Roach infested since my first month. My vanity fell on me my second day in the apartment. When I asked to have the tiles that fell off fixed they caulked them back on an inch above the rest. It's a health hazard and scary. The walls are painted over a bunch you can't even get a nail in it. I've had mold in my shower since day two and it just keeps returning. I've reached out several times to Alaina and she chooses to ignore concerns. After the 7th time they had an exterminator in my apartment (lived here since February) they didn't even change the traps and said it's probably from the floorboards that have cracks because they don't even fit the other boards. Today they decided to fill in the cracks with glue. Not to mention I asked them not to come on Monday to look at the flooring "(to measure what needs to be done)" but still showed up and opened the door to me sleeping in bed. Quite a surprise in the morning. Only good thing is Marija my building manager who tries her best and is sweet as all can be. read more

I've been renting an apartment with Beal properties for a year and they've been perfect with me. All the members of the team have always been really responsive to my emails, and have provided me with useful answers. My building engineer, Gabriella, always tried her best to accommodate meeting times that were convenient for me. I would definitely rent a place with them again! read more

This is my first time renting with Beal however I have lived in my current studio apartment on Belmont for 2.5+ years. When I first moved into my small space, my rent was $950/mo. Now it has gone up to $1,030/mo which I personally believe to be much to high especially considering there has been some bigger building maintenance issues that weren't properly addressed until recently (i.e. the elevator). I have tried to address this with Dani and was consistently ignored until I became a pest which is not something I like to be. To my further disappointment, I was shot down. I understand that rent is typically raised each month as building improvements are made but there have been no large upgrades to the building that shouldn't have been taken care of already due to malfunctions and there have been no major upgrades to my specific unit. So my hope with this Yelp review is to grab someone else's attention so that we may discuss the lack of proper communication I receive from Beal Properties management and to discuss my rent. I have stayed in this building for so long because the location suits my needs and because I do love my building landlord and maintenance team. So I would like to take a moment to brag about Gabriella, my landlord. I will say, that sometimes I will need to text Gabriella about something a second time as a reminder but she manages multiple buildings and keeps track of many many tenants so to me, this is more than understandable and is a minor complaint (if even). Because when I do text or call Gabriella, she is PROMPT with a response and anything that I have asked for help with, she and her maintenance team have DELIVERED. My unit has had minor issues because it is an old building. It has been simple things like... my door handle falling off or asking for my bathtub to be re-caulked. Nothing major. I have had one issue with my unit that was more major, which was some water damage leaking under my window. But someone came the very next day to patch this up with a temporary fix while waiting for the time and material to give it a more permanent fix. This was promptly improved the following week upon my availability to be home. My favorite part about Gabriella, is that both types of issues, whether major or minor, are handled with the same amount of care. You can tell that with Gabriella, tenant comfort comes first. And I so greatly appreciate this about her and her team. As a bonus, everyone I have interacted with has been incredibly friendly and professional as well. Especially as a woman, I have had some uncomfortable maintenance visits in the passed with previous apartments. But where I live now under Gabriella's care, this is not the case. She and her staff have been friendly, attentive, and they always clean up after themselves. Because of Gabriella, I would like to give my review 5 starts. But because I have had some issues with the leasing company, I am giving my review 4 stars. Thank you GABRIELLA!!!! read more

I've been living in my building on West Barry for many years. Recently, a few repairs needed attention. Brendon, my building engineer, was fantastic. Don't move here!!! **BEDBUGS** (505 Belmont) I know it seems like an inexpensive building in a nice neighborhood, but throwing away most of your belongings and being covered in red bumps, waking up to insects in your bed is not worth it. There are roaches and black mold outbreaks as well. The freight elevator has exposed metal that I've sliced my hand on. And if you need a repair, forget it. The manager responded to an oven fire (caused because they didn't clean it before I moved in) by asking, "got a butter knife and some toilet paper?" read more

