It's ok I guess the rooms are clean biggest problem is them assigning handicapped parking to non handicapped guests then saying oh it's ok brushing it off also the handicapped parking often fills with beach goers that aren't staying at the hotel unpleasant confrontations are definitely a possibility. Aside from the parking nightmare our room was nice clean and cool the AC worked great there's little add on charges here that make no sense they'll charge you for TP paper towels and really anything they can so bring your own the pool is nice kind of weird surrounded by a wall but privacy is nice kind of dark even on a sunny day. The people in the office are nice if you're lucky to see one of them we had questions and had to go back multiple times hoping to talk to someone they don't return calls either it wasn't till the next day we saw a real person in the office. Don't get me wrong this is necessarily a negative reviews just things I noticed that sucked but not not enough to not stay here again. Book through a third party site and not them directly so you don't get bumped moved or your accommodations changed without notice with the third party site they'll cover and or refund part of it if not all of it. read more

The location, room (villa #7) and view were awesome for the relaxing 2 days, 3 nights I was anticipating (reading and writing) while my wife took her classes up at GIA. Unfortunately, the unexpected onsite remodeling construction taking place on the shared wall to our room left us with a very un-relaxing visit. We honestly thought someone was trying to knock our door down the first morning at 8 AM. Talk about a jarring way to awake on the first day of a vacation. The construction lasted all day both days of our stay with short breaks for lunch. I popped into the office to ask about the noise and the person behind the counter said she was unaware of any construction despite the obvious noise, and that they were working right outside the front door of the office next to the pool. She said she'd check on it and get back to me. She never did. The website didn't mention anything about an ongoing remodeling project, only stating, "These recently refreshed Villas..." Had there been a message about any construction, I would not have booked the room for this trip. Nearby MarBrisa Carlsbad Resort listed that there was ongoing construction on their property, which is why I chose somewhere else to stay. When we returned home, I received an email from the Capital Asset Management Group asking that if we enjoyed our stay to reply with a review. Only if we enjoyed our stay? I told them about the unpleasant experience. Still haven't heard back from them. Wish we could leave a wonderful review but instead we feel like we were duped into paying good money for a work-in-progress experience. I'd say email or call ahead to assess their current situation but there's a 24-48+ hour lag in response times. read more

This review is for villa 10: TLDR: bring earplugs, eye masks, and your own toilet paper. The location is beautiful. Pool area is clean with comfortable outdoor seating. With that said, our room was adjacent to the office so we could hear office staff and a child watching tv and talking loudly for hours during the day. The a/c unit opens up to the parking area and we breathed in fumes from idling vehicles. No windows for ventilation so we left our door ajar during the day. There are no window coverings so the bright lights of the pool area shone into the room at night and were bright enough to keep us from sleeping. Two tiny rolls of toilet paper for a 5-night stay and we were told we'd have to purchase more if needed. Endless knick-knacks that you have to gather up if you actually want a place to put your stuff. This is not the fault of management, but villa 10 is directly under another unit and we had to listen to a toddler running around at all hours as well as a couple screaming at each other. Management is not particularly welcoming or friendly. read more

Sad to see management not care about long term customers. My family has stayed at the Beachwalk Villas for over 15 years, we go each summer. It's been the best- until now. The company screwed up the dates of our vacation, and will not fix their error, so after 15+ years, it's time to say goodbye to a family tradition and my home away from home :-( Beachwalk Villas has been minimally updated over the last 15 years, with new management at the helm. It's old and tired. Some rooms are tiny with limited air flow, others are huge- with too much unused space. The living room furniture looks like it's well over 20 years old. Big, deep, sat in, old couches and chairs that don't match. The ONLY thing it has going is location. I love the location and will be sad see it from afar now. DO NOT STAY if you want to stay year over year and make real-time family memories; management will kill that idea for you. read more

