Our family of six had an absolutely amazing stay at this beautiful oceanfront house! The home is spacious, bright, and very comfortable -- perfect for families with kids. The location is unbeatable, just steps from the pier, close to downtown, and a short drive to the harbor with incredible food options. The ocean views from the house are stunning, and we loved watching the sunsets every evening. Everything was clean, well-maintained, and thoughtfully prepared for guests. A special thank-you to Kim and Logan for their outstanding customer service -- they were incredibly friendly, responsive, and made sure everything went smoothly from check-in to check-out. We truly loved our time here and will definitely be coming back in the future! read more

BEWARE!! Kim is an inconsiderate, apathetic host. Save yourself the crisis that I'm sure will happen to you if you book with her. She double booked us and took absolutely no accountability. When our group went to check in, there was another family already staying there. Instead of taking accountability and helping us find other arrangements, she stopped responding to us altogether and we spent the next few hours on the sidewalk on the phone calling hotels to try to figure out where we were going to sleep. She is an irresponsible host and you should avoid her properties at all costs. read more

My daughter's 30th birthday was supposed to be one of the happiest weekends of her life. Instead, it turned into one of the most stressful and heartbreaking experiences our family has ever had. We reserved this beach house in March 2026, months in advance, so six of her closest friends and family members could fly in from out of state to celebrate with her. Everyone coordinated work schedules, purchased airfare, and planned this special weekend around this reservation. On our check-in day, we were instructed to wait until 4:00 PM before arriving. We received the door code, so naturally we assumed everything was ready. When my daughter's husband and friends arrived at the property, they discovered another family already staying there. We had booked through VRBO. The other family had booked directly through the owner's website. Somehow, the property had been double-booked. What made this even more upsetting was learning that this wasn't a last-minute mistake. Based on our conversations, it appeared the double booking had existed well before our arrival, yet no one contacted us ahead of time. Had we been notified even a day or two earlier, we could have made alternate arrangements. Instead, we found out while standing outside the house with luggage in hand. VRBO offered to help us relocate and provided a credit, so we found another beachfront property in Carlsbad about 2.5 miles away. We immediately booked it. Then unbelievably...that property was double-booked too. At that point, my daughter, her husband, six guests (including one who is pregnant), and our entire family spent more than four hours on the phone trying to find somewhere to stay. Because the two beachfront rentals had already been charged to the credit card the group was using to split expenses, there wasn't enough available credit left to simply reserve another expensive beach property while waiting for refunds. Instead of spending her 30th birthday celebrating with the people she loves, my daughter spent the evening sitting on the phone with customer service, crying, exhausted, and wondering where everyone was going to sleep. The emotional toll was enormous. This wasn't just a vacation--it was a milestone birthday that had been planned for months and involved family and friends traveling from across the country. After everything we went through, we were ultimately offered only a $250 credit after the refund. Considering the ruined birthday, the hours spent trying to find lodging, the stress placed on everyone involved, and the complete disruption of the weekend, that felt more like an insult than a meaningful attempt to make things right. Mistakes happen. Double bookings can happen. But communication and accountability matter. Had we been informed in advance, this entire nightmare could have been avoided. I sincerely hope no other family has to experience what ours did. read more

During our stay, we experienced several significant issues: AC Issues and Faulty Workarounds: The living room AC did not work. While we were told we could not run both the central air and the bedroom portable ACs simultaneously, we had no choice due to the main unit's failure. Furthermore, the replacement portable AC provided by maintenance leaked heavily. When we reported this, the property manager told us we could not use towels to catch the water, forcing us to purchase a kiddie pool at our own expense and effort to protect the floors. Additionally, we discovered an air vent was covered by a bed in the master bedroom, causing unbearable temperatures until we relocated the furniture.   - Maintenance Inconveniences: We had to accommodate maintenance visits twice during our short 4-day stay. Additionally, the master bedroom TV did not work during our trip, and maintenance was unable to resolve the issue.   - Cleanliness and Maintenance Deficiencies: Upon arrival, the floors were so dirty that our feet turned black from walking inside. We also found safety pins on the floor in the upstairs master bedroom and a greasy, soiled blanket on one of the beds.   - Poorly Maintained Amenities: The leather couches are poorly patched and ripped, the downstairs refrigerator is missing its handle, the ice maker is cracked, the sliding doors are extremely difficult to open, and there are no screens on the windows.   - Inadequate Supplies: We were provided with only five rolls of toilet paper for 12 people over 4 days, and were told to purchase our own when we ran out.   - Inaccurate Listing Details: The rooms are much smaller than pictured, the deck and interior walls have peeling paint, and the beach directly in front of the house is rocky, treacherous, and unusable. The property manager was quick to respond but offered little actual help, though we did appreciate that the maintenance technician was very polite. I have photos documenting all of the issues mentioned above read more

We were blown away by our experience with Oceanside Beach Rentals! The property totally exceeded our expectations and is hands down the best Airbnb we have ever stayed in. Absolutely gorgeous property and the private beachfront location is a dream. If you are looking for perfection, this is it! The house was immaculate (the cleanest rental ever!) and stocked with everything we needed. We especially appreciated the soft sheets and beautiful decor. A huge thank you to Kim, who is easily the most friendly, helpful, and kind host I have ever experienced. Do not hesitate to book through this company! read more