I live on 550 West Arlington Pl, a building that is owned by Beal Properties or shall I say, I live on a construction zone. Do yourself a favor and DO NOT RENT FROM Beal Properties. Without any notice they turned this building to a big nightmare. Constant noise, dirty, destroyed everything (see pictures attached) They do whatever they want and do not care about their tenants. When I emailed them to try and speak to the office in order to understand what is going on, the office manager Barbara (aka'Barb') W. started her email with "Barak, My time is very limited. I am out part of next week and the week following that..." , for weeks I am suppose to wait...?! Should a management company treat their tenants who pay so much money this way?! I do want to Thank Tim, the building engineer for being there all the time, and for his AMAZING job for the past few years. Thank you Tim! I also asked to speak to the landlord and Barb tricked me about a supposed meeting the owner, however sent another building manager, who basically was also shocked about what is going on in the building. STAY AWAY FROM DOING BUSINESS WITH Beal Properties! Or you may wake up one morning and your building will look like this. read more

I recently submitted a maintenance request to Mehdin for several repairs in my apartment. I've lived in this complex for over a year, and have yet to receive such high quality of service as that which Mehdin provided for me this past week. Not only did he make time over the Thanksgiving holiday to come in when I was out of town, he was very quick to respond, extremely diligent, and went above and beyond to find/make repairs I didn't even notice. As a tenant, I was truly grateful and feel very well taken care of with Mehdin on call. I know I can trust him in my home. Beal is lucky to have him on their staff -- Thanks again, Mehdin! read more

This review is not about Beal Properties in general it's about 2 of their staff (Building maintenance managers) Majda and her husband Jasmin, those guys went over hill to fix a problem we had in our unit first there was a break in the bathroom floor that was leaking water sometimes they fixed it from upstairs the very next day and then Jasmin fixed the roof in a very professional way and came back after a week to check on it, and then we had a problem with the bathroom switch, again Jasmin came in asap and fixed it not inly that he asked by himself if we had other electrical issues and replaced one of the outlets in the living room! And when I told him that my bathtub is not draining well he didn't complain or say anything he just went and brought a machine and fixed the drain as well, he wouldn't even drink some coffee after all the hard work lol, thank u both Majda and Jasmin Keep up the good work read more

So I don't rent from this place, but we saw a unit that is managed by beal properties. We are expecting a new baby and looking for a nice two bedroom unit. It's fully renovated and looked really nice with reasonable price, so we were excited. We saw the same unit in THREE times in one month since we wanted to look thoroughly. The broken window is STILL not fixed after 3-4 weeks even though the brokers mentioned it to the management several times. We were gonna move in 2/1 if we did sign the lease. It's 1/25 today and the broken window was still there. Also we saw all these reviews and decided to not rent from beal properties. (I also found an article about beal property trying to sue the yelp reviewer...? really?) Yeaaah. read more

I'm writing this review because Vasif, the maintenance man for some of the buildings, is amazing. I've been renting with Beal for almost 3 years and he is always so responsive and helpful. Anytime I've had an issue, he's there to help very quickly. Beal is by far the worst management company in the city. Not only are their buildings in terrible shape, including frequent loss of hot water and slow response time to maintenance issues, but they also have NO respect for their tenants, and worse yet-- little regard for their safety. The locks on the building are frequently broken, and they don't take the safety concerns that come with that seriously at all. Their maintenance staff don't even have access to the units, as is required in the event of an emergency. Giving any money to Beal Properties is gross misuse of your income. I can only imagine it's a matter of time before they are shut down by the city for all their violations. Chicago tenants deserve better than Beal Properties. There is a reason for their terrible reputation. STAY AWAY! read more

This company does not treat its tenants as human beings but instead like return on investment. I moved into an apartment at 2900 N Mildred property a few months ago and they collected non refundable move in fee and 7 weeks later put a note under my door with 0 explanation saying that my lease is terminated in 30 days in the middle of the month of September and that all of my things need to be removed by then. No apology, no offer to help with moving expense, just get out. They put a sneaky clause in our leases saying that either party can terminate lease with 30 days notice because they knew they would be doing renovations soon and just wanted to collect money for a few months. Unbelievable. Also, maintenance in this building was extremely slow - I had cockroaches and several maintenance issues that it took over a month to get addressed and recognized - only after calling and emailing the building manager every day. Definitely do not recommend this property or this company. read more

