kitchen and bathroom sinks were dripping underneath because the seals were old and needing replacements. Another request ignored and that sat for 4 days. Also, don't get me started on water pressure or temperature control over the water heater. My showers end up taking longer because the pressure sucks and the water goes hot to cold constantly. We also had mice in our closet over the winter, sent them photo proof and no one ever came to our door to help. Not even a call to talk about an exterminator. "Washer and dryer in building" it's actually across our courtyard and is inconvenient for the people on the other side. Especially in winter. Usually one to two of the machines are out of order or have to pay for the dryer TWICE because it doesn't dry completely. There are only 4 total for an entire building of 24 units. And EACH cost $2 to run. We email constantly and never get responses, but for sure are always remind with an email, "Rent is coming up!" If I could give it zero stars, I absolutely would. Couldn't wait to move out! read more

I lived in the building on Mildred for nearly one year. They called themselves Rentals Management on the lease and are called Mildred Properties on the side of the building, but in reality they are Beal Properties. I would never have signed the lease had I known they were Beal because of the awful reputation they've earned in this city. The apartment I moved into was in relatively good shape - fresh paint, working appliance, etc. I quickly discovered that they had painted over mold and water damage. The cockroach problem also quickly surfaced - probably due to waste mismanagement and a laundry room with a standing water problem. The building manager promised to come spray for roaches several times but never did - so I took care of it myself but would still occasionally find dead ones in my kitchen. They then changed to a new building manager whom I never met or spoke to on the phone, despite my requests for help fixing a window that would not lock (on the first floor!). I was so happy when my lease ended and I will warn my friends against moving into anything owned by this company. read more

***DO NOT RENT FROM THESE DEMON PEOLE*** I would not have given them this 1 pathetic star if it wasn't mandatory. These people are inconsiderate a-holes. Don't expect to be treated like a human or with compassion or respect even when the circumstances are not at all your fault. You're not a person to them, you are a number and a dollar sign or whatever they use as currency in hell. Also, when you call these condescending demons don't expect customer service. You'll only be disappointed. You'll just be treated like everything you are experiencing is your fault. So i was supposed to move into my apartment on March 1st. Sensing there was some sort of shadiness happening, I repeatedly called to try to see when I could move in and if the tenant was going to be out on the weekend; or if I had to move mid week and take off work. Being a responsible grown-up, I was planning on hiring movers which I needed to schedule as well. (I'm a planner; what can i say?) Anyway, after calling and calling they told me they couldn't get in touch with the woman living in my studio. (How can you not get in touch with a tenant? You know where they sleep.) So I called again... and again... and again. When I talked to the "lovely" (yeah, right) Andrea, I asked her if they knew when the woman was going to be out to which she snapped "WE CAN'T JUST MAKE HER MOVE OUT EARLY." Obviously she failed basic comprehension in grade school because that's not what I asked. Fast forward to 2 days before my move: I receive a call from Andrea at 4PM saying that the woman wasn't going to move and she was putting them in a tricky situation so unfortunately I couldn't move into my apartment. Tricky situation? What the hell does that mean? She wanted me to view a 1-bedroom apartment 1 day before my move to see if that was acceptable... but they didn't know if they could come down from the $950 that it cost. (p.s, it wasn't worth $950). I ask her to talk to her super to see if that could be arranged. At 5PM I called to say I would stay in the 1-bed since i had no other choice and could afford $750. She hadn't talked to her super. I guess she didn't care whether I had a place to live or not. We came to an arrangement that I would stay in the 1-bed until the tenant vacated "but we don't know when that will be." Great communicators, these demons are. So I stay there for 6 weeks and finally get the notice that the woman has left. I try to appeal to their human sides and ask if they would just let me stay there at the reduced rent since I had been there for 6 weeks and it was their mistake anyway. But since they are demons, it was no use. Demon Queen, Barb (the supervisor) refused to help me in any way because if you read your lease there is a "screw you" clause. Don't let these people dick you over. Learn from all of our mistakes and steer clear of this rental company and their aliases. Better Business Bureau, here I come! read more