Only 9 villas with parking is nice across from beach. Hotel staff said they would call when room is ready ( ck in 4) . We arrived a little early and they didn't call but were actually ready . Then ck out time is the worst at 10am . Couldn't even get and extra 30 min even though there is so much time between ck out and in . That felt rude. Office was clueless on places close by to eat and handed us a paper with names of places . 2 people in office . 1 didn't even look up and other just wanted us to stop asking questions . Some of the furniture had been changed from what was on their website and here. 2 Furry pillows smelled like an animal. Bring your own toilet paper and paper towels and an extra garbage bag. I am posting this review as I want to help somebody else so they don't have the same problems I have encountered with this place. Like many of you have done , I decided to reserve a week here at the Beach walk Villas due to the pictures and how beautiful it looks and sounds on the website . My Son had just been murdered and we needed peace and healing so we paid for the week and arrived as scheduled. The pictures on the website had shown beautiful views of the ocean and stated that it was a room with views but when we arrived we did not have a ocean facing room at all. When I asked the desk help why this happened she said it happens all the time . Our villa was ok but extremely outdated and ran down. The screen was torn all the way up in the living room sliding door , the blinds were broke in the master bedroom , when we went to get dishes out of the kitchen cupboards there were shattered glass cups and bugs and dust particles in the bigger size bowls. The underneath of the couch was filthy and full of cobwebs, and all of the pillows on the couch and be smelled horribly of moth ball smell. ( old and dirty smell) We tried to enjoy our stay as much as possible however and didn't complain. We had borrowed a couple of boogie boards at one point as they state they have items for your Family to use. Well..... they were both broken in the middle. We ended up renting them at a near buy shop. We left and chalked it up to a learning experience , that is until I received a 300$ charge on my credit card with them tell in my I had left the rental a mess , broke the 2 boogie boards that were already broke and stole a blanket . We never even used the linen there . We brought a trailer with our own. I called the manager to ask what in the world was going on , and she was so rude and hateful saying we had trashed the place lol.... I am disputing this completely and want people to be aware of how this company treats the guest that stay there !!! Save your money .... Go somewhere else!!!!! read more

If you're looking for high end, this is not the spot for you, but if you are comfortable and you are looking for the most beautiful view and comfortable accommodations this is the spot We stayed here for three nights and I have never got better sleep in my life with the sound of the waves crashing in the distance. We put our blowup mattresses out on the deck and it was the most amazing experience. The kitchen was stocked so we could prepare meals the only complaint was if we're there for four days we should have enough paper towels and dish rags. Other than that there was every tool we needed for preparing meals. The bathrooms were accommodating and they served their purpose. Very beautiful location a stonesthrow from the beach and a short walk to carlsbad village shops and restaurants. It is also fairly close to legoland but not walking distance (ten minute drive). The unit we stayed in was nice, but did not include an ocean view. The pool is nice and warm. There is no jacuzzi. We had a few minor glitches: a broken toaster and dvd, and the wifi went down briefly--perhaps self-inflicted because I was fiddling with the dvd power cord--but we weren't there to surf the internet. It is a rather a great place to unplug and enjoy the natural beauty. read more

We stayed in Suite 3. The location and amenities can't be beat for the price. But it was a hot weekend and we were disappointed that the living room AC was broken (the bedroom unit still worked). The managers response was "try using a fan". We had 3 days left in our visit so weren't happy to hear that. Otherwise it was a very nice place for the price. Nothing fancy by any means (expect a motley assortment of ikea pots, pans and plates), but clean, quiet and very comfortable. My wife, baby and I loved Carlsbad Village and how walk-able it is. We were in Carlsbad over the Martin Luther King, Jr. Holiday weekend to run the Tri-City Half Marathon. We had stayed at Beachwalk Villas last year, for the same event. We enjoyed the suite and location so much we invited our friends to join us this year. We stayed in unit #5. Great view of the beach, great location to the village and great location for our non-running friends to watch the race. Very comfortable place to relax and enjoy getting away. Since we'd stayed he previously, we were better prepared this time. Brought our own coffee, snacks, food, in case we didn't want to dine out, etc. We would definitely stay here again! read more