Although I only moved in last week, so far my experience has been great on Paulina. The building is in pretty good shape for its age and, although the rent is a little higher than I wanted to pay, it is a ton better than most building I looked at. Yanotan, the building maintenance person, has been very helpful despite juggling some issues out of his control during the polar vortex. He is incredibly friendly, took care of my punch list before I moved in and has been quick and responsive, even on the weekend when I realized I had a couple issues. He made my transition smooth..I am looking forward to living here and cannot wait for spring to see the gardens out front. Thanks Yanotan! read more

TRASH! Avoid Beal Properties like the plague. I rented property into Ravenswood off Ashland, it was garbage before I even moved in. I created a list of items ( per their email) that needed to be addressed and emailed the building engineer Julia and the agent. Nothing was addressed 3 weeks later when I moved in. I was patient, kept waiting, sent multiple follow up emails. Nothing was ever done. That is just the miniumim. I had to email the agent to email Julia's boss to get it addressed. The issues continued of stove going out, heat going out, getting to below 54 one night. But the best part was when the plumbing in my bathroom packed up. It kept happening and happening. They did not send plumbers out that night or even the next day. Then determined it was a larger issue and it was going to keep happening. They tried to act as they were offering me a service by moving me into another one of their trash properties, but I said you arent offering me the same services ( A/C) for the same price which is illegal. Once they were caught, they said well we are going to be generous and let you out of your lease. They legally had to as it was ILLEGAL conditions. During the time of my plumbing backing up ( which was not even mine, other bodily fluids) kept coming from the bathroom drain and toilet. They said too bad. They never offered another apartment to move items into nor even a bathroom. I have 52 emails of back and forth and documentation. Finally, the wall broke and human sewage spewed everywhere. They will comment saying we made this right, they did not. Their staff lies, I have documented them not replying to emails and not addressing it. Beal happy to share. Avoid this place. I am likely going to take to court for the physical damage and environmental damage due to my health. 30 days of human feces and trying to move in November in Chicago? Garbage. Please note Julia was a terrible property manager and Alaina was useless as well. It was back and forth of you need to give me my rent back. I am happy to provide photos and emails to anyone is interested. Do not live in Beal and where Julia is the PM. She runs Ashland and Irving Park, but Beal needs to be shut down. read more

Beal properties is a terrible company that is impossible to get in contact with. They started painting our apartment before we even moved out even though we were told no work would be done until our lease is up. We contacted them and got no response after leaving multiple messages. There was a leak in the bathroom the whole year we lived there and no one would come fix it. There was always dog poop in the front courtyard with no one from the company trying to stop it. Overall, it was a terrible experience and we could not wait to finally get out of the apartment, which is why we left a month before our lease was up. Never rent from them. read more

So I moved to 1164 N Dearborn in 2014. After a year, the property was purchased by Beal/Apartment Management Group. 1) The laundry went up to $2 per wash and dry. Not great. 2) I found numerous dead cockroaches in my apt. 3) When Beal bought, they started to let people have dogs and my next door neighbor's dog would not stop barking. I also found dog poop in the hallway when I went to work one morning. That was nice. 4) One day I walked out of my apartment and there was a RANDOM DUDE SLEEPING IN THE HALLWAY. He didn't live in the building. 5) Lots of homeless people begging for money outside of the apt building day and night. 6) The location was good BUT being on Division is VERY loud. I lived right above the Jimmy John's and they blasted music ALL NIGHT LONG and I could hear it. 7) Let's not forget about the 4AM bar close so basically it was people screaming, shouting, being drunk and loud cars driving by at all hours of the night, especially Friday and Saturday nights. 8) No security or package system, so packages would be left right out in the entry way by the mail boxes, and sadly people would steal them. (This is probably why #4 happened). 9) During broad daylight I walked outside to the back and took the trash out and witnessed a drug deal gong on. I will say that the onsite building maintenance guy was responsive and tried to be as helpful as they could. My studio apt was ridiculously small-like 330 sq ft. If you can find somewhere else to live, please do. read more

