Do not rent from Beal Properties / Apartments Management Group / whatever they change their name to due to legal issues. Even if you find a really good apartment, which I did, if you have ONE issue that needs involvement with the management you will grow gray and wish you never signed a contact with these people. I could write 20 pages of all the ways they are bad but I'll just leave it at this: do not rent from them! read more

Sending in my LAST rent check for Beal today! And I'll tell you it feel SO GOOD! Seriously considered sending them this letter with the check, but decided against it, knowing that they would probably use it against me; "Dear Slumlords of Barry Building, LLC (Beal Properties); I cannot express enough excitement that I will be out of here in 30 days. I'm sure you ***explatives*** are very happy with the tenants you've taken advantage of. Don't worry, any nice, naive person who wants t see my apartment is given a fairly detailed run down of your 'management' style. So you can count on no one smart signing a lease for this apartment, at least while I'm still here. Rats, leaving doors unlocked, and not removing trash is unnacceptable and should be taken care of, given it's your responsibility. But no need to do something, I've already contacted the alderman and department of sanitation, so they'll come to you, if they already haven't" read more

Oh man, I've been waiting SUCH a long time to write this review. If I didn't think these scumbags would try to evict me or change the locks on me before I move out, I would've done this sooner. But I'm moving soon, so I don't care anymore. If I could give negative stars, I certainly would. Where to begin... -First, when I signed the lease, it was with a different management company. They sold the building about a month or so before I was set to move it. Did anyone bother to tell me? Nope! I only found out by calling the old company, and then they referred me to the new place. OK no biggie. Except getting my keys was the biggest hassle in the world. I talked to the maintenance guy (Anthony at the time....we're on our 4th in 2 years) at least 3 times in the week before I moved...including the morning of the move. He asked that I let him know when I was on my way and he'd meet me there. almost an hour after we arrived (movers in tow....sooo tack on an extra hour of move time to my bill) he shows up all nonchalantly and as the audacity to say "sorry, I didnt know anyone was moving in today" there was another guy moving in the same day...and it was the 1st of the month! Of course people will be moving in! -Next, I enter my apartment and dear lord, I should've had a hazmat suit on. Blinds were broken, the place was DISGUSTING. Like the people that lived there before never cleaned, ever...and this Anthony guy didnt even do a walk through. They had left so much crap in there! strike two, and I'm only on my first day. -All of the broken crap (blinds, door knobs, etc) took MONTHS to fix. He'd say he'd come and he'd never show up. I'd call the management and they said they'd talk to him and he'd be right over. Mind you, I couldnt open or fully shut closets because the knobs were broken, or close my blinds because they were broken. It took me threatening to call city on them to get anything done. -Throughout my lease, I've had a multitude of issues that the management just shrugged off. Bug Infestation? YUP, broken back gate leading right to my door? YUP. Vandalized laundry room? TWICE. Any notice from management? NOPE. Security issues that they didn't care to let their tenants know about unless we called. And it took them weeks to get working equipment. All the while they've raised the price from 1.25 a load to $2 a load. No warning, no notification of a price increase. Just a little heads up would be nice before I haul all of my laundry down there. These machines are old, and dont work half the time, but apparently they warrant a ridiculous hike in fees. -I had mold that actually made the tile in my shower fall off. I wanted a simple repair, but the maintenence guy (Kemal this time...who is actually really awesome) said that it was a far worse issue and that they'd have to redo the whole shower and walls. I'd be without use of my bathroom over the course of a weekend. Sweet. No biggie. But when I tried to withhold a small amount of my rent (ummm I had to stay someplace else and make arrangement for my dog and cats-that costs money and it wasn't my choice) they tried to make a big deal about it and tried to make me pay that amount. Luckily I didnt let them bully me and was able to keep that (huge) amount of $150 ($50 per night to withhold rent when I can't use my apartment is more than reasonable). But not without weeks of them arguing with me about it and saying that I requested that they redo my entire bathroom. no no no....that was all managements call. -the BIG kicker for me was when they switched to an electronic payment system. The first month I signed up for it, the took my rent payment out twice. I didnt get a refund on my money for almost 3 weeks! I went back and forth with Lindsay over there, who was nothing but snarky and rude to me. Trying to blame me for the error, when she admitted that they had several people with the same issue. When I asked for them to overnight my money to me (i had bills to pay) she literally laughed and said that they would absolutely not do that. Again, I had to threatened I'd call the city on them for withholding my money to get anything done. In closing. Do not rent from these dirtbags. Aside from Kemal (our current maintenance guy) everyone that works there sucks. They're jerks and don't give a damn about their residents or the conditions of their properties. You have to threatened to get the city involved to get anything done. SO happy to be moving out of there. read more