This review is about Beals properties and about 445 W Barry that they currently manage. We had a different management company before, everything was great, until we got notified that from now one Beals will be taking over the building. I rented from Beals before and i hated it, so it was not a good news for me. First they ruined the building completely. They took away our free heat, they turned the pool into a bike room (because they are so cheap of course they don't want to maintain it), they got rid of our trash shoot. Mail is constantly being stolen from the building (i see that other tenants posted photos, thank you). I had a couple of my packages stolen, i called Beals and asked for cameras to be installed, of course i was told no. I saw open packages many times. One time i found my own package open on the stairs along with a few others, that time nothing was stolen from mine, but other boxes were empty. So, warning #1: if you move in here your mail will get stolen and Beals refuse to install cameras, because, well, they are cheap. (we have a "mail room" now, but it doesn't help.) Now to the main problem. As i mentioned they got rid of our free heat and installed heat units in our apartments, so now the only heat in the building is coming from our units. Before that other areas of the building had heat, which is why we never had frozen pipes even though there were some very cold winters. Two years with Beals - our apartment floods every year! First year i didn't think its their fault, things happen. Second year (this year), at first i also didn't think its their fault, they cannot control the weather, right? But actually it is their fault - it all happens because they are cheap and don't want to pay for the heat!!! Warning #2: if you move in here your apartment will flood every year because pipes will get frozen. Heat from our units is not enough for this building, Beals! Your sink will be full with dirty black water ( photo: https://s3-media1.fl.yelpcdn.com/bphoto/qnEufrVVfRs_yvuz3xQ-nQ/o.jpg ) and they won't be doing anything - they will just wait for it to get warmer! I have a written proof of it from Joshua. We had this black water coming from our sink for a few days, apartment has flooded, i emailed them about calling third party services because there are plenty in Chicago who can fix frozen pipes, i got a response from Joshua "I will be reaching out to Brian shortly to see if we have come up with any solutions (using third party services) to the current issues that you are having" - seriously??? all these days you have been doing nothing??? letting us live in this unsanitary conditions??? Honestly i could not believe they haven't called anyone, i still hoped they have, but i was right - they have been sitting on their asses and not caring! Brian (our building janitor) told me many apartments got affected, and Beals does nothing! Also Brian installed heaters, but let's face it: it doesn't help. Beals needs to bring the old heating system back, but they won't because they are so cheap! Currently black water is not coming up anymore (because it got warmer), but sinks still don't drain and the carpet is wet and smells. They are aware of it but they are not sending anyone! They said the technician is scheduled, ok, for what date??? How long we will we be living with no working sinks and wet smelly carpet??? Dear Beals, i need someone to show up right now! It's been a week! Here is why i hated them to begin with: i rented from them before, my stove wasn't working. It took them a month to fix it. They promised that someone will come take care of it multiple times, no one has, until i went to the office and gave them a letter that i won't be paying rent anymore. They sent someone that exact day and fixed my stove. So, am i going to be living with this wet carpet for a month? Should i write you a letter that i won't be paying rent anymore like today to make you actually send someone to fix out sink and carpet? Flooding every year, stolen mail. Do you want to move in here? It was a great building but Beals ruined it. Seriously we need cameras in the hall and we need the heat in our building back!!!! Heaters don't help! read more

NEVER EVER MOVE IN TO THIS COMPANY! my elevator breaks every week and the management doesn't want to put the money in for the new control panel to fix it. i live on the 8th floor with a puppy and its annoying when you have to walk it 5 times a day! you would think they had enough extra money since they charge late fees almost every month on your rent. the bank shows it gets there days earlier, but they like to wait to deposit it! STAY AWAY read more

BEWARE! BEWARE! BEWARE! BEWARE! BEWARE!!!!! Do NOT rent from this management group. I live at the Fremont Apartments and they are refusing to let me out of my lease or do anything when my apartment is covered in black "dust" from the heaters and they are refusing to do anything about it. They are trying to say its from candles when my entire apartment is covered with black and inside the heaters is completely burnt black. It took me over a week just to get someone to come and do anything about it. I have to repeatedly call the property manager and she NEVER returns my call and usually you can hear screaming kids in the background of her calls so she clearly isn't in an office. The water is cloudy and disgusting, and the price is outrageous for the horrible conditions of their building. I've been forced to call the Chicago Health Department since they are not doing anything and I am now SICK from living in this apartment. They have a complete disregard for their tenants and only care about the money. DEFINITELY not worth the money and i would NEVER recommend these apartments or this management company to ANYONE! BEWARE!!! read more