Do yourself a favor and do not rent with Beal. They don't care about their tenants at all. We moved into a newly renovated unit and while it looked nice - it was immediately obvious that it was not renovated by professionals who cared. On move in day, we had a closet door completely fall off of its hinges on to me while opening it - after over 2 weeks of trying to get someone to come fix it we finally figured out what piece was broken and fixed it ourselves. We were unable to hook up our internet service as the wires were trapped behind the walls during renovation. Comcast had to drill into the wall and try to find the wires which was a major inconvenience. After a few days in the apartment, we realized that our door was never actually locking all the way. The lock on our door did not match up with the hole on the door frame all the way. Someone could easily jimmy the door open if we weren't there. Again, we had to fix it ourselves. It took about 2 weeks to get a key to our mailbox. Packages are also constantly being ripped open and stolen with no care from management to do anything about it. There are spiders and house centipedes ALL OVER the building and in the units. I accidentally locked myself out of my apartment one morning with my dog. I called my building engineer and he was super nice and showed up right away to try and help. However, they didn't have an extra key for my unit! He basically said well sorry nothing I can do for you. I had to call into work and have someone come pick up my dog and I until I could get back in. If a unit in the building is ever being renovated, GOOD LUCK. The workers (who I'm pretty sure aren't even licensed and have been seen drinking while working) have no care about tenants. Our front door is constantly bent because they try to jam things in the frame to keep it open while they move their equipment in. This causes the door to literally bend and not close all the way, meaning anyone could enter the building without a key. It is frequently broken for weeks at a time and obviously no one cares considering the workers and the building engineer are always in and out of the building! The worst of our issues so far is that they also CONSTANTLY turn the water off to the building with absolutely zero warning when they are renovating units. I have complained many times about this and just get told 'it is an emergency there is nothing we can do'. There are no emergencies. My fiancé is a plumber and has gone to look while the water is off. Literally every time except for 1 (and this has happened at least 10 times in the last few months) there was no leak - it was just the workers renovating an apartment and they turned the water off to work on the bathroom or kitchen. I'm not asking for advanced notice on my door every time, but the least they could do is to post a note on the main doors letting the people that live there know that their water is currently off and will be off for a few hours. read more

Scum of the earth, unprofessional, negligent. My sink, toilet, and refrigerator have been broken for over 7 months since I've lived here. Dirty building. Rent is higher than it should be. Unproffessional management. My rental was not cleaned before I moved in, forcing me to clean up after the former tenant. The landlord tried to let herself in my room with no warning. She tried the door, knocked loudly and left after no answer. No prior text or email before the surprise visit. Mail and packages are regularly stolen by someone who likely lives inside the building. Management is aware and chose to do nothing about it. The only decent thing about this place is the location, other than that, it is not remotely worth it. read more

1 star is a VERY GENEROUS rating for Beal Properties. I wish my son would have read the reviews before signing with Beal as his life would have been much easier the last couple of months! To start, a fire was in a parking garage below an apartment building in which my son was renting a unit. 3 cars caught on fire, non of which belonged to my son (thank goodness!) The smoke from the fire filled my son's apartment, making it unlivable. My son was forced to stay with a coworker as the physical apartment and all belongings were covered in soot/smoke. Beal refused to pay to have the physical unit cleaned. Renters insurance took care of my son's belongings but did not cover the cost for cleaning the apartment. Beal did NOTHING to try to remedy the situation, and ignored all calls and visits to discuss a solution. Finally after staying 3 weeks at a coworkers with very little communication and NO support from Beal, he received a phone call stating he would not be able to live there any longer as an inspection would need to be done with no other personal belongings there. As my son refused to pay Beal a dime for another unit, he was forced to relocate in a short period of time, resulting in a unit less than desirable just to have a place to live. A word of caution for all considering Beal properties....DON'T DO IT!! If problems arise, communication with the manager/management team is IMPOSSIBLE! Christina is either a fictitious manager/owner (??) or she has trained her puppets to say she is at a meeting or at lunch ALL the time. Very frustrating, unprofessional, and clearly out to screw anybody they can! read more