We sually never write reviews but since we were very disappointed,.I felt it was necessary! We stayed in unit 2. The place was had 2 toilets that did not work appropriately.... When one of them flushed the water came up over the seat and onto the floor! Disgusting!!! The other toilet my husband had to keep feeding the bowl water! UGH The floors smelled like dirty mop! We found an earing on the floor and thank God none of us stepped on it! The showers were clogged and it was like this upon our arrival. Worst place we have ever stayed! The perfect setup for a getaway! Took a small group of my friends down from LA to enjoy the beach and couldn't have asked for a better spot to relax. There is literally just a parking lot between the Villas and the beach, and it was great to have a kitchen & grill to cook at instead of spending a ton of money eating out. Stayed in unit 6 - what a view!!! The ocean right outside the wrap around terrace was heavenly. The 2 bedroom unit slept 3 adults and 4 kids comfortably. Kitchen was well equipped. Lots of fluffy towels and soft linens on the beds. Kids loved the beach and the pool (which was warm!). So many eateries and so much shopping - all within easy walking distance. Check out the Magee House Museum 2 block north on Ocean. Property management responded promptly to all requests and questions. Michael very helpful with reservations. Stayed here for Labor Day weekend in Unit 1. It was our first trip with our 4 month old son, and we needed to stay somewhere that was within walking distance to the beach. We brought my parents along, so in all, there were 4 adults and 1 baby. Our unit was split level, with one smaller bedroom and bathroom downstairs, and master bed/bath, kitchen, and living room upstairs. The unit was spacious for all of us, and overall, decently clean. PROS: -LOCATION! This place is literally right across the street from the beach. It is also walking distance to Carlsbad Village. Can't ask for a better location. -The bathrooms have been upgraded/remodeled and fully stocked with towels and basic toiletries. -The kitchen appeared fully furnished but we ate out for all our meals so I can't tell if it was well stocked or not. -The beds are not the most comfortable beds out there, but it was good enough. There were also plenty of extra pillows and sheets provided. -There is no AC in the unit but there were enough fans for us to use in addition to opening the windows. The ocean breeze was our AC. -As requested, there was a pack n play provided for us when we arrived, and our son had no problem sleeping in it (even though he's only ever slept in his crib at home). -There living room and bedrooms were fully furnished so it made our stay feel a little more like home. -Each unit comes with their own parking space, and I thoroughly appreciated this because it eliminated the need for us to look for parking by the beach! CONS: -No working internet!!! This was a huge deal for me because I knew we would be mostly confined indoors with a new baby. I was perfectly okay and ready to catch up on my favorite shows and get some work done on my ipad during my son's naps, but unfortunately, was unable to because there simply was no working internet. I attempted to call the after hour manager's number several times, but no one answered. Why bother asking guests to call if a machine was going to pick up? I normally would not gripe about having internet service while on vacation, especially since the beach is right across the street, but this was a different situation for us since we are a slave to our son's nap schedule. Management, if you're going to advertise having wifi available to guests, please check to make sure that it works because sometimes, it really matters. -The unit was decently clean, and to their credit, they do a good job for the amount of space they need to clean for each unit. But since having a newborn, I'm a stickler for cleanliness, and I wasn't entirely comfortable laying my son on the couch, letting him come in contact with anything that fell on the carpet, and keeping his bottles and my pump parts clean in the kitchen was somewhat of a challenge. But, again, for a vacation rental, it was good enough. -Curtains could have been thicker/less transparent. It was hard to take a nap in the daytime with all the light coming in. It was even harder for my son to nap in our room because the curtains were pretty transparent. Babies who don't nap well = exhausted parents. -Our unit was right up against the apartments next door, and our room faced the carport of another complex. For labor day weekend, the noise level around us was kept at a reasonable level, but there were times late at night where I would have to close the windows due to our neighbor's loud conversations. For the price and the location, I would likely stay here again in the future. I understand this place is a small complex and run by a small group of people, but it's the little things (like working internet or an available on call manager) that can make a difference (at least in our case). read more

Stayed in unit #8. The unit is nice. The only complaint we had was the smell in both bedrooms. We sprayed something and bought some candles to help mask the smell but it didn't work. Smells like the carpet is wet or remained wet for a long time. I'm sure if they washed or replaced the carpet, it wouldn't smell anymore. Other than that, it's a great place to stay close to the beach (there's only a parking lot between the building and the ocean). Would come back but stay in a different unit unless they take care of that odor. read more