Beal changed its name a few years ago to escape their reputation instead of improving the way they do business. The buildings are infested with bed bugs but they'll never tell you that. The walls are filled with black mold and there are rats in the laundry rooms. Maintenance physically threatens tenants who make complaints about them to management. Storage lockers are broken into so often many tenants wonder if Beal employees are the ones doing it. read more

We had an issue with our apartment, and not only did they refuse to fix it, but they flat out stopped communicating with us when we continued to press it. Wouldn't talk on the phone (always said they would call back and never did), wouldn't acknowledge receiving letters or faxes (also wouldn't give us a fax number when we said we were a tenant, had to call back and pretend to be signing a lease.) Also, our apartment building had so many building code violations- doors falling off hinges, roaches everywhere, just to name two. Don't rent here. read more

Moved in last June. Rent was decent, maybe a little high for a one bedroom with office Apt in East Lakeview. but hey, I needed something right away. First night (weekday) very very very loud because of clubs and restaurants in area, ok I can deal with that. Problems with electricity popping off continuously when more than two appliances on in either bathroom or bedroom, I could deal with that. Then, winter rolls around.... the heating unit is in the living room closet, I turned it on and OMG , IT IS RIDICULOUSLY OVER THE TOP LOUD WHEN ON. Can't hear tv, can't have friends over because we can't hear each other talking over the heating unit...same unit for all of the other apts. My girlfriend and I have to stop talking then start talking when it goes off for a couple minutes. Either freeze or not do anything that requires listening in the living-room the entire winter. I am not kidding, i had some close friends over and they could not believe how loud the thing is, my friends are loud testosterone driven guys so loud noise usually no a...and everyone else in the other units has the same complaint. I pay my rent on time every month, very good tenant, never complain...even though a lot of the things in the apartment require obvious repair. April comes in and I get a rent renewal lease from the management with a HUGE increase of $95 on my rent????!!!! The excuse, the need for rental apartments are up. With all of the obvious issues and the fact that I am a GREAT tenant, you would think that they would just raise the rent on the available apts and new rentals. I would never run the risk of losing a good tenant, especially when the apts are NOT worth the rent hike. I would move but, i can't go through another u-haul packing bs again for awhile. read more

I've only been in my studio for a few months and ran into a couple of minor issues but my building engineer Gabriella is great! She responds quickly and sends someone out the next day if possible. I got locked out one day and she had sent someone to me in 20 minutes! Definitely the best/quickest response I've ever had living in an apartment. The building is also quiet and location perfect. read more

we had the bad luck to be renting in a Cagan Building when Beal took it over. All winter long, no heat. We complained to the city; they would turn it up and then send the maintenance man to turn it back down once the inspectors were gone. This went on for months. They have begun changing their signs (so beware). They no longer say Beal Properties, they have given their buildings different names with an LLC after them. Try to hide Beal, but we will let everyone know who you are. read more

We just re-signed our lease with AMG for our place on Greenbay in Winnetka. There are few major factors: firstly, of course, an incredible location. The apt is completely rehabbed, new hardwood floors, new kitchen, new bathroom. Secondly: they are dogs friendly, so my furry child is welcomed. The building is very well up-kept. No litter, no dust, no insects, no smudges on the glass doors, little nice touches in a format of a small bin for unwanted magazines and junk mail by the mailbox, abundance of recycling bins. When we moved in we had a *building engineer* , who wasn't always easy to get hold of. Now we have a new one, *Alicia* , and she is wonderful. She keeps us notified about any building maintenance in advance, she always picks up the phone if we have questions, but the biggest thing was, that our new fridge went out and she managed to get it changed under warranty within just a couple of days. I am extremely impressed and thankful. I can tell, that we're very fortunate to live in a clean, wonderful, well taken care of place. read more