Beal Properties purchased our building 625 W. Wrightwood Ave in the middle of our lease and we figured it wouldn't be much different. We were wrong. Below is an on going issue that hasn't been fixed as they try to get us to resign our lease for a $100 increase in rent. For the last TWO weeks we have had a water leak in our hall way causing no hot water to our apartment. We first noticed this issue around 8:30am on 7/11 and tried calling Beal properties. When I finally got a hold of someone in the office around 9, they informed me our property manager was not in the office and gave me an email to reach her instead of a direct number. We informed Mandy, our property manager, of this issue at 9:09 am in an e-mail subject: IMPORTANT - water leak. Mandy did not get back a hold of us until 1:15 that day. She informed us that the building engineer knows where the leak is coming from and on his way to fix it. Well, he didn't. We have had no hot water - 7/11, 7/12, 7/17, 7/19,7/20 and 7/21. Beal's way of fixing the issue on 7/19 was to put a giant trash can to catch the leak, that has now expanded in front of our door. The trash can is now halfway full of water.I have email exchanges from them each day, yet no urgency has been placed to fix the issue. I called the office today and finally got Mandy on the phone after 2 weeks and was told she was doing everything she could do to fix it. However, when I asked for an update every few hours on the issue she stated "I can't possibly do that, I have other things that need to get done." I'm sorry, but when is a major water leak that has been happening for 2 weeks not a major concern? This is growing mold and causing more damage the longer it goes on. She said she wasn't even in the building and hadn't seen the issue. When i asked to be directed to someone higher than her, she said she could direct me to her voicemail. However, it took 2 weeks for me to even get Mandy on the phone and no one called back when voicemails were left. When I asked for a discount in my rent next month due to us not having hot water for 2 weeks, she said she would need the request in writing and it couldn't be guaranteed. The below comments are true, this rental company is a piece of work and does not care about their tenants. I would not recommend renting from them. read more

This review is about Beal Properties and 1347 N Dearborn Street. I moved into this building Aug of last year and everything seemed to go well. Whenever I had a issue it got fixed pretty fast. However once winter came I found myself with huge comed bills but no heat. I reached out to maintenance on Dec 12th to say something was wrong, even called the company saying I had being sleeping with hats and gloves on for the passed couple of days and nothing has been done. 21 Days later it finally got fixed. Because it took them so long to fix I also did not have water for 4 days, bc my pipes froze. As soon as I threatened to call the city they magically fixed everything. I have been fighting with the company now for 3 months and the only thing they did was threaten me on the phone, but when i called them they would not even speak to me. Along with that many packages have been stolen from the building. I left something downstairs for 2 sec and it was gone. I have people banging on my door at all hours of the night. I asked for cameras they just ignored the situation. This is the most unprofessional company ever. DO NOT RENT WITH THEM. read more

I live in one of their buildings on Janssen. When I moved in, it looked like no attempt had been made to make it look nice. Bathroom tile was missing, floors were completely scratched, drains didn't have covers. Granted, I should have specified I wanted some of these things fixed before moving in, but I did not know to do that. The building engineer (who has since been replaced) was rude and made me feel stupid for asking for help. Finally, my building manager, Jack, is completely unresponsive. He can conveniently send multiple emails asking me to renew my lease, but as soon as I have a question or concern, he never responds. Needless to say... I'm moving. read more

If you live in 4851 N Damen expect to have your water shut off a minimum of once a month on short notice for "emergency water repairs." I.e. there are constant water leaks that the company is just patching one at a time instead of investing in long-term fixes. (Great idea to have no running water during a pandemic). If you live on the north side DO NOT expect easy access to the internet!!! The Comcast boxes on the north side of the building are locked on a different landlord's property and I had to buy a more expensive internet package so I can use password protected Xfinity hotspots because the Xfinity maintenance people are not able to access my box when I have trouble!! Beal doesn't tell you about this problem when you move in, but then they tell you it's not their problem because the lease doesn't guarantee ability to access internet. So be prepared to spend a fortune on a Cadillac internet plan to guarantee access. The one good thing I will say is that Ernes, the building engineer is fantastic and very responsive to tenant needs. Plus I have not seen any giant roaches on the ground floor since he started working for the company. read more