Do not book any property hosted by Kim or her company Oceanside Beach Rentals! Her lack of due diligence and care for security is disturbing. Booking this property has been nothing short of a nightmare. I booked an oceanside property March 23rd, 2026 for the dates June 26, 2026 - June 28, 2026. A trip to celebrate my 30th birthday that family and friends drove 8 hours and flew from out of state for. On June 25, 2026 I received a message from Kim with all the check in information including the code to get into the property. Upon arriving at the property we were met with another separate party. We talked to them and they confirmed they were also booked for that property. Thinking this was for sure just a mix up of addresses we called Kim and she confirmed it was double booked and the other party was given the property. 8 people including one 5 months pregnant and a 9 month old infant are now on the street with nowhere to stay for the night. I cannot emphasize enough how unprofessional, UNSAFE, and irresponsible this is. We were given a code to the house that another party would be staying in. If we had arrived later or even got in at night we would not have known about the double booking and would have used the code given and entered a house that another party would have been staying in. Imagine how traumatizing and scary that would be as a guest. When realizing the mistake Kim was less than helpful and apathetic. We were just left on the street with no place to stay after traveling all day. No help or sympathy. It's a Friday night, peak travel season in Oceanside and we have a party of 8 and an infant. After 5 hours of contacting every hotel in the area and being told every accommodation was full we were left no closer to a place to stay while we sat on the street, with a pregnant woman and an infant. With now groceries that have now spoiled, unusable breastmilk that was to be kept frozen, and a melted cake. It's now 9pm, we're debating on sleeping in our cars. Finally, someone in our group was able to get a hold of a family member that lives 30 minutes away and can give us shelter. That was our only option and part of our group had to sleep on the floor because there were only so many beds. I urge you to avoid booking with Kim or her rental company Oceanside Beach Rental. I cannot emphasize enough how irresponsible it is to give two parties a code to enter the same property. That is a mistake that CANNOT happen for the safety of both parties. What transpired this weekend is unacceptable. This completely ruined a weekend. A weekend that was supposed to be a landmark birthday and I have to live with the fact that I cannot get that time back. There is no redo. Our group can't get the time they took off work, spent traveling, the hours spent searching for a place to come empty handed, the pain of sitting 5 months pregnant waiting for a comfortable place to stay. We cannot get that back, which is disappointing. read more

Kim is psychologically troubled. Her and her husband love to rent out this property and then violate renters agreements. She double books her property CONSTANTLY and then takes no accountability for the double booking. I would never recommend this place, even if it was the last place to rent on Earth. Terrible experience . read more

Super accommodating hosts. Allowed us to check in early. Very friendly and easy to communicate with. Would stay again!

*Renter Beware* They will take your $$$ I would strongly caution anyone considering renting through this property management company. My experience has been extremely disappointing due to what appears to be a pattern of dishonesty, inconsistent policies, and unprofessional conduct. The company is refusing to return my deposit if $1950 despite circumstances that should warrant a refund. Throughout the process, I encountered misleading information, shifting explanations, and policies that seemed to change whenever it benefited management. Management only is offering a partial credit. I would in no way accept this as I do not wish to do business with such scammers. What was most frustrating was the lack of transparency. Pricing, fees, and rules were not applied consistently and often appeared to be made up or modified as situations arose. My rental price went from 3890.00 to 7100.00 since there was no real reservation or documentation by them from the beginning. When concerns were raised and the company failed to follow its own stated procedures. Professional property managers should operate with integrity, communicate clearly, and treat renters fairly. Unfortunately, that was not my experience. I would encourage prospective tenants to carefully document all communications, obtain everything in writing, and thoroughly review any agreements before committing to this company. Based on my experience, I cannot recommend this property management company. read more

Management of the property ruined our trip!! Charged on VRBO an excessive noise violation fine however there was no ACTUAL noise complaint made to the police, etc. Felt very much like something she chose do on a whim. The next morning, called multiple times and then said we could "have the fine absolved" by being good and quiet on the final night. I'm sympathetic to it being a neighborhood but I would have rather had the police issue an actual fine to us than let Kim Dillon extort our group for $500 for talking on the patio until 11:30pm. read more