I had an issue signing my lease online because they had the wrong email on file. After not seeing the lease instructions, I finally got a hold of someone and was told that they will send it to a new email address. I received the instructions but could not log in to my account. I was unaware that I had new login information. I called them and they said not to worry about signing by 5, as long as I was "doing due diligence," they would accommodate and they understand. At 4:30 I received an email telling me to sign by 5. I did not see this in time and signed at 5:12. I am supposed to move in tomorrow and have heard NOTHING from anyone. My leasing agent has not either. I called the property manager at the building, and he said he heard nothing about me moving in tomorrow, a day early. I was explicitly told that I could move in a day early because I have to be out of my place by noon tomorrow. They said, "Ignore what the lease says about starting on the 1st, I'll make a note about you coming a day early." I have hired movers, a dog sitter, and told my property I would be out at noon. I now have nowhere to go tomorrow and will be charged over $300 to stay an extra day. I understand your office is closed on the weekend, but this is ridiculous. If possible, I will get out of this lease and find another place. read more

The absolute worst. You're awoken every single day at 6 AM or earlier due to their construction/ renovation. It shakes the whole freaking building. And if that doesn't wake you, they set off fire alarms accidentally all the time so that sure will! And one time I turned on my sink and the water was BROWN! And I asked the building engineer about it and he said that it's normal debri in the water.... What does that even mean?? And they failed to mention to us that they don't have in house air conditioning so we had to end up buying our own and installing it ourselves. The list goes on and on. All in all, this place has done an incredible job of making a home not feel like home. read more

I lived in an apartment on 445 W. Barry, Chicago and was glad to move out after just one year. The building inside is dated and poorly kept up. It gets ice cold in the hall ways in the winter and brutally hot in the summer. Even though my apartment was updated it was done in a cheap way. I found the living condition very bad for the high price you have to pay. Management seems to not not care about its tenants, is very slow and unprofessional in resolving issues. I discovered mold in my apartment but nothing was done about it. I would definitely not recommend renting at this address. read more

I lived in the same rented apartment for a very long time, and last May I moved into a renovated apartment in a large building. In October management of the building was taken over by Apartments Management Group and so far it's been a good experience. The building manager and the people in the office have been very nice and responsive when I needed them. They even give us labels to put on our rent payments. They are maintaining the building pretty well. The company seems to be nicer than the old one. The old company was trying to force out people in unrenovated apartments and people with dogs. I have not heard of anything like that with this company. They're also nicer about the way they do the renovations. The old company had its renovators working 7am - 8pm 6 days a week. As you can imagine, this wasn't fun for the tenants! It was also hard on the workers. Apts. does renovations during normal business hours. I've found both Brittany and Chelsea in the office to be cordial and responsive. Some people are disappointed if the people they interact with are not cheerleaders with bubbly, pushy friendliness. Brittany isn't like this. She's reserved, and there's nothing wrong with that. In many ways it's nicer to do business with someone who is reserved and businesslike than with a cheerleader. She has always been responsive and was sympathetic when I got anxious over a minor matter. My building also has problems with mail and packages being stolen or not arriving, but this has been going on since before Apts. took over. I think the post office could do better with this. The packages are probably being taken by a tenant or someone connected to a tenant who has a key. Or maybe they never actually arrive at the building. After living so long in the same place with landlords I knew well, I was anxious about how my new place would work out. I wondered if next year's rent would be exorbitant. Yesterday I learned the increase will be reasonable. This is a good sign because it means the owner/manager is not trying to gouge the tenants. I'm very glad, because I really hate moving! read more

I assumed that the complex would at least call RCN to pick the equipment up. the equipment mysteriously dissapread and the cable company charged me $700 for it..... the manager of the building WONT call me back neither will the manager at Beal properties...... seems pretty shady.... well so much for my $700! read more