PLEASE, PLEASE READ BEFORE YOU BOOK HERE!Had made a reservation here June 16, 2016. (Couldn't remember if I did it through an external site or used Beachwalk Villas site. That's VERY important for some reason when your confirmed reservation is lost. After beating my head against a brick wall trying to remember HOW I booked, I realized I CALLED AND BOOKED WITH THIER RESERVATIONS DEPARTMENT) E-mailed a question directly to the E-mail provided on the website 8 days before our trip with my reservation date included. They responded, but never mentioned I didn't have a reservation to begin with. Arrived on Sunday, June 24th around 6pm, office was closed. Called the after hours #, was told they had no one checking in for that date! We'd driven from Phoenix that morning. Michael did drive there to meet us, then proceeded to continually show me how his system worked and that we were not on his schedule. I then continually showed him my RESERVATION CONFIRMATION E-Mail. And the correspondence following regarding the room. After 45 minutes, he tried to set us up with a sister property, which was booked because it had happened to four other families!!! He repeatedly blamed booking. com. I told him it was HIM that I spoke with when I was considering the reservation. I hurriedly booked a room at Tamarack Beach Hotel. After much arguing, he begrudgingly gave us our deposit back-grateful for that-and said the Mariella would call us the following day. Monday, no call. She calls me Tuesday, for some reason as she's walking into a meeting and can't talk-and tells me she'll call me back in one hour, if I don't hear from her, then I should call her. Of course, don't hear from her and call five or six times, no answer and vm full. Finally hear from her around three, no apology, more excuses, plus, interrupting and talking over me!! She decided to offer us two night free during the off-season. What I really wanted was the $380 difference I had to pay to a competitor. DO NOT BOOK HERE! Thank goodness we could cover it, but what a nightmare. read more

Writing this review as I lay on one of the worstmattress I have ever slept on. My wife and I tossed and turned all night. We cannot wait to go back home. My wife and I has'nt slept for two days as the mattress is horrible,pillows are thin and bed creaks very loud. We would have stayed another night as the room is available but changed our mind on our first night here. Hotel is in prime location, across from the beach and lots of restaurant nearby. Fullsized stock kitchen with pot, pans,utensil and plates was very nice. Grocery store is only minutes away. Front desk was personable and very helpful. This would have been a great spring break experience if we were able to sleep on our vacation. Our kids had blast using the pool and playing on the beach. My wife and I booked a small getaway to get away from work and everyday life. We booked a villa here at Beachwalk for a couple of nights, we stayed in unit 7 and I gotta say it was really nice the unit was clean and it had everything we needed to make our stay a more pleasant and hassle free, from kitchen utensils to a DVD and a beautiful view of the ocean from our balcony. The bedroom was nice and cozy as well as the living room, at night it was quite and it made it better all you could hear was the sound of the ocean. The unit had a BBQ and I took full advantage of it by cooking a romantic dinner for my wife. Overall we will definitely be coming back to stay longer. The only downside of this place was that they don't have A/C in the units and my wife and I can't live without an A/C so at night we were sweating a bit (living in Bakersfield A/C is a must and we use it every day) other than that a great place to stay in. I discovered this place on Hotels.com... And got a pretty good deal. I can with my boyfriend for a spring break getaway, We are teachers. We stayed in Room 9, the poolside studio. There was a full kitchen which was stocked with cooking supplies (pots, pans, dish wear etc.). We even utilized the outdoor grill. We were local to a grocery store and a bunch of restaurants. It was nice to have the beach be across the street. The weather was a little too chilly to enjoy the pool which wasn't heated, and there was no jacuzzi. Also, the DVD player in the room did not work with the TV. We tried to figure this out with no luck. The Villas were quiet and we overall enjoyed our stay here. It was relaxing and so much to do within walking distance. I would definitely stay here again! read more

We have stayed here three times and love Beachwalk Villas! The location is perfect, just a few feet from the beach and 15 minutes to Legoland. You can see and hear the waves while grilling dinner on the balcony. The staff has always been welcoming and helpful, Micheal even answered calls after hours on the weekend. We had a groupon deal ($435) for two nights. They gave us unit 8 which was directly in front of the pool. When you walk in the door there is a bathroom on the left, a bedroom in front and one to the right. The bedrooms have adjoining balconies but it is on the first floor. The tile stairs are to the right of the front door and it opens to the kitchen on the left and the living room to the right with a beautiful balcony overlooking the beach parking lot and beach. The television is kinda small with no hdmi hookup. In the utility closet, you will find blankets, pillows, 2 air mattresses with built in pump, broom, and dust pan. The dishes were greasy, 3 of the 4 burners did not work, the bottom floor bathtub drained very slowly and there was the smell of gas by the bedrooms. The VIEW WAS AWESOME. read more