I am not someone who ever writes reviews but if I could give negative stars I would. Beal Properties allowed myself and other tenants to move into the property on 705 W Brompton which is infested with bedbugs. I slept there one night and woke up with bites all over my back. I immediately notified them and they took 3 days to even call an exterminator. It took me making several calls to the exterminator to get them to even push it up a day. When the exterminator came all they did was spray when extensive research shows that the most effective treatment is heat treatment. During this time I had to buy contractor bags and large bins to store all my belongings in and put everything in the middle of the room. It's a pandemic so I could not go stay with family and yet they made no offer to house me or my dog elsewhere during this time, expecting me to stay there and be eaten alive night after night. WORSE, even after I notified them they continued to allow other new tenants to move in and did not notify these new tenants of the ongoing issue, confirming my theory that they were aware of the issue prior to my move in as well. All the new tenants who moved in within a day of me ended up having bedbugs in their units. Prior to this, none of us had bedbugs. There is no way any of us brought them with us. I ended up having to spend thousands of dollars to pay for a hotel, dog boarding, replacing expensive furniture I had to throw out, and buying new clothes while all other clothes were bagged up. The "dryers" in the units are not connected to a vent so they use steam heat to dry your clothes which proves ineffective when trying to get rid of bed bugs which require a high heat dry (120 degrees) for about an hour. I asked Beal Properties to terminate my lease, return my security deposit and fees and to compensate me for all the expenses I incurred as a result of their negligence. They delayed me at every turn chalking up bedbugs to an "inconvenience". They refused to compensate me for my expenses which were around $7500, even though I only asked for $5000. I consulted with an attorney with past experience with this property group about what my options were as a tenant...Right now because the courts are closed there is little you can do. Even if the courts weren't closed, I was informed by my lawyer that companies like this one almost always delay with motion after motion until the plaintiff racks up lawyer fees to the point where suing for damages would be pointless. They are a predatory leasing company. DO NOT LEASE with them. I have read other reviews online about vermin issues in their buildings. Save yourself the financial, physical and emotional pain and suffering. I am in a new apartment now and have disinfected all my stuff and thrown away so many belongings and still can't sleep at night. read more

I live at the 2827 N Burling Building. I've had nothing but issues and they are so slow to fix them. Not to mention, they're trying to raise my rent by $55 dollars and there's been no improvements to the unit and/or building. They're listing other units for $950 (what I pay now) and won't explain why they're still advertising for that price and raising mine. Not to mention, there's cockroaches. read more

never rent from beal properties ever they never address any issues they never fix any problems and they let theft happen daily in the mail rooms read more

Loyal Beal tenant for two years. Always on time rent payment and keep the unit extremely clean. Beal increased rent last year 6%. This year (June 2020), amidst massive unemployment and a pandemic, they had the audacity to raise the rent again. No negotiation. Jack and Bree were not helpful nor considerate of the situation, only saying "the building is seeing increased costs". Way to be a team player Beal. Seems to be you are the only one not making any sacrifices here. Expect your rent to increase a lot every year. read more

I can speak for all of Beal properties, I've heard different things from different friends who have stayed with Beal, but the property I stay at on Addison and Halsted has been pretty great. The building engineer Tony, responds to me quickly and has been very accommodating and helpful since I've moved in. The site is also well maintained. I am enjoying living here so far. read more

Beal properties bought my building last year from Cagan and since it's a disaster. -they increased the rent. - they filled the pool with cement without any notice to tenants - they changed the windows but only for apartments facing the street - the gas was included in the rent with Cagan but now it's electric heating so old tenants have to send them their electricity bills for reimbursement during winter!! - I had to fight all summer with cockroaches in my appart. Nothing durable was done, just some baites added by the building engineer - they increased the price of both washing machines and dryers from $1.25 to $2 - Now they fired the awesome building engineer Conclusion, if you're in lakeview don't get any apartment managed by Beal! read more

This review is for a property manager. Said (sid) who manages the beal properties in Winnetka is a very conscientious gentleman. He takes meticulous attention to every facet of managing the green bay properties. From new tuckpointing making the exterior of the building look new and inviting. Painting every hallway and updating the look of every hallway. Answering calls at all hours of both day and night. Handling every problem that arises. Maintaining the overall look and breathtaking view of the courtyard which makes these properties the most visually appealing in all of Winnetka. Sid has proven himself to be a great asset to both beal and the north shore. No other past property manager had the excellent and meticulous care that he provides day after day read more

Gabriella (manager at 739 W Belmont) is fabulous. Kind, generous. She knows the building so well and is very quick to help in any way she can. read more