Looks like only angry people write reviews.. I lived in the 1220 N. LaSalle building for 3 years and I was very happy there! The wonderful welcome and friendly service made this apartment feel like a real home. The building is walking distance from everything. Recently moved to (and then away from) Chicago from across the country, and the people at Beal were fantastic. They helped me work through the application process, were patient with my lack of preparedness, and accommodating when I finally moved in. The building manager somehow kept the common areas clean even with a bunch of tenants who apparently never lived on their own before or took out their own garbage, and was helpful when I needed direct assistance. I had to leave Chicago shortly after moving there, and to me the real test of customer service is how a company treats you when you are leaving. I am happy to say that Beal was understanding and courteous throughout the process. When I finally make it back to Chicago I will definitely call them again. Very poorly run. They put up a good front but they truly don't care about anything but keeping their buildings filled and doing the bare minimum. Grossly over priced, poorly maintained apartments. I have lived at 425 W. Roscoe for about a year and am really happy here! Like any building there are pros and cons. Pros: the neighborhood is amazing -- walking distance to several grocery stores, tons of restaurants, bus stops and the Red Line; the size and price are really a pretty good deal in this area; the building managers, Majda and Jasmin, live in the building and are very quick to respond and act to any maintenance issue (huge pro!); the light in the building if you get a south facing unit is amazing! Cons: the building is quite old, so it has some 'character' but everything is well maintained including the elevator which didn't work for awhile but it now up and running with no problems; heat is electric which can be kind of expensive in colder months. All in all if you're okay with the quirks of an older building, this is a great place. read more

TL; DR--Do not rent from this company. They are garbage and can and WILL fuck you over, should you sign over your rights to them. I've put off writing this review for months, waiting for my life to stabilize a bit. Dealing with a difficult housing situation can be traumatic and very DE-stabilizing. This is especially true after moving cross-country, especially true after Donald Trump has been elected, especially true after losing one's mother very suddenly, tragically, and unexpectedly. I'm a therapist, and I had put a lot of work into responsibly terminating my caseload in a Northeastern state with the intention of moving back to my favorite city following the loss of my mom and dissolution of a strained long-term partnership. During the Veteran's Day weekend I had scoped out a couple of apartments and, falling in love with a cool vintage unit at a reasonable price, decided to sign a lease with Beal Properties. Given the circumstances, I did NOT do my research. I was all too eager. After years of waiting to be back, the date was set for me to move to Chicago. A few days before Christmas and before my scheduled move date, I received a call from Dani of Beal Properties notifying me that a pipe had burst and the unit had flooded, rendering the apartment "inhabitable [sic]." They were able to put me up in a temporary studio for the week while repairs were being made. I was disappointed, but not yet crushed. The very next day, I received a call from Dani again, letting me know that a total of seventeen pipes had burst and that the damage was dramatic. I was encouraged to break lease, at one point told that was my only option unless I wanted to sign a lease for a different apartment (one I had not yet seen). The terms of Chicago tenant law declare responsibility for major repairs and accomodations falling on the landlord, and unfortunately things increasingly seemed as though I needed to enlist legal advocacy. After a lot of back and forth, they did indicate they would be able to put me up in a studio for a month while repairs were being made, though they "didn't know how long they would take." Maybe they were covering their bases, but based on all communication, I was given no reason to believe the apartment would be available in less than two weeks into the new year, which turned out to be the case. The whole situation felt very strategic, profit-oriented, and manipulative. They had also given me no reason to believe that the reason the pipes had burst was because they were not heating the unit while it was unoccupied during the coldest part of winter. I've learned since this episode that Beal has a strong reputation not just for general property negligence, but for methodically stripping out more efficient heating sources from their vintage properties and replacing them with less-efficient alternatives. In any case, the heat was not on. Dani of Beal Properties also gave me the wrong address for the unit I would be moving into, so I could not schedule the heat to be turned on prior to moving in because the address was not registered with the energy companies, then once that was corrected, I was unable to contact anyone to get heat and electric until after Christmas. It was literally the worst time of year for any of these problems to be surfacing, and I was a nervous wreck. Fast forward to a few days into the occupancy of my temporary unit (which I called "The Purgatory Apartment") and my fridge has stopped working. The maintenance worker whose cell I was given came into my apartment to swap it out and WHILE HE WAS IN THE APARTMENT, alone with me, he offers me drug connections. I'm told the tenants of the building like weed and coke--and honestly? no judgment--but offering this inside my personal space when he was there for a repair job was such a major violation. I'm not sure how anyone who works for this company can sleep at night. Even if you're working there to support a family, consider looking into other options before your kids are old enough to learn what kind of an industry culture you're perpetuating. To Dani: choosing to engage in dishonest business practices will likely find a way to seep into your partnerships and friendships, leaking outside the bounds of your work life. While you may be able to justify it to yourself to collect a paycheck, consider that you are complicit in an elaborately shitty scheme of corrupt real estate in the city of Chicago. YOU are PART OF THE PROBLEM. Do not rent from this company. They are garbage and WILL fuck you over. read more