Don't do business with Kim and this company.I've been renting Oceanside beach propertits for over 10 years now and this is the worst experience I've ever had.Kim is extremely dishonest, an will not answer the phone or return your calls.I paid $4,000 dollars for a 5 day stay The property Kim specifically chose not to answer the phone. Call and responded to my text messages with rude and dishonest statements about the reservation. She dishonestly blamed Vrbo for the financial transaction mishandling . After contacting Vrbo , they informed me The mistake was on Kim and Oceanside Beach Rental but Kim wasn't having it. If I could give 6 stars I would. Our stay was absolutely amazing. The house is beautifully situated directly on the beach with its own private beach, fire pit, lounge chairs, and umbrellas. Professionally decorated with a beach vibes throughout the home. We slept so comfortably going to sleep and waking up to the ocean waves. The home came fully equipped with everything we needed. The televisions were all smart tv's and had the options for all the streaming platforms to choose from. It's was a seamless booking. Kim was so kind and prompt. We were enjoying ourselves so much we asked to extend our stay and Kim was more than accommodating to us. She made it so easy. I will definitely be booking here again. Wish I could give more stars!!!! This beach getaway was EXACTLY what I envisioned when I booked the house for my birthday getaway with a small group of close friends. We live in LA, so the drive the Oceanside was easy..... and so very needed after the last few months of quarantine! Prior to booking, I called Kim, who's number was listed on their website. She's extremely helpful and friendly! I had a couple questions and when I reached out, she responded immediately. Booking was simple - I went straight through their website instead of a third-party vendor. (You save a little bit of $$$ in processing fees when you do it that way.) Upon arrival we were able to park our suburban right in front of the home - which was extremely helpful when it comes to packing and unpacking the car! Kim already sent codes for the front door when we booked, so getting into the house was simple. Once you walk in you're transported to a true paradise! The glass doors all along the backside of the house open up and you have unobstructed views of the ocean and your own private beach. All six rooms were decorated beautifully. They do not skimp on any finishes or linens. The kitchen was fully stocked with all basic appliances (dishes/pots/pans/etc.) for cooking. Bathrooms were all very clean. Full sized washer and dryer were also a plus! They have plenty of beach chairs and boogie boards for everyone to have their own. Access to the private beach was an absolute luxury, and now I don't think I can rent another house without it! My only complaint is that I wish I had booked another night or two! Really though, no complaints. It was truly the perfect getaway and I can't wait to go back again!! Thank you again, Kim!! read more

Kim Dillon, the owner for Oceanside Beach Rental, is one of the rudest and disrespectful owners I've ever met. I am in the military and when asked to get some inquiry, she blatantly told me that "I do not make enough money to rent her property because I'm in the military" and told me that I was "wasting her time." She is sick and I will never recommend any of her properties to anyone. read more

These guys are the scum of the earth without an ounce of humanity - basically happy to take advantage of situations like a pandemic to scam you out of your money. We dealt with "Kim" who is beyond heartless. You should know that their "no refunds" policy means "no rescheduling", "no flexibility", "no concessions" and, of course, no chance you will ever get your money back regardless of circumstances. It will be yelled at you in every email and phone call. Their reschedule policy is a sham - completely at their discretion, no visibility, with highly questionable math and off platforms like VRBO, whom you may have used to book stays (and VRBO won't help at all). We had a similar situation to another reviewer, where we work average jobs in public sector or non-profit sectors and saved up for a nice vacation during the pandemic, but ended up losing all our money to these vampires because they wouldn't budge. Be aware and stay elsewhere. read more

We stayed at this Oceanside beach house March 16-19. The home is wonderful with stunning ocean views and rooftop deck with a jacuzzi that worked just fine. There is also a deck on the second floor overlooking the Ocean with comfy chairs. We sat out there a lot. The bedrooms are all comfortable and we slept well. Kim spent at least 30 minutes with me on the phone going over all my questions and was available anytime we needed help during the stay. The home had everything we could possibly need including bikes, beach chairs and sand toys for our littles. Our little granddaughters had so much fun taking the short walk to the beach and beach playground in the provided sand wagon. Everything was neat and tidy. The TV's in the home are smart TV's and worked great for us. The wifi and cell service were great. The living room had a huge beautiful corner sofa unit and the dining room had a lot of seating for our family of 7. We had a wonderful time and would return again. The buccaneer café is not far and we would go there in the mornings and get delicious breakfast. Also there is a little neighborhood market and coffee shop called The Cup right behind the home and we would walk there for delicious sandwiches. We ate at Anita's Mexican Restaurant that is not too far away and it was delicious. This is the second property we have rented from Oceanside Beach Rental. We rented through Airbnb. read more

I wish I would have read reviews before renting from them. If I could leave a zero star review I would. Bullying and harassment sum up my visit to the beach. The owner tried to extort $375 for a service dog (PTSD), claimed the property is dog friendly in the listing but in a later conversation said the owner has a medical condition relating to pet dander. They then attempted to say there was damage to the property, which is why I filmed everything before leaving early. Airbnb has since closed the claim proving there's no property damage. They have said they would refund the nights I was not there, but that has not happened. Extremely unethical, immoral, knew stuff from private conversations that happened inside they would only know about with hidden cameras or listening devices. To top it off, there's no cell phone service (Verizon) anywhere in the house and WiFi is spotty at best. If there's an issue, like someone banging on the door late at night from the inside, you're only option is to text 911. read more

0 stars. I'd give less if possible. The "owner" Kim Dillon runs a scam and you'd be doing yourself a favor by not booking with her. I say "owner" because she stormed in without a notice and we had no idea who she was at the time. She had ruined my wedding proposal among many others who have messaged me and written Yelp reviews that their stay was ruined. She rents out the place and will completely sabotage it during your stay. At my proposal she showed up and was acting psychotic and damaging our property.