Apartments Management Group did a fine job setting me up to sign a re-let for 6 months. This apartment was fair enough to move into and I didn't have any particular problem with the management group. The building engineer/manager, Arsen, repaired my sink and toilet during the duration of the stay. He was a good guy. The management group responded by email quickly and was very friendly. The reason my review is not rated higher is because of the quality of the building. The appliances are quite old and the tile in the bathroom of my unit was almost falling off. I wasn't happy paying $980/mo. Living off Wellington brown line. But nonetheless I signed the re-let and it was a reliable place to stay. It worked for what I needed read more

NEVER RENT FROM BEAL!!!!!! If only I was smart enough to follow my own advice, but unfortunately, I have another full year of Beal coming up. I lived at 536 W Arlington before Beal bought the building and then for two years under Beal. The difference in the condition of the building under Beal and under the old owner is a perfect example of why you shouldn't rent with Beal. Under the old management, we had a on-site janitor who kept the building clean, took out the trash and made sure that general things like locks on security doors worked. Once Beal took over, they took away the garbage cans in the back stairway, just like in the previous reviews, claiming a "health code" violation. Even better is that Beal didn't have the dumpster emptied often enough, causing it to overflow with garbage and the city posted actual code violation notices on the front of the building (must be good for business). Beal also began to allow dogs on the premises, which was not the case before Beal took ownership. I don't have a problem with dogs in general, but that's not fair to the tenants that signed a lease for a building without dogs. The building also has 50+ units and things got gross in a hurry because Beal does not a weight limit or even a limit on the number of dogs a tenant can have. A decent number of people in the building actually have more than one dog. Once dogs came in, the back entrance became unusable because it was full of dog pee. Dogs also frequently pee in the hallways and elevators and don't expect maintenance to be expedient in cleaning it up. Speaking of maintenance - yikes. Every part of the building was noticeably dirtier under Beal and they were even worse with repairs. My bathroom ceiling started leaking under Beal and I literally spent two years going back and forth with them trying to fix it. Now, I am at the end of my lease, the ceiling still leaks and plaster is literally falling down into the bathtub. My favorite part of all of this was the maintenance man blamed my leaking ceiling on the girl above me being so large that water overflowed when she took shower (what???). My kitchen sink has also stopped working and I've been without that for about a week. Apparently, they need to literally rip out my kitchen wall to repair it and I wanted to wait until I moved into my new apartment, which is also managed by Beal.... ....and that brings me to my current situation of moving into my new Beal apartment. Sticking with Beal is the biggest mistake I have ever made because they have even managed to make the moving process as painful as possible. I was originally promised by the maintenance man that I could move in on the weekend before my new lease. Once that weekend came, the maintenance man was extremely dodgy with me and he finally called me at 6 pm on Sunday saying I could move in (I had already left to stay at my dad's by that point). Now, they are making me move during the week, which requires me to take time off of work and hire movers on a days notice! When I told the wonderful and courteous staff at the office about the false promises made by the maintenance man, they just told me he "didn't have the authority to do that." Thanks. Long review, but I have a laundry list from two years of these slum lords and am dreading another year with them. Who knows, maybe I'll sublet and just hope that person doesn't read yelp? Once again: NEVER RENT FROM BEAL!!!!! read more

The worst rental experience of our lives. Do not - repeat, DO NOT - rent from this company. Sure, their prices are a bit lower and they often allow pets. But the wretched treatment of their tenants is not worth it. After three years renting we were getting pretty upset about the condition of our building ( looked old and dirty) for the high rent. however some improvements have been made recently (paint and new carpet) it does look much better. Furthermore since Laura our new building engineer started few weeks ago we did notice major improvement as well. The building is always clean and it does smell good :)! Laura seems to really care about tenants and the building and has been very responsive to all our requests and always with the smile. read more

This company uses bait and switch practices - AVOID! They showed my daughter one apartment and said it was identical to the one she would rent - brand new, gleaming hardwood floors vs. splintered, stained, OLD hardwood | view of quiet tree-lined street vs. view of brick wall | strong flowing hot water vs. hot water trickle + dripping, stained shower, running toilet + clogged drains. No requested repairs were completed. Daughter's doctor recommended she move for health reasons and Apartments Management Group asked for a letter from doctor, saying they will "see what they can do" about helping with the EXORBITANT cost of lease buyout for a DUMP they lied to her about. STILL they did nothing except TAKE OUR MONEY. AVOID THIS COMPANY AT ALL COSTS. read more