Melrose Building, LLC. Let's get down to brass tacks. First, the "LLC" part of their moniker is spot on, because the building engineers do not do real maintenance. Their apartment leasing staff is a story in and of itself - they will be rude to you and talk over you if you call. If you show up, they will claim that the staff member in charge of your building is out to lunch and won't be back. I noticed their Better Business Bureau rating is an "F". I wish I could give 0 stars. I have lived in many apartments over the last 12 years, and never have I had such an unresponsive, outdated, awful slumlord. I have been calling/e-mailing about a broken dishwasher for 3 months. Any amenity you think you're getting, don't count on it. I can't get my number added to the call box, so Fed Ex is never able to deliver my packages. For the longest time, I had to physically mail checks for rent. Lastly, when it did come time to move, I asked if I could add 2 days to my lease. I was told only if it's not rented on the day my lease is up. I have to say this is the single most awful experience I've ever had. I would have been happier in a campground, and I would have saved a lot of money in the process. Above market rent for abysmal living conditions. read more

If it were possible to give 0 stars, I would have given Apartments Management Group 0. I have never been so disgusted and disrespected by a professional business in my entire life. Unfortunately they have completely monopolized on dog friendly apartments in Lakeview, and I was desperate to find a place to live after living in my parents basement for a few months. I moved in January 1st, and was told upon move-in that several things including a cracked mirror on the bathroom door, and NO doorknobs on another door would be fixed before I moved in. I moved out after 10 months and both of those things STILL had not been taken care of. Last winter (yes, I understand it was a cold cold winter) my pipes froze and my kitchen sink would not even turn on for almost a month. Although I had reported it to the former building manager I was the one left sitting under my sink for several hours one evening with a blow dryer. I was eventually able to unfreeze things myself, no thanks to the building manager. Over the course of my entire 10 months in the building, another tenant repeatedly scattered his dog's fecal matter on the walkway outside the building, and even left a bag of it on my door step on more than one occasion. The police were called several times and each time I was told that this was something my management company should handle. I communicated with them through email and by phone. Their receptionist seriously must have been trained to be a complete bitch on the phone; she even hung up on me once. My neighbor's harassment continued towards me, escalating recently. After several complaints through email and over the telephone I was told they would be serving him with a 10-day notice (PLEASE NOTE THIS WAS NOT ACTUALLY AN EVICTION NOTICE). He proceeded to approach ME in the hallway and tell me, it had not been notarized so it would not hold up in court. They didn't even send him an "official" notice. Not only did they handle the situation with a neighbor so poorly I would never recommend them to a single woman for fear of her safety in their buildings, but the upkeep of the building itself was TERRIBLE. Garbage was left in the hallways for days at a time, someone ripped the doors off the dryers in the building and it took over a month for them to put new ones in; nothing was ever taken care of in a timely fashion. I had higher standards for a studio apartment that was costing me $950 a month. After months of neighbor harassment, I wrote an email stating I wanted my lease terminated. Nothing was done, except to serve my neighbor with an "unofficial" 10 day notice. At the time they told me they also sent the building manager to talk to my abusive neighbor. Upon my move out, the building manager told me he was never able to actually talk to the neighbor. Later I wrote a more formal letter requesting early termination of my lease. Low and behold, they waited until 10/30/14 at 10:30 AM to tell me that they would terminate 2 months early, and they wanted me out by 3 PM on the 31st. Aside from these issues, I was also signed up for their auto pay on the website that processed rent. On TWO occasions, I was double charged for my rent and told that they could not refund me but that I could put it towards the following month. Like many people living in a crappy studio apartment, I cannot afford to pay 2 months rent at a time. Lastly, they switched the online company who handles their rent payments halfway through my lease with them. I had received several emails reminding me to pay my rent which I had never received before so I called them. I spoke to a girl there who told me nothing had changed and that my auto-pay should still go through. Not the case at all. After several days with my rent still sitting in my bank account I called again and was told that no, they had actually switched sites and I would need to re-enroll. Upon getting on the site I saw they were charging me an $85 late fee. I called their office back to get it waived considering it was their fault I was late, and the girl at the office proceeded to argue with me about waiving it. They are infuriating, end of story. Don't rent through them if you can help it. They will cause you a world of problems, and they could care less about their tenants. read more

Beal properties bought the 540 W. Surf Building on August 19, 2016. What was the first thing they did? Touch up chipping paint? Remove dead bushes? No!