We rented unit 6 and absolutely LOVED it! The area is well maintained and the condo it's self was clean and well furnished. The balcony overlooked the ocean and wrapped around with an avenue view as well. The kids loved having the pool option. We did the beach during the day and the pool in the evenings and night. The condo was fully stocked with everything we needed and there were no issues with hot water or water pressure. The staff is amazing and Michael in the front office is very hospitable. There's a reason so many people return for multiple visits. We will be some of those people! read more

I spent a fabulous week at the Beachwalk Villas. My villa was spacious, comfortable, and had everything I needed for a perfect stay. My view was exceptional and such a joy to wake up to every morning. A huge storm came in while I was there and the next day I heard people in town complaining about not being able to sleep because of the noise from the wind and rain, but I slept like a baby in this older well-built building. I rented for Labor Day weekend, Unit 4. My family and I loved this unit as this was our first time here, and won't be our last. Parking was tight!! This was a top floor with many stairs (get your workout). Lovely view, awesome sunsets, quiet, clean (minor flaws). I was looking forward to a lot of internet surfing, and had read the reviews about down times, but overall it wasn't that big of deal as I was busy bar-b-quing . Front staff were pleasant and helpful. Wish we had booked an additional night, and that they had a hot tub. But if your looking for a lovely place to stay just a stones throw from the beach to relax, and don't mind bringing your own food, or going out to eat....this is the place. UPDATE: Let's recap what actually happened and the version of events from Michael and manager of Beachwalk Villas, Michaela. A 'prompt' refund is false-Michael spent 45 minutes showing me his computer screen and verifying that they lost our reservation. He only begrudgingly refunded us our deposit after spending an hour in the office and me repeatedly requesting said refund. If you didn't find our reservation, then how and why was my credit card information in your computer system? As far as my frustration level is concerned, it was proportionate to having to listen to a defense rather that a solution. Naturally, my frustration level escalates when you are defending yourself over having lost our reservation instead of helping me and my family to find a place to stay. After driving eight hours and then my children sitting in the car in your driveway for another hour with nowhere to stay, yes, we were frustrated. You clearly had no intention of doing anything to help us once you stated that your sister property was also fully booked due to the fact that you had done the exact same thing to another family. Offering me two 'free' nights to come back during the off-season is not something my family and I are interested in. Why would I trust that reservation when the e-mail conformation I received from you, Michael, after I booked with you, Michael, over the phone-was not valid? Furthermore, the entire problem with that offer is Beachwalk Villas only allow bookings for a week at a time, so how is this really 'free' when I have no other choice but to pay for the five other nights? My husband and I are not able to take that much time off of work, nor can I take my children out of school for a week during your 'off-season'. What I requested, and was denied, was the $400 difference we had to pay at a competing hotel. I don't want other families to go through this with Beachwalk Villas, many families book vacations on tight budgets. What happens if you have a young family who shows up, goes through the same thing, and has allotted $400 for food and extras? You offer no solutions, instead, becoming defensive and stare at them with a blank look. Now, they are left scrambling for a place to sleep instead of relaxing. They have to spend their entire vacation budget on a more expensive hotel and have $20 for food for the week? This is terrible business practice, and I hope that families that are looking to stay in Carlsbad will reconsider and not book with Beachwalk Villas. Went to this place on a groupon offer. So glad I did not pay full price. Stayed in unit 3, which had a strange odor that was so bad it woke me up during the night. Decided to wash the floor on my side of the bed to see if the odor would get better. The rag was black when I was done. Gross. Advised the reception office to have the floor checked more often. Towels were like sandpaper, not soft at all. TV controller did not work so well. The only reason I gave it a one is because it is so close to the beach and the problems could be fixed. read more

My husband and I had an incredible time here. We decided to spend our "honeymoon" local and what better place than the Beach Walk Villas! Not only are you right on the beach, but you are in the heart of Carlsbad with so many wonderful shops amd amazing restaurants. First I want to say that Michael was awesome. So friendly and helpful and patient with me while I changed my mind several times. The location is perfect. I stayed in the unit 9 studio, which was perfect for what we needed. Clean, well stocked and affordable. Everything you could want to eat is within a half mile. And everyone is so friendly in Carlsbad. Thanks for the great vacation Beachwalk!!! Well shall meet again! read more
